Our saga begins with a dead water heater, a surprise broken pressure valve, and an exploding toilet.  Waking up to rush off to work loses it's appeal when you turn on the shower then get nothing but cold water.  Not fun at all.  We were in need of a plumber.  We were referred to Butterfield Plumbing and we are thankful for it!  

The technician from Butterfield came out, assessed our problem and gave us detailed bid to replace or repair our hot water tank.  We ended up choosing to replacing our water heater.  The technician called for options on the hot water tank, then showed us what they had in stock and what needed to be ordered.  We chose on they had in stock, so he went out, picked it up, and installed it the same day.  Installation is when we ran into a snag.  Our technician found out that the water pressure valve between the main street line and our house was broken.  So the water coming into our house was extremely high pressured, to the point he was surprised we hadn't had leaking, or other issues.  Thankfully the technician was able to immediately write up a bid to fix it, but he they didn't have the pressure valve in stock.  We made a second appointment, just a few days later or rather, long enough to order the part.  

When the technician turned on our water after replacing the hot water tank, but before the pressure valve replacement, one of our toilet exploded the first time it was flushed.  On our second appointment to fix the pressure valve, my roommate jokingly told the technician about the toilet.  He immediately looked at it, found the inner mechanics were damaged but replaceable.  Butterfield replaced the toilets inner bits for free and double checked all our water outputs (toilets, faucets, dishwasher) to make sure nothing else was damaged.  It was awesome.  

I think the best part about working with Butterfield Plumbing was the prompt returned phone calls (within 24 hours), the details explanations for all the work (both in writing and verbally), and the reasonable pricing of the work and parts.  I will definitely recommend Butterfield Plumbing and call again if I need more plumbing work!

We've had two good experiences with Butterfield in past years, once to replace our under-the-house galvanized pipes with PEX, another time to get a new gas hot water heater. However, we've tried contacting them since for a separate issue and it's difficult to get hold of them. We left a voice mail with no answer, and emailed Herb with no answer as well, after multiple days. Maybe their website needs to be updated to specify how to contact them properly.

I've used Butterfield Plumbing on two occasions. The first was an emergency repair leak. Paul came out, identified the problem, opened the wall-up and made the repair. He was a nice guy and I enjoyed talking to him. It was expensive for 1-2 hours of work but that's to be expected for emergency repairs. Paul gave us a rough quote to add a bathroom in our basement and update plumbing in the house (it's an old house).

I liked Paul enough that we only got one formal quote (from Butterfield) when the time came to add a bathroom in our basement and update plumbing. The job was quoted and expected to take 4 days and start the following day. Unfortunately, no one came for 3-days and the job ended up taking over 4 weeks to complete rough in. Before finishing the rough in and passing inspection, the owner Herb, began requesting payment. I said I wouldn't pay until they passed inspection and he suggested he could file a lien against my home despite the fact that the work wasn't complete, not to mention the terms on the contract were net-30 days payment. I stood my ground and was glad I did because they didn't pass the first inspection. They corrected the identified errors and passed inspection a couple days later. I paid them in full that day.

Overall, Herb was unprofessional, difficult to get a hold of, and slow to get the work done. Other subcontractors we had doing work at the same informed us the plumbers were rarely on-site, left throughout the day, and ultimately Butterfield set our remodel back substantially.

The experience was poor enough that we secured a different plumber to do the final finish work.

Thanks Herb for a great job replacing the old gas power vent water heater with a new one and also replacing the PRV valve.  Glad that I didn't have to replace the hot water circulation pump which a different plumber recommended.

If you need someone to work on your hydronic heating system and at reasonable price then search no further.  It's hard finding good plumbers with extensive knowledge of hydronic systems.  I totally forgot that I used Herb many years ago and I ended up using him again.  I now have a go to plumber for future issues.  Thanks again for great service and taking the time to explain the system to Andrew.

Butterfield Plumbing hired us  to do a liner for one of his customers.  Customer loved us said we did a great job.  The real problem is, Butterfield plumbing wont pay us or return our phone calls.  He not only did not pay us, he didn't finish the concrete work for his customer.  All  subcontrators stay away from this guy.

Herb is a very kind very skilled man. I knew my water heater was on its last leg when it started leaking pretty heavily. I went to Home Depot and got put in touch with their preferred service company. However they did not make me feel good about the whole thing (single woman with no clue on home repair). My neighbor suggested I call Herb for a second quote. He took the time to answer all my silly questions very patiently and offered to come the next day for a full repair. Very happy about it. PS: send him texts, don't leave VMs.

December 2017-January 2018: pump they installed one year ago has failed. Have called several times and left messages; no one ever returns my calls to repair a system that is well within warranty. Average of 0 stars and 5 stars = 2.5, but I'll round up to 3.

January 2017: Called regarding a gas valve and received an appointment for about 36 hours later. In the meantime, our sump pump failed. When Paul the plumber arrived on time, he also checked out our sump pump, scheduled emergency vacuum and disposal of the overflow sewage, acquired a new pump and installed it all within a few hours. Kind person and quite helpful.

Efficient service at the price quoted, helpful owner - a great small business

Our water heater failed on a Saturday night, spewing water out the top at full water pressure.   We had to shut the water off at the mains.  I then called Butterfield, and the owner answered.  He offered me alternatives: Immediate service at a premium price, or mid-day Monday service at normal rates, with a written estimate to be provided before work was started.  He talked me through what I needed to do to secure the hot water side of the plumbing so we could make it until Monday, then one of his plumbers arrived Monday as promised.

The replacement cost just what was estimated, and the service was of good quality.  I am a very satisfied customer.

I needed to get my jacuzzi bathtub removed and replaced with a new tub. Herb and Paul did a great job with working around my tenant's odd work schedule. Paul was able to figure out the cause of the leak as well. They have reasonable pricing with quality work. I just called them today to have Paul come out and take a look at my dishwasher. It feels good knowing that I can rely on Butterfield Plumbing.

I got a referral from my plumber in Phoenix to this business. I left a message last night with their service. No return call! It's 130pm now and they opened at 8.

Just called a different plumber and he's on his way. Sad. We just bought a house and need a renovation project complete but if they can't even call back for a clogged sink--I don't feel confident calling them again.

Butterfield Plumbing saves the day.  My 13 year old gas Hot Water Tank stopped working.  After patiently helping me over the phone it was determined I would need a new tank.  They were fast to respond and replace the broken tank with a new one.  In fact the install of the new tank is positioned much better than the old tank.  Thank you

Butterfield was a fantastic plumber. It's been a while since I used them, but I had never left a review. The redid all of my rough plumbing for a remodel and were quick and efficient. It was a couple day project and the lead plumber on site, was very knowledgeable and quick. After 2 years I have had no issues with their work and they are one of only 2 plumbers I can recommend from the 8 I have used in the past. They might be booked out a bit, but worth the wait.

Do not choose Butterfield if you have any other options. They came out and did a simple replacement of a Delta cartridge on a bathroom faucet. $550.00 later it was changed out.

Needed a knowledgeable and trustworthy plumbing company to come and help install my garbage disposal during a busy month. The plumber was very prompt and courteous and seemed knowledgeable about the entire wiring and installation process.

I've been trying to get information for the installation of a reverse osmosis water filtration system, specifically one with remineralization capabilities and getting the dispatcher to provide me any information on the brands and prices of the units they carry has been like pulling teeth. Very frustrating (hence the 2 star downgrade) when I don't want to pay for a plumber to just come out and introduce me to products that I can find myself online for the necessary specs.

These guys are total flakes with terrible customer service.  They came out to our house after having to wait 10 days to get them there and they diagnosed the issue.  They quoted a ridiculous price which we agreed to because it was for our rental unit and our renter's needed heat after waiting patiently for 10 days.  They scheduled an appointment for two days later and never showed.  They did not call to tell us they were running late or could not make it, technician/plumber's voicemail was full so could not leave message, we called service center twice where they put is throw a circus asking for the spelling if our name, street address, etc with no answers, call backs, etc.  #Total Flakes!  @butterfieldplumbingsucks #butterfieldplumpingsucks.

I had a hot water go out a cold Saturday in January. I called around and these guys said they'd come out and fix the situation. A few hours later and roughly $1700 in costs and I had a new water heater... but I was very disappointed to then see via Internet price reviews etc that I'd probably overpaid by a $1000 or so.

I learned two lessons the hard way that cold January day.... One, don't have service guys out to your house or apartment until AFTER you've first done a bit of price research... Two, don't use these guys.

BTW, after I realized I'd probably been gouged, I called the service tech, asked him if he wanted to reconsider, etc. He declined...

And now this response to Herb B's response:

I didn't threaten the tech... but I absolutely apologize to him and to you Herb if you feel that happened. (We were talking on the phone, me on a cell as I was driving.) I didi ask him to explain why his price was so high relative to the prices that websites say a new hot water heater should cost. I told him I'd be ticked off if it turned out he'd way overcharged me. And that I'd check the prices. And he never really gave me a good answer... And when I did check prices, it sure looked to me like I'd paid way more than I should have. Sorry Herb.

But here's the way to double-check this if you're someone reading this... go ahead and google. Here for example is the Angies List article:

And BTW, I think Herb is right. Don't price shop by looking at sale prices. That's not fair to the contractor...and you don't know if the sale price you're quoted will really be the price you end up paying...

I've decided to lower my rating from 5 to 3 stars, despite the excellent service the first time. We need some more plumbing work done and given my initial great experience with Butterfield I thought they were a good candidate for the job. When I called, I was told they're not doing estimates at the moment as they're too busy and wouldn't be for 1-2 months. Fair enough, but what I needed done was not a rush job, so I asked to be put on the calendar for whenever they'd have some time. I was flat out denied and was told to call back in 1.5 months to see if they had time available.

I don't believe this is how a business should be run. If a customer is aware an estimate will take a while but is fine with it, why not setup an appointment? It's disappointing that what I thought was a good company has turned out poorly.

I used Butterfield Plumbing four years ago for a huge plumbing mess at my house (water backup in the basement), and was happy with them then. I paid them a lot of money, and it was a big job for them. The same problem happened last week. I called their emergency service available line after business hours, which just went a recording. I left a voice mail. I never received a call back, so I went with another plumbing company. I won't return to Butterfield. First of all, I don't think they even have emergency service, but second-very poor customer service to not even return my phone call (especially for a returning customer). What a disappointment.

Normally I won't review a business until I've had at least two interactions with them, but I think for emergency-plumbing needs we can agree that one is enough.

I had a water shut-off valve go sideways in the guest bathroom tonight. The toilet was running and the valve wouldn't fully shut off the water supply. Older plumbing in this house built in the 1950s, the affected plumbing was from the mid-80s or so. My only options: Shut off water to the whole house, or check for emergency plumbing services.

So I checked Yelp and a couple other sources for recommendations on plumbers more local to my area. I couldn't see myself calling any of the plumbing contractors who advertise on the radio, and I was hoping a more local plumber who offered 24-hour emergency service would also be able to make the service call sooner. I'm glad I found Butterfield Plumbing on Yelp, because the total time from valve break to finished repair was under 90 minutes.

Derek, the technician, was fast, professional, and courteous. He had the repair completed within about 25 minutes from when he walked in the door. Well worth the emergency-service fee to have the peace of mind so quickly.

Will definitely look to Butterfield for plumbing needs in the future, both emergency and planned.

I lucked out is about all I can say.  After being away from the Seattle homestead for many a moon, I planned to take a shower there yesterday morning.  I held my hand in the water to see when it would be warm enough for me to jump in.  Well, I waited and waited but it never got warm.  I'm thinking, not good.  

A quick inspection of the water heater did not reveal any leaks.  However the pilot light was out.  I knew there was gas flowing because my furnace was on, so I figured the hot water heater had gone to meet its maker.

So what do I do?  Of course, I looked up hot water heater on Yelp.  Up pops Butterfield Plumbing with a sturdy 4.5 average score over several dozen reviews.  That's pretty convincing, so I called Butterfield at 10:00am and a gal on the other end of the phone gave me a noontime appointment for the tech to come out.  However, around 10:30, the tech called to say he was in the area and wanted to know if he could come at that time.  Of course, I said yes!

A fresh-faced and friendly young man soon appeared at my front door.  He was able to quickly diagnose that it was just the thermo-couple that had to be replaced, not the entire water heater.   Hallelujah!  Within minutes, my hot water heater was once again up and running.  

I especially liked that the tech took pains to show me the components inside the water heater and to patiently and carefully explain the diagnosis/repair/payment process.  Like I said, I feel really lucky, my hot water heater was fixed within 1.5 hours of placing the initial call (and Butterfield didn't attempt to persuade me to go ahead with the more expensive option of replacing the entire heater).

Oh, and I really liked that the tech had shoe protectors that he was faithful about taking on and off as he entered/exited the house. As a note: Butterfield may have payment plans available, but otherwise, they do expect cash or a check upon completion of work.

In any event, I highly recommend Butterfield!

A malfunctioning shower is a bad thing. Ask anyone who's had a long busride with a bunch of hippies. I kid. Maybe. But suffice it to say, I was looking to become less malodorous and sought the services of a plumber. I'd heard from a friends-cousins-sister-in-laws-brothers-aunts-nephew that Butterfield Plumbing did good work and they had a 5 star rating from Yelp.

And I'm glad to say that my friends-cousins-sister-in-laws-brothers-aunts-nephew was right. My shower was quickly fixed and I was able to wash away the grime of daily living. So they're still 5 stars.

As to the particulars, I was pleased when they actually gave me a time when they would show up, 8 am. Not 6 am-10 pm as I've gotten from telephone and cable providers over the years. And I was even more pleased when they showed up at 7:45. Nice to see an early fresh start to the morning.

My shower's problem was quickly diagnosed and a faulty part was replaced (after a quick trip by the plumber to the store for the correct tubing) in a total time of about 90 minutes. He then did a survey of all the water-related items in my house and gave a couple of tips on things that could improve efficiency and/or lifespan of the equipment. And the bill was reasonable too.

I'd give them two thumbs up, but that's an Ebert thing. So five stars will have to suffice.

We had Butterfield replace our water heater 2 years ago and the initial installation service was very professional and good. The price was also very competitive compared to others. Paul did the work and he was very patient explaining the work details.

The pipe connected to the water heater started to leak a few weeks ago. We had the flood alert installed as Paul suggested, so we noticed the leak immediately. We contacted Butterfield right away. However, there seems to be some miscommunication between the dispatcher and Paul, so Paul didn't come until yesterday. Herb took it seriously and called me to explain the delay. The actual fix was easy and took only 5 minutes, just tightening the connection between pipes.

We've been waiting for 4 days for our appointment, Paul shows up 2 hours late, says he might not be able to help us because we're on septic even though they never mentioned that when we made the appointment, tries to tell us he'll have to remove the toilet to snake the line even though this is a known issue that we deal with about once a year and have never needed the toilet removed to clear the line. Just felt unprofessional and disappointing. Ended up telling him no thanks and moved on to a plumber that can actually help.

I could not be happier with the service I received from Butterfield Plumbing. Details on my specific experience are below.

Situation: We purchased a townhome that is heated by our water heater. That is right, all of the hot water comes from the water heater and so does the heat to our living areas. We have no furnace.

In the summer, we did not have much issue with this, but as the temperature began to drop the home was harder to keep warm and the showers were getting colder.

We contacted another contractor (with an excellent reputation) and were told that the best way to alleviate this issue was to purchase a new, high efficiency (read: multiple thousands of $$$) water heater. I did not feel this was logical, so I did some research and called Butterfield.

Tory (Butterfield Plumber) came to our house, LISTENED to me, looked at our old water heater, and did some research. He provided two quotes: 1. to replace the water heater (Half-price of the other contractor) and 2. adjust our current product and not buy a new unit (his suggestion).

Result: I took their suggestion and saved thousands of dollars. So far everything is great. I can take a 30 minute shower (if I wanted to) and have hot water the entire time and our home stays warm, as the heaters are more efficient.

I woke up this sunday morning to my garage with a mini nile river running through it...... the colpret? oh yes...the aging Hot water heater.  I said oh great! one more HUGE cost to add to the others I don't want to pay!  Fortunately everything still functioned...and it was draining outside not causing damage.

I went to Yelp to find to the top rated options for hot water tank repair in Bothell for repair. Butterfield was near the top of the list.  The guy who answered was helpful, and explained they do not do estimates by phone (this is a GOOD THING ..read on) and I said fine, come on out.  I continued to call places and got prices ranging fomr $500-$1500 for my gas hot water tank... what a spread!  

Bill showed up at my place at about 5:45PM.  Thankfully Sears had missed the appointment (I had booked them earlier because they were the cheapest at $900...good news is they are sending me a $50 gift card for the miss!) Bill proceeded to look at the tank...and within 2 minutes he says You don't need a new tank, the cold water fitting is just loose.... we borrowed my neighbors crescent wrench, and voila, no MORE LEAK...and more importantly, $900 saved...for now of course.  :)

I HIGHLY recommend this place... and Bill in particular.  Very friendly, honest, and knowledgeable.  This is the exact kind of place you want to do business with!

We're having a new washer and dryer installed this afternoon in our 1931 house full of 1.5 galvanized steel plumbing. This morning, I shut off the hot and cold taps to the old washer in order to disconnect it. When I removed the hot line, water started spraying everywhere. The seal in the hot valve had failed. I quickly reconnected it in order to stop the flow.

I came to Yelp in search of a high quality, local plumber who might be able to fix the problem before the new washer is delivered this afternoon at 2:15. I called four plumbing companies, and Butterfield was the first who was able to make a house call on such short notice.

Tory arrived less than an hour after my call, asked and answered plenty of questions. Our old pipe had been secured by hanging it from a shoestring, literally. Tory replaced it with PEX to a new hammer arresting laundry box, securing the new lines to the joists and wall.

It was about this time that I remembered that the kitchen sink had gradually become slow to drain since we moved in seven months ago. Tory was able to quickly and cleanly clear the drain all the way out to the waste line in the side yard.

On top of that, he took measurements for some additional renovation work we intend to have done over the next year or two.  All this, and his work was complete by 1pm, with plenty of time before the new washer and dryer are delivered.

Butterfield will be getting my call for any future plumbing needs.

What does it take for me to write my first review? A truly amazing experience with Butterfield!

Last night our hot water and primary source of heat went out during near freezing temperatures. A while after calling their messaging service, I got a call from who I think was the owner, Herb. We talked about the problem and he recommended that it wasn't a major emergency and that I keep the water heater, in an outdoor closet, warm until the morning when someone could come out. About two minutes after our call, someone else from Butterfield called and confirmed the same thing. Two calls? Great!

When I followed up in the morning to figure out when someone would come over they were surprised to hear it was Herb that called me because he was on vacation! They have such a strong commitment to helping their customers that if their on-call guy doesn't get back to you in time the owner will, even if he's on vacation. I'll remind you their on-call guy did eventually call.  That's really awesome.

When they showed up around noon (now just 13 hours from when I first called) they quickly evaluated the issue, determined it was a dirty ignition on the heater, and fixed it up in about 20 minutes. More awesome.

They charged me a standard hour of labor with no emergency fees. Cherry on top!

These guys are awesome, plain and simple. I'll always strongly recommend Butterfield to my friends whenever they need anything plumbing related.

Well, a few years later...and time for an update.  My wife and I recently purchased a home, and needed to call a plumber twice for small issues...a new garbage disposal and fixing some broken pipes underneath a sink.  Both times were emergencies, as pipes broke and the garbage disposal was leaking.  Butterfield has someone onsite at our home within 24 hours.  

Excellent service, great follow-up, very reasonable pricing.  Keep up the great work, guys.

I'm a remodel contractor and we use Herb and his crews for all of our gas piping needs and a good amount of our remodel plumbing needs.  What can I say, Herb is just a good guy.  He cares about running a good, honest, quality business that stresses customer service, not to mention, their work is clean and professional.  Not many would know what a clean and professional pipe installation looks like... so just take my word for it.
If I've experienced any drawbacks working with Butterfield, it is that they are in demand, and they try to give everyone excellent service, so sometimes I actually have to wait a day or two to get on his schedule (tongue in cheek... I certainly don't fault them for this).

Butterfield was very prompt and helpful when I had a toilet overflow in my townhome. I share a plumbing system with three neighbors, and Tory efficient and was very helpful in explaining how the pipes ran between our homes and what might be the issue. When he finished working, he gave me a complimentary audit of all the toilets and sinks and washer/dryer and offered helpful maintenance suggestions.

A couple weeks later I had another issue with the same toilet, but it was unrelated to the work Butterfield did. I spoke with the owner Herb and he was completely helpful in ameliorating the problem and even refunded me the charges for the original work they had done.

You guys are amazing! Wonderful customer service, timely, and a very fair price- somewhat lower than others I saw. Thank you!

I sure was in a pinch last week.  One of my tenant's toilettes literally exploded which caused it to leak through the floor into another, sadly/gladly empty apartment.  Called butterfield and they came right away.  I should mention, this happened in the middle of the night... Crises averted! They did an awesome job!

What a great experience! This is the kind of excellent customer service I seek to provide in my own business. Over the phone, Sheila was flexible and proactive in finding a time that worked in my busy schedule. I got an appt. within two days of calling.

The technician, Jared, was very thorough, a good communicator and personable. He and his apprentice Ruben were considerate and conscientious of me and my home. He quickly assessed the problem (sewer gases from an unused shower) and told me how to prevent it in the future. He moved on to snaking a drain that was disgusting (in spite of my best efforts, really!). He gave me an estimate before he started the work, of course, and completed the job in a timely way. He caught a disintegrating trap below the sink and replaced it. I saw the part. It was beginning to flake and crack. I LOVE professionals who are thinking prevention of these potentially expensive equipment failures!

He also took me through an evaluation of the other drains and pipes, including the water heater. He schooled me on what to look for as the water heater nears the end of its useful life. Again - love that!

I will definitely call them again.

Wow, I'm pretty sure we've found the most honest plumbing company in the universe. My husband and I discovered a leak in our kitchen sink. We found these guys and gave them a call last Thursday night and they asked if we could wait until Monday. The leak wasn't an emergency so we said we could wait.

Derek came by, took a look and fixed the problem in 5 minutes and you wouldn't believe how affordable it was. I'm not about to name any quotes, but trust me ... their honesty and quality of work is worth every cent.

Used them twice now, both were positive.
1st time out, they never even charged. 2nd. time out they fixed pilot light in the water heater, AND the gas fireplace, though they said this was not in their general area.
On top of fixing the problem, the tech, Mr. Cameron told me how to fix the problem in future if I wanted to do it myself. He was SUPER helpful.
No hesitation in recommending them.

One day I noticed our crawl space had a large puddle of water under our bathroom, and after being ripped off by Southwest Plumbing, I needed a new plumber. I'm so glad I found Herb!

1) They weren't flaky and provided accurate estimates
2) They helped me understand my house's plumbing and pointed out several other problems I didn't notice. Some were urgent (a sewer pipe that had a crack nearly all the way around), while others were valuable warnings
3) They didn't rip me off

I've only had one mediocre encounter where a repair didn't actually fix the problem, but they came back the next day and took care of it.

Thomas and another fellow installed a new gas line for our drier in our new home, and my wife and I couldn't be happier! They seemed to be busy, but had us on their schedule relatively quickly (well before we needed to actually do a load of laundry).

They were both incredibly pleasant, and efficiently got the work done without a hitch. I was impressed they were able to run the line where they did - it was an incredibly tight fit. Even better, after doing the work, they went so far as to complete installation of the drier and nearby washer for no extra charge.

Really a pleasure to hire, would do so again in a heartbeat if we needed something done right.

This morning I walked into my garage only to discover that an expansion tank had failed on our water heater, and water was dribbling out. I shut the water off and called Herb. He came over at 1pm, did a quick inspection, and provided an estimate. He went to get the part, came back around 3pm, and was done at 3:40pm. Problem solved! All the while he answered all my questions and politely explained what he was going to do. Herb seemed very knowledgable but was eager to break things down and explain them to a layperson like myself. Plus, his quote was very very reasonable for the work. Definitely wasn't out to take advantage of the situation.

I highly recommend going with Butterfield Plumbing - you won't be disappointed.

These guys really are as good as it gets. We've moved into a rental home that needs a lot of fixing up. They know that our landlady is paying for all this, but they don't try to hike up the prices at all. They are friendly, competent, and they show up when they say they will.  Their estimates are right on, and I especially like that they charge by the job, not by the hour. They estimate how much it could maximally cost, but they do their best to keep it under that, and so far that's what they've done.

Their prices are also less than other companies I called. These guys are a small business, so please consider using them. You won't be sorry, and you will probably save yourself some money and hassle.

I've called out Butterfield to a rental that I own for 3 un-related calls now, and have been happy with their service each time.

The most recent call was for replacing a (direct vent) gas water heater.  Having recently replaced an electric water heater at my house, I was anticipating approx. $700 for the heater and maybe another $700 for installation.  I was surprised when the estimate came in at $2400 before tax for the heater and installation.

I shopped around and found that these direct vent gas water heaters cost a lot more than your typical water heater.  I've learned that it pays to give the model & serial number off your old water heater to the plumbing company for the estimate if you phone it in.  I have also learned that there are other nuances to getting water heaters replaced such as depending on where you live, an inspector may need to come out and inspect the installation.

But to the point--I have found Butterfield to be competitively priced compared to other plumbers I have called.  I have also been happy with their service each time.  Jared installed my latest water heater with the help of an assistant, and I feel I paid a fair price, and they did an excellent job on the installation (which happens to be on the third floor, and had to maneuver the tank through some narrow stairwells).

I will definitely be calling back Butterfield again for any future plumbing needs.

I can't believe it - I have faith in a plumber.

Called after hours to say I didn't have an emergency, but I was leaving town in a few days and can they fit me in on a very tight schedule for a service call to clear a drain that has been COMPLETELY clogged for over a week. They were in constant communication with me the very next morning and even finally gave me the option to call someone else in case they couldn't fit me in instead of making empty promises about he'll be there, etc. I DIG straightforward honesty even if it's bad news.

They were able to send Derek who was a JOY to deal with, no BS quote at no charge. Told me EXACTLY what was going on and EXACTLY what it would take to fix it AND WHY, things I have heard for a few years but finally blew up since the old landlord never took care of it. Also came in HUNDREDS cheaper than other plumbing services have quoted, never in writing and always shady-sounding, talking about the extensive reconstruction work that would be necessary...hmmm.  :-/

Got it in writing and now have every confidence to schedule the work for when I get back from vacation in 10 days. WHAT AN ABSOLUTE PLEASURE. Nice work, Derek, and good show, Butterfield!!!  :D

I highly recommend Butterfield Plumbing if you are looking for a quality company that actually cares about its customers.  We have used quite a few plumbers over the years and I think we have finally found someone that we'll be able to work with for the major remodel we have down the road a few years, plus a few other things that need to get done before we can do the fun stuff.

Thomas and David came to fix a simple leak in our shower, but more importantly, Thomas was extremely patient and accommodating when we asked him a gazillion plumbing-related questions we have about our current home.  Like a lot of folks nowadays, we need to get it all done but finances dictate we do it in pieces.  Thomas patiently explained all of our options and helped us to sort of mentally prioritize how and when this all needs to go down.  The whole time - he never once made us feel like our questions weren't important or that we were taking up too much of his time.  

Best of all, he had the parts we needed right on his truck and fixed up our leak in a jiffy - without trying to sell us on some major fix or fancier fixtures we didn't actually need.  Why don't other plumbing companies get this concept?  If you treat the homeowner like a valued customer, they will call again and again.  Butterfield clearly gets it and values its customers.  Trust me - you have found your plumber.

Well my experience with Butterfield was a good one. I called to get a service call to replace a toilet and we set up an appointment and Michael came out on time and installed the toilet that I had purchased. Friendly, and no leaks.
Then I needed a bathroom bid because my plumber couldn't make it and Herb came out on time and gave me a bid the same day and a follow up call. It's hard to run a successful service company, and I think Herb is doing it right.

This company is great! Scheduling was easy - my problem was a non-emergency, luckily!  The dispatcher called to confirm my appointment a few days beforehand.  The plumbers, Thomas and David, were running 20 minutes behind schedule but called me in advance to let me know.  When they arrived they both put on booties to keep my floors neat, which I appreciated.  They were both very friendly and personable.  They listened attentively as I described my problems to them.  

I have a corroded fitting on my tankless hot water heater.  I was hoping they could replace the rusted parts and replace them.  Thomas informed me that, because the tankless heaters are very finicky (I totally agree - they're horrible) Butterfield does not service them.  He apologized profusely that the dispatcher did not inform me of this before scheduling the appointment.

After that, Thomas took one look at my leaking garbage disposal, gave it a quick adjustment with an Alan wrench and the problem was solved!  He said there would be no charge because it was such a simple fix!  I was beyond thrilled.

I will absolutely call on Butterfield for all of my future plumbing needs and will enthusiastically recommend them to friends!  Thanks, Thomas and David for a job well done!

Had an awesome first experience with this company.  My tenants called me one morning because the kitchen sink was leaking.  I did some research on Yelp and decided to give Butterfield a shout. They were super nice on the phone and able to get me an appt the next day.  The plumber, Ryan, was supposed to call me at the appt to get clearance on the repair but instead he called after the appt to let me know there was no charge. The faucet came unscrewed and it was an easy fix. He wouldn't even accept a service charge! The honesty and customer service was so refreshing! I will most definitely be calling them again should I need their services in the future.  Thanks Ryan and Butterfield!

I can not say enough about Paul and the work he did to fix the clogged drain, while explaining every aspect of it to me.  Gave me plenty of good advice, was clean and considerate of covering his shoes and cleaned up after his work was complete.

Very sorry to submit a low rating for Butterfield plumbing after our recent experience.  The service has significantly dropped in the last 1.5 years.

We first used Butterfield when Adam came out in July, 2014 to clear our root-clogged side-sewer and take a video for inspection.  Everything went great at that time.

Very unfortunate for us, Adam has started his own business and no longer works for Butterfield!  

On 12/8/2015, we had Paul come out to deal with another round of roots clogging our line.  Although our clog had started to drain on its own before the appt., we decided to go ahead and pay to get the line cleared to get an updated video so that we could get estimates for installation of a liner.  BAD DECISION!  We were charged for 2x the amount of time, however, our side sewer is still not fully cleared.  Paul used a 100 ft snake to try to clean our our line which is 110 ft to the city pipe.  In addition, he was not able to get the 100 ft snake to cut an obstructing root at 93'.  As a result, he could not push the video scope past the root at 93'.  Worse still, when Butterfield posted the video, it started at 90' and out of focus so that we could not even see the remaining obstruction.  As posted, the video is worthless for for obtaining an estimate for installation of a liner.

Initially I thought we could just get a trenchless repair company to take their own video when preparing for an estimate for lining,  Since the line was draining, I thought I would just move on from Butterfield.  I realized later that night that any repair company that tries to video the line will now run into the same obstruction left by Butterfield.

When I tried to follow up with Butterfield to ask them to finish the job with the 150 ft snake, they did not call back for a week.  After multiple phone calls to the office, they stated that Paul would call at 8 am the next day.  After no call, we again called the office and they said they would get in touch with Paul.  2 hours later, after we had given up and left the house, Paul called and left a garbled voice mail message of which only the first half could be understood, claiming that he needed a new cleanout closer to the obstruction to cut the root at 93 ft.  After leaving a responding message with both Paul and the office staff, asking that they use the 150 ft snake, we have not heard anything.

So, after $487, I am now stuck starting from scratch paying a new company to finish the job that Butterfield could/would not.  Butterfield claims that they can't get the root cut out unless we pay to have them install a new cleanout that would let them start the snake closer to the root.  But last time Adam used the same access point, cleared the entire line, posted a great video and all within 1 hour.  I suspect Adam used a 150 ft snake so that he could actually get the full line cleared!

It is very disappointing that we can no longer recommend Butterfield.  They are definitely not the same company as they were before.  Charging twice the price for half the service is not a good business model.  Very sad.

I used Butterfield a month or so ago and had a great experience .  They showed up on time, were nice and polite, were fast, and stuck to the price they quoted me over the phone for my clogged pipe.

I do NOT enjoy having to be home when service people come to our house because I always end up with some kind of horror story.  One satellite dish installer actually drilled through his hand and bandaged it in duct tape.  Then he somehow knocked out the power to two of my neighbors.  Another service individual came to our house, said he just couldn't fix something.  His words were, Not even a Google engineer could fix this.  Then he walked out of the house, and that was that.  Needless to say, I do not look forward to these kinds of calls, but our garbage disposal broke and started to leak everywhere.  

I called Butterfield, and the receptionist told me Paul would be out to the house at 8 am.  I asked what my window of time was, and she told me 8 am.  Paul showed up on time.  That was my first surprise.  He came to the house, and he was very professional and just an all-around nice guy.  Did I mention patient?  My kids were home and wanting to watch what he was doing.  I asked him about a thousand other plumbing questions not having anything to do with the garbage disposal, and he was just so nice about everything.

I was given a general price for time and the call over the phone and a price for the garbage disposal.  I was given the amount, and I paid it.  As Paul talked and explained how to manage some other plumbing items, he didn't charge me for every second or every question I had.

If it seems that Butterfield is busy, it's probably because they are.  I know that many of my friends have recommended this company, including contractors.  When you're in high demand, that is probably going to happen.

No question, I would recommend Butterfield Plumbing.  They were on time, courteous, and all-around professional.  The price they quoted me was the price I paid.  I would use them again, but I'm really hopeful nothing else in my house breaks.  :-)

Moldy drywall, water dripping through the ceiling, no clue where it was coming from or what was causing it. Butterfield Plumbing to the rescue! I was looking for a locally owned company who worked on Condo units (believe me, that is a bit of a challenge to find).  Thomas was here quickly to do a trouble shoot and find out where the leak was coming from. He found the source and even knew the legal issues going on with the particular manufacturer of the PEX pipe that ran to and from my forced air hot water radiators.  They gave me a great quote to replace the faulty pipes, and with their info I was able to find the settlement fund and contact information to be reimbursed for my expenses from the law suit that was brought against KITEC.  They really worked hard to get back and do the replacement work during an extremely busy time for all the plumbers with many cold streak related plumbing emergencies.  They finished in far less time than initially estimated and left everything clean and all waste materials removed.  Would definitely recommend them to anyone needing work done.

I took to handy-dandy yelp to find a plumber when the city of Edmonds left a note on my parents door saying that our water meter was higher than normal suggesting a leak.

I had some moments of frustration regarding their communication with me. The first was when I called to make the initial appointment, the receptionist could not provide me with any answers to any of my questions, noticing my frustration and hesitation she put me on the phone with one of the plumbers who answered every question I had. He made me feel confident about their knowledge and I scheduled an appointment.
After they came out and located the leak I was told they will contact me with a quote for repair. Days went by and no one called so I called and got the receptionist who again had zero information for me. She had the plumber Paul call me. Paul gave me a full report of what was going on. He explained to me what was holding up the process. He gave me the best case and worst case scenarios and gave me his number should I have any more questions.

Once we accepted their estimate and they began work everything went smooth. Paul kept my parents and I in the loop of everything. The leak was outside the house requiring lots of digging and holes being made. They made sure to keep any damage minimal and did an excellent job keeping the work area clean.

Paul and his crew did great quality work. I would use Butterfield again and I would recommend them to anyone who is looking for plumbers, just bypass the receptionist.

I called Butterfield Plumbing yesterday morning and they were able to get someone out to my Condo that afternoon.  Tory showed up and I couldn't have been more pleased with the breadth of knowledge and professionalism this guy had.  After augering the toilet, pulling the toilet out, and eventually having to run a drain cleaner down to the main line (turns out the clog was 50-60 feet in), SUCCESS!  Tory knew to check with neighboring homeowners (which turns out were all exhibiting plumbing problems), and determined that the problem was bigger than my clogged toilet.

I will mention that Tory and his trainee (Ruben) were both so respectful of my unit (the little things get me every time), they removed their shoes before entering, they placed protective cloths to prevent scratching on my hardwood floor and took the time to educate me upon each finding.  Pricing (which is always a big concern) was clear, concise and agreed upon every step of the way.  Bravo guys!!!  Bravo!!!

I called Butterfield based on the fact they have such stellar star ratings. I was told they are too busy to come check out my issue this week-- completely understandable. What I don't understand and the reason for the low star rating, is that they had no recommendation of any other plumber who they would recommend? Really? The woman basically said no one was as good as them so they couldn't recommend anyone else. While I agree you should have a high opinion of your own company, I have called other service providers in the past and in the event they couldn't fit me in, they have ALWAYS had another company they could direct me to..

Fail. After reading so many great reviews I called back in early November for an estimate to run a gas line to our BBQ.  The first available time they were available to come was a month later - after Thanksgiving.   Not the end of the world because it wasn't urgent.  So our appointment time finally comes and Butterfield is a no-show.  I call and the receptionist claims they have no record of the appointment because she's new here and this kind of thing seems to happen a lot.  She promised to research the issue and get back to me but never called back.  I understand that these kind of things happen, but the follow-up customer service leaves a lot to be desired.  Maybe they only focus on emergency plumbing issues where they can deploy immediately and are guaranteed to get paid.

In the process of recovering from a really bad remodeling job of my MIL apartment, I came to discover that the contractors I had used left one side of a two-sided sink completely unplumbed and the plumbed side pretty unusable. After seeing all the really great reviews of Butterfield, I called them and had them come out to look at it. Of course, the problem was bigger than anticipated but they took it in stride, made me feel really comfortable that they knew what they were doing, and had me schedule a time for them to come back. I'm incredibly pleased with the results. They did the work quickly and the area was left really clean so my tenant wasn't put out too much. I will be using them again.

Torn on this one. Glad I didn't have to fix my own garbage disposal, but for about 10mn of digging in the disposal and pulling out some debris, (no special tools or taking it apart) we were charged $191! I mean, I'm glad I didn't have to do it, but had I known the price I would have been a little braver with the exploration I gave the sink myself.

OH MY GOSH! This was the most amazing experience... considering the circumstances. The day before my entire family was due to arrive, the pipes froze over. The temperature wasn't gonna let up so I new I needed to get a plumber. I called this place and they sent over the most flexible, and understanding guy. First of all--- I was late getting to the house and yet he waited until I got home.... awesome!!! Then he fixed the problem without destroying the walls!!! EXCITING. And after all that anxiety- he put me at ease with recommendations on how to avoid it happening again. Just awesome!!! Thats all I have to say... JUST AWESOME. If you need a plumber... call this

Oh, pulleese.  Workmen trekking through my home with their muddy boots and clothes on.  Apparently, they came here directly from a sewer job.  Plumber chatting on the phone while apprentice clears the sink drain.  Apprentice takes the crap that had been clogging up the sink, and flushes it down the toilet.  That (duh) clogs up the toilet!
I pay the bill, just to get the bums out of my home.  

Later, I email the owner.  He says that the plumber told him they never touched the toilet.  Huh?  That's where the plumber was sitting (in filthy clothing) as he chatted on the phone.  Also, plumber apparently did not see apprentice flushing the crud down the toilet, because said plumber  was not upstairs supervising the apprentice during the entire event.
I request a partial refund.  Owner offers 15% off of my next visit.
Next visit?  Are you kidding?

2 toilets in the top floor were plugged up while the bottom one was working fine. I called Butterfield Plumbing on Friday, a lady answered the phone, I explained the problem and asked her for a quote, she told me they charged $65.00+tax dispatch charge and $165.00+tax per hour of service. we scheduled appointment for the coming Monday when a technician named Paul and assistant arrived. Paul, a pleasant guy  said they charged $195.00+tax for the first hour and $165.00 per hour thereafter in 15 minute increments. In addition they would charge extra $200.00+tax for removal and installation of the toilet if required (although he didn't think it would be necessary).
I told Paul that I had been quoted $165.00+tax hourly charge and no higher  first hour charge or special fee for removal of the toilet. After a phone call to his office, Paul reduced the 1st hour rate to $165.00+Tax but refused to remove the $200.00+tax potential charge.
I declined their service after expressing my disappointment for not providing me with a correct quote on the phone when I scheduled the visit.

After reading good reviews on Yelp, I called and left a message with my request for an estimate. I left also my address and the date I was available. Someone named Andy called back the next day and left a message to call them back and we could set up a time. I called back to set up the time I already requested the day before, then got put on hold for a long time. The guy said there were three people waiting. I hung up and called back and he wanted to make me wait again but I couldn't so we made the appt. for a water main line replacement estimate.

Then he told me that they may or may not make it and that I should call them back the next day to make sure we're on. Wha? I told him that it is their responsibility to call ME and let me know if they won't make it.

Sure enough, I busted a gut to leave work early to get home in time for the appointment and Andy called to say they wouldn't make it. Something told me they never planned to come at all.

I won't be calling these guys back because it wasn't a good first impression. Plenty of other plumbers out there who actually want my business. It's the little things like this that businesses need to pay attention to.

Didn't hire these guys even though they got stellar reviews. Disclaimer, they lost the business before they got it. My experience here is around the bad sales calls.

We wanted them to come out, but they lost our business during the initial phone calls. Our hot water has been out the last 4 days in our new house, so we've been left with ice cold showers. I called Butterfields in the morning to see if they could come out the same day, and they said they were booked. So I asked them to put me on the list for cancellations. Also asked about any Yelp/1st-time-customer specials. The gal on the phone said she would ask the owner and call me back and let me know if there were any cancellations.  

Tick tock... I'm going about my day and it's nearly end of day around 4pm. I'm getting antsy that I need to book a plumber to come out so my family has hot water. I call Butterfields back to see if there were any cancellations and about pricing. The gal tells me that they only give estimates on site and that no one is available to come out.

I asked for general pricing to get a sense for if it falls within our budget. Isn't this a legitimate question? She explained they price by the job, not by the hour, and estimates are given on-site. Okay, I see that they need their plumber to see our water heater. I still want some sense for cost, so I ask her to throw me a bone and give me a sense for how spendy they are - lexus or honda pricing - you get the idea. I get a diplomatic answer that customers get what they pay for... and that Butterfields may not be for every customer. Whoa, did she just tell me to go somewhere else? I'm asking a benign question, and trying to budget our massive house expense (being a new homeowner). So after a frustrating 10 minute conversation, I ask if they can come out the next day. YES! I still asked them to come out!

After all that run around, she tells me we're booked through the week. Can you imagine the hairs on my head on fire at this point? I told Butterfields at the outset that this was a 911 fix for us, and after 2 phone calls and probably 25 minutes of wasted call time, she tells me they're not available.

So ultimately we had to look somewhere else. Rather than try to work with us - i.e., put us on a wait list, after-hour technicians - they just said adios to us and we don't want your business.

We're looking for a good plumber that we can build a long term relationship with. Any recommendations?

Customer service is not dead. We had an overwhelmingly positive experience working with Butterfield Plumbing, when a pipe leaked through our ceiling. In summary...

They were accessible - I called late on a Sunday to see whether my leak was an emergency, and I was able to reach someone right away. I learned that it could wait. I had to call the office several times to move things around. I almost always got someone on the phone, and the one time I didn't, I got a call back promptly.

They gave us a fair price - We had Butterfield look at the leak and then called over a plumber friend. She said the price we got was absolutely fair, especially just considering the parts we'd need for the fix. She's a one-man shop, and she said she couldn't do it for less money.

The scheduling was smooth - Long story short, my window for the appointment was moving, which I explained to the scheduler over the phone. I learned what was their availability and said I'd call the next day to schedule it if I could. I was bummed when I called the next day, and to my own fault for waiting, the spot was gone. I learned I'd have to wait a few more days for a new appointment, and I was kicking myself. However, after their poking around a little bit, they learned that the woman I spoke to the day before was prudent enough to tentatively reserve the original spot for me. I was able to get in! It was so nice to not have to start all over and wait.

They were basically on time - For the first look, they were early. I was astonished! For the fix, they were a little late but called to see whether that would be ok. That would be the only negative thing I could say about the company, but I think we all understand that life happens, and I never felt that they were being unfair with my time.

They were extremely respectful of our home - When Derek walked in, he asked if he should take his shoes off. I gave it a beat before answering that it would be fine to leave them on because we had just installed fir floors. His response was, You hesitated. I'm taking them off. That small thing had a huge impact on the me as the customer. It really made me feel taken care of and respected. So nice. These guys really earn their good review.

The experience actually felt somewhat personal - Though Derek was down to business, we briefly chatted about my pregnancy and his wife's pregnancy during the initial visit. During the fix, I learned that his baby was actually born premature, and we looked at pictures of the little one when the appointment was over. I've actually thought about calling Butterfield to see how the new family is doing because I feel invested! It was just nice to share a person-to-person moment.

I'd have no hesitation recommending Butterfield Plumbing to a friend or hiring them again myself. I've had so many lackluster experiences dealing with flakes in the home improvement sector that it's really a joy to leave a review for one that is so easy to gush over. These guys were great.

I called Butterfield to get a bid for my crawl space plumbing problems. I had an appointment next week. They called me because of a cancelation. They were in Shoreline. Paul came out & was ready to go in my crawl space & he say its $169.00 to go in for an estimate. I was shocked that is above what most companies charge. I told him that was too much. I called the office back & told them to tell their customers they need to tell us the price of $169.00 before they come out. They should not be wasting there time & the customers time. Go figure. Another company who needs to be honest?

Twice now Butterfield has saved our bacon (and our basement) by coming out and snaking a problematic drain. You do need to schedule out a bit, but they are prompt, polite, thorough, and all in all I think their pricing is fair. They are good about explaining potential worst case scenarios and walked me through the whole process. Luckily, Derek was able to fix our drain (no worst case, required). I've got a handy husband, who refuses to touch the plumbing (which is probably for the best). We will continue to use Butterfield for all our plumbing needs! Thanks guys!

and the winner of my 3 bid process for replacing my water heater. Their price was right where one other was, and they were very understanding of my scheduling needs. This really should be a 4.5 rating. 4 because unfortunatly, right after installing it, no hot water. 5 because Herb answered my 5:00 am phone call and came right over. Herb said he too does not like cold showers. It took some doing, but I have my hot water heater up and running. Herb also did a little extra work, suggested some preventative maintenance and did not mind my pug puppy jumping on him.

For the record, I googled national price averages and Seattle-area averages.  On both metrics, I was charged over double the typical cost of basic dishwasher installation.  I fully understand that there is additional time involved in such jobs, and skilled labor has a cost.  That said, I stand by my assertion that $465 is an extremely high cost for a task that was completed in ninety minutes.  If my mom's household wasn't in crisis and I hadn't promised her I would take care of the dishwasher installation for her, I would have turned your guy away upon hearing that price.  You guys really stuck it to me when my family was vulnerable.  Five star service with a one star price.

I booked an appointment with Southwest plumbing but was unnerved by the fact that they wouldn't quote me a price for unclogging a drain, despite several requests, saying something like well they have to see what is wrong first. Is it too much to just ask for a service? Then I read all the reviews of southwest and promptly canceled the appointment (it appears there MO is to try and con you into upsells). So I did more research and went with Butterfield. And plumbing bliss ensued. The guy was on time, even though I ended up being late, and did the job quickly without any hint of upsell or hassle. He even put the little blue bootie protector things on the moment he walked in the house, was super nice and friendly. I am soooo happy I called these guys I cant adequately express it. I heart you Butterfield! Ok that sounds stupid. But seriously, they were awesome.

Call these plumbers first! They made a good impression from the start. They looked at my problem using site maps they had pulled up on the internet, went right to the source of my problem and scoped out what needed to be done. Then they gave me a quote that was 2K LESS than the first company I had look at the problem. They went right to work, did what they said they were going to do, cleaned up and left WITHOUT FINDING OTHER PROJECTS TO CHARGE ME FOR. Just for icing these guys are friendly and have a sense of humor. What's not to love. They are first on my list from now on.

These guys are awesome.  They came quickly, and fixed not one but TWO clogged drains in just a little over an hour.  I think the $213 (including tax) that I paid was well worth it.  They were friendly, and they gave me a clear idea of what they were going to do before I signed the estimate.  I'd call them again.

We have used Butterfield Plumbing at our current house and at our rental house.  In both cases they have gone above and beyond to turn our plumbing nightmares around as quickly as possible.  It is honestly not even a panic now if we have a water issue at our 100 year old house, as we know Butterfield Plumbing will be there to help us.  They take calls anytime and are awesome to work with.  I have referred them to others and always hear back glowing reports!

I called Butterfield Plumbing on the weekend, got their answering service who took my information and told me to expect a call first thing Monday morning to schedule an appointment. At 9:30 today, I called Butterfield, who sure enough had the message, but hadn't called me yet. They of course had just booked their last available slot for the day, from what it sounds, just moments before and didn't have another appointment until Thursday.  I suppose it is what it is, but I am disappointed that calls from the weekend did not take priority. My business will be offered to others now and in the future.

I just used Butterfield (Jared made the call), and I'm delighted with their service. Jared was polite, thorough, and reasonably priced. He went out of his way to make sure I was happy with the service. I found the other 5-star reviewers' comments in line with my experience, so it appears that 5-star service is their consistent standard. I've put Butterfield plumbing in my address book--I'll be using them the next time I need a plumber.

Timely and professional!!!  I initially contacted Butterfield Plumbing and two other firms to get quotes to either replace a hot water heater with a similar or shift to an on-demand unit.  Their advice convinced me to stay with the traditional heater and their price was lower than either of the others.  The technician, Adam, was punctual with both appointments and was a pleasure to deal with.  Upon finishing the installation, there was one other remedy which he recommended and it was completed today as scheduled.  Would definitely use them again and recommend to others.

After spending $400 on another plumber who couldn't fix the leak Kevin and Thomas showed up and did an amazing job. I never realized how much plumbing is like being a detective - you can't replicate exactly what happened at the time and you have to look for clues. These guys took their time, isolated the problem, and fixed it for about a 1/5 of the cost of the other guys. I would call them again in a heartbeat.

I had a leak under my kitchen sink and a new garbage disposal unit that I needed to get installed, replacing my existing old one.  I had torn out everything from under my sink, but it was late and I realized I probably did not have the proper tools to start disconnecting and reconnecting pipes.  I resigned myself to the fact I was going to just call a plumber and left everything for the next day, hoping I'd be able to have someone come out within the day to at least look at it.

Based on Yelp reviews I called Butterfield, and I am soooo glad I did!  I got a bit lucky, as when I called in the morning they had just had one of their workers freed up from another job, so he was able to head out to my place within 40 minutes!  Later when I was talking with the plumber, he said they usually do try to get out on the same day.

When Tory got to my place I explained what was happening with the leak and then the disposal replacement.  He gave me a quote, which was nearly half of what my friends said to expect for a plumber.  I said I'd like to go ahead with the work, and as we talked a bit about the disposal unit I mentioned that I probably didn't need to replace the disposal connection to the sink, and I figured the new one would just connect on in the same way.  After a quick glance at the sink, he agreed that it was in good condition and he re-adjusted my quote on the spot!  More savings for me.

He installed the new disposal unit and then turned his attention to the leak.  After loosening a couple pipes, he explained to me that the problem seemed to be the threading on a certain piece.  It was as simple as some PTFE tape, and I was--good to go.  A final check of both sinks sealed the deal.

Just when I thought I couldn't be happier, he said they offer a complimentary inspection of all my other plumbing!  He looked at my bathroom sink/shower, and gladly answered any questions I had.  Overall, a very pleasant experience--both personally and financially.  Would definitely recommend these guys!

We have used Butterfield plumbing several times at this point.  I just used them today for the third time.  I have been very pleased each time. The first time we had two different plumbing companies come out, and the estimate was 1/2 as much from Butterfield.  So the price was right. Each of the plumbers we had were very professional. They generally kept in good contact, keeping me posted if they happened to be running behind on a previous job,  which I always appreciated.  Today Jared work on my faucets.  There was a part that wasn't quite right.  He went out to get the right part the same day, and promptly returned to finish the job.  He was very friendly, as all of the plumbers have been so far.  I highly recommend Butterfield plumbing.

awesome. as a first time home owner let me tell ya how thrilled i was to find out my new (old) house had plumbing issues. had 3 different companies out for estimates, one larger, known plumbing company charged me $95 for that estimate; not only did butterfield not but they came in the lowest.

thomas and david did the work and they were great. final cost was the estimate. no surprises. exact amount of time he guestimated it would take. just perfect/no BS!

Butterfield did some work on my residence a few months ago and while the hourly rate was quite expensive, the work was performed well. However, when I called just recently with a new problem that needed relatively fast service (active leak), I was told they were busy but would look into it and get back to me in 1/2 hour. Three hours later and no return call so I called again, and I was told they were too busy today, so I asked how about tomorrow?, whereupon I was told again that they would get back to me in a couple of minutes. Well, it's a day later and I'm still waiting. Terrible customer service, not caring enough about an existing customer with a somewhat urgent issue to even return a call. Twice.

First off, a quick note.  I'd rate Butterfield at 4.5 if Yelp would let me, so please keep that in mind even though this will show up as a 4 star review.

I had a clogged kitchen sink that I could not unclog despite my effots, and Butterfield was able to get out to my house the day after my call to them.  Thomas, along with an apprentice whose name escapes me, arrived on time and after about 30 minutes or so working with a snake they were able to clear the blockage for me.  

Unfortunately during the process of disconnecting the pipes under my sink they broke off  the pipe from the underside of my sink from the sink .  That said, the sink is 15+ years old and the connection likely was weakened somewhat from age.  They were able to fix the connection and did not charge me for the part or the time they spend repairing it.  It did extend their time at my house by probably 30 minutes or so, but I didn't have any pressing errands I need to get to so I wasn't a bother.  All in all I found them to be competent, friendly, and honest with their pricing.    

Hopefully I won't need a plumber out to my house anytime soon after this, but if I do I'll call Butterfield first.

Butterfield plumbing was great! My husband and I had our first major plumbing problem in our condo (leaking pipe under the kitchen sink that sprayed water all over) and freaked a little bit... but our problem was soon solved by Butterfield! Very prompt service, free estimates and thorough/expert analysis. They even fixed our jiggly toilet handle thingy at no additional cost.  Highly recommend.

I like the way he talks through everything without talking down to me, nor going over my head. He's very professional (reliable even! Not all contractors are like that) and personable. He also has had the cheapest prices of any plumber I've ever dealt with. I never once felt like he was trying to add on unnecessary fees to his bill. I am a real estate agent and just sold a new townhouse to a client of mine. There were some issues with the radiant heating and hot water system that came up during the inspection. The builder fixed the problem but I wanted an independent plumber to take a look at it rather than just take the builder's word for it. Herb of Butterfield Plumbing was great. He was on time and inspected the system but his service did not stop there. He made some recommendations about preventative maintenance at the house and explained all plumbing system in layman's terms to me. Herb provides on time, friendly customer service and can take care of all your plumbing needs. I would not hesitate using him in the future.

Needed my 11 year old gas hot water heater either repaired or replaced, found these folks here on Yelp, and had a great experience with them myself as well.

Pros:
On Time - called them at 9am, their office offered an 11am appt and the plumbers showed up right on time.

Courteous, competent and professional - after listening carefully to my description of the problem (only getting a few minutes of hot water) and looking over the water heater, we chatted for a bit about repair vs replace and they wrote up a quote for each, no pressure either way.  

I opted for the replacement option (having done a bit of research before their arrival), and ended up with a Bradford White that turns out to be highest rated water heaters on the market.

Bonus/Solid Advice - they did an excellent job installing the new water heater / removing the old, then offered to spend a few minutes touring the rest of my house's plumbing.  This quick tour resulted in good advice that will allow me to fix up a couple minor annoyances on my own, and also a great reference for a reliable contractor (for  an eventual bathroom remodel).

Long story short, after a couple horrible plumbing experiences (Beacon and another big-name chain), I'm relieved to have finally found a reliable company that's not just out to gouge me for all they can.

I don't understand how anyone could give them less than five stars! You will not come across a better honest, amazing customer service and good old fashion care for their customers than Bloomfied Plumbing. They will come to your rescue when you truly need them. I definitely had a situation where someone could have taken total advantage of a woman who is clueless about a hot water heater and how the radiant heat works in my home. I honestly thought I was in need of a new water heater but Paul just walked me through how a switch on my water tank had been hit and caused it to turn off. He explained to me the longevity of my tank. Paul showed me how to tell when there is truly something wrong with my tank...hilarious! He then checked my heating system to show me how all the controls on all three floors worked. I am a woman who is always afraid to contact someone for any service, but Bloomfield reassured me that there are honest companies out their who are trustworthy. This company stays busy and has dedicated customers because of this! I will definitely refer them to everyone I know. I promise that if you stop searching and call them you will not be disappointed. I have them stored in my phone. Trust me, I will call them for any service needs. I am sure if they can't do it, they will refer someone who will. I am just overjoyed that they reminded me that there are businesses out there who believe in honesty instead of making a buck!

Recently I had a major water supply line break between the street and my house. This occurred on a Sunday morning, and I at first called a few of the larger plumbing outfits, and for the most part didn't even get a call back. Then it occurred to me to check Yelp, and voila, there was top-rated Butterfield Plumbing listed. Butterfield was excellent in that they arranged to come out on Monday morning, talked me through all of the options first, and provided a prompt bid. Once I reviewed the various bids for replacing the entire line, it was clear that their bid was the most reasonable by far. They completed the work quickly and professionally, Elliott and the young lady he worked with were friendly and professional. Thanks, Butterfield for the good work you do and for getting the water restored so quickly, which was within one day!

This was my first time using Butterfield and I had a great experience.  They came out to my house and gave me detailed quotes on several projects that I wanted to have repaired/updated.  The plumber from Butterfield was very knowledgeable, friendly and explained everything very clearly.  

I gave them the go ahead to repair a pipe under the porch and it was done quickly and professionally.  He then took the time to show me the repair and answered any questions I had.  All around great experience - highly recommended!

I've used Butterfield several times at my office to repair & replace & we keep going back.  They're always responsive, friendly & professional in our retail environment.  But the real test for me, I brought them out to my house to fix my leaky sink.

Bill called ahead to let me know he'd be 15 minutes late - don't you find most contractors operate  15 minutes & just assume you're willing to wait?  I appreciate the communication & respect.

Once he got started he quickly assessed my faucet actually had a hole in it & needed replacing.  I was totally unprepared & he agreed to wait while I ran out & purchased a new one.  Only because I wasn't in love with the replacement he already had in his truck.  He called ahead to check if they were in stock & accompanied me to store #2.

Needless to say, faucet switch out went smoothly & saved me I'm sure considerable blood & sweat if I had attempted it myself.  Love my new faucet & grateful to have a dry cabinet underneath!  Highly recommend this company.

I have used Butterfield multiple times over the years, 3 times this year as it happens.  Each time booking an appointment is easy.  They always show up on time which can be usual for call out work.  They are very knowable and do the job efficiently.  For times when they need a different part they return that same day.  And so far each tech that has visited is very pleasant and friendly.   Nothing bad to say about Butterfield, only good things.  Totally recommend them and have.

Butterfield really deserves all these great reviews. Tory did a wonderful job, Sheila in the office was always nice, and I would absolutely recommend them!

They did all the work for my new bathroom, kitchen and laundry -- including running all new pipes and drain lines. It was a complicated job! The bid was fair and I was extremely satisfied with both the results and the process.

The building is old and finicky and we have downstairs neighbors whose space we can't access, which made the new drain lines a hassle. Tory came up with solutions to every problem that I threw at him; he was always willing to talk out various scenarios until we figured things out. I really got the sense that he wanted to get the job done right, not just done, and he took the time to make sure I was happy. That sounds cliche but it really is true -- I've worked with a lot of subs on this project and Tory was by far the nicest and most helpful.

I didn't have a contractor so I was doing all the scheduling and fixture selection myself, so he ended up having to come out several times over the course of a few months (my fault for not knowing how to run a remodel!) and he was always very gracious about it, even when I made last minute changes to the plan. When we hit a snag and part of the bathroom took longer than expected, he came in over the weekend so that I could stay on schedule with the tile and paint -- that is above and beyond great customer service in my opinion.

Butterfield was an absolute pleasure to work with and I will definitely be calling them for any future plumbing!

I have used Butterfield Plumbing on multiple occasions in the past and had hit and miss experiences with their plumbers. However, the most recent experience with their plumber Paul was extremely frustrating. It started with the estimate which was definitely on the expensive side, but I was willing to go with them since they use quality materials and have done quality work in the past. Paul was extremely inefficient and not very detail oriented. He was not a great communicator which led to number of issues. In the end, I overpaid for the work that was done and the customer service that I received. My contractor for this project felt the same way and will not be using Butterfield plumbing in the future. I am sure that they have some great plumbers, but Paul is not one of them.

Butterfield Plumbing earns every single star all the Yelpers have given it. This is truly a quality company that believes in customer service.

The owner, Herb Butterfield, answers emails himself; Adam, the technician who came out to my townhouse to install a Navien tankless water heater (replacing a Quietside that gave up the ghost) was awesome: patient, good natured, willing to answer questions. The installation proved to be more complex than expected but Butterfield kept its word and honored the quote they'd originally given me, and Adam came out several times to make tweaks so that I would have hot water and heat.

Butterfield is totally awesome! Everyone from Alice, the scheduler, to Adam, Thomas, Herb. Nice, honest, quality and honorable people all around. They want happy customers and given the quality of their work, and their commitment to customer service, it's no surprise Butterfield *has* happy customers!

My hot water is not working so I did a quick search for plumbers nearby me. I ran across Butterfield Plumbing online, read some reviews and decided to give them a shot. I called on the way home from work on Thursday hoping to have someone out to check it out on Friday. The receptionist/dispatch said that it would be considered an emergency because of the time and cost more. I explained back that I wasn't expecting anyone until Friday. Oh, she said. And then after a pause said they had a big inspection at one of their jobs on Friday and wasn't sure what time it would be complete but took my information and promised to call me Friday with an update. After no call on Friday I called at 4:30 and a gentleman answered and I explained that I was waiting for someone to come or at least an update. The gentleman said I was not on the calendar (that seems to come up a lot in their responses) and that they are working on a 3-week waiting period. Good for them. Would have been nice to have been told that yesterday so that I could get a different company out instead of going all weekend without hot water. No apology. No sorry for the confusion. No consideration of the fact that I'll be shivering in the shower all weekend and have no heat. Just a completely annoyed attitude for my audacity to call them.

They were great!  We had a leak in a pipe in the basement from our kitchen sink.  The drain from the sink also clogged and backeed up water into the dishwasher which flooded the kitchen floor.   I called on Thursday morning and just a couple hours later Bill arrived to give me an estimate.  He gave us two options for fixing our kitchen drain problems, no pressure to choose the more expensive, permanent fix, which we ended up choosing anyway.  We had our gutter system disconnected from the sewer and our old kitchen drain pipes bypassed and rerouted to a new up to code pipe.  I was able to schedule the appointment to have the work done the very next day.  Bill and his co-worker, Dee, were very friendly, professional and knowledgeable.  Bill noticed that our dishwasher was not plumbed correctly, so he took care of that too.  I would definately hire these guys again.

Recently, on a very cold Seattle morning, our boiler burst.  My wife had to get to work and so did I, but at the same time we couldn't let our garage flood.  Having heard of Herb and Butterfield Plumbing's excellence and trustworthiness I waited until 8 AM when they opened and spoke to April.  She sent Thomas out to my house immediately, actually redirecting him from another less urgent job and he immediately got to work.  Within hours he had replaced the boiler and flushed my entire system, something I didn't even know I needed to do (annually).  Thomas followed up with me several times to make sure that things were still going okay - bottom line, he was great.  Butterfield Plumbing is the most honest and well-meaning plumbing company in Seattle, not to mention they are excellent at what they do.  Thank you Thomas and Herb!

I trust Butterfield Plumbing and recommend them to anyone needing plumbing. I've hired them multiple times, to repipe our house, fix leaks, and install new fixtures. I've also gotten plumbing advice which saved me from a service call! Butterfield is a growing company and not the largest in town, so they strive to be better. I've read the reviews that were not so glowing and know that unfortunate things happen but that's not the norm. Herb does his best to make things right if something goes wrong. That's who he is.

Was upfront with cost, found the leak in our ceiling fairly quick and even Screwed back the sheetrock from the hole they had to cut out.  Would definitely business with again.  Great Plumbers

I've used Butterfield Plumbing three times for unrelated problems and have always been happy with their service. They are able to get you scheduled quickly - usually the same day you call - arrive on time, give you a price up front with no unpleasant surprises when the job is done, and get the work done quickly (with updates on their progress as needed). They are always professional, pleasant and easy to work with. Plumbing problems are no fun and using a great company like Butterfield Plumbing makes it a little more tolerable. I recommend them without hesitation.

Came out today.  Was 1 and 1/2 hours late (Adam did call saying he would be an hour late), but expect that this time of year with the cold and plumbing emergencies.  Adam was our plumber and took very good care of us.  Fixed our main shower, cleaned up nicely, even wore booties in the house to not track anything in.  Very pleasant to work with.  Will definitely use them again in the future.  Pricing was average for the work done.

They went above and beyond. They didn't have the water heater we needed, so they upgraded us for free. Pricing was competitive against Lowes and Home Depot, which only carry crappy water heaters that break down too soon (check the reviews on Lowes and Home Depot... you'll see what I mean). These people really care about water heaters and there is a reason they have so many fantastic reviews.

We had a problem with a hot water pump and called Butterfield.  They were able to get someone out the next day.  The tech arrived early, was courteous and professional and solved our problem in less than an hour for a reasonable fee.  They did a great job and were easy to work with so I would highly recommend them and use them again for any plumbing issues I have.

We had an emergency sewer overflow taking place in the basement of the apartment complex. 6 inches of water!!! Butterfields Plumbing crew came over at the end of the  business day and stayed 4.5 hours late into the night to finish the job. Can't thank these guys enough.

Yesterday afternoon I discovered that my basement floor drain had backed up. After calling five different plumbing contractors, who could not help me until mid next week, I called Butterfields. They were very busy, too, but the woman I was speaking with thought she could get someone out on an emergency basis at 8 am today. It meant an extra charge, but it also meant disrupting a plumber's day off. Since I am having out of town guests coming, I was more than happy to pay the extra.
Paul arrived on time, with an apprentice plumber, Kyle. They are such nice, helpful and professional men! Anyway, they ended up cleaning out our side sewer all the way to the street, which solved the problem.
If you need plumbing help, give this company a call. They are locally owned and I had a great experience with them!

I reviewed Herbs response and he is just deflecting. I have the emails and I was not on a schedule I was trying to schedule a job and get a bid. I guess email is too high tech for this shop. When I first had problems after my first job with them their email seemed to work fine to get my bad yelp review down. I have found a new plumber and he picks up the phone and emails... not to mention he gives me the warm fuzzy feeling these guys do not. If you want poor customer service and mediocre work call Butterfield they have you covered!

Called to inquire about getting my sink clog taken care of on a Saturday around noon. Was told $199 extra for emergency services.  Was not an emergency,  so asked what typically would be charged for unclog of kitchen sink? Was told no idea, unbelievable,  wasn't asking for a firm quote,  just a ballpark,  told I would call someone else.

I highly recommend Butterfield Plumbing.  No hot water this morning; called Herb and he was able to rearrange and get someone out here by nine.  Jared was right on time, honest, respectful and was able to fix this issue quick!  He also gave me a little 101 for my water heating system.  This is our 2nd time calling Butterfield, and both times we've been happy.   Herb and Jared are super knowledgeable.  Wouldn't go with anyone else for plumbing needs!

Herb is good people, and hires good people too. We had Jared out to figure out what we needed in the way of a gas line to the kitchen. He was right on time and thoroughly checked out the situation so that his quote was solid. Came back to do the work of a totally new gas line from the meter to the kitchen through our tiny crawl space. Did a great job and accurately estimated the time and $ it would take. Highly recommended.

I cannot say enough good things about this company. Our water heater broke, and we called Beacon Plumbing. Granted they came out within the hour, but they were going to charge an arm and a leg. We then called Butterfield Plumbing for another estimate. They, too, came out as soon as they could and spent some time analyzing the problem instead of instantly suggesting we replace the heater. They gave us a few options with reasonable prices. We ended up replacing the heater. They replaced it that day. Sure was nice to have hot water again! Even better...they helped me start our gas fireplace at no charge! I'm not too handy. How nice it was to take a hot shower and then sit by the fire that night!

We found a few other issues (clogged drain and lose faucets) after they replaced the water heater, and they gave an estimate for those. We called them again and they came out and fixed those promptly, as well. I will definitely call these guys again and recommend them to anyone looking for a reliable, honest plumber.

I love this place. We have used them to install a new tub/shower and sink during a bathroom remodel, to install a new kitchen sink, and we have them scheduled to pipe gas into our kitchen as well. I trust them and know they will get the job done right, and I've always felt they were honest with me. It is really nice to have a plumber I can trust.

My wife and I moved into a new home recently and needed to replace a ten-year old water heater.  We decided to install an on-demand tankless water heater to take advantage of the energy savings and various rebates and incentive programs - not to mention we no longer have to worry about running out of hot water after back-to-back showers.  Herb helped us select an appropriately sized tankless water heater, a Takagi TK-3, which he installed quickly and flawlessly.  We also appreciated how Herb took the time to explain details for the layperson and was very careful to keep the space clean and tidy after the installation.  His rates were very reasonable and included a complete plumbing inspection at no additional cost.  
We were very pleased to have discovered Butterfield Plumbing and would definitely use Herb again for all of our future plumbing needs.

Our home is heated by our hot water heater, so each winter we would crank it up to the max to keep warm and deal with the consequences of having scalding water come out of the tap if you weren't careful.  

Recently we decided to get licensed for foster care and a requirement was not having water in your tap greater than 120 degrees.  We weren't sure how to proceed, so we asked our neighbors for recommendations for plumbers.

Butterfield came highly recommended, and lived up to the recommendation.  The women I spoke to about scheduling were knowledgeable and friendly.  The plumber, Jared, showed up on time, was dressed professionally, used booties to cover his shoes, and was also very knowledgeable.  Jared took the time to look at the system and explain everything that would need to be done during the initial session.  He gave me a written estimate and scheduled a follow up appointment for the work.

The work appointment went faster than I anticipated.  Then Jared took time to walk me through the updated system.  The work he did looked just as good - if not better - than the existing system.  He even certified the water at 119 degrees.

A day later we had the home inspection for foster care and the water temperate was certified at 119 and we can now keep the water heater turned up full blast during the winter to heat the house and not get scalded in the shower.  Excellent work.  They even came in under there original estimate.  

I would highly recommend the team at Butterfield for their professionalism, timeliness, attention to detail, and quality of work.  They do not cut corners and it shows.

Well, this post seems a little anticlimactic since the folk at Butterfield already have the best freaking Yelp review I've ever seen... I wish I could let these 5 stars shine as a beacon amongst the dark drudges of inferior reviews.

It started with a 7:30 am return call ( I was happily asleep but appreciated the effort in communication never the less), followed by a short text message stating that they were returning my inquiry. I called them back when I got up and Jared and his assistant (sorry assistant, I don't think I got your name!) were at my house by 12:30.

WIth out going into too much detail (sorry yelp fanatics, my hours are precious!) This was the second plumber I had out for the same problem, a backing up sewer drain. The first plumber (a terrible outfit that we've all heard of...rhymes with desk cue shooter ) basically gave a false diagnosis and a quote for $10,000....

The honest folks at Butterfield fixed the problem, (although semi permanently as a result of the actual cause) and gave a suggestion as to how to cost-effectively deal with the issue in the long run. They offered a wealth of information as to where the sewer line actually was, where (within the line) the problems were and how to fix the issues..... Although it's not as simple as this, it could be argued that Jared and his very nice and helpful assistant saved me $9,400.

These guys are honest. They leave you feeling comfortable and informed even when it's all bad news, as in my case. I couldn't have asked for a better experience considering that there was doodoo involved. Hire these people, they deserve your business.

After Butterfield Plumbing did a fabulous repair on a broken water heater, I promised to write a Yelp review.  I didn't.  This week they saved the day once again (broken side sewer line) so I have to post a review, right?!  I can't say enough good things about Butterfield Plumbing.  They have someone on call after hours, schedule an appointment first thing in the morning, are on time, provide estimates, fix the problem, clean up - all at a reasonable price.  I highly recommend this company.

I have used Butterfield Plumbing a few times within the past year.  As good as they are, I had hoped to not need their services again so soon.  

I was having some work done at my house (unrelated to any plumbing concerns).  However, in moving around my laundry tub in the basement, we were unable to get the drain to properly seal back to the bottom of the laundry tub.  The drain line and the laundry tub were original to the house (1941).  I knew that the smart thing to do would be to call Butterfield and see if someone could help me with my laundry tub drain issue.  I was able to schedule an appointment for an estimate on a day and at a time that worked for me very easily.

On the morning of my appointment for an estimate, Thomas called ahead to let me know that he was on his way.  He arrived a few minutes later and listened to my plumbing problems.  He also assessed the situation and made recommendations based on my current plumbing and drainage issues.  Thomas knew that I was dealing with several other house issues at the same time.  He was sensitive to my budget and put together several estimates based on my immediate needs and future desires to update some of the original plumbing/drains.

The estimates were emailed to me within a few hours and I was able to schedule the follow up work for later in the week.  I was very thankful that I was able to have the work done later in the week, because I had not been able to do any laundry for over a week.

Thomas and Dee showed up later in the week to complete the work.  Both of them worked for most of the day to install a new laundry tub, auto wash drain, and to update some of my other drain lines.  In addition, they also installed new water lines to my washing machine and laundry tub.  I was able to ask many questions, to understand exactly how everything was connected.  Both Dee and Thomas took the extra time to explain what they were doing and what the end result would look like.

They also were able to break apart my old laundry tub and haul away the pieces.  After the work was finished, my basement laundry room was returned to its regular condition - everything was cleaned up as if the work had not happened.

As a bonus, Dee and Thomas were able to give information regarding my plumbing/drains to another contractor who was at my house at the same time. I was very appreciative of their ability to work around the other people/house issues that I had going on at the same time.

Once again Butterfield sends out ABSOLUTELY the nicest people you would ever want to deal with.  While we had an initial, understandable misdiagnosis of the problem when they worked on my leak the prior day, they came out the next morning after I called in the middle of the night (someone returned my call right away).  They didn't charge for the second visit and refunded the portion of the bill resulting from the misdiagnosis without my having to ask.  

I will never call anyone else for plumbing issues.

Called and the dispatcher said they would call me in 30 minutes.  I called them an hour later and they told me they would call me in 15 minutes.  They called in 20 minutes and said they couldn't do the job (clogged sink drain).  Almost 90 minutes waiting for a return call for them to tell me they can't do the job.  Seriously?

Paul the plumber just left our house after unclogging our bathtub drain in about 30 minutes flat.  He even let me see all the gunk he pulled out of the drain--BONUS!  I liked that he took the time to explain some of the plumbing issues going on in our older house.  No BS or attempts to sell other products and services here.  Rates are about what you'd expect--we all know plumbing repairs aren't cheap--but the honest, thorough, and efficient service are worth it.  Just a heads-up--don't expect a same-day appointment.  We had to wait about 2 weeks for an opening, although they always have after-hours appointments available for plumbing emergencies (but at a higher hourly rate.)  I highly recommend Butterfield Plumbing.

We are relatively new homeowners and as such are still a little out of our depth when it comes to home repairs and finding great people that we trust to work on our home. After unsuccessfully calling a recommended plumber for over a week (never heard back from them) Butterfield Plumbing was recommended by another friend. The lady on the phone was super nice, and very apologetic saying she couldn't get us scheduled for two weeks as one of their guys had just moved - but then miraculously got us an appointment the very next day.
We had a pretty simple job for them - we had a broken toilet upstairs that needed to be removed, and we had bought a new toilet that was sitting in the garage that needed to be installed. I figured, as our house is also fairly new, that this would be a straightforward job for them.
They turned up on time, did the job very quickly, were extremely polite, and did not mess up our house at all. They also provided us with a toilet seat, at $75.
The only reason I have not given a 5 star review is I'm wondering if the price was a bit steep? Including the $75 toilet seat and tax, the whole price was around $475. I found the exact same toilet seat on Amazon for between $40 - $45. And after doing some internet research it seems I might have paid quite a lot to install it? A recent article on Komo news said it usually costs between $125 and $250 to install a toilet. Perhaps the rest of the fee is a call out fee, and haulage of the old toilet?
As a working mother of a toddler and pregnant with my second one, I was just keen to get it taken care of and I guess it is my responsibility to check prices/get different quotes etc.
I'm more than happy to upgrade the review to a 5 star one if it turns out I didn't totally overpay for the service. The guys were super nice and the job was well done, quickly too!

I emailed herb@butterfieldplumbing… on 03DEC asking for an appointment to get an estimate to fix an incorrectly installed shower valve.  After getting no response for 2 days, I called in and spoke with Sheila.  She stated that this email address is not used anymore and I should use dispatcher@butterfiledpl… - OK, did that and got a suggested date and time about 30min later (13DEC @noon).  I agreed to that date and time via email 30 minutes later giving my address and phone number.  I got an email 4 hours from dispatcher later stating so we are getting a little full on that day but I think we will still be able to make it out that afternoon. I will give you a call tomorrow, sorry we have been incredibly busy around here and our spots are filling up faster than I had anticipated.  I waited for their phone call the next day and nothing, so I called in at ~4PM and spoke with April.  She said they would not be able to make the noon time appointment and suggested another time that day (2PM) which I agreed to.  Then, the afternoon before the appointment date (~2PM 12DEC), I got a call (I believe from Shelia) stating that they would not be able to make this time nor date; she suggested the week of Christmas.  This is ridiculous - I'm so glad their business is so good that they think they can treat potential customers this way.  What a complete waste of time for me; never again.  I told them to remove me from any customer list they have and that I'd post this message to warn others.

Called this morning and spoke with Brooke who scheduled Paul for an early afternoon arrival.  Paul called 20 minutes prior to arriving to make sure I was available.  He was was friendly, prompt and very helpful.  He cleared the drain on our flat roofed garaged with in 45 minutes of his arrival.  And considering how quickly he was able to clear or drain...he gave me a deal on his hourly rate.  Hooray!  Thanks Brooke, Paul and Butterfield Plumbing.  I'll be calling you again with any plumbing issues.  :)

I called on the night before Easter to help fix a leaking water heater.  They were able to come by that night to hook me up.  They were able to immediately address the issue, but the next day the same thing began to happen.  I called back and they came back the day after Easter to finish off what they had started.  The guy who came by, I forget his name, was really nice and personable and was kind enough to explain to me exactly what he was doing, step by step.  I'd certainly recommend if I had any plumbing problems in the future.

Called around to try and get my leaking water heater replaced, which we use for hydronic heating as well. These guys quoted me the lowest ($1750 plus tax), were able to come out the soonest (two days after I contacted then AND on a Saturday), and it has been a dream! Adam was in and out in about 2.5 hours and explained everything to me, who has very limited plumbing knowledge. Will definitely use them again for any plumbing needs.

Our condo association needs an estimate for what looks to be a rather large job.  I called Butterfield Plumbing based on the reviews here.  The first red flag was it took the woman probably 20 or more rings to answer the phone.  And then she was scattered and didn't seem to know what she was doing.  She then told me she couldn't make an appt. for me until the morning, due to any other jobs that may come in the morning. However, she would call me by 9:00 a.m. to tell me what time someone would come.  No phone call.  Bye-Bye Butterfield.

Ok for a small plumbing issues, clogged toilet slowish drain. Had to have them come out twice to snake our draing b/c they ddn't bring the correct equipment the first time which meant another wet soggy basement. They took 2 days to come back. They don't have a camera at the ready. Wish I would have stuck to our usual plumber, O'Neill.

I had Butterfield out to replace some toilet stoppers, install a new garbage disposal, and then to replace and fix the water pressure pump and pressure gage. These things seemed to be successful and were a relatively pleasant experience. However now two years later I contacted them to come out and provide system maintenance (on demand water tank) as well as check on a hot water pressure issue I am experiencing. This time around has been a complete disaster.

After having to schedule out weeks in advance and taking a day to be at home away from work I was then rescheduled at the last minute (due to another emergency as another reviewer mentioned.) This would have been fine if they had actually called my phone number, instead they called the contact number from the two years prior (my former roommate), even though they took my # when I scheduled. After I called to correct my information with them they met my appointment and spent at least 6 hours at my house trying to problem solve what to do next. None of the work was completed. The associate took my pump manual with him and said they would call me back with a solution after researching. Because they had re-located the pressure valve and done things that he wanted to confirm were under warranty and didn't think my system was even built correctly in the first place. He made a lot of claims but I told him I just wanted an educated solution. However, they did not call me back! When I called them to follow up they claimed YET AGAIN that they didn't have the right phone number, they called my brother's phone number this time (I checked and he did not receive any call.) They claimed they would call me back that evening and it's been weeks and I haven't heard from them.

I have a serious issue with someone claiming work should be reviewed as under warranty and then not making an effort to follow up with the customer (even when the customer provided the phone # 3 times). This is negligent. I can NOT recommend you waste your time with Butterfield Plumbing.

Firstly, let me say that today has been an awful day full of ice and snow.  It was surprising that anyone made it out, and a relief that Butterfield Plumbing came.  They were extremely polite and helpful, and were very clear about exactly what they were going to do, and how much it would cost.  Thankfully, their solution was a quick and effective one, with an extremely reasonable price, and even a free inspection at the end.  They took care of the job quickly, stuck around to make sure the fix was sure, and were very refreshing.  This was a spectacular experience.

An excellent experience. I had called the afternoon prior to tell them of the leak from my dishwasher air gap on top of my kitchen counter, It had looked like it had been pulled from underneath the counter and maladjusted so that the water would just go all over the counter and under it to flood out the cabinet under the sink. They weren't able to get to me that day (no surprise, it was 2pm or later when I called) but would schedule me for first thing the following day. At 8am sharp they arrived and without hesitation took their shoes off, explaining that they believed that the booties could make a bigger mess than just without shoes. They followed me directly to the kitchen and he explained that these air gaps were usually sealed to the counter tops, but that with granite this can't be done without potentially damaging the granite. He and his partner straightened the tube itself and reattached the cap. He explained to me how the cap should be directed and that we should avoid twisting it, as this is what loosens them, especially on counters that they cannot be affixed to. The only charge was for the service call, it took them so little time that he said it didn't make sense to calculate against an hourly rate. I need to have my faucet replaced in the kitchen as well, and without a doubt, I will be calling Butterfield Plumbing to install it.

I called Butterfield plumbing on a friend's recommendation to get an estimate on installing a backyard water faucet in my Ballard townhouse.  Elliott and his colleague (female - forgot her name, sorry!) arrived and quickly put together a bid.  The price was very reasonable and they indicated that they actually had all the necessary tools to do the job that day if I was interested.  I said yes and in under 2 hours they had the whole thing installed.  They were very careful and were able to do it without tearing out a chunk of sheet rock, saving me additional repairs.  Both were very friendly, efficient and kept things clean.  They also didn't mind giving me some free advice about a few other unrelated plumbing questions I had.  Overall a very positive experience.  I would definitely use them again.

My partner is a contractor and when we had a backed up kitchen sink, he and I were both certain he could fix the problem. Unfortunately, 4 days and a kitchen full of dirty dishes later, still no luck getting the sink to drain, despite every attempt made we could think of. We decided to call Butterfield on a recommendation and they showed up right at the time they said they would, and worked with my partner to resolve the issue. Turned out the pipes had years of buildup inside of them that were causing them to drain slowly, and then the small opening that WAS inside had been blocked by some item to the point that was causing us our standing water issue. The price for the 4 hours it took to figure out and resolve this issue was way less than I expected it to be, and all the communication my partner and I both had with Butterfield was professional and courteous. They answer their phones at all hours, which I also really appreciated at that moment when I was at the brink of insanity over my pile of dirty dishes. I will never call on another plumber again. I called them for a non-emergency leak under my sink and they were able to get to me the day I wanted (2 days later).  The plumber was prompt and considerate and reasonably priced.  He gave me a very reasonable estimate for changing out the water heater and stacking the washer/dryer.  I will definitely call them again.

Wow. Just wow. Never thought I'd say that about a plumber but when they're good, they're good. Based on the good Yelp reviews, I called Butterfield to flush out our hot water heater. It had been a few years since it was installed and the hot water was getting brownish. Not only did Jared (and his helper) flush out the hot water heater but he fixed the ballast tank that was waterlogged because of an improper installation. He also fixed my leaky toilet, my shower, and tracked down the stinky smell in the basement (dry drain). He gladly did all of these small jobs with no complaints and at a very reasonable price. Jared was incredibly knowledgeable and took the time to explain how and why we were having these problems and even drew me a few diagrams! I will definitely call Butterfield again for our future plumbing needs.

Called on Friday and a real person in the office answered the phone.  I'd called other plumbers and got voice mails that were never returned, so Butterfield got the job.  They were able to make an appoinment for Tuesday.  I'd have liked to have them out sooner but I suppose that's decent response time.  paul came out and diagnosed the problem quickly, cleared the drain fast and charged for one hour.  Friendly and professional the whole way.  Would use them again.

Herb was awesome!!  My plumbing got REALLY backed up on a Sunday evening and he was here first thing Monday morning!  I had a big name company come out and give me an estimate before I found Herb and their estimate was $811.  I was freaking out.  Herb did the job in less than two hours and I saved over $600!!!  I would highly reccommend him.  He was professional, pricing was fair and he got here quick!  I hope I don't need a plumber anytime soon, but if I do I'll definitely be calling Herb!

I gave it a 1 star because the all the technicians were actually Friendly... but unfortunately that is where it ends.  I had a leak at my tenant's house from the upstairs bath down to the kitchen and decided to give Butterfield Plumbing a try due to all the good reviews on here.  They were out to the location 3 times, and opened up 3 big holes in my wall.  They gave me 3 different diagnosis of what caused the leak.  Where are we now?  Still the same place as I started, except now I have 3 big holes in my wall with nothing to show for, and had to take 3 days off from work...  

They did not charge me for the last time that they came out, which I am appreciative of, but that doesn't do any good if you can help solved the problem.  As a matter of fact, I rather that you charge me, but help me fix the leak somehow or provide a real cause of the leak.  The last solution that I was given was to replace the door because water was getting out from the gap at the bottom of the door, however they couldn't explain to me how the water have any outlets to go downstairs because all the caulking is sealed air tight.  Why would I replace the door when I know that whatever water that leaked through the bottom of the door has no way of leaking through any openings to get downstairs.  Then, I was given a theory that there could still be water trapped behind the wall previously and is getting released occasionally due to certain movements.  I can accept that theory, but all the caulking has been sealed air tight for 2-3 months now.  I just don't think drywall can possibly trap water for this long.  It would have already leaked thru or evaporated.

I just e-mail them and told them the same thing.  I am not sure if they have any other solutions or are they just going to leave it the way it is and move on.  I will followup with this review in a couple of weeks...

Butterfield is legit with professional and thoughtful service.  Thomas was the plumber who worked with me to take care of the issue.  We have a Rinnai tankless water heater and whole house heating system that had not been serviced in five years (five year old system).  The system provides hot water and heat for four floors of a townhome.  I don't know the first thing about the system and hadn't had the required yearly maintenance done.  The system was in bad shape and had slowly deteriorated over time - couldn't get hot water to upper floors and none of the heating vents were operational throughout the house by the time I called Butterfield.  Thomas came out and quickly assessed what the potential issues were, clearly communicated how the system works,  in detail what would be required to fix it, potential risks of what else he may find once he opened the system up to troubleshoot it and initial estimate of cost.  This level of communication is exactly what I look for in these situations - If I'm not confident in their expertise than I'm not inclined to hire them.  Thomas was legit so I wanted to move forward however he was booked into December.  He said he would do what he could to fit the job into his schedule but couldn't promise anything.  I wanted to stick with him for the job so I told him to do his best and let me know.  Within a couple days I was booked for four hours of work -  another customer had to cancel and he immediately fit me in.  I unlocked the front door to my home for his crew and left for work - three hours later Thomas called me to tell me that he was ready to walk me through the work that had been completed and test the system - also work came in on budget.  He explained in detail the work that had been done and we went through the entire house testing every water source and heating vent to ensure all was in working order - worked perfectly and better than when I first moved in.  I really couldn't have asked for a better experience - I spent all of one hour dealing with this (consultation and final walk through) and no time stressing over it.  I will recommend them to everyone.

Same day service on a hot water heater even though we wanted to switch from conventional to tankless.  Probably not the cheapest but not the most expensive.  Workers were courteous and did the work in the amount of time they said they would.  I believe they called in someone on his day off to take care of our plumbing crisis and I didn't have to go to my mother-in-law's to shower!

I would recommend Butterfield plumbing to any of my friends. My house was built in the mid 50's and these sewer pips are old and the water can run slow. Are drain pipe for the washer had had a enough and it was not going to unclog. We had to have new sewer pipe put in and Paul and assistant Kyle did a great job. These guys are legit. They were able to address all of my plumbing issues in a straightforward and efficient manner. The bozos at Roto Rooter were about to overcharge me big time - I luckily came across Butterfield, and they got things done for a reasonable price.

The long and short of it: This is a super-friendly, customer-service-focused outfit.

The skinny: I called them on a Tuesday morning and they sent someone out the very next day. Elliott came out and, at no cost, assessed three relatively smallish jobs for me: a whirring-but-not-churning garbage disposal, a sink stopper that stopped stopping-up the sink, and a toilet tank that endlessly filled with water. Elliot didn't happen to have a needed part on his truck for one of the jobs as he'd used the last one on a previous job, and he apologized for the inconvenience. While we waited for his co-worker to drop the part by my house (which required only a very short wait), we enjoyed a very friendly chat about travel, the economy and what not, and a few hearty laughs about said travel, said economy, and said what not. Once the part arrived (the thing that regulates how much water fills the toilet tank), Elliot took care of the last of the three repairs in no time flat. He also took the time to explain why things had broken and what he'd done to fix them. In the end, the price was quite reasonable, the service was superb, and the professionalism was second-to-none.

Herb, the owner, seems to know how to pick good employees and clearly knows a thing or two about providing good service.

I thought my toilet was leaking a few months ago and chose Butterfield on a combination of location and Yelp reviews. Called in the late afternoon and they were able to come out the next morning. Turned out I didn't have a leak and the technician was nice enough to look at my leaking shower faucet instead.

Our first clue something was seriously wrong was an $800 water utility bill (!!!). After shutting off our water,doing some digging,and calling a plumber we'd used in the past,we waited. And waited. And waited. They never called back. It was a weekend, so we knew it might be hard (and expensive) to get someone out right away, but we had no water and were anxious for some answers. After searching online we called Butterfield based on location and good reviews. Dispatch answered right away, and a plumber called me back within minutes. He patiently listened to my description of the problem, asked questions, and offered some alternatives and good advice (including reminding me to shut off our gas water heater to avoid damage). After going over our options, we decided against the emergency after hours visit, but were able to get on the schedule for first thing Monday. Thomas, the plumber I talked to on Saturday, arrived promptly Monday morning (as promised). He was very patient in explaining our options, and had a several good suggestions and ideas to address the problem. His attention to detail saved us from having to tear up our driveway (and the subsequent cost of resurfacing). It was no small job (labor or cost-wise) but their fees were competitive and the customer service was outstanding. No one wants to pay thousands for a new water main (seriously, not fun!) but the fact of the matter was the work had to be done and I appreciated that it was performed by professionals who really seemed to enjoy and take pride in their work. I am hoping not to have any plumbing issues for a very long time, so crossing my fingers I don't have to call again soon, but I definitely recommend Butterfield to anyone out there in need of plumbing help!

Our hot water heater was on the fritz again. After calling the plumber that helped the first time, we decided it was best to just replace it. We got their bid and did some calling around. Not only did Butterfield say they would come out and take a look and give a bid, it also wouldn't cost anything (no one else offered that) so we had them come out and take a look (and yes, they were on time!). As you may know replacing a hot water heater is not cheap and I knew I didn't want anyone from Lowes or Home Depot fooling around with my heat and water source, so I was assuming we would be paying more to a plumber. And Butterfield beat all the other plumbers and water heater companies' prices that we called. The plumbers that came out, Bill and Dee, were extremely professional and very respectful of our home (they even put covers on their shoes). Since they were there, I had them look at a slow drain in a bathroom - Dee found the problem (a pipe was too long) so she took care of that and did a plumbing inspection where she found that a little too much water was filling in the toilet tanks. Oh and they even raised our water pressure a bit. They were not there too terribly long, cleaned up completely, and took everything away. This morning I am very happy to report hot showers for all and a little extra water pressure never hurts either! THANK YOU Butterfield Plumbing - I'm so glad we called and now have a plumbing company that we would never hesitate to call or recommend!!!

Bill and Paul from Butterfield were a solid team.  Our job involved moving gas, water, and vent lines for a laundry room location.  Things got off to a bit of a shaky start due to Bill's insatiable love for softball not getting along with his hamstring.  That put things behind schedule, which led to an oversight in the gas pressure test.  At that point, we were admittedly quite upset.  But the true test of a company and a worker is how they handle it when things don't go smoothly.  Bill took complete accountability, and would not stop until things were right.  It turned out there were quite a few slow gas leaks, including the gas meter itself, that were completely unrelated to the work we contracted them for.  Bill and Paul worked incredibly long hours to get ALL of them fixed for us, while still keeping our project on schedule.  No-one likes to have complications on a job, but knowing how hard they work for us to make sure things are just right gives us a ton of confidence in hiring them again!

I had an emergency sewage leak in the basement of a rental I was managing. Herb came over right away. The plumbing system in this old house has been patched and repatched and often the jobs were done incorrectly. Herb was very knowledgeable and easy to talk to. He patiently explained all the issues with the plumbing system that had caused problems and went over what might be needed ultimately to fix the bigger issues. In the meantime, he fixed the immediate sewage leak within a day! He even had to call someone in to replace some of the underfloor in the bathroom because a slow leak had been rotting the wood and he still managed to get it all done quickly. He was very respectful of the renters and he laid out a long canvas cloth so as not to get the carpet dirty. I thought his price was reasonable and his work was excellent. Very tidy too. I've recommended him to 2 other friends since and they've also been pleased.

Mr. Butterfield came to our home last fall for a leaking kitchen sink pipe in the wall into the room below the kitchen.  He had to cut into the ceiling and wall to repair.  We discussed the cost prior to and I was provided a written estimate.  He also discussed and wrote down the bigger repair that could be done to prevent future occurrences since this is an older home and likely to have the same problem again.  As we are going to remodel at some point, I declined the bigger repair.  Mr. Butterfield performed the repair and also installed a new kitchen faucet I had mentioned on the phone when making the appt.  It was purchased for a good price at Costco and had been sitting in the garage and on 'the list of things to do' for quite some time.  He charged what he said he was going to charge on the phone and in the written estimate.  That is important to me as we have recently contracted for other work with companies who low-ball the estimate to get the job, don't provide a comprehensive bid, and then overcharge in the final invoice.   Butterfield Plumbing checks out with all the requirements from state agencies and licensing departments for his profession.   I got the sense that he runs an honest business.  Thanks, Mr. Butterfield!  We'll call you again when we need plumbing or related work done!
