We recently bought a new home and our home inspector said our system was in good order, but aging. Since we weren't sure what aging meant in relation to longevity and we were not sure if the previous tenants kept up with seasonal inspections or routine repair, we started looking for an HVAC specialist to take a look at our systems and put the home inspectors report in perspective.
I called Spann Mechanical and Michael Spann, Jr came out within the week. He was right on time and got right to work checking everything out. Since he knew I was a new homeowner as well, he took his time to explain what he was looking at and for, while also answering all my questions. I feel that he was up front and honest about the condition of our systems and did not try to oversell the equipment.
I would use him again and found Spann Mechanical to be professional and knowledgeable.

Fast, professional and top quality. We had a toilet ring fail on a toilet. They came out within an hour. They had all the equipment they needed to do the job and wore plastic foot coverings in the house. They removed the wax ring, cleaned the floor and old caulking, replaced the wax ring, recaulked and then cleaned up the area. They were in and out in less than an hour. Definitely worth the business. If we ever need plumbing services, they'll be the ones to call.

Soon after, my yard was dug up and filled back in, the pipes were in place tested and working, and I was able to move on from the ordeal.
I am not a plumber so I will say of those home owners I spoke too after, and of the Google searches I had done, I am confident I got a fair price.

I hired this company to help me with post-inspection repairs (for the sale of my home in Baltimore). It was important for me to have all required repairs done and documented well before settlement date. Rob, the project manager, was amazing in updating me with the progress of the work. They completed the work on time (repairing/repainting of ceiling, structural reinforcement of the home- two very involved projects). They were also very honest in their pricing. Unfortunately, I have a strong concern and complaint regarding my recent service with Jack's Plumbing who was dispatched to me through my home warranty.
I created a service request to fix what I thought was my water heater. When Jack's Plumbing came out to my property, they had me pay the $186 deductible which was understandable, but said this was actually a faucet issue and would come back by the end of the week with the correct supplies to resolve. That week passed with no followup from Jack's Plumbing then an additional month passed and Jack's Plumbing stopped reaching out to both me and my home warranty company with the issue not resolved. I would have appreciated even a simple call explaining maybe the part needed was delayed or something along those lines. But I was under the impression after a few weeks that I was being ghosted and this would never be resolved. FINALLY, they came back out and fixed the faucet after I had to pay an additional deductible.
I can tell you I spent over $215 for my faucet deductible and the issue has not been resolved like I was told it would be. The water in my shower is still freezing after 10 mins so I have to basically jump in and out daily and barely get cleaned or I have to shower at other locations which is very inconvenient. I don't want to pay another $215 for another 1.5 month wait and for the issue to not actually be resolved again. Unfortunately, that is the least of the issues.
When Jack's Plumbing came back out to fix the faucet, it was during the work day and they repaired the faucet while I was in my office remotely working. While the plumber was doing his job, he dropped something and chipped my fiberglass bathtub and if not fixed soon it is going to cause major damages to both the bathtub and potentially water damage to the ceiling in the first floor from leakage. Unfortunately, since I was working at the time I didn't notice it until my next shower. I shouldn't have just assumed this would be a professional plumbing company that would not cause damage to my property. But I can guarantee that this crack was caused by Jack's Plumbing because it wasn't there until they came to work on the bathtub. I called my Home Warranty to see how to proceed and they were very helpful that Jack's Plumbing and their insurance should be held responsible.
I called Jack's Plumbing immediately and they said they would take care of and send someone over to look at. Welp the same guy came back to my home today and was VERY UNPROFESSIONAL. He raised his voice at me, denied any fault on his behalf, stated things along the line that I should have videoed him working if I wanted proof he was responsible, throughout his entire career he NEVER caused damage and my favorite being him trying to blame me stating I must've brought hairspray into the shower and thrown it in the tub and did the crack myself. I've never met anyone who would willingly bring hairspray into the shower because water would wash out hairspray immediately. He basically rambled on and on about how Jack's Plumbing is not at fault and I must be trying to blame them for something I did afterwards because I have no evidence. I truly feel like he was talking down to me because I am a young female homeowner. He wasted both my time and his time by coming to my property today just to argue with me.
My boyfriend was in the other room on a call at the time and overheard most of the conversation. He was even outraged by the way I was spoken to. Very unprofessional, unwilling to take responsibility and raising his voice in a client's residence.
At this point, I don't want Jack's Plumbing coming near me or my property again. I might unfortunately have to look for plumbers outside of my home warranty to re-fix this faucet issue because my $215 went down the drain with Jack's Plumbing and I assume I cannot get any refund. It's not just the $215 I lost at this point but the additional money I will need to spend to repair the damage of the chip/crack in my fiberglass tub caused by Jack's Plumbing.
I know this isn't my Home Warranty's fault, but wanted to write this review so you are aware of the treatment homeowners like me are experiencing from Jack's Plumbing.

Please don't waster your time on a cheap job that will only delay the damage by maybe a few months. I will get the damage properly fixed on my end so I know its done right the first time.

My Dad is older and retired and after being shifted around by a horrible plumbing company for weeks, I remembered that my fiancée used this company a few times for things at our house. So I told him to try this company. Can't say enough about the service that these people gave my Dad. They went out of the way to help him in any way possible. He needed major work done and they were extremely kind to him every step of the way. Efficient, patient and well mannered, great prices, and perfect work. It's nice to see that there is still great customer service out there. Highly recommended.

I had a kitchen sink that was backed up. A friend referred me to Abend. Called them and they promptly sent someone the same day. Dustin cleared my drain and had me back in business. The drain backed up again a few weeks later (my fault. Didn't know how much of a problem egg shells could cause). Called again. Same day service with Dustin clearing my drain, found the cause, educated me on how to keep my drain clear and gave me a return customer discount. Absolutely the BEST local Plumbing company around! Small but you can't beat the heart this company and the owners have!

I should have looked on Yelp. They replaced a garbage disposal for me. They just did the work, thirty minutes or so, and charged $387! The new one is working and not leaking. The plumber was nice but this price is way too high for this service. The new disposal was only $120 at Home Depot.

I called them to install a new toilet that I provided for $259.21. Shawn (the owner and technician who comes to your home and does the pricing), said that because my house is old, the work was more difficult. My toilet was the original toile; however, it was not difficult to replace it. Then, Shawn suggested a vanity to replace my pedestal sink. He said he would have to put a hole in the wall to update the pipes (for the toilet and sink). I provided the vanity and faucet. He charged $537.21 to install vanity and faucet, even though I removed the pedestal sink. All he did was add new shut off valves and install it. He also suggested that I have the drain to my tub cleaned or replaced. Cleaning was $226 and replacing it (because I had old plaster walls that needed to be cut to get to it) would be $904. I chose to replace it because it was always getting clogged, even though I suspected the price was too high. He said the original trap and drain would be difficult to get out. Then, he told me he could not complete all of the work on Saturday and that he would return on Monday with an assistant. He said it was a lot of work; so I took Monday off, rather than have him wait to begin in the evening when I returned from work. He said that he would arrive at 10:30 am. He did not get to my house until 1pm. None of the work was as difficult as he claimed and large holes were left in my dining room, family room, and shower. He also said that the water pressure coming into my home was to high and needed to be balanced out. He added some black knob that s supposed to balance the water pressure, to my main line for about $340. He charged $187.11 to replace my main water line valve. And, he charged me for something else. He gets an attitude when his prices are questioned and he lies about being the owner, claiming he is not. He surveys your home to see if your gullible enough to pay for his suggestions. His assistant, Ron, scratched the neck of my shower head. He charged me $520.48 to install new shower fixtures which I provided. The diverter for the shower sticks out well past the tile. When I told Shawn that I realized that I was overcharged and I wanted him to repair the things they had not installed properly, he was very curt. I cheated myself by not getting 3 estimates for every job. I thought getting multiple things done with one company would be cheaper. And, Shawn actually claims that these prices were discounted. He only agreed to knock $109 off which left me paying $2,900. I paid double what this job cost and Ron did all the work, and was done by 7pm (and they took a 30 minute break to eat the lunch I provided).

Totally great experience. Had a line freeze and burst, they came out as soon as they could and on the day of the appt 3 hours earlier. The service tech Keith was exceptional. He performed a highly professional repair, tested the system and was very informative as well. Would definitely recommend for any potential jobs.
