I often bid out electrical jobs from exterior lighting to tenant improvements- especially in this economy, to make sure I'm not getting gouged. This company almost always comes in at the lowest rate, with the shortest lead time on getting things done. There have even been a few times where they've even found less expensive ways to fix problems and save us money. I think they are able to undercut other larger firms because are a small operation without a ton of overhead.
I'm a manager, not contractor, so I have to rely on these types of contractors to explain to me in layman's terms what's going on so I can make a good decision for the property owner. Jeff and his guys are always willing to take the time to make sure we understand what they found during their investigation and what needs to be done to make things right.
It's vital that any vendor I send onto a property exhibits respect and courtesy to my tenants, and I have gotten nothing but positive feedback after sending these guys out to take care of things. That's rare, since most tenants have at least something to whine about when work needs to be performed in or around their space.
