We had a drainage issue with our dishwasher and the plumber from beacon plumbing spent less than 2 mins pointing a flash light at the outside of a pipe and told me I needed a new dishwasher and there's nothing he can do. We had another family friend plumber come look at it and he was able to check the air gap and saw it clogged.
The plumber from beacon seemed frustrated when I initially ask for an explanation for how he determined there is no plumbing issue like I was too incompetent to understand.
Save your money and time and go with another plumbing company. I called in to leave them feedback about the work and were unhelpful.
Toilet was clogged!! Tried everything!
I call beacon because I was definitely freakin!!! They were at my house 30 mins after I called. Zadrien came in assessed the situation and got right to work and after about 30 mins the clog was cleared! He explained all the different variables and was very knowledgeable and friendly! He definitely knew what he was doing!!

James was an amazing & very knowledgeable & able to fix the leaking water issue, as well cleaned up afterwards when he finished his job and repaired the leak. Friendly & explained all that he was doing while working. Would highly recommend this company. Even thou it was 9:45 @ night when James arrived, he worked diligently until 12:15 a.m.
I'm so grateful that Ismael and Brian came today.
Our main water line broke underground between the meter and the house.
I was able to dig the hole and pin-point the issue, but I was unable to fix the issue myself.
I decided to call Beacon Plumbing 425-679-9500 based on google search.
The operator stated upfront that there would be $100 charge for the visit and that the crew would be at our place within an hour!
The crew called me before arriving to ask more details about the issue, so that they can come prepared with all the parts needed.
In an hour, Ismael and Brian arrived at our place (7pm), inspected the issue and provided clear price estimate.
They've been very detailed and explained clearly what they would be repairing and even shown me the materials they would use.
I accepted the price estimate and the crew started working on the repair - me watching them so I can learn.
Both Ismael and Brian were very professional throughout the repair.
They disassembled the fittings and re-done the connections. It was not an easy job as the main water line was quite deep underground and there was not much space to work in.
Ismael and Brian helped me understand what they are doing and why throughout the repair.
They've very detailed and made sure that no debris/dirt gets trapped in the pipes, they've even vacuumed the pipes before making the connection.
After the repair was done (9pm), we did turn the water on and let it run for a few minutes, from the outside hose bibs, to flush any debris, and to check if the new connection is not leaking.
Then in the house to make sure we have running water in the house.
Ismael double-checked the connection for any leaks before completing the job.
After the repair, the crew suggested and did put a yellow stripe around the hole, so that nobody can fall into it.
I'm so grateful for the amazing job that Ismael and Brian did today.
Do not go to Beacon Plumbing. They will overcharge you for very minimal work. They charged us $2600 to essentially unclog our sewer line. They charged us $725 just to do the scope work (most small biz plumbers will do it for $300). Then when we requested the video footage a day later, they said they didn't have it because we didn't request it during their visit. That's a super shady business practice. If I paid $725 for a sewer scope I expect to get that footage. They just don't want you to share their footage with other plumbers because they know they'll be outbid. So now I have to get an additional scope done for $300 by someone else. I will now have spent $1000 just to get video of the issue! Thanks Beacon plumbing
I noticed a water leak in my basement last week, we tried to pinpoint the direction of water flow and could not determine where it was coming from. We contacted Beacon and they were professional, on time broke down costs of tracing leak, Ismael and Bryan found the leak behind our tub .. they listened to our concerns and were able to guide us into getting a professional out to remove our furnace so that we could spare shower remodel... we got furnace removed and called Beacon back they repaired the leak and went above and beyond in making sure I knew what they were doing and answering all of my questions. Top notch service. Beacon Plumbing has been my go to for the past two years , after a not so good experience with another company.
My tankless water heater failed on a 20-degree day, and Gio was able to make it out the same evening to give me a quote and the next morning to replace the unit. He was friendly, did an excellent job, and taught me a lot about my tankless water heater and radiant heat system along the way.
While the price wasn't the absolute lowest, I feel that it was fair for the quality of work and the urgency of the situation, and I'm very satisfied with the work.
I just wanted to brag on Ismael and his assistant. My furnace fan motor went out on Friday. I called Beacon and they were here in two hours. Ismael diagnosed the issue but sadly he didn't have a replacement on the truck. He said he'd be back on Monday with the correct part. He and his assistant arrived at 11 as promised and about 45 minutes later my furnace is up and running. Was Beacon the least expensive no but when your family is freezing it's the service that matters to me. I could've waited a week for the other company but with temps in the 20's I don't think so. Thank you Beacon, Ismael and the assistant for making my family very happy.

This furnace/ac installation will do just fine for what are needs are now and budget wise it was a perfect choice. Thank you Beacon plumbing for all you do for the North West home owner. If I have a problem in the future I'm not gonna be freakin.. just call Brom at Beacon!
Had Beacon out about three weeks ago because I could hear water not shutting off behind my angle stop. Guy came out, did a few things, and said it was all fine. No issues but glad charged me the $80 service fee.
Three weeks later, same problem, only this time there was a small geyser of water continuing to flow into my toilet with no shutoff in sight.
Beacon sent Jimmy, who made me laugh and feel way less stressed immediately when he called to say he was on his way. He worked very hard getting to the root of the problem and ensuring that I got a new angle stop. He was polite in listening and was disappointed the first person who Beacon sent didn't fix things correctly. I appreciated his kindness, and should I ever need plumbing repairs in the future I will most certainly ask for Jimmy.
4 stars because they had to come out twice, otherwise, if I had had Jimmy's level of service the first time, it would be a 5 star review.
At around 3:30pm, we found our water heater had broken. My husband contacted some friends and they recommended Beacon. Long story short, by 6pm we had a new tankless water heater installed with no problems. Hands down the quickest, easiest turnaround I've ever experienced from a contractor in any state. No, it wasn't cheap, but these days I don't expect cheap. I don't expect great service necessarily either, so it was a wonderful surprise to have everything happen so quickly, so efficiently, and so well. We will by all means use Beacon Plumbing again.

Called about replacing a dishwasher. I had already pulled out the old one and had a brand new one ready to install. All I needed was the new dishwasher installed, that was it. I asked over the phone roughly how much it would be but they had no idea but offered to send someone out for a $100 service charge. The tech comes out and offers the service for $2,000!! To replace a dishwasher seriously?!! For these levels of plumbers that should be a very simple job and nowhere near that price point. Unreal.
I called Beacon Plumbing because my water heater was leaking from the fittings. Dean was great! He was very informative and helped me to understand what needed to be done. He got the job done quickly and efficiently and he even cleaned up the mess! Their rates are very reasonable. If you ever need any work done, I highly recommend Beacon and ask for Dean!

Called Beacon Plumbing to tackle a vent issue no other plumbing provider could handle. Most wouldn't even show up leaving us disappointed in a smelly home.
Ned and Alex for Beacon showed up early. They called ahead, arrived prepared and spent quite a while troubleshooting our issue. They provided photographic findings with their estimate, and we felt confident going forward with repairs.
Walls cut. Alex slithering under our house. Ned cutting pipes right and left. They found what others wouldn't or couldn't. They fixed the vents and water leaks professionally and quickly.
Also I got the distinct impression that they were trying to minimize costs and get this job completed right the first time.
Repairs came with a warranty and the prices were in line with what hood residential contracting costs these days. They left without a mess and we are confident this is finally behind us.
We are very happy and hope this review helps you feel better about giving them a call with your plumbing needs.

My outside water connection sprung a leak (because homeless people keep messing with it)..I had to turn off the water at the street and then I called Beacon Plumbing. Ismael called me and came to my house within 2 hours of my desperate call--No water and 90 degree weather coming on Sunday! He quickly scoped out the problem and fixed it with 45 minutes. My flowers and vegetables will survive and so will I.
Ismael was a complete professional and took care of the problem without hesitation. His assistant Ruben was very helpful too. I wouldn't hesitate to call them again if I need a plumber.
There is no escaping plumbing repair costs but at least Beacon was reasonable with their fees. On top of that, Gio and Elijah came and were very professional and Knowledgeable. They were very reassuring and did everything they can to help find my issues. Gio is very experienced and knew what needed to be done. Will definitely look for them for future repair needs.

We had a water main break in our yard. We shut off water and called Beacon, and within an hour Gio and his assistant Zach were at the house ready to start. Gio really knows his stuff and wasted no time locating the break. Not exactly an easy task with the pipe at least four feet underground. A few hours after calling Beacon, Gio had the pipe patched and the hole filled. I have a wife and four kids, so I'm very grateful we got water back on so quickly. Thanks Gio, you averted disaster!
Called Beacon because they were the only plumber who could come out next day.
First of all, they charge $75 to show up. Then they charge an approx. $600 flat rate to do any work.
They said they would show up some time during the day, so I used PTO to be home for that. They didn't get to my house until late in the evening, so I could have worked, but whatever.
They started by cutting the whole in my dining room ceiling. They determined that my roof was leaking, but decided that wasn't right when we checked the vent pipes in the attic and they were dry.
Then they cut exploratory holes in the master bath and came to the conclusion that my shower was dripping around the fixtures, but there was no actual leak. They did some caulking and started to leave.
I walked back through and immediately identified a drip coming from the hot water pipe, which they hadn't seen. I flagged them down before they left and showed them the leak.
They came back in, charged me for a second flat rate and did the repair.
I called and spoke with Mark about the situation. He said that he needed to review the invoices and talk to his work crew. He said that he would call me back on Tuesday and gave me a direct line cell number.
I tried calling when I didn't hear back and my call was rejected without even going to voice-mail.
I will not be a Beacon customer again. I gave two stars because they did repair the leak effectively when I found it. But I absolutely feel un-valued as a customer. I feel like this company takes advantage of people who have plumbing problems and isn't even very good at what they do.
Very disappointed with the treatment I received from thus company.

UPDATE: Beacon's response to my review is ridiculous. In no way did I threaten a negative review to get a discount. They can make an email appear however they want when they share pieces out of context. Let's leave it at this: If you think paying $10,500+ for a $1900 water heater and a simple install is in any way reasonable - go ahead and hire Beacon. Otherwise, go elsewhere!
ORIGINAL REVIEW (CONDENSED):
New jingle: If you call Beacon, you'll start freakin'
Do NOT call Beacon Plumbing, especially if you're in a bind and you need urgent work. Beacon took full advantage of me when our water heater died after a 2-week trip and charged me $10,500 for a simple water heater replacement (from a 75-gallon traditional water heater to a tankless). Yes, you read that right. TEN. THOUSAND. DOLLARS! I could have refused service and gone with another provider, but Beacon had strung us along all day. Refusing at that time would have likely meant at least another couple days without hot water going into the fourth of July weekend, so we didn't feel like we had much choice.
At 9am on Thursday (June 30) I called Beacon Plumbing after trying several times to get our water heater's pilot light re-lit. We had just returned at 1am from a two-week trip. The dispatch operator told us they would have someone out between 11am and 2pm. Just before 11am Jon from Beacon called us to ask a few questions about our water heater and told us he'd be at our place between 3pm and 5pm. Jon finally arrived at ~4:30pm. Before Jon arrived, I did some research on the going rates to replace a water heater with a tankless model and was coming up with about $4,000. While Jon was working on a price, I was preparing myself for a $6,000 bill because this was short notice and Beacon must recover some of what they pay to Beast Mode for advertising. When Jon told me the cost was $10,442.70 (plus tax), I nearly had a heart attack. There was no cost breakdown, just a few words explaining replace 75Gallon gas water heater with high efficiency tankless type... Jon also gave me the option of replacing with a 75G traditional water heater, but this cost was $9774.45 plus tax (also crazy ridiculous expensive). Jon noticed there was no 110v outlet near the water heater and was coordinating to get an electrician the next day to install one. Per John, this would have been $700-$1,000 in addition. (I installed it myself that night. 20 mins. $10).
Reluctantly, I paid up front via credit card.
That evening, after I installed the 110v outlet, I started thinking about the cost and decided I'd reach out to customer service before the work was done and ask for a breakdown of the pricing so I could understand why it was so expensive or they could make an adjustment to make the cost more reasonable. I disclosed in my email to customer service that I was a retired Air Force pilot with 24 years' service.
Jon arrived the next day and before he even got into my house he said, so I hear you're a veteran ... that's a 5% discount and works out to $574.87. Interesting that I (at this point) had no response from customer service, but someone obviously read my inquiry because there was otherwise no disclosure that I had been in the military, and I didn't think to ask about a military discount when Jon quoted me the price the day before. (Note: more than two weeks after this install, I have not yet received this discount).
The rest of the install was uneventful. It took Jon until about 3pm to finish the job including cleanup. The new water heater works fine, really no complaints on the job Jon did or the install itself.
After Jon wrapped up, I reached out to Beacon once again now that I had more information (what model water heater was installed, how long it took to install, etc.). I wanted to share this information with Beacon and give them a chance once again to make this right by either justifying the cost with a breakdown to show what I was missing or offering a more reasonable price based on the work done. Jon installed a Navien NPE-240A2. Quick Google search revealed the going retail price at less than $1900. I was taken aback because when I asked Jon about what drives the cost so high, is it labor? he said no, it's the equipment and went on to give me a story about how equipment prices are so high now, several times what they used to be. I was furious when I found out the equipment costs ~20% what I was charged. The total labor was less than 8 hours work. This works out to about $1,000 per hour of labor, which is at least 3x a reasonable rate even for the most experienced plumber.
To make matters worse, customer service's response to my inquiry was combative and hostile and made zero attempt to help me understand why the cost is so high. All Beacon cares about is their reputation. Trust me, find one of the many other reputable plumbers who will charge reasonable prices, do a good job, and provide good customer service. Stay away from Beacon.

Great service and a quick response to a home with no hot water on a cold January weekend. Robert H. came out within an hour and was super friendly and knowledgeable. Helped me get my hot water and radiant heating working in no time. Also helped diagnose some issues I may have in the future and gave solutions to fixing them with no pressure, unlike some plumbers I've used in the past. Would highly recommend.

Our hot water heater malfunctioned this weekend with a minor flood. beacon plumbing was called and arrived within the hour. Robert H was great and identified the root cause and faulty press valve and helped us out. I would recommend beacon and Robert H for any plumbing issues
I had a leak in my bathroom, so I called Leak Masters, who is a division of Beacon Plumbing. They were a bit backed up due to emergencies because of flooding, but made it in the timeline I was given when I called. Gio helped me determine I needed a new toilet which stopped the leak I was concerned about. I'll be calling them for another plumbing need.
Honesty and efficiency is there thing. Originally we didn't vent our water heater correctly. Beacon came out and fixed the issue under their original estimate. All in a couple of hours.

Called Beacon to unplug a bath tub drain that had a clog farther down the pipe than I could reach with what I had. They came out in a timely manner. Plumber finds the clog about 4 feet down and pulls up a giant fist size wad of hair with a long tail then proceeds to knock it off his snake and back into the drain pipe even though I had a bucket ready to dispose of it. I asked why he did that and asked what happens if it clogs further down the line. He said not to worry if that happens call them out again then promptly charges me $500.
Several weeks later I discover the kitchen sink on the lower level than the bath tub is now backing up if I allow the water to run for a minute. Thanks for nothing Beacon. Guess I'll call Southwest Plumbing this time.
We had what we thought was a minor stoppage in our kitchen sink. Turns out, we had severely clogged pipes, which required major work. James identified the problems, determined a solution, and worked hard to get it right. We saw the pipes as he removed them - it was no joke! Beacon wasn't just trying to make a situation more expensive: we really needed the work done. James got it done right, and the price was reasonable. (let's face it: plumbing repairs are going to be expensive. But he gave us a deal to make it a little easier.)
Really happy with the work from Beacon Plumbing; James in particular.

Business manager kasen... I can't update my review without deleting my original review. I went round and round and round and round with customer support until I gave up from mental exhaustion.
I did happen to drive on Jackson in Tacoma where I saw this other review of Beacon.
Valve leak was getting progressively worse on Sunday night. Mario was a real professional. He arrived in less than 30 minutes after our call and was diligent in finding the problem. Very clear explanation of what needed to be done.
Mike S and Stanford M arrived early for appointment the next day. They clearly knew their jobs. Very thorough in diagnosing the problem and explaining solutions. Answered our questions clearly. Professional, respectful, and considerate.
We will call Beacon again if the need arises.
Our drain line backed up and led to the washing machine flooding the downstairs. We had a home warranty that sent a plumber out but he was unable to clear the line with his cable/snake. After being in a holding pattern for a few days we called Beacon and they sent James out the same day. Well, James took a snake and had that line cleared in about 15min! James was also very patient and helped us do some extra legwork / documentation so that I could submit a reimbursement request to my home warranty company. He also took a look at our overall situation and gave some suggestions for preventative work that we could do which I really appreciated. Plus he was just an easygoing guy who was friendly to our kids and fun to chat with.
It was a bit pricey but sometimes you get what you pay for ;) Thanks James (and Kasen at the office) for the hard work and being very flexible.

I've heard horror stories regarding plumbing services in the past, which is why I've generally gone with either repairing it myself, hiring personal references from family and friends. This problem required a professional touch which is why I called Beacon Plumbing.
Steve and Ben were excellent. Prompt, personable, and efficient which did a lot to sooth my anxiety about using plumbing services. Not only were they both extremely professional, they were also very down to earth. The issue required a little bit of elbow grease, which they attacked with confidence and vigor. The issue has since been solved, and I have my 2nd bathroom back...

Ishmael and Bryan were the technicians that came to my home today. They were professional and extremely knowledgeable. What I appreciated the most was their ability to do their work efficiently while taking the time to educate me... the customer. I asked ALOT of questions and they were prepared to answer each one. The visit was pricey and I will eventually have to get a new furnace, but I will definitely call Beacon to do the work. With the recent worker shortage, I understand it might be difficult to get good people who provide good service. This was not the case today. Giovanni and Dakota promptly came to our rental property and were able to help us with our emergency the same day. We had a pipe burst underneath the driveway and our tenants had no access to water. We had several bids to excavate and fully replace the water line, but not for 2+ weeks out. Giovanni was knowledgeable and quick to provide us with several solutions to choose from without being pushy. We decided to go with the temporary line he suggested that would give our tenants access to water within an hour. They went to work right away and saved us from having to relocate our tenants while we wait for excavator availability. Thanks to Gio and Dakota for saving us time and money and for being so easy to work with!
On 5/13 I had Beacon come out to try and unclogged the kitchen sink but they were not successful. The plumber couldn't have been there for more than 40 minutes. A good portion of that time was spent calling in for additional guidance. I was charged $604.45. Due to the lack of time actually spent trying to unclog the sink I called another company limitless pluming and sewer for a second look. They charged me $362.67. They performed the same troubleshooting steps and solved the problem in the same amount of time. I feel taken advantage so I wrote Beacon first asking for a refund, they denied my request even when I offered to show prof of both charges.

Beacon had guys out to our house quickly when our electricity went out. They were nice guys. I was told over the phone they would figure out what's wrong for $80 and give me a quote. They came out found out the issue couldn't be resolved by them in 5 minutes and then charged us $500.... I was lied to, they over charged me by $420. They couldn't help me.
Call somebody else.
Beacon is blessed to employ experts like Troy and Mike who saved the day, responded within minutes to our emergency, handled the situation with confident professionalism & integrity handling all involved in a chaotic situation, and had eveything in order and under control for all parties involved. I have nothing but respect and admiration for these two young men - does my heart good to see such excellence in service still exists.
Gato and Esther showed up and solved a septic emergency on short notice as it was getting dark. Wastewater was backing up in our house and we couldn't even use the toilets! Turns out the people that sold us the house never even attempted to empty the septic tank. They found the 3rd compartment of the septic tank (solids) and pumped it that night. Our nightmare was over. I highly recommend Beacon, especially Gato and Esther, who worked a really long day to give us the help we desperately needed.
$400 to push the Reset button on a GCFI Outlet and 15 min of work! Our renters called Beacon when the refrigerator and microwave stopped working. They tried resetting all of the breakers, but that didn't fix it, so they called Beacon. The technician showed up, did a diagnostic on the panel and then found that a GCFI Outlet had tripped, so he pushed the reset button.
I am a rental property owner and deal with contractors all the time. This is a crazy price to charge a customer to push a reset button on an outlet. The renters are new to the house and didn't see the reset button. The contractors I deal with would have laughed it off and just charged the travel fee, which is reasonable.
I called Beacon's customer service and was met with a very hostile man who said I am not the customer so I don't have a right to complain. It's true I wasn't at the house and didn't authorize the work, but I am the one stuck paying the bill, and I believe this is an unfair price. You judge for yourself. As for me, I will never use Beacon.
Mark J promised to apply the first unsuccessful visit towards a credit for a toilet replacement and then doubled the price of the toilet replacement! Unethical, bad business, and treated us with a clear take it or leave it, we couldn't care less attitude. So they've got our $$$, and we have no toilet and need another plumber who will quote the job and do it. I do NOT recommend this company. POST BEACON REVIEW: Ummm, thanks but you guys did NOT install a toilet, you just took my money and ran and wouldn't respond. Nice job researching this review for 3 weeks and getting back with a total lie~ and you're right there is another side to the story and yours is just that~ a story! Even worse business than before.
Giovanni and Zach came out to look at a barely flushing toilet and thankfully determined it was the 30 year old toilet and not something worse. They had a power flush on their truck and changed it out. They also cleaned our downspout drains as well. They were Super Great! Personable and professional! Highly recommend these two and Beacon Plumbing!
Toilet wasn't flushing, tried plunging myself, didn't help. Called Beacon Plumbing, they came out within an hour. Took the toilet off, discovered tree roots, cleared them out, sent a camera down to make sure there were no further problems. They were super friendly, knowledgeable, saved me some money, and told me what to look for in the future to avoid future issues - all in 2 hours. Been using them Beacon for 10 years - always great service!!
After sending out a 3rd crew of a 2-person team, the job was completed shortly after their arrival. The saving grace of Giovanni and Layne cleared the kitchen line without having to tear up the ceiling below per the 2nd crew, my business is located beneath the kitchen. Ask for their A Team! I had a continuous leak of a copper pipe and a failed thermal expansion tank that was upside down. I called many plumbers nobody called back except Beacon. They charge a lot but I think they all probably do. Since it was Friday and I had to turn the water off I'm so glad they called promptly kept me posted on the arrival time , had the parts and replaced the copper pipe and expansion tank. We have water again. They were also nice and knowledgeable! I do recommend them highly except for the price
Called due to a leak came with in 4 hours and fixed the problem with recommendations for the repair for water damage.

I don't recommend this company, please find a different plumber once you read and don't want a bad experience, first: they take advantage of the demand of needing a plumber, also, they charge tons of money to having a person writing notes and being all blah, blah, blah, I got a different plumber and just sharing the bad experience with Beacon.

I spoke multiple times with an individual named Mark. He dropped the issue in the hands of the technician. I asked for a partial, if not full refund and then I never heard back. I do think there was a misdiagnosis AND an excessive offer to fix the problem. Long story short, I did reach out, multiple times, as did my spouse and got the run around. If YOU are willing to offer a partial or full refund I'll be happy to speak to you. Give me a date and time and a good phone number. Short of that I will not waste further time debating with your company as I have already done so with Mark.
Nope. I don't recommend. It's been about 8 months since I had these people out. I called them because I was smelling a burning smell. I honestly only smelled it in one location in the house. The guy shows up and dramatically says he smells it in the garage. I was shocked because my sniffer is really good and I hadn't smelled it but ok, I'll trust that he smells it. Then they sell me on needing to replace the entire electrical panel. Estimated at close to 8k.
I got a second opinion the next day and this person shared that he had worked for large companies like this who basically take advantage of vulnerable people, particularly old folks on replacing the whole electrical panel. He felt bad and could not participate in that so he left quickly and went out on his own. He said he'd seen that a lot.
So what was the smell? Turned out to be the lighting under the kitchen cabinets. I discovered it by checking all outlets and things plugged in (which the beacon people never even did despite their ridiculous fee). I disconnected that item and poof smell gone. A wire had gone bad and was emitting the smell.
I most certainly contacted them at the time. They charged 300 ish just to come out and IMPROPERLY diagnose the issue. I reported that in fact they did NOT diagnose the problem just offered an overly unnecessary fix. I had to chase that manager down and well, it's been 8 months the smell is gone and never got resolved by this shitty company. If you're freakin most definitely DO NOT CALL BEACON!

On 10-3-2022 I called Beacon because all the drains in my house were plugged. 10-4 they sent a plumber and a apprentice out as promised. They used a camera to find the plug, it was at the baffle on the septic tank. They quoted me $805 to unclog. They removed 3 inches of dirt off the septic tank cover, they claimed they couldn't find the clean out plug. So, they were going to have to replace 4 feet of pipe. They then quoted me $4629; I questioned the cost but agreed. They dug down 6 inches and replaced the pipe and put in a clean out. While doing this one of them found the clean out plug on the tank. Would not have had to replace the pipe if they had found the clean out plug first. They were here about 7 hours and used less than $100 in parts, that is $624 per hour for an apprentice and a journeymen plumber. Do not use Beacon Plumbing, check the reviews on YELP wish I would have.
I was contacted by a Mark J and he asked me to remove my review of Beacon and he would submit my concerns for review. I did and have not heard from them again.
Absolutely pathetic. Overpaid them $2k+ for a like for like tankless replacement. Then the PEX piping they used to connect it developed a leak in a year. Claimed they didn't do it and wanted to charge me $500 to fix a pinhole leak. Ridiculous. Look elsewhere.

My main water line started leaking after the ice and snow storm saturating my front lawn and driveway. James from beacon plumbing came out and fixed it .
Got a leak on a pipe inside the garage, most likely due to the very cold weather in the last days. I called many companies and no one had availability to work on my leak asap, until I called Beacon Plumbing. They told me they could have someone on my house soon and so they did, Jesus and Liam came a couple of hours later to fix the leak. They not only fixed the leak but they also added insulation so that this doesn't happen again. I appreciate how they handle everything. I would recommend them.
We had a one-star turned five-star experience with Beacon. A pipe burst on 12/23, flooding part of our basement. We shut off the water and called Beacon. The person on the phone told us that the earliest someone could come was the next day (Christmas Eve) between 2-6pm. By 6, no one had come, so we called Beacon again to find that they had no record of our call/appointment. We had given up on a plumber coming at that point, but to our surprise Beacon sent someone over within two hours. Our plumber Jimmy was super nice and fixed the broken pipe within an hour. Thanks to him, we had our water back on in time for Christmas!
My drain backed up and everything started leaking out into my basement. I started calling plumbers while collecting water in buckets, and Beacon was the only company that could send someone out that evening. Big points to Beacon for that.
Josh and Brian arrived that night and did everything they could, but a cleanout was needed to hydro jet roots away, and the cleanout installation was going to have to wait until the next day. Again, points to Beacon for fitting me in right away.
There were some other issues that cropped up in this whole episode, but that isn't important to the review.
5 stars for Josh and his team (Brian, Stan). Josh was extremely knowledgeable, creative in solutions, and upheld a very high level of communication throughout the whole process. I am very grateful for Josh's expertise and would recommend him to anyone.
Beacon deserves points for being able to fit me in, but I will say that the whole thing was very expensive. This was under the pretense of emergency services, so I am not surprised necessarily, but I feel pretty confident that I would have been able to have a cleanout installed for less than $9k and the other plumbing for less than $3.5k. With that said, it was hard work, it was sewage, it was done well, and it was done right away. I hope that Josh's team personally sees a lot of the total bill because they deserve it.
At least I received a nice rebuttal letter that informs all of the service fee that they sell you. This while most others offer free estimates on a job that costs thousands. Do yourself a favor, and check out the many companies that offer free estimates.
Beacon Plumbing responded within a few hours to a non-urgent leak and quickly assessed what needed to be done. While they were here, I asked them to give me a quote to replace my very-old water heater and the estimates for both repairs were fair. Troy and his apprentice Mike returned the following week once the parts were in-stock and were professional, arrived on time, completed the repairs in less time than quoted, and cleaned up when finished. Would definitely recommend and will use if needed again!

Our hot water heater had water coming out of the overflow pipe and we found that the pressure relief valve was failing. Looking at the old 80 gallon water heater I found a Beacon Plumbing sticker and gave them a call. In a very short period of time they had dispatched Dean, one of their best technicians, to my house. Dean called ahead and let me know he was on his way and asked some preliminary questions. Upon arrival, he expertly assessed the situation and explained to me in detail what needed to be done. It was already late in the day but he was able to locate an 80 gallon replacement water heater, schedule it for delivery, while he began to prep the old one for removal. Additionally, he found that my home's pressure reducing valve had also failed and would also need replacing as well. Dean was a consummate professional, explaining everything in detail as I watched him work through the night installing the valve and the large water heater. Dean was extremely dedicated; he stayed until the job was finished which went late into the night. The only hiccup during this project was the power hookup. At nearly midnight he left and promised to be out first thing in the morning to complete. To my amazement and satisfaction, Dean contacted me at 6:30am to let me know he was on his way and arrived at 7:30am to fix the power hookup and was done by 8:00am. What fantastic service, dedication, and professionalism! Thank you to Dean and Beacon Plumbing.

If you're into over-priced services, hire Beacon! I'm a single mom of two kids. I was convinced to become a preferred customer when my furnace went out the day before Thanksgiving in 2021. I was charged over $1,000 when all that happened was my earthquake gas shut-off valve from landscaping work done the day before. I decided to use Beacon whenever I had issues, given my service fee is waived for being a preferred customer. Well, I will no longer be a customer. They waive that fee only to charge a ridiculous amount for simple jobs that many other plumbers would charge less than $100. I need a new water heater and am adding a bathroom in my basement. Guess who I won't be calling? I'd probably stay far away from this business if you're a woman.
The team at Beacon plumbing (Will, Stormy and Steven (electrician)) did a great job replacing our water heater in our Kirkland condo. The original water heater was located in a difficult position (beneath kitchen counter) and had some questionable wiring and piping but they were able to remove it and replace it with a new one. They did a great job of explaining the work required and showed true professionalism. Thanks guys!
Zadrien came out to replace a leaking garbage disposal. He was prompt, polite, and very efficient. The work done was excellent and looks far better than it did prior to repair.
Decided to update our electrical panel and called Beacon. Again, they genuinely deserve 6 stars! Zack and Alex were amazing - helpful, expedient, respectful, thorough and funny. Beacon never fails to show and has always arrived at the promised time. Not once has our final bill exceeded the original estimate. Again, we will only be using Beacon for an plumbing or electrical needs.

Stressed and freaked out. I had a water leak under a tree in my yard. Trying to fix it ourselves to save money made more of a mess. I called Beacon and they sent someone out the same day (sunny Saturday) . All my options were given and estimate came in lower than a previous company. Zadrien was assigned and did a great job! Poor guy had to finish the job in the dark. He was professional and gave great information. Showed pictures and video of the process. Now I can sleep and not worry about this water leak in my yard.
Called Beacon Plumbing to replace a broken PVC pipe. Not only did they replace it with another cheap PVC pipe (gave no other options) they charged over their quoted price by more than $200. I ended up paying over a $1000 for this simple fix. I'm convinced your looking for a quick money and not repeat customers. The time it took was less than an hour. $1000 an hour is ridiculous.

My external faucet pipe broke during last winter. It needed to be replaced because otherwise when turned it on it would leak water into my house. I called them up and to my amazement, they came out same day. They charged $75 just to show up but I don't care about that: it cost the business money to send someone out anyways. I don't know why people have problems with charging that fee. They gave me the quote. I was blown away by how expensive it was going to be. Is this the going rate for plumbing work these days?, I asked myself. Perhaps it is, so I agreed to the work not knowing any better.
They installed the new faucet and the thing was basically fixed. But there was no way to shut off the water from going to the faucet during the winter. So I had them install shut off valves for the hot and cold water lines. Basically it's a valve with a handle. They gave me the quote. Yikes. That's expensive. Is $$$$ for each shut-off-valve-thingy with a handle worth $$$$?, I asked myself. Maybe.
After the work was done, they had me sign their digital-payment-processor-hand-held-device-thing. The plumber said the first attempt did not go through, so I did it again. More on that later....
After they left, there was a gaping hole in the wall where the work was done, with pipes exposed and everything. I guess in the paperwork they said they don't fix holes where they worked. Fine, I guess. The silver lining is that I taught myself how to patch up holes in the wall. One small problem: when the valves are shut off and the handles in the closed position, the handles protrude through where the access panel would be. They installed the valves this way. So, during the fall and winter months, the panel must be removed and expose the pipes (if I want them shut off that is). That's sloppy work for the amount of money I paid.
Speaking of money I paid: they charged my credit card twice with the hand-held-payment-device. I discovered this several days later when routinely checking my checking and credit accounts. I would like to give them the benefit of the doubt and assume they did it by accident. By this time I was not happy with this company. I disputed the second charge with my credit card company, who is waiting to hear back from Beacon. As far as I can tell, there has been no response.
The good: they came out same day and fixed the problem, although could have been better.
The bad: they charged me twice and did not catch it themselves. I had the foresight to give them my credit card and not my debit card. They need to do a better job with their accounting controls. Double-billing is a very easy thing to catch for them.
In November my furnace stopped working. I called many heating companies before finding one that would come to my home - Beacon! They sent Jon over, who looked at the situation. $500 later - for the diagnosis - he said my vent pipe/chimney was old and clogged, needed to be replaced. The charge would be $5600 to replace, paid in advance. 1/2 then, 1/2 half when they started the work. Seemed like a lot of $ to replace an outside vent pipe, but it was 30 degrees outside and I didn't have any heat, so I agreed and signed.
Several days later Jon was back and wanted to be paid before starting to work. I told him I would pay upon completion. Nope, not the way we do business. Had to be paid in full first. Reluctantly, I agreed. Jon finished about half the job, said he'd be back after Thanksgiving. That's the last I've seen of him. Its now the middle of February (luckily, my heat is working). I've contacted Jon many times, both voice and text, to no avail. The most encouraging thing he has said is I think about your job every week!! Frustrated, I finally called Beacon to complain. They said they would send Jon that day between 10am and 1pm. That time period came and went - no Jon. I called back. They said they would contact Jon, I told them no. No more Jons, I was fed up with him. Send someone else. They then transferred my call to Mark, a Sr. Manager. Mark said I should continue with Jon, he was a fine and hard worker (must be why he hasn't been back in almost 3 months to finish the job). I said no, Jon was totally undependable, I was tired of trying to deal with him. Send someone else. More gas lighting from Mark... I talked to Mark on Feb 3, haven't heard anything back from Beacon. Today is Fed 13. This whole saga started on November 13.
This job is not rocket surgery!! Anyone with a little experience and the proper tools could finish it. I'm sure Jon is not the only one in a company with 140 employees (Mark's number) with the necessary minimal skills could get this completed!!
I called 7 companies who either told me they couldn't fix my water heater leak or told me it would be 5 or more days to send someone out to evaluate the issue. That meant no water or heat from radiant floor heating for 5 or more days. My 8th call was to Beacon. My call was answered immediately, and they were able to send someone out the same day. The inspection fee was $75 compared to a $300 inspection fee quoted by a competitor. Their service was excellent. Giovanni was extremely knowledgeable, thorough, and professional. He had the part available in his truck, quickly installed and tested to make sure it was working perfectly. I had the utmost confidence in him and am now a Beacon customer for life.
We had water spraying from a broken faucet in the bathroom, the shutoff under the sink didn't stop the flow, the main shutoff on the street was jammed solid, our regular plumber was booked out for 2 weeks and the referral he gave us couldn't get here for a day and a half. If there was ever a time to START FREAKING, this was it! I called Beacon Plumbing, Willy arrived in about an hour and within a few minutes had everything under control. He even had a supply of new faucets in his truck, so I didn't have to try and fight the crowds at Lowes! Brilliant service!

Had a leak in shower on a Saturday and called a few other places, and got their answering services with a promise to call back but no timeframe offered. After an hour and no reply I called Beacon, got their dispatcher immediately, they gave me arrival window and within another hour tech was onsite working. Adrian was a pro, calm, knew his job and got right to it. Problem was pesky but he had a plan and stuck with it till he was done. He hit his quote, everything looked great and I was happy. I suspect there are cheaper company's, but worth the extra for professional work, and the quick peace of mind. Thanks!
We had a pipe in our basement spring a leak and a plumber came that evening to fix it. A week later our hot water tank had a leak and they came out in the evening and fixed the pipe. We discussed the age of the tank and opted to have them replace it. After a week of calling them back out everyday because the water wasn't heating. They came out every evening to match my work schedule and did trouble shooting. Finally found out the elements in the tank were malfunctioning, they got the parts and fixed it. All the technicians (plumbers and electricians) were friendly, efficient and professional. Would highly recommend this business!
It was Thanksgiving day and my plumbing to my septic backed up. I was afraid no one would be working that day but Beacon was. Gato and helper came out within an hour. They correctly diagnosed the problem by scoping my line and found out that it was crushed and showed me the pictures. They scheduled a time good for me to repair and showed up as early as possible to complete the work. They did an amazing job. Gato showed he had knowledge and skill in solving the issues with my plumbing and they got the job done well and efficiently. I could not have asked for a better experience. They were knowledgeable and courteous.
I set up an appoint to get an estimate on outdoor flood lights and I specifically asked the office if their team could also recommend high quality flood lights, they said that would not be a problem. When service people showed up they had no input for the project and were admit about not recommending and type of flood light, but for some reason they were trying to sell me on getting a camera flood light (which I didn't need or want). I waited an extra week to get their estimate but in the end it was just a wast of my time, they were even taking cell calls while I was explaining the project to them. Beacon is a huge waste of time and money.
Due to our building being a little older as well as some of our equipment we knew it was time to have some maintenance and upkeep work done. We chose to give Beacon a call and it was probably the smartest decision we made! From the beginning our Technician Ian was very attentive in making sure all our needs as well as questions were answered to make sure we understood all the necessary work/repairs that needed to be done. On Labor day weekend we learned we needed a couple parts that were not easy to come by as they were at distant locations. Their technician Ian took the time and spent most of the day driving and communicating with us throughout the process and making sure we had those parts installed by end of day. Any time we need work done in the future we will be giving Beacon a call and we suggest you do the same! I promise you won't regret it !

Had a kitchen faucet leak that needed immediate attention Sunday night and the plumber was here in 45 minutes. I took the opportunity to ask about slow drainage in the bathroom sinks and a hot water heater that wasn't functioning as expected (50 gal that ran out of hot water at 10). Upsell. Upsell. Upsell. Spent an hour trying to turn the replacement of a shower cartridge into a home remodel. Absolutely unscrupulous. Claimed could not identify correct shower part without cutting hole in adjoining wall. Rick B was the service tech. Even told me the problem was likely my water heater & it needed to be replaced too w/o ever looking at the water heater. Gave a quote of $822 w/caveat cost could exceed $3,680 & part would have to be special ordered. Of course Morgan's had part & another another plumber easily replaced cartridge all for $569. Beware single women & the elderly. This outfit will prey on the unwitting. I will never ever call these masters of the bait & switch again. You'll be freakin' if you call Beacon.

Our toilet sprang a leak so we called around. Beacon gave our landlord a super reasonable quote and they came out the next day. Zadrian came and did his due diligence to find that we had a much bigger problem on our hands. He was super quick, helpful, and he even cleaned the bathroom when he left! We appreciate his efficiency and will likely use Beacon Plumbing again for future problems. Thank you!!
This company is sick. The manager probably should be locked up for predatory money making. They took advantage of people who need service urgently and charge 5 times the fee. A 300 dollars job they easily charge you outrageous 1500 dollars. Even worse, they use tactics to urge/ cheat you to use their service. Last week I paid them 1500 dollars to do a job which I have to have another company to do it again for 300 dollars. Go to other plumbing companies, they are all more decent than this company. Sadly many people who need service urgently do not have time to check Yelp reviews and just call a name they get familiar in ads. If you want more specific examples of how they charge outrageously, just keep on reading all the other one star reviews, they are more truthful than the 5 star reviews and they tell you the true color of this company.
** Bad thing is after being scammed, it leaves you a bad feeling why you are so stupid to fall into their scam and their scare, cheating and pushing tactics.
*** I thought their stories on yelp are horror stories and their reviews on yelp are very bad until I started to read their reviews and stories on Angie's list ...
We bought our house and didn't see how it handled heavy rain until this weekend. Our downspouts started to overflow and couldn't handle it, leading us to believe we had a clog. My one regret working with Beacon Plumbing is not calling them as SOON as the problem started instead of being out in the pouring rain thinking we could solve it ourselves. If you're about to go out in the pouring rain right now and disperse buckets of water around your yard from your overflowing downspout - please, just call Beacon.
We called up around 12:30pm and had Gato & Esther at our house within an hour. We thought it would be days or weeks until we could get our problem solved, but they were coming THAT day. They were friendly, efficient, communicative, and helped us understand what exactly the problem was and how they solved it. We had a massive root growing - which they showed us, super cool but annoying, and also a ton of sand and materials we suspect from previous work on the house. The root probably stopped the materials and created the build-up. BOOM! Everything solved just like that. We couldn't have asked for a better outcome. THANK YOU GATO & ESTHER, SO MUCH! We are excited about the rain again! Next time we have an issue you can fix - we're calling you!
Experienced a clogged toilet on Easter holiday. Yippee. Called Beacon and later that day Diontea our service tech showed up and like magic, cleared the toilet with his snake!
Wonderful experience and now Beacon is my go to plumber. Stop Freaking, Call Beacon!

I have to start by saying they did the job correctly. The problem i have is that because they are the only plumber available on weekends for an emergency they know they can charge whatever they want. I agreed to the price because it was an emergency i really had no other choice. They charged me an exorbitant fee for a very small job that didn't even take very long. I even dig some of the prep work before they arrived.
I purchased a 1915 Craftsman home in 2019, gutted and rebuilt the entire home. The only thing I did not replace was the main sewer line and the roof (yet). After 2.5 years, the clay line finally finally filled with roots enough to back up in between my house and the neighbor (we share the waste line).
Line backed up 2 weeks in a row. Called Beacon on a reference; they were polite, showed up when expected, camera inspected my line, let me watch while diagnosing the problem, offered me a solution and gave me a fair price to fix it.
My line was designed installed in 1915 and not up to current standards - Beacon offered a solution to fix this and did it TODAY before leaving my property.
I would use them again and suggest their services to anyone inquiring with need.
Stay away from these scammers! They tell you one price then try to charge you another. Horrible service, furnace repair guys try to collect additional diagnostic fee and trip charge before they are even on the property. Stay away from this company!
Just want to thank Zack and Steven . They were able to come out during my emergency and get me tooken care of. My heater went out a week ago and having kids it's important to keep them warm. They were able to get me in fast and they came out and accessed the problem quickly. My kids were even happy because of how nice they were upon arrival. Being a single mom it's hard to find someone who works with your time, and they did just that! Called and talked to Mark and he told me he would put his best guys on the job. Great customer service guys! Thank you!
They unclogged my sink, 20 min work, no complications whatsoever, just ran a cable and charged me $500. Ridiculous. Will never work with them ever again, and I will not recommend their services. Only getting scammed once by these guys.
RESPONSE TO THEIR RESPONSE
There were no special tools used, only your average handheld electric drain cleaner (which costs $100 on amazon). The diagnosis consisted on your plumber looking at the sink and saying that he would unclog it. That was it. He even said this was very easy and routine unclogging that he does all the time (his words). Nothing unexpected, complex, or hidden to the naked eye as you suggested. This was no brain surgery, just charged as if it was.
FOR THOSE CONSIDERING HIRING THEIR SERVICE
Be prepared for their strategy:
1- No estimates were given to us over the phone, not even a rough ballpark for a routine unclogging. This is meant by design, so that you can't decide whether you will use their service just yet, and/or compare with others.
2- They will send you their plumber, and there's a $75 charge for that. $75 just for coming over (for a 15 min ride, that's $300 an hour, a rather generous hourly rate for not doing any work). Which leads to point #3.
3- Once they show up, they will present you with a high invoice, so you have to choose between hiring them or paying them to leave, and then start looking for another guy while you continue to have a clogged pipe. Meanwhile, you just wasted days waiting for them to come, and possibly took time off work to wait for them to show up.
4- If you are not comfortable with confrontation, questioning an invoice or refusing service, you may have a hard time dealing with them. Awkward.
5- Their tone of their corporate response to my original review, not only was inaccurate and misleading, but also does not reflect their customer service experience at all.
Learn from my mistake and hire somebody else. Read other reviews. $500 seems to be their base go to charge, whatever the issue may be, that's the minimum you will be paying if they do any work, or else you will pay a $75 for absolutely nothing.

Have a leak from shower and needed it diagnosed and repaired. Was charged a $100 fee + taxes for technician to show up. He looked at the shower system, said no markings so not sure of brand for my shower hardware. Then as he couldnt take the handle off the water selector/cartridge he said thats all he could do unless he breaks the handle off. I offered to show him the basement to see if he can spot the leak and he declined saying it was unnecessary.
After he left, I spent 5 minutes trying to remove the handle for the water selector with an allen wrench and it came off without damage.
Beacon is a joke and a waste of time and money. Would not recommend.

We had an upstairs bathtub that had a very slow leak from the drain. We wanted to save some time, our bad, and went with the fastest response which was Beacon.
They charged over $1400 for the repair, an obscenely high cost for a drain repair, even involving some drywall removal but we really were in too much of a hurry to care, all that all on us..
However during the repair they were very aggressive and knocked loose a pipe from the faucet, which started leaking much MUCH worse a couple months later. The faucet wasn't leaking beforehand, and was relatively new having been built with the house.
It was very clear that it was a simple case of getting a bit rough and knocking it loose, and honestly not that much work to repair, but Beacon refused to take responsibility for the damage they've done to our house and fix their mistake.
They had a simple choice between a quick fix and being responsible, and trying to squeeze us for more money, and went with the later.
I will never use them again, regardless of the emergency. I simply do NOT trust them to do good work or take responsibility for their work, as it's clear they don't care about the quality of it nor their reputations.
I now have a giant hole in my ceiling, and a much worse leak, all thanks to Beacon. NEVER AGAIN.

My electric panel recently kicked the bucket. I didn't know what to do, I was so stressed. I searched around for an electric company and my sister recommended Beacon Plumbing. They were able to get electricians to my house hours after I had called them, props to them for being so quick! My panel was fixed the same day that it broke. I am leaving a 5 star review because Zach and Mike were very professional and courteous. I appreciated them walking me through the process and answering all of my questions, it really put my stress to rest. They took customer service to a step further and I cannot thank them enough!!
I just got robbed. Our water heater stopped working and we call Beacon because they could come out within 2 hours. We gave them the age of the water heater on the phone. They told us it would be $75 just to come look at it. We agreed, but we didn't mean he literally would take one look, without testing or checking anything and say we needed a new water heater $1900 water heater and almost $600 for the overflow tank!
Do yourself a favor and don't Call Beacon.
In contrast to some of the other reviews, I had a great experience with Beacon. I called them for some plumbing work and they were quick to reply, had someone out the same day, and in less than 24 hours had remediated the issue (shoutout to the plumber who was direct and knowledgeable). Their fees seemed in line with similar sized plumbing companies in Seattle, but I also expected to pay a bit more because the work was urgent.
What other business or industry do you know that charges $75 to come and give you a quote on a new HVAC system? I understand a $75 fee for repairs or minimum charge for a service call but $75 fee to give a quote on a new system?
- This would be like a real-estate agent charging you $75 before they decide if
they want to sell your house or not?
- Or what about a lawyer that charges you $75 before deciding if they want
to represent you?
- Maybe I want to get my car detailed or house cleaned? Is the service
going to charge me $75 to give me an estimate on that?
When you are looking to spend $5k+ with a company it is beyond me how they can justify a $75 fee to give you a bid? What if they aren't the lowest bid? (Apples to Apples) What if after they give you a bid it is way more than you expected and you can't afford it?
Certainly Beacon has built a good business financially and it seems they have more work than they can handle, hence the $75 to give a bid on HVAC system, but should they ever start looking for more work maybe they should spend some time hustling out on the road instead of spending all their time on radio ads.
Update: called two other HVAC companies after calling Beacon. Both are stopping by today to give a quote on a whole home AC system. They do not charge for quotes.
While Beacon were fast and responsive, their prices are beyond exorbitant and I was most certainly taken advantage of. We had a pinhole leak in our recirculating system pipe, and they recommended replacing the whole pump. The total cost? Over $1900. The worst part is that we are in the middle of dealing with a house flood and the resulting damage, and the team saw this and clearly knew I was desperate to just have the issue fixed. Now having done the research, I know they committed maybe $200 of materials to the project, with 2 hours of labor max. Most certainly not worth the almost $2000 they charged. Based on price and predatory practices, I cannot recommend Beacon to anyone and will advise others to look elsewhere.

Hot weather and my heat pump air conditioner stopped working. I called around and some places just said they were too busy and turned down the business. Others said in three weeks we will come out if you give us a $350 diagnostic charge. ugh, I called Beacon and they said we will be out tonight. we have a $75 diagnostic fee. I was thrilled but skeptical....it was a Thursday night. Are they REALLY coming out? OR are they just sending a kid with a pad that will say You need to replace everything?? Well, Brom and David showed up to do a very thorough set of checks. They found the fan was bad and was stopping the unit from working. Wow. That is not too bad. I was very happy. THEN they said they would order parts that night and try to get them here soon. The parts showed up after the weekend on Monday and they came back immediately that day. (no long speech about how they are busy and could not get to it for weeks and weeks). So .... you can tell I am extremely happy with my experience. Brom and David provided excellent service, great communication letting me know the in-process status of the parts, and a demeanor that helped me calm down and not panic. I would recommend Beacon to anyone and everyone.

These people are overchargers. Don't waste your $75 for a travel fee. Gas is expensive but not that expensive. That's not the most you will pay, your bill will easily rack up.
STAY AWAY. These people are crooks. Only option to clear our pipes on a Sunday. They came out, were incredibly unpleasant, charged us a fortune (100% markup from last visit) and the pipes are backed up not even 24 hours later. They have told us to come back out will be another charge of the same amount. No concern, no customer service, no quality. Save yourself the heartache and anxiety. Reprehensible.
I couldn't be happier with the service Nate and Austin provided! They came out same day, called ahead to let me know they were an hour and ten minutes out, and then showed up exactly when they said they would. After turning my shower off it was still streaming water so I had to shut the water off at the meter. Not knowing anything about plumbing I worried they'd have to rip the wall out or something but it turned out to be a simple cartridge replacement. They provided a reasonable quote and had the work done in less than an hour. Nate & Austin were friendly and professional and I'd recommend them and Beacon to anyone needing a plumber!
Our AC unit stopped working in the middle of a heat wave. Beacon sent Brom and David out the next day and they were super helpful. Assessed the problem, gave us the options and got the unit back up and running. Great experience!

I have a whole essay prepared to explain how mad I am. But I'm going to have to truncate it for character limitations.
Call JOHN THE PLUMBER who works out of Puyallup.
In short, I will NEVER call Beacon again because I was treated SO rudely. And I was a returning customer who was happy to give my business to Beacon a second time!
To be clear-- WE DID NOT MIND WAITING FOR SERVICE. I DID MIND BEING TREATED RUDELY.
After my backyard spigot (which had been serviced by Beacon months ago) began gushing to the point where I had to turn off the water main, I had to wait 5 days for service (which was TOTALLY OK because it's pipe-bursting season). We didn't even mind having to turn off the water 12-18 hours a day. We knew it was a VERY busy time for all plumbers. But when I called on the second day of the 2 days they said they MIGHT make it out, after being told they'd be there in 45 minutes, 4 hours later, I was lectured about driving while on the phone???? And when I explained I was on Bluetooth, I was STILL fussed at. I was only calling to see if they were still coming out so I could put the dog up and bring out a floodlight bc it was dark and rainy and cold. When I said I just needed to know if someone was coming that day and that I didn't call for a lecture about driving and using Bluetooth, I was told And I don't need your attitude. This call is canceled. I'm sure that guy and I were reaching for the hang-up button at the same time.
I worked retail for over a decade. When speaking to other customer service people, I am polite and patient and kind to a fault, ESPECIALLY on the phone. These people are doing ME a service and I'm grateful! But I'm not going to get lectured when I'm SIMPLY ASKING a question and trying to plan my evening. AGAIN, I did not mind waiting. I did mind being talked to so rudely about something NOT related to a plumber coming to my home.
Again, look up John the Plumber. That guy has my business for life. He and his crew were amazing. Beacon can probably afford to lose my business bc they overcharge everyone. The work I previously paid for was shoddy as hell. John showed us the pipe where it was half-assedly soldered instead of being attached properly. Another strong freeze and our crawl space would have been flooded. I can't believe I paid over twice as much money for half as much quality. Absolutely disgusted. Beacon is a scam. John the Plumber is AMAZING.

Had a hot water tank go down on Sunday. Called Beacon and they said 'we'll take care of you right away. I asked if Sunday was overtime and he said, 'we work 7 days a week. I took that as a 'no'. He said he'd have one of their guys open soon and he'd give me a call withing the hour. Before I hung up and told them my hot water heater was a Rheem model and I'd like to keep it that way. He said not problem. Waited not more than 30 minutes and got the call. The Beacon plumber had another worker with them and they said they'd be right up. I stated that I had asked for a price for the work and hot water heater. They said to hold on and when they came back they said $3300, total. Hot water heater and labor. I said I wanted a Rheem hot water heater, and that I didn't want to get 'reamed'. That was too much. Long story short, I went and picked up a Rheem Platinum at Home Depot for $850, called a plumber on Yelp and his labor was $450 for the 1 and a half. That's a long way from $3300.

I would NEVER use Beacon . I called Beacon to repair my hot water tank which resulted in their technician modifying my supply line.. After the work was completed a leak started at one of the new connections made by Beacon which caused a substantial amount of water to pool up in the room that houses the HWT, as well as my hallway, bedroom and bathroom that was adjacent. I immediately shut off my main water valve and then called Beacon to come out and fix the issue.. it took more than 7 hours for a tech to arrive and I was then told that a remediation company had NOT been called as I was told earlier in the day.. I guess they didn't believe me that the leak was caused by their work until they put their own eyes on it.. Beacon then said they would fix the damage done to my house which never happened.. The only thing they did was send a plumber out that supposedly had other craftsman experience.. he showed up with no tools so he used my tools and only installed a few pieces of trim then never returned. Two months passed so I sent them an estimate for the total costs for me to fix the damage.. still no response so I proceeded to fix the damage.. after everything was fixed I requested to be paid for my expenses and was told multiple times that they would send a check.. check never came and they have yet to pay me.. I would NOT recommend Beacon and I would NEVER use them again!! It is clear that all they care about is money.
I had been having an issue with my ductless air conditioning so I called Beacon and they were there in about 90 mins. Brom and David were able to troubleshoot the problem and take all the time necessary to fix it.
We had a power outage to half of our condo unit on a Saturday evening and needed to have someone come out ASAP. I googled 24/7 emergency electricians and found about a dozen. I called Beacon first, but was told no one would be available until Sunday morning. The guy on the line even gave me a recommendation for another company. I started calling around and found that most didn't pick up. Two said a technician would call me back within 30 minutes, but none of them did. I ended up calling Beacon back and learned the guy who was answering after hours calls was the owner, Bill Cahill. He was very personable and professional. It made me feel confident about the choice we were making.
The electrician, Zach, showed up this morning and was equally as pleasant, friendly and professional as Bill. Zach worked fast to diagnose the problem and reached out to our landlord to give her the information directly.
I can tell the owner sets high standards for his company. Based on my experience today, I would make Beacon my first call for any of the services they provide.
Pros - They came out same day and unclogged my sewer line
Cons - The price started out as $75 to come out and assess the problem. The fix was going to be $800 which I agreed to. But then the cost ended up being $2400 for the short term fix and $20,000 for the long term fix. Even with the $2400, they still charged me the $75 fee to show up.
Because they told me I needed to have my entire sewer line replaced for over $20,000, per the city guidelines, I called other plumbers to get competing bids. They assumed that anyone charging me $2400 for work and a $20,000 bid would have done ground markers and provided a video as part of that $2400 work. But Beacon destroys all the videos. I feel like I was scammed.
They were very professional and friendly and serviced our unit quickly. The fee was reasonable, I will definitely use them again.
Do NOT USE Beacon Plumbing. They came out to unclog a toilet, removed the toilet, broke the tile, and charged us $832 without putting the bathroom back together. They wanted another $4K to put the toilet back on.

It's good to know that when you're in a crisis and not in the best position to advocate for yourself that there's a company that will come along and take total advantage of the situation to charge extortionate rates. We made the mistake of calling Beacon in a situation where we needed a water line connected so we could turn our water back on. They were clearly nearby based on arrival time and were here for less than fifteen minutes, most of which was assessment, and only about three min of which was actual work. For this they charged nearly $500 dollars. This would have been a $1500 hourly rate. They hide behind the flat-rate pricing explanation, but even flat-rate pricing should be based in some kind of evaluation of time and difficulty involved, and this was just exploitative. I suppose they have to pay for all their ads to keep getting new customers sucked in, since this is not a recipe for getting repeat business. We certainly won't call again. We are more than willing to pay a fair rate for expertise and service, but we know now that this wasn't even close to fair for the job.
Update: their customer service response was to call me less than honest. They did not offer any transparency around pricing or explanation as to why they charged $500 for a job that generally is priced between $85-$150 dollars.
Another electrical company installed a generator six months ago and wired it improperly into our circuit panel. It arched and disrupted our Electric service, it was still arcing when I called the original company and was told that none of their workers wanted to come out on a Saturday. I contacted Beacon electric explained our issue which they took very seriously as it put our house burning down at risk they were at my house within 30 minutes, and fix the problem professionally, And reasonably priced, I am forever grateful for the responsiveness and the kindness they showed and taking care of our work including the electrician Ali Hall, and the owner of Beacon electric with his attention to our needs

Don't call Beacon. Tried to get some money out of us being the young first time home owners (idiots) we are. I shouldn't say that, but that definitely tried to take advantage of us.
We went out of town for a couple of days and came home to some electrical outages and a non working water heater. Our house is getting foundation work done and we figured they may have tripped breaker or something. Landlord called Beacon and they recommended replacing water heater. Said they could ignite water heater but explained it would only be a temporary fix. Charged $800. And wanted $6,000 to replace water heater.
Hours later, still no hot water. Five Star Plumbing was called and told us the water heater was turned off and Beacon did nothing. They quickly got it working again...
They were very helpful in a time when we were in a bind. It was great to have them when we needed them. They went above and beyond. For same day notice I would have expected to pay more.
The driveway drain on our new house backed up into our garage and we needed help fast. Beacon sent out Gato and Esther and from less than 90 minutes from when I first called they had that drain cleared and saved all the boxes just my garage.
Do not use Beacon to fix an outdoor E-One grinder pump. They are not qualified to do it. I had them come out on a Sunday for an emergency call. The two guys that showed up did not know anything. I explained on the phone what my system was and what it was doing. When they got there, they ran no tests or any type of diagnosis. The guy looked in the hole where the pump is and said it had to be replaced and that they would have to order the pump and could do it in a couple days. They quoted me $11,500 to do the job. I said I needed to shop around and that I would let them know. But I had to pay $100 for them to come out and do absolutely nothing. Such a rip off. I later found the company Correct Equipment which I later found out is the only certified dealer and servicer of the E-one grinder pump system. They came out on a Monday and repaired the pump (not replace) for a total of $1038. They told me that if they had to do the whole system (new power box and pump) that it would be under $5000. I have lost all trust in Beacon Plumbing and will never use them.
Troy and Mike came out and were very professional. Troy informed of the process and was gonna give me a quote before doing any work. They completed the work in a timely manner. Troy and Mike were both very informative. Will def give them a call again if anything else comes up! Thank you again Troy and Mike!!!
Kyle and Ester came over to pump my septic tank. Kyle & Ester explained everything to me as they were doing it. Talk about great service!! I would hire this company in an instant to do all my plumbing, septic, HVAC, and electrical jobs! Do I recommend them? Heck yes!! Stop freakin' call Beacon!!
My wife is disabled and requires frequent trips to the, bathroom. She does not have the physical strength to lift herself from the toilet. I ordered a toilet seat with a hi rise extension. I attempted to remove the old seat but one bolt was corroded and due to the poor design of the existing toilet I was unable to remove the old bolt due to inadequate space to attach a wrench or socket or any type of tool to remove. I called beacon and they said that they could be there in approximately three hours.and that there would be a $75 service call fee. Perfectly agreeable. The tech arrived, ascertained the problem and quoted me additional fee of $222 to remove the bolt and tighten down two nylon bolts
on the new seat. This was at 6 pm on a friday. Now we have a choice. Pay the $322 and get my wife the needed gastrointestinal relief that she was suffering from, or attempt to find another service provider who doesn't have such a creative fee structure. I understand that endorsements about what' next from Marshawn Lynch or sponsoring unlimited hydroplanes does not come cheap. If you want to start freakin. Call Beacon.
The quality of the work was absolutely superb Over the moon you might say. If ever I need another toilet seat bolt removed you will certainly be on my list
The senior discount that we received was certainly the cherry on top of my cake that daY. We used that generous kickback for a much longed for trip to Dairy queen. We had the 2 for 5 dollar special. I had the 2 cheeseburgers and she had the cheeseburger and fries

Mike V. and Lorenzo were extremely helpful with my toilet issue. They were able to quickly determine the issue and fix it. We also asked for estimates on some other work that we wanted done in a different bathroom. Mike took the time to go through all our options and even did a quick check on our garbage disposal. We have had Mike out a few times in the past and he is always patient and willing to explain what he is doing and why. Great customer service and all around nice guys!

We had our sewer line back up. Called Beacon after work, they were able to send help very shortly. Gato and Esther were great; professional, courteous, and explained what was being done as they were working on it. Turned out it would take more than a day and involve digging and putting in a clean-out. They returned and finished quickly, cleaning everything up. They are dedicated, friendly and capable, and based on my experience with them, I would definitely hire Beacon again. Thank you, Gato and Esther!
Do not use beacon plumbing. They will charge double if not triple. I've priced out several plumbers for the same job and I can't tell you the insane make up beacon had. A WARNING for first-time home owners and new to the country:
Our water heater broke (July 2021) and we called Beacon plumbing. They showed up within an hour and replaced it for us (within 24 hours), but we ended up paying $1000 (overcharged DOUBLE) more than we would have paid at a Lowes or a Home Depot.
I checked with Lowes (last week, out of curiosity) and they would do the same job for a $1000+ less, if you are willing to wait for a couple of days.
Please stay away from this place if you want to save over a $1000! Go to Lowes or Home Depot instead.
Our home water shutoff valve sprang a leak so we got a quote from beacon plumbing. The fist guy that came out charged me a $100 service fee, was incredibly rude, didn't provide a full quote and didn't fix the problem. he did however quote $800 to dig a VERY small hole in the ground and said the full job would cost 14-$1500. The second guy that came out quoted me $1000 + $100 service fee just for a couple of cheap parts and 45 minutes of actual work. Bottom line, if you need a plumber and don't want to feel ripped off, call someone else.

Absolutely horrible and unethical company! I hired them in good faith to install a new faucet. This was at least the second time we used them. So, I was comfortable.
The installer used screws that were way too long. The screws went through the wall and into my dishwasher, which ruined it.
At the time we had no idea why our dishwasher was not working. We only discovered it after we bought a new one and the installer pointed it out to us. The installer did a great job taking photographs of the damage caused by Beacon plumbing.
We promptly contacted Beacon plumbing and relayed the information to them. The manager, a coward named Mark Jensen, quickly dismissed the damage they caused saying they were not responsible despite the fact that an independent person pointed it out to us. This person also took great pictures to prove his findings.
The manager, Mark , a total jerk, denied any wrongdoing and refused to make it right. We paid them on time for the services that they provided, but when we found out they made a mistake, they did not own up to it.
Fortunately, we are financially able to survive this fiasco. If you were looking for quality, ethical work, please look elsewhere. You will not find it here. This is a horrible company, with a HORRIBLE manager.
Also, please take the time to see how Marc Jensen responds whenever someone confronts him and posts a negative review on here. He never takes ownership of his mistakes. Instead, he takes a defensive posture and blames his customers. Clearly, he has no idea what customer service looks like.

They are beyond incompetent. They came out to fix my furnace 2x and it still isn't fixed I was charged $325 for a repair that did absolutely nothing. If I hadn't sent a family member after them they would have charged more money to come out the second time. 0 stars but I think I'm required to rate them at least one. This furnace is only 2-3 years old. They have no interest in doing the right thing only taking your money. If you call beacon you'll be freakin cause they suck.
I remembered to call Beacon from hearing stop freakin' call beacon! The gentleman who showed up was ready to help & answered all my questions. He made sure that I was satisfied with the work that was completed.
Thank goodness for a catchy phrase! Def will be calling them back in the future and referring them to all my friends.
Beacon has proven to have the worst customer service of any repair company I have ever worked with. We have been going back and forth with the service manager for 6 weeks over a simple issue and they have refused to take any action to correct the problem.
The electrician was unable to fix our bathroom fan issue and,instead of admitting he didn't know how to fix it, he called me and my husband crazy. He then proceeded to remove our bathroom fan from the ceiling and claim we needed a new one that they priced out at $3,000.
We called another electrician and they were able to solve the supposed mystery over the phone, which highlighted the lack of knowledge on Beacon's part. Unfortunately, in their ineptitude, Beacon had already ruined the fan.
What is most troubling is not their inept electrical abilities but how they handled the resulting. The service manager, while friendly, has not been willing or able to own up to the issue and correct it. Instead we have spent 6 weeks going back and forth while he claims to be investigating and trying to teach the electrician a lesson.
My advice would be not to be wooed with their quickly available service. If anything goes wrong it will turn into a nightmare that will cost you untold amounts of time and money!

When a company spends their money on advertising the customer pays for it. They send an amateur to make their estimate. Pressure test to find a gas leak 3600. Rough estimate not included repairs. Fisher plumbing $2200 out the door. Pressure test found leak and fixed it. So if you are Freaking don't call Beacon. Call Fisher Plumbing. Had appointment for Beacon between 1 and 4 pm the tech calls at 4:30 saying I will see you tomorrow between 9 and 11. After the B.S. from Beacon and the outrageous mark up to cover their advertising cost. Do not use them. I will make sure when I go to exhibitions I will let them know not to use Beacon. Any customer or people in my industry I will tell them my nightmare with Beacon.
Had a leak under our kitchen faucet. Plumber came and offered to replace faucet with a generic brand for $1k. Actual fix, twenty seven dollar speciality hose from Amazon.
I had standing water in my basement, called an emergency plumbing company (that will not be named), they couldn't send someone until next day. I remember the marshawn lynch commercial and called beacon (I also quit freaking). Long story short I had sewage water coming up from my pipes, also known as poop water, it was awful. Ryan Rollings called me within 10 minutes and within 30 he was at my house assessing the situation. Another 10 minutes and he had a solution and 3 additional options. He took time to walk me through what was happening (a stupid tree root broke my pipe) and showed me the actual issue. He also helped with a toilet problem I was having. Thank you Ryan, I will absolutely call beacon again if I have any issues.

I am updating my original post to this review because it has gotten way out of hand. The customer service manager reached out to me again to let me know that the reason why he had taken so long to respond was due to a death of a coworker, which I understand of course. When he asked me how I would like to proceed I of course note that since I was not aware of the charge I should receive a refund. Which obviously the company can say no to since the work has been done. But at least I expected an apology since the plumber did the work and THEN asked me to sign a receipt which he said it was a receipt rather than being truthful and noting that I was signing something that said I was aware of the charge before the work was done - I was not and this employee knows it. Either way it should have ended with the customer services manager (Mark) agreeing to disagree. Instead this person threatened me into removing my original post. Which of course I will not do and I have put in a claim with the Better Business Bureau as well since no company should ever threaten a consumer regardless of the issue.

We were out of town so, when my daughter called on a Saturday morning about the toilet overflowing we had no question but to call Beacon.
In a couple of hours, a technician arrived and took care of the problem. Great service.
However, the $935.85 price tag for a service that took a little more than one hour seemed excessive even for a Saturday.
We are new to Renton and had some electrical issues, called Beacon at 7pm on a Friday and they were able to fit us in for an appointment. Zach and Dennis showed up an hour later and fixed all of our issues. Very transparent and honest people. When I asked about what motivates them to take care of their customers, they said they are taken care of by the owner and they love their work and make sure they take care of their customers. They shared that the owner, they said the owner will have dinner waiting for them at home many times.

we noticed on Saturday evening that our hot water heater stopped working at some point during the day. we called Beacon that night and Eric came out at 9 this morning and provided quick and amazing service! We are so happy with the work and Eric was knowledgable and friendly.
I called Beacon Plumbing at 10 pm returning from a vacation, they took my call and they were able to see me very next day. They could have also seen me same night however I was too tired to be awake to go through that process. So they showed up, educated me on the process, very professional and kind. They even cleaned my drains from my septic being full. David C came out, I highly recommend!!! They were able to diagnose the issue right away and cleared my blockage with my septic pump.
The work order copy we received from Beacon Plumbing was not readable for the work done for re-igniting the pilot light on our gas water heater.. No explanation to what miscellaneous repair work meant since it was just lighting the pilot light. Service Tech did not mention a senior discount or invite us to share our experience for an added discount.
The fee to just re-ignite the pilot light was for $229.00 plus tax plus the $75.00 trip fee. The bill total was$330.75, Yikes!
We e-mailed Beacon about the work order but did not received an e-mail back. Called the Beacon's Service Department twice before getting a call back and the manager said he would send us a readable copy of the work order. When talking to the manager he suddenly said he had an emergency call coming in and hung up on me so couldn't finish the conversation. My wife started Freakin when she saw the bill from Beacon.
Oh my...there are few things worse than waking up to find there is no hot water! I called Beacon and was told they could get someone out right away! The technician called on his way and asked me to send pictures and details of the current tankless water heater so that he could see if they had something in stock should a replacement be necessary. He arrived early and inspected the aging heater. I was told that repair was possible, but if I wanted he had brought a compatible unit with him. I had done some online research prior to his arrival and all indications were that I had already been living on borrowed time with the old unit; I opted for replacement.
I had made my original phone call at 08:00hrs; hot water was restored by around 10:30 hrs. Excellent service!
I scheduled Beacon to repair my furnace. The service reps that came to my house spent an hour trying to convince me to spend thousands of dollars to buy a new furnace, and they did not repair the furnace. Contacted another company, they fixed the furnace in about an hour by replacing a single part. Shame on you Beacon for trying to take advantage of seniors.
Beacon is expensive, but when you have a situation that needs immediate attention they're the right guys to call. Zadrien came out the same day I called, assessed the situation, communicated up front about cost before initiating work and gave the tenants all sorts of advice to prevent repeat visits.
I got a clogging situation at my house two days ago. As a first time home owner, I was really frantic and I was also short of time that day to do any research. Thus, I googled emergency plumbing and Beacon plumbing came up first in the search result so I called them to ask for the service. I asked them on the phone what's the quote or ballparking price for the service but they insisted that the plumber will me a quote when they got there and there would be a $75 fee for them to come out. They came and took a quick look at my house and the septic tank and said I had a mainline clogging issue. They said it'd cost a flat fee of $810 to fix that. I asked the on-site plumber if he can lower the fee and he said they only do a flat fee. Though I appreciated their quick response and dispatch to my house to assess the situation, what I find very shady and dissatisfying is that if the company only does a flat fee, why would they disclose that on the phone so I can evaluate my option. Had I known the flat fee was the only option, I wouldn't have asked them to come. It speaks a lot about what kind of customer service a company would provide.
I waited for the next day and called another plumbing company, Ally plumbing. They were very nice and professional. They dispatched people to come and fixed the issue for me on the day. Turned out my filter in the septic tank was clogged and they charged $250 plus tax for the service.
I wouldn't consider Beacon plumbing in the future and would highly recommend you'd do more research to avoid the same situation like me.
Beacon came out the same day I called them. This is a big deal indeed. This was more then any of the other companies I called would do. Very nice gentleman went to work replacing my under sink shutoff valves. The plumber even removed his shoes when he came in my house. Very professional, friendly, knowledgeable, and courteous service person. Great work Beacon and thank you for the same day response! Would recommend Beacon to anyone needing a professional licensed plumbing contractor that knows what to do. Thank you from University Place, WA.
Our technician Will was super awesome, he had great customer service and explained what all our options were and showed us where the damage was to our drain pipe. He really was a help, did not pressure us at all, and we felt more educated about our house too. I highly suggest requesting Will, he is very friendly and honest, but also worked efficiently after we decided which repair option made sense for us. Will also tested everything twice before leaving.

Outstanding service for a septic tank failure on a weekend! Technicians Gato and Esther quickly and expertly diagnosed them problem which included ordering a new pump Nd floats. They were able to get the system going so we would have the necessities of water for toilets and showers over the weekend. They ordered the parts which were due in Monday. Got a call Sunday morning ..parts were in! They came out and fixed it!! They were both so very professional and knowledgeable ..definitely recommend Beacon Plumbing!!

Called a week in advance to make appt for sat am. Called the day before to confirm and was told they don't make appointments it's just a call before they show up type thing. Sat comes, I call at 3pm to see where the tech was, was told there were two people in my area and they'd be out shortly. We'll here it is 10pm, no tech, no call no email no nothing for the wasted time. Horrible way to run a company, they just lost a repeat customer.

I made an appointment a week in advance and they didn't show up. When I called the office the lady told me to wait, they'll call before they arrive. Never showed up. The next day I called again and they made another appointment. They said they'd come around noon. Since I work I found someone to sit in my house and wait for them. Again, no call, no show. I called again and was told I'm on their list so just wait. They're now 7 hours late and the lady in the office called to see if I could be home all day tomorrow. Uh, noooo. I've had no way to cook a meal for 10 days. Beacon is unreliable, dishonest and completely unprofessional.
I came home last night to find a flood in my basement. Turns out my 17 year old water heater failed when I was away. I called Beacon Plumbing and a super nice person (Billy) helped me diagnose and mitigate the issue. He wasn't just some person from an answering service, but a knowledgeable person who knew what he was talking about. They let me text photos, it was awesome.
The plumber arrived this morning exactly on time. They were neat, organized and did a great installation. While they were here, they also replaced my other water heater-- on a Sunday! Who does that? They answered all of my questions, checked out my natural gas system. I can't recommend them enough. I would give them 10 stars if there was a button for that.
I have heard their ads here in Seattle for years-- but its true-- Stop Freakin', call Beacon.

While I was never 'freaking,' I had Beacon Plumbing, Stop Freaking, Call Beacon! out to my house to install an insinkerator and repair my kitchen sink drains. The Beacon professionals, Troy and Kevin, were outstanding. Not only did they thoroughly explain the work they were to perform and the itemized costs, they were fast, efficient and left my kitchen actually cleaner than when they arrived. I highly recommend Beacon for any and all of your plumbing needs.
Gato was the nicest and most helpful plumber I've ever encountered. I am a new home owner who doesn't know much about home maintenance. He took the time not only to fix the problem, but provide us with information on how to prevent or mitigate issues in the future. He walked us through what caused the problem and the basics of how the plumbing worked in our house as well, so I won't feel so in the dark next time something happens. Despite the price, I couldn't be happier with the service.

No one likes tepid showers. Our tankless hot water heater was on the fritz so I called Beacon Plumbing to come assess the problem. I was informed by the scheduler that there would be a $75 travel fee and the plumber would be available that same afternoon. Do I love a travel fee? No. Do I appreciate quick service? Yes. Booked the plumber.
Josh, the assigned plumber, called me in advance of showing up. He finished his prior service call early and would be able to show up earlier than promised. Excellent communication. Upon assessing the problem, Josh and his apprentice Sean were able to determine that the unit had been installed incorrectly. He had all the parts on hand to fix the incorrect installation and get our showers back up and running. Josh provided a detailed quote and completed the job in a very timely manner. Sean and Josh were both very professional, understanding, and did an amazing job. It's not the easiest thing to have to give a $$$ quote to some one not expecting to have to deal with plumbing issues. They both handled my quirks (service sticker placement and having to manage folks working from home) and did it with a smile.
Update - seeing the review reply from the business, yes we do have multiple signatures and the invoice and the service DID NOT match what we agreed! Disappointing!

My property had an emergency plumbing issue on the sewer clogged. Called Beacon and the plumber told me $900 plus tax and he could apply $50 coupon over the phone so the cost should be $850 plus tax. But he ended up charge me $1,100. Asked the plumber and he told me he could not change it back. Then I asked the plumber to give me a bid for the sewer line replacement. I followed up with the plumber for 3 days and he ended up told me I need to pay $2,000 to clear the roots in the sewer in order to give me an estimate for the sewer line replacement. This is a horrible and dishonest plump company. Everyone please aware and try to avoid using them.

A bit of pricey but they know exactly what they are doing.
My AC broke down on the hottest day of the century. I called Beacon Plumbing and they sent Ned and Zerian to my house within couple days. They both are very professional. Just a few minutes, Ned found out exactly what was the issue. The only complaint is $292.75 + tax for diagnostic fee is quite a bit high. I totally understand about $75 for travel charge but it would be great if those amount can be able to deduct to the final bill.
Anyway, my bill ended up almost $800 just to replace the capacitor :(
I would give it five stars for the service if they don't charge too much for diagnostic fee.

BEWARE - Sketchy and unscrupulous business - BEWARE. Technician and technician in training came out to look at our water heater. They had my husband initial a form that said he would pay the $75 fee and receive an estimate. They spent 10 minutes taking the panel off and rinsing off some sensors then came in with an invoice of $700! My husband said he would not authorize that and the Technician said, You already did with your initials. There is no way my husband would have agreed to $700 for maintenance. He did NOT receive an estimate and the water heater is still not working! This is not a plumbing business, it's a scam. Choose a different place!!
The call:
Called Beacon for a non-emergency water heater failure and scheduled a visit for the following week when an experienced guy could come out. Told the person making the reservation that the heater was about 15-20 years old and gave them the model and serial number. Was informed that there would be a $75 service charge to come out and troubleshoot the unit.
The visit:
The appointment day arrived and the guys showed up on time after calling. Good work, but that's were the good stopped. Upon arrival only one of the 2 was wearing a mask when they got out of the truck. We've been doing COVID for a year now, get with it... Brought them over to the unit and then was informed that it was old and that I should just get a new one. No kidding? Maybe I don't have 2-3k to drop on a heater when I can make this one limp along a while longer? When I suggested that he at least try to take a look and see if there is a repair that could be done and get us by for a while longer I was told that the diagnostic fee would be $385 just to find out what's wrong. That sounds a bit different than $75 to me, but what do I know? Fortunately the tech also told me that he wasn't even interested in looking at it; which saved us both some time as I told him he could leave.
The resolution:
After the techs decided to leave they chilled in the truck for a while before they took off. Must have been break time... Don't bother wasting your time with this company, they clearly don't care about customer service and are VERY inclined to try to scam people out of money. Whenever major homeowner problems occur, they always seem to happen during the most inconvenient of times. Just like clockwork, our sewer line backed up last Friday night before two house guests were scheduled to arrive Saturday morning. Fortunately, two heroes arrived on their steeds to save they day named Anthony and Mike. What was supposed to be a quick 15-20 minute fix turned into a 2 hour odyssey that even Homer couldn't have envisioned (also there was more sewage involved, but you know...). Anthony and Mike were amazing, funny, and worked their absolute tails off and discovered our city's main line had grown roots down and into our line causing the backup. They were able to blast out the blockage enough to get us back in business. They are the best. We are now flushing our toilets with reckless abandon! Thanks again!
Awesome job. I received a few bids for a larger water heater install in my home. I don't use plumbers very often and was a bit shocked at the price I received by all of the plumbers...but Beacon's price was in line with the other bids. They weren't the cheapest but what made me decide to go with them was they showed up on time, friendly, provided an on the spot estimate, & were ready to commit to the job. Troy and Kevin did an EXCELLENT job. My water heater is located in a finished daylight basement and was a bit of a challenge with access but they made it work flawlessly. I have a composite deck that they didn't even scratch moving the old and new water heater around. Additionally they protected the carpet and everything was spotless when they left! Thanks again for the great work and stress free transaction!
I was quoted $800 for one wall outlet. Declined and had to still pay $75 trip charge. Posting this in case it saves others time and money.
Sean installed a new kitchen sink for us and did a great job. He was very punctual, friendly, communicative, and highly competent. Beacon is the company to call.
We had a problem with a broken switch in our bathroom, that we tried to fix Friday night and made it worse. Called a few different options, most of them could not make it. Initially we thought these guys would be able to help, but by then they were booked Friday night, too. They came Saturday morning, took care of stuff (I wish I remembered both their names, Ali... and probably Chris... I think) efficient, answered all questions, respectful and they fixed the issue in about 20 minutes. I almost brought them from 5 to 4 stars because it was not cheap. But I get it that it was an emergency, next time we'll call the experts instead of making things worse ourselves. Oh, and my son found a $50 coupon we could apply, that at least helped a bit, too. Thanks for your help Beacon.
I had a horrible experience I had an electrical emergency so I couldn't shop around and ended up without electricity for 34 days and paid $5,000. Later when I checked around at four places for estimates I was told it's a pretty basic job: 2 days and $1,500 and it didn't even pass inspection the first time. I really wish I had used someone else.
Called Beacon twice now for two different jobs. Great customer service and amazing technicians that know what they're doing. Five stars hands down

I just wanted to give a shout out to Travis (I don't have a last name) who did a great job diagnosing a leak that I was having from my ceiling. His patience and knowledge really made the process go smoothly. He was also super neat and took the time to explain everything. Great job.
Many thanks to Jimmy from Beacon for his quick work. He dealt with a clogged pipe that sent water out of our living room ceiling, explained what was happening and what he was doing, and have us advice to help prevent similar issues in the future. Very nice and very helpful.
Gato was the nicest and most helpful plumber (and person in general) I have had the pleasure of meeting. Unfortunately, I am a homeowner who doesn't know a whole lot about maintenance and I tend not to fix things on my own because I'm afraid I might just make things worse. He fixed our issue very quickly and also took the time to provide us with information on how to prevent or mitigate issues in the future. He walked us through what caused the problem and the basics of how the plumbing worked in our house as well, so I won't feel so in the dark next time something happens. We even showed Gato a bathroom remodeling project we wanted to start in the future and he gave us some advice on what we could do with the space. Called them for fixing the A/C. They charged investigation fees and find nothing, then suggested a 30K estimation for replacing 6 split ductless unit. It's totally not making sense...

I had a great experience with Beacon Plumbing. I've been told to generally stay away from large, commercial branded plumbing services but I was in a pinch and needed someone out ASAP. We had a torrential rainstorm in Seattle in the early evening and my rental property's outdoor drain was flooding down by the basement entrance. Water was starting to seep through the basement door. Since Beacon Plumbing covers 24/7 service I phoned in, explained the situation, and the dispatcher was able to get a technician over within 1-hour. Gato, the technician showed up with his partner. He asked a few questions about the issue and he was immediately able to pinpoint the possible cause of the issue and options he can use to remedy the problem. Within a half hour of working the drain he was able to clear it. He ran a few flow tests by running the garden hose at full blast into the drain. Everything was cleared, no build up at all. Had a sewer drain backup into our house and called beacon to unplug the line. They showed up complaining about having to work the on call shift. Gave me a quote to fix the issue that I agreed upon and asked for clarification that that price was to clear the line fix the problem. The technician stated yes that's to complete the job and clear the line. They stated they would put a camera down the line to see the blockage. I was a skeptical about this because the line was full of dark water how will they see anything? Shocking they couldn't. They also brought along a snake that the end was broken off of. I have used them in The past and the usually have a tip to grab the stuck object and pull it back. The technician stated it works better without the tip I found this hard to believe because it's just a wire. They spent 30min then I heard my name called and they stated they couldn't get it, but they have a tool that would but they don't have it with them and it would cost me 2200$ for them to come back with it. They charged me the full price of the estimate stating I have to pay it because they attempted to fix the clog. Very unprofessional lack proper tools and then try and upsell what will work after hardly spending the time to actually fix it.
We were freakin' so we called Beacon. Our basement toilet and tub/shower were backed up with sewage and we thought we were in for a major expense. We hadn't had any issues like this with any house before, so were pretty nervous. We were able to get an appointment right away and Will and Tom showed up promptly, diagnosed the problem and cleaned out our sewer pipe. They also told us the issue was with the city portion of the pipe, so not our expense. Phew. They did all that within an hour. And with the utmost kindness and professionalism. Highly recommend.
After an arduous, end-of-the-week Friday afternoon commute from Redmond to Lakewood, I got home and found out, the toilet won't flush. I called different shops and Beacon was the most prompt and helpful place around. Will and Stormy were at my house, armed and ready with tools, within 2 hours. With a smile and a unbreakable can-do attitude, these two gents got right to it and started to clear the line of obstructions. Right away they found the issue: my line was completely obstructed by roots and rock. Will was able to communicate clearly and sympathetically what the next steps were. After a mild panic attack seeing that this job just got a whole lot more expensive, Will and Stormy got right to it, digging five and half feet down to the obstruction. Turns out, when you transition from one pipe size to another, they make these nifty things called couplers. And, turns out, the company who installed the sewer line failed to use said coupler. Roots had wormed into the line bringing rocks and detritus along for the ride. Once again, Will and Stormy got right to it. Tirelessly, they worked until the job was done and my toilet flushed perfectly. I cannot say enough to praise these guys. Will and Stormy, you guys are rockstars!
I had Josh and Sean come out to do a general maintenance inspection and flush of my radiant hot water heater (boiler). This was after trying to contact other plumbing agencies who either were incredibly expensive and told me the yearly flush wasn't necessary, to one where the guy came, cancelled the service, and told me he would do the service for $100 less. Sean and Josh were super helpful and knowledgeable, and I wished I had called Beacon to begin with.

I called to ask for an estimate for split air conditioning. explained 3 times to 3 different people! Technician came out , 2 hours late, but he did call to tell me he would be late, he thought he was coming to repair a split air conditioner, had no idea that I wanted a quote/ estimate. He did the estimate but told me that there would be an extra charge as an electrician was needed. He said I could use theirs or get one of my own. I asked to use one of theirs. I found It really odd that I needed to have 2 estimates. He then told me that I had to sign off on the paperwork to get a job number so that the electrician could come out and give me a price.
I told him that I wasn't going to give the go ahead for the air conditioning until I had a full price for the whole thing. He arranged for the electrician to come out 2 days later. Electrician never turned up, called Beacon, they didn't know anything about it . Arranged again for electrician to come out, never turned up and no communications at all from them.
don't waste your time or money with this company, the left hand doesn't know what the right hand is doing. I would give them no stars if I could. I'm so annoyed that I had to pay $75 plus tax for the estimate.
I'm a new homeowner and needed help with a leaking sink and septic system pumping. Gato and Esther came out the next day and were incredibly helpful! They gave me septic system 101 and taught me how to take care of it. It was a pleasure having them out to the house- they were very professional and really patient with answering all of my new to homeownership questions!
All we wanted was a quote for a shower valve. We called and talked with Bill who said someone would be out between 4:00-4:30. 7:00 rolls around and the guy finally shows up. Bills us SEVENTY-FIVE dollars for absolutely nothing. We were never informed that their simple quote would cost us so much. Don't go with this slimy business!!

Well, I should have listened to the other reviewers but o was in a dire need for the same day service. $75 service charge regardless you do the work with them or not. A toilet clog issue we typically pays 200-300 for a local guy who couldn't come out today. The beacon plumbing charged $850 to unclog the toilet. Are you freaking kidding me?! Didn't go with them so had to pay $75 plus the tax.

Worst plumbing company. Highest price with least service. A small work cost me $1000. Tenant called this bad company and I paid for it. They replaced my sewer pump and it was broken within a year.

On this day I realized we had a water leak in the master bathroom. The area was within 5 feet of the master tub but in the walk in closet. It was a minor leak.
I called Beacon Plumbing and asked for emergency service since I didn't want water damage. They showed up within hours of my calling around 4PM. The tech recommended that a hole be cut in the wall next to the master bath to check the pipes. After this he said he had found the leak and that we had a mouse problem. He said that extensive work would need to be done and so instead of fixing the issue he would cap the part that was leaking because he was sure we needed drying services and we would need to call water damage folks and that he had a contact that he recommended. After capping the pipe he said we needed to wait 3 hours before turning the water back on. Since I was out, my wife made a video of what needed done. When I got home 5 hours later. I went to turn the water back on so we could have water for toilets/showers etc.. since the leak had been capped but not fixed. Looking at my $890.43 bill it makes it seem like I asked for the guy (two guys) not to fix the issue and I chose to just have it capped. I was really overcome by events and they pushed me to that outcome which they messed up badly.
I turned the water on at the street and as instructed in the video my wife made before they left. I needed to go upstairs to turn the water off at the faucets. The two sinks and the tub were running. I turned off the sinks and saw that water was streaming out of the area where the capping had happened. This was about the same time that my wife was screaming downstairs. I came down stairs in the kitchen and liberal amounts of water was streaming from one of the light fixtures onto the fridge and floor. I ran outside to the street and turned back off the water. After mopping up what we could I called Beacon plumbing again.
An hour or two later another Beacon plumbing guy showed up. He looked at the issue and said that the first crew had capped the wrong side of the plumbing and that is what caused the issue. He didn't have the part to fix the issue and would need to drive back to the base close by to get the piece needed to fix our plumbing. I told him I would wait up since my wife would want working water in the morning. He came back and fixed the issue that the first crew recommended against causing me much worse water damage.
I had to take the next day off work to deal with the issues. I called the recommended emergency water removal folks recommended three times by the first guy who told me not to contact my insurance and call them instead. After the deluge the night before, I finally called my insurance and asked about who they would recommend for water treatment and they didn't have any local contacts. When the lead guy showed up, I told him that most of the damage had been caused by the work of the first plumber who in spite of an almost 1000 dollar bill didn't fix the issue and was eventually fixed in 30 minutes by the second tech. This person was quite aware of how much business Beacon was sending their way and mentioned multiple times how he would have to let them know that there was an issue.
I realize in hindsight I was gamed by the first crew that wanted to get a bounty for referring a customer to their drying service and if he had fixed the issue, I might have just continued my regime of fans, heaters and desiccants to get rid of the water damage and making him forgo his bounty.
Shortly after meeting with the moisture removal crew. I got a call by the first tech that came by from beacon plumbing. I didn't answer as I was on a call with my insurance company but I called him back.
From the beginning he said, I told you not to take a bath, to which I responded, I didn't I turned on the water at the street like you said and water was gushing everywhere when I got upstairs since you opened all the sinks and bathtub spouts, and by the time I had those off the damage was done.
Then he said that was impossible because he capped the line for water to the tub and there should have been no water, I said the second guy that came over said you capped the wrong end and water was openly flowing. He said maybe it was a new massive leak in the exact same area that I paid them to come and fix 5 hours earlier and that must be what happened. I told him what the second tech had said and that it wasn't a new leak.
By the end of the call he made it seem like he understood that he had messed up and made a minor leak into a major flooding and said he would make it right.
I got a call from the moisture removal folks 15 minutes later that said Beacon plumbing had no responsibility for the issue and I was responsible for the damage. I told them I'd work through this with my insurance and I was very disappointed.
We highly recommend Mike Sullivan and Mario Miranda to come fix any of your plumbing issues! Mike has been with us now for several projects and repairs. He is experienced, knowledgeable, and straight forward. He is honest, professional, and trust worthy. He gave us options and explained ways to mitigate further issues. If only all professionals could be as great as this team!
Troy and Kevin came out earlier this month to update/upgrade our 25-year-old hot water heaters. We have an unusual furnace/geothermal system, but the guys handled it all very professionally... they were very Covid-conscious, always masked and distanced... they cleaned up completely, including the mess made when one of the old tanks leaked rusty water into the garage and across the driveway. It's nice to now know we're not drinking, or showering in rusty water! Would definitely have them out again!

You how when you have a home repair, but you just keep putting off fixing it because it's going to be too expensive? Well, that was the situation with the temperature control handle in my shower. The handle wasn't installed correctly and was loose. I couldn't figure out how to fix it, and since it involved plumbing, well...plumbers are expensive, so I just put off getting it fixed. Finally, the shower handle fell off, and the water temperature couldn't be adjusted. I called a couple of plumbers and Beacon was the only one that could come out the very next day. The plumbers arrived within their window and gave me a call when they were 20 minutes out. The two plumbers were really friendly and easy to talk to. They had the handle fixed in less than 15 minutes. The total charge was soooo reasonable! I couldn't believe what a great experience it was to work with Beacon Plumbing: next day service, called ahead before arriving, arrived within the scheduled window, super friendly and fixed the problem quickly, and didn't charge an arm and a leg.
