Hi,

My name is Ti Sutherland. I was born into the building trades and worked my father's construction sites as far back as I can remember. I began making a living professionally as a plumber in 1993. After moving to the Pacific Northwest in 1996, I acquired my residential/commercial journeyman's plumber license in Washington & Oregon. I have worked primarily in the service, repair & installation side of the plumbing trade ever since!

I pride myself in the work that I do. My reputation is known for attention to detail and being clean, neat & organized.
Growing up in the trades, I was trained by what I like to call the old school craftsmen. That was an era when pride in workmanship was much more prominent than today. One of my friends once called me fastidious, I've liked that word ever since!

I prefer the service call side of the trade because I like meeting new people and providing solutions to their opportunities for solutions. AKA problems. :)

I put in my need for a plumber on yelp and got contacted by multiple companies. Ti from Sutherland called me with an idea of what to expect as he was familiar with the problem and solution. He told me we could look for the leak on my main water line from the meter to the house or replace it. He sent Cam out to make sure that was the issue.

Cam is very knowledgeable and tried some troubleshooting to narrow the leak down. Others had just looked and said I needed a replacement. I decided to replace the line and was scheduled for the next week. Cam was nice enough to answer some more of my silly questions prior to the install day which was great and very helpful.

On install day the team showed up right on time and got the work done pretty quickly. They protected the work areas and cleaned up after themselves like no one was at my house and all for a very reasonable price compared to my other quotes. I will definitely recommend Sutherland and use them again should the need arise.

Sunday evening, I went out to the garage before bed and it was like a sauna. At some point after I got home that afternoon, my 34 year hot water heater had decided to give up the ghost and spray hot water all of the place. I said many bad words, shut off the gas and water, and decided to deal with it in the morning. The next morning, Monday, I called around to get quotes on a repair/replacement. The quote I received from Sutherland Plumbing wasn't the cheapest quote I received, nor was it the most expensive. What set them apart were: (1) the ability to review the quote in detail online and then approve it electronically and (2) the detailed conversation that I had with Mr. Sutherland about the things he thought I should keep in mind when evaluating the different quotes. Water heaters are different now than they were in the early 1990s, apparently. I hired them to replace the water heater and they were able to fit me in today (Tuesday). He was on time, polite, explained what he was going to do and why, and (as you can see from the pictures) not only installed the water heater, but made the space slightly more useable than it was before the repair. I hate it when contractors talk down to me and I felt that he listened to what I wanted and answered my questions in a way that I understood. Very good work and nice folks. I'd hire  them again.

I called this company and two others when looking for a water heater replacement. One did not call me back at all. Another said it would be $3k without asking a single question. Sutherland had me submit photos and asked questions about what I had and what I wanted and quoted me $3400. I was pleased with the process. They were able to come out within a few days and replace my old gas water heater with an electric one. It was a simple process on my end and the work was done well. They hauled the old one away and made sure new one was up to code and functioning. It was as painless as it could be. I hope I don't need a plumber in the future but I would call them again if I do.

This team is solid.  Call for info and discuss issues and got replies back in a reasonably fast time.  Got ahold of expert to discuss problem right away.  Was able to come out and look over situation of water service leak (to home) within a few hours.  Very personable individuals and easy to talk to.

Presented all options with cost to me right away with a quote within 1 hour after meeting on site.  Cost estimates solid and handled all variable situations properly.  Also inline with other cost estimate recieved.

On top of everything else solid understaning of durability of materials and fittings to be used with pros and cons of what others may do in relation to materials and how it would affect manufacturer's warranty.

In addition, Sutherland's warranty on his labor and misc parts is top notch compared to others.

Transparency in communications solid and truthful throughout entire process.  Not afraid to keep me in the loop as challenges occurred during the process of performing the job.  
My particular situation was challenging due to my home being a middle home (of 3) on a private drive (flag-lot).  The complexity of marking (private and public) service runs, to all 3 homes and avoiding adjacent service disruptions was significant.

Pleasure doing business with this team.
Will use them for plumbing and general drainage issues in future.

Cameron and Jack did an awesome job removing the old water heater and installing the new one!!  The entry into the crawl space is very small and I had my doubts that they would be able to remove the old one but, they attached a winch to an I-bolt and smoothly lifted it out.  They made it look easy!  I'm very impressed with their work and professionalism.  If you're looking for an honest bid (Ti responded quickly and answered all of my questions) and a team with an excellent work ethic, hire Sutherland Plumbing you won't go wrong!

Can't say enough good things about this team. They were prompt and up-front about costs in our initial communications and able to provide expert guidance over the phone for our water heater replacement. We have a very narrow stairwell into the basement, which limited our tank options, but Ti had several viable options for us. On install day, Cameron and Jack kept us informed of progress as well as a small setback, which they were able to provide a solution for during the same appointment. The whole team is professional and experts at what they do. They will be our first call for our future plumbing needs, and they should be yours too.

Our water heater tank started leaking on Thursday,I called to Sutherland plumbing later in the evening,received a call in the morning asking to send pictures of our tank and answered some questions. I had a quote 10 minutes later and received a call from Ti shortly after. His quote was very reasonably priced. Ti was at our house within an our and did an outstanding job! He went above and beyond our expectations, added additional valves,put depressurizing tank and made sure that tank stands sturdy in case of earthquake by putting extra planks on the wall.
I wish we found Sutherland Plumbing earlier. We are very happy with the service,communication and quality of work!

This company replaced our water main from gavanized to PEX a while back. Outstanding bid and critical preparations including permitting working with the owner, Ti Sutherland. Since our electrical panel was grounded by the galvanized pipe, they referred us to Metro's Best Electrical who installed an Electrical Grounding System in advance of the job. They included a pressure reducing valve as it was needed. We also had great customer support after the job from Courtney! Highly recommended!

I've used Sutherland plumbing in my current house. Great work. The reason I am writing this review is what Sutherland did for me while trying to buy a new house. We reviewed inspection findings together, and their counsel helped avoid buying a money pit. All under a really tight timeline, they called at 9pm on a Friday even! Thanks guys!

I heard a loud rumbling sound coming from my water heater. I thought my water heater was going to blow up.
I called Suterland Plumbing, they immediately called me back.  It turns out, there is a woodpecker making this noise!

We had a problem with the hot water to our showers. I emailed Sutherland and Ti sent me a text asking me send him a photo of the faucet. He told me how to adjust the limiter on the faucet (which I ended up removing for maximum control). Problem solved via text and phone. He didn't even want to charge me, he was happy to help but I did send him a Visa Gift Card as a thank you.

Sutherland Plumbing just installed a new 40 gal water storage heater plus mixing valve and I could not be more pleased!  I highly recommend them for your plumbing needs.  No cons.  Here are the pros:  contactless/no fee quoting process; detailed discussion of proposed solution/options with company owner; review of install steps with install crew;  orientation/training of new equipment post install; friendly and professional install crew (thanks Cameron and Jack!).  Final highlight:  utilizing a mixing valve will keep us from running out of hot water (when we have guests) like we did with our old 40 gal heater.  we expect this new 40 gal heater plus mixing valve to sustain hot water as if it were a 65 gal size.

It is not easy to find home services that are trustworthy, skilled, dependable and friendly, but we sure hit the jackpot with Sutherland Plumbing!

We have called on Sutherland Plumbing several times, the first was years ago, meeting Ty himself. A true professional, we made sure to keep their contact information for future needs. We've since had friends who have used their services and agree, they are the best!

Most recently, I needed to find the source of a leak. Cameron arrived as scheduled, and was honest and sincere in his estimations about what our issue was. I also had him look at the fixtures and toilet in one of our bathrooms, and again he was honest with what we needed. Cameron clearly communicated exactly what he would do, and followed this up with an estimate that landed in my email before I got back home!

When Cameron and Jack returned to do the work, it was completed  in a timely manner, and they cleaned everything up and took away the old materials. They had to cut into the drywall, and did such a great job with that, it will be an easy fix.

I highly recommend Sutherland Plumbing.

The way they do business shows appreciation for the

My toilet has had issues over the last year and a half and fixes from previous plumbers never seemed to completely fix it. Most recently, my water kept running after every flush to the point of water pooling around the base. Sutherland Plumbing was great to work with (and even when I've contacted them in the past and they were too booked out for my needs, they've always been super responsive). Ti called and discussed my options with me and I was on the schedule within 2 days. Cameron and Jack came on time, were professional and respectful (putting booties on and rolling out floor protection), were efficient and tidy in the install, and went over everything before heading out. Would definitely recommend them!

From the moment our water heater leaked into our living room to when Sutherland installed a new one took only three days.

First, I contacted American Home Shield so they could honor our warranty. The only vendor they permitted us to use had hundreds of posted reviews about their shoddy workmanship and lack of professionalism. I asked for alternatives. They refused to oblige. So, I cancelled our coverage and came to Yelp looking for a trustworthy business. The volume of positive reviews here made Sutherland the winner.

Courtney, a very efficient dispatcher, put me in touch with the business owner, Ti. He explained that he prefers to talk directly to customers for maximum clarity before scheduling service. Despite it being well after hours, we talked for at least 15-20 minutes until all my questions were answered. I was impressed.

Luckiest of all, it was Sean who arrived to install our new water heater. He's the most helpful and kind tradesman we've ever worked with. After his coworker Jack helped him remove the old heater and install the new one, he had to complete the rest of the job on his own.

Once he finished the job the water wouldn't freely flow. Our house is old and our plumbing is rusty. That rust was blocking the water. We had no idea what to do next.

Sean gave us over two more hours of his time to clear out the blockages. This job wasn't part of the estimate and he was not obligated to do it. He did it anyway. And, when he was done, he did not add more hours to the bill. He charged us the same amount as the original estimate.

This is a long review (congratulations on making it this far) but I wanted to be thorough. Everything about this company is a breath of fresh air. These are people who take pride in what they do, and more importantly, care about their customers.

We've worked with Sutherland on a few projects and they are always fantastic. They take the time to understand what is needed and are very straightforward in terms of scope of work and pricing. Communication is also great as far as when the work will be done and how long it will take. The biggest compliment that I can give them (or any contractor) is that they truly treat our home like their own. They are extremely attentive to the quality of their work and it shows, especially looking at the difference between their work and other plumbers. I wouldn't use another plumber after working with Sutherland.

Amazing response and attention to detail.  Sutherland was one of two plumbing companies who returned our call, out of five called, when our hot-water heater gave up the ghost.  They provided a clear and concise quote and was able to schedule a team that same day.  Cameron and Jack arrived early and fully equipped, explained what they would accomplish and how they would replace the decrepit tank with a new warrantied tank, new connection, eliminated the failing galvanized connectors and had the work completed in no time.  They even installed a better venting system.  Outstanding.  I highly recommend Sutherland for any plumbing need.  Steve W.

Once again Team Sutherland has exceeded expectations - this time on a complex waterline replacement with underground surprises at every turn across nine hours of work.  It isn't possible to recommend this business highly enough.  From the initial call through their wrap up every member of the team  (five on the project today including a drilling team) was top flight and this is their norm - not an exception.  

This project would have left our drive, horse barn, and lawn a muddy and disrupted mess, but this company leverages technology and tools to expedite the work and minimize the impact.  Their exceptional quality of work and sterling customer service levels are truly exceptional. Sutherland will be your highest value and most trusted plumbing contractor.

A virtual shout out to Courtney for scheduling the job and communicating the detail, to Cameron for his expert consultation and bid prep, to the complex and hard work Ti, Cameron, and Jack did onsite today to fix a gnarly underground leak that was wasting up to 20 gallons of precious water an hour - nicely done and thank you!

Water company only reads meter every other month so we didn't know we had a major leak for two months! One huge water bill later we discovered our main water line was corroded and needed to be replaced...unfortunately. We briefly thought of tackling the job ourselves but wisdom (and our backs!) won over.
After reading several reviews we decided on Sutherland Plumbing. Best decision ever. They arrived 20 minutes early on the big day and got the line replaced within 3 hours. Afterwards they spent almost 2 hours with the final touches; shoveling gravel where needed, cleaning up the yard where they moved bark, etc.
Cameron, Jack and Ti (the owner) were respectful of our home (crawl space entry in closet) by laying tarps and wearing booties as well as during their conversations with us. Highly recommend this plumbing company...already referred them to someone else who needs their main line replaced.

Big thank you to Sutherland Plumbing! My hot water heater started leaking overnight and I was hoping to get someone out the same day to replace it. After many unsuccessful calls to other plumbers who quoted me weeks long wait times I left a message for Sutherland Plumbing and got a response back in minutes. Ti was so helpful over the phone and explained all my options and made his recommendation based on our families needs and got his crew out to do the work within an hour!!! His guys were super nice and took the time to explain everything before they left. Ti even texted throughout the day to check in and at the end of the day to make sure we were happy and taken care of. They guarantee their work, parts and labor for 10 years on the hot water heater! Overall wonderful experience and would definitely use Sutherland Plumbing again.

I am an engineer myself(not mechanical) but do have a scientific mind to under why certain things failed.  Simply by me providing pictures and information,  Ti was able to diagnose the problem.  I actually learnt a bit from Ti.  Then the day came and Cam was able to put those theory into real pictures and explained to me what was happened.  After his explanation,  I felt much relieved.  The job was now done and looked beautiful (Yes I know beautiful could be the wrong word)

We had to troubleshoot and ultimately replace our water heater, and Sutherland Plumbing was great.  100% would recommend.  Here are a few things I like about how they run their business:

- They gave me a precise, accurate estimate over the phone, based on pictures of the water heater and a description of the problem.

- Ti (their lead plumber) called me before emailing the estimate.  He walked me through what they were going to do and what he recommended if the heater needed replacing.  He also asked whether I had any requirements or preferences on water heater brands, features, etc.

- Sean and Jake (the plumbers who arrived at my house) explained exactly what was wrong and what my options were.  I decided to replace the water heater -- the dip tube was faulty and there was evidence of heavy sediment and/or corrosion.  They did a fantastic job on the install, quality parts, everything secured and labeled, and all trash taken care of.

- Minor detail, but Sean and Jake arrived right on time and texted me 30 minutes in advance to let me know they were on their way, which I appreciated.

Overall, I'm very happy with their work and plan to call them the next time I need work done.

Super impressed with this outstanding business because:

--COVID 19 sensitive with compliant masks, booties and gloves. Thank you!

--on time, calm, focused work ethics (I worked from home while they were here, and my 3+ hours on video calls were seamless and quiet.

--awesome work on a water heater, a new toilet and cutting back old plumbing pipes that extended from the wall from a former kitchen site.

--ninjas at moving through the house with equipment needed for their work

--considerate of our needs--we had cold water access within 4 hours and hot water access within 6 hours

--the cost was below the budded price! How cool is that!

Great job guys!  We had a broken main water line and they replaced it with no problem.  They were very courteous and kept me informed all the way.  They also did a couple of little things that they didn't have too and left the job site better than it was before.  I would recommend them to anyone with a plumbing problem.

Our 2004 water heater needed to be replaced - quickly. I got bids from 3 companies and went with Sutherland because Ti really cares that his customers are informed buyers.

Ti spent a healthy amount of time with me (at my request) explaining why I may not want a tankless water heater.

I also appreciated that Courtney was responsive by text and made me feel like a priority to them.

The quality service did not stop at the order. Jack and Sean were efficient and courteous.

These guys are great!  Tye (spelling?) was exceptionally helpful and candid about how to approach a difficult issue with both rain drains being clogged.  He spent an inordinate about of time explaining the details--even though his recommendations were not going to benefit Sutherland.  They have a great reputation for a good reason.  This shows in their fully booked schedule and willingness to help.  I would recommend these guys any day!

In my personal and work life, I have had work with a lot of different contractors and companies in the realm of home repairs and improvements, and Sutherland Plumbing is, quite simply, one of the best I have ever worked with. When my hot water heater burst, they gave me an immediate quote based on information I was able to give them, and in addition to being the most reasonable price I had found, it also saved me tremendous time not having to have separate quote and install appointments, and less than 24 hours after contacting them, I had a new heater installed. Not only that, but in the early morning of the install, my shut off to my broken heater failed, causing a small flood, and the owner returned my call immediately at 6am to send a plumber to my home quickly to shut off my water main and help with the clean up. When a second plumber arrived with the new heater, they were the model of courtesy, professionalism, and excellent work, doing additional repairs to fully bring my system up to code, and I was only charged a small amount extra (at cost) than the quite for a safety drip pan, although they would have been well within their rights to charge for extra labor. Before they left I asked them to gather information to quote some additional plumbing work I'd like done in the future. I will be a customer for life and refer them to friends. Simply the best.

One of our toilets started leaking and we knew it was time to replace all of the toilets in our house. We called Sutherland and had a very informative conversation with Ti who explained our options in detail. Since there was a sense of urgency he checked stock and scheduling right away and the office manager Courtney schedule us for one week out which we really appreciated. Cameron and Jack arrived on time to install 4 new toilets and a garbage disposal. They covered all the floors and wore shoe coverings when they were in the house. They explained what they planned to do and worked together as a well oiled machine to complete the work in a timely manner. Cameron and Jack are two really nice guys that are very skilled at their craft. This is a very professionally run company that provides excellent communication, quality products, skilled craftsmen and a genuine concern for the customer's satisfaction. Ti is the owner and truly cares about getting us what we need, Courtney handles the scheduling and day to day communications in a friendly and confident manner and Cameron and Jack carry out the work with professionalism and respect for the customer. Ti helped save the day yet again!!! We've called Sutherland on 3 different occasions to replace our garbage disposal, water heater, and kitchen sink/faucet (they just did this today!) and they've surpassed my expectations with their level of service every single time.

I had a water line break that caused water to invade into my basement. I immediately turned the water line off from the curbside to the house.  Over a two-day period, I called a number of plumbers and those who answered said they were booked for weeks. There were many who did not respond to my voice messages.  On the third day, I left a message with Sutherland Plumbing and soon after, I received a phone call from Ti Sutherland, the owner. I addressed my plumbing issue and he said he could not  address problem until the following week. But he could arrange so that I could have access to running water so my family and I could function normally. I was extremely happy with his response since we did not have running water for three days!  Soon after, Cameron (the supervisor) dug and found where the water pipe had broken.  He then hooked up the water line to the outdoor faucet so we had access to running water. Four days later, four workers (including Ti) showed up and replaced the main waterline service pipe, installed a pressure regulator valve (the original water pressure was way above normal). Despite that it rained that day, the team did an awesome job cleaning up!  

I can't say enough about Sutherland Plumbing. They were accessible (I made frequent phone calls/texts) and always were willing to answer my questions.  I found them to be knowledgeable, friendly and hard working individuals.  I definitely would refer Sutherland Plumbing to my friends and would hire them again for any plumbing issues.

I reached out to Sutherland Plumbing for advice on our main water line.  We had a home inspection performed when we purchased our house, and it was noted that we had visible corrosion on our pipes.  I spoke with Ti over the phone, sent him a picture, and he provided honest and helpful feedback as well as some pictures of what we should look out for in our pipes.  I didn't need to have any work done today, however I can say that Ti was knowledgeable, responsive, and extremely helpful.  Will absolutely be keeping Sutherland Plumbing in mind for future plumbing needs.

Every step of changing from a gas to an electric heat pump water heater was awesome.  Phone calls were answered efficiently, Ti provided a wealth of information during the decision process and gave suggestions for coordinating with other trades.   Cameron and Jack were here on time, worked professionally, and even went out of their way to reset our earthquake shut off and to add a brace to our utility sink.  Questions were answered thoroughly and they were all very knowledgeable.  Highly recommend!

I am genuinely impressed by the work done by Cam and Nate of Sutherland Plumbing. They were entirely professional, very patient with the problems (and there WERE problems) with the replacement of our 22 year old water heater. They worked without a break until the task was done.
I enthusiastically recommend Sutherland Plumbing without hesitation. I'd gotten other bids early in my quest and you will find those who bid less, but you have to look beyond the obvious. A good reputation is not an accident; it's a product of concerted effort.

Sutherland Plumbing is absolutely incredible. Initially, all we needed was a hot water tank replacement and the team did it so well, were courteous and an overall pleasure to work with. We were thrilled with that experience. Then, our 1929 house was showing its age when we couldn't get hot water to travel very quickly up the multiple floors. Ti Sutherland actually visited, saw everything in person and then sat down and spent about an hour diagramming out our piping system, talking through options and ultimately saying we can't really do anything until we re-pipe the house. He didn't try and sell us any quick fixes and actually counseled against some. And Sutherland Plumbing doesn't do massive re-pipe jobs like ours would be, so they won't even get that business, but Ti took the time anyway. The customer service is absolutely unparalleled and we'll for sure be using Sutherland Plumbing for countless other jobs we'll undoubtedly have in the future. Highly recommend!

I did not use this company and for good reason. I had a leaky tub faucet and they recommended a complete replacement of all the tub faucets and valves. This would have required them to demolish some new bathroom tiles i had put in. The estimate was $1,800+

I called another company to get a second estimate and they fixed the leak by simply replacing the tub faucet cartridges. The cost was $300.

If you are using Sutherland and feel something doesn't add up, TRUST YOUR INTUITION and call someone else.

Realized we had some strange bubbling coming out of our main valve water box and texted Sutherland after hours to see if we could get someone out to take a look the following day.

OUTSTANDING communication - prompt responses, prompt communication and was lucky enough that Ti was in the area and able to take a look after he finished up another job.

Ti identified the problem within a few minutes, stopped the immediate leak and referred me to the appropriate professional to handle the sprinkler system which is where the leak was.  

I cannot say enough how wonderful it is to know that the leak is stopped and I can completely trust that the diagnosis is correct. The peace of mind is priceless!!!

We just hired Sutherland Plumbing who is our go to plumber and it was another exceptional experience!  Courtney was right there, always just a call away to quickly get us on the schedule and make sure all of our needs are  met.  Her follow up communication is SECOND TO NONE and she works VERY hard to do the impossible when needed.  Ti, the owner, is also always very available to all of his customers to quickly remove any barriers and is genuinely extremely kind and flexible making EVERY encounter a positive one! My house sounded like it was haunted. Every time I ran water, my pipes moaned like the undead. I texted a video with sound to the folks at Sutherland, who were able to walk me through some diagnostic work, which eventually made the problem vanish. Cameron and Ty came out for a work that involved replacing pipes that go underneath concrete sidewalk. Sutherland has this machine that makes soil into slurry and vacuums it up. Pretty cool. Cam and Ty did a fantastic job. Very courteous, professional and a pleasure to work with. They came on time, were thorough in their work, and left as if they were not here (cleaned everything very well). Fantastic.

What can I say that hasn't already said about the folks at Sutherland Plumbing.
I had a main line break over a weekend, and I had the city come shut off the water. I am a single senior, and rely on Yelp heavily for finding good service people. After looking at ratings and reviews I called Sutherland Plumbing.  They were out the next day, gave (me the bad news), and set me up with temporary water service.
Yelp should have a section for great, and Cameron and Ti from Sutherland would be at the top of the list!
They were completely professional, competent, kind, and clean. They were very respectful of my property, and when done, you couldn't even tell they had even been there!  
A big thank you to both Ti and Cameron for easing my panic, and for your fine work ethic and honest dealings.

I was moving and when I tried to disconnect the refrigerator water supply, the water line source valve was leaking no matter how hard I tried to shut it off. That's when I messaged Cameron. No strings attached, he responded to my messages by calling me later that evening. He then guided me toward finding the solution, which was finding the right nut to stop the leak. He helped me despite my many rediculous and naive questions. In the end, I was able to stop the leak. If I had the chance, I would rate Cameron 10 out of 5... That's how good he is, and how easy it is to work with him.

Let me start by saying that I'm naturally skeptical of both plumbers and electricians, mainly because I know little to nothing about either and I'm worried about being taken advantage of. I selected Sutherland Plumbing based on their Yelp reviews after discovering a wet ceiling below an upstairs bathroom. Sean and Jack showed up as promised and Sean took time to explain some of the possible causes which allowed me to make a much more informed decision, including waiting to see what the drywaller found when repairing the damaged ceiling instead of them cutting into the walls in search of the cause. Sean shared his expertise in a clear concise way that not only gave me confidence in them, but made me confident in my decision. And in a totally unexpected wow-worthy move they waved the service fee for the visit. I can't speak to the quality of their work, but I can speak to the quality of their character and customer focused approach to problem solving, which for me separates them from the pack and makes Sutherland the business I will be using in the future and be recommending to others without hesitation.

Fast response and great communication! We needed someone to check out a leaking sink quickly and they were able to come by the next day - NOT the case with the other 3 companies I tried. Sean showed up promptly, with mask on and on time - also appreciated the text a few minutes ahead of time to remind me! Very polite and loved that Sean explained how everything worked and why we were having a problem. It was a quick fix (a loose bolt that I couldn't see behind the pedestal sink). The plumbing under my sink was literally falling apart. I called to get an appointment and was put on the list for sooner if possible. Not more than two hours later Ti and Camron were able to fit me in. I had an appointment and only had an hour, but in less than that time I received beautiful new custom plumbing under my sink ( it only took them 20 minutes), an idea for a brand new kitchen sink and they re-grouted behind my sink. All of this was under an hour. Amazing. I would give them 10 stars. Five doesn't seem like enough. This is not my first time calling them and it won't be my last. I highly recommend this company.

Follow up - I ended up calling Sutherland Plumbing back to put in a new kitchen sink and I absolutely love it! The recommendations for the sink were spot on to our style and the garbage disposal is super quiet. So happy with the service I've asked for estimates for replacing some bathroom sinks, too. This is such high quality.

What a great team.
I had a leak in the main water supply line to my house. I contacted Sutherland plumbing and had a bid the next day.  After Ti emailed his bid, he called me to go over the job and answer any questions I had.  He really took the time to explain everything in detail. His bid wasn't the lowest (I got 3 other bids as well), but after talking with him and hearing how knowledgeable he was, I just got the feeling that he was somebody who really took pride in his work and I felt that I would be in good hands.
Ti, Cameron and Jack showed up on time, did a very thorough job including cleaning up the space when they were done.  It was an all day job and it was a lot of work. These guys work hard. I would absolutely call on them again for any future plumbing issues.

The guys were able to come out and fix our garbage disposal in no time. I was impressed with how quickly they diagnosed the issue and they clearly explained my options and how much it would cost before beginning the repairs. Sean did a fantastic job repairing/replacing a bathtub drain on the second floor. A true pro! He was able to complete the repair in a tight space and quickly.  This was a complicated repair where the pipe was located in the ceiling and in an area difficult to access.

Extremely fast response and available appointment the following business day. Cameron was prompt, professional, cleaned up, thorough, and explained what was done afterwards. I had a busted pipe underneath sink leading to outside faucet replaced with something other than cheap plastic the builder used and a new water heater. Since I pressed my luck and had a 20 year old water heater, Cameron updated my house with an improved efficient water heater, updated the piping, and updated the safety of the unit and installed earthquake protection.
Very happy with the process, the service, and fair pricing.  Would definitely refer to family and friends and use again.

Sean came out to fix a kitchen sink leak and evaluate a few other leaks in my home. I was very impressed by the professionalism throughout the entire process. Communication was great. He came on time (gave me a text ahead of time) wearing a face mask and booties and got the job done promptly. I called Sutherland after finding them on Angie's List. I recently had a new fridge installed and the installers warned me about the water line valve. Sean was great and talked me through everything it would take to get it fixed. Ultimately I decided not to move forward with the work, but he did a great job educating me about what it would take. Additionally, he was able to solve the mystery I had since I moved into the house 8 years ago about dripping sounds after using the kitchen sink.

I highly recommend these guys at Sutherland Plumbing. I noticed a water main leak in my front yard one night. I searched online for a plumber but it was too late to call one.

I found Sutherland Plumbing through Yelp and they were the first guys I messaged due to their 5 star reviews. I messaged other plumbing companies also just in case. But Sutherland Plumbing was the first to call that morning. Ti Sutherland was scheduled to come by within 30 minutes to check out the damage and give me an estimate for the fix. He got to my house quick. He was professional, confident, and knowledgeable of everything going on and gave me a walk through of what needed to be done. He also recommended that my water heater needed to be replaced (which I also knew it had to be done a few years ago). He gave me the estimate and I accepted the water main and water heater replacement. Ti also gave two yelp discounts for doing both jobs. Plus a discount on the water heater.

Ti, John, and Cameron came by the same day to install a water main bypass to my house from the meter so I had water and my house was sort of back to normal.

They came back the following week to complete both jobs. They finished both jobs within that day.  They also left my house cleaner than before they started the job. They brought their leaf blower, lawn edger, and vacuum excavator to clean up my front yard from all the fall leaves also. Both installs were clean.

They went above and beyond from what was needed. I would definitely hire these guys again.

It's probably a stretch to say that you could look forward to having to call a plumber, but with Sutherland it comes close. I really enjoy working with this company. Their work is top notch and their crews are super friendly. We've had them out to the house twice now. Once to fix a leaky hose bib and once very last minute to replace a broken water heater. They have an incredible attention for detail. It's one thing to fix things, it's another to consider aesthetics and other finishing touches that make the final project look professional. Don't hesitate to call Sutherland for all your plumbing needs. I also appreciate being able to text them during business hours.

I'll post some before and after photos of our water heater project. We selected a GE heat pump water heater and love it. It lowered our electrical bill by about $25 in the first month.

Great job!  This is the second time I've had this company help us. Very professional. Go out of their way to make sure the job is done right and meets expectations.

The only reason I'm giving 4 out of 5 stars instead of 5 out of 5 is because we did have a little trouble with confirming our appointment.  I think is because they use a voice to text system. Be sure to confirm your appointment is confirmed.

Otherwise, great service and great job finding our issues (low flow on hot water line). Sean went the extra mile to make sure the work was done to our satisfaction. Thank you!

I have worked with Sean from Sutherland Plumbing for the past 4 1/2 years.  Sean has installed 3 toilets, an outdoor faucet, a garbage disposal and most recently, a new water heater in my home.  Sean's work is excellent and he goes above and beyond.  I also appreciate that Sean returns my calls very quickly and goes out of his way to schedule appointments with me as soon as possible.  My water heater went out just as I was expecting family members to come from out of town for a long-awaited visit.  Sean came the very next day and replaced it.  I also appreciate how well Sean explains things to me so that I can understand what needs to be done as well as how to maintain my appliances.  I cannot recommend Sutherland Plumbing enough.  They are the best!

Sean checked out our kitchen faucet that was stuck between spray and no-spray, determined that it needed a new head, told me how to find one and showed me how to screw it on when I got it. Then he worked on all my bathroom sinks, fixing the drain covers so they worked smoothly and efficiently. He cleaned up after the work and was very calm and easy to have around. Sean was fantastic at diagnosing a hot water heater issue we had in our Westmoreland home. He was able to appear the same day, narrow down the issue, order the part for us, and then returned immediately after to install it. Problem resolved in the first shot. Communications were always perfect, and he was respectful and courteous within our home while effecting the diagnosis and repair work.

What's more -- the entire hot water heater was installed by Sutherland originally, and they stood behind the warranty repair 100%. Jaw-dropping and unexpected!

Sean's first visit for what we thought was a leaking attic pipe resulted in his helping us identify that it was actually a flashing issue on our roof, not a plumbing concern per se. He also provided a helpful estimate on a water heater we had been thinking about replacing for almost two years, and a drain clog cleared free of charge.

We decided to go forward with the water heater replacement, and his second visit with Ti took a full day due to the somewhat complex nature of our basement configuration and ventilation options (or lack thereof) but it was handled on time and at the cost quoted. Very friendly folks, went above and beyond expectations, even cleaned up the leaves and yard debris immediately around the area they needed to run ventilation through. A+, will use again.

I highly recommend Ti Sutherland and the Sutherland Plumbing Team.  We had the pipe from the water main to our house break in the yard, and thus were without water.  Of course this happened when our son was 1 week old, so being without water was a major emergency.  We called a few other plumbers, they all were going to see if they could make it to our house later in the week, meaning we would be without water for a minimum of 5 days.

When we called Sutherland Plumbing, Ti was the only plumber that acknowledged the tough situation we were in, and he was at our house an hour later, and got us set up with temporary water right away!  

For the permanent fix, I assumed it would require digging a trench through our yard and would entail a major construction project.  But Ti had another solution, he used a specialized drill rig to replace the pipe without digging up our yard.  The whole process took about half a day.  

The entire Sutherland team was courteous, punctual, and highly qualified - true plumbing professionals!  For any future plumbing issues we will be calling Sutherland Plumbing, and I recommend that you do as well.

Sean called before arrival and was safe with his mask and gloves on the entire time.  He listened and gave us excellent feedback.  He made sure I understood what was going on.  We've used Sutherland Plumbing before.  We will use them again. He double checked their last work and found our leaking issue.  We need a contractor to do the work.  So good news is he didn't charge us for coming out and diagnosing the problem.  They replaced old plumbing work that was original to our 1956 home and they guarantee Their work.  Today was evidence of their loyalty to us. Found my go-to/trusted plumber.

After two appointment windows with another company fell through, I turned to Yelp and submitted a service request for a flooded water meter box. A tiny trickle down the curb had turned into a consistent pool along the neighbor's sidewalk. Courtney, from Sutherland, responded within an hour and, with a little luck involved, they were in the area and came by to assess the situation within another half hour. They diagnosed our issue within minutes (cracked main water line to the house from the city water spigot), and Ti offered a fair price for the work required. He and his assistant then stayed for a good while longer and educated me on just what was happening - a little SW Portland House Plumbing 101. It was eye-opening and extremely helpful.

What makes Sutherland stand out is Ti and his team's courtesy, respect, and interest in educating their customer(s) on just what's going on, and why certain measures need to be taken. They're also just as vocal about suggesting what you DON'T need done, ensuring you don't spend money you don't need to, and aren't swindled elsewhere (or on your own dime at Lowes/Home Depot/etc.). I wasn't well-versed in plumbing and general house construction when he first arrived, and he could've easily pitched me a bunch of bells and whistles. But, through taking his time to educate me and help me understand me issue, he helped me understand what I did and didn't need. A healthy main water line, of course, is sure need.

Since his their visit, I've had Sutherland come out for a couple of other issues (new house, so still finding quirks), and each time they've been thorough and helpful, all whilst being exceptionally polite, professional, down-to-earth, and efficient. There's a solve for everything, and Sutherland won't stop until they've helped you solve it.

I contacted several shops (6+) and was told over and over my one year old industrial garbage disposal was unfixable and would have to be replaced to the tune of hundreds of dollars! Well, fear not...Sean with Sutherland came by and fixed it for FREE! A coin had fallen into it (who knows how?!) and he was able to get it out in under 15min! Cameron from Sutherland Plumbing replaced a toilet for us today 8/13/21. The service was top notch. Over the last year, we've had a number of plumbers doing work for us, as we were updating a condo we had just moved in to. Most of them I would not hire again. Sutherland did everything right:
They responded to my inquiry quickly.
Communication was thorough, timely,  and excellent.
Sutherland sent me a photo of Cameron, the guy who was coming to do the work, ahead of time, so I knew who to expect--a nice security feature.
They recommended a really nice toilet, and I felt confident in their recommendation.
They bid the job clearly and stuck to the bid.  Everything was up-front and completely clear.
Cameron gave me notice of when he would be here, and he showed up on time.
He was courteous and professional throughout.
He showed up with a mask and shoe covers and wore them throughout the job, without my having to ask him.
He asked me first thing where the main water shutoff was.(This is a big deal. Another plumber didn't ask; and, while installing a sink, the valve broke off and we had a major flood all over our brand new bamboo floor).
When he discovered that the new toilet wouldn't work in our location, he went right out and got one that would work, every bit as nice.
He gave us a chance to paint behind the old toilet before installing the new one.
He answered all my questions.
He cleaned up beautifully after he was done.
He gave showed us the features of the new toilet and gave advice about how to clean it.
He was personable and clean and appropriate at all times. I felt safe having him in our home.
Payment was easy, and I got my receipt immediately.
Sutherland warrants the work, parts and labor, for three years.
I felt very confident in the quality of the work, and it was a real pleasure to work with them.

My water bill was outrageous.  Had a water leak somewhere underground between the street and the house.  Underground water line replacement was recommended.  The price estimate was acceptable.  They came right out and resolved the issue.  It was completed in 8 hours!!  When they completed I couldn't even tell they were here.  Everything was clean.  These guys'd did a most excellent job.  Highly recommended!!

During this year's snowstorm, our tankless water heater decided to give up. Sean came to check out a 2nd floor bathroom leak.  He was very professional throughout the visit.  He sent a text message to give a heads up of his arrival time estimate, showed up on time, mask and booties on.  He walked me through his logic as he was diagnosing the situation so I was fully aware of what was happening.  He identified the problem and discussed the fix (which turns out wasn't plumbing).  Even though he didn't need to fix anything this time around, he gave me great confidence in his knowledge and understanding of general construction over just plumbing.   We definitely will work with Sutherland again on future plumbing needs.

Sean fixed the humming sound my water faucet was having. He could spot right away that something wasn't up to code. My water heater now has what looks a little baby water heater on top of it to bring it up to code. :) He is very knowledgeable and thoroughly explained everything. He has great attention to detail and left everything looking really good. He helped me move all the stuff in my garage for easy access to the water heater. He is very personable and was polite as I kept interrupting his work talking about very important galactic matters. :) I am really happy that he knew how to fix the humming problem. Not only do I no longer have to worry that something is ready to blow up every time I turn the water on, but he also found a leak that had already started rusting a part. Phew, called just on time. I'm very happy that I chose Sutherland Plumbing. They were professional, reliable, and did a quality job. Ti gave me the quote and great advice. Courtney did a great job of coordinating things after I reached out via Yelp. Sean delivered with excellent service, craftsmanship, and further advice to my additional questions. He also replaced a leaking valve for no additional cost.

The job: Sean replaced our water heater (from 1993) with a Bradley White water heater. I feel that they chose a really good product, and am confident in it. It comes with a 10 year warranty including labor, and has a life expectancy more around 20.

Here are a few points supporting why I recommend Sutherland Plumbing, and give them 5 stars.

- COVID precautions conscious (mask and booties, doing things remotely when able, such as the quote using pictures.)
- communicated very conveniently by text and phone calls.
- gave me free advice about tankless vs tank water heater, demonstrated integrity in recommending what would cost me less, rather than be more profitable to them.

Sutherland was great to work with!  Called them up to fix my garbage disposal and to fix my leaking outside faucet that no one else had been able to fix.  Got an appointment right away.  Sean came to my home, found the garbage disposal just needed a quick adjustment and fixed it without charge.  The outside faucet needed replacement and I was advised it would need another appointment with a 5-6 hour window.  Sean returned to do the work which required him to access my crawl space through a tight hole in the wall of my downstairs utility room wall.  The man worked tirelessly and without complaint until the job was done.  He took the time to explain how to protect the new faucet so that we can expect many years of use without any issues.  The cost was reasonable, for the time and effort it took to fix the problem.   I will call them from now on, for my future plumbing needs.

My water heater was failing so I requested several estimates through Yelp. Ti Sutherland called me within minutes to discuss my needs and provided me an estimate, along with information about the water heater he recommended. I received a few other estimates in the following days, but Ti offered the best deal, along with a 10 year warranty on the tank.  Cameron and Jack installed the tank, and they were awesome! They arrived at the specified time,  were very friendly, took care of the installation, and helpfully educated me on water heater installation and maintenance. I learned so much from them! Even more, they tidied up afterwards and my garage/water heater area has never been so sparkling clean!  I totally recommend Sutherland plumbing. These guys were great to work with.  They were on time, personable and efficient.  They installed a new Bradford White water heater,  pressure valve and washer hoses. They brought 2 vans to the job. One minor thing, I wasn't asked about what height I needed for my water heater when booking the job. The one they brought didn't fit. They went out and got the correct one right away no problem. I had a water heater go out unexpectedly and called Sutherland at the suggestion of a colleague. Ti called me back within a few hours (even though I was told I'd have to wait till the next day) and was at the house the next morning. He and his partner worked all day to get my old heater removed, the abysmal plumbing done by the previous contractor taken out and replaced, and everything reinstalled and up to code and looking good. When I went down there the next day in the daylight to lock up I found they even cleaned all the leaves and debris off my lower deck on their own initiative. I know who to call for my next plumbing job.

Let me paint you a picture. We just moved into our new home and the family was enjoying our second weekend exploring the area. We came home around 10pm on a Saturday to a note on the door stating our water company had turned off our water due to a gushing cracked pipe in our irrigation system.

I called several plumbers in a desperate attempt to get someone out immediately. Only two actually returned my call and neither had availability to come out until the next day. One of those plumbers was Ti Sutherland. Instead of saying, 'Sorry, see you later' he text me pictures and walked me through step by step  for how I could turn off my irrigation and restore water to my home.

It was clear to me from the beginning of our conversation that I wasn't just a potential revenue source and that Ti actually cared that I was in a tough spot.

Thought I needed a valve under my sink repaired as it was leaking after adjusting water flow. Got a reply via txt message within an hour requesting pictures of the valve. After a brief exchange and some advice he showed me what I needed to do to stop the leak. After a quick adjustment the leak stopped and Sutherland saved me $150 and the time required to have someone come out.

This company does quality work, stocks a small selection of quality products, and provides excellent customer service.  We had them replace a kitchen faucet.  I'm happy with the work and he also cleaned up well.  As an extra bonus, he noticed a problem with our front door and adjusted it so it closes more easily without having to slam it.  I do think they are on the high end price-wise, but I didn't get any other quotes.  They charge by the job rather than by the hour, so in exchange for predictability you may end up paying more for a smaller job.  Regardless, I recommend this company and would use them again.

Exactly as advertised. If you're wondering how a business can possibly have so many consistently high ratings and great reviews, it's no hype with these guys - they are the real deal! I'm a ten year-plus veteran of the service industry, and Ti and Courtney provided us some of the best end-to-end customer service I've ever seen or received. Responsive, communicative, honest, friendly, professional, on time and on budget.

We'd initially scheduled a water heater replacement for our newly purchased home. Ti explained all of our options clearly, no pushy upsell, just the facts. If you have any second thoughts about their prices, know you will absolutely get what you pay for: thorough knowledge, high-quality parts, and expert workmanship. Considering the amount of damage a two dollar plumbing part can cause your home, is that really where you want to go cheap?

Late in the game I found a leaky washing machine tap, and they were able to squeeze in replacing those on the same service call as the water heater. While the original estimate called for cutting drywall to replace the entire valve box, Ti found he was able to reuse the existing box, saving us over 300 dollars. They could have easily changed the box anyway and charged us accordingly, and we'd have been none the wiser...that kind honesty is refreshing, and can win you a customer for life.

We even just got a handwritten Christmas card from them, and a coupon off future work. Rest assured we will be using it! We highly recommend Sutherland Plumbing.

We had some vague, frustrating plumbing issues related to lack of maintenance in our 116 year old house, and Sean came in & just HANDLED things. He made recommendations throughout the process, and explained what he thought should be done and what we could do with various budgets and time frames. He also had some great recs for some other things we had to update, as it related to the plumbing. The job was bigger than it first appeared (what plumbing job isn't!) but he stayed & finished it all, through thick & thin. Initial contact, scheduling, communication, & time frame were all top rate. I am so impressed by this company!  I called with what I thought was an emergency.  Courtney quickly texted me back after I left a voice message on the company phone. Within 20 minutes Senior Plumber Ti called me and he was at the house 30 minutes later.  He found the external leak issue at the meter before I arrived.  Luckily for me, the leak wasn't with my meter, but it was my neighbors. For some reason the meter reader saw the leak and went to the wrong house (mine) to say a plumber needed to be called to repair the line immediately. Ti and Cameron were able to diagnose the problem quickly and put a temporary fix in place for my neighbor until they can complete the right fix.  Great job guys! I'll definitely be using this company in the future for plumbing needs! Kudos!

1) It was really easy to schedule time with Sutherland.  Additionally, they were able to service my home way sooner than any other options

The technician, Sean, is a fine young man and did an excellent job replacing some old sink plumbing. He was very polite, neat, and thorough. Wow. I really enjoyed working with Sutherland Plumbing. I truly appreciated that our first conversation had John providing helpful tips to resolve the matter myself. However, once we had a further conversation, we determined that his in-person services would be needed. I am so happy they were though! We ended up having a blockage in our pipes in the master bedroom shower and found that our water heater was suffering from corrosion and expanding.

Although I was not planning on purchasing a new water heater, the peace of mind that it brings is priceless. We also had John & his team change out our bathroom faucets out & replace the corrosive tubing with copper. They even threw in a few complimentary items --- which was awesome!  Our toilet/ sink/ washer plumbing in our bathrooms & laundry room looks fantastic (!!) and I feel that the money was well spent to have such a professional, honest and fun team who provided major peace of mind.

I was incredibly happy with the care, attention and detail given to my home & plumbing with Sutherland.  I had a bathroom faucet and kitchen faucet replaced in my 1947 home.  I also needed part of the drain under the sink in my bathroom replaced.  Ti offered to give me help or advice about anything else I may want to know in my home, which is incredibly valuable for me.  My bathroom sink had been getting more wobbly, and he was able to find and fix the problem, it needed to be secured to the wall and could have fallen at any moment.  He also went above and beyond to recommend an environmentally-friendly drain clearing substance to make sure my kitchen sink stopped clogging and didn't cause bigger problems in the future.

Really professional and caring.  It is a relief to find people who truly care about my home and the quality of their work.  I would definitely use them again and it feels comforting to know that I feel I can rely on them!  He also gave a recommendation for my sewer line, which needs to be reinforced.

We've found the only plumbers we need!

My partner and I struggled for weeks to decide on the right company to install a new water heater. We've had some bad experiences with contractors. I don't think I have ever had such a strong feeling of confirmation that yes, I 100% chose the right people for the job as I did after Sutherland wrapped up the work. Can't say enough good things about the team and the work they did!

John and his team were by far and away the most responsive and communicative of anyone we reached out to about the job. Even late evening inquiries by me were met with swift responses. They spoke with confidence and in a manner I could follow/understand. Went out of their way to show us that they cared about having our business and about the job being done correctly. Yes, we had one other bid come in slightly lower, but in talking about the project and seeing final product I am confident we would have absolutely sacrificed the end-result for what was truly a minimal cost difference had we gone the other route.

When they arrived, they came with two trucks and 4 incredibly hard working and personable folks to do the job. They were insanely clean throughout the whole process and left everything impeccable. As the heater was being installed, folks were going to every single outlet and checking for pressure and blockage and other issues. They encountered a number of odd and unforeseen things (pieces of dip tube clogging aerators and pipes, pumping CO2 and vacuuming out incorrectly-built bathtub pipes to clear them out, etc) and quickly fixed all - without charging me a single penny on top of the original quote.

They were perfectionists. I overheard a lot of conversation that was all focused on getting things EXACTLY right with every part of the work. They treated the work like it was being done in their own personal homes. These are our guys now for ANYTHING related to plumbing.

Best plumbing service I've had. With a 30-year-old home, you need to stop with patches and fixes. I bit the bullet and did some complete overhauls. The process and costs were carefully and fully explained. Want a clogged toilet unplugged? That's one thing. But if you need major work done, call a Master Plumber.

Fast.  Thorough.  Professional.  Prompt.  Communicative.  Quality.  These all describe the service I received from these guys for my water main leak.  

I called the office and Courtney got my info and said I'd get a call soon.  Soon indeed, Ti called and I told him about the problem.  Soon again, Cameron showed up.  He listened to me completely as I described the situation and we went over things.  Then he did his inspection and measurements and gave me two options  to fix the leak.  He went over everything thoroughly that I could expect for the work.  Before he left he made a temporary hookup bypassing the leak so I'd have water.  

A few days later the crew arrived, promptly, first thing.  By noon or so they were waiting for the City inspector to come approve the work.  They had tore out the old stuff, removed deep thick tree roots (that probably had a lot to do with causing the problem), and installed all the new stuff from the street meter up to the house.  Oh, they also cleaned out a clog, repaired my drain pipe, and fixed a toilet flush issue to boot.  Before they left they everything was left pristine.  

Bottom line:  No one likes needing a big repair, but you may as well get it done right and that's how these guys work.

Ever heard that term you get what you pay for? I am sure Sutherland Plumbing is not the cheapest plumbing company in town. But here is what you get. Sean texted me 15 minutes before his arrival to his appointment at my house. He showed up right on time at our 8 am appointment. He explained what he was doing said it could take up to two hours. He was done in an 1 1/2 hours. He even fixed loose hoses that were not part of the problem but could be later. He was super clean, no foot prints or messes to be cleaned up after. He was very professional and unobtrusive. I would highly recommend this company.

Absolute sketch company we waited weeks doe these guys to finally come out just to reinstall an existing toilet they wanted $700 and then told us the water filter system could endanger our lives.  He said he saw an article on google that says it could permanent disfigure our Face by changing the Ph level ??? Huh??? Yes please believe everything you read on the it went then freely share it with your customers.  Mind you when we booked the appointment we told them exactly what water filter we had weeks ago so not only did they absolutely waste our time and money we had to wait weeks with them for an overpriced estimate.  Don't make the same mistake we did.  The guy also blocked our entire driveway with his truck never asking if we needed to get out of our driveway then spent 25 minutes in front of our house in the phone.  Completely unprofessional and overly priced will never use their services again LOOK AT How sad this company is that they have to respond in such a childish manner...by the way your competitor came out, installed our toilet for only $80 versus $700 your guy quoted me hence shady business...perhaps a little bit more maturity on your end would land you a better business reputation...frankly I just feel sad for you at this point. ....talk about a sore loser. Their comment below that they have no idea what toilet install I'm referring to? See the text message I included on their pictures where they confirmed they would quote the toilet. They responded promptly to my phone call, they got me on the schedule quickly, they called on their way and showed up at the earliest part of the estimated window, they fixed the problem in a few minutes by resetting a tripped breaker, and they didn't even charge us! These guys rocked it! We found our plumber. I had a second story master tub leak into the garage below. They assessed, and needed to do some research on the tub, because the overflow on our model is a bit odd. They promptly followed up with an estimate and we scheduled the repair. When they showed up for a half day job (on time) they reassessed and determined they could fix the issue by simply tightening the overflow cover. Amazingly, they charged me nothing. Zilch. They could have easily just done the job as scheduled and make some pretty nice coin. I love that people are still honest and have integrity. They valued gaining a new customer for life over making some cash in the moment. If you have doubts. Don't. Hire them!

We recently bought a new house knowing that the home inspector had seen some plumbing issues to fix. I emailed Sutherland Plumbing, and since it wasn't an emergency I was put on the schedule about a week out, which was fine. (That being said, I don't personally know how quick they respond to actual emergencies)

Sean was supposed to arrive from 2-5pm, but he had an opening come up earlier that day so he called and was able to get to my house around 11am. He was professional and very friendly. As it turns out, most of our problems weren't actually problems (the home inspector wasn't a plumbing expert, so how could he know?). Sean did take lots of time to explain things to me about how my new house works and problems to watch for in the future. He ended up caulking a faucet and repairing a few screws, but most of the visit was informative. Later he opened up our water meter and taught me how to turn off our water source in case of flooding. He even squished the massive spiders who crawled out at us. (A+ for going the extra mile)

Overall, I was pleased with the service I received and would not hesitate to recommend Sutherland Plumbing to any of my friends or family.

No one ever wants to drop nearly a thousand dollars on a new toilet/installation, but if you had to, you couldn't pick a nicer firm to do it with! Sutherland called us yesterday to let us know they had a cancellation today (our appointment wasn't for another week). Since we really wanted to get our toilet fixed, we said, Why yes, please!

So today, two hours BEFORE our scheduled window of arrival, John called to say that he was finished early with another job and would be happy to come by now if it was convenient for us. I said, Why yes, please!

Unfortunately, our flooring contractor had left our toilet in pretty poor shape so John gave us a couple of options. He would fix our existing toilet (but couldn't guarantee it) or install a super-slick, premium Toto toilet (just the one I've always wanted--wink) with a 3-year warranty for $490 more (not bad when the toilets themselves cost between $450-$650). How could I resist? I said, Why yes, please, give me that new toilet!

John got right to work and had everything done and cleaned up in less than 90 minutes. On top of that, John was incredible polite and professional. I would definitely recommend Sutherland Plumbing!

Fantastic service!  We had an issue with our kitchen sink, and Sean came out to take a look.  He diagnosed and fixed the problem within an hour, and then took the time to help me with some questions I had about the plumbing in my house.

The next day I noticed some leaking in a bathroom, and I texted Sean.  He called me and explained the potential issue (water pressure issue) - and told me what to buy at Home Depot so that I could turn off the water and check our water pressure by myself.  He was so super helpful.

I highly recommend this company - scheduling the appointment was easy, Sean arrived on time and was very professional and a great help.  Will definitely use them again, if/when we need it.

Oh no- your tenant calls and tells you there seems to be water on the basement floor after every load of laundry.... agh. Email Sutherland and ask if they can get someone to check it out. They were able to come out that day - and give me the bad news.

Get out your hankies- the 91 year old concrete laundry sink has a crack! How did this happen? I mean- I do not use it roughly - pounding on it with my washboard and wool clothing.....

Sutherland's crew came out,  busted up the old sink, hauled it away and replaced it with a beautiful new composite sink bolted to the wall with all new piping and fixtures. Thanks Ti and crew. (I am trying to post a photo of new sink)

These guys rock! We've used Sutherland for two plumbing projects and both have left us impressed. Our toilet in the Master Bathroom finally broke down, so we called Sutherland based on Angie's List recommendations. John and his team came out and quickly diagnosed the problem. While dropping $1000 isn't exactly ideal, the new toilet is low flow and has been amazing. They installed it quickly and not one speck of dust was left behind. These guys are wonderful from start to finish and don't leave anything left behind. John also patched up a problem with our bathtub and even helped us with an issue with our bed (at no charge!)

The second time they came out, they fixed our master bathtub. The new fixture is beautiful, works great, and even though they had to drill through our dry wall to get to the pipes, they patched it up so well that when we get a contractor out to finalize it, they won't need to do much! One of the assistants also showed us where our master water shut off was and how to turn it off, which we never knew since we moved into our house in 2014.

These guys are also communicative. If they are running late or even early, they will let you know ASAP. They are proficient in texting and use it well in keeping clients informed of where they are. Best of all, they are super friendly, patient and nice.

I recommend these guys for any and all plumbing projects. They are fast, they are friendly, they do a complete job from start to finish, and they keep you posted on everything. We will use them for all plumbing projects going forward.

Thanks Yelp for steering me to this awesome team!  I truly wish I could give more than 5 stars.  

We had a leak in the meter box (on the customer side of the water line), so we went to Yelp to look for plumbers. Based on Sutherland's excellent reviews, they were our first call. (We left a message and then kept calling other plumbers as we was desperate to get the issue fixed.) Luckily that Ti got back to us before we were able to get through to anyone else. (Sutherland Plumbing will be the only company we call in the future!)

Ti, was able to come out the same evening on his way home to assess the situation. After doing a thorough investigation, he sat down with us and talked us through our options to resolve the issue. The quick fix of the leak, the replacement of the waterline to the house, the installation of a new water pressure regulator, and a correction to our irrigation system that we didn't even know was an issue. Later that night he sent us separate quotes for each item so we could see what each aspect would cost. As we couldn't afford to get everything done at once, Ti helped us prioritized what were must do fixes and what could wait. We were impressed how he did this with open feedback and insight and without judgement or pressure to take the most expensive fix. Ti and his team, were honest and straight forward.

The professionalism and customer service at Sutherland Plumbing is top notch! The day before the job was to be done, Ti and Cameron were out to the house to make sure everything was good to go. On the day of the job, they were on site early to prep outside and spent well over 8 hours to get the job done. The work was meticulous and they truly left the areas where they worked looking better than they looked when they started.

I know this sounds odd, but I'm giving these guys a five star rating without ever having utilized their services!

Over the weekend I had a plumbing emergency- severely clogged drain. With the help of a neighbor we managed to clear the drain fine, but after I went to re-seat the downstairs toilet, I found that the 46 year old iron toilet flange had rusted out and broke. I thought I'd need a plumber to fix it, so I got on Yelp, found Sutherland, and went to their website to schedule an appointment.

Ti calls me THAT DAY, on a SUNDAY no less, and tells me that they can come out to fix it if I really want, but that it's not necessary. He proceeds to text me a photo of a repair flange and a link to a video on how to install it!

I got the flange today, and it went in exactly as the video described.

THIS is the kind of customer service that's missing in a lot of places these days! If I ever do need some plumbing work done in the future, I know who I'm going to first!

Can't recommend Ti and the crew enough!
I had a water main leaking for months. It started out very small so I ignored it - not a great idea.  When it started to seriously leak I called eight different plumbing companies to get bids.  Two of them did not even bother to call back, one wanted $100 to stop by and bid the job and one was wanted crazy money - several thousands more than any other bid!
Ti was in the lower middle of the price range. Whey would I choose someone a bit more expensive?  Simple.  They were professional, had good references, and responded promptly, and my initial contact and future conversations inspired confidence that the would get the job done and done right and they did!

They arrived when they said they would, did an outstanding job in a tough environment (it is a bit rocky here), and cleaned up when they were done.
You would almost never know they were here.

If you need a water main - call Sutherland Plumbing.  Heck if you need *any* plumbing work just all Sutherland.  You will be happy!

If you're looking for plumbers to get the job done right and provide you with helpful plumbing information these are the guys to choose. Ti was extremely easy to communicate with over the phone and text, and was out here replacing things in less than a week. Fair price. Cameron and Ti were great. We have had them help us out a couple of times - once to install a new water heater, and then to fix a water service line. Both times they were extremely professional and helpful. They went above and beyond to fix the water line, but didn't deviate from their original quote. Cam even fixed a sprinkler we didn't realize was broken, and a leaky hose bib, without charging us more. I wouldn't think of using anyone else!

Our garbage disposal died on us -- we didn't throw stuff down it that we're not supposed to, the water was draining, but the darn thing was just dead.

I gave John a call, we scheduled an appointment at 8am today. 10:20 and he had step-by-step in layman's terms explained what went wrong. Everything is fixed, super-clean (and shiny!), and he left really helpful, preventative tips to keep up the maintenance of our pipes as well as quick-fixes for common scenarios related to the garbage disposal issues. Our disposal is now purring like a kitten, and while I hope we don't run into any unexpected plumbing issues anytime soon, we will call John/Sutherland Plumbing asap if we do -- thank you guys again!!!!

Great job!! Very nice guy came (Sean Anderson) and inspected our shower leak. Took the time to explain what was wrong and the possible outcomes of type of fixes they could do. After we chose which fix to do they came back. Arrived promptly, wore shoe covers to protect carpet, was nice to our kitties and checked in with me each time to explain a fix and what he was doing. Leak was fixed. Took a look at our water heater and gave us some advice. Offered to fix any creaky or stuck hinges/doors/cabinets for free before he left. Very easy to schedule, they use a text system which is nice, no need to sit on the phone. We will certainly be using these guys again!

Called Sutherland on a Sunday night with an issue with my sink after I did some maintenance on it myself and was stumped on why it wasn't working.  Their intake person (Danielle, maybe?  Don't recall.) was professional, friendly, and sharp.  I got a call back from her later to let me know no one was available that evening, but I would get a call back from someone tomorrow to see when I could get on the schedule.  I received a call promptly at 9 am the next morning from a plumber, Robert.  I described my issue and instead of coming out here and charging me for time and materials, he just told me to disassemble my faucet and clear the filter.  His assessment of the situation was spot-on and I fixed my sink myself at no cost based on Robert's advice.  That's good business and I will absolutely be calling Sutherland for when I break something else. :-P

Sutherland just replaced my main water supply line.  The old line from the meter to the house had a leak.  They were able to get a crew on the job the day after I called.  Their team explained my options, then did a great job replacing the water main.  They also ended up replacing our 20 year old water heater... all done in one day.  The crew was easy to work with, were very professional, and did a great job cleaning up after the job was done.  I couldn't be happier with their work.  I highly recommend Sutherland.

I called Sutherland Plumbing after reading the reviews here on Yelp. Because I live on the far East side of the Portland metro, they were willing to offer a referral. But then realized they did have someone close enough to come out.  Sean was here on time and was very professional. He explained each step along the way for what he would be doing.  In the end, the job was beyond what they do. But the overall customer service and professionalism means I will contact them the next time I need to call on a plumbing service.

If there were 10 stars I would have clicked that.  I reached out this morning before Sutherland was opening about our hot water being out and Ti reached out to me within minutes of them opening for the day.  He sent and email and a text and we were able to work out a time for him to come same day, as they just had a cancellation.  I had no idea what to expect, but Ti was prompt and arrived exactly when he said he would.  

He went right to the water heater, assessed and walked me step by step what was going on and what my options would be.  Not once did I feel pressure to fix the issue at that point but Ti was knowledgable, extremely professional, friendly and I could tell he wasn't just trying to make a buck off me.  I trusted his advise and had him install a new water heater.  He called in the calvary and they got right to work.  Sean, John and John arrived and were very respectful of my home, asking for permission to check faucets, bathrooms, and helped talk me through every step they were going through.  They even went and got a new pan for me because my current one didn't fit the new model.  

I didn't wake up expecting to have to go through all of this, but I'm glad I did my research and found Ti and his team.  I don't usually write a ton of reviews but I couldn't let this go unnoticed.  Their professionalism and customer service is second to none.  Thank you Ti, Sean, John and John I couldn't be happier with my experience.

Excellent service from John from Sutherland Plumbing. He came the day to give us a quote promptly and showed up on time.  The day of the service, he and his colleague came out and completed the job in a timely manner. Both were quite professional and super nice. They did a great job. I was even 30 minutes late to meet them because there was some miscommunication. I felt terrible but they were super cool about it.  

I called Sutherland and another company a few weeks back to get valves in our spare shower replaced. I left a voicemail with both places and Sutherland texted me back shortly (maybe within a half our). At first, I thought it was a bit weird but it worked out quite nicely, after all I am a texter. The other place never bother to call back which is common now a days since the service industry is so busy. Though they didn't end up replacing the valves in the hot / cold water knobs, they were too old (we have a 20's home), they ended up replacing the entire system which was a bit gaudy since we didn't want to redo tiling yet. They were able to find a system to suit our needs and saved us some money. They also recommended that we update our hot water heater since it was from the 80s and it's only a 40 gallon one. They offered us $250 off of the install if we wanted to go through with it. We didn't end up doing that but all in all, Sutherland was very courteous and professional.

3 weeks after the service, John called us up and followed up to check in to be sure we were happy with the update.  I would highly recommend them again and I will for sure use them again if we need some plumbing done.

Back in April 2021, had a downstairs hall bath sink (mounted under granite countertop) develop a crack (from glass soap dish ball dropped by grand kid) ... found Sutherland Plumbing on Angie's List ... reached out and was immediately contacted by Ti Sutherland who advised me on where to get replacement sink and scheduled a repair ... when 1st sink arrived, it was too big, so ordered 2nd sink which arrived completely shattered, so ordered a 3rd sink, which arrived (by this time it was early July 2021) and was installed by Dale @ Cole Restorations (another fantastic company to work with - reach out to Darrel Cole ... darrel@colerestorations.… or website ... colerestorations.com). During this entire time, Ti Sutherland was in constant text communication with me ... checking in ... providing status update ... the entire sink fiasco was NOT his fault, but he kept in touch ... he is truly a man of his word ... finally the sink was installed and the next day, Ti's crew of Cameron and Nate showed up to connect the sink ... like Ti, Cameron reached out over text and kept in constant contact ... when they showed up, they laid down blankets, wore booties and were super-professional ... described the work and 'just made it so'! Plus they cleaned up, then showed me all of their work, taking time to answer any questions ... never felt they were rushed ... true craftsmen. Even though this was a relatively minor repair, I am 1000% satisfied and would completely trust them with any large project. Sure they are busy ... like any successful company they have lots of satisfied customers so you may have to wait ... but if you are patient and work with Ti, I guarantee you that Ti will come through. My wife and I are very, very, very satisfied customer! Super highly recommend them!

We had a broken/leaking exterior faucet, perhaps a result of freezing.  Ti and team fixed it quickly and expertly, and gave me good advice on how to prevent freezing problems without having to install an interior cut-off (heat tape).  He even extended the line so that the faucet is now mounted on the deck.  No more stooping below the deck to turn it on and off!

Once again, great service from Sutherland Plumbing. Our water heater stopped working and needed to be replaced. I was able to text some pictures of my current model and within an hour I had a quote and was booking a time for them to come out a replace it. They wore PPE the entire time which I know is not comfortable since I work in healthcare and have to wear it myself all day. Not thinking, I had already set up my house to be painted and that crew showed up to do the pressure washing and pre-paint cleaning at the same time. Without my help, they both worked together and figured out what each could do before the water needed to be shut off so I was able to keep both appointments as scheduled. After the work was done they took the time to explain everything they did, all of the safety features in the new system, etc.

We had John come by to give us an estimate on hooking up some new sinks including two bathroom and one kitchen sink. Part of the reason we ended up not going with them was because he said if we wanted them to install a disposal, it had to be the one they would sell us. (Which retails for $299 but they wanted $770 for it). He stated they did not install disposals purchased by the customer. We didn't want to pay over two times the cost of retail so we decided that we only wanted him to hook up the sinks and we'd do the disposal. Then he said because the estimate he gave us included the sale of the disposal, it was a package deal and if we didn't get the disposal through them, the cost of installing the other sinks would change. He also stated that we'd have a hard time finding a plumber willing to install a customer purchased. We ended up declining their proposal and found two other plumbers willing to complete the work and install our store bought disposal.

In response to the response, I made it clear in my review that we did NOT work with Sutherland and I outlined the reasons why. Most contractors do free estimates to get business. I'm not sure what free advice is being referred to. There was a quote given for the work that we requested and we simply decided to look elsewhere because we thought the cost of the items were too high plus the restrictions of being required to purchase those items through Sutherland. (We compared the exact brand & model of disposal that was on our quote) Sorry to have hurt your feelings

Used Sutherland Plumbing for the second time.  Although we had to wait a week (when you are really good, you get backlogged) it was worth the wait.  We had a pipe leading behind our drywall and Cameron came out to do the repair.  From the initial diagnosis of what needed to be done to the final cleanup and finish, once again the service was outstanding.  Professional, patiently answered questions and ensured every aspect of the job was done right.  There were no loose ends and the repairs are excellent.  Cameron even checked the water flow throughout the house when he was finished.  I'm not a plumber, but I can recognize professional work when I see it.  Sutherland is as good as it gets.

Sutherland Plumbing saved the day. My kitchen faucet was broken, utterly nonfunctional, and beyond repair. It had to be replaced. Luckily Southerland had a cancellation and was able get the job done today. Otherwise, I would have had to wait ten days for an appointment with Southerland (my first choice), or tried to find another company.

My experience with Sutherland Plumbing was great. Sean originally arrived to look at a slow leak in my bathtub drain. After a quick assessment he put together a bid to replace the drain and pipe in question. He also clearly explained the process and reasoning behind the bid. I was able to schedule the job fairly quickly. Sean arrived on time and got to work right away. He finished the job early and left everything in a better state than he found it. Sean even offered his handiwork to fix the latch on my front door that has been a problem since I moved in. My door now finally latches properly. He went above and beyond my expectations. Shawn/Sean (not sure which spelling) came out to help us with a major kitchen sink leak. He had helped us out previously with another big sink issue, which was repaired quickly & efficiently.
We were concerned that the 70 year old sink required replacement, but after some trouble shooting, determined that it was only a matter of replacing the faucet. We said that we were able to do the job ourselves, and he let us know that he'd be happy to offer any guidance should we need it, free of charge. Additionally, he didn't charge us to come out! He was prompt and professional both times. We highly recommend him, and his company.

Great job done by a friendly, informative, and respectful plumber! We had a clogged bathroom sink drain that needed replacing after our amateur attempts to unclog it wound up cracking the pipe and causing a leak. Sean communicated in advance about his arrival and arrived on time, wore protective shoe covers and was very respectful in our home, gave detailed explanations of the work to be done and patiently answered all questions, and solved our problems and got us back in working order. He also offered to fix our squeaky front door free of charge, provided unsolicited advise on how to maintain our aging pipes and avoid future expenses, and taught me a lot about our water heater, probably helping us avoid future catastrophes. I totally recommend this company and will be using them again in the future.

I can't give enough praise for the wonderful team at Sutherland Plumbing.  From the moment I reached out to them inquiring about a quote, Ti called me within a matter of hours and asked if he could come by and take a look at my problem.  Turns out we had a leak in my water main and had to have our water shut off.  Ti made sure to walk me though all of my options and explained in detail what each process entailed.  Never once did I feel like he was talking me into anything unnecessary.  He even encouraged me to get bids from other companies.  At no point was there any pressure to award them the bid.     Before making our decision, Cameron and Ti both followed up with me a few days later to ask if I wanted a temporary water hookup to get me by.  After reviewing the bids, we decided to go with Sutherland, and the fact that they were kind enough to check in on me before the were even awarded the bid, solidified our decision.  
The moment I contacted Ti to let him know we wanted them to take this job on, they were at our house in a matter of hours to give me a temporary water hookup and we were scheduled within a week!  They did an amazing job and were very conscious about cleaning up after the job was done.  They walked me through everything they did and made sure I was satisfied with their work before they left.  They are a local family owned business and not once did I have any concerns about leaving them in our house alone, to do the work.  I appreciated their honesty, reliability, open communication and most of all, their compassion for their customers.  I would HIGHLY recommend them to anyone!

Very happy with the service from Ti and associate. Initial inquiry answered within a couple of hours and appointment made. Tried two other local plumbers, who either didn't turn up to appointments or didn't respond to inquiry.

Job was done professionally, and fully explained the costs to begin with.

They also advised on a couple of other queries we had with external taps. Honest responses and helpful.

I made an appointment with Sutherland Plumbing - looked up their website as a recommendation from Nextdoor Neighbor.  I didn't even see all these awesome Yelp reviews until now!  

Made the appointment online: easy.  They texted and emailed confirmation: easy. They showed up exactly when they said they would: easy.  They fixed/replaced my broken water spigot and offered a couple recommendations with pricing before proceeding: easy.

After they finished, they asked if there was anything else we'd like them to look at while they were there.  So professional and nice and respectful.  It was really a refreshing experience.

They checked our water pressure and looked at our old basement pipes.  Gave some basic and thorough advice on what we might be looking at short and long term - talked with us a bit, answered questions.

I will call these guys back for future work and recommend them to friends and neighbors in a heartbeat.

Sutherland brought me a new gas water heater and fixed a broken frozen water pipe that I had ignored for the past several years.    I'm quite impressed with the quality of the water heater itself, and really appreciated the professional and fast installation.  It's nice to hire a contractor for this kind of work that knows exactly what he's doing!   I highly recommend Sutherland, and would hire them again for any of my plumbing problems.

Hands down my best experience with a plumber for an emergency repair. I would highly recommend Sutherland Plumbing!

We were moving our appliances in preparation for some kitchen remodeling in the morning. After disconnecting the hoses we noticed one of the spigots was dripping. When it didn't stop, I fussed with it a little and now it was dripping at a pretty good clip, and it was clear we would need professional help.  Of course it was Sunday evening when this all happened.

We started making calls to find someone to come out for emergency service and actually were recommended that we call Ti Sutherland by another company. (Which tells you a lot about how good his reputation must be.) Despite being at a family event, Ti talked us through a quick fix for the leak allowing us to turn the water back on to our house until we could schedule a proper repair. He was so patient and helpful throughout our panic, going well above all expectations. As someone who values excellent customer service and professionalism, I will happily be recommending Sutherland Plumbing.

I went with Sutherland Plumbing because of the reviews on Yelp. I called because my kitchen sink was leaking between the wall and the siding. What they did do, they did a great job it looked really solid and was done right. Here is my complaints, after spending upwards of $800 for very little work.

They did not get to the root of the problem or even close to it, they did NOT even go in the crawlspace and look. This meant that while they fixed one thing, there were more problems under the house in the next foot of pipe that did not get looked at. I hired Sutherland to fix the problem, if it's leaking through the side of the house one can assume there may be a problem under the house and maybe you should take a look. The next section of pipe had 3/4 diameter filled with a rock hard clog from the previous owners of the home.

Overall I was extremely disappointed in the lack of attention to detail. I expected better. But for what they did do they did a good job.

EDIT: I may have been a bit harsh with the amount of stars given. They did do a good job I had just hoped that the whole problem would have been diagnosed I felt that they did not go far enough down the rabbit hole. I do not mean to complain about the price, plumbers are expensive the money I spent was worth the work done.

I had a leak coming from my ceiling just below the master bath.  I was convinced it was a drain leak so I called Sutherland.  I setup the appointment through text message (which is really really nice!).  The plumber (Sean) kept my informed on when he was going to arrive and arrived when he said he would.  He walked me through all the things that it could be and we ultimately decided to open up the ceiling to take a look.  It turns out that is was NOT the drain, but an enclosure issue in my master shower.  Nothing more for the Sean to do.  :)  Here's the take away....Scheduling was super easy...Sean was extremely professional and walked me through all my options...and he did a clean job cutting out the drywall so the next guy can easily patch it up.  I really can't ask for more in this case.  When I have a plumbing issue, this will be the first company I call!  5 Stars!

Professional.  Creative.  Informative.  Friendly.  Visionary.

Those are not always the adjectives you'd think of for a plumber, but they fit Ti Sutherland perfectly.

We had a leak spring up in the pipe from the water main to our house... A nice little river running down our sidewalk.  We had the Water Bureau guy out and he gave us an initial assessment and thoughts about they type of work that the plumber we would hire would have to do.  We had several plumbers come out and give us quotes.

While Ti was not the cheapest, he had the best plan.  We were able to ask him questions and get well thought out answers.  Of all the plumbers, he was the only one to look in the crawlspace to see how the water was feeding in to the house beyond the initial shut-off valve in the garage.  One plumber told us they'd have to dig up the sidewalk and re-pour the concrete, which sounded crazy expensive.  Another plumber was going to jackhammer a corner of our garage to re-use existing steel pipes that did not have much time left.

Ti subcontracted some great people who were able to bore a hole from the water main, under the sidewalk, under our garage, and in to our crawlspace.  Ti then did some masterful work creating a new, easily accessible shut-off valve, redoing the spigot at the front of the garage w/an easy to use winterizing valve, turning our house in to a closed (1 way) system, and normalizing the water pressure.

After the work was done, Ti took us through all of the modifications and showed us how everything works.  He also gave us some thoughts about the future needs of our house and helped us start planning for eventual updates that will need to happen.

Ti was up front about pricing, and stuck to his quote.  The parts he used are very high quality, and we're extremely please with the quality of work.  We will definitely look to work with him again when we need a plumber.

I don't even remember how many plumbers we have used over the years, but I can say with certainty that our search for a go-to plumbing company is finally over. After one visit, Sutherland Plumbing has become our plumbing company of choice. Cameron, Nate and Ty diagnosed our problem, spelled out the options, were reasonably priced, and stayed to complete the project (even though we had not allotted enough time to do so).  Educating us on the pros and cons of replace or fix, we were able to make a totally stress-free decision about our project, and couldn't be happier with the result. There's no doubt that this company will stand behind their work as well. John at Sutherland Plumbing is now on my new plumber! My husband called Sutherland Plumbing as well as a few other plumbers on yelp. Sutherland by far had the best reviews and they were the first to respond to his inquiries.

We had several things needing attending, a faucet I broke trying to fix it, a non-draining sink, a running toilet. John explained everything to me and fixed the problems efficiently. I had planned to spend the rest of my afternoon at home but they were in and out in an hour.

Fantastic service. John and Sean showed up on-time and ready to go, and within two hours had the problem diagnosed and completely fixed. John offered great guidance and explanation as to the source of the problem, and the possible options that we could enact. He even fixed up a couple of issues that might have given us some trouble down the road!

Easily one of the most positive experiences I've ever had with a plumbing service, and I'll definitely be using Sutherland for any future needs, including replacing our water heater.

If you are a new homeowner, or new to any plumbing issues, definitely go with Sutherland. Boy what can I say. 3, 4, 5 men came to redo my main waterline into my home. Everyone was professional and courteous, used their COVID protection masks during the whole job. Explained EVERYTHING they were doing. Gave me options of different ways to put the lines and what would be best. Worked hard together while having a fun time doing it. I heard some laughter here and there. You know people are working hard and doing a good job when you hear laughter. I have always encouraged my employees to sing, joke and have fun. They work better. They worked in 5 different areas within the water line. All but 1 was visible. They cleaned up everything very well. Couldn't tell they were here. Heck they even edged my driveway and swept up the porch and leaves to keep busy while the others were working. While the invoice was being finalized I was talking to the owner about an area. I said I was gonna take the pipe out (since it was now a vacated one) he offered to do it and finish the area. Took longer than a few minutes as nothing on this house goes as planned. Hope to not need to call them again any time soon. But DEFINITELY WILL when the time comes. I had 4 estimates done, reviewed them all. And the way that the process went from the first moment to the last was certainly impressive and a pleasure. We have gotten our money's worth.

Me thinksnot but the business owner wrote to me saying one star on yelp means 'deplorable' and is damaging to the business.  I am not trying to damage a reputation, I am seeking to be honest about my encounter.  I did raise the rating to 2 stars if that is less harsh but my sentiment remains the same.

This review is based off a phone call I placed to get a ballpark quote for snaking my 2 bathtubs and 3 bathroom sinks.  Not sure who I spoke with, but all I asked for was pricing information and the man went into a lengthy bit about how most plumbers don't understand the complexity of how drains work and he knows how to snake better than others...all to justify his outrageous quote of $199 per item to snake.  His explanation and tone was oddly defensive and it was uncomfortable.  I went with a different plumber who had a professional manner and charged me $145 TOTAL for everything snaked.  Not sure why this company has so many rave reviews after this experience on the phone.  Hopefully they take this as constructive criticism. I did not hire them and was merely turned away by their attitude about their superior services that they feel warrant such a high price tag.

I would definitely recommend Sutherland Plumbing! We have a larger house and with a family of 5 use the hot water pretty regularly but with two 50 gallon water tanks it didn't make sense I was running out of hot water often. The strange thing was it was in one shower most of the time and the other bathtubs/showers lasted longer. Sutherland plumbing came and helped to rule out most possibilities and even tested a theory out before charging us. They came and checked back in 3 days later to make sure they diagnosed the problem correctly. Once they had a fairly good idea what the problem was they offered a plan. It turned out that it did not just need a new 50 gallon tank but also the previous one was intertwined incorrectly and backwards. They also fixed a part in the shower. Honestly I haven't seen customer service like this in quite a while! Very polite, very respectful, no hard up-sale, very detailed in explanation and continuous follow up. They said if problem is not fixed they will stick with it to help us until we figure it out. As a coincidence I told my mom about them and she had used them too and loved them. She had a different person but same  results. If you need a plumber I would recommend Sutherland!

Ti has always gone above and beyond to help out when we were in a situation where we didn't have water.  In 2013, our old water heater gave out and leaked all down through the house.  Ti was referred to us from another company who did not have availability to come do the replacement job.  He was there same-day, and we had water back up and running with a new water heater the same afternoon I called him.  Most recently, the pilot light went out and Ti assisted me via phone at 9pm at night to relight the pilot so that we would have hot water again without having to wait until the next day for a service call.  HIGHEST RECOMMENDATIONS!  Most appreciative of his fast, and very friendly service.

A few weeks back a valve underneath the kitchen sink began to drip. Just by the looks of it, I was thinking that the valve will need to be replaced. I called Sutherland Plumbing (SP) based off the 100% five star reviews on YELP. I am very pleased to share my experience and to inform you that they stand up to their 5 star rating. They are pretty busy so I was scheduled for 3 weeks after I made the call. I am not sure how they handle emergencies. Sean and Cam showed up right on time. They had nice thick shoe covers :) and a friendly demeanor. They looked into the problem and the issue ended up being just a loose packing. Sean simply tightened it and the valve does not leak now. Sean said that this was a very small job for them and so they took care of it at NO COST TO US. Sean even spent some time to explain how the valve is put together and what to do if a similar issue happens with another similar valve. I am very impressed by the way SP treats customers with respect and honesty. They care about their relationship with the public. They could have worked on replacing the valve, which would have cost me about $400, but they were honest about the diagnosis. Also, I thank them again for waiving the assessment/consultation fee ($89.00 which then goes towards any work they are hired to perform). So please go ahead and call them for any of your plumbing needs. These guys are the best !!!

We can't say enough good things about our experience today with Ti. First, he showed up *early*. He's super-nice (even to our obnoxious, giant puppy). We had a realllly slow drain in our bathtub. Fortunately, it turned out to be a simple problem and Ti even showed us how to fix it ourselves if it happens again. He also showed us how to adjust the temperature on the water heater (our showers were warm but never hot). All done in record time and for an incredibly reasonable price. Oh yes, I also appreciated their on-line quote feature; it promised a response within two hours and I didn't have to wait anything close to that long. We wouldn't hesitate to call Sutherland again.

I selected  Sutherland Plumbing on the basis of 80 five star reviews and an overall five star rating.  I mean how good was this outfit.  Well they are better than just good, they excel!  I messaged them through Yelp and explained my problem, saying it was not an emergency.  Ti got right back and set up an appointment.  The day before the appointment, he emailed to confirm it.  On the day of the appointment he called and asked if I would mind if he came early, like no, make my life easier.  When he arrived he carefully listened to me explain the issue and asked some clarifying questions. He then provided a low cost short term fix and then the more expensive, but long term solution.  I choose the solution and they went right to work.  They were efficient, very cordial in explaining everything to a nosy homeowner.

I could explain the whole scenario of how I ended up using them but will stick to the point: it was an extraordinary gift for me.
I was stressed beyond reason when Ti Sutherland contacted me in response to a text I had sent to his office. He  turned the whole situation around and soon I knew I was getting the expertise and respect I needed desperately. I could trust and have confidence I had  encountered something rare: a company that deals with people honestly and with the desire for long term customers.  There are companies  now who train employees to spout promises of how they are there for you but the talk doesn't live up to the promises.
The owner and the two employees I met were intelligent and polite and considerate.
To emphasize my comments I will say that I was first married in 1964. I have taken care of houses ever since then; the past 31 years on my own.  I use reviews  a lot but I have never, until now, been motivated enough to step up and do it myself.

We need people like this in our lives!

Finding a plumber who knows his/her trade isn't too hard. John Sutherland is a giant step above plumbing skills. His honesty and integrity are rare. I asked him to install a complicated water ionizer. He looked things over. The mfg instructions weren't helpful. John took the time to speak with their Tech support. John said I needed a part, and a handyman could easily install at a very low cost. After spending about an hour here, with two of his employees, he didn't charge me anything. AND, he called me a few days later to find out if things were resolved.  Hire him. Outstanding guy

I recommend Sutherland for plumbing issues.  They were great.  The appointment was set up without a problem, they showed up when they said they would and took care of our hot water heater issue quickly.  The job was done well and they were courteous people all around.

I called with a plumbing issue and Ti was at my door within the hour! He had everything necessary to make the repairs/replacements of both my faucet and toilet. I felt very confident in his abilities and he spent a lot of time explaining what my options were.  His work is if the highest quality and he told me numerous times to call him for any reason. He even followed up with contact to make sure I was satisfied.

I highly recommend Surherland Plumbing!!!!!! You can't go wrong!

My husband and I highly recommend Sutherland Plumbing. They were prompt, professional, and highly skilled. Within 20 minutes Ti Sutherland and John found the issue. They explained exactly what needed to done, the cost, and how long it would take. Every time they came into our house they put on protective booties and they cleaned up after themselves when the job was completed. They were fantastic!!

Needed some hot water pipe re-routing done, and a tub fixture replaced. Made an appointment with Ti for him to come by and check things out. He came by and looked at the situation, said he had everything he needed on his truck already, and that he could do the work right then. Great! They were quick, very easy to deal with, clean, and courteous. Ti even gave me some good advice about a few things. Really nice guy, and knows what he's doing. Sutherland Plumbing will be the first people I call (and recommend) for plumbing needs in the future.

Bizarre system they have going on here. I called and called. Called some more. Never an answer. To voicemail every time. Literally every call to voicemail. The voicemail states due to a high call volume you must text them.. Uh, what?? Just answer your phone. Its not hard. Message for management. You're losing out on a ton of business with this silly text system you guys are running.

What is old school?  Old school is showing up to bid a job when they said they would.  Old school is starting the job when they said and to the top quality they said they would.  Old school is finishing on time without a mess for the home owner to clean up and finishing without charging more than the quote.  Old school is when a problem is fixed right now for no charge because they said from the beginning, you're covered, this is old school.

After reading all of the great reviews, I gave Sutherland a call for an urgent water-heater replacement. Over the phone Ti was professional and kind enough to quickly let me know how far out his schedule was, gave me some recommendations and even a small discount on a future job! I'm bummed that we weren't able to have Sutherland do this one for us but they will be first on the call list for future jobs.

I had Sutherland come out to quote installing a new water supply line. Ti came out that day and gave me a thorough quote and walked me through all the options. He doesn't believe in minimum standards, but exceeds this with best practice. Their quote was reasonable and better then the rest. He completed the job with no difficulties or additions to the original quote.

I highly recommend Sutherland Plumbing and will use them in the future.

The base of our kitchen faucet started leaking water when turned off so we needed a fix. After requesting an appointment from Sutherland for a repair, I communicated via email with their dispatch to send a photo so they would be able to source any parts ahead of time. That person said I will have our senior plumber look at them and see what similar faucets we can provide, so I knew they were probably going to convince me to replace instead of repair. Lo and behold I ended up receiving a call from Ti Sutherland stating exactly that, and he sent me a photo of the replacement he recommended (since my husband and I are not DIY'ers and didn't have time to comparison shop we just decided to go ahead and agree since the company's Yelp reviews are so good and it was probably time to update the faucet anyway). In conjuction, I received an email with a quote for the work but didn't look closely that the document incorrectly specified the finish of the faucet that I agreed to (from the photo that was sent to me). Luckily, I caught the mistake before the wrong faucet was installed by Sean who was very nice about the whole thing. Sean did not have the correct faucet with him but substituted a different one with the finish I wanted. It all worked out in the end and I thought Sean did excellent work. Also, he was great about keeping in contact with me regarding his arrival time and let me know I could do a Yelp Check-In to receive a discount.

I highly recommend Sean and recommend the company overall. Even though they seem higher-end price-wise, I believe you get what you pay for.

Great service and communication. I have a rental home and could not come down. He made arrangements with the tenants, scheduled, communicated, took payment and even sent pictures all over phone, email and text. I did not feel uncomfortable or out of the loop even once. I was fortunate that there was a cancellation in my area after waking up to a kitchen sink that wouldn't drain. Sean replaced the garbage disposal and reconfigured the plumbing under my kitchen sink the same day. He had all the parts with him and gave me two options to accommodate my budget. I didn't feel like I was taken advantage of, particularly in an emergency, which I obviously appreciated. I was at work when I realized there was an opening, so I gave Sean an entry code so he could let himself in the house and I felt very comfortable not being there. Sean was even very careful not to let my indoor cat outside. He was awesome and sent me a photo when he was finished with the work. The customer service was great and I highly recommend Sutherland.

Ti came to our house ahead of the quoted time to assess our plumbing issues.  He was extremely knowledeable, professional and honest.  He took the time to explain each issue in detail and saved us money by advising us that we could fix a simple problem ourselves.  He spent about 30 minutes at our home and left with a handshake and no service call fee.  Amazing!  Such a breath of fresh air to see in today's trade world.  Sutherland will be the first we call with any future plumbing needs.  Thanks Ti!!

I have no idea what I'm doing when it comes to plumbing.  I had tried everything I could Google to fix my mega-plugged shower drain and nothing had worked.  I was frustrated to say the least.  I called Ti up and he came out ON A HOLIDAY to fix my problem.  He came in and assessed the problem in a matter of one minute and then took the time to draw me a diagram showing me the ins and outs of my drain and explaining the problem in detail.  He finished the job in under an hour and proceeded to clean my tub and bathroom floor after unclogging the drain.  His obvious knowledge and efficiency aside, he was a very pleasant guy - very friendly.  Also, he never once judged me for pouring toxic chemicals down my drain during a time of desperation - - though he did urge me to refrain from it in the past.  

Ti's business card now hangs on my refrigerator and I would not hesitate to refer him to anyone in need.

(review written by my husband Pat on behalf of both of us.) You know the phrase ya learn something knew everyday? Well thanks to John Benton I learned something new that actually ended up saving me thousands of $$$$. After being told by another plumbing co. that my home needed to be re-piped, I thankfully had Sutherland come out to look at my problem, (low water pressure). Turns out my PRV (pressure reducing valve) was failing to the low side. Wait a minute I said, the other guy I talked to said my pressure would be very high if the PRV was bad. John then explained to me they can fail to either side and I said, ya learn somethin' new every day! Then I realized I had just met a very honest person who was interested in fixing my problem and had some integrity in a professional field that has it's share of...those that don't have those qualities.
John took the time to test pressures at various places around the house to confirm his diagnosis and spent the better part of an hour inspecting the plumbing under the house and giving me a thorough explanation of what needed to done, what it was going to cost and my options.
I have to say it was a pleasure doing business with Sutherland Plumbing. The work they performed was done quickly, cleanly and came with a 10 yr warranty. I won't hesitate to hire them again if I ever have a problem I can't fix myself and I couldn't recommend them more highly. Thanks John for saving me a huge amount of money!

Sean came out today to deal with a problem with my kitchen faucet.  It wasn't easy to figure out what was going on but he persisted for about 1.5 hours.  I appreciated that it was a dialogue between us, not someone just coming in and working on the problem without asking questions.  As a woman I also appreciated that he had not talked down to me, as I have experienced in the past with other service providers.  Although it is a bit pricey, I felt that the customer service and professionalism was well worth it.  I would highly recommend this business.  He did not leave until all of my questions and plumbing needs were met.

Ti recently replaced our dilapidated claw foot shower fixture/head/faucets. He worked with us to select the right model and parts-assisted with ordering-delivered and installed the unit.
I can't say how impressed I am with Ti and his work! He is knowledgeable and takes the time to explain how the parts work-why something isn't working-and answers general plumbing FAQs. I would highly recommend his services.

Honest, knowledgeable, friendly service at its best. Called ti before the impending rainstorm this weekend because our driveway drain was clogged. He was at our door within 20 minutes of me calling. I mean really, who does that? He was on his way home but turned around to come help us. Came out, cleared the drain and warned us that he could feel the drain was close to a failure. He has been doing this so long and knows his stuff so well he could tell the pipe was deteriorating based on the sound and feel of the drain snake as it went through.  I doubt other big drain companies would have such knowledgeable staff. Owner operated business so his personal reputation is behind every job. Top notch! Oh and no hard sales pitch on eventually needing to replace the rain drain pipe. Just a courtesy heads up that we will have a significant expense coming in the future so we could plan for it. Shalom!

-Update: After Ti came out on Friday he called on Sunday to check up on us.  He said he was watching the streets in his neighborhood flood and wanted to see how we were doing.  Our drain was clear but in case it failed in the future he had already called the contractor he had recommended to us for drain replacement and told him about our situation.  Great customer service!

We just moved into our new house and had a clogged drain. We were referred here by another plumber. Granted, he came the same day after hours which was awesome but his visit resulted in a broken pipe.  The moment he put his equipment in the pipe, he breaks it citing old, fragile pipes as the cause. He then proceeded to charge us 120$ to pay for his visit and then gave us a bid of 1200$ to fix the broken pipe. I'm not sure if this is normal in the plumbing world but it just did not sit right to charge someone for breaking their pipe. It was like an insult to our desperate situation. He could have at least waived the initial fee or even discounted it. Thankfully we were short enough on cash that my husband was motivated to learn how to do it himself and we saved a lot of money.

These guys are fantastic! They just left my house and they couldn't have been better to work with. Efficiently figured out what was causing our mystery toilet clog and solved the problem within 4 hours - even though that meant bringing in extra guys to help with the job with no notice. They did an awesome, clean, extra-thorough job and were even were kind and patient with my insane dog who flipped out every single time a door opened (and sometimes when it didn't). Definitely our go-to for any plumbing issues in the future!

Sean did a fantastic job installing a new water heater for us. 10 minutes into our 3 hour window Sean called to let me know he would be to the house in 20 minutes. He showed up and got right to work. What I really appreciated was that each time Sean came into our home he wore foot covers. And when he was finished he showed me the install, walked me through its features, and even let me go through the process of lighting the pilot myself so I would know how. He cleaned up all the materials, old water heater and made sure the garage was clean when he left. I also really like that you can text with the company to set up appointments and even get estimates.

Ti does a fantastic, high-quality job and is a pleasure to deal with. I was very impressed with his quick responses to my emails and calls and clear, straightforward answers to my questions. He seems to be a businessman with a lot of integrity who refuses to make promises he's not 100% sure he can keep, and follows through on what he says. He arrived promptly at the beginning of the three hour window he'd given us, called a half hour ahead of time as he said he would, checked out the problem and explained the possible solutions to us, and then worked with incredible efficiency to get part of our pipe replaced and kitchen drain working like new. I think it's possible we may have been able to fix the problem at a bit lower of a cost, but Ti's expertise and great results are absolutely worth it. Definitely recommended.

After reviewing several bids and consulting Yelp and Angie's List for reviews, we hired Sutherland Plumbing to complete our PRV and water heater replacement and could not be happier with that decision. After our initial call to the company on a Saturday morning, Ti Sutherland, the owner, reached out personally that same day to check-in and schedule a time to have someone come out within 48 hours to take a look at our water heater and the issues we were experiencing. John and Cameron were the team that came out Monday morning, and they were able to quickly diagnose the issue, get to work on the PRV, and prepare a bid for the water heater.  A week later they returned to do the removal of our old water heater and install the new one, and I cannot say enough about their work! They are probably two of the most professional, courteous, hard working individuals I have come across in any line of work or industry, and we will never use any other plumbing service again. To add to our satisfaction with not only the water heater work, John asked if there was anything else in the house we needed them to take a look at, and he fixed our low pressure faucets that had not been supplying hot water in over a year, and even greased the tracks of our garage door. To finish it all out, the Sutherland owners sent us a hand-signed card thanking us for our business that arrived just a few days after completing the job. This company not only knows what they are doing on the technical plumbing side, but they also provide next level customer service on top of it all. You will not find a better plumbing company in the Portland metro area and we give Sutherland Plumbing my highest recommendation!

We called when our garbage disposal died and we had a leak under the sink. John came out the next day and knew what was wrong the minute he checked under the sink. He was quick, honest, so nice and even put shoe covers on and cleaned the floor!! A+ for this company - highly recommend.

Got a call from my husband informing me that there was no hot water.  Yes, our 27 year old (not a typo) water heater finally kicked the bucket.  My H had left a message for George Morlan's .  I check yelp and primarily see one star ratings.  Yikes, not good.  I start calling other places.   The first message I left was at 8am for Sutherland's.  Next call, the  guy didn't have any plumbers, hmmm.  Next company could maybe come out on Monday. ok..  Fourth place no answer.  Fifth guy maybe tomorrow, that was at least promising.  Texted husband still nothing from GM.  I receive a text from Sutherland asking if they can come between 11-2 that morning.  Yes, please!   They send me a confirmation text complete with a picture of the plumber coming out, nice touch:).    He calls and said he actually could be here at 9:20.  Very professional and polite.  Suffice to say I had new Bradford White water heater installed by 11;30 in the  morning.   New valves, water/gas flex, earthquake strap kit, expansion tank, new brass fittings and a 10 year warranty.  They also cleaned up nicely after themselves.  I checked average prices on line and there's was in the upper middle.  Had I had time to get other bids I still would have gone with Sutherland!  I will definitely call them from now on.

I highly recommend Sutherland Plumbing.  We had a major leak at the house that required a main line replacement as well as new pipes to a utility room.  Ti gave a reasonable estimate and the work was well done.  Even more rare was to find a plumber who is a great communicator on the whole process - Ti went out of his way to make sure I understood what needed to be fixed, the options available, when to expect someone at the house to locate all the utiity lines, the status of the plumbing permit, etc.  It was refreshing to work with someone who was so professional and organized. And to top it all off, Ti finished the job on time as promised.  If I have any other plumbing issues in the future, my first call will be to Sutherland Plumbing.
