This is a 10-month ownership review/short novel of a Mitsubishi Ducted Minisplit System installed by Jason and Nick in a one-story home located near Mission Valley.
So it's hot now in San Diego. Didn't used to be, but it seems the human race is killing the earth so A/C is a part of life. Our house was built in the 50s, has no insulation anywhere, and gets crazy hot - in the summer of 2018 it was regularly 95 to 98 deg F in the house. We shopped around a lot for A/C installers and systems, and we decided on Tarpy. In total we got eight quotes from eight different installers for a number of different system types - wall-mount mini-splits, central heating/cooling, and ducted mini-split system. The ducted mini-split looked to be the best option, so long as the units fit in our (tiny) attic, and were quoted to us by Tarpy as marginally more expensive than the wall mount system. (More details on the system are further down)
We are cheap. A/C is expensive, and I wanted to save as much money as possible. Tarpy worked with me on this by doing the following:
- They allowed us to run our own 240V electrical for the system
- They allowed us to buy (Nest) thermostats elsewhere
- They allowed us to run thermostat wire ourselves
- They allowed us to pull our own permit for the system, rather than Tarpy going to the city to do it
This was much appreciated, and a large part of what made me choose them. Here's the other reason. Another reputable installer quoted us a few hundred dollars lower than Tarpy for the same system. I called Scott at Tarpy, and he matched their price. Awesome. We booked a 3-day period to install the system.
Installation:
Overall, Jason and Nick were very professional and courteous installers. They worked hard in a very small, hot space for many hours at a time, building the ducted system in our tiny attic. They were very conscious of our cat whom we locked in a bedroom to prevent him running out or interfering. They were polite and did their best to ensure minimal inconvenience to me while they worked. After installation was complete, there was a small issue with the system which was rectified by Bowen, who came out to troubleshoot, and was very knowledgeable and personable. The issue was a set of signal wires that needed to be swapped. After this was done, the system now works perfectly.
System Info:
We have two 18K BTU units; one for the living room and kitchen, approximately a 600 sqft area with vaulted ceilings. The other unit goes to four bedrooms. All of these rooms currently have no insulation and paper-thin windows from the 50s (on the to-do list). Based on our current testing, the units can maintain an inside temperature of around 80deg, but not lower, on the hottest of San Diego days. This should improve once the walls and ceilings are insulated. Each unit has its own Nest thermostat, which functions very well with the Mitsubishi system and we are very pleased with the User Interface. The two units can be run together or separately, however they cannot perform separate functions (one cannot heat while the other cools). The units+ducts filled our entire attic, which is now unusable - this is my only real complaint at the end of the day. It is very impressive that Tarpy was able to shoehorn this system into our attic, however I was under the impression it would still be somewhat usable to run wire, etc. It is no longer accessible.
Our highest SDGE bill occurred in January and cost $224 (one zone of the system ran for 4-7 hours heating most days of the month). Highest summer bill was about $190 (one zone ran for 4-9 hours most days of the month of July).
Bottom Line:
We are very happy we went with the Ducted Mini-Split system, as it seems to the best of all worlds - more efficient than central, no ugly boxes on the walls like traditional mini-splits, able to cool all rooms of the house unlike wall-mounts, less invasive ducting than central, and smarthome-compatible using smart t-stats. Also very quiet. The BIG downside is that our attic is totally unusable now; we'll have to get creative in order to re-wire parts of the house that would've been easy if the attic was usable. SO, if you are renovating and plan to do a similar mini-split system, and have a small attic, DO YOUR WIRING/WHATEVER UP THERE FIRST! Overall, very happy with Tarpy as installers; if I had to give them some constructive criticism, I would say this: knowing up-front that we would have no attic anymore would be ideal, but I understand if that is difficult to estimate. Maybe give a more generous space-consuming estimate in the future.
So yeah, ducted mini-split systems. Tarpy installs them, and installs them well. Tarpy is responsive,
professional, accommodating, flexible, and totally does not give off a salesman-y or sleazy vibe like some other contractors. I feel comfortable that if there are ever issues with my system, they will work hard to rectify them. If you are in the market, call Tarpy.
