Super happy with Affordable Plumbing Services. Michael responded to my quote request very quickly. Arranging a time for him to come out and deal with my jammed garbage disposal was easy and painless.

He was on time and friendly - and best of all, came up with a creative and effective solution for a problem I was having with my dishwasher, which wasn't even part of my initial request. He explained what he was doing every step of the way, which was very cool. His price was totally reasonable, and true to what he quoted me at the start. No shenanigans.

I'll definitely contact Michael again next time I need a plumber!

Our master bedroom showering set had been malfunctioning for a few years and we finally decide to fix it. We asked around and not many plumbers had the expertise to fix the set until we reached Michael. He suggested that we order a spare part from Rohl, and gave us a very reasonable quote for the cost of fixing.

Two months later, once the spare part arrived, Michael fixed the showering set quickly and smoothly within an hour, honoring the original quote. He was very polite and professional, wearing shoe cover, padding bathroom floor with soft towel, and always keep his mask on indoor. In addition, he kept necessary spare parts and tools for me just incase they are needed in the future. He also pointed out potential risk factors in my piping system and made some very good suggestions. Most importantly, Michael is very honest about what he observes, and even admit his misjudgment when the measurement does not agree with his original intuition.

I high recommend Michael and his business, and thank him for his great service.

Michael did an excellent job replacing my kitchen sink faucet. I was trying to finally reduce my honey do list that has been untouched for 6 years. I had three objectives, and shared all three. He quoted for the faucet and offered to look at the other two when he got there. One issue failed to demonstrate itself while he was there and he said it wouldn't be a certainty to be fixed but he has an avenue he could try.

Another issue is a toilet that won't stop running, after some decisions about fixing or replacing he actually talked me out of that job entirely. He has had a bad experience in the past of a wife reducing the honey do list with an experienced professional.

Finally the faucet, you supply your own, but the plate that covers the two extra holes in a sink is wider for some faucets and narrower for others. When he discovered this he offered to skip the plate but patiently waited when a went back to Home Depot to bring home a couple more choices. He didn't charge extra for the 20 extra minutes to wait. He was courteous, offered advice on a nearby pipe and checked the line pressure. My new faucet works like a champ!

Disappointing:

Yesterday I called Affordable plumbing and he agreed to come the following day.
He informed me the rate was $150. 00 for the initial visit. I agreed.
Michael Sosa came by and looked at the problem of flow of water
initiated and restricted by the new faucets in my bathroom.
There was nothing he could accomplish giving the circumstances.
He stayed 15 min. and my bill was $150.00 by check or $150.00 plus 3% if I used a credit card.
I asked Michael what was so affordable about affordable plumbing....He retorted I am affordable not cheap.
I paid $10.00 for every minute he was at my home.
Affordable........Hardly!!

Michael was extremely helpful in saving me time and money. I contacted him regarding a toilet issue and he provided some helpful suggestions and to contact him if I was unable to figure it out before he even came out. He is super responsive and is knowledgeable.

Others would insist on coming out and then if they have to order parts, it would be another service fee to come back a second time after diagnosing the issue.

We had Michael out a few months ago when our VERY OLD SHOWER started not draining. He managed the clog, talked me through a replacement drain cover for cheap from Amazon so I could reduce the chance of hair clogs in the future. He asked if there was anything else he could check out and when I mentioned the gues bath shower was slow to have heated water, he checked it out, quoted me a price almost at cost, and then fixed the shower cartridge.

Both have worked amazingly well since. Hence the stars.

However, last night I discovered that our hot water heater was leaking. I called Michael, and he offered to swwing by and give me an opinion. He doesn't even do water heaters. He talked me through what I would need to know to talk to people about replacements, helped me drain the tank and turn off the water supply so that we could stop the leak, and he patiently answered my questions.

He did that all for free, just because he's a man who helps and works with integrity.

I'd recommend him to anyone for repair or installation plumbing. I might be wrong, but I think he's a one man show, so I'm not sure about really big jobs. His prices are reasonable and he's really kind. He also always shows up when he says he will, and he has great communication over text.

Once again, Mike comes through!
In typical husbandly fashion, when mine contacted the plumber, he did not communicate all the issues of our 2 problem toilets.
With only a partial solution, we went out of town, and when we returned, you know it was the wife who got the job done. ;)
I reached out and within 90 minutes, Michael returned to complete what had been omitted by my partner, and priced very fairly- even with the exorbitant price of gas these days.
Now to explain to our landlord why this professional had to make TWO visits....

I recently had the pleasure of working with an amazing plumber, Mike S. at Affordable Plumbing Services, who provided me with exceptional service. I called him when my toilet was not working properly, and he promptly responded to my call (within 10 mins. of sending him a message on Yelp). Within a 24 hours, Mike arrived at my doorstep and was ready to take on the job.

From start to finish, Mike was professional, courteous, and efficient. He quickly assessed the problem with my toilet and explained what needed to be done to fix it. He then got to work, and within no time, my toilet was working perfectly again.

What really stood out to me was how affordable the service was. Despite the quality of the work, Mike's prices were extremely reasonable, and I felt like I got more than my money's worth.

We had Michael come out to our home to inspect an intermittent drain back up in our newly remodeled bathroom and a sink drain back up. Simple quick and easy fix. He even was able to teach us a few things about simple maintenance with our sink drain and let us know a screw was missing. Michael is AWESOME! Mike of Affordable Plumbing Services was professional, knowledgeable, and helpful. Highly recommended.

We have two showers with obscure-brand Cifial thermostatic cartridges that had worn out and needed to be replaced. After trying another provider with no luck, I spoke with Mike. Mike was able to identify the problem, remove the old cartridge which was extremely stuck, replace and restore the first shower to working order.

The second shower required some tile cutting and we called Mike back a second time. Unfortunately the replacement part, that I had ordered, leaked. Mike did as much as he could, showed me how to fix the rest when a new part arrived, and even coached me through a few questions later.

Both interactions with Mike were excellent and I'll definitely be calling him back the next time.

Mike responded quickly when I asked him to install a bathroom faucet and fix my toilet. For the toilet, he said I just needed to put in a new flapper which is super easy, although my toilet required a non-standard flapper, he showed me which one to buy on Amazon ($7) and showed me how to put it in - and did NOT charge me for the free advice. For the faucet, I forgot to tell him that the hot and cold lines are switched in the wall, so he had to came back a second time to fix that, and wouldn't let me pay him for that.

Mike is very respectful of my home, wore a mask and shoe covers in my house, and he creates a delightful experience, which is highly unusual in this profession. I've recommended him to my neighbors who are all pleased with him, and I'm grateful to have found MY plumber.

Michael did an excellent job replacing a hansgrohe mixing valve for my shower. And he was the second plumber I hired. The first one could not figure out how to take it apart and suggested we replace the entire thing. Michael did it with ease and was thorough. He did a temperature check afterwards to make sure it was working properly. The temperature was not quite right and he identified another issue with a mixing valve. Overall, Michael is not only extremely competent, but also thorough and attentive to the needs of his customers.

I reached out to Michael for an estimate to replace my homes pressure regulator valve. He requested a few additional photos to properly diagnose the job. Reliable and courteous -- We had reached out to Affordable Plumbing Services on two occasions: one for a leak at the base of the toilet, and another when our kitchen drain was clogged.

For the toilet repair, Mike understood the cause immediately, and promptly gave a repair. He explained to me about the replacement parts he used, and why I could expect a lot less chance of leak in the future. He was also generous enough to replace other parts that weren't exactly part of the leak. (During all this, our little kids were talking to him and showing off their stuffed animals , but he was very nice to them)

At the other occasion when our kitchen sink was clogged -- the clog was actually gone by the time he arrived. It was my oversight that I didn't inform him in time, and Mike ended up having to show up without needs for any work. Nevertheless, he provided helpful tips on what to look out for, and what I could do to identify the cause next time the clog happens.

In both cases, he was prompt to respond to my messages, very punctual at the appointment time, and responsible. I would highly recommend Affordable Plumbing Services.

Michael was great! He came out to our house and before he even knocked on the door, he had gloves and a mask on and then put on booties to come in the house. He knows his way around everything plumbing. Even though he was working on a brand of kitchen faucet he hasn't worked on before (hard to believe), he was able to find the problem quickly and fix it. He even had enough spare parts in his van to fix a problem we didn't realize we had (legit problem, nothing he created like some other plumbers).

I have a Hansgrohe shower valve that was leaking. I got the replacement cartridge, and found out that many plumbers either wouldn't work on Hansgrohe or couldn't do it right.

I found Mike here because his profile says he works on Hansgrohe. I texted Mike for his availability. He replied promptly and gave a reasonable quote. On the day of the job, he texted me prior to coming and showed up in the time frame he promised. He wore a mask and put on covering for his shoes before entering the house. He was able to complete the job in about an hour. He ended up having to do some extra drilling due to the way the shower valve was initially installed, but didn't charge extra. Overall, a good experience and I am happy that I contacted him.

Our 20-year-old Hans Grohe shower value had finally had it. I called a plumber recommended by the Hans Grohe site. I didn't feel it with that company which led me to give Mike a call. He had to squeeze our job in between his other two. Michael is very honest and experienced. He explained the problems and possible outcomes clearly. Michael is amazing! He is very honest and does not upsell you. He was very forthright about what was wrong and how much it would cost and what my options were. He was good at explaining things and told me how I could prevent the problem with my sink from happening again on my own. He also assessed the problem very well and is very thorough; he had me look for water damage elsewhere in my house from the leak. I have used other highly rated plumbers on Yelp, whose practices were questionable. However Michael with Affordable Plumbing is far and away the best and most honest plumber I have dealt with. Mike was fabulous. Diagnosed the problem, got the hot water back to my shower faucet, and even threw in the installation of a new shower head - on an assessment call. Mike was the only plumber willing to address my low pressure situations with my Hansgrohe and shower Grohe fixtures (other plumbers did not want to work with those brands). He quickly diagnosed and fixed the issue with some parts and then added did you have anything else to look at? Sure! I had a slightly kinked supply line which he also fixed on a bathroom sink. Great guy and would recommend to anyone.

We'd been having issues with the volume and pressure of our water after having some pipes replaced. We thought the main problem was with the kitchen sink faucet since the water was just trickling out compared to the rest of the house. We checked for plumbers in our area, and we came across Affordable Plumbing Services. Lucky us. We called and spoke with Mike. He pretty much knew what our issue might be and although he was pretty much booked at the time, he said he would get us in between his other calls. He showed up sooner than expected, got to work and was able to fix the issue quickly because he was right,,,he knew exactly what the problem was. He is hands down the BEST plumber we have ever had. I had a Grohmix 34 436 that was dripping. I had previously hired a handyman who could not fix it. So I was in a bind if it was ever possible to fix it. It needed the 0835500M SHUT-OFF VALVE to be replaced.

I initiated contact with Mike on Yelp. After a brief conversation on text, I called him. He sounded confident and I decided to hire him. I would hire Michael again! He is the owner of Affordable Plumbing Services and did a most excellent job repairing a failed water pressure pipe that was affecting a tub faucet and possibly more fixtures in our house. He was prompt and informative as he diagnosed the problem. Rather than sell us a cartridge to repair the leak and have it just leak again in a few weeks, he diagnosed the problem as a failed water pressure pipe. Michael Sosa has done several plumbing repairs for us over the last year, Today he replaced a 30 year old garbage disposal and then snaked the bathroom sink. He is always courteous and considerate of time and property, explains what needs to be done and offers alternatives, never tries to up-sell to a more expensive repair job. I had an issue with my kitchen/washing machine line, and the whole thing needed to be replaced after leaking copious amounts of water into my crawlspace. When I first contacted Mike, I didn't know what the issue was; I just knew there was a smell of sewage. It impressed me that Mike was up front about the fact it can be hard sometimes to figure out what's causing smells. I asked him to go ahead and come, and he did the same day. He immediately found the source of the problem.

It's hard to speak on whether Affordable Plumbing Services is, indeed, affordable, because I didn't get multiple quotes. This felt like something I needed to get fixed ASAP, so I skipped my due diligence and hired the first person that came out. All said and done, it cost $2900 to replace my old galvanized kitchen line. Getting the water cleared out from the crawlspace will have to be done by another company, so that will be a separate cost.

Chris who came out was extremely friendly and polite. He wore shoe protectors in the house, was careful not to let our cats outside, and was very communicative. He took pictures both before the work and after, so I could see the pipes that got replaced. His workspace was clean, and he got it all done in a few hours.

I would call this company again if I have more plumbing issues in the future, and I recommend them!

I have come to realize that a having good contractors to call upon is worth more than gold! Michael has certainly earned that spot with me.

We had been getting termite inspections to troubleshoot a termite sighting we had and some of them, after crawling under the house, brought to my attention that there was a leak under our master bathroom toilet. This is one of those things that you don't get to see very often but clearly don't want to keep happening given what goes down that pipe!

Here are a couple of reasons why Michael has earned a spot among my trusted contractors list:
- I had a photo of the issue from the termite inspection of what it looked like underneath. Michael was willing to look at that and make a reasonable diagnosis (need to reseat the toilet wax ring).
- From other reviews (and now my personal experience), I get MICHAEL coming to do the work himself. I want the guy that I am talking to to do the actual work!
- His price was reasonable. Not the highest and while not the lowest, after talking to a few other companies, it was very reasonable. NOTE: You do not want to aim for lowest bidder as a goal for contractors. :-)

He came by, let me watch (for my education) and talked me through what he found - the toilet wax ring was not even TOUCHING THE TOILET! Again, why you don't go lowest bidder! (sigh)

He cleaned up that area under the toilet the best he could, reseat the toilet with a extra high wax ring, showed me how to tell the toilet was seated properly and was done. He even replaced the toilet supply line as standard service to make sure that doesn't fail in the future. NICE!

If I have future plumbing needs, I'm calling Michael. You should, too!

Excellent work! Michael responded to our inquiry within a few minutes and was prompt to respond with all our follow up questions. He happened to be available same-day and gave a window of 6-8pm. Michael texted when he was on his way and arrived around 6:30pm. He took COVID precautions and wore shoe covering when he entered our home. After a quick look around, he got to work replacing our faucet and repairing a broken hot water valve. I hope the problem is fixed but we will see in a few days. All i can say for now is that i am very happy with his service and diligence.
First i spend almost half an hour with him on the phone discussing the problem. He was very patient in explaining to me potential causes. Then i made an appointment. He showed up in time and had to work for about 2.5 hours.
He replaced shower cartridge and spout, had to cut out dry wall hole to inspect with borescope.
He did the cut out with a knife so it caused almost no dust.
Total was $350 and if it is fixed i think a fare price.
Anyway it was good to have a friendly and very capable person doing the job.
I sure will ask my friends to consider him if they do have a plumbing issue

Had a leak in an expensive vertical fill faucet for a stand-alone tub. My usual plumber told me they couldn't do anything for 3 weeks. Mike responded promptly and advised me to get a free cartridge replacement from Kohler under warranty before having him install it, saving me a lot of money. I had a toilet that needed a new wax ring on it because it leaked when you flushed it. It was a difficult job because it was a heavy one piece toilet. Mike did a great job and was able to replace the wax ring. He put toilet paper in the toilet and flushed it a few times to make sure there were no leaks.

I liked that Mike responded to my text messages quickly when I initially contacted him. He asked me a few questions, asked me to send him a picture of the toilet and then gave me a quote on the phone.

My flush tank was leaking where water was running from tank into toilet and water wouldn't fill up in flush tank. I sent out a yelp request for quote to bunch of business, few including Mike from Affordable Plumbing Services got back to me instantaneously asking for a picture of the tank. Our shower faucet has been hard to shut off for some time and it finally stopped working on Tuesday night ( we came home from a vacation and this happened!) and water wouldn't stop running. Last thing we needed after a flight journey with two kids!
First thing, we shut off water and managed with bottled water.

Went to Home Depot and bought a new Moen cartridge and required tools to fix it ourselves. Everything went well until it didn't- it's Wednesday evening by then. Still no water in the house, since we managed to get the cartridge out partially we didn't want to turn the water on to avoid flooding! It seemed impossible to get the rest of it out and after wasting so much time, my spouse and I decided it's time to get professional help.
I reached out to 5 plumbing services and Michael from Affordable plumbing was the first one to respond and asked for some pictures. After taking a look, he mentioned that we managed to get most of the job done and quoted his price to come fix it. For the same job, the others quoted 2-2.5 times more than him. (We got one quote which was lower than his, but they weren't available immediately.) We made an appointment for the next day, Thursday between 2-5 pm with Michael.

Thursday morning- Michael messaged in the morning to ask if 8 am would work!!? Of course it works!!! We were so relieved that it'd be taken care of sooner! He showed up on time, got to work immediately and removed the old cartridge and replaced it with the new one we bought and sealed everything with some caulk and finished the job within half hour. He also mentioned that he provides 30 day service warranty (not parts). Wow!

This is the first repair job we had to deal with and hope there are no more, but if there's any other plumbing issues, we'd definitely go with Michael.

Mike was very knowledgeable about the brand (others were not), he was a little skeptical if the cartridge was the right fit and he shared that skepticism upfront. turns out he was right and grohe in fact did send me a wrong replacement. mike was helpful in contacting them again to fix the issue. Excellent experience with Mike today. capping a water line in my house. Mike made a quick trip to Almaden, and took care of the issue.

What I really liked was that Mike tried to help me resolve the issue before setting the appointment. He gave me good instructions as to how to fix it myself, but unfortunately my local Ace didn't gave the right part. I really appreciated the effort to save me money, even though I could not manage it myself. Once I called him back, Mike showed up earlier than scheduled and completed the work well.

Mike also gave me a great recommendation regarding my water heater temperature, which he explained was heating water too hot for our family. He was busy and on his way to another appointment and didn't need to take the time to notice or explain, but he did both, which was truly helpful.

Brought great experience and ingenuity to fix the leak, pipe fitting was cracked off right at the wall entry, but he was to do a rock solid fix without tearing up the wall. Great Job that saved time and money on the long run.

I tried to replace my shower cartridge. But after I took it apart I realized that I may not be able to finish the job. After contacting several other plumbers, I came across Michael. My In-Sink-Erator 5-81 HP 1/2 disposal became leaking after installed/used about 6 years. I think starting yesterday, it became leaking, water dripped inside cabinet and ran outside into the floor this morning and that is why I realized something is wrong. He was extremely respectful, kind and had all the COVID precautions: masks, shoe protection. He also gave me a real understanding of all my issues and didn't push to get them fixed. The shower valve in my house is very old and very little hot water came out from the faucet recently. One plumber suggested us to repipe the bathroom and replace with the new valve. Mike was the first to respond to our request for a leaking shower handle over the weekend and after some back and forth, provided a quote and scheduled a time to fix on Monday. I had a shower faucet leakage and was initially told by another plumber that I need to replace my shower valve which requires opening up the wall, and the whole project would costs over $1400. However, after inspection, Michael suggested it only takes a replacement of the cartridge to fix things. Also, Michael kindly taught me the steps to replace the cartridge. We had been experiencing high pressure issues in our water line and got a few estimates from plumbers in our area for installing a pressure reducing valve on our mainline. Mike came out for inspection quickly, gave the MOST competitive quote and scheduled the work right away. Mike came over to fix our disposal unit, and found out that it was just jammed instead. Instead of going ahead and installing the new unit, he only charged us for the diagnostic. After that we had him look at our toilet, and he was able to diagnose the problem for that as well and gave us tips for how to improve water flow at no charge. Michael replaced a kitchen faucet - I had pre-purchased an item, and he did the install while I ran to the parts store for a fix for my bathroom faucet. Very quick. The bigger problem was the leaky tub faucet. The fixtures were very old and getting the parts was a big issue. Michael showed me all the work he did to solve the problem and checked with me about pricing and purchasing replacements. He had planned to return on a second day to cut into the wall to fix the leak. He ended up finding the proper stem for my faucet at a different shop, and checked with me before ordering - he came back sooner to finish the job than planned. Always very polite and respectful. Michael was very quick to reply and able to give me a rough idea by the yelp message system of what the job may entail. One thing I like most was that I was able to get the idea of what the job was gonna take and a rough estimate; even if it wasn't 100% on the dot.
