My tenant recently contacted me cause she didn't have any hot water and she realized that the pilot went out.
My certified plumber was out of town so I asked her to contact a company that can come and fix the issue and organize a call out service depending on her schedule.
She called tip top drain and they came the same day.
However the technician instead of changing the part that was faulty he ( in his words on the invoice )
was able to Jumpstart the burner by heating the thermocouple with my torch after mentioning it to my plumber he was flabbergasted and told me that
exposure to overheating can damage the elements in a thermocouple!
So the tip top technician, said I that point that the burner started and took a pic as a proof. He asked my tenant to sign the invoice for the amount of $435!!
Sadly 30 min after leaving the property the pilot went off again!!
My tenant called me to let me know so I called the technician the next day immediately and asked him what was going on? He then started to say that my water tank is old and needs replacing. The cost for a 40 gallon installed would be $4000!!! (Pic 1) $4k for a heater when you can get one for not more that $600 plus labor. ( Pic 2 & 4 )
He even sent me another estimate to change the other water tank for my other flat ( which again nothing was wrong with it )
and charge me $7520 to do both at the same time. (Pic 3)
Just ridiculous!
I then decided to contact my plumber since he was back in town and I told him about the pilot going off. He immediately told me that the thermal couple probably needed replacing. And sure enough he comes, he changes the part ($13) plus his labor ($120) and the tank had been running with no issue now for more than 3 weeks. Why did the tip top technician not suggest that? I called him again and he says that he didn't have that part in his big van that evening since it was a late call. Ok then why can't you override whatever you needed to do and come the next day and replace that part!?
So they billed me with the invoice, so I decided to speak to the office. I was able to speak to a receptionist and tell her about the high cost if possible to pay half and we shake hands. She started to say well once the invoice is signed she can't do anything I asked her if I could speak to her manager. Suddenly this guy answers the phone incredibly abrupt while I was explaining him the high cost of the invoice, he kept interrupted me, talking over me! I asked him to let me finish and low and behold he hangs up!! In a matter of seconds he send me a text on my personal phone siting that he's the owner Dave that just spoke to me and threatening me with a lien on my property!??? ( have the text to prove it) I immediately called back and of course he didn't answer but instead spoke to the receptionist and asked her to have him call me because I'm extremely unhappy of this horrible customer service and I do have the right to write a review! 2 minutes later he (Dave who's the owner) started to harass me by saying I was rude and disrespectful...! What's disrespectful is to talk over people, cut them off and hang up! You can't expect people being nice to you when you are a Bully. If you read the bad reviews they do say the same thing about bullying customers.
If this company would have made the effort to go back and replace the part I would have never gone through all this, But they didn't!
My advice to you is
get different quotes cause they are other competitors out there that would want your recurring business instead of being Bullied.

Emailed them last night at 10 pm on their website about a plumbing issue at my place in Venice. They called me at 8 am and the plumber showed up at 9 am and was done by 915-920. He has seen my apartment before with the last tenant and knew the plumbing was a little tricky.

Great works guys! Thank you so much for coming on a short notice. My tenant sent me a photo of the ceiling with a puddle dripping down. 3 guys showed up and quickly accessed the situation, they advised me of the holes they needed to make before they started anything. Once confirmed they quickly found the problem, sent me an estimate and said they would come back in the morning and get started if I wanted. They sent me lots of photos and showed me exactly what the issue was. They are not pushy in any way and they were great at not getting the tenant upset in any way with their work. We needed a plumber to fix a number of problems in our kitchen so I researched and found 4 highly rated plumbers on Yelp. My spouse called the 4 plumbing companies and 3 of the 4 came to our house to see what we needed to have done, for us to interview the plumbers, and then get estimates from them. My spouse spoke to the 4th highly rated Yelp plumber on the phone to discuss the scope of work and the plumber requested text photos before providing a low-ball estimate.
We needed to have the following work done:
* Remove the kitchen sink faucet, filtered water spigot, sprayer, dishwasher air gap, and garbage disposal air switch to allow repair of the granite and caulking the 3-basin sink by a stone repair person
* Replace the on-off water valves with better on-off valves under 2 kitchen sinks
* Install a new kitchen faucet & new garbage disposal air switch after repair of the granite and caulking of the sink
* Re-install the filtered water spigot and dishwasher air gap
* Realign drainpipes under the main 3-basin sink with a steeper angle to prevent dish soap suds from backing up from 1 side of the basin to the other side of the basin while washing dishes.
After interviewing the plumbers and reviewing their estimates, we selected George Veal of AA Twin Brothers Plumbing because he took the time meet with us, he understood the complexity of our kitchen plumbing issues and what we needed to have done in our kitchen. What we liked about George was that he was really detailed oriented, he took the time to give us various options and he provided us with a detailed and fair estimate.
We scheduled George to show up on the same day as the stone repair person. George and his assistant, Jose, arrived around 10AM and finished the work about 8PM. We really liked how organized and clean George was. They both wore masks and booties inside the house. George laid cardboard on our wood floors and then placed all his tools on the cardboard to protect the floors.
George also looked at another problem we discovered, a toilet that had leaked. He referred us to a water damage restoration company to open up the drywall and remediate for mold and bacteria. We were so pleased with the quality of George's work in the kitchen that we had him come back a few days later repair the leaking toilet. George showed up on a Monday afternoon, removed the toilet and discovered that the drain flange and wax ring was not installed properly. He gave us 3 options to solve the problem. We decided to go with the best and more costly option and George was able to schedule the repairs for the next day in spite of his busy schedule.
The next day George and his new assistant, Misael, showed up in the afternoon. In addition to installing a new drain flange, they added a 2x4 wood support between the floor joists to support the drainpipe, reinstalled the toilet, and caulked around the toilet. He also referred us to a carpenter to repair the drywall.
George is personable and friendly. He also takes the time to train and mentor his assistants while working. And he knows other small business repair people that he can refer such as the water damage restoration company and carpenter. Overall, George deserves 10 stars for the quality of his work, his knowledge about plumbing and the various options, and his work ethic. We definitely recommend George Veal and AA Twin Brothers Plumbing.

I highly recommend Beach Plumbing and Jetting! My water heater went out this weekend so I called several companies to come and fix it asap because I had family from out of town visiting.
