Addendum to my review of 7/20/21: I checked the San Jose Permits website and this is the language with regard to the mandating of permits:
1. It brings accountability with regard to workmanship and ensures the job is done correctly; 2. It's required by law and illegal work may incur citations and reconstruction costs and 3. Liability carriers will not cover the damages to or caused by the construction done without a permit.
Crown Plumbing's estimator told me I don't need a permit and I got 2 substantially different estimates--one in person and one in writing, as detailed below.
I got a reply and a phone call from the owner after I declined the double-the-cost written estimate, who told me the technician should have known better and was basically in error. After 25 years of installing hot water heaters, the technician, as well as the owner, are likely fully aware that permits are required or there is even a second serious problem. The permit requirement is the second issue. The 2,195.00 in-person estimate and the $4,351,00 written estimate an hour later is the first issue. I will not be doing business with them. I do not want anymore contact from the owner.
My advice to consumers is get it in writing; check reviews and make sure you have a permit, which YOU, the consumer can get yourself at a FRACTION of the inflated cost.
7/20/21: Today I got an estimate in person from Crown Plumbing for $2,195.00 for a new hot water heater...with no permit as permits are not required per their representative and that a permit was approximately $500.00 more. The estimator indicated everything that he would need to do which included earthquake straps, a line down to the crawlspace, a drip pan, and all the accoutrements needed to complete the job. The only issue was whether to get a permit or not to get a permit. The in-person quoted price of $2,195.00 did not include a permit because I allegedly did not need one, the estimator said.
Then, within an hour, I got a written estimate via email for $4,351.00 which included the earthquake straps, the pan, etc. Funny how the estimate doubled once the technician walked out of the door. So an in-person estimate was $2,195.00, then the REAL estimate in writing came in at $4.351.00, more than double what i was told by the company less than an hour earlier. I will not be doing business with a company who does things like this. Beware.

Khan, the owner, is such a nice and honest guy. Came over on time and helped us to fix the garbage disposal leak. Since it was not installed correctly, and it's a bit loose, he fixed it by tighten the disposal and didn't charge us anything. Highly recommended!

I had a great experience and got some extra help, it's everything like the good reviews here. I called at 10:30am when toilets and shower drains were all clogged up after some rain. He told me it's the sewer line that's backed up and quoted a reasonable price. Bang, he showed up 20 minutes later. Suspecting what's backed up is from the access hole on the ground level out to the road, he told me upfront I can get it fixed by the city for free. I had him do the job anyway. The 4 metal cap was all corroded and extra efforts were required. After the issue was fixed (snaking the line), he went out to ACE to purchase the replacement cap. All this was done within 80 minutes. A fantastic service from a neighborhood store!!

All of a sudden my kitchen faucet wouldn't turn off! I searched Yelp quickly and found them rated as one of the top rated companies. The receptionist was very nice on the phone and was able to schedule someone to come out right away. He came quickly and figured out the problem. He even found where to turn off the water to the house, as I actually didn't know! He worked quickly to fix it. Another plumber had to come with another part and even though I was told he would come within the hour, he actually came as the first guy was leaving. Everything is great now!

I recently had a emergency clog with my bath tub, I called 3 different company. Victor was the first person able to give me a fair quote over the phone and fixed the problem very fast after hour. -clearing clogged sewers - inspects with camera first and gives estimate after
-replacing and cleaning up old plumbing on my 90 year old home to code (it was a train wreck before!)
-fixing clogged interior drains
-installing clean-outs
-water heaters (2) install & fix strapping, disposing of old heaters to code
-install toilet and new shower head
-Replaced old non functional sewer from cottage building down to main sewer
Santos always shows up on time or contacts me if there are any delays. When is the last time you heard this about any other plumber!?

Other estimates my friends and I have received from other local plumbers are ridiculous compared to Santos' pricing. He is totally reliable and honest - I have always been home when Santos has been here as I am retired, however if I were not I would have no problem left him a key and a blank check. His work is always outstanding, we've never had to call him back on any of his work. I never thought I would say that all the plumbing work he does is beautiful, but it truly is! Also, Santos cleans everything up. Never any mess left behind. Talk about a bonus!
He has also done new toilet installations for my friends. They were thrilled with the entire experience, and have recommended him to their friends and neighbors as well.

Our kitchen drains decided to go on strike on a Sunday morning, leaving our sinks filled with foul-smelling water. Wizard plumbing responded quickly via Yelp messaging, and Ivan's team came out within a couple of hours. They were transparent with pricing upfront after assessing the situation and what was needed (snaking via the clean-out). The blockage was cleaned out quickly and we had the rest of Sunday to enjoy without the stench and stagnation.
