I'm surprised by some of the negative reviews. I used Lotus Plumbing in the past specifically because of positive reviews I'd seen on Yelp a few years ago. I've used them twice and have been very happy both times. I'm a little nervous to call now though, after the experience some of the others have had. But since I had two good experiences, I'll give it a shot and hopefully it will go as well as the last two times.

Brandon is very experienced. He was able to find a leaking PVC pipe in the wall quickly and fixed it. His price is very reasonable and the whole staff is friendly and responsive.

Khoi is like a jedi master of the run of the mill plumbing hassles you just don't want to deal with.  Fast, Fair, Honest. Trifecta, you betcha with Lotus Plumbing.  Folks, you aren't paying for office overhead and salesfolks here.  You deal with Khoi. Khoi comes, asseses, and rights that which is wrong.  Doesn't screw you over and gives you an honest deal.

I would highly recommend Lotus Plumbing. I didn't know the first thing about plumbing and needed to get a secondary drain line put in my basement, a fairly complicated job because it required cutting into the concrete basement  floor. I did a lot of research before hiring a plumber.  The first thing I did was get on Yelp and looked up the plumbers with the highest ratings. There were six plumbers who bid on my job and Lotus Plumbing came in with by far the best price. I also really appreciated how professional they were, Khoi (the owner) was the only plumber who put slippers over his shoes to walk through my house. Since I didn't know anything about plumbing, over the course of two weeks Khoi answered a least a dozen of my questions in a friendly easy to understand manner. Khoi  also helped me with recommendations for other parts of my job. The job was finished on time and right on budget, no suprise extra expenses. Khoi also called after the job was complete to make sure I was satisfied with the work.  Overall, I was really impressed with Lotus Plumbing and their first rate service.

Khoi was quick to respond regarding a peculiar drain issue.  He figured out the solution quickly, fixed it and offered advice on dealing with it going forward.  Very professional, courteous, and reasonably priced.

Knowledgeable, affordable, personable, responds quickly.  Khoi has earned my business, and I send my real estate clients to him too.

Wow!  What a great guy!  Professional, courteous, VERY reasonably priced AND punctual!?!  No, it's not too good to be true...  Khoi came to my house after his work day was over and before he even went home for the day.  He diagnosed and fixed my kitchen sink back-up issue very quickly and even cleaned under  my sink and the sink itself.  Never had anybody go to that measure before.  I will recommend you to ALL of my friends and family, for sure!  Thanks Khoi!

Khoi is an honest and extremely reliable plumber. I recently had him replace a water supply line on my house and can't sing his praises enough. If you need a plumber, this is the guy to call.

I had a good feeling about Khoi when he entered my house and pulled out some plastic booties to avoid trampling mud into the house.  He's worked on four different projects: a broken pipe in my attic, replacing plumbing fixtures in a new bathroom; a broken disposal in my sink and snaking clogged drains.  You can text him and he responds quickly.  Very service-oriented and dependable.  Prices are fair. Go Khoi!

I had used Lotus Plumbing before and was satisfied with the work. The water heater rusted out and flooded the basement and I had them replace the tank. We have a tank less heater in the loop and they changed something during the install and voila!, no hot water. Khoi left it that way and then came back with someone ostensibly better qualified to troubleshoot the problem, but no success. They left after telling us they couldn't fix it right now , but would do some research and get back to us. Then, nothing. It's been six months and Khoi still will not show up when he says and doesn't even bother to call. I am in the process of taking him to the CCB and either force him to complete the repair or have his insurer give us the money to hire a QUALIFIED plumber.

We bought a home three months ago and definitely inherited some bathroom plumbing issues. Initially Lotus Plumbing came out to snake our shower, sink, and re-seal the toilet. Just two months later, things started to back up again so I called them back...was a bit bummed, figured the work should last longer, but knowing we probably had greater fixes at hand.
With no delay, they scheduled me back in, and are super responsive with letting us know when they're about to arrive (and were on time). Khoi came out today (at no cost), cleared the drains again, and *really* took the time to look at our pipes and explain the full situation to us. Looks like we have some really wonky pipes and a scenario we have to deal with, but with the on-point info that was presented to me, I'd totally call him again for further fixing, OR the renovation work that needs to be done.
Totally evident why the owner does what he does. Felt good to finally get some answers and not just a bandaid. Either way, I really appreciated the time and info, especially from a plumbing company.

I had an appointment with Khoi yesterday afternoon and he was a no show.
No call explaining why.  Nothing.
I understand if previous jobs ran late, but the not calling to explain why he wouldn't  be there is in-excusable.
Too bad.  He sounds like he's a good plumber if you can get him to show up.

Nice guy who does good work. I had a leak under my kitchen sink, and it was in the iron pipe. I can do plastic, but draw the line at iron pipe. Khoi was very nice, but a bit scattered. He outright told me that he might have forgotten me if I hadn't called to remind him twice the day of (at his request). I can work from home, so it wasn't a big deal that he was a couple of hours late, but if I had to take work off to meet him, I would have been upset. Get this guy an assistant to do all of his scheduling and he's gold.

I left a message asking the guy to provide an estimate for a new kitchen faucet installation. A couple of days later, there has been no follow up. I am calling his competition next.

Can plumbers be badasses?  Yes.  I know this because Khoi from KKMJ was just in my house, and my washing machine now works.  That's special because it didn't cost me anything.  That's right... Not. A. Thing.  I brought him in to check out a serious problem with the water supply to the washer.  He identified a simple workaround and we just moved the hose.  Presto!  A working washer.

Since he was there, I had him do a bid for running an all new main line into the house.  He'll make his money back there...

With plumbers and other home contractors, it's all about trust, and Khoi earns it.

If you are ok with $250 an hour than I would absolutely recommend these guys. The work is solid but with bullshit pricing. Id also say its worth your while to have a sitter there making sure they are working and not tweittling their thumbs at that pay rate. They are plumbers not brain surgeons. this rate is obscene

Khoi was my hero today! Not only did he show up really quickly and get the job done on my leaky faucet, but his prices were fair and he didn't scope around the house pointing out other things I should have him fix (unlike my contractor earlier in the day). He was personable, professional, fast, and will most definitely be getting more of our business as soon as we can close on this house!

Super quick response time.  Excellent service.  Very reasonable prices.  Not only do I use Khoi (owner & plumbing master) for my plumbing at home - I recommend him to ALL of my clients.  He has never let any of us down!!!

All around GREAT! Superb communication by the company in letting us know when they would arrive. Steve showed up and was efficient, knowledgeable, helpful and very kind; beyond wonderful with fixing the issue and costumer service!

I called Lotus Plumbing today to clear a major clog. Steve was extremely nice, friendly and professional. Steve was even nice enough to suggest a way to keep our kitchen drain clog free. Also, the price for the job was excellent!! I think Ive  just found my new plumber. I will call Lotus Plumbing from now on if I have any plumbing issues.

Khoi is a top-notch professional who respects you as a customer. I found him through Yelp and I'm happy to give him a positive review - and no, I'm not getting a discount for it!

I've had issues with my hot water heater for a long time. But no long story is needed here: I gave him all the facts that I knew through my own research and troubleshooting, and right away he knew what the issue was. Just one hour of labor and a $30 part later, and I have a perfectly-functioning water heater. I've known other plumbers that will give you the run-around and charge for many hours of service, either through deceit or incompetence.

I would give 4.5 if I could, because he was several hours late. But I lean towards the 5 stars because his service is that great, even if my experience (and a few others here on yelp) have seen a little tardiness. But he's worth the wait for his honesty, forthrightness, friendliness, expertise, and reasonable cost. I'll be calling him for any future plumbing needs!

Spoke to Khoi about my needs 2 weeks ago. He was pleasant enough on the phone and offered some intermediate suggestions. He stated that he would call me back the following day to arrange an appointment to do the work; I heard back. Sorry but that is completely unprofessional, inconsiderate not to mention rude. My time is just as important. Go elsewhere.

It's hard to figure how to rate this guy.  All the other reviews of Lotus Plumbing are spot on.  Their work is good and it is precise.  Khoi and his assistants, Jeff and Cornel, are friendly, courteous and respectful when they finally show up.  That's the nub of the problem I had with them.  Khoi told me he would swing by early in the morning to check out the work I needed done.  This is good practice.  Later, when he comes to actually do the work he has all the parts he needs and I know what the job is going to cost.  Gotta like that.

I would have liked it a lot better if he'd actually shown up.  I waited all morning, heard nothing, called him at 1:30 in the afternoon, his answering machine promised he'd call right back.  He didn't and I waited the rest of the day.  The next morning I wrote a nasty review in Yelp.  Two DAYS later he showed up unannounced, said he'd gotten busy and just forgotten to call.  This would have made a lot more sense if I hadn't called him and left the message.  My opinion is that he read the nasty review and thought it would be a good idea to see what he could do about it.

Then he checked out the job and set a new date he would come do the work.  A couple of days later he e-mailed me and moved the date back a few days.  Okay by me as long as he kept me in the loop.  When the day arrived, he showed up an hour early . . . and I wasn't here, so he had to wait for me.  Seemed poetic, somehow.  Bottom line is, he's a good plumber but sloppy in his dealings wirh customers.

I called with an emergency clogged shower drain. Koi came highly recommended by my mother who has been working with him for years. He just so happened to have been in my neighborhood, and was at my place within the hour. Drain snaked, problem solved. Even cleaned up after himself. AMAZING service, and an all around excellent person! I will be using LOTUS for all future plumbing needs. Thanks again, Koi!

We just bought a house and had major plumbing issues with the kitchen sink and bathtub. Steve came and fixed all the issues without a hitch. He was very friendly and extremely knowledgeable. The pricing was very competitive. We Will only use lotus plumbing in the future! Thanks Steve!

Khoi and Lotus plumbing did a great job as the plumbing contractor for our basement remodel a few years ago..but on top of that they followed up during this very busy time (years later) with a visit the next day after I called to check on an issue we were having, which ended up being unrelated to our plumbing and nevertheless they helped troubleshoot until the mystery was solved. Khoi was great and whole team was extremely helpful. Thanks so much~

For anyone living with old plumbing pipes, young children who might put who-knows-what into your toilets, or an otherwise questionable plumbing situation, Khoi (Coy) is your guy. Today was our first time using Lotus, and the service was excellent. We called with a plumbing situation that was hard to describe, and Khoi made time, day-of, to come and take a look. The problem turned out to be a fixable one, so Khoi went to work on it right away. After all was resolved, we asked him about a secondary issue, to get an opinion. He spent a total of just under an hour with us, and yet charged us only for the time spent actually working on our primary problem. So nice! Instead of charging by the hour, he gave us a fee for the fraction of the hour it took to get the job done. Khoi CLEARLY loves his work. In addition to being extremely easy going and friendly, he was professional, punctual, and thorough.

It was going so well! Then... He didn't show up for an appointment and wouldn't return calls. Boo. I wanted to like him.

A worker had turned on an outside faucet during a freeze so when the weather warmed up, water burst out and wouldn't shut off. Lotus came out within a couple hours, assessed the problem, replaced a component, and was very speedy. I thought their price was reasonable, especially because it was a semi-emergency. They fit me in a very busy day with other customers who had similar problems.

I will definitely use Lotus again for plumbing services.

Thanksgiving eve we come home from dinner to find our front yard flooded and water gushing everywhere.  After shutting off the water I go to yelp to see if there are any recommended plumbers - and yes, there are.  

Khoi answered the phone despite being on his way to the coast for the holiday weekend and he talked to my husband, figured out what the problem was, explained how to solve it for the night, assured us it wasn't a critical problem (just the irrigation system) and that we could use the water in the house.  

We'll connect with him on Monday when he's back, but for now I feel comfortable knowing that we'll survive the long holiday weekend and sleep peacefully.

Thank you, Khoi, for taking the time to answer the phone and talk to us while you were on vacation.  You earned our business and we'll recommend you to all...customer service at its best.

Take out your list of plumbers, put Khoi on it and erase everyone else. If Khoi can't make himself available right when you need him he probably knows the next best person for the job.

Last night a Pipe burst in my place and gave him a call. He told me he would be able to make it to my place by early afternoon. He was true to his word.
He was able to diagnose the problem and cap the leaky pipe.
He called back when he said he would and told me all the costs that would be associated with the job.
I plan to use him in the future.
Honest work for an honest price.
So very happy with his work.
