Best Residential Services in Seattle WA
This company treats customers as friends: real people with real needs. We cannot say enough about the professionalism and compassion that Jeremiah, Tyler, and Eero consistently lead with. Their rates are reasonable and they are reliable, responsive, honest, sincere, and easy to work with. Best plumbing business I have ever encountered!

Will just finished a 3rd plumbing job for us. Each job has been done exactly as needed and for a reasonable price. Will goes above and beyond great service to give fantastic service. It's hard to find reasonably priced plumbing services that are done so well. Actually, on the 2nd job, he fixed a problem that a previous, very expensive plumber had messed up. We'd hire Will again.

Plumbing is something that you don't tend to think much about, but when something goes wrong, it's a huge pain. I had my water heater fail after 11 years on the job and was not prepared for its demise. The final act of rebellion, sending water all over my basement was not a treat either or a fun way to spend a Sunday evening.
Monday, time to start figuring out what to do about getting this problem fixed. Using yelp as my guide, called 3-4 guys with good reviews. The incumbent, gave me a cost over the phone, one had a broken truck and gave me the name of some other outfit, and one offered to send someone out on Tuesday to assess the situation (and charge me ~$100).
I remembered that the ex had a plumber come here when we moved in to do a couple of minor things. I didn't deal with him at all beyond paying the bill. I decided to call and see if I could get my hot water back quicker than the offerings from my other calls.
I gave Mr Simmons a call and was referred to his mobile number and left a message there. Called back within 30 minutes and he said he could come over in ~30 minutes and we could discuss the job. He was right on time, we talked about different replacement ideas for a good while (I was considering changing from electric to gas and maybe tankless). Jerry gave me a lot to think about, but ultimately, swapping and moving to a better location in my basement just didn't fit my budget. I decided to just go with replacement of what had failed. Jerry called within an hour and gave me a cost which seemed fair for the task, the expertise, and meeting requirements that the prior install had not.
Arrived on time and finished everything up with no trouble. I have hot water back, along with some things I didn't before: earthquake straps, foam insulation and tray under the tank, along with overflows out of my living area. A future failure will not flood my basement. I wish the incumbent installer had cared as much about doing things right as Jerry does.
Jerry is a knowledgeable straight shooter who is fun to work with. I like be able to support a quality West Seattle business when ever I have the need. When they add honesty, timeliness, and fair pricing, it's even better.

It's Labor Day and we were doing a home repair. Of course something goes wrong and we break a pipe. Dave came right over and capped it off so we could at least have water in the rest of the house! He is a lifesaver. So thankful for honest , helpful small businesses like this! Thank you

I'm in California but have a rental house in Seattle. This house has a sewage injection pump for the whole house's sewage to the main line uphill. We had to replace the pump a couple of years ago, using a now-defunct plumber, but the tenants had problems recently. The pump either did not work, or it kept running and wasting a lot of power. So I sent out requests on a Sunday to several Yelp plumbers, and Eric was the only prompt response. He called Monday morning, and I gave him the details I knew (not much) and the tenant's phone number.
He coordinated with them, and called me about an hour later saying the check valve needed to be replaced for a total bill of $250. I was a little shocked at the (what seemed to me to be a) low price. :-) But I asked about the pump itself, and he said that the existing one was underpowered and might be suspect, although he never tried to push me to get a new one. But I decided to get one to solve the problem for long term, as I don't like to deal with problems, and I don't want my tenants (and their young kids) to deal with sewage problems.
So, he called about an hour later saying the pump was installed, tested, and everything was fine. He was able to take my credit card info over the phone. Total cost was $680 plus taxes. I have no idea how that compares to other plumbers, but I don't think it was too much, considering it was dealing with raw sewage. And I found out from the tenants that the outlet pipe had been loose, so the sewage had leaked back into the chamber, which is what caused the pump to overwork. So, it sounds like it was pretty messy.
The tenants told me the plumber seemed to really know his stuff and was very nice to deal with even though he was quite busy getting calls from people needing urgent plumbing needs.
I almost hate adding a good review, as he might become too busy to be so responsive in the future. But I didn't want to be selfish, so I decided to share. :-)

Very happy with experience. I started calling services Friday afternoon and he was the first able to come to our aid [Saturday, first thing]. Honored his phone estimate, cost reasonable. We have a drain that needs professional servicing every 3-5 years; he did a much better job than the other services. AND, he recommended prevention [liquid enzymes] to prolong time before next need. Will use again, if I need service.

Just had the owner Anthony leave. He and his partner were polite, fast, efficient, and reasonably priced. They even showed up early! The scheduling coordinator was also wonderful and knowledgeable. We will be using them again! Love using a small business.

Incredibly impressed! The young team that came to our home came 2 hours after being called. The price quoted was the price I payed. It was less than half of what another company had quoted. They found the leak in less than 10 minutes and were kind and respectful.

After getting 6 quotes for my water heater replacement, 2 sons came in as the 3rd best on cost, however I have to say I was extremely impressed by the plumber that came to issue the quote, so I reached out to see if they could be more competitive.
I did end up having 2 sons do the job and so far everything has been working perfectly.
I will be asking 2 sons for quotes for any plumbing work i need from here forward.

I've had Jay and Al perform several jobs in our 50's era home and they have both done exceptional work. Very honest, straightforward style and they don't leave until it's fixed even if something else comes up after turning the water back on which has happened to me twice. The best part is their upfront written quote so you know what you're getting into before agreeing to the job. I had another plumber give a low verbal quote then shock me with their itemized bill days later. Never again will I do home repair without a written signed quote!
I initially called based on Angie's List reviews and they were the first to respond to an emergency hose bib job gone horribly wrong by an over ambitious new home owner (me). They had to cut into the garage wall and carefully join new pipe into a rusted old galvanized pipe thread but saved the day, improved it with a frost-free version and made it look good as well. Another job also involved replacing galvanized pipe with copper and they stayed to replace a shower part that clogged with rust after turning the water back on, which was really not their doing, for no additional fee. Lastly they repaired a basement toilet that wasn't getting water in the tank for some reason. After writing up a quote to replace the likely culprit, it turned out the supply pipe was also clogged (darn galvanized...) and the toilet tank was also running due to a defective seal. Al saved me a couple hundred $ by putting a new T on the sink water supply line, capping the old line, calling around and driving from Shoreline to Woodinville and back to pick up a discontinued gasket part so I didn't have to replace the tank (all while keeping to the original written price plus agreed upon small charge for the additional parts). He also replaced the newly installed braided line after he noticed a pinhole leak before he left. Another 30 minute job turned into several hours of unforeseen work by unpredictable events but saved by an honest tradesman who kept to their written signed estimate!
For the poor reviewers complaining about cost, unless you are getting a signed estimate and know you are getting exceptional work, don't compare co$ts. One is a fantasy to get you hooked and the other is the reality of getting a job done correctly ONCE. Reality is harder to stomach initially, but boy does it feel better knowing what you're in for and getting what you agreed upon than feeling burned after you realize you got hooked then took...
I'll be using them when it comes down to the full copper repipe as well.

We have hired Leon for several projects before and been thrilled with the results and his professionalism. We had a large garage storage unit to be installed and once again Leon and his brother did an amazing job with the installation. Highly recommend and will continue to refer out to family and friends. All in One Maintenance is definitely our go to for various projects around the home. Leon, thanks again for providing excellent service and we will be in touch soon.

I hired them to do the plumbing for a washer and dryer hookup. They were very professional, courteous, prompt, and always wore masks. They had to cut into the wall in multiple areas under the sink and behind the dishwasher, so I needed those areas patched. Ben was nice enough to come back multiple times, pull out the dishwasher, then reinstall it after the drywaller was finished, at no charge.
Tracy was always kind and responsive when I called with questions or concerns.
I highly recommend Done Right and would hire them again for any plumbing needs.

My 27 year old water heater finally quit on me and so a new one was needed.
Read all the positive reviews on yelp and decided to give them my business. Response was super quick. Amazingly they were able to replace my water heater the same morning that I called! Excellent technicians replaced the old unit quickly and efficiently. No fuss. Highly recommended.

The tech that came out was very skillful and knowledgeable. He was able to locate our problem in our sewer line, it was dug up and fixed in the same day. Everything was cleaned up and working perfectly. Great company with a very professional staff from start to finish. I definitely recommend them!

With our long, hot summer I hadn't given my furnace a lot of thought - until the weather turned cold and I turned it on...and nothing happened. After a moment of kicking myself for not testing it sooner, I called Mr. Rooter and was told they'd have someone out the next day. They gave me a time frame but also told me they'd call when they were aproximately 30 minutes out. They called half an hour into their time block and Scott Roderick was at my house 30 minutes later - love the timeliness!
The diagnosis on my furnace wasn't what I wanted to hear, however some of my upset was mitigated by how Scott treated me. So many other repair people have been short and vague, as if because I'm female I wouldn't understand! Scott explained what was going on, why it could happen, what my options were, and made me feel comfortable. He wouldn't be able to fix it that day as they were going to need to order a part, and it was already late afternoon on a Friday. We negotiated on the price a bit, and while it was still more than I had budgeted for, it was fair. Later that same day I got a call from Robert Miller (their Operations Manager) to let me know that they got the part and could come back the very next day. I had to delay it due to work, and he was amazing at working around my schedule to set our next appointment.
A few days later I got the 30 minute notice phone call (right on time again), and Scott was back with the new part shortly after. I showed him where my breaker box was and left him to work, but it wasn't very long before I heard him turn the breaker back on, and heard my furnace start up! Scott gave me some great news - once he'd taken the furnace further apart to put the new part in, he'd discovered water, dirt, and plugged hoses...that once cleaned out allowed the furnace to start back up! He told me that I didn't need that new part after all and my bill was only 1/3 of what I'd expected!
The timely, friendly, explanatory, fairly priced, service that this company provided was great! I truly believe that most companies would have been happy to spend the time they planned, put in the part they'd already picked up, and charged me the money I'd agreed to. I am beyond impressed and grateful to Scott for his honesty, and for saving me about a thousand dollars that will put my Christmas budget back in line!
Thank you Mr. Rooter Seattle - I will certainly be calling you with any future needs and urge others to as well!

Vortex plumbing had provided the best experience I could have asked for. After having dealt with two other plumbing companies, I had a referral to Vortex who responded quickly and came out within an hour of calling to look at a clogged drain. He scoped the drain and showed me where the problem was fixed it and scoped it again to show me that it has cleared. His price was extremely reasonable. There was total transparency in the process. I wouldn't call anyone else for my plumbing needs.

We have an 80 year old house and the sewer line backed up. SW Plumbing came out and scoped the line, and found that the line was broken in spots and had a significant amount of rocks and dirt inside. They described a reasonable method for replacing it, so we went with them because we didn't have time to shop around. As far as the plumbing went, I think they did a reasonable job. However the job required digging two LARGE holes in the yard, with a lot of dirt strewn around. One of the holes was near some recently done landscaping, so they had to remove parts of a stone wall we had just installed last summer. They assured me that they would take a picture and it would be put back just as they found it. It was not. It looks similar to the picture they took, but basically they left a big pile of dirt next to the wall, smoothed it over, and slapped the rocks back in a similar pattern to what they were before. So now we have to spend half a Saturday digging up the excess dirt to un-bury parts of the wall and reconstructing the part they had removed..
We did pay them yesterday when the job was done, and I regret doing that because of the issues I now see with the stone wall. However, I think we paid them because we just wanted them out of here. The head guy came to my door in the middle of the job yesterday (still a huge hole next to the house and a pile of dirt on the back deck, and half a dozen workers stomping around) and demanded the balance of the payment, $11,000. I told him we would pay them when the job was complete and we had done a walk through. He acted annoyed and put out, as though I was being entirely unreasonable. He told me he was the only one who could take the payment, and since he had plans that evening he would not be able to return that evening (job was going to be done around 6:00). I told him sorry for the inconvenience, but we don't shell out an $11K balance on work that it not yet completed. Again, he acted like I was really making his life difficult. Since we gave him no choice though he did come back that evening.
Also, after talking with some of my neighbors about similar plumbing jobs in their houses, I'm sure we were over-charged.

Kitchen garbage disposal stopped working in July. Found Puget Sound plumbing and heating online, called them and scheduled for them to come out and fix it. The plumber said it can't be fixed it has to be replaced. This may have been the case since he is the expert and I know nothing about garbage disposals however there seems to be a trend in the reviews for this company that they recommend replacing parts instead of fixing. Maybe a reset would have worked. The plumber quoted $904 to replace the garbage disposal. We went along with it, we did not know what a garbage disposal actual cost is. After the work was done we realized we now own probably the most expensive garbage disposal on the market. I called the company to inquire about the $904 bill, they were going to call me back once the plumber submitted the invoice to the office. They never called me back. I remembered about it yesterday and called the company to get some clarification, I didn't ask for money back. Spoke to the manager who seems to spend a lot of time online apologizing to unsatisfied customers and I found him to be quite rude. It's my fault the work was approved based on the quote we received, it's my fault I had no idea a garbage disposal costs somewhere between $60 to $200, it's my fault I allowed for them to rip us off, indeed it is. This company's mission is to be a one hit wonder, rip you off good the first chance they get because obviously they are not the people to call back for more work.

Too expensive: Hunt's tried but couldn't clean out our outside drain but still charged $440 for the trip and equipment fee which was half the original cost if they could have cleaned it. That didn't make sense to me. Did a solid job of installing my water heater in 2016. Yet recently charged $870 to simple drain & move the water heater away from wall to repair a pin hole leak in the pipe which was within the wall. The repair cost was about the same which I felt was reasonable. However, I will need to compare the prices that other companies offer hereafter...not pleased.
