Had an issue with my kitchen sink pushing water up from the drain. After trying to deal with the issue myself to no avail, I finally gave in and tried to get quotes from Yelp. SJ was the first one to respond.

I gave SJ a call and explained what was happening and we scheduled a time for him to come out. It wasn't one of those 'I'll be there between so and and so time' that you'd get from your typical big-name plumbers, but a fixed time so I wouldn't have to wait around at home. On top of that, he gave me an up-front price on what it would cost to fix the issue.

Johnny arrived on time and listened to everything I was telling him: my issues, what I'd one, what was happening with my neighbor's plumbing, etc. He was patient and didn't try to rush out of there. Once he'd listened to everything that I had to say, he told me he was going to get working and take care of my issue.

Long story short, he did a great job in fixing the problem; showed me what was causing it in the first place and told me what I can do to prevent this issue in the future. he even showed me how to properly use a plumber snake that I'd purchased when I was trying to fix the issue myself.

I wouldn't hesitate to give Johnny a call the next time I have plumbing issues.

Had an issue with shower/bath handle no longer rotating far enough to access hot water. Came here to Yelp to find a decent plumber and found Johnny's business with 160 five star reviews. Why would I look further? I did a request for quote and within minutes Johnny offered to be by at 4. I also heard from other providers, one who stated a likely cause and cost for repair. Johnny offered a free on site quote after he assessed the problem and came in at a reasonable price. He called and arrived hours early and quickly fixed the issue. He deserves all 5 stars for quick, effective and reasonably priced work.

We requested quotes through Yelp from multiple businesses to unclog 2 sinks and a bathtub and replace a valve for the water heater. Johnny responded very quickly and was very easy to schedule with. He came to look at everything and provide a free quote. Once we were happy with the quote was very easy to schedule when we needed him. He was very friendly and courteous in our home to wear shoe covers, show us everything he was fixing, and remind us to lock our door when he was leaving. I've dealt with HVAC, internet provider, and other home service companies that give you an absurd time range of when they will arrive at my home. We will be at your home sometime between 8 am to 1 pm. I work from home, and playing Russian Roulette on when someone will be at my home is ridiculous. Most of the time, these companies don't even meet their committed window! I don't expect anyone to be on time. I get it. You have multiple homes to visit. But a 5-7 hour time range?

Not this company. The plumber arrived at the schedule time, took no more than hour, price was reasonable, and work result was outstanding. Will definitely hire this company again.

Overall: Johnny from SJ Plumbing is the best and I won't go to anyone else unless I have no choice. I think the best compliment I could give is that you will feel good after doing business with him. The work was quality, the price was fair, he was knowledgeable, and pleasant to have in your home.

Background: My house is 20 years old and has plumbing issues in the few months that I owned it. I used two other plumbing companies prior to SJ Plumbing to address the issues. One company was great to work with and fixed the problem, but the price was ridiculous that I felt horrible for days afterwards. Last week, the second company was assigned through my home warranty company AHS and the workmanship was below average and they felt shady. Thus far, my experience with plumbers has been dreadful.

Recent problem: I needed to have all my angle stops replaced under the sink in the house, a new p-trap, a cleanout in my master bathroom for my clogged sink (this last one was recommended by the last plumber that I eventually didn't need). At first, I thought to change the angle stops myself because I didn't want to deal with plumbers. I went out and bought the stuff, started the process, then realized some would be tricky to replace (BTW, I made the hole in the wall in the photo). I went to Yelp to find someone and per the reviews I reached out to SJ Plumbing and he came over to take a look. I showed him the problems above and when we got to the cleanout he said with a smile you don't need to install that, I can unclog it! We went over the cost; he gave me a fair price and said he would be available if I wanted to select him. At that moment, I was already sold.

Outcome: He took care of all the problems, and everything is working as it should. He was even kind enough take a couple of minutes to adjust one of the new angle stops that the last plumber installed the week prior that started leaking when we turned on the water. This detail is something that some plumbers would nickel and dime you on. The little things matter.

Johnny, I appreciate you taking a stressful situation for me and my family and fixing it. Cheers!

READ READ READ!!! Had issues with our drainage. Water would not drain from toilet or tub all of the sudden. Had issues with for a while but the water would drain over a period of time. Finally last night, it clogged up completely. Johnny came out the same day I called him. He used his camera and found a tube of calk in our line!!! Unbelievable. SJ and Rooter/Johnny did everything in his arsenal to extract that tube and unclogged my line. At such a great price and upmost professionalism.

Johnny did a great job helping us with getting our new faucet and vanity hooked up. He had to reroute the plumbing since the old one was too low and he did an amazing job. He also fixed our toilet bowl. It was sitting too high and did not seem stable. He was able to cut the pipe down and get the toilet to sit properly. Thirdly, we had a our outdoor water pipe that was leaking ( super old) and he was able to cut the old pipe and replace it and solder on a new one that works quite nicely now.

I rehired him after we moved and he has able to fix our bathroom sink that was clogging and leaking.

The price was fair, great service and great workmanship. He was able to come quickly to get it fixed as well.

I highly recommend using SJ Rooter & Plumbing. Johnny is amazing!

I noticed a leak on the side of the house and reached out to several plumbers on Yelp.
Johnny was very prompt, professional, and did a fantastic job!
He's straight to the point and doesn't act sneaky or goes out to scam his clients.
The T Section of the main line had a leak because of a burst and Johnny fixed it in 4 hours, the majority of the time waiting for the glue to dry.

Needless to say that I will call Johnny again if I ever run into any plumbing issues.

This is the first time I used yelp.com to hire a plumber, and I have to say I am extremely pleased and thankful for all previous customers' reviews. I selected SJ Rooter & Plumbing as there were over 163 positive reviews. It isn't hard to find 20 to 50 people to create fake reviews, but getting 163 reviewers' is sort of hard. So, I texted Johnnny. He is definitely an honest and reliable plumber. He was on time and done an excellent job on locating and fixing the source of leak on one of the bathroom. I thought it was the shower pipe, and I was wrong. It was the toilet didn't install it well causing the leak. He was quick to find and fix the leak. I am very pleased and will definitely call him again if I need any plumbing fix.

The pipe between the water main and my house was leaking. I had to turn the water off at the water main to stop the leak but that meant no water to the house. Johnny saved the day. I called maybe 5 plumbers yesterday and unfortunately nobody was able to come until the weekend. Thank god Yelp suggested SJ Rooter & Plumbing Because they were able come within 20 min to access the problem, because it was a little late in the day he didn't have enough time to do the job (which was fine) I scheduled for him to come back the following day. Finished everything in 2.5 hours. Polite, responsive, courteous and price was reasonable. I definitely recommend if you ever have any plumbing issues. Will also use again if I ever need their services again but crossing fingers that I don't.

SJ Rooter was mentioned in the Houston Chronicle as one of the best plumbers in the area. The Yelp reviews were unanimously excellent so I had them replace 2 bathroom faucets, 4 bathroom faucet shutoff valves, the house water main shutoff valve, and leaky tub faucet cartridges. Scheduling was simple with requests returned immediately, and the work was done in an efficient, professional, and neat manner. I would call this master plumber work by an extremely polite and hard-working individual. This will be my go to plumber for any future repairs. Contacted SJ Rooter & Plumbing based on the existing Yelp reviews. E-mailed the company through Yelp and received an e-mail response from John within 30 minutes. Confirmed his availability for inspection/estimate/repair for today (Thursday, September 8, 2022). He showed up right on time (as I've seen other people mention before). He did a quick assessment of our tub pipes leaking and provided me a very reasonable price to unclog the line and replace the pipes. The repair took less than 2 hours, including him leaving to obtain the needed replacement parts. John was polite, courteous, very experienced and we are thrilled with the end result.

I had an experience with a plumber who seriously overcharged me to replace the flush valve kit on a toilet. I wish I had searched for a Yelp recommended plumber like John instead of taking a referral from an acquaintance.

I would recommend John and SJ Rooter & Plumbing many times over and will definitely be using them in the future.

Save yourself the stress and call Johnny if you need a plumber.

One the things I dread the most is looking for a good service person. Researched a bunch of Yelp, Nextdoor, and BBB reviews and then called about 5 plumbers. Johnny is the only one that I instantly felt comfortable with. He quoted a fair price and then showed up 10 minutes early even though he was on the other side of town. He greeted me with a huge smile and was respectful of my property (even took his shoes off before coming in). He spent quite a bit of time with my clogged drain using the standard snake method even though it was difficult because of the piping that was used. He realized I didn't have just a simple clog (which I knew from speaking to a friend that's a Master plumber). Johnny had to go in the attic, cut some pipe, refit it and even clean up after himself. With the added complexity, most plumbers would have quoted about double what he charged. Johnny didn't charge me much more than his initial quote. He's very fair and it felt like I was working with a friend than a stranger. I feel like I don't have to dread having future plumbing problems anymore. I will definitely be saving his number.

Wow! Once again, Yelp connecting the community to good local businesses! I found SJ Rooter & Plumbing on Yelp and Johnny responded immediately. We set an appointment for the same day and he arrived early to assess our office's toilet leak. To be honest, I have never called a plumber in my life, so I have always imagined them to be how they are portrayed on TV. Possibly late, frumpy with low hanging pants and possibly a rip-off.
Johnny was friendly, early, professionally dressed in a polo and most importantly was masked & gloved up ready to work. He and his assistant quickly assessed our leak and let me know what needed to be done. They were in and out in about an hour. They ended up having to remove the toilet from the floor to replace some metals rings beneath it. Those parts were majorly corroded from rust and were sinking into the floor!! These were quickly replaced, toilet reinstalled with a clean caulking job, and the bathroom was cleaned up good as new. I was very impressed!
Johnny was so kind to offer us a small discount but I refused since work was paying for this. A big thank you to Johnny and Team at SJ Rooter & Plumbing for their 5 star service!

We connected with Johnny for (what we thought) simple kitchen faucet installation. However, he discovered under our sink was extremely rusted pipes with a leaking (old) garbage disposal.

We were super lucky we were last appointment of the day ... as he (and partner) took the time needed to completely replace our pipes and he ran to Lowes to get a new disposal and installed it right then.

We were SO lucky to have found this out before the pipe burst and had it all done right then and there at an extremely fair price.

These guys are the best! I needed an emergency plumber, and got many replies; but these where the only guys able to come out same day. The diagnosis didn't take long, and after agreeing on price they went right to work! Completely fixed the issues and now my toilet/ shower are working great! Our main sewer line was blocked once again. The plumbers we've used before were not available. I called Johnny and he arrived and quickly cleared the blockage. He inserted a camera and found roots growing into the line that made blockages reoccur. He explained our options (pay for clearing, also pay for HydroJet to remove the roots or pay for someone to excavate and repair the line - he even located the spot where the roots were growing!). He was patient (even with my wife facetiming me to show me what they'd found and to discuss option) and was not pushy. My wife and I were very impressed.

Johnny is the man! He is punctual, reliable and fast! He has all the professional tools needed to complete any size job. Our home had a main sewer line problem for over a month and no one could tell us an exact problem or solution. They all suggested to dig up to see how bad the situation was. Well, while getting an estimate, that is not something you want to fully commit. Johnny came in and put his camera to use, with his good eye he was able to spot a clean out no one else pointed out. Huge difference! As this led to the alternatives and price options without feeling like it could lead us to a miscommunication. The job was complete less than an hour later! I found a leak in my backyard cleanout (from the kitchen sink). So I called Johnny again. He was able to come the following day right on time. He identified several leaks and it required him to squeeze in the crawlspace under my house to repair it. He replaced section of pipe that had several small cracks due to it be old and worn out. Then he also replaced 2 hose bibs in my backyard as well all for a reasonable price.

Johnny is a great guy and really good at his job. He'll be the first person I call for any plumbing issue.

Johnny is professional and knowledgeable. The best part?? He is humble, honest and reasonable.

He was able to come to our house with a short notice. Upon inspection, he knew exactly what the problem was. He patiently explained it to me and quoted me a reasonable price. I feel like I have to give Johnny five stars because he was so helpful and reliable. My cleaning lady noticed a leak under my sink and I was thinking that there would need to be repiped or some complicated solution. We called SJ Rooter and they were able to come out the next day and determine the water coming out was actually from the pipe being backed up and slightly loose, so he snaked the pipe and made sure the fittings were tight. And he didn't charge us at all for doing this, which was really nice. There are a lot of plumbers who would charge you their hourly rate no matter what they do or don't do so it was really nice to get this level of service. We will definitely be calling them in the future for our plumbing needs.

Johnny is an immaculate professional--super friendly, extremely talented and definitely the top pick for any good plumbing related work.

Johnny came to my condo (notorious in DT San Jose for being hard to work on) for a relatively small job (the kind most other plumbers can't be bothered with). He arrived on time, polite, and extremely knowledgeable. I knew he was the right choice about 15 mins into his first inspection because out of all the plumbers I called, he was the only one who realized the leaking sink was due to a faulty cartridge and didn't recommend I replace the whole sink. The cost savings were immense.

On top of that, Johnny works hard! He and his partner came after the initial inspection and got right to work. Watching him and his partner struggle with removing the cartridge (it was jammed to all hell, and no amount of WS-40 was going to help) was a sight to behold. Imagine two grown men grunting and heaving, struggling with wrenches to pry that little sucker out for a good 45 mins.

I would highly recommend Johnny and his crew for any job and I know my family in the Bay will now know who to call!

If you're on the fence who to choose, choosing Johnny is the easy choice. He is professional (most important thing... solved the issue quickly), nice, easy to work with, punctual and delivers best results.
We called him for a clogged drain and he didn't just solve the issue temporarily (like some did before... just to get clogged again) but also found the root cause and solved that too so the problem will not repeat itself again.

Contacted Johnny via yelp for a leaking bathroom sink faucet , he was quick to respond and diagnose the issue. Ordered a new faucet and texted him and he came to install it within a day on a Sunday. He was courteous , respectful , helpful and gave me some great tips on how to increase the lifespan of faucet which is affected by the water quality and calcium deposits in water.

Johnny is great. We've had more and more drain problems recently. I could clear most of them myself, up to about 2.5 years ago. Had a guy out then who went through the vent line in the roof, with a snake with a cutter head. He fixed it. For some reason, that same other plumber couldn't clear it this time, and he tried twice. Johnny failed the 1st time too, but I remembered that he gave a very cost competitive quote for doing a cleanout next to the house, to the main city line. The other guy was a little higher, and another guy I had out, who also couldn't clear the drain, quoted more than double what Johnny quoted. And ... I could tell that it really bothered Johnny that he couldn't clear it the 1st time this time. Yes, I noticed that. :-)

So he installed the cleanout, very professional looking too! He cleared the clog, and he *showed* me that our problem wasn't our problem. We have a cast iron drain line out to where it drops down into the city's system, under the sidewalk to under the street. There is a break there where the tree roots were getting in. So now I have to go fight Santa Clara to convince them that they need to dig up the street in front of our house to fix their problem. Anyway, we're good for now. I wouldn't hesitate at all to use Johnny and his company again. Very nice guy, knows what he's doing, and he's pretty quick, but yet still thorough and neat about his work too. Can't say enough positive things about Johnny. I've had some plumbing issues over the past year and Johnny has come in for the rescue each and every time:

1. Broken pipe underneath front sidewalk - Johnny was there in less than one hour and had it taken care of within a day

Johnnie is a miracle worker. Around noon time today, we sent out quotes about re-piping our kitchen sink and unclogging of our pipes on Yelp, he responded promptly within 10 minutes and offered the best price of 15 other plumbers. We accepted him, and scheudled something at 4pm to have it fixed.

He came into came to our home on time, and quickly gave us an assessment, and told us that he OVER-BID because he didn't have to un-clog our pipes. Turns out, the overnight Draino worked on our pipes, and all we had to do is re-pipe it. I was so glad that we didn't have to hydro-blast the pipes or anything like that.

However the re-piping has to be redone again because of metal pipes that are rusting. (Note: When you live in a house that's built by a developers, they will cut corners as much as they can with design, and materials. In our case, all the pipes were at a weird slanted angle, and it was lots of customization of metal pipes to get it to fit. It looked horrible!)

As for the re-piping job, Johnnie quickly re-piped our kitchen sink less than an hour. He had to correct a lot of piping, and customized cutting of the pipes and angles to look like it's professional done. All this work less than an hour. We even had some time to get to know each other. He's a great guy, and a great plumber. I will refer him to anybody that needs plumbing services. Johnny and his assistant, Young, did a great job replacing three toilets, four faucets, a bunch of valves, and the the water connection to the 32 year old house. The price was fair. They even came back two days later to adjust the water tank leveler in one of the toilets at no charge.

As an aside, Young was very detailed and managed to clean all of the 32 years of accumulated gunk around the faucets and drains. The kitchen sink looks close to new!

I've used multiple plumbers from Yelp before and Johnny by far is the best. I have a recurring drainage problem, requiring a plumber every 6 months to 2 years, so I see quite a few plumbers.

Johnny responded to my request in less than 10 minutes and was at my home in about an hour. That is ridiculously fast! He came fully masked and looked at the problem and went ahead and started fixing it. I have a recurring drainage line problem, and he tried 2 things to fix the current problem while telling me that I probably need to get the drainage lines repiped due to bending (he showed me where it was sagging, thus reducing the outflow). He also said that 6 months to 1 year of needing a snake is not normal, and I believe him.

His rates are very competitive and he's very fair about his service rates. Definitely would use again.

We called them again because the toilet had ghost flushing problem. Johnny sent Young on the same day. Young is a young and well-mannered guy. He quoted us a reasonable price to replace the fill valve and the flapper. Later he found that he did not have the right flapper in his truck so he went to the store to buy the right one. At the end he did not charge us more so that was good. He really wanted to do a good job and he kept the working area clean. We will call them if we have plumbing problems in the future.

Drain was clogged in kitchen and was affecting the bathroom as well as the apartment behind. Johnny picked up the phone right away even late afternoon on a Sunday. He was available to come over first thing the next morning! He made quick fix of the clog. Great experience with SJ Rooter & Plumbing. My hardwood floor boards raised near the sink and toilet was clogged. I was so scared and horrified, so I looked up plumbing services on Yelp and found good reviews for SJ Rooter & Plumbing.
This happened on a Wednesday night, and I called the phone number and Johnny picked up. Johnny is local plumber at San Jose with a lot of experience with plumbing.
Johnny came right away after we spoke on the phone. He arrived with skilled mind and expertly assessed the issues with the hardwood floor and toilet. Johnny suggested solutions how to fix it. Pricing was fair and reasonable. ComparHe was honest, professional, experienced, and has humor. Johnny is a multi-lingual. He can speak English, Cantonese, Mandarin, and Vietnamese.

The outdoor water pipe in my backyard leaks for a long time, I searched around and also tried to fix it my self. But seems like if water pipe can't work well it will be a huge damage of the house. I contacted Johnny via yelp for a leaking kitchen sink faucet. It started leaking when I was out on vacation and after coming back I saw water logged under the kitchen sink area. Early Friday morning, 7/19/2019, I heard a whistling sound in our master bathroom. Thinking that it was a malfunctioning toilet flush valve, I inspected and discovered the sound originated from beneath the house. At sunrise, I went outside to investigate further. Using a flashlight, I looked through a foundation vent beneath the master bathroom and saw some water spraying. The source of the whistling sound was a pinhole leak in a 1/2 diameter copper pipe supplying water to the master bathroom.

Based on a recommendation from a neighbor in my Centerwood Neighborhood, I contacted Johnny Sy (SJ Rooter & Plumbing) at 9 am and explained that I needed a plumber to repair this pinhole leak. Johnny informed me that he was very busy that day, but would make an effort to come by and check out the leak at 1 pm that afternoon. Johnny arrived early at around 12:30 pm. After inspecting the pipe leak in the crawl space beneath the master bathroom, Johnny gave me a very reasonable estimate to perform the needed repair. By 2:30 pm that afternoon, Johnny completed the repair, which involved cutting and removing the corroded section of pipe and replacing it with a new section of copper pipe.

While working on the copper pipe repair, Johnny informed me that he noticed there were 2 broken vertical rod hangers that were supposed to support a section of the PVC sewer drain line leading away from the master bathroom. Johnny said it was imperative that the 2 rod hangers be fixed as soon as possible in order to avoid any future sewage clogging issues. He said he would repair the 2 pipe hangers free of charge, but could not complete the work on Friday since he had other appointments lined up that afternoon. Johnny said he would return on Monday, 7/22/2019 to complete the repairs.

As promised, Johnny returned to my house today (7/22/2019) and fixed the two broken pipe hangers that support the PVC sewage drain line. Overall, I was thoroughly impressed with Johnny's technical know-how and I believe he is a first rate plumbing professional! Suffice it to say that I plan to utilize Johnny's services in the future and I also plan to recommend him to other family members and friends living in our neighborhood. Johnny's fixed rates are very reasonable. Like me, I am sure you too will find him to be an affable and courteous gentleman. When working inside our home, he was very respectful and always removed his shoes when walking through the house and he always cleaned up after each job.

Johnny came by to replace the main water valve which started leaking today. He wore a mask and used gloves following pandemic protocol, and was on time. Not only did he do a professional job, he cleaned up after, and made sure that the installation looked good, and that made me happy. That included cleaning up a drop of solder that dripped down the side of the pipe to make it look nice and making sure the pipe was upright and not slanted. Johnny was honest right from the start recommending us to wait to do the work, as it wasn't totally necessary, however we wanted to ensure we had cleaner water at our sinks as we are expecting a baby at the end of the year, so we had Johnny and SJ Rooter & Plumbing replace some galvanized pipes. Our recirculating pump was making a loud noise and was very hot. I called Johnny but he said he was out of town. We set up an appointment for the following day. He came right on time and immediately went to work. His first thoughts was that the pump is shot. He said the pump is expensive and instead of offering to replace it he took the time to uninstall and troubleshoot it. He was able to free up the impeller, cleaned it up, and now it's working just fine. Plumbers like Johnny is very rare. I can't say this enough but don't waste your time looking for a great plumber. Our bathroom shower handle screw broke while my son was taking a hot shower. Johnny responded very quickly to my Yelp request for repair, and gave us a reasonable quote for part and labor.

Even though it has already passed 8pm, Johnny agreed to come to our house on the same day as we had to shut off the water main to stop the shower water from running and it would be very inconvenient if we had to wait for another day. Johnny completed the repair professionally with a big smile.

Afterwards, he was kind enough to look at the kitchen faucet problem we reported and fixed it for us for free (there was no repair, just some sand got stuck inside the faucet when we had a new water pipe installed a few months ago).

I would use his service again in the future.

Had a sewer clog and the city came and cleaned the manhole. Called Johnny the next night and he responded quickly. Got charged for the inspection and was told no need to clean any tree roots and the pipes are in working order. No need to do extra work. Checked with another plumber and all he talked about is money and rushed us to have the pipe replaced. Some other companies asked for trip charge before even came out for the visit. I don't usually bother to write reviews, but I felt the service I received today deserves to be shared. I just had a house inspection and got cited for having a leaky shower. I thought it was the new removable water pik shower head I had just installed. So I decided to have a real plumber look at it, and perhaps install it properly. Turns out I didn't do a bad job, but rather missed the cause of the problem which was faulty coupling pipe piece behind the shower handle. Problem is this handle was made 30 years ago by Delta. Different manufacturer's parts aren't interchangeable. Yikes, I'm having an open house this week-end. How long would it take to order a part that's not stocked at Home Depot or Lowes? NP, Johnny got a part that he modified in order to fit the delta mechanism. Problem fixed.

I had this slow drip for years and didn't realize it. The black shower tiles were hard to clean because of the water mineral build up. The only reason I didn't give SJ Rooter & Plumbing 5 stars (or 10+) is because I wished they fixed the problem twenty years ago and I wouldn't have gone through all that torture trying keep them clean! Shame on them for keeping their excellent service and reasonable rates a secret!

He fixed the wax ring in my toilet, rooted my plumbing, cleaned up an inadvertent spill, evaluated the plumbing under my house and was in and out in less than 2 hours. My bathroom was probably cleaner than before my plumbing problems started. His pricing was fair and quotes he provided for future work was also fair. Happy and satisfied customer! Johnny came and fixed a water leak at our house. Since the water leak was behind the dry wall, we had a hard time identifying the source of the leak. This my first review on Yelp. Johnny's service is awesome.

My tenant complained about kitchen faucet is leaking this Friday night. I started searching for plumbers in this area, and found Johnny. A few things I really appreciate his service are:

1. I quoted this project in the morning. Johnny replied quickly. The conversation is smooth and responsive. His estimate is reasonable. I quickly bought the faucet, and Johnny came and replaced the broken one at 1:00. My tenant was amazed that the issue was fixed to quickly. The whole project was done in a few hours. Compared with other services which told me I have to wait for next Monday or out of town or never replied after I sent over the picture, I have to say Johnny really did a great job.

2. And there is more to mention. At around mid-night, my tenant texted me that there is water drop on the pipe of newly installed faucet. It was already late. I forwarded the concern to Johnny. You know what? Next morning Johnny told me he is on his way to fix the issue. And, a few minutes later he told me he fixed the issue. It is the valve and he also explained that the issue was there yesterday but did not show up. Otherwise he could fix it yesterday too.

This all happened during weekend, which some companies are less responsive, and it is the most convenient time for folks working for tech companies.

Overall, it is really great service, and much exceeds my expectation.

Bonus: Johnny speaks both English and Mandarin Chinese. So, folks who cannot speak English well and only Chinese, Johnny is a good fit.

So this is actually my third time having Johnny fix my plumbing. I had really good experience the first 2 times at my old townhome so when I moved I kept his contact knowing that I would go back to him again. He is honestly the most patient, kind person I have met. He explains well and takes the time to make sure all questions are addressed instead of just rushing out of the door after a job. I had a possible pipe leak in the middle of the night and he was able to come and take a look within 7 hours and reassured me of everything I am concerned about or need to do in between. The pilot light for our water heater went out and we could not turn it on. Sunday we called several places and left messages and Johnny from SJ Rooter & Plumbing messaged us right away on Yelp. We asked if he could come down and give us a quote for water heater installation. Johnny came out in an hour and inspected our water heater situation. We had major corrosion in the pipes as well. I was referred to Johnny by another plumber who wasn't going to be able to take care of my job because of it being in a very tight spot under the house in my crawl space. Johnny was even a few minutes early to our appointed time, and he was very thorough in looking at the issue and assessing what needed to be done. He took pictures and videos to be able to explain to me the problem and what would be involved. He gave me a very reasonable quote and fixed it that day. He went out to get the parts he needed, and when he came back he was able to fix the problem in just over an hour. I had expected it to take longer given how challenging the tight space was to work in. The issue was that the service lines going into my jacuzzi tub were leaking in two spots and both needed to be replaced, but they were in a very tight space between other pipes and the frame for the tub. He again took great videos and pictures showing me the after and how the leak was fixed. He was friendly, sincere, and fast! I definitely recommend Johnny and would use him again in the future!

This is an overdue review. My water heater broke down in Feb 2019. Since it was a Sunday and I did not want to replace it at the time, most company I contacted did not even want to come out and give it a look. Johnny and his assistant arrived exactly when he said they would. I had asked him to replace a kitchen faucet and two valves that had been next to impossible to turn. He quoted me a great price, much less than other local plumbers. Upon examination of the pipes under the sink, he noticed some less than ideal DIY work that I had performed on some leaky joints. He pointed out the problem was the type of p-trap that had been initially installed by the homebuilder, the type where you could not securely fasten one piece to another. As a result, it would often come loose due to vibrations from the garbage disposal. Not having mentioned it to him but recognizing that it had posed problems repeatedly in the past, I concurred. He offered to replace it for a very reasonable price. On top of all this, he even checked a leak I had with my dishwasher and showed me that the issue was with the appliance itself, not faulty hoses or connections as I had thought. Because he couldn't fix it, he didn't charge me. Another plumber I had called about the dishwasher problem said that it would cost me at least $200 to take out the washer and change the hose. If I had gone with the other plumber, I would've been out a few hundred dollars with the problem still unresolved! Can't thank Johnny enough for his professionalism and friendliness! If I run into any more plumbing issues in the future, I'll definitely turn to Johnny.

I contacted Johnny to fix the pull-plunger mechanism under our bathroom sink and he called me back within 10 minutes. He was available to come that afternoon and even arrived early. Once he saw how easy it would be to fix he said that there would be no charge. I insisted that he take something, at least a tip and he said just keep me in mind for next time. My shower faucet handle started leaking badly on a Sunday. Called these guys in the afternoon and was able to get an appointment in 2 hours.
