The main water valve of my rental property started spraying water due to a cracked nut. The plumber I usually use was on a job in another city. I checked YELP and saw so many good reviews for John Hong that convinced me to call him. He came over 40 minutes later after finishing the job he was working on at the time. He decided to fix the valve by trying to replace the internal mechanism rather than replacing the valve. Replacing the whole valve was a big job due to limited space around it to work with. I was impressed by the effort he put forth to try to replace the internal parts. After these efforts failed and replacement of the entire valve became the only option, he did a high quality job fast. The entire job took less than 1/2 day and at a very reasonable price of $350.

Jaime and his team are awesome. I hired Fantastic Rooter to replace a 132 ft 2-gas line that went from the front of the house and all the way to the far side of the backyard. Jaime and his team had to trench a line for the entire distance without breaking the concrete patio,walkway or gas fire pit. This project took a full 4 days and they completed on schedule with no issues. His team showed up on time and stayed late to get the work done on time. I would highly recommend them for any of your small or large projects.

This place was referred to me after I used roter rooter and received horrible diagnostics and an insane quote. I am beyond happy to say that they showed up within an hour, did some legitimate digging and found the culprit. They were here half the time and the price was far worth it. Rooter has quoted me 30k to fix the leaky pipes while able actually fixed the problem within 2 hours. I was shocked. The problem was my washer was leaking, but we couldn't find the clogged area, my husband tried a snake and so did rooter. We were going in the wrong area. Just wanted to take a moment to share my recent experience with Plumbtree, my tenants called me in a panic explaining there was water everywhere throughout the kitchen, (I live out of state and my tenants needed help sooner than later) after calling Plumbtree I was alerted via text that my technician Anthony was in route, no more than 20 minutes after his arrival, I received a call from Anthony with an explanation as to what was happening, he even texted me photos, when I asked, how much will this cost to fix? his response was well, there are a few different ways we can go about it, and proceeded to explain different remedy options, he then emailed me a breakdown of all of the options, I really appreciate him giving me options rather than telling me what NEEDS to be done, I never once felt as if I was being upsold, let me be clear, Plumbtree is no budget plumbing company, I'm confident I could have had this work done less expensive by many other companies, I did however, decide to go with Plumbtree, it's clear they very much care about their customers, and that they hold themselves to very high standards, I own other rental homes throughout the S Bay Area, and while I hope to not need their services again anytime soon, I won't hesitate to use them again, thank you Plumbtree for the excellent service

Ramez from Quality Plus Plumbing is a very nice and friendly man. I had him come out twice in the last 6 months, primarily to fix the downstairs Kohler toilet that was flushing slowly and incompletely (and another Kohler upstairs, rarely-used, that wasn't quite flushing properly). He did replace a gasket on the rarely-used toilet on the first visit, which made the handle work better but didn't really fix the slow flushing, and he snaked the main toilet downstairs up to 6 feet, but that didn't really improve things with the flushing. The second time he came out, Ramez snaked the line all the way out to the street, although I did tell him again that I thought the problem was with the toilet itself, not the sewer line, since my Toto toilet upstairs that got used regularly was working fine and all my drains (sinks, shower) were draining just fine. The snaking didn't really help the primary problem with the Kohler's slow flushing either. Ramez did give me a small discount for the 2nd visit. But since I'd had Ramez out twice already to fix the slow-flushing toilet downstairs and it still wasn't fixed, I decided to call another plumber last week, who diagnosed and fixed the problem in a few minutes and didn't even charge me a full service fee. All this other plumber needed to do was adjust the water level in the tank by turning a knob on the flush valve. So problem solved! I did post an earlier review here a few days ago, complaining about paying for two visits by Quality Plus that still didn't solve the main problem with the toilet's slow and partial flushing. Ramez of Quality Plus saw the review and contacted me immediately, and was surprised that I'd posted a negative review without calling him out for a third visit to try to fix it. He did acknowledge that he may have misdiagnosed the problem--although he also said that my main line DID need to be snaked--and said that I should have called him to come out and try to fix the problem again. It did seem that we'd had some miscommunications. But in any case, he was eager to try to make things right, so he agreed to give me a refund for one of the two service calls he'd made. He did seem genuinely concerned about my not being a happy customer, and he wanted me to understand that he took any customer complaints seriously. I know that he does get very positive reviews here on Yelp (and on NextDoor), so clearly he is usually able to fix plumbing problems. I'm not sure why he wasn't able to fix my toilet problems. In any case, Ramez and I have had two long conversations about what happened during his two visits. Given his sincerity, honesty, and willingness to make things right, I'm updating and revising my review.

SCAMMERS!!! SCAMMERS!!! SCAMMERS!!! OMG! Do not use these guys! They came out to hook my up dishwasher & install a sink. TheY FLOODED MY KITCHEN THREE TIMES! They would supposedly finish the job and the next day something would be leaking. I paid them over $1500 for INCOMPETENCE. In fact, I had someone come out to access my flooring and it was soaked full of water underneath the floor. They also partially flooded my garage and told me it was the washer hook up and it would cost me over $1000 to redo the plumbing. It WAS NOT the washer plumbing, it was their incompetence that was not even related to my washer and they were trying to SCAM me. The damage was that my wall, floor and cupboards were soaked and need to be removed. These guys are totally incompetent and never apologized for anything. AND HAD THE NERVE TO BILL ME! I was so stupid I PAID them. I will never get my money back.
AND ....saga continues, they were suppose to hook up my gas line to my new stove. They said they had to check for gas leaks in the pipeline due to federal regulations. Upon assessment, they told me I had a gas leak and that it was not that bad. REALLY? A gas leak that was not that bad??? THEN they wanted me to sign a contract for repairing the gas line and hooking up my stove for approximately $1200!! really?!! I called PG&E they told me that for FREE they would immediately come out because there was a gas leak. PG&E was at my house in 15 minutes, and tested for leaks, thank you PG&E. AND THERE WERE NONE! Im so glad I didn't sign the contract with the HR Silicon Valley Plumbers for $1200. The PGE guy was furious with the plumbers that were at my house when he came out. and because it was the day before Xmas, he was so nice (Erin) he hooked up my stove for free!!!! yes FREE!!! Thank you Erin and PG&E! First of all, there are NO FED REGULATIONS stating plumbers need to inspect my gas lines and second of all THERE WERE NO GAS LEAKS! These bozos flooded my kitchen and screwed up plumbing under my sink. I was even so stupid as to give them Xmas cookies when they were here...Do not mix these guys up with Silicon Valley Plumbing in San Jose. They have 5 star review and when I went to check reviews for HR Silicon Valley , I thought they were Silicon Valley & mixed them up and got a bunch of SCAMMERS. BEWARE OUT THERE!

On Saturday, my upstairs toilet had overflowed or leaked and water had somehow flowed from there into a fluorescent light fixture in the kitchen downstairs. I didn't really understand what had happened and was happy that someone could come out so quickly on a Saturday. It was only 90 minutes from the time I called Rich till Dean came out. He was very professional and explained what he thought was the cause - the wax seal, primarily, but also poor condition of the fittings in the tank, fill valve/ball cock and flapper as well as the short pipe/valve coming out of the wall. He explained it well and I did not feel upsold when I decided to get the toilet replaced at marginally more than the cost of repair. We even discussed the chemicals to get for removing the grout/caulking from the footprint of the existing toilets.
He called, as promised, on Monday with an update on the toilets that he'd ordered and called on Tuesday to offer an earlier appointment. He knew I was anxious to just get things done. Unfortunately, I couldn't make it an earlier appointment and we held off till Thursday.
On Thursday, he called ahead of arrival well within the promised window, and then showed up with Jean. The two of them worked quickly and cleanly. As they found problems like the flange being significantly lower than the floor surface, they alerted me and, again, informed me of options so I could decide what to do. My elderly nextdoor neighbor needed his water main replaced - it was leaking 166 gals an hour and it was too old to be worth trying to fix. We got four quotes. Three of them wanted to trench the entire distance (something like 230 feet) which involved tearing up the driveway, cutting lots of roots on some very old and valuable oak trees, three days of work, and a huge mess. Those quotes ranged from $14,000 to over $25,000.
Carlos came and looked at it and said he could do it with just a small hole at each end, no damage to the trees or driveway, etc. He was super nice and answered all of my and my neighbor's questions. The quote was about $8000 including an upgrade to a larger line in case a future remodel forces sprinkler installation.
They had a crew out a few days later. Again, really nice guys, super respectful toward my neighbor. They were there less than a day. They replaced all the mess of old galvanized pipes, and multiple valves and a hose spigot at the front of the house with a nice neat, clean, all copper (type-k!) manifold. They cleaned up really well and checked back a few days later to make sure all was well.
I can't think of a single thing I would want them to have done differently.

48 hours after moving into my townhouse I had water dripping from my master bath (3rd floor) into my guest bath (2nd floor) and down into my storage area (1st floor). (Oh the joys of homeownership!) I called the HOA panicked and they referred me to the person they use for repairs around the complex. A few hours later I still had not heard back from the plumber and I turned to Yelp. Thank goodness or I would not have found Bayshore.
Not only did Bayshore answer the phone immediately (I think it might have been the first ring!) they sent someone to me right away. Jacob arrived exactly when promised and he immediately got to work diagnosing the problem. Turns out someone had dried to flush paper towels down the toilet - word to the wise DON'T DO THIS! - and the water was backing up into the toilet and leaking through the floor into the rooms below.
Before beginning work Jacob quoted me the price for snaking of the drain. He also told me that if he could not solve the problem with a simple snaking that he would need to use special equipment and quoted me that price. Thankfully the simple snaking did it but I really appreciated that he provided the price info about what it would cost if it hadn't.
I was so impressed by this service that I asked if he could look at a pipe that had some corrosion issues identified during my pre-closing inspection. He looked at it and informed me that someone had connected a galvanized pipe to a copper pipe resulting in galvanic corrosion (not good - usually results in a plumbing emergency at some point). He recommended that I replace the galvanized pipe with copper pipe and gave me a rough estimate of what it would cost to do this for the entire property. However, he did state that he would need to defer to his colleague who is an expert in repiping to get an accurate estimate and suggested that he return with his colleague at a time that was convenient for me. What impressed me most was his advice that this wasn't something that required immediate repair but that it would be good to address now if it was convenient for me.
I highly recommend Bayshore. I hope I don't need to call a plumber again for a very long time, but Bayshore will be at the top of my list next time I do.
