I called them for a leaking issue my tenants were having. Plumber came out and diagnosed problem but wouldn't start work w/o permission from office. I had a prior bid and asked if they would price match. He said yes but would need copy of bid. I said go ahead & do work. I'll call office immediately (which I did); & send bid.
Jewel, the woman who answered phone gave me their e-mail address as I WAS TYPING IT & I always spell out letters (A as Albert and so on). I sent it. She didn't get it. I called again & had her repeat the e-mail back to me. This time she adds 3 add'l letters. Again I spell out sca-Sierra, Charlie, Alpha & send. She didn't get. Repeat process. Discover sca is sea. Sent & finally rec'd. Did I mention that the plumber had left the house because Jewel hadn't received my first 2 e-mails? And my tenant called me after the plumber left and was so not happy because I hadn't given my approval for the work?
Then Jewel asks me for credit card #. I say I would like to be sent an invoice since I only use separate chkg acct for rental property but no credit card (for acctg/tax purposes). I explained this. Her response we don't do that but you can hand him the check. Did I say she knew I live in Bellevue, WA & the rental is in Seattle? A long way to hand a check. In total exasperation, I said I would give my credit card # or debit card # or whatever number they wanted. Jewel expected me to give her the number right then. I told her I would give it to her WHEN THE WORK WAS COMPLETED. Who pays in advance for work that hasn't been done? My tenant's spouse had been ill and apparently got worse during time plumber arrived/left.
By this time it's after 3 and Jewel has left the premises (thank God). I ask to speak to the owner and guess what? The owner wouldn't speak with me. I was told (very sternly) by the woman who answered a manager would call me & he wasn't on the premises. Eventually, he called. The plumber was going to go back at 9 AM the next morning. I was so disgusted by this time I said I didn't know if I wanted them to come back and would let them know in the AM. Later in evening, I wrote an e-mail to the owner explaining all the mishap w/his employee & so on and said I would appreciate if the plumber would be there at 9 AM. Tenant calls. No there. I call Mr. Rooter & much to my dismay, you-know-who answers the phone. Incompetent, unprofessional Jewel. Puts me on hold. Another woman comes to phone & says Mr. Rooter refuses to do the work. Also, did I mention when Jewel gave me the figure for the work, she didn't do the addition correctly? What a surprise.
I called another plumber. This firm has professional (and mature) efficient employees. I was ready to give them my charge card # on the spot (after the above nightmare) & they said not necessary, wait til the work is finished - Monday's fine! What a breath of fresh air. Thank you God.

I hired Dave Sipila, owner of Maple Valley Plumbing to replace a 9 year old water heater in a condo I recently purchased. He arrived at the scheduled time and provided excellent customer service along with doing a very professional installation of the water heater. He also looked at my Dishwasher which I recently had an issue with. I would definitely recommend Dave and Maple Valley Plumbing.

When we called Blake Plumbing, Aaron suggested a better way to achieve our goals, gave us a quote over the phone, and when we were ready, John came over as promised to do the work. No nonsense, just did the work beautifully and stayed within the quoted amount. I have always had good experience with Blake Plumbing and recommend them highly.

Bought a new refrigerator and found out we needed a new line for the ice maker because the one we had wouldn't work for the new refrigerator. So we called Done Right and another plumber and it turned out we really needed to have the whole house replumbed. Done Right quoted less than half the amount of the other company and could do it in a quarter of the time and scheduled us quickly (the other guy said it would be a couple weeks).
Done Right brought in their crew and they were awesome! We ended up replacing our hot water tank too since they were out. They had our entire house done in less than a day. They went above and beyond with all they did. They stand behind their work too. We had a minor issue a year later and they came right out and took care of it for us.
Any time in the future we need a plumber, we will definitely call them. Highly recommend them!!

Josh (5 Star Backflow Services) is fantastic! This is our second year in a row using this company for the city mandated annual backflow testing and we've been extremely happy with the service both times. Josh has been prompt, professional and a pleasure to work with. This year, we had some issues with our shut-off valve being EXTREMELY tight and Josh spent quite a bit of time and effort, including driving to a hardware store to get a necessary part, to get the issue resolved for us. He really went above and beyond to help us and we can't thank him enough for that. Definitely use this company for any of your backflow needs!!

I am so disappointed. I made an appointment for a leaking water heater, and it was confirmed. Understanding their policy is that the homeowner must be on site, I arranged my work schedule and reschedule some meetings to make sure I could be there for the appointment.
Later that day, Allred's called me back to tell me they were canceling my appointment and scheduling it for a different day -- the only day they had available was a day that I would only be available until 9:30am, after which I would not be available. I explained this to the customer service rep and asked if I could please keep the original appointment date. She said no, they had given to someone else already.
She also said that I would need to be physically on site and could not have my tenant (who is extremely trustworthy and in constant communication with me) let them in and call me on the phone. Because they have a policy that the homeowner needs to be physically present, I would need to be there. I explained I could only be physically present on this new date until 9:30am, when I would need to leave. They said they would put me first on the list for an 8-10am window, so that I could leave by 9:30am for the appointment that I could not miss. I appreciated that.
The day came. I arrived at 8am expecting their technician to be there soon because they had told me I was first on the route for the 8-10am service window. I sat in my car until 9:15am, and when no one had shown up or called, I called them. They told me their technician would not arrive UNTIL 9:45AM!!!!! I was crestfallen and had to leave. I asked them to please come anyway and that my tenant could let them in and they could call me with any information, and I could meet them at a later date if needed. I met with my tenant and explained this, and he assured me he would let them in and have them call me for any questions or needs.
The technician arrived at 9:45am, assessed the situation, and told my tenant they would be sending me an estimate for the work. The technician explained to my tenant that I would need to be on site before the work could actually commence. No problem.
A week and a half later an estimate had still not arrived, and no one from Allred's had called me back. I called today to ask them about the estimate and was told THEY WILL NOT WORK WITH ME because I was not on-site for their first visit and they believe I lied to to them (!!!!!)
I explained this is not a situation where anyone is trying to trick them. I was on site physically until 9:30am and then HAD TO LEAVE. I asked if they could please send the estimate, and I would be happy to arrange an appointment to meet them in person, and I'm happy to pay extra for it, before the work commenced.
No dice. I was told they are not going to work with me now or ever, because I violated their policy of not being on site for the initial visit.
I can understand having a policy like this, and that the company needs to cover themselves so that tenants don't order work that landlords don't know about. That makes sense. But in this case, I was forthright and worked with them after THEY changed the appointment date on me, and did everything I could to be there. I made it clear I would be there until 9:30am. They showed up at the 11th hour after telling me I was first on their route.
I guess there must be so much business right now they can say no to whomever they please, but this is just so disappointing. I feel like they have wasted my time, and are treating me like I am a bad person.

I am not one to hold a business accountable for understandable mistakes or communications. But I do hold them accountable for high-handed, atrocious business practices. Hence this note. I hired this company in May 2020. The diagnostic fee of $289 was waived. I spent over $5000 for two separate projects: (1) replacement of the electrical panel and (2) finding and fixing a problem that, it turns out, had been created by a previous contractor. On this last problem, Steve (who bid my job) was particularly helpful. However, in the last few weeks we have noticed an electrical burn smell in the kitchen, the area involving project (2), where this company ran a new circuit under the kitchen. I called the company to ask for advice and a look-see. I have been told that in order for a technician to take a look, I will be charged the $289 diagnostic fee, which will be waived only if the electrical burning problem is connected to their work in May. I explained that there are three reasons to waive the fee. first, because it was previously waived; second, because the current problem may (or may not) be connected with the company's previous work; and third, most importantly, I have already spent over $5000 with this company in the past three months. However, the company says it will not waive the fee unless the problem stems from their work. They can now take me off of their customer list, for failure to take care of a good paying customer and take responsibility for what could be their problem. Their attitude stinks and I will no longer do business with this company and would suggest you do the same. They don't have a clue about good will nor about taking responsibility to follow-up on previous work.

So made an appt after a few attempts elsewhere. He even called to ask if he could come a little early. Fixed everything with the plumbing, looked at the spiget outside and explained this antisyphen (SP) system that prevents water from the hoses from being dragged into the water supply when the fire dept turns on a hydrant... which was news to me... and price was beyond fair even got 10% off for finding him on yelp!

Our outside frost free faucet quit working right when we were getting our garden started. Called In & Out Plumbing and got a call back the next day saying that they'd be out at 2pm. Rigo and Ivan were really knowledgeable and easy to work with. Within an hour, they had the faucet fixed even though they had to work in a tight spot in the utility room behind the hot water heater. We had an issue with our garbage disposal. They replaced our old one that wasn't working. They installed a new one. Turned out that that one didn't work very well at all. It kept humming but not spinning every time we turned it on. So I called again and they came out the next day. I asked that they replace it with a higher quality model, which they did. Not sure what they did with the old one, but they replaced it and subtracted the cost of the first one from the second one. Fantastic customer service. Oh - and they came out with one day's notice when other plumbers were telling us we might have to wait a couple of weeks.

We had only been in our new home for a month when our septic alarm went off and we started having back up in our drains. We called A Advance to come check it out. I was a little worried because although most reviews were good, there were a few bad ones that concerned me. However, Jerry the tech that came out was wonderful. Made it out within a few hours of calling, and was very knowledgeable and even explained things about our system we didn't know. Turned out to be just a bad float, an easy and inexpensive fix.
Later that night our alarm went off again! We called Jerry the tech directly since he had called us prior to his arrival and he said he would call his company and let them know of the problem and would take care of it tomorrow. He arrived early the next morning and it ended up being a float getting tangled up with another. He was very apologetic and took care of it free of charge.

They were great! We had a leak in a pipe in the basement from our kitchen sink. The drain from the sink also clogged and backeed up water into the dishwasher which flooded the kitchen floor. I called on Thursday morning and just a couple hours later Bill arrived to give me an estimate. He gave us two options for fixing our kitchen drain problems, no pressure to choose the more expensive, permanent fix, which we ended up choosing anyway. We had our gutter system disconnected from the sewer and our old kitchen drain pipes bypassed and rerouted to a new up to code pipe. I was able to schedule the appointment to have the work done the very next day. Bill and his co-worker, Dee, were very friendly, professional and knowledgeable. Bill noticed that our dishwasher was not plumbed correctly, so he took care of that too. I would definately hire these guys again.

Two minutes, $275. I don't blame Beacon, though, nor do I blame our plumber, Pete, who was gracious and reasonably apologetic about the price. It's flat rate, and I was told ahead of time. $75 to show up, $177 for a clogged toilet that doesn't require removal of the toilet, plus tax ($277 if it did require removal and replacement of the toilet). I'm sure any other plumber would have charged just as much -- call it an idiot fee, the idiot being me.
When he was able to fix it that fast, Pete offered to clean the toilet as well to make me feel better.

Puget Sound Plumbing charged us $800 just to replace the cassette in our shower (one hour of work, plus one hour they spent going to a store and buying the part). On the other hand, a dirt-cheap handyman (Rick the Handyman) took all day FOR THREE DAYS to install a garbage disposal and a tap, and he put the tap on sideways! But he only charged us something like $20 on top of the parts cost. So maybe you get what you pay for.
