I have used Simply Green Plumbing for many years and have in the past given them 5 stars, so with a heavy heart I have to how tell you about this last encounter. It's long and bizarre, so I'll try and keep it simple.
SYNOPSIS:
BE VERY VERY CAREFUL IF THEY ARE TELLING YOU SPEND THOUSANDS TO SOLVE A SIMPLE PROBLEM! I mean $10,000 to $16,500 to fix a laundry and toilet backup.
WHAT HAPPENED...
1 - I have a rental house built in 1950s. It's old and has galvanized and/or steel pipes.
2 - Tenants complained that they had a laundry room waste water backup (later toilet)
3 - I told them to call Simply Green Plumbing, since I had trusted them in the past.
4 - After about $1,000 of work, and a couple visits they cleared out all the backups, but they claim that 2 things are needed to prevent any more backups.
A - Replaced the sewer lateral (the pipe from the outside of the house to the city's sewer)
Est: about $8.000
B - Replace ALL the pipes under the house.
Est. about $8,500
Total about $16,500!!
5 - Since they claimed the sewer lateral ('A') was breached by roots and possibly incorrectly graded (no slope so no flow), obviously 'A' had to be done. But I asked if they could give me a break down list of what is necessary for under the house. I also begged for a discount as this was a lot of money!
6 - Next, I got a call from West Valley Sanitation telling me that their records showed a city permit was pulled for this work back in 2010 and probably doesn't need to be redone! Additionally, a break in the pipe by roots was very unlikely, but I best verify with the city.
7 - There must have been a mistake! So I contacted Russell (owner of Simply Green Plumbing) and went to the city dept. to verify. Sure enough a trenchless sewer lateral with clean outs was done in Oct 2010 and the lady at the desk told me a root breaking into the pipe was impossible given the short time.
8 - I spoke again to Russell. He told me they are trustworthy and that according to the city depts., they do so MUCH of both these jobs. Trust him! Since the tenants were told the backups would continue to happen very soon if repairs were not done, we agreed on Russell personally looking over the whole thing. At this point I had assumed the sewer lateral ('A') was unnecessary and wanted just to get the fixes done under the house.
9 - There was some back and forth here, but Russell personally came out and videoed the lateral sewer line all the way into the house and even though I repeatedly asked for a line by line cost break down, his recommendation was...perform both the original suggestion. He felt the entire job was best. Here he did give me a discount for the job, but more interestingly in his email he put his reputation on the line; 25 yrs. of a Vested Journeyman, 25 yrs. of Ca state license, reiterated that the job would be warranted for 35 yrs., and most importantly he had my best interest in mind.
10 - Russell sent me a video of the sewer lateral (the pipe from the house to the city sewer clean out). In it and in an email he claimed that the construction was REALLY bad. He claimed some joints were poor creating kinks in the line, etc. Additionally, some of the pipe sections used may have been from left over parts that were reused! All sounded very alarming but I now had to get another opinion.
11 - After 2 other plumbers looked at the video, they both said the pipes looks normal and fine!! Though I kept names out of all my discussions, they wanted to know who this was!
12 - As for option 'B', replacing all the pipes under the house, both the other plumbers, asked if the backup problem still exists and how often it had happened before. The backup hasn't happened again since Simply Green cleared it, and the laundry backup happened before, but not for many years. After various other inspections, but both concluded the pipes looked fine and that replacement is not warranted unless the backup happened more frequently. Normally, home owners would snake out (put a line into the pipes to clean it out) before spending the money to replace everything.
CONCLUSION
To my untrained eye, it sounds like instead of recommending changing the oil for a car, you should change out the entire engine. That would definitely guarantee a trouble free solution. If you had lots of money and don't want to do maintenance, that is a very fair solution.
LAST NOTES...
Before this last event, I have had many good honest experiences with Simply Green Plumbers. I've found them to be honest, did good clean work and never advocated more work than I asked. This is why I find this whole thing so bizarre! Even given that last chance, Russell STILL (and repeatedly) insists on the original recommendation. No compromise! (sigh)
