Addendum to my review of 7/20/21: I checked the San Jose Permits website and this is the language with regard to the mandating of permits:
1. It brings accountability with regard to workmanship and ensures the job is done correctly; 2. It's required by law and illegal work may incur citations and reconstruction costs and 3. Liability carriers will not cover the damages to or caused by the construction done without a permit.
Crown Plumbing's estimator told me I don't need a permit and I got 2 substantially different estimates--one in person and one in writing, as detailed below.
I got a reply and a phone call from the owner after I declined the double-the-cost written estimate, who told me the technician should have known better and was basically in error. After 25 years of installing hot water heaters, the technician, as well as the owner, are likely fully aware that permits are required or there is even a second serious problem. The permit requirement is the second issue. The 2,195.00 in-person estimate and the $4,351,00 written estimate an hour later is the first issue. I will not be doing business with them. I do not want anymore contact from the owner.
My advice to consumers is get it in writing; check reviews and make sure you have a permit, which YOU, the consumer can get yourself at a FRACTION of the inflated cost.
7/20/21: Today I got an estimate in person from Crown Plumbing for $2,195.00 for a new hot water heater...with no permit as permits are not required per their representative and that a permit was approximately $500.00 more. The estimator indicated everything that he would need to do which included earthquake straps, a line down to the crawlspace, a drip pan, and all the accoutrements needed to complete the job. The only issue was whether to get a permit or not to get a permit. The in-person quoted price of $2,195.00 did not include a permit because I allegedly did not need one, the estimator said.
Then, within an hour, I got a written estimate via email for $4,351.00 which included the earthquake straps, the pan, etc. Funny how the estimate doubled once the technician walked out of the door. So an in-person estimate was $2,195.00, then the REAL estimate in writing came in at $4.351.00, more than double what i was told by the company less than an hour earlier. I will not be doing business with a company who does things like this. Beware.

Fabulous work by Mesbah & team! We had a leak in our kitchen sink which could potentially cause water damage to our kitchen floors & cabinets. The team here responded quickly. They diagnosed the problem - a broken sink, broken drain pipe & a leaky kitchen faucet. They replaced the drain pipe & faucet then applied glue to the sink to repair the issue. They went to Home Depot to get the faucet & communicated great! Sending pictures to select from. They also guaranteed the work saying they'll do a free repair if the leak occurs again.

Discovered we had a gas leak in our new house, PG&E inspected and shut off gas to the house in winter, leaving with no heat, hot water or cooking. The guy the home warranty company called after a day couldn't do the job and it looked like it'd be another day and a half before someone could come out. I had to find someone on my own faster. One plumber I called was too busy but referred me to Kiet. Kiet came out first thing the next day, fixed the leak and even a second one that he found. Highly recommended!

His price was very reasonable and he came in on the low end--$125 total for unclogging our drain.
The work is warrantied--any problem within 6 days and he re-snakes my drains for no charge.

It was after 5pm on a Friday evening, my wife called me to tell me water was coming through one of the ceiling light fixtures downstairs. Somehow, the bathroom upstairs was leaking water from the toilet. The water in the toilet was down really low, and the reservoir was full with water and yet the floor was covered in water... So I went Yelp, and found WQP and called them because the reviews sounded promising. Since it was a Friday after 5pm, I wasn't sure what to expect. Someone picked up after the third ring, took down my info and told me Chris would be calling me shortly. He called, told me he had another customer ahead of of me but would get to me as soon as he could. $180 to come this evening, or $125 to wait until Monday. He did tell me over the phone I could print out a coupon to save 10 bucks online which was helpful.
Bottom line: Very professional and courteous. Turns out my toilet is old, and got clogged, I could have fixed it myself if I'd had an augur at home. Live and learn. I will buy an augur from Home Depot to have it next time in case my toilet gets backed up again. I'm only giving them four stars because it really sucked to have to pay 170 bucks to have some come to the house to unclog my toilet. Seems excessive, but like I said, I didn't call anyone else to be able to compare prices.

These guys are great! Easy to schedule an appointment (next day appointment), efficient, fast, and honest service. They snaked a slow draining tub, replaced a hose bib, and bypassed my water heater with a two-man team. I was impressed with his honesty for coming up with an alternate solution for my water heater (I was going to have him install a shut off valve but he told me I could bypass it instead and save hundreds of dollars). I will definitely be using Gomez Plumbing again!

Takai at Hightop Plumbing did an outstanding job installing a new water heater for us. I discussed with him the job at 5PM and by 3PM the next day he was onsite working on the installation. He discussed with me all of the work that would take place to get our 30 year old heater replaced. His work was high quality and we are very happy with his communication throughout the whole job. My wife and I returned from a short vacation to find that our garbage disposal was unresponsive. We got in contact with E.J. who got us a morning appointment set up very quickly over text. John and William were our plumbers, and they had the issue diagnosed and fixed all within about 20 minutes. They gave me a couple different options for how I could go about getting the issue resolved, all at different price points. Instead of pressuring me to replace my entire garbage disposal, they gave me both short-term and long-term options for how to manage it or what my options were if it totally conked out. Before that fateful day eventually happens, John even showed me how to manage my faulty disposal (and gave me my own unjamming tool!) They have won a lifelong customer!
