My beef with Phil at Garrison Plumbing is that IMO he has an unprofessional work ethic. I made an appt for a small plumbing job (replacing a section of copper pipe on a water heater) for a couple days out..I got a text from his employee changing the appt to a couple weeks out..no biggie. So a couple of weeks rolls by and on the day they were supposed to show up..nothing. Texted Phil about the missed appt...nothing, no text back just nothing. If a biz owner can't even communicate why they didn't show up for a job they scheduled, then I don't want to do business with them. YMMV.

Andrew came to the rescue on a hot day he repaired my AC. I truly appreciate his transparency. He was the only one out of five vendors that told me upfront the cost of Freon and his fee. I have used Smart Plumbers four times so far. Three for regular drain clog issues requiring using the rooter to clear out clogs. At the last visit, they recommended changing out the P-traps and arms under the tub and shower and also hydro-jet cleaning of the kitchen drain for our 50 year old house.
Well, I called them back and had them do the recommended work. It turns out that the P-trap + arm under the tub was old 1.5 metal pipes and somewhat rusted, however it was not clogged up so much (I visually inspected the pieces after removal).
The P-trap+arm under the shower were 2 pipes and had been changed out by previous home owner. They were new pipes. The plumber did not tell me this and simply changed them out. That may have been unnecessary work.
These two tasks were quoted over a $1100.
The hydrojet job of the kitchen drain was done well, I expect - I have no way of knowing until the next clog.
I attempted to resolve the issue by calling the owner Mr. Lee. I spoke to a representative (calmly) and was told that Mr. Lee would call me back. It's been two weeks and he has not called me. I would have been OK with Smart Plumbers if they were to simply talk to me and offer some conciliatory service like a coupon or an extended warranty.
I am somewhat disappointed with the what was unnecessary work done by Smart Plumbers (cost me $500 - $600).

These guys are really doing a great job, from the copper repipe to patching the walls. Copper installation is great, Patching is seamless, they even removed the old galvanized pipes (not everyone does). Both repipe guys and patching guys are nice. Pricing is the best in the Bay Area (I can tell, I had 15+ estimates from different plumbers before proceeding).
Keep in mind that these guys are busy, really busy, so you have to work with their schedule too.

I would give Mark 10 stars if I could! I have had Mark Etie come out 3 times over the last year for unrelated problems on my older house. In each case, he diagnosed the problem, showed me pictures he took under the house and gave me options on how to best fix the problem. He is very professional, thorough, and fair. He communicates extremely well and helped me understand the costs and benefits of the solutions. In the most recent case, he installed a clear-out valve which involved many hours of digging to get to the pipes. A couple weeks after, he called to tell me he had been informed that there was a potential problem with the valve he had installed. He returned and replaced the valve with a new one at no cost!! He is on time, polite, cleans up and is a pleasure to do business with.

Very friendly service, did great work on a project that stumped my husband, and turned out to be less expensive than I'd expected. I've used some big name plumbing services before and always felt I was being ripped off, but Lee seems very honest with reasonable pricing. His colleague came later in the day to finish the job (the faucet I'd bought was the wrong size so I had to get a different one before they could finish) and he realized he needed a part, and did not charge for the travel time to the supply store which I appreciated. I'll call them again for sure!

For the past 3 years that we've been in our home, we always default to the local plumber who does a fine job. However, on a recent issue with the new Toto toilet, I received a quote for $600 to fix it. This just didn't seem right.
My husband suggested we try the plubmer he uses for his business in Gilroy. At first, I was hesistant to have someone come all the way from San Martin to help us on what I believed to be a basic fix but upon speaking with Brian, he was more than happy to help and do the drive to see what he could do.
(1) First off, Brian was PUNCTUAL - something that normally isn't a virtue with the contractors and plumbers we've used. Having an infant at home, this was so appreciated and just plain respectful of our time - thank you!
(2) Brian quickly UNDERSTOOD the issue, had the correct parts to fix it in less than an hour.
(3) Brian was RESPECTFUL of our home, making sure to keep clean the area he worked in.
(4) Finally, he charged us a very FAIR PRICE, especially considering his commute - just $200 to complete the work!
In addition, a left over issue from a past job by our former plubmer to fix the kitchen sink still acts up from time to time. Brian had a look and quickly understood the issue and is going to come again to fix it.
What I appreciate so much is that the team at Sullivan isn't green to plumbing issues. Clearly, Brian has grown up around the trade and can quickly and effectively address the issues without wasting time and our money.

Had a service today and it was unacceptable. I understand at times you won't be able to solve customer issues, but this was incredibly a terrible experience. They were here from around 10am-230pm. For starters our tech seemed inexperienced, he was asking my boyfriend for help and feedback. The tech also didn't have a camera which is what he needed supposedly, I overheard him talking to his backup support that also showed up, that he would go to Home Depot buy and use the tool and return it tomorrow. Extremely unprofessional.
As soon as the tech realized he was not going to be able to solve the issue, he put the toilets back didn't screw them back or anything, literally just left them in the spot they belong and left a mess.
I am very confused by the 4/5 star reviews, if I could give them negative or zero stars I would. They also were not wearing masks. Didn't have booties for their shoes. Luckily we have some at our home since we have a strict no shoes policy. He also asked if he could use some old towels, which of course we had to throw away after.
I would also like to add that Roto-Rooter came by later this evening and fixed our issue, they were here roughly 30 minutes. Our issue was in the main line so they snaked our front yard and the issue was fixed. Roto-Rooter showed up in a work car, had a uniform on, wore a mask, brought their own shoe booties and also brought their own towels. He ended up putting our toilets back where they belong and checked them for us, since they were left unusable from the previous tech. There was absolutely no need to take off both toilets and all the fiasco and headache from this company. I will never use them again, the only reason we used them was because Roto-Rooter was unavailable and we wanted it fixed asap. Worst decision ever.
Giving this company a chance, was a complete disaster and a waste of time.
