Established in 1977.
O'Grady Plumbing is San Francisco's multi-generational residential and commercial plumbing company. By maintaining a high ratio of Master plumbers and a complete line of plumbing services equipment, we're able to succeed at building, repairing, maintaining and retrofitting plumbing systems and equipment throughout San Francisco and San Mateo. Martin O'Grady left the family farm at age 15 in Roscomon, Ireland for Dublin in 1946 to begin his trade as an apprentice plumber. Over the next ten years he worked in London and New York in the union and went into business for himself in 1977 to feed 6 children, and to continue growing as a master plumber. Today, O'Grady Plumbing represents over 50 years experience and the newest technology to ensure reliable quality service every time we enter your home.

My role in the company is simple: take care of the customer and always make sure they get a good deal. I started working with my dad in 1990 and have grown to a level comparable to the ole' fella. My specialties are finding efficient solutions for difficult problems. In most cases underground pipes are the most challenging to trouble shoot. This is where I tend to rise above the competition with my straightforward honest approach, complete line of drain service equipment, and extensive training and knowledge on how to get the job done right and at the right cost.

Jake and Martin from O'Grady plumbing went above and beyond when fixing our toilet in our apartment. It was a two person job and they handled it like pros. There was a pipe that actually had to be removed and replaced, but they also cut the tile around the flooring in order for the toilet to fit properly. Some of this attention to detail is usually overlooked, so I really appreciated it. They did a beautiful job and you can tell they take pride in their workmanship. I don't take these things for granted. It was truly refreshing  to have someone come in and really take their time,  assess the situation and respect the job that needs to done. They were also kind enough to explain exactly what had to be done.

I'm writing this review in April 2023 about my two 2014 experiences with O'Grady Plumbing. Why the delay? A marketing firm, apparently commissioned by O'Grady, with the website reviewlead.com keeps sending me emails from an address, reviews AT reviewmgr.com, asking me to give my opinion about this firm. So here goes! Based on my two encounters with O'Grady Plumbing, this is a mixed review, so this is why I decided to assign 3 stars.

The positive review [5*]: The first visit was on June 12, 2014, and it involved replacement of a leaky Moen tub valve handle. Service was great on that occasion, and to date, I have had no additional problems with that tub handle. So, I decided to use O'Grady again on October 1, 2014, when a toilet was intermittently making a loud whistling noise after flushing.

The negative review [1*]: O'Grady said that the problem causing the toilet whistle was a defective flapper valve, which they replaced. A few months thereafter, the people living there moved out and no one has been living in that space or using that toilet until January 2023 when I moved into the unit. The loud whistling noise after flushing started immediately in January 2023 and has been continuing ever since. It seems to me that the replacement flapper valve should have corrected the post-flushing whistle, particularly since no one has been using the toilet for over 8 years.

I had two plumbing emergencies in the space of two weeks. The first was when the water line to the refrigerator broke, spewing water everywhere until the water was turned off. The second was a flood due to a blocked drain. Both times O'Grady was responsive and sent out Jake, who provided clear explanations, fair estimates, and prompt problem resolution.
Prior to these two issues, I have used O'Grady's services to take care of sewer line issues at two other properties.
Plumbing fixes are of course expensive and these incidents were no exception. But if I have another plumbing issue, I'll call O'Grady Plumbing.

We have contacted O'Grady repeatedly about work they say they did for a simple shower leak and no one at the office will respond. It's terrible and I would never recommend such a company.

Matteo's name was given to us by the store where we bought our Graff shower features. Seems only a handful of plumbers are capable or willing to touch this high end brand. Matteo came to do an initial consultation and suggested how we should move forward. He came back three days later. Not only was he able to shut off the plumbing in our multi-unit building (O'Grady has the license and insurance required by our HOA) but he was able to fix our shower problem within the hour that he originally estimated. Matteo communicated well, was prompt, and very respectful of our place. I feel like we finally found a plumber we could trust. I totally recommend Matteo and O'Grady Plumbing.

I've used O'Grady Plumbing for 7 or 8 years. What I've found is, and I highly value (1) they answer the phone when I call (not all plumbers do!) (2) it's easy to schedule someone to come to my apartment in a reasonable time frame (3) I've had several different plumbers over the years - they all know what they're doing and fix the problem correctly - the first time. Plus they're friendly.

Today Jake (Jacob) came to fix my running toilet. He arrived within the promised 2-hour window. Fixed the problem. Double-checked that there was no additional leak. Cleaned up. Done! I'm very satisfied!

Let start by saying I value everyone's business and time, however i think people over charge when they can. This company came out today to snake my sink that literally took the 30min to do. I was charged $325. The sad part is my landlord has use this company for years, and I had a appt for the previous day, but they were a NO SHOW, not even a call. I usually don't leave reviews but I'm just irritated that companies do this. I get that plumbing can be a hard job, but it didn't take them 30min. I could see them charging $150-200 at the max. But $325 is ridiculous. I suggest shopping around if you have time in my case I needed it done and hasn't been feeling good.

They were recommended by the landlord to fix or replace a pipe leak. The work seemed like something I could have done myself but I don't have the proper tools to unscrew the old rusted pipe. The guy was working on it for about 1.5 hours, taking his time and going back and forth to his van for tools. Anyhow, the replacement u-pipe is nice and shiny but for $925.

I really hate to think they're ripping us off because the cost seemed way too high for what was done.  We could have gotten a brand new sink for that much.  No invoice for what the charges was provided to me so I'm hoping they actually emailed the landlord with it so I can see why it cost so much.

So far, not a pleasant experience.  Jake did not show up in the timeframe Linda had given me.  Neither one bothered to call and let me know.  Tardiness and poor communication is a hard stop for me in terms of gaining my future business.  

If Jake actually shows up today and does good work I'll modify my review to reflect that.

Update:
Jake did not end up showing up so Linda sent out Michael the very next day, which happened to be a Saturday.

Today (Tuesday) Michael called me and asked for payment. He stated that he was at the unit for a couple of hours and that the cost would be $675. He also said he would like to take payment without sending me an invoice, which I thought was odd. When I called my tenants, They confirmed that Michael was only there for one hour. They also said the work was not too complicated because all he had to do was refit the ring on the toilet and apply caulking.

One hour worth of work to reseal my toilet and I was charged $675.  The company later offered to drop it when I pointed out the ridiculous fee.  Linda mentioned that I was charged the weekend rate even though it was their fault for having to move my appointment to a Saturday.  

They then dropped the price to $550.  Mind you, that's  for a single hour of work!  When I asked Linda to substantiate it, Her response was that $550 was better than $675.  

I am willing to pay $300 for the one hour of work. And to be quite honest with you, O'Grady should pay me $$$ for screwing us over the day before and wasting our time waiting for them!  

Companies like O'Grady give contractors and plumbers a really bad name. I am sure there are reputable companies out there, but I have a hard time believing O'grady is one of them.   Or maybe Michael is just a shady employee... In either case I won't be using them again!

Well. They answered the phone call right away when I called. And then at the same time I got an appointment for an estimate. Estimate day came and no one showed during the time frame. I called and was told someone called in sick (understandable). They told me someone would come later, and even asked further about the work we were looking for. We thought they were coming, but they never called back. Maybe they don't need the work, but would have been nice to at least het a call back. I was recommended by Intero Real Estate, but unfortunately I can't recommend this plumber.

These guys have helped us through some complex plumbing jobs. Burst pipes, leaking pipes, mystery leaks. They have always come through for us and their pricing is fair. Due to emergencies they may not always show up exactly on time so be sure to stay in close contact with the main office to get updates.

From the service techs to the owner, dealing with this company is a joke. I very regrettably hired O'Grady to simply look at a leaky faucet. They ended up flooding my kitchen twice over 6 days, damaging my cabinets and floors, and then over-billing me.

Afterwards, I spent weeks calling and emailing (if they answer, they tell you to email your concerns so the owner can call you back). Never received a callback or any concern for the damage they caused.

When they first looked at the  faucet, they said I needed a full replacement which would cost $700. That seemed very steep, but I was concerned about additional water damage and agreed in order to fix it same-day, which the tech said he could.

When the work was done, and they called me for my credit card, and I was told the charge was $750.

Meanwhile, the plumber Eddy never checked his work. The new faucet leaked as well. (Later, I was first told it was the wrong faucet and then told it was a defective faucet. Not sure which is true.) This new leak ended up flooding the kitchen until we caught it and shut off the water.

I had to repeatedly call customer service for days to get a another plumber back out. They never returned a single phone call or followed up.

When the new plumber, Brendan, came out, he turned on the water that we had shut-off, didn't tell us he turned it on, and didn't turn it off when he left. This caused the kitchen to flood again.

The next day, customer service said they would need to come out again to remove the new faucet, then return it, then rerturn again the next day to replace it. I asked why they can't just pick a new one up first and make a single trip. Customer service groaned and said he would speak with the owner and call me back.

On the 6th day, with me calling them every day, they finally installed a working, non-leaky faucet. Afterwards, I started reaching out to ask for a partial refund for the (1) overbilling, and (2) poor service that lead to property damage, and weeks later I received a single email response that said I should be thankful that they didn't bill me for the extra work it took them to come back and replace the broken faucet they installed the first time. That was it. No concern for my property damage.

Just had amazing plumbing service from O'Grady Plumbing. They were able to promptly get me scheduled on a holiday weekend no less!  Brendon was excellent at his job  -- very patient, answered all of my questions, and importantly provided excellent service.  We experienced a backup in our sewer line; and he came prepared to fix it. Love O'Grady Plumbing and would definitely recommend their services!

Here I am, a dozen or more years later updating my review, and I've become a loyal fan of O'Grady. They've replaced half a dozen hot water heaters in our building and installed a new bathroom-sink fixture for my neighbor. The scheduler is on top of every detail and works magic getting someone out in record time. They seem to keep staff around for years which means they're doing right by their team while taking care of customers. Trustworthy and knowledgeable- they're also fairly priced. Just a great group of human beings.

We have used O'Grady a few times and they are pretty good, especially during covid and in SF. Many contractors are busy and they will set an appointment with you and not follow through or they will not return your calls. I had to call a couple times, but they did come out and fix our issues. The prices are fair, but they do a good job and are honest. We have used them for gas pipe repairs and leaking pipes. They are pretty good for emergencies also.

If only I could put negative rating..got referred to this company by a neighbor in a condo building which requires certificate of insurance. Figured it would be great service and smooth process. Initial call was great for the next day appointment. COI was sent within hours.

I sent lots of pictures and information over emails right after the call to confirm they could do the job- no response. Hoping for the best, i waited for the one-hour appointment. Waited for the whole hour, and nothing. No call or email or any update. I called, and they said the tech was running late and would be here in 30 min. Another hour went by, nothing again, no tech no call no email. Called again, they said tech should have been here. Okay, waited again only to get the tech calling me telling me that he only got this call 45 minutes ago (note, so they called him past my appointment window and now the tech is telling me that he wasted a drive when I wasted my afternoon), and he still needs to look for parking.

Our HOA only allows contractor work until 5pm on Saturday so at this point, we are cutting too close, but the tech said it's only a 30-minute job (IF everything goes well). And that's assuming he can find parking in the city on a busy Saturday afternoon quickly. So he is not even taking into the account that if something doesn't work, I would have to either deal with HOA for penalty or deal with another issue with plumbing.

I am not sure how to comment. I wasted the whole afternoon waiting and getting empty promises. Completely understand that things happen and you cannot guarantee that things won't go wrong. But a call to update me or to reschedule would have been nice. Unplanned things happen and no one is perfect; however, honesty goes a long way. I am still supposed to get a call back for a rescheduled appointment, and I am not sure I will get one.

The company was referred by my utility insurance company when I had an emergency issue of water being backed up into the bathtub. I apologize for forgetting the 2 gentlemen's name that came by to fix the problem since this happened 2 months ago, but they were prompt and very friendly! Their work is extremely professional since I haven't gotten another backup since their repair, but if roots do happen to seep into the pipe once more (since it's a seasonal problem) I'll be sure to ask for O'Grady again!!

O'Grady was quick to come out to snake and scope my downspout pipes for a decent price. They were supposed to return to replace some pipe sections, but stood me up twice with no explanation. After I called several more times, they completely ghosted me. Definitely don't recommend. Very hit and miss service and poor management by the owner. Poor customer service.

I've worked with Paul on a number of projects and always found him to be both knowledgeable and professional.  When I had a Victorian, seemed like there was always something wrong with the old fixtures.  Luckily Paul and his team have lots of experience with those think.

I called these guys to unclog a shower drain.

Another plumber had been through, attempted to snake, and failed. That other plumber suggested spending $3000 cutting holes in walls and tossing pipes around.

O'grady's guy simply snaked the pipe correctly/successfully.

Pricing was not cheap but was fair.

The one downside is that they no-showed for the first appointment. However, they made up for it by getting things done on a second appointment the next day.

This plumbers know what they are doing. The did a great job installing my water filtration system and connecting it to insta Hot and Cold water dispenser. Paul help me up with the equipment selection. I highly recommend this company!

Plumbers arrived on time and cleared a stubborn kitchen sink clog.  When they finished I had them check the drainage in my tub and they found a band-aid that was slowing down the down flow.  The technician noticed that my shower head was loose and fixed it without my even asking or charging me extra.  This is excellent service and will use this company recommended by my landlord any time I have a plumbing issue.

My wife's workplace had very good experience with O'Grady Plumbing Technician (Matteo) who cleared a kitchen sink drain problem in the Lunch Room recently.  I was glad to have Matteo to work on the two problems at home on July 1, 2020.  He cleared both the bathroom sink drain and kitchen sink drain problems and kept the areas clean while working on the problems.  He also gave me several tips for preventive maintenance.   Matteo, Thank you.

Satisfactory work. I would not recommend calling them in for an emergency situation. The emergency markup was staggering. They knew I was in a bind and charged 3x+ on labor. I had little choice at that point. Lesson learned.

These guys did a stellar job. They came out on super-short notice the very same day to do a water heater replacement installation that didn't necessarily qualify as urgent (not to anyone but the tenant).

They were also extremely honest, quoting us every detail and even letting us know that, because the broken unit was still under warranty FROM THE MANUFACTURER (not from O'Grady Plumbing or from any other plumbing company, mind you), they wouldn't be charging us for it and would instead charge us only for labor.

Since there was no way we would have known that the unit was still under manufacturer's warranty, it would have been extremely easy for O'Grady Plumbing to get the refund from the manufacturer but still charge us in full for the unit, essentially pocketing a nice little additional amount for themselves; the fact that they didn't cheat us out of that money earns them my highest regard.

Caveat:
Make sure you are SUPER CLEAR with them from the start. Spell things out, explaining in full detail what it is you're hoping to get from them.

If I hadn't called them back to check on the status of my earlier request, I would have never known that they had initially scheduled just a guy to go take a look, in spite of the fact that I had already explicitly told them that another guy had been there two days prior who had already confirmed we needed a new unit. What a huge waste of our time that would have been!!!

It was during my follow-up call that I was able to get them on the right track, making sure they were going to come prepared with a new unit to replace the existing one.

Crisis averted, money saved, new unit installed on schedule, so it all ended well.

The folks at O'Grady were fantastic.  They called me very promptly and then had a guy here within an hour to save the day.  They were incredibly responsive, prompt, efficient, professional and friendly.  And the price seemed very reasonable for the hours of disgusting work the guy put in to unclog the line.  Highly recommend.

They sent a plumber out promptly at 10am the following day from when we called. However, the plumber arrived, glanced at the toilet, and said we need to replace it. Then proceeded to hand our Operations manager a bill for $325. No attempt to fix the unit. We have a Flushmate toilet at our restaurant and they advertise they work on Flushmate units!

I have previously posted a bad review of Paul. It was based on his unreliabilty when I had stayed at home waiting for a scheduled appointment. He then priced the job without visiting - it was so high I went elsewhere.
Paul has called to apologize and to explain the issues he was facing at the time. I accept that.  I also found that the other company who are pretty well respected (Angie's List) also refused the job after visiting. So the job obviously sucks! I have scrapped it (under house gas pipe to a fireplace) and I want to remove my eternal damnation of Paul etal.
The jobs he has done in the past for me have been well done and yes, I will use him again.

O'Grady to the rescue. We knew our sewer pipes were prone to getting clogged but we had just had them cleared in March, (by another company). So we thought we were in the clear and planned to have our son's wedding reception in our home. The day before the event as we were setting everything up, it all hit the fan. Our pipes backed up and there was a massive amount of water leaking in the basement. We received a recommendation from a contractor to Call Paul at O'Grady Plumbing. After describing our predicament to Paul he sent out his crew (Declan and assistant) to save the day. They worked diligently to clear the mess and make sure we were good to go. The next day 60 people had a great event thanks to O'Grady!

Thank you Tung.  Someone ran over my water meter cover and broke it. Tung came
out and calmed me because the meter was filled with water thinking there
is a leak.  Tung said it is only rainwater and drained it.  Tung got creative
and leveled my cover with towels underneath and taped over it until he
ordered a new cover.  Tung is professional, nice, honest and creative.
Creativity is what you want in solving problems and Tung is creative.

This review is for their driving. I was on evans this afternoon and one of their drivers decided to just backup halfway in their garage and in turn blocked the entire right lane. I honked to let him know we were there and he stuck his hand out and flipped me off. Completely unprofessional as all he had to do was back up a bit more so he wasn't blocking entire lane. This company seems to lack professionalism.

I'd used these guys in the past and had generally positive experiences, but recently I had a misfire so spectacular and frustrating that I had to call someone else -- and I probably won't go back to O'Grady.

I had a problem with my shower, which has separate controls for the hot and cold water. Suddenly, the cold became very touchy and hard to adjust. It went from almost no pressure to blasting nearly instantly, and sometimes wouldn't stay at the level where you thought you'd set it. It seemed likely to be a fairly straightforward problems with the inner workings of the valve -- which I'm reasonably sure was quite old.

O'Grady sent a guy over, who spent a couple minutes turning the water on and off and declared that it was just fine, nothing wrong. I tried to explain the problem again -- yes, it turned on and off, but if you're standing in the shower trying to adjust the temp it was near-impossible -- and so he ran the water again for a couple minutes. Finally I had to ask him if we really needed to keep wasting water, given that there's a drought going on. He shut if off, and still didn't seem to have a clue what the issue was. He said something about going into the basement and up into the wall from below -- not possible without cutting a hole in the ceiling of the room downstairs, and not something that made any clear sense anyway -- but he really had no clue, so I sent him on his way.

Because of this idiot, I had to live with a barely functioning shower for several more days, as staying home from work isn't something I can always arrange on short notice.  Eventually I was able to get another plumber to come out, and in about an hour I  had a shower that worked perfectly again. My guess was right:  there were a couple old washers inside that were worn and slipping. He simply had to remove the handle, take the innards apart and replace a couple of pieces.

So it appears I've found a new plumber (though I won't write a review till I've had at least one more experience). And after this fiasco, O'Grady is off my list.

They are hard workers working straight from when the time they arrived at 10am until 4:30pm. They came out to replace a broken sewer line near the cleanout. They did not take a bathroom break or lunch hour. Instead they ate their sandwiches standing up even though I setup some chairs for them to sit down and take a break. What made their work efforts extra ordinary was the job was harder than anticipated. When I reported seeing dry toilet paper fragments near the cleanout in the street before they came, I was not aware the sewer line was mostly clogged. There was no sign of sewage or smell in the property or the garage. I thought the tenants washing machine had drained alot of water at one time and that flushed the sewer line of the toilet paper fragments seen in the top of the cleanout.The drains seemed to be draining so I assumed the sewer line was still draining. Instead they had to vacuum suction out probably 30-50 gallons from the sewer line before they could get to the pipe to be replaced. This draining had to be done when they were standing inside the hole they dug. We did let the tenants know not to use the water until further notice but someone used the water and the workers got splashed from the open end of the sewer line. This was not funny and they quickly ran over to turn the main water supply line off. They could have gotten angry and swore but kept their cool.

I had major work performed by O'Grady in 2006 which for the most part consisted of quality workmanship at a reasonable price.  For some reason thereafter I developed a persistent clogging issue from my shower which I could not definitively attribute to their work.  The clog could have very likely been unrelated to the prior worked performed.

I had contacted O'Grady Thanksgiving week 2013 regarding the issue, and explained our prior work history.  The person I spoke with indicated I would be contacted after Thanksgiving.  No call was received.  I called again a few weeks later reminding the dispatcher of our prior conversation, and that I had yet to be contacted.  At this point I insisted they send someone out to deal with the issue.  An appointment was set for after Christmas.  

On the morning of the 24th I then received a call from one of the managers.  I remember dealing with him before when the major work was performed back in 2006.   He seemed very experienced and competent, and recommended I purchase a hand-snake first in an effort to unclog the drain myself before dispatching a technician after Christmas.  It was certainly a reasonable request, and  would have saved me time and money had I been able to unclog the drain myself.  In the event I was successful I would have relayed the length of the snake extension when unclogging the drain to the manager.  This would have allowed us to isolate the issue, and determine whether or not it was associated with prior work performed by O'Grady.

Unfortunately I was unsuccessful in my attempt to unclog the drain, and had to resort to setting up another appointment.  This time the appointment was set for December 27th.  I then received a call 5 minutes before the appointment requesting we reschedule due to one of their technicians being over-extended.  At this point I became increasingly agitated, and insisted that they get someone to my home today!  I didn't take time off work to have them request an appointment reschedule 5 minutes before the appointment!   They said they'd work on getting someone out to my home that day.  I hung up the phone sensing there may be a 50% chance of someone arriving.  

Airing on the side of caution, I decided to reach out to a few Bay Area plumbing companies on Yelp beginning with the highest star ratings.  Ace Plumbing and Rooter came up.  I spoke with the dispatcher who promised someone would be sent to my home the following day.  That was good enough for me, as I was tired of waiting on O'Grady.  I cancelled any further scheduling with O'Grady.  We'll see how Ace Plumbing diagnoses and resolves the issue.  If all goes well with Ace Plumbing, you'll seeing another positive review under their Yelp profile!

Steve of O'Grady Plumbing came out at 10 AM on the morning we called, about an hour after we called. He was pleasant throughout, and quite knowledgeable. He did a very great deal of work, spending just over an hour to unclog a long drainage pipe that was packed with roots and causing sewage to back up in our basement. I thought the charge was reasonable ($292), and Steve helped me solve an unrelated plumbing problem along the way, and gave me advice on how to prevent future drain clogs. Steve is the only O'Grady plumber I've ever dealt with, but I'd certainly recommend O'Grady based on my experience with him.

We met with a friendly plumber name Tung to have our water heater replaced. He was not only efficient and courteous but very helpful. He got the job done in a couple hours for a fair price $1375. The best part was that we weren't pressured to sign up for a service plan. We will be definitely keeping in contact for all our plumbing needs. Thank you Tung.

These guys are a rip off!!!  You call them and they say they can't give you any pricing.  The guy has to come in your home, scope out the situation, essentially figure out if you're a sucker or not, and give you a price quote based on that.  I paid $250 just for the guy to replace a hose and twist the faucet tight!  They also don't do invoices because they've had too many people NOT pay - hmmm  something tells me that they didn't deserve to be paid.  

Unfortunately, I wasn't there to get the quote and as I ran in, he had already started the work so I couldn't negotiate.  They have a semi-good marketing system going on which prays on the uninformed.  They can be there in an hour, but watch out.  

I would NOT recommend this plumber as they are a classic case of that one company giving the industry a negative reputation.

Yesterday I had a plumbing emergency.  I called O'Grady plumbing and within an hour Declan Griffin came out and fixed the problem.  While we were talking in my kitchen he noticed that I had very poor water pressure in the kitchen faucet.  I told him that it has been this way for ten years and that I had hired two different plumbers to come out and see if they could correct the problem, which they could not.  Declan said that he was certain he could fix it. I hired him to do the job and within an hour I had strong water pressure. I asked him if I had to pay him if he was unable to correct the problem and he said I would pay him when he had succeeded in returning my pressure to normal.  I am totally thrilled now to finally have normal water pressure in my kitchen.  It was worth every penny I spent on the job.

After 100 years, we had to replace the main drain from the house to the street. O'Grady did the job in 2 days at the lowest price.
They have been reopening it for the past 15 years and keeping it flowing.
They came out 2 times to clear the drain and only charged for one time. After looking with a camera it was determined that the drain needed replacement.
They also helped me contact the City SFDPW and the City was our the next morning...Fast! and cleared their part of the drain from our curb to the middle of the street.
Now everything works great! Good for another 100 years! :0)

This review is not for their services but for their crazy unsafe driving.  I was driving down evans street in the evening and an o'grady plumbing van was speeding down the street weaving in and out of traffic - no turn signals and not a care who they may hurt.  The employee driving the van, cut in front of me and then stopped in the middle of the street.  No turn signal and no cars going the other way.  The van then turned after stopping in the middle of the street into their shop. Total reckless driving. If their employee drives this crazy, it says alot about their work and their service as you can tell in the other bad reviews.

I *highly* recommend these guys!  I've had to call them on several occasions for emergency situations (broken, leaking water heater and sewage-flooded garage), and they were able to quickly fit me in to their schedule.  Their prices may not be the cheapest, but considering the emergency service they provided, they were more than reasonable.  

I've found them to be courteous, efficient, clean, and professional.  When they replaced my water heater, not only did they wear protective shoe coverings, they also laid down plastic over my stairs and floors on all three stories of my house!  The poor guy had to haul a water heater up and down three flights of stairs twice (first one was 2 inches too large to fit through the closet door).

Always my first choice when calling a plumber!

Originally I had someone from there company to stop by my house for an estimate the guy took some pictures and said he was going to email me the estimate 1,2 days latter I didn't get nothing in the email so I called and they said they will call or email me back few more days latter I called once again and I told them are you sure you will call me back same day,nothing.Almost two weeks already all I want is just an estimate.I'm done calling them back I will find another plumbing company that has better customer service.

For the past 7+ years we were having problems with our downstairs toilets causing major clogs and periodic flooding in our basement. It has truly been a nightmare to deal with. After 8+ plumbers giving random ideas that never worked I was referred to  o'Grady who solved an extremely complex problem. I was on the verge of breaking ground  and redoing piping until Mateo and Brendan from O'Grady came to the rescue. They ran the camera  for hours and they were able to locate a piece of metal in the pipe that was causing the severe clogging.  Mateo attached a magnet to his camera and was able to snake back out the large piece of metal that was stuck 20 feet into the pipe. Truly impressive work of plumbing and innovative thinking that saved me time and money. I can not thank Mateo, Brendan, and O'Grady enough for all the help!!!!! Mateo, you are truly a stud for thinking outside the box and truly caring about us customers!

I needed someone qualified to look at the pipes in the back room of my apartment and tell me for sure if I had both the water and drainage pipes ready to install a washing machine.  The guy from O'Grady came on time, looked at the pipes for like two seconds, and said: yup.

Paul O'Grady always returns a call, resolves an issue and listens to feedback. O'Grady calls my partner Watch Dog, he who is available for constructive criticism. Over the years we have been through a lot together.

We bought a house that was 100 years old in December 2000. O'Grady came on the scene shortly after that and we have been through several plumbing situations since.

Over the years they replaced all the pipes with copper, plumbed two bathrooms and a kitchen and installed a tank less water heater. Always nice to have hot water with your water pressure.

One memorable incident occurred while The City was conducting some sidewalk construction. An over zealous jack hammer and 100 year old pipes lead me to request a new water main.  It was a Sunday, Mother's Day, and we had no water. I called Paul and he sent one of his guys out to look at my water main. The plumber (whose name is escaping me) came over from his own mother's brunch, you could tell because he had his nice shoes on. Not only did he show up with a smile on his face he had a mirror in his pocket to show me the pile of debris most like filled caused the problem.

I work in SF as a House Manager/Butler. I have used O'Grady Plumbing for ten years and wouldn't go to anyone else. They have replaced a sewer line from the middle of Broadway to the back of the house, on time, on budget, laser accuracy to drill the 75 yards without even cracking the layer of concrete rat proofing under the whole house.....perfect job. The sink clogged? I call O'Grady. ANYTHING to do with plumbing, I call O'Grady. I have never been disappointed or underserved.

I meant to update this before: after my review of O'Grady Plumbing the O'Grady employee who did the work on my water heater (Steve D.) sent me at least 7 nasty messages on Yelp, including: I feel sorry for your baby mama, Looser, I would put a plastic bag over my head and stop breathing if I wrote a review like that you pile of sh*t, If I were you I'd kill my self, and Your a piece of sh*t.  What's odd is my review specifically called out Steve as kind and knowledgeable all along the way so it seems a little weird that he got so bent out of shape. Anyway, I hope if O'Grady still employs him they know what they're dealing with. Let me be clear: those messages came from Steve D. directly and do not necessarily reflect anything about O'Grady Plumbing as a company. I only post them here because they are part of my overall experience.

O'Grady's wasn't the first plumber I called, but they will be the last...

Dreaded Leak:
Bathroom sink leaked from the bowl into the garage, with no visible, exposed pipe issues.  Crap. The leak appears to be behind the armor plated, tiled wall.  First called Malcolm Plumbing.  They came out, and told me they would need to open the wall and replace tons of pipes to fix.  Provided an estimate for $1200.00.  I would have bit except they made me wait and chase them around, so called Ogradys.

Pat of Ogrady's is the best!  He arrived when he said he would and performed an initial inspection at no charge.  Scheduled the follow-on appointment and arrived again timely.  During diagnostics, he acted on a hunch that since the leak was not immediate, that the drain line was possibly clogged, allowing water to backup and leak from the vent.  WooHoo!  He cleared the line of the blockage and the water flowed freely.  Without opening my wall, and for only $275.00.

I needed them to pull some permits for a condo conversion we are doing and not only did they pull the permit, they called the inspector to make sure they were doing the right work.  Leo Chaves came out to do the work and he was quick, nice, and extremely helpful- I'd reccomend him any time.

He'll be back to to walk through the work with the city inspector too!

O'Grady Plumbing has  performed work in my property in two occasions and I have nothing bad to say about it. I would not recommend this contractor to anyone.  First off, they gave me a quote for installing new kitchen appliances relocating a gas line, but only pulled a permit for the later.  If I wanted them to proceed with the installation of the sink and appliances, they wanted to charge me to pull another permit.

After the the work was done, the installer forgot their gas line certification, so the inspector would not sign off on the work.  It took literally 10 phone calls and 2 months to get my signed-off permit.  Very disorganized and unprofessional.

I must admit O'grady is not my regular plumber . My client wanted to use her plumber instead of my usual guy . Usually this is a disaster  for contractors . But I was pleasantly surprised . Paul O'grady is fluent in today's code , professional and  comes through with the inspections when the job schedule is on the line ! I never have a tough time reaching Paul , if he doesn't answer right away , I know he will return my call .  The plumbing technician on my job is great , doing excellent work  , and I am happy to have him on the job . A good plumber is hard to find , you will be thankful you found O'grady !!

I really didn't know what to expect, being a first-time homeowner. Before, If I ever had a problem, I just called the landlord, and our in-house handyman would come in and take care of it. How I miss those days...

Fast forward to now, when I thought having someone to come and install a hot water dispenser would be a fairly straight-forward job. It was nice to have been able to make a 4pm phone call on a Saturday afternoon, and get a 9:30-10:30am slot the next day. However, the plumber shows up at 11:00, I show him what needs to be done, and point out a few other things I'd like him to look at. He tells me he needs to go back to his truck to write up the estimate, and he'll be back in 2 minutes. 45 minutes later, he returns, to tell me he's going to charge as much as what I paid for the hot-water dispenser to install it, along with another $300+ charge to replace a fill valve in my toilet.

I figure he can fix the fill valve, but I'll install the hot water dispenser, as long as he can just unscrew the bolt that's holding my soap dispenser in place. I would do it myself; I just don't have the right tools. Sure, he'll do it, but he'll charge me $55 for spending 5 minutes to unscrew the bolt for me. Wow, what a deal. In the meantime, he needs to go out, and buy the part. I ask him is it possible for him just to go to my neighborhood hardware store to look for the part, and I'll pay for it. Nope, can't be done - he has to go to his supply store all across town to do it, and will need an hour to do it. Now let's fast forward 3 hours...not a single sight of this guy, or a phone call. I have to call O'Grady's to find him, though still having to wait for someone to call me back since I had to leave a voicemail.

The dispatcher explains to me that there were several emergencies and they had to call the guy off to take care of them. He tells me the guy's expected back in an hour, and he'll give me a discount off my work. Well, I guess my time's not valuable, but I sure have to pay a pretty penny for theirs. Hmm...let's see, he was supposed to start at 10:30, and it'll be 3:30 before he'll even start the work. At this point, it's not even worth the discount.

Moral of the story...go with someone else if you don't want to waste your time, and you want to be dealt with professionally and courteously.

I had them come out and fix the diverter in our main bathroom about a year ago.  The person who came out was friendly and explained I was going to have a recurring problem and offered a solution (to buy a few replacement parts and have them handy - which I did).  When the diverter was stripped again, I called them, with my parts in hand.  They gave me a window of 3 - 4 on Friday (which I asked for because I also had Comcast coming).  I took off from work and was available starting at 2:55 p.m.  at 3:52 p.m. when no plumber had shown up or called, I called.  They said I was on the schedule for tomorrow, Saturday from 3 - 4 p.m.  I explained I would never have made that appointment because I didn't know they worked on Saturdays; the guy on the phone said it was weird I was in the time slot on a weekend, acknowledged it was probably a mistake, but said they would be there.  After rearranging my weekend to be available between 3 and 4 p.m., I received a call at 1:00 p.m. on Saturday advising they couldn't come, but how about 10 - 11 a.m. on Monday.  I explained the situation of what had happened; the caller said he wasn't aware,  but that he only had one guy out on an all day job and that was the best he could do.  Don't bother, not customer service oriented.  There are a million plumbers out there, call someone who shows up when they say they will.

So I say this everytime- but I really only take the time to review someplace if they were really great or ruined my day.  In this case O'Grady Plumbing MADE MY DAY! On Saturday I was visiting my grandma who lives in SF and her whole bathroom was flooded, I turned off the water and got out the phone book.  I called 2 other places for a free estimate and they were unavailable until the next day or later but O'Grady made it out in under 2 hours!  The guy was very polite and got right in there and explained the issues in normal person terms.  He started working right away and by 7pm the pipe was clear, and we ended up getting a new dual flush model toilet installed- which is awesome by the way!  So for a great job you have to call O'Grady- Thanks!

My experience with home repairs seems to always be hit or miss. To my surprise, O'Grady Plumbing was a super hit! I needed plumbing for a new construction bathroom and was having a heck of a time with my contractor Perry Jackson (see my not so good review of him), who was very difficult to deal with. Paul O'Grady restored my faith in the home repair/construction business. Not only did they come in at  a lower price than the two other bids I received, but they were friendly, professional and quick. This was by far the best experience I have had. I highly recommend the folks at O'Grady Plumbing.

O'Grady came to our aid when we needed to replace a worn-out low-flow toilet (whose parts were no longer available).  They gave us a Toto (at our request) quickly and efficiently.  In addition, for no extra cost, they made an assessment of our building's common hot water heater -- its age, its health, etc. -- and did not tell us it needed replacing immediately.  We'll use them again with confidence.

I just had O'Grady Plumbing come out to do some work on the backflow preventor for the sewer line.  They were very quick to answer the phone, have someone to come out within 30 minutes, and service the problem.  The plumber who came out seemed knowledgeable and quickly fixed the problem, though I did feel that I was upsold a little bit.  The original quote was $189 and then it turned out to be a $625 job - but I guess that is the perils of being a homeowner.

I had an emergency drain situation.  Flooding, panic, crisis.  I received the call while I was at work.  I called O'Grady Plumbing, then raced home.  By the time I got home, Brendan was already there.  He located the problem and cleared it in a matter of minutes.  O'Grady Plumbing was professional, polite, reliable, and responsive.  The next time I have a problem, I'm calling them first.  Thanks!

We had a problem with the wrong stuff going the wrong way in our pipes and filling up the shower and bathtub. Not exactly sure what was going on, we called O'Grady Plumbing. They gave a realistic expectation on the emergency visit. Cordell was great. All smiles and friendly about how best to fix the problem. Turns out a power jet flush of the system was in order.

Maybe 30 minutes later, everything was working as normal and the problem, or clog was pushed out to the street sewer system and everything was training properly. My only complaint would be the $425 charge for the service......but in light of my options, I gladly paid.

These guys are completely awesome. I was in panic because I did not know how to deal with a sewage-flooded garage and I was losing it. Luckily I found this company on Yelp, called them and within an hour they were at my house. They fixed whatever had to be fixed in less than half an hour. I am absolutely dazzled with their work, thanks for the fast and responsive service! Pricing was fair, not cheap but still good because of the quality of the work they performed.

O'Grady falsley adverstises as a 24-hour service, which is deceptive.  Sometimes they answer the phone, sometimes not.  O'Grady has been my plumber for a few years but the last two times I needed them it was not during normal business hours and I couldn't get anyone to pick up the phone.  I felt really let down.  TIme for a new plumber.

This morning I had a plugged up toilet.  Being the only toilet in the house it was urgent to have it fixed.  O'Grady was unavailable at 6:30 AM.  Roto-Rooter took my call but never got back to me.  The guys who came to the rescue (and promptly) were the folks from Atlas Plumbing.

Called on the basis of a yelp rating; called back, was late 1 hour.  Was told that it would be overtime pricing; ok, I said.

  Arrived and used the hose to clean out the drain; spent less than 20 minutes and had a fixed charge of $336.00 and did not even use the electric snake to clean out the drain.   Qualified to make the repair, yes, but hold your wallet and be sure to ask for an estimate before they start any work.  

  I've had a regular plumber until he retired earlier this year; cleaned drain for far less money than this.  I might have felt better about the amount had they not been late.

Called about a kitchen sink clog. Few hours later Rodney arrived. After a lot of looking...he told me I needed to replace all the undersink pipes. H'mm, but ok. I didn't watch over him. After he put in new pipes, my kitchen faucet wasn't working as it had, for years, before he arrived; it would not stay in the spray mode. He said the pressure was low and, without my request, he took my pricey Grohe handheld apart. After several hours, he could not make it work. He said the company would buy and install a new one. He brought new one, and it didn't work properly. He returned another day, spent time chipping away at my original faucet, and finally the spray function worked again.

After he did whatever he did, he sat down and wrote up an invoice, purporting to be an authorization of work. HE signed, illegibly, where the customer should have signed.  In short, the paperwork was irregular.

I asked about the exorbitant charges he had written, and he told me they were fixed in a manual. He vaguely pointed to some charge for something, but I hadn't a clue whether it related to anything he had done. I asked about a second charge he had written, and he flipped pages before saying it was in a different manual that was in his truck. He walked out to get it. He returned and said he didn't have that manual. I believed he was trying to gouge me for the time he spent unproductively. I told him I would speak with the company about the charges. He is a nice young man, and I do not doubt his competence for much of the work he encounters.

After he left I noticed he'd installed the new pipes over the flexible hose of the pullout faucet, so I could not pull out the faucet. I called the company, very upset. They sent out a competent senior technician who fixed it, quickly. Overall, I spent over 2 days of my time dealing with a simple plumbing issue.

I am awarding 5 stars because Paul offered a generous accommodation. Things happen. People fail. What ultimately matters is how the business treats its customers. We have used O'Grady for more than 10 years and have paid it thousands of dollars for major work. I will use them again because they did the right thing this time.

If you're calling during regular business hours, I'd recommend them for basic jobs as that's what I've usually had done.  But, they're not great for after hours.  Even though I'd used them before, they didn't call back at all one time.  The last time I called them, the woman who answers promised to call right back but didn't.  But, I've used them in the past for a stopped up toilet and they were reasonable ($70 or 75) and showed up about an hour after they said they'd be there which wasn't bad.  I wish I'd reached them the last time I needed a plumber.  I ended up paying $125 for Bell Plumbing to clear a simple t.p. clog in two minutes!  O'Grady does have nice people and I think they're also fair.

I called this morning at 7:30am and made a same day appointment for 3pm.  I had to take the afternoon off of work, and I was prepared for them to be late and wait for hours.  Nope.  They were there at 3pm on the dot!  Came upstairs, snaked the shower drain with a motor-powered auger and were done in 20 minutes.  It was pricey ($203 with the yelper first time discount of $25 off), but you know what?  I'll pay a premium for someone who respects my time, cleans up the workspace when done and is polite.

Btw, I have no idea why my review is being filtered.  I've been a legitimate yelper for years!

Never have I had a plumbing service like this before that is absolutely lame when it comes to customer service.  Twice we called them on a Saturday.  They gave us a one hour window of time and BOTH TIMES they showed up half an hour late.  Yesterday, when the one hour window was up, I called O'Grady's to inquire about the plumber and I was told here's the plumber's cell phone number.  You can call him and find out.  Really?  They weren't even able to do the follow-up themselves.  Finally, the plumber did show up a half an hour late and although O'Grady's was given detailed information of what was to be fixed, all he did was look at it and said that he would need to come back another day.  Most plumbers would make the effort to go to the hardware store immediately and buy what needs to be bought and come back, but not this plumber!  No way are we EVER using this company again.  Twice they were late and this time, they didn't even fix anything.  In fact, our bathroom sink had low flow and when the plumber tweaked with it, we now have absolutely NO water flow from our bathroom sink.  Thank you for nothing O'Grady's.  We'll move onto a more professional company instead.

Paul and Brendan were professional and service oriented from beginning to end. On time, knowledgeable, transparent.

They did a trenchless replacement of the sewer main w/ a competitive price, arranged the inspection w/ the City and cleaned up afterward. I can't say enough about the quality of the service.

I don't know what people are complaining about. I called them out last Friday night. I spoke to John on the phone and someone showed up on my door 25 mins afterwards. They were quick low price and professional. I will definitely recommend them to all my friends and family.

The clay pipe that connects the house to the city sewer line was broken in about six places including the area beneath our front steps. Most companies wanted to dig under the front stairs, or even break them apart to access the pipe. O'Grady's has a better way where they jack the new pipe through the existing pipe. Excavation is only necessary at the connections. It was much quicker, cleaner and less disruptive than other methods. Very pleased with the result, and the service was friendly and professional.

Wow, I'm impressed. These guys know what they're doing, and fix things quick. I have kind of an odd setup with a product many plumbers seemingly have never heard of. Zero problem for them though, I'm set. Great customer service too, nice guys. They're my go-to from now on for any plumbing problems. I highly recommend.

I want to express my great gratitude to the O'Grady Plumbing Company for the wonderful commitment to customer service that they showed me.  A problem developed with our new kitchen faucet that they installed at our home three years ago. The faucet carried only a one year warranty. However, when they confirmed that a problem with our water flow came from the faucet itself, they told me: We stand behind the equipment we provide, and we're going to replace the faulty faucet at no charge to you. For all of us, they represents honest and serious commitment to service from a company that can really be relied upon to be fair to the customer. This review is for James Appleberry at O'Grady Plumbing.  I never have seen such a great looking plumber do such great work before.  I was a little hesitant at first, but he was very professional and did an excellent job with installing my shower body and tankless water heater.   I have already recomended him to my friends and family and they were also very happy with his work.  If you want quality work done then I highly recomend James.

Incredibly professional and responsive.  We're renting and so have to go through the proper channels to get anything fixed in our place.  When our sink started backing up and overflowing, we contact our property management, who got us in touch with O'Grady plumbing.  We had an appointment booked for the next day (as it wasn't an emergency), but then a few hours before the appointment, our sink started overflowing. I called their after hours service and they got back to us and had someone out to help ASAP.  Sean at O'Grady was awesome and I would definitely recommend them.  I can't speak to price since we're just renters, but they were incredibly efficient and friendly.

Great job - will call them again if needed.

We had a drain line that kept backing up. We used multiple plumbers and 'rooter' type operations. Success varied, some helped for a while, some were stymied. One claimed the drain pipe was broken and they would have to dig it up for $1500. Turns out these were mostly lightweight operations.

After quite a bit of discussion with several more heavyweight plumbers in the city we were convinced, as Paul O'Grady said, We can fix it. (for the record, other finalists were Atlas and Precision. One other did not return calls, Precision did not want to deal with email. Magic only wanted to send a tech to look at it). We prepared a fairly detailed email describing the situation and what we wanted done. Almost none really read it.

Brendan came out with a well-equipped truck. Using a nifty camera cable and finder he tracked the line and found where the obstruction was. His snake did little better than anyone else's in clearing it. Unfortunately he did not have the power wash unit with him (busy elsewhere). We had been advised this would might be needed to get a good video of the line to determine the fundamental problem. Atlas advised the same. That was the only issue - we had to wait until the next day and a return visit for them to have that unit on the job.

The problem turned out to be an accumulation of grease in the line in the 30-year old building. The symptoms were a laundry floor drain backing up and a back yard patio drain backing up at times. The power washing cleared it. Total job was done in good time and at a reasonable price (especially considering the money wasted on rooterers). Brendan was punctual, efficient and knowledgeable throughout the process, clearly explaining what was going on - a good guy.

The couple bad reviews here I do not quite understand. It did seem O'Grady's dispatch desk was a bit casual in its operation and communications. They also were not checking their junk email folder where ours wound up initially. We did get a sight-unseen price estimate over the phone. The final bill was less.

In the end our problem was resolved and we are quite happy with them.

I needed help with my kitchen faucet and called one plumber that didn't return my call. There was a van with O'Grady Plumbing right in front of my condo last Saturday. I though why don't I just talk to the plumber and maybe schedule an appointment for him to come back. To my surprise, this plumber, James Appleberry, actually came up after the job he was working on and checked out my faucet. He explained that I need a new 'sprayer' rather than the actual faucet AND he didn't charge me for the visit. All in all he saved me $400 and he was also very nice looking. Anyway, I give O'Grady 5 stars and recommend them!

Reliable, prompt, skillful -- and the one time they goofed, they did it over for free with no complaining. Oh, and on the Friday before a holiday weekend, when a friend's apartment flooded (I was house-sitting) Paul O'Grady helped me through the disaster with total cool and good humor. I'm theirs forever.

I'd give negative stars if I could. O'Grady might be good plumbers for a quick toilet repair but I wouldn't use them for anything major.  I had a gas leak, had my gas turned off and needed leak repair.  Standard with old victorians, I unfortunately learned later, is to replace the pipes - not even try to fix leak. well O'Grady's hacked a big 4x6 ft hole in my ceiling, only to discover they couldn't reach/repair the gas pipe from there and recommend pipe replacement after they hacked out the  $700 hole.  Well I brought in just about every plumber in SF for estimates after and went with the very awesome Heise but now I still have this huge useless hole in my ceiling!! It is so sad and it's going to cost upwards of $800 to fix.  That's  $1500 for nothing!  Nothing but my education in how not to go about getting a repair.

I am a property manager and August of this year, on a weekend (it's always on a weekend) the apartment building's sewer backed up.  I got ahold of O'Grady Plumbing's dispatcher easily (on Sunday morning!) and she scheduled me for an emergency service.  They phoned me ahead of time so I didn't have to spend the entire day waiting.  Sewer unclogged and I'm free for the rest of my weekend.

They were pretty prompt when we had a flooding emergency but the guy who was dispatched, while nice enough, seemed really out of it.  He told me I should have the toilet replaced because mine was really old and water-guzzling.  (It is an old fashioned style, but is a 2003 model and 1.6 GPF-- Duh.)  We had to have them come out a second time because the problem was not fixed the first time.  A few months later, we had to have another plumber come out to fix a problem that it seems this guy may have carelessly caused (a seal that should have been replaced when the tank was removed).

Recommended by the contractor i wanted (john fahan) because it was a small job and he was so busy. He said to call Paul. It is a very small bathroom, took over 4 weeks although there was a deadline for a tenant moving in. Every timeI tried to nail down a schedule/date to come over I  was told, we'll see tomorrow or we'll see how it goes today, so and so was sick...and so forth.I constantly reminded him of the deadline, and he didn't seem to care. I pushed 3 days before the tenant was moving and he said, well tenants shouldn't be moving in when a place isn't finished (even though originally he said it would be no problem to get it done by that date).  I finally had to call in a plumber to do what he didn't want to do. I also had to get a 2nd contractor in to remove and center the mirror. Paul told me that  there was a pipe in the way so it couldn't be centered, but when the new guy removed the recessed mirror there was no pipe?? and he centered it just fine.  Also the light fixture was off center, when I asked about centering it I was told that because of 'the box' it couldn't be moved even an inch, well that was taken care of by the 2nd contractor who again moved it without any trouble. Anyway, totally blown away (not in a good way) by the experience.

Terrible experience. We had a drip and called. An apprentice came and re-set the toilet and said everything was messed up inside. the expert came later- refused to look at the toilet and said if his guy said there was a problem then there must be one. Quickly moved to telling me we needed a 5 grand re-piping job done. I was not happy spending that kind of money based on an apprentice appraisal. we called for a second opinion a few days later and the new guy tells us that there is no problem- most likely there was a small leak that was fixed when the toilet was re-set. Two years later, we're fine.

We called O'Grady out to look at our hot water heater.These guys don't seem to really know what they are doing, they tried to charge us $450 just  for diagnostics and no repairs!~ We are still without hot water and will look for someone else who is more knowledgeable.

In a panic at 10am after discovering my old water heater was leaking all over the place. Called and, though they originally thought it'd be 2pm before they could arrive, they located a closer technician and we're at my door by 11:30am. New water heater and valve installed by 2pm. Not the cheapest resource, but great service - quick, super courteous, and great final job.

Paul is an incredibly insightful guy and clearly knows his stuff.  I'm not even a client, but am in the midst of having sewer battles with my neighbors and he could sense that I was on the verge of a nervous breakdown.  He took his personal time after hours on the same day I called to speak with me and review my situation in great detail with patience and compassion, and somehow managed to calm me down and gave me a better frame of reference, and some helpful guidance with how to deal with the neighbors and about pursuing financial resolution.  Very cool and helpful guy.

Johnny Tawasha from O'Grady Plumbing is the best plumber on the Planet!  I needed a sign-off from the City Plumbing inspector and there was a gas pressure test requirement.  Johnny found there were gas leaks and diligently looked and repaired gas pipes every day for 8 days.  Each day we found there were more leaks, and each day he repaired them...before we got to the point of having to rip out walls, he found all the leaks in a very, very old property.  His price was about half the price of other plumbers.  Paul O'Grady came in the midst of this and they both crawled through the attic to locate every leak.  They worked from 8:00 a.m. to 7:30 p.m. on a few nights.  Johnny was not going to stop until everything was complete.  He was always positive, and very pleasant, very professional and knowledgable.  He did not ask for payment until I had the sign-off by the City Inspector.  I will never use another plumber.
