I found Greg on Yelp and decided to contact him due to all the 5 stars reviews. I needed a technician to fix a circuit breaker issue that my tenants are experiencing in one of my rental units in Philly. Greg responded immediately and offered to pay an initial visit to assess the circuit problem. I work in NYC so I couldn't be present during his first visit, but Greg informed me that he's used to coordinating with tenants directly. Greg coordinated the visit without my involvement (which was great) and figured out the issue right away. Greg, in plain English, explained the problem to me over the phone and presented me with a few options in a later email (with a recommendation on what's the practical and right fix).
I love Greg's transparency during the entire process (how he works, his pricing and scope of work) and his accessibility (via phone, text or email). His end product is very thorough and clean. I even threw in a side job at him that wasn't part of the original scope (switch out an old outdoor light with a new one with photocell).
All in all, the job was done perfectly from start to finish. What I value is his timely responses and accessibility. Being a landlord, the most important thing I value from any service provider is reliability and dependability. Greg has that. I will absolutely use Greg again for my other rental properties. Larry and his sons are reliable and deliver what they promise. They show up on time on the appointment date and give a quote the same day. They quoted me $325 for 3 tasks that needed to be done. They showed up the following day and took 1.5 hours to finish. One task was to replace a ceiling fan. Apparently the old one did not have a box to secure to the ceiling so they installed it for free. They don't go outside the quoted amount. Also if you pay cash, they will give you a discount.

We had the power to our stove/microwave/garbage disposal go out and spent some money for someone else to do (what we now know was) a quick fix. When it went down again we brought some people out to diagnose. Turns out we needed to wire that fuse to our main box which someone neglected to do prior to use owning the house. The quotes that came in were insanely high but weren't sure. Jim and Sons came out, diagnosed the exact same problem and quoted a much more reasonable price. The thought then creeps in your head, Well what if their work ends up being shoddy due to the price?. Nothing could be further from the truth. Our crew showed up on time, were courteous and went to work right away. Job took exactly the amount of time they estimated and they did an excellent job. Had JDV out to do an estimate - Mike arrived promptly, was professional and courteous, and provided information throughout his time here. However, that is where the positive part ends.
After performing the estimate. Mike sat down with me and presented two packages - one for 16000 dollars and another for 3200. The lesser estimate was to replace outlets and replace expired hardwired smoke/CO detectors. These detectors go from anywhere between 40-55 dollars (retail, not wholesale) depending on the brand, with labor being roughly 1 hour to replace all necessary components (there were 8). JDV wanted 3200 Dollars to replace those and roughly 25 outlets (only 1 of those being GFI) inside of the home. This is a total of about 4 hours' worth of work (generously and assuming brittle wiring (which I likely have).
That was bad enough.
The higher (and considerably more insane) estimate - 16k - included a panel replacement - a 50-foot junction box run to replace an old fuse sub-panel, (5 breakers total) - run a grounding wire, and do the aforementioned work contained in the smaller estimate. He also noted, corrosion (nothing reaching the buss bar or any corrosion besides humidity (a flex seal fix) - and explained that I would need a new panel and new fireguard breakers.
Please keep in mind - an 80 slot 200 amp panel is 130 dollars at home depot (with standard GE breakers - which are fine of course). Additional breakers as needed are cheap and effective. Additionally, it is noted on the estimate that if any fireguard panels actually trip - it is roughly 400 dollars (per breaker!) for them to fix that issue. Using that math - JDV wanted roughly 8 THOUSAND dollars (conservative) in labor to perform the panel/breaker change)
He also pushed a whole house surge protector (I run UPS on all of my electronics already) - and their service plan which includes yearly inspections.
When I asked him to provide a breakdown for parts and labor - Mike explained that JDV does not provide that and that the estimates include cost of doing business, and of course their 3-year warranty (keep in mind most products serviced come with their own manufacturer's warranty. Please keep in mind that they only warranty their service (Ie. Actual work) for one year.
I believe my internal thought process was that I could BECOME an electrician AND perform the work for about the cost of the estimate. I believe what I actually asked is do people actually pay you those prices?

I was happy with the work done by EP Electric; they were very responsive in December when I needed 2 outdoor outlets replaced. They came within a day of the request sent to several electricians. While at my house I asked for an estimate to have some switches changed to dimmers. The next time I needed an electrician was to change out some light fixtures. Again, EP Electric was pretty responsive and available in my timeframe. Since I had used them before, I was comfortable having them come out. When that job was complete, I again discussed the dimmers I wanted and we discussed when I wanted to get the work done. We are working on a schedule for this week and I think it will really add to the ambiance of my house. Looking forward to it.

Rod and his team just finished upgrading my electric panel to a 200amp and some other electrical items I needed done around the house. I called Rod about coming out for an estimate and within a week the work was done. Everything took a day and the team was very communicative in terms of letting me know how things were going. I called this company on a hot summer day when my tenant called me and told me her power went off. I was running around town with my two kids, so in a hurry I decided to call the first company I saw on yelp. I really wish I had taken more time to look for a more reputable company.
First, be aware that this company has multiple listings for different locations all over the city. If you look at their other listings, you will see the many poor reviews that they have received.
I received multiple phone calls from different people after my initial service request. They repeatedly told me that there is a $165 charge for emergency dispatch, and that once they do an inspection, they will let me know what the cost of the actual work will be. When the technician got to the house, a guy named Steven Miller called me and said he wanted me to pay the dispatch fee upfront before anything is done. He then sent me an email to get my written authorization to charge the credit card. All of this seemed a bit odd to me... the multiple phone calls, the written authorization, the fee up front... but I didn't think too much of it and just proceeded.
About 10 minutes after I paid for the dispatch fee, Steve calls me back with his technician on the phone to tell me that they have to charge me another fee for the diagnostic. I told them that my understanding was after spending $165 they would be able to tell me what's wrong and give me an estimate on the cost of the work. He then proceeded to repeat everything that he and another one of his employees had already told me over the phone multiple times. I told him that I did not feel comfortable proceeding forward and that I was going to call around to see if other companies have similar practices. He then had his other employee (a woman with a courteous voice) call me to try to reason with me. I told her again that I was going to call around and if this is common practice, then that's fine, but if not then I will be leaving a long review for them.
I got off the phone with the woman and called another local electrician. This man was honest, prompt and straightforward. He came out within half hour and fixed the problem for me under 10 minutes and charged me a third of what Thomas Edison had quoted me for simply coming out and finding out what the problem is (not including any work done).
Needless to say, I will be sticking with my honest electrician from now on. Steve did call me again to tell me that he would not charge me the $165 as a courtesy to make me happy. I thought for a second about not leaving a bad review, but I decided that I cannot let this company get away with unethical practice. This company needs to know that people are not stupid and this kind of bait and switch business practice will only backfire. Simple honesty, trustworthiness and respect for people is the way to go.
