I rarely write reviews for services rendered, as most of the time I get what I expect in either the service or product.  Hiring a plumber is one of those areas where if you haven't used someone before, you just don't know what to expect.  I had a few minor plumbing issues to be taken care of in our condo, so not having used a plumber in this area before I started our as most people would, looking online.  I found several plumbing services, but most of them were some distance away from where we lived.  I kept looking for someone closer and that is how I ended up at Owen Plumbing, they were only a couple of miles from our place.  So I read many of the reviews and decided to call.  First I got a very friendly person on the phone who asked what plumbing issues I needed looked at and then gave me several options for having a service technician come out.  So on the day scheduled, my technician Cole, showed up within the appointed time slot.  Cole introduced himself, and then asked what I needed done.  I had 3 items to be looked at.  So I showed him the 3 things I wanted him to do.  He spent a few moments looking at my needs and said he would need to order a part (a new tub spout in the correct finish) which did not surprise me.  I expected that.  He also looked at another issue I was hoping to get resolved (removing a sink sprayer by capping off the connection under the kitchen sink, we don't use the sprayer and at times it would leak).  Cole looked at the sink faucet/sprayer and said it had an unusual threaded connection for the sprayer, but he said he would see if he could find the correct cap (my wife bought the faucet many years ago.  He then said he could easily fix the third item (we were having an old water softener removed) but he said that as he needed to order the tub spout and find the hose cap for the sink sprayer, it would be cheaper for us if we waited until he had all the parts.  That way we would not get billed for two service calls.  So in fact his first visit was just to determine the parts were needed and we were not charged for that visit.  The following week we got the call from Owen Plumbing telling us they had received our tub spout and were ready to reschedule the appointment.  We set that appointment up for two days later.  On the day of the appointment, I received two calls from the office telling me about Cole's ETA, both were withing the allotted 2 hour window of the appointment, and Cole actually was easily there within that 2 hour window.  I just thought it great customer service to keep their customer up to date on any potential delays.  Cole arrived and went right to work.  He removed the old water softener.  Then moved to capping the sink sprayer.  Cole told me that he had put on the cap, but said the old faucet had a tapered thread and he did not recommend leaving the cap installed.  I agreed and told him to reconnect the old sink sprayer.  Just a side note that I had already considered that possibility and told Cole we would most likely purchase a new sink faucet after the holidays.  Cole told me the Owen Plumbing had a flat rate for installing faucets, so that made it an easy decision to leave the old sprayer in place.  Then Cole moved on to what I thought would be a very easy job, removing and replacing the tub spout.  Well two minutes into this final task, Cole showed me the issue with the old spout and the new spout.  The old spout was threaded onto a 3/4 pipe, and the new one was intended to slid over and clamp onto a 1/2 pipe.  The problem that presented itself was that the plumbing in this condo is almost 30 years old and that short piece of pipe sticking out of the shower wall didn't want to easily unscrew from the fitting inside the wall.  So Cole told me I had two options (and putting back on the old tub spout was not one of them as it was completely corroded).  First he could try to remove this clamp fitting that was factory installed inside the tub spout, but he said he could not guarantee that he could remove the internal fitting without damaging the new tub spout.  The second option was to remove the old pipe, but there was some possibility that it could start to twist in the flange inside the wall, and that would mean cutting an access hole in the opposite side of the wall to gain access to the flange/pipe.  Well I chose option 1 as Cole told me that if he damaged the new tub spout trying to remove the internal fitting, I would not be charged for it.  So I thought that was the least risk to us.  After giving it his best try to remove the internal fitting without marring or surface of the tub spout, I told Cole, OK lets move on to option 2.  So Cole went and got a bigger pipe wrench, and fortunately that old pipe unscrewed without twisting the flange inside the wall.  Cole then easily installed a new 1/2 pipe and the tub spout.  Cole did all this within one hour.  Thanks Owen Plumbing for job well done and greatly appreciated!

It was late afternoon. I just came back from work and find out that my water heater was leaking water on the garage floor. Right away, I called AJ, since a friend already highly recommended his professional skills and performance. Although AJ was in the middle of another project, he understood my concerns and guided me how to locate the leakage point and how to properly secure it till the next morning. AJ explained that there is no point of cutting off the hot water supply to the whole house, since the water dripping was very low and that most probably by the time we get to the store for a new water heater, they will be already long closed.

So, very next morning, sharply 0900am, AJ was at my house. He quickly explained that our initial phone assessment from last night, unfortunately confirms that we have to replace the water heater. To get the best price and durability we headed down to the warehouse, while quickly stopping at the recycling center to drop off the old unit. Again, considering my needs, AJ explained the distinctions between the different brands and models water heater. Not only that but he thoughtfully recommended that we install a dripping pan, so if one day the water heater starts leaking again, the water will be promptly collected, instead of trickling down on my floor.

In conclusion, shortly after noontime that day, I had a new water heater, installed and working. My problems from the previous night (leaking water heater and wet garage floor) were completely resolved. Thanks to AJ, everything was completed promptly, professionally, and with great care. Therefore, if you are tormented by the thoughts of how to solve your water heater's problems quickly, professionally, while trying to save some money, do not hesitated and call AJ.

I contacted Premo Electric to troubleshoot my Dad's house and why certain parts of his home did not have electricity since 2017.  I cannot THANK enough Benny and Peter for doing such a thorough job in locating the loose wire.  They tested every outlet in the house where the outage occurred.  They even went up into the roof crawl space to assess the wiring up there.  After awhile of searching and testing, they found one unused outlet hidden behind a curio cabinet that had the loose wire.  And this outlet was not even in the vicinity where the outage is??  I was concerned the repair cost would be high, since Peter and Benny were at the house for over an hour and half.  But the cost was what I expected it to be.  I plan to use Premo for other electrical repairs/needs.

Half the lights and outlets of my condo were going in and out so I called SRP electric for some help. They were able to squeeze an appointment in for me and came the very next day (Saturday morning).

Everyone Deserves a Reliable Electrician

Rory Higgins is that reliable electrician. If I could only hire veterans, then I would! I have the highest respect for the veterans. They are patriots, honest, disciplined & reliable. Rory learned everything he knows in the Air Force where he was working on sensitive projects. Rory has been my electrician for a long time. He has had his business for 4 decades. He knows what the hell he is doing! He is not the type of contractor who puts Shiite on Shingles & does a Tijuana Style of patch job! He is detail oriented, trouble shooter & reasonable in cost.

This time around, I needed him to replace a sensor motion detector outdoor double light in the driveway, install a new double floodlight in the patio, create a new outdoor metal pipeline covered line to the floodlight, create a GFCI outdoor outlet & line to the BBQ island & outdoor refrigerator, create a separate outdoor GFCI outlet, switch & line to the outdoor lights in the patio (separate the lines to distribute the weight), uninstall an old rusted hanging outdoor light in the patio & cap, cup & cover the wires, also replace a couple of old outlets in my office. So, I waited for all of these electrical jobs to pileup & then I called him to schedule me.

Rory is a decent, softspoken good man. Right away he scheduled me as soon as he could which was pretty fast. He showed up in the morning & tackled all of these tasks, one by one until afternoon when he was done.

In the 90 Degree heat, I sat outside & watched him work for hours when I could easily go inside & allow him to be alone. He was already heat exhausted from his past 2 jobs in prior days. It was so hot that he used 2 fans to not overheat!

I observe my contractors for a few reasons:

I. To make sure they do not screw up my house.

II. To learn something from them.

III. To evaluate their work, so I can write accurate, informative reviews.

I hire a lot of contractors & I try to do my research, background check, BBB, licensing, consumer report & read reviews before hiring them, so primarily I do not end up with a lemon or worse, a contractor from hell! In addition, I do my contractor investigations, so you don't have to do it; therefore, when you read my reviews, you can hire the reliable contractors with a peace of mind.

What I notice about Rory is that:

A) He uses top notch material
He uses proper metal pipeline for outdoor & even indoor (read my last review when he done my garage), metal casing & reliable parts.

B) Right away he trouble-shoots the problem
Due to experience, he precisely or approximately pinpoints the problem right away. There was a short in my patio. Sometimes when it rained, the lights & the refrigerator in the island popped out & I had to reset the GFCI outlet in the kitchen where they were connected to, so they would pop back in & work after the rain. Rory took care of that issue by separating the lights & island lines & getting both of them off of the kitchen GFCI; however, as soon as he looked at the situation, he made a logical guess that the old rusted hanging outdoor light is more likely the root cause of the problem, so I told him to eliminate it. He took it off, trashed it & capped the wires & close cupped it.

C) He is detail oriented
Rory works fast but he takes his time to do a thorough job. Every single task which he does is done right. For instance, the way that he bends the pipe covers, connects the joints, silicones the connections, & comes up with ideas to secure the circuits.

D) He is honest
Rory always states that he does the job right, the first time, so he can go home with a clear conscience. He doesn't cut corners, makes sure the job is done right the first time & he primarily gives you an approximate estimate of the cost.

Rory done the job right, done it fast & gave me a special discount.

I usually come up with the best contractors in each field. I know Rory very well. He does super work with ethics & reasonable prices. He is a knowledgeable electrician with work ethics. He surely passed my perfectionist taste & test, many times over. Hiring him will not be regretful. Rory Higgins knows his job well.
