Friendly and great to work with. Reasonably priced and did a great job and kept the house clean. Ours was a multi-day job Had to run a new service to our house. Only reason for not giving 5 stars is they could have done a little better on communications as to when they would or wouldn't be there so we could plan our days. Will use them again next time I need a plumber.

May be okay, but West Seattle Sewer offers no warranty on their work. We recently purchased a home in West Seattle. Three days before closing the sellers had Bill repair the water line between the meter and the house. When I called Bill to ask about his work and whether he stood behind it, he went into a dumb repetition of variants on The city inspected the work, that's your warranty.
When we got a copy of the invoice, sure enough it noted that there is no warranty on the materials used or the work performed.
If we ever need a plumber, I'm calling someone else.

Ben is a fantastic plumber. He is literally the closest listed plumber to our house, which is how we found him, but he's turned out to be great. The previous owner of our house liked to fix things himself, which led to some creative solutions in our plumbing. Ben has helped us get some of that straightened out. He also referred us to some terrific contractors when we decided to remodel our kitchen and bathroom.

Our water heater went out on Sunday. I called And Dave, owner of Maple Valley Plumbing and Pipeworks, immediately answered. Within an hour he was there, shortly thereafter his crew arrived. They were very courteous and reasonably priced, and just a few hours later we had hot water again! I couldn't recommend them highly enough, and I know they will be the first company I call whenever we have plumbing needs!

We had multiple plumbing problems and Vortex Plumbing fixed them all quickly and completely. They assessed our situation and sent a plumber right away. In their assessment they told us what needed to be done to fix our leaks and what they recommended should be done to prevent similar problems in the future. They gave us the option of fixing only what was urgent or being proactive and preventing future leaks. We chose the latter but it was entirely our choice. Once the plumber arrived, he was quick, systematic, and considerate in checking off our problems one at a time. In one case the plumber didn't have the exact parts needed but he left and came back with the correct parts within an hour. We have no complaints. (PS. The only reason I give them four stars instead of five is that none of our problems were extremely challenging.)

We had a blocked landscape drain at our commercial property in Kirkland that caused some minor surface water flooding last winter. Finally got around to searching for a outdoor plumber. Got a fast schedule for an on-site estimate, and had a great meeting with David. He listened well and inspected the offending drain and others it is connected to. He said we can do this, and Jim is the technician to do it with the Hydrojet drain clearing system. Got a fair estimste and a schedule for weekend work when the parking lot would be clear.
Jim Yorba arrived within the scheduled window and got down to business. He has a great attitude, focus on safety (masks, boots, eye protection), he explained what to expect an got to work. A couple of hours later these tools in the hands of this experienced pro got it all cleared out. Cleaned up the site and thanked me for the business. Very satisfied customer here.

I contacted them to fix 3 plumbing issues- toilet, tub & sink were not draining. I was told they would be at my house at 230pm and either the dispatcher or technician would call me when they were on their way. Around 330 the technician arrived. No calls were ever made to inform me of the late arrival or that someone was on their way. When he arrived i reiterated and showed him my 3 problems- the toilet, tub & sink. He went outside and snaked the main drain. He comes inside a bit later and says its all clear and running great. He then prompts me to pay him the $700+ dollars for the bill. Not once did he initiate to check the working conditions of my toilet, tub and sink, he just wanted payment. I then said, no, its not all ok. The tub is clearly still backed up, the dirty water is still there and has not drained. He reluctantly followed me to see for himself. His response, oh that sometimes happens when i clear the main line. Ok, so you want payment and have not checked your work, um no. He reluctantly brought the snake back and fixed the tub issue. While he did that i checked the sink that i called about. It was still not draining. After wards I said lets check the toilet, he checked one toilet, the one not in question. He flushed it with the lid down and said it worked. I was like lets check the other toilet (the one i initially called about and showed him). Yup that was an effort on his part. He flushed it and said we're good. No, the sink still doesn't drain. He actually had the balls to say that wasn't part of the job and bill! WTF? Why do you think i called you? I told the dispatcher and you that i needed the toilet, tub and sink to be worked on because they do not drain. He told me, well this time i wont charge you but next time i will. Really, there will not be a next time. Talk about a shady company. They clearly wanted money but didn't want to do the work to earn it.

Thought I'd give them one more chance on another simple water heater supply leak and they didn't fix the leak and just wanted to replace the water heater. Had to call another plumber who just replaced the shut off valve to the tank which was probably the issue all along.
They give fair fixed price bids, but that does no good if they can't fix the problem.

I have used Joe's 2 Sons Plumbing 3 times. The first 2 times, our experience was good. Yes, they charge us expensive, higher than what other providers typically charge but they can come relatively fast and they get the job done. The 2 jobs they successfully did for us were fixing outdoor hose piping and replacing toilet's worn off waterproofing rubber ring. Paid at least $400 for each job. Now the last experience (loose shower handle) was a complete disaster. We knew coming in we just had thread/part issues with our shower handle as nothing was leaking and it just suddenly became loose 1 night. I've made it clear on the phone the 1 thing we can get help is open up the handle part and shut off the switch manually (we don't have any tools at home). The manager told me that would be $99 fee, and that's fine by me. Now a service person came that afternoon not spending any time diagnosing, but instead giving a full on moving forward speech about cutting out our drywall and replacing the whole piping line. This person kept talking about multiple options that all involved cutting a drywall and telling me he had plenty of experience doing extensive job, but yet he told me we would need to hire painter to close back the wall. He also told me he had all the time in the world to walk through all the various options. I am quite furious at this point and called up my husband to talk to him, and he convinced him to simply use a wrench to open up the handle and shut off the valve, literally a 5-10 minute work. He charged us over $350 for the trip, not $99 as what I was expecting from the initial call with the manager. We were charged extra for weekend trip, plus expensive rate over 1/2 hr, which apparently we were charged for listening to all the rubbish options of cutting out dry walls. That evening, I was able to get a replacement part from Amazon supplier, and last night, we installed it right back ourselves easily. We did NOT need to cut any drywall, it was a simply replacement work, and should not have cost us north of $350 to do. We feel silly for not having a wrench at home to handle this on our own, but we also want to make sure other people know not all servicemen in this company is ethical and intelligent. Some got the job well done, but our last experience was horrific. With that 3 star review is us being generous.

The main water shut off valve inside our house had a dripping leak. Top Gun Plumbing came to our house the next day. They looked at the shut off valve and determined that the nut was loose. The plumber showed me how to tighten it, and didn't even charge us for the call. We had them several years ago for a plumbing project, and they were excellent then too. They were very professional. I referred Topgun plumbing to my neighbor for a water line leak a while back, they were also very satisfied with the work.
