Called Osborn this morning and James arrived at noon and the leaking toilet was repaired by 1 pm. Amazingly good service. We'd been waiting a week for repair by USA Plumbing (1 rating out of 5 with BBB) which was referred by the Old Republic Home Warranty. Both USA Plumbing and Old Republic are now history for us!
Osborn has been excellent every time we've called when other failed. We will go to Osborn first from now on.

They are professional and do decent work. However, their fees are too high. Ask anyone in Smithville.
I had them do a couple of repairs. Afterwards, someone at the office called to check to see if I was satisfied. I said that one of the issues didn't appear to be fixed. They sent someone to follow up and that person spent a few minutes checking it out before determining there was no problem. Then they charged me an additional $60 for that. Their office is literally 5 blocks from my house and I spent a good chunk of change for the work already. Oh, and the problem they double checked persists.

Jon came to our house for a few simple plumbing items during a kitchen reno. The work was completed quickly and easily, no issues at all! But what really stood out to me was Jon's interactions with my 4 year old son, Isaiah. Jon didn't mind letting him watch and even help with the work! My son was (and still is) thrilled about it. Anytime I tell the kids a contractor is coming to the house to do some work, he asks if Mr Jon is coming too. Thankful for the plumbing work but also the kindness, patience, and graciousness with the kids, very personable service. If we ever have a plumbing issue, we will be thrilled to have Mr Jon at our house again!

Did business with this company for the past four years. I had a water heater go out that they installed and they said it was a warranty issue with the company they don't cover the water heater that they installed. Then I was made to feel like they did me a favor over the last four years for doing business with them! They don't stand behind the products that they install. Apparently I'm rude every single time I call. Horrible customer service from the office. I'll go ahead and buy my own water heater and install it. You've lost my business and my respect.

If Goettl tries to pull the 'cracked heat exchange / carbon monoxide' tactic on you, get a second opinion.
(CO can be dangerous, so be smart - but don't trust Goettl's word on it)
Our heater is running great and its only 6 years old. Tech says he's getting a carbon monoxide level in the duct of 9ppm and inside the house of 2ppm (even though I watched his detector inside my house for 10 minutes read a level of 0ppm). He said this is super dangerous and we need to get it replaced immediately. He said he suspects its a cracked heat exchanger, so the only option is to replace the whole thing. If we don't, us or our little dog might die.
He calls up his service manager, who agrees with his assessment. Then he passes the phone to his sales guy who offers us 3 options ranging from $10,000 - $12,000. The sales guy is super pushy and after telling him I need to talk it over with my wife, he asks that I go and do that right now while he's on the phone so we can make a decision immediately. I told him to call back later and he made me promise not to turn on the heater. He even lowered the price of the lower tier to $8000 (good thing to remember btw).
Why they're wrong and this is shady:
The tech's detector read CO was 0ppm in the house despite him writing 2ppm on the report. As for the duct reading of 9ppm, CO detectors can trigger false positives with heat (I was told this by multiple Heating/ AC companies I called). Goettl either knows this and is using it to scare people or is so uninformed that they are unknowingly making people get rid of good units for tens of thousands of dollars. Either way, don't trust them.
I bought my own CO detector that can recognize levels of 1ppm (most home alarms only trigger at 20-30ppm). I tested the duct connected to the heating furnace, the flames in the furnace, the vent closest to the furnace, my kitchen, and all got a level of 0ppm. To ensure it was working properly, I tested my kitchen gas stove and got 15ppm, and tested my car exhaust pipe and got 563ppm.
I also hired another HVAC company to come out and they checked with their CO detector and also got 0ppm in the house.
I cancelled my service agreement and will be using a different company. Either Goettl is using scare tactics or they are incompetent, either way I don't want them near my house again.

Well I got the number through a friend of mine, which is a good way to get a skilled professional when something is beyond me or it's cheaper for me to higher out because I don't have time. This was an instance of both. I had changed out the thermopile assembly, checked the thermal switch, and tested the valves and found the pilot valve not clicking, leading me to believe the gas control needed to be replaced. I called Radiant who could book until November then got these guys number. I called on a Tuesday and I explained everything to the call taker hoping to give enough information for a plumber to either call me or have an idea what the issue was before coming to minimize time for getting parts, because we were already on day 4 of cold showers. She set up an appointment for Thursday. Thursday comes and 2 plumbers show up, I take them upstairs and ask if they had gotten the jnfo I gave. Nope. Nothing was on the ticket. Nothing. This visit was their assessment. Guess what. He concluded the gas control valve and that I needed a new door gasket, which I also knew and had ordered the previous Friday from Morrisons when I bought the thermopile assembly. He said he would need to order the part or see if they had it and he would call me later in the day. Friday morning rolls around (no call Thursday) and I get a call from another employee who says they have my gas control at just over $350 and $200 in labor. I ask him if that includes the door gasket. He asks me, what are you talking about? Briefly explain that the water heater needs that gasket to operate safely. We go back and forth for about a minute and he says he will call me back. So he calls back and says, that part only comes on a burner assembly and that's gonna run $177, plumbers price from Morrisons. I tell him that I already ordered the part, $77 from the same Morrison's, and I'll call about the part. He says, ok, ill put your name on the part and to call him when I was ready for the job to get done. Well guess what- it's now Friday afternoon and it won't be till Monday when these guys will come out again. My issues: 1) my info didn't get passed on, which MAY have mitigated having to find parts on Thursday afternoon. 2) not getting a call back on Thursday about the part 3) a whole different employee calling me and what I perceive as trying to up ahead me a part assembly I may not need and then 4) trying to make my water heater sound like it needed replacing you've already replaced the termipile, now the gas valve and gasket, well...its your money you might want to get a new water heater. OH and 5) I was so turned off by the experience and wanted to get my kids hot water for showering, that I went upstairs to inspect and get measurements so I could do the work myself (I know stuff, but just don't have time) but my simple inspection found a corroding and sweating hot water pressure pipe coming off the top of the water heater! This was the only reason why I opted not to do the job myself was that pipe. So yeah, were they prompt, sure. But I was not happy with the rest of the experience.
