We recently bought a new home and our home inspector said our system was in good order, but aging. Since we weren't sure what aging meant in relation to longevity and we were not sure if the previous tenants kept up with seasonal inspections or routine repair, we started looking for an HVAC specialist to take a look at our systems and put the home inspectors report in perspective.
I called Spann Mechanical and Michael Spann, Jr came out within the week. He was right on time and got right to work checking everything out. Since he knew I was a new homeowner as well, he took his time to explain what he was looking at and for, while also answering all my questions. I feel that he was up front and honest about the condition of our systems and did not try to oversell the equipment.
I would use him again and found Spann Mechanical to be professional and knowledgeable.

Did some light electrical work at my rowhouse, then came out another time to clear out an overgrown yard. Fair prices and good service on short notice. Would recommend.

This business was called in by the previous owners of our house to fix a leak that was found during the home inspection. The plumber they sent out said there was nothing wrong, he couldn't replicate the leak. Within days of moving in, we discovered the leak again. We called our own plumber and he was able to determine the source of the leak within 5 minutes. When we called to try and discuss the matter with the owner, he would not make himself available to discuss his employee's performance.

Very pleased with the service of Reed and Sons. I needed a fairly simple fix for a plumber, replacing a leaking copper junction and shut off valve, but tricky for a plumbing novice like me. Making an appointment was easy. Called at 8am and the service techs arrived at 1:30pm. The techs were both very friendly and professional. Work was done quickly and done well.

What a great company . I called Action Plumbing yesterday and spoke to Jerry and explained my issue and 20 minutes later Jerry showed up accessed the issues and fixed the toilet . Not only was he extremely kind and prompt but they were very fair on the price . I intend on using this company next time I have a issue . If you are experiencing a plumbing issue I highly recommend using Action Plumbing !

Stand-up company. Vendor was contracted through our warranty, and was prompt, honest, professional with diagnosis and installation. Had an issue with our garbage disposal and Ricky took care of the rest. Planning to use Double R for any other plumbing issues that may arise.

Great job at a fair price replacing my hot water heater.
Baltimore, MD
Years ago i searched for a trustworthy, reliable, and good plumber. I found these guys and he came out to do work for us 3 times. Prices are fair and the response time is great. He is very professional and i have to repeat FAIR. In fact i couldnt recall the company name and was doing research last night to find them again and thank god i did as i have more work for him. I wouldnt hire anyone else. Im very surprised this company doesnt have more reviews as they are by far the best. You cant and wont go wrong.

Fred Cousins of Cousins Plumbing is a true pleasure to work with. We have used Cousins Plumbing for both emergency and planned projects. Each emergency he was here within a short time, assessed the situation and made all the necessary repairs the same day. No service fee for diagnosing the problem. Very reasonable rates. Very professional, and reliable. Also like that he is a local, small business we can count on.

I hired this company to help me with post-inspection repairs (for the sale of my home in Baltimore). It was important for me to have all required repairs done and documented well before settlement date. Rob, the project manager, was amazing in updating me with the progress of the work. They completed the work on time (repairing/repainting of ceiling, structural reinforcement of the home- two very involved projects). They were also very honest in their pricing. I would HIGHLY recommend them for anyone in need of a licensed contractor.

Utilized Jack's plumbing via 2-10 home warranty and they were great. Professional communication via text, easy billing, good follow up. They replaced a garbage disposal. Would use them again.

Plumb Crazy was the worst plumbing service ever. They stood me up twice in two days and never called the second time they missed the appointment and their service mentioned they had forwarded the call but the plumber never called or showed up...don't waste your valuable time or money with this company. He finally showed three hours later and completed the job. Almost got charged the weekend rate if I didn't tell him i had approval for weekday rate.

My worst $9,000.00 mistake. They never pulled a permit and left 3 foot of bad pipe that would have caused me issues latter on. Had to hire another contractor to fix everything. The owner sent an insulting apology letter that they copied and past from another website. Never finished the job. It was obviously to big for them to handle. Countless other issues too many to list. They will not do another job in this neighborhood. God will get justice in the end.

I had a very positive experience with Atlantic Mechanical. Coming off of a job with another plumber that was very disappointing, Mike came in the day we called and got the job started. They fixed the piping work the previous plumber messed up on that same day. They followed up with me to make sure the work was completed in a timely manner and it was. They have continued to guide me in the right direction as i rehab my home. Its one step at a time but Atlantic has made it a much smoother project. Thanks!

I should have looked on Yelp. They replaced a garbage disposal for me. They just did the work, thirty minutes or so, and charged $387! The new one is working and not leaking. The plumber was nice but this price is way too high for this service. The new disposal was only $120 at Home Depot.

Here's what happened, I'll let you decide if these guys are all right or not.
I had an issue with my kitchen sink draining. I would run the disposal (the motor was working), water would go down the drain, when I'd turn it off, most of the water would shoot back up. Now, I'm not a plumber, so I tried a plunger, didn't work, did some looking online, and decided to call these guys. They get good reviews on Google.
After some wrangling with the dispatcher, I managed to get him to send someone that day. That's pretty good, that's part of why they get 2 stars. There is a $45 call charge that will get waived if you have them do some work. They told me that up front. It's pretty standard practice, like it or not.
The plumber came, looked at it, went to his truck, and came back with two options: $187 to remove and clean the trap, $315 to snake the line. These prices seemed high to me, but as all plumbers do, they've got you $45 in and you need the sink. So I said ok. Literally 5 minutes later, the trap is off and was not the problem.
So, out come the snakes and the snake machine. He runs it, draws it back out, re-connects everything. Runs the water. Not fixed. Same exact symptoms. So, the snake goes back in, and this time -- here comes the MAIN REASON they get TWO STARS -- he decides to run water directly into the line to save himself the trouble of connecting everything back up. It's clear. Connects the trap back to the disposal. NOT CLEAR. Same symptoms.
IF HE HAD DONE THIS 5 MINUTE DIAGNOSTIC AFTER REMOVING THE TRAP AND BEFORE RUNNING THE SNAKE, HE WOULD NOT HAVE HAD TO BOTHER WITH THE SNAKE AND SAVED ME SOME MONEY AND BOTH OF US AN HOUR OR SO.
He tells me that the disposal needs to be replaced, comes back with $450 to install the same type of disposal or nearly $700 to install a better one. No option to FIX THIS ONE. The motor is still working. I didn't even bother to ask. In the time it took for him to write the quote, I had done enough research to decide to buy a very nice disposal for $175 and take an hour to do it myself. Lesson learned. $315 poorer and the drain still not clear.
That night I twiddled the jam buster and pulsed the disposal a few times, same the following day after ordering a new disposal from Amazon. By midday everything was draining fine. THE OLD DISPOSAL IS STILL IN THERE AND WORKING, thank you very much.
I realize that some people will think/say maybe there was a restriction in the line that he fixed and for some weird reason the disposal was also clogged but that got better as a result of him snaking the line. I'd say there is some miniscule chance that is true. It is true, I'm not a plumber, but after observing, it seems pretty obvious that if your goal was fixing problems efficiently, (1) you would try to rule out a jam in the disposal by testing the line for drainage AFTER CHECKING THE TRAP and (2) you would see if you could remove a jam/clog from the disposal BEFORE RECOMMENDING REPLACEMENT.
I give them 2 stars because the fit me in late in the day on a Friday and because the plumber was nice enough while he was there.

Great experience. Heard a funny noise in our house, called several plumbers, millennium plumbing was the only one to provide an immediate response (no one else could come until the next day). The guy was great, found a leaky pipe, and prevented us from having a huge problem/damage. Will definitely recommend.
