I sent a message to Mike before 6:30am and he was here by 7:30. He assess my issue, gave me options, and went above and beyond to get things back in order. Excellent customer service. Thanks Mike!

My tenant recently contacted me cause she didn't have any hot water and she realized that the pilot went out.
My certified plumber was out of town so I asked her to contact a company that can come and fix the issue and organize a call out service depending on her schedule.
She called tip top drain and they came the same day.
However the technician instead of changing the part that was faulty he ( in his words on the invoice )
was able to Jumpstart the burner by heating the thermocouple with my torch after mentioning it to my plumber he was flabbergasted and told me that
exposure to overheating can damage the elements in a thermocouple!
So the tip top technician, said I that point that the burner started and took a pic as a proof. He asked my tenant to sign the invoice for the amount of $435!!

Sadly 30 min after leaving the property the pilot went off again!!
My tenant called me to let me know so I called the technician the next day immediately and asked him what was going on? He then started to say that my water tank is old and needs replacing. The cost for a 40 gallon installed would be $4000!!! (Pic 1)  $4k for a heater when you can get one for not more that $600 plus labor. ( Pic 2 & 4 )
He even sent me another estimate to change the other water tank for my other flat ( which again nothing was wrong with it )
and charge me $7520 to do both at the same time. (Pic 3)
Just ridiculous!  
I then decided to contact my plumber since he was back in town and I told him about the pilot going off. He immediately told me that the thermal couple probably needed replacing. And sure enough he comes, he changes the part ($13) plus his labor ($120) and the tank had been running with no issue now for more than 3 weeks. Why did the tip top technician not suggest that? I called him again and he says that he didn't have that part in his big van that evening since it was a late call. Ok then why can't you override whatever you needed to do and come the next day and replace that part!?
So they billed me with the invoice, so I decided to speak to the office. I was able to speak to a receptionist and tell her about the high cost if possible to pay half and we shake hands. She started to say well once the invoice is signed she can't do anything I asked her if I could speak to her manager. Suddenly this guy answers the phone incredibly abrupt while I was explaining him the high cost of the invoice, he kept interrupted me, talking over me! I asked him to let me finish and low and behold he hangs up!! In a matter of seconds he send me a text on my personal phone siting that he's the owner Dave that just spoke to me and threatening me with a lien on my property!??? ( have the text to prove it) I immediately called back and of course he didn't answer but instead spoke to the receptionist and asked her to have him call me because I'm extremely unhappy of this horrible customer service and I do have the right to write a review! 2 minutes later he (Dave who's the owner) started to harass me by saying I was rude and disrespectful...! What's disrespectful is to talk over people, cut them off and hang up! You can't expect people being nice to you when you are a Bully. If you read the bad reviews they do say the same thing about bullying customers.

If this company would have made the effort to go back and replace the part I would have never gone through all this, But they didn't!

My advice to you is
get different quotes cause they are other competitors out there that would want your recurring business instead of being Bullied.

After paying my invoice in full almost a week ago, I still never received a proof of that!?
For me, I will definitely never use this company.

Andy did an excellent job on my water heater. I have used Andy for years and have always had great service. His prices are fair. He shows up on time and most importantly he's a very nice person. I think I've been using Andy's plumbing since the early 2000's
This is a plumber you need to hold on to.

They wanted to charge me 1750 to replace my water heater. Had 4 other people come afterwards for second opinions and they charge was 780-800 dollars. I'm cool on Adee-do for life.

Fast, reliable, and honest! My water heater broke and they came out within an hour of my call, and replaced my water heater with a new one on the same day! Marty was my Plumber and he was great, he showed up on time explained everything thoroughly and worked clean and fast! I would definitely recommend these guys to friends and neighbors!

Amazing service, fast response and great prices! Recently we purchased a 1907 Victorian home in Venice. Our pressure valve was leaking on our tankless water heater and we were in need of a good plumber. My husband is fairly mechanical and knew it was a quick fix and that it should not be that pricy. We took pictures of the valve and requested a quote.

When I called Lords of Plumbing, Gaby provided a mobile phone that I could send my pictures to. Most companies required you to send the pictures via email. She was the fastest to respond with a quote that was LESS THAN HALF the price of their competitors. She promptly scheduled an appointment for the following day which was great because we were suffering through cold showers. Trevor arrived on Saturday morning. He was friendly and polite. He quickly resolved the issue and offered maintenance advice for our tankless. It didn't feel like he was trying to upsell another service.  

Overall, they are an honest company that   delivers a dependable service. It is really hard to find a plumber that you can trust and is not trying to take advantage of the situation. I would definitely recommend using Lords of Plumbing. From my chat with Trevor, they seem to be very established in the Marnia /Venice area. We plan to use them the next time we run into an issue! So a relief to find a good, reliable honest plumber for our old house!

Has a leakage from ceiling. But glad they come for the rescue.

Mike showed up at the door within an hour after my call for help.
Mike explained what he was going to do and what it would cost to
unplug the kitchen sinks. Then Mike did it successfully! I paid
him for 45 minutes work and he was one of the most pleasant and
knowledgeable young men and nailed it for me.  Love this guy.

PM Plumbing repaired several minor issues that had accumulated in my home.  Leaking tub faucet, running toilet, two sink faucet replacements, ice maker repair  and garbage disposal repair.  The plumber was professional and friendly and got the work done quickly at a reasonable rate.

Harry came out and took care of our toilet issue.  He was honest and did a great job.

Our garbage disposal started to leak from multiple places. J&E messaged us relatively quick. They were very responsive. Within 12 hours, my garbage disposal was replaced and it is working fine. Yelp's messaging system really works. I would hire them again.

George is the BEST.  I mean THE BEST.  I have now made two emergency calls, and he has:  

1.  Shown up quickly
2.  Performed the work professionally
3.  Was careful in my house, clean, and cleaned up 100%
4,  The price was very reasonable.

This morning we needed plumbing help for our kid's bathroom and a plumber arrived on time as promised in a uniform. Christian was polite, effective and solved the problem by removing all the rocks and sand from our water lines so the shower and bath tub would work properly. He cleaned the work area and answered all our questions. I highly recommend this family owned business and would ask them back for the next time we need any plumbing work done. David will definitely be my plumber from now on , needed a plumber right away and within an hour he was at my door. My drains from the outside were clogged and he was able to get it unclogged thank you David for being so helpful and not expensive as well.

Had a toilet issue late Sunday night and this company sent out a guy named nick who was awesome, he was so informative on what the issues were with my drains I felt like I could open my own plumbing company after lol. Great company great service and great employees if I could give 10 stars I would for sure

I was just given advice on how to possibly fix my noisy water heater for free without a visit! It's so easy to get ripped off when you aren't sure of the problem and Beach Plumbing offered free advice without a service call. How awesome is that?! Thank you.
