I used this place twice but it's hard to recommend this place again as the quote I received is ridiculous. I can tell you that for the same thing the price went up from $300 to $540 for unclogging the garbage disposal. The biggest surprise was fixing a leaking faucet in the master bedroom which was quoted let's just say 4 digits because I was told that it was unreachable and the cabinet needed to be cut and reassembled. Of course I found someone else who didn't need to do any of that for 1/10 of the price.

What a dishonest company. There quote to replace a broken water heater was more than twice the other quotes I received. I guess they figured they had me over a barrel so they could charge me any price they wanted. It's one thing to charge someone a 10-20% premium for a job that needs to be done quickly but more than twice as much. Choose someone else as I did.

In & Out Plumbing (and Dominic) were great.  They showed up on time, gave and really worked to give a fair estimate.  Once everything was done and the drywall complete, they worked with me to recommend a door covering.  When the size of opening was too small, Dominic came back after his regular shift and used his tools to work with me to get the door installed.  He went above and beyond to finish the job and I appreciate it.  Only concern would be the drywall contractor took a very long time and ended up leaving a 12x11 irregular opening.  If he's planned a 12x12, it would have saved some time and worries trying to find a cover that works.

I wanted to install a tankless water heater outside because my current water heater was inside the house in my kitchen and it was just a matter of time before it would go out and flood my kitchen. I got 3 quotes and Angel gave me the best price and I appreciated his kind personality. He was well informed and answered all of my questions. I felt he was very honest.

He installed a recirculation pump so I could get immediate hot water. It didn't work initially and I called and told him it still took a long time to get hot. He called the manufacturer and did find out that the installation was different than a previous model and he came out and did it correctly. I can't say enough about the quality of his work and his professionalism. I am very satisfied and happy with the tankless water heater and so glad that I hired Angel/In and Out Plumbing. They will be my go to plumbing company moving forward. Couldn't refer them more highly. You'll be glad you did. Ask for Angel. The picture of the water heater on their website is what he installed.

Dominic did an excellent job. He was careful, and thorough. We had a toilet that was stuck running and needed a new regulator but the shutoff valve from the wall was also broken. He found three problems, took the time to move the whole toilet aside to do a good job, and the estimate stayed the same price.

The worst experience I have ever had dealing with a contractor!!!!

PG&E shut off our gas due to a leak, in a bind this company was on the back of the phone book so we called.... little did we know our shit experience would happen.

We were told they would replace the pipe under the house and all the old ones we needed done. Came here and all they did was run a new pipe from our meter to the water heater.... now why in the world would that cost almost 5k?!?.....

Never once touched under the house. Didn't replace the new pipe to the stove.  Nothing...

I just don't understand how a company can get away with charging outrageous pricing for a simple job like this. Basically taking advantage of homeowners.  

I wouldn't recommend using this company. Do yourself a favor and find someplace honest.

My kitchen sink was not draining well. Saw In n Out Plumbing on Yelp and called them. Despite being a SaturdY they were able to get me a plumber in 45 minutes. Angel came and took covid precautions and explained charges to me. He snakes the main drain with 2 kinds of snaking machine and it was still clogged. He recommended the use of jetted and it did take away a lot of hardened grease. Now my sink is draining well. Oh Angel also took care of the leaking pipes at no extra cost! Thank you Angel

Never once touched under the house. Didn't replace the new pipe to the stove.  Nothing...

I just don't understand how a company can get away with charging outrageous pricing for a simple job like this. Basically taking advantage of homeowners.  

I wouldn't recommend using this company. Do yourself a favor and find someplace honest.

My kitchen sink was not draining well. Saw In n Out Plumbing on Yelp and called them. Despite being a SaturdY they were able to get me a plumber in 45 minutes. Angel came and took covid precautions and explained charges to me. He snakes the main drain with 2 kinds of snaking machine and it was still clogged. He recommended the use of jetted and it did take away a lot of hardened grease. Now my sink is draining well. Oh Angel also took care of the leaking pipes at no extra cost! Thank you Angel

I used this place twice but it's hard to recommend this place again as the quote I received is ridiculous. I can tell you that for the same thing the price went up from $300 to $540 for unclogging the garbage disposal. The biggest surprise was fixing a leaking faucet in the master bedroom which was quoted let's just say 4 digits because I was told that it was unreachable and the cabinet needed to be cut and reassembled. Of course I found someone else who didn't need to do any of that for 1/10 of the price.

What a dishonest company. There quote to replace a broken water heater was more than twice the other quotes I received. I guess they figured they had me over a barrel so they could charge me any price they wanted. It's one thing to charge someone a 10-20% premium for a job that needs to be done quickly but more than twice as much. Choose someone else as I did.

In & Out Plumbing (and Dominic) were great.  They showed up on time, gave and really worked to give a fair estimate.  Once everything was done and the drywall complete, they worked with me to recommend a door covering.  When the size of opening was too small, Dominic came back after his regular shift and used his tools to work with me to get the door installed.  He went above and beyond to finish the job and I appreciate it.  Only concern would be the drywall contractor took a very long time and ended up leaving a 12x11 irregular opening.  If he's planned a 12x12, it would have saved some time and worries trying to find a cover that works.

I wanted to install a tankless water heater outside because my current water heater was inside the house in my kitchen and it was just a matter of time before it would go out and flood my kitchen. I got 3 quotes and Angel gave me the best price and I appreciated his kind personality. He was well informed and answered all of my questions. I felt he was very honest.

He installed a recirculation pump so I could get immediate hot water. It didn't work initially and I called and told him it still took a long time to get hot. He called the manufacturer and did find out that the installation was different than a previous model and he came out and did it correctly. I can't say enough about the quality of his work and his professionalism. I am very satisfied and happy with the tankless water heater and so glad that I hired Angel/In and Out Plumbing. They will be my go to plumbing company moving forward. Couldn't refer them more highly. You'll be glad you did. Ask for Angel. The picture of the water heater on their website is what he installed.

Dominic did an excellent job. He was careful, and thorough. We had a toilet that was stuck running and needed a new regulator but the shutoff valve from the wall was also broken. He found three problems, took the time to move the whole toilet aside to do a good job, and the estimate stayed the same price.

The worst experience I have ever had dealing with a contractor!!!!

PG&E shut off our gas due to a leak, in a bind this company was on the back of the phone book so we called.... little did we know our shit experience would happen.

We were told they would replace the pipe under the house and all the old ones we needed done. Came here and all they did was run a new pipe from our meter to the water heater.... now why in the world would that cost almost 5k?!?.....

I had two unanticipated plumbing issues in my condo, angle stop replacements and a mixing valve in my shower.  In and Out plumbing was very responsive and worked with my schedule. In addition the water had to be turned off for the entire building  which required additional scheduling coordination.  Again they were there to meet my needs. They are efficient, and explain all that needs to be done.  They will also be coming back later to check their work once water has been restored to the building (multiple units getting various repairs). I would highly recommend In and Out Plumbing.  This is my second time using them.  Angel was my service person both times, thank you Angel.

I had a minor issue with my toilet. It would flush, but the tank would not refill again on its own. In n Out Plumbing was recommended on Angie's List. I got in touch with them during the week, and they were able to send someone out on Saturday morning, which was really the only day I could be home during the day. Jennifer in the office was in communication throughout the process and the plumber, Khaled, explained everything to me and gave a free estimate. The price was reasonable, and he had the parts already and was able to fix the problem quickly so I was able to get on with all my other errands for the day. I appreciated their service and recommend them.

We used In & Out to clean out to clean the main sewage line from the house to the street.  During the clean out, there was some damage done to our guest bathroom and downstairs due to no fault of their own.  The owner came by and immediately had his crew (who are also contractors) repair all the damage at no cost to us.  They also waived the initial cleaning fee.

This takes a lot of integrity to own up to a mistake of which they addressed immediately to our satisfaction.  Oh, the pipe got cleaned out and all is good now.  

I highly recommend them for your plumbing needs.

I had the greatest experience with In & Out Plumbing this past week and about 10 years ago.  Last week I needed a new tub/shower installed and old one removed.  The price was very fair, they scheduled me three business days after they came by the house, they took three days to complete the job and I am beyond thrilled with the work, time frame and cost and they even painted the area needed.  Alfonzo was amazing.  Polite, hard working, amazing finished product and I cannot sing their praises enough.  Thank you Anthony for all your help and your team commitment.

I had a severe leak from a upstairs bathroom sink and behind the fridge .  Brian was extremely helpful getting me a new sink vanity and even matched  my faucets to my kitchen faucets, going all  the way to Gilroy to get the perfect one.  Benito and Edwardo fixed my double leak and repaired my garage roof where. the leak finally asserted itself.  They were extremely professional and very patient answering my many questions.  All In all I would highly recommended this company for your plumbing needs. 5. I am giving them 4 stars because I don't believe in giving 5 stars.  I have had a recurring plumbing issue with my sewer.  5 years and several plumbers later, no one could figure out the problem.  In & Out was reliable, gave me a good quote, and got the job done even when new challenges came up. More than the warranty, I know that they will stand behind their work.

And I was surprised at how well they put back my pavers.

I avoid writing negative reviews, unless the situation is egregious; and this is one of them. Our office had a slow draining urinal. In&Out came out and said that the urinal had to be removed and the drain snaked out for $775.00. Since the solution was so expensive, we contacted Ace Plumbing and the problem was fixed in 15 minutes for a fraction of the cost.

I needed a Sewer Lateral video done for an upcoming remodel we are planning. I was hesitant to choose In & Out given Yelp reviews, but moved forward as they booked me for an appointment the next day, and came in at a very competitive rate (cost of the video). Jose showed up on time, took all COVID precautions, wore boot covers inside the house, and did the video in about an hour. He had to go through our toilet (as we have no clean outs) and ran into a few issues making it to the city line, but pushed through and completed as promised. The office called to confirm an inspection report would be on the way, and we realized audio voice overs were missing on the DVD I was provided. Jose and Carlos came back within a few hours (same day) and redid the video to ensure we met all Belmont Sewer Lateral requirements. I was beyond impressed with the entire process, technicians, and customer service. Would definitely use them again for any plumbing issues!

In and Out Plumbing were referred by Angie's List.  The worker they sent, Basel, quickly diagnosed our water heater/heating system problem.    By replacing the Auxiliary hot water tank for $850, he told us that our two problems would be solved.  That is, poor water pressure and not hot enough water.  
After installing the new tank, the water pressure problem was not only not solved, but Basel claimed he never said the tank would fix the problem.
Plumbing problems can be complicated, but when the worker lies to me, that is an even bigger problem.

I needed a clean-out line installed in my house sewage line. I called three different plumbing companies to get estimates. In and Out plumbing was recommended by a close friend and also came with the most competitive estimate.

Atef came out and gave me an estimate the same day I called. The work was scheduled for a later date and it was done quickly and correctly. Atef got all of the city required permits and the new clean-out line passed the inspections with no problem. In and Out Plumbing filled in the area around the new clean-out and added a covered access area.

I am very happy with In and Out's quality of work and professionalism. I would recommend them to others.

Jose Luis came out to check some problem for my landlord. Told us that we should change the shower head and some pipe needs to be cut from the other side of the shower for $1800. I didn't understand why it cost so much to change the shower head and I don't think Luis explaining the problem if there is any really well to us. Feel like he is just throwing the number out there. I would double check with other services because the quote is out rages and he didn't explain the problem.

I called In and Out Plumbing because they were on the Home Adviser for recommended businesses. I wanted my water heater serviced and the technician quoted me $475, he said it cost that much because they run a chemical cleaner thru it to clean out the scales. So I agreed, when the plumber showed up all he did was drain and refill my water heater! Then hands me the bill for $475. Well I'm not paying $475 for a drain and refill, I agreed to a chemical clean at that price! What the plumber did I could've done on my own. Currently in dispute about cost of job with In and Out Plumbers.
My dispute has been resolved and the price dropped to a more reasonable rate!

I had a water leak coming from my water main and I called in and out plumbing, Mo was the gentleman that came to our home and replaced the line, He was a very professional man and he did the job and we are very happy on the services that was done The permit took one day and I would recommend him for future jobs that are needed in the future.
I live in Daly City and since my Father passed away in June of 2016, he was very good to my Mother and I find his respect and honesty a plus...He is a honest and good man .Keep him your establishment. I will call in the future if I need a reliable plumber.

I called this company because they advertised leak detection. I had a leak between my water meter and main shutoff valve. The lady who answered the phone said they could have someone come by that day for a free estimate. The young man who came did not know anything about leak detection except that they had a machine for it which he had never used. When I asked what kind of machine, how does it work, he excused himself to make a call and returned to say their machine only worked indoors, not outside underground. He then suggested running a new line for $5000.

The reason I wanted to be able to pinpoint the location of the leak was that my pipe runs under drystone walls and garden landscaping, making it a big job to do extensive digging. It would be the same problem running a new line.

So this company was a waste of time. Incapable of doing what I had asked about and not understanding my situation. I could not recommend  them for anything based on my experience.

I used American Leak Detection and for $345 they quickly found the location of the leak. A friend helped me dig 2 holes and install a new section of pipe around the section where the leak was.

Terrible Experience!
We hired them to fix a leaking pipe and install an automatic gas shut off valve. Franco made both jobs sound incredibly difficult and said it'll take him all day and he'll need his team to do the job. He left and said he'd come back shortly with his team. Well, he came back much later, by himself, and said his team will be here later and he'll get started. He worked for a couple of hours, then said he'd be back after lunch. He never did come back that day and didn't even let us know. When we called the office, they told us he got caught up at another job. REALLY!!!!???? He came back the next day ....again an hour late. He wanted to start the second job before completing the first one, but I told him just finish the pipe job first. He did and then had his worker come by in the afternoon to clean up.
We decided not to have him do the gas valve at that point. That turned out to be a really good decision as Franco said he'd have to do work inside the garage and it'd take him hours to install the valve. We had QuakePrepare come out today to install the gas valve, and it took them less than 1 hr and they simply installed it outside, as they told us it was a straight forward, standard job. QuakePrepare was much more affordable too.

Update:  Just want to add to my previous review.  About an hour and a half after Franco (at least that's the name the office gave me) left, another guy called and said he was on his way.  After telling him  2-3 times that someone just left, he seemed confused.  Here's the thing that really got me:  the dispatch person, Jennifer, I think is her name, contacted me because she didn't like my review!  She said she sent someone out after I had called (the morning that no one showed up EVEN THOUGH I HAD MADE AN APPOINTMENT THE PREVIOUS DAY).
Is that supposed to excuse the lack of organization in the office?  Yes, she was accommodating, but this is a business and when a customer makes an appointment, she or he expects the company to follow through.  Maybe before the office complains about a bad review, the company should get its act together!

Contacted this Plumbing Company out of their San Bruno office. Explained our needs and was told they could easily address such. When the plumber showed up, he was a guy from a previously used company who was incompetent the first time we met. He again tried to over sell and simply does not know what he's talking about. HE IS NOT A LIC. PLUMBER.....

When I called the company back and explained the circumstances of this individual, I was told he had many years experience, yet acknowledged he was newly hired....  The owner got on the line and ended up saying Well we cannot service you!  Don't trust this outfit!  No CREDIBILITY......

Stunned by how much they over charge for a job. Had estimate for main shut off valve replacement of $150 from competitors. In and out plumber quoted $550 for same job! Even said he could do it in well under half an hour. Don't know how they can survive with a plumber making bids like that.

I hired this company because they were in the Diamond Certified Directory. Big mistake. I should have checked Yelp first.  We hired them to clear a washer drain and fix a washer faucet.
While he was welding the pipes with a torch he caught the walls on fire. It was so bad the smoke was in my kitchen and I was very close to calling the fire department.  He proceeded to put it out with bottles of drinking water and then used the washer hose to put it out. When he thought he was done, he went to turn the main water line back on forgetting to turn the faucets off first and flooded the garage. My husband at this point asked him to leave but he wouldn't.
He also needed to use my husbands tools to complete the job. I was left with burnt and soaked walls. The final job was left sloppy. Very unprofessional and expensive.

Do not use these people.  They way overcharge.  I needed to replace the water supply angle stop for the toilet and the hose as well.  Finally, I needed to add a sprayer to the toilet.  All this took less than an hours worth of work, and I was charged  $355.50.  This is after a so called 10% discount.

Total materials, ~$20 at home depot.  Assuming they charge 100% markup, that's still an hourly rate of ~$300 or so.

Do not use this place under any circumstances

Charged $1,089.00 To install a garbage disposal and replace connecting pipe!  Surprise, they charge $535.00 per job.  One to replace the install the disposal and one to replace a connecting drain pipe. The work was fine but who can afford their rates.

I needed to have my sewer lateral replaced, but the replacement was complicated by the fact that the lateral ran underneath my entry stairs - brick and terrazzo that would be really expensive to repair or replace.  One plumber wouldn't even bid on the job, and a second would only replace from the front of the staircase to the edge of the sidewalk.  

My mom had used In-and-out on a couple of small jobs, so I decided to give them a try.  Anthony came out, did a video inspection of the sewer, and said, we can do it.
Full disclosure - I am a civil engineer and a contractor, and I was with the crew pretty much the whole time they worked on the sewer line.  Once we got the ground opened up we talked about how to proceed, and had some back-and-forth about the best way to get it done.  Ultimately, In-and-Out's foreman Horatio ultimately came up with the idea of slipping the new 4 cast iron pipe into the old 5 clay pipe to eliminate having to tunnel under the stairs.  He and his crew did some amazing work in a really tight space to make the final connection between the new line and the connection at the front of the house.  Got all the plumbing work done in a single, long day, including backfilling.  Great job.

This review is to not one on the company In & Out Plumbing or its services, but to appreciate the genuineness of Anthony and his good samaritan deed yesterday. My daughter got a flat tire and was changing it on her SUV and doing a splendid job of it, but struggling with some of the tasks. Anthony stopped, offered to lend a hand, and helped her finish the task. It is rare to have someone do a good deed out of genuine interest, and only offered his contacts because we asked for it to thank him in some way - and this review is our humble way of thanking him, and hope that it provides some context to folks hiring his company for his services. We sure will the next time we need it for our home!

They should rename their company In and In since they kept returning to fix their mistakes. My husband and I hired them for a home renovation. Things quickly fell apart. It took them over 3 months to complete what was a 6-7 week job. In the end, they fired the GC who was our job's lead and the company owner took the job into his own hands. We saw improvements from then and appreciated their effort, but it was a day late and a dollar short as this was at the very tail end of the project.

1- They sent unlicensed electricians to do the work unsupervised. Most of it was not done to code. Finally, after weeks of trying to fix and troubleshoot, they hired a real electrician to do the job. Sadly, In & Out refused to pay them and the electrician showed up at our house threatening to take a lien on our house.

2 - They ruined our hardwood floors. They redid the floors 3 times and each time made more mistakes. We finally gave up and In & Out credited us for some of our trouble. Our floors are left with dents from bad sanding, spots of glossy finish, dried puddles of finish, footprints where they stepped in the wet finish, and visible nailheads from oversanding.

3- They didn't measure or check anything before installation. They installed our gasline for our kitchen range in the wrong location 3 times. They installed pendant lights off-center so that one hung over the aisle and the other over the kitchen island. Ceiling lights were not installed in a straight line. They also didn't install our dishwasher correctly which caused mechanical failures a few weeks after they left. I could go on...

4 - Work was not completed in a safe manner. They hacked into posts supporting our house and had my father in law not checked, they would have left it like that. They didn't properly patch the roof when putting in a new vent so when it rains it enters the house (fortunately we're in a drought and are redoing our roof soon). Ducts weren't attached to vents nor were they properly sealed (we had to reattach and tape them ourselves).

5 - Disorganized. They couldn't tell me what was happening each day and would show up late. They mixed their tools up into ours (and in some cases would use ours without asking). They didn't print out the plans and relied on my personal copy.

Really scary experience. I called to get a bid on the repair, or replacement of the water main at my house. Ten seconds into the call I was put on hold. I was interrupted twice by call taker while trying to describe my request. Had to give address of job and my name twice, also. My confidence in the operation was in free fall at this point, but I decided to get their bid anyway. I received the bid today and nearly fainted! They wanted $8600 for a job two other contractors have bid at $500 and $350!!! Scary, really scary. Beware!

Used these guys a few years back and I still have nightmares about the whole job. If there was a choice for zero star this would be it.

First of all stay clear of these people, they only want your money and a lot of it, their plumbers are not Lic. Nor do they know what the hell they're doing.
Every plumber had a different estimates and one does not agree with the other and they also don't care if you're happy with the job. They keep sending guys to collect a check, just goes to show that customers are not their priority.

Ever since I've only heard bad things about this company, if you see 4 in a roll one star reviews then it's probably not a good idea to schedule an appointment with them.

Got a quote after they saw the work and it's way overpriced. My recommendation is, depending upon what you need help with, call and see if you can get ah estimate over the phone. This company charged per job, not per hour.

So one Saturday afternoon a few weeks ago, the wax ring on my toilet started to leak, so I called my plumber. Unfortunately (for me), he was on a family vacation. So I called In and Out Plumbing. The plumber came by, told me the wax ring was leaking, and told me it would cost $250 to fix.

Some background...
A wax ring costs $5 at any hardware store, and it literally takes a pro 30 minutes to fix. A handy amateur can do it in an hour. If you don't believe me, go to youtube and search for [toilet wax ring] to see how to do it.

$250 for a wax ring replacement is a serious case of exploiting vulnerable toilet users. My plumber charges $160/hr (1 hr minimum), regardless of whether it's an emergency. I would have done the job myself, but I was so busy that particular Saturday afternoon that I didn't even have time to go to Osh or Lowes or Home Depot. The plumber said he had the part in his truck outside, and that he can do it in 30-40 minutes. I was desperate and just wanted to get it done, so I agreed.

All was going well in wax-ring-replacement-land, up until the point where the plumber cracked my toilet. Apparently, he overtightened the nuts that hold the toilet to the floor. After he called his supervisor, he tells me that they can replace the toilet on Monday morning. WTF? Then he tells me that I'll still have to pay the $250 I agreed to for the wax ring. Are you frickin' serious?

After thinking things over later that day, I decided to call In and Out Plumbing and told them to call the whole thing off (I think I spoke to the supervisor). The reason why I was willing to pay $250 was because I just wanted to get it done. And since I had to wait until Monday, making me pay the FULL $250 was BS. I also told them that it was a crazy fee for such an easy job and a cheap part. They said that there was more to it than the price of the wax ring and labor, like the water supply line (another $5 part, which he didn't even change!).

After rescheduling some of my weekend plans, I ended up going to Lowe's later that evening and got a new replacement toilet for $160, which took an hour to swap out.

This one experience was a serious FAIL on their part. The plumber who broke my toilet was really friendly and apologetic, and I understand shit happens even to the best of  us. But his supervisor (or the guy on the phone) provided HORRIBLE customer service. My advice to him: Plumbing services are something most people need throughtout their life -- don't treat them like one-time customers!

Thinking back, I wish I had just gone through the trouble of getting $5 wax ring and doing the work myself. It would have saved me $155, and the frustration of losing time on scheduling the visit from In and Out Plumbing. In addition,  I wouldn't have had to leave this 1 star review!

They were early (!) for the estimate and waited for me.  
Their bid was much lower than their competition - it had me worried, in fact, so I called some references before deciding to use them.
Job was quick! 2 days, and started and ended just when they said it would. 5 months later, everything is working fine.

These guys were hired to only do the plumbing portion of a bathroom remodel for $7,200. On day 1 we were told that our old drain pipe needed to be replaced. That cost us $5,300. Day 2 there was another issue related to old drain pipe. That cost us an additional $900.00. I was afraid what Day 3 would have in store for us. We have an artificial turf that was totally ruined in the process of them removing the old drain pipe. We had to pay System Pavers $3,200 to come back and install it. In fact System Pavers stated that turf was removed incorrectly and that they would have to do it instead of the plumbers. Anthony said he could find a gardener to place it back for $900. Anthony thought we were wasting our money but we wanted to make sure the turf was place back correctly.

We explained to Anthony that we could not continue with the remodel because we had exceeded our budget because of the drain and turf. Instead of trying to work out some kind of discount and knowing he was going to make an additional $7,200 for the remodel portion, he just said nothing. I also mentioned to him that there was special listed here on Yelp, but he said that we didn't qualify because it was only for drain pipes up to 5 ft. deep, apparently our job was 7 ft. according to Anthony.

When we expressed that we felt duped via email, he initially replied that we could keep the final $1,000 payment if we felt that he or his company had mislead us. We thought great at least he's giving us back some money. Wrong!  This guy wouldn't let up. He continued calling and insisting to talk to us. When we sent an email firmly stating that his message was clear about keeping the money he responded with a lot of contradicting comments and insisted that we pay him the $1,000. Since we didn't want to be further harassed we decided to pay. If you ever decide to deal with this company be very careful.

There was a very sweet woman that answered the phone and handled everything in a matter of moments.

Within the hour, Ali and Blake arrived and were extremely knowledgeable about my water and pipe situation. They checked our building, city/street connection and my unit--offered valuable solutions and are coming back once I've taken care of my part.

This is another one of those situations where you wish there were more stars....

4 months ago, I was under contract for a property in Oakland and I needed to get a sewer lateral video inspection, to see if my sewer lateral needed replacing.  
When I called around, all the companies charge a minimum of $100 for the video inspection, and there is no guarantee that you will be able to afford the work once the inspection comes in, so I didn't feel comfortable throwing away that money.

My realtor had a *pocket plumber* that she didn't advertise, but who came out as a favor to her, and videoed my pipes for FREE.  His name is David Ball and he's working under the DBA  Emergency Rooter.

Long story short, I didn't end up buying that property, but 3 months later I was under contract for another one.  

Again I called Emergency Rooter to get my inspection and again he did it for FREE.  I also needed him to bid on replacing all my copper pipes, because they were all stolen by some hood rats, and his bid for the pipes AND the sewer lateral was less than the other bids I got for JUST the sewer lateral.

My job was a bit more involved because the connecting sewer pipe was 10feet under the ground, so he had to bring out a giant back hoe and it took a week, but for what was involved (when the other plumbers saw the job and heard the quote, they literally said *Shit--let him do it--I could NEVER do it that cheaply!), everything went off without a hitch.  Granted the job wasn't CHEAP, but because we're mandated by the city of Oakland to have this done, we pretty much have to suck up any quote we get.

Included in the price is the permitting, inspection and registration with the city of Oakland--I didn't have to figure any of that out or do a thing.  I simply hired David, left him the key and in short order, the job was done, I was in compliance and I had all new pipes under my house!!  

In addition to replacing the stolen copper, he informed me that the drainage pipes I had were 1/2 too small and needed to be replaced to be to code (and to work properly) and all that came within the original bid--there was no *overtime* charge, no *equipment rental* upcharge, none of that *I know I quoted you this, but we found this and now it's gonna cost more* stuff--just upfront, ethical work, amazing communication and a GREAT stress free job.

Oh, and did I mention he's really cute, too?  Well he is.

Anyway, when looking for sewer laterals on here I called almost everyone listed on YELP, and until this review David wasn't on YELP.  Now that I *got mine*, I don't mind sharing his amazing work with the world.
CALL HIM NOW for sewer lateral or just general plumbing.  He AND his team are all professional, communicative and knowledgeable--I can't say enough good stuff!

Just Terrible. They only warranty their work for 30 days. After that, they expect you to pay for the SAME JOB ALL OVER AGAIN, at the same cost. That is Ridiculous. In addition, I had different plumbers from this company - quote me different prices on the SAME JOB in a matter of days. There's no set scale, everything is very random & unprofessional.

My story is kinda mixed because I used In and Out for two big jobs...and they made big mistakes on both!

But I gave the company 4 stars because they did the right thing.  They did the right thing by me when everything broke down and water was everywhere:  They came immediately, apologized, and made it right...and then some!!

It turns out Oli and Manny, who are brothers, run a great family business.  I will keep them on my speed dial because what they claim on their website is true:  We pride ourselves in our honesty and integrity.

Found this company on homeadvisor. Wish I had checked here. We had very simple job, our shower fixture had a piece that was loose. Took the repairman less than 1/2 hour to fix. They then tried to charge me $499. This is after they missed their appointment time and came several hours late. DO NOT WORK WITH THIS COMPANY.

I had a pressing need to replace the shower/bathtub valves after they were broken by my tenant. It was urgent to replace them that day. I looked for plumbing companies and found many listed and most of them had received positive and some negative reviews. I decided to call In&Out Plumbing and this was a very pleasant experience from start to finish. The lady who answered the was very courteous and knowledgeable. She answered all my questions and scheduled a visit for that same day. Valentino, the young plumber arrived at the scheduled time. He was very polite and friendly and was wearing shoe covers to protect my carpets. I explained the problem to him and he proceeded to repair the existing valves at no charge. I asked him for a estimate for a more permanent solution and he wrote one up. The price was very reasonable and he also gave me a senior citizen's discount. I agreed on the price and asked him to schedule the job as soon as possible. We agreed on having him complete the job the next day. He came in the next day and proceeded to replace the valves and supporting structures. He left the shower operational, but the tile work had to be done the next day. The next day another young man arrived and repaired the wall and replaced the missing tiles. We were very happy with the job done. My tenant wanted hotter water for the shower so I called In&Out Plumbing. They sent out Valentino again and he came in that same day after having finished with his previous assignment. He was very pleasant again, adjusted the hot water supply and resolved the issue informing me that this could cause burns if used improperly. He did this at no additional charge.
Overall,, this is a very professional company, did an excellent job, and priced it reasonably. Above all that, Valentino and the rest of the people I dealt with are superb, caring and concerned professionals. I highly recommend this company and am very grateful that I found them. FIVE STARS IN MY BOOK!

The water in my toilet was running non-stop.  I called In & Out plumbing and they said they can give a free estimate and so i went ahead with it.  A plumber, named Celso, arrives at my house and inspects the toilet.  Turns out that it was a simple problem (flapper needed to be changed).  They have a minimum labor charge of $125 regardless of the size of the job.  He was upfront w/ the fee and informed me that it was something that an unexperienced guy like me could fix myself.  He told me what part i had to buy and showed me how it was done (it was very easy).  And so i took his suggestion and fixed my own toilet for $10.

Celso could have easily sold a clueless customer like me on having to pay the $125 (and i would have paid bec i was desperate to get it fixed).   But he was nice enough to let me know what was up.

Integrity and good customer service.  I give these guys 5 stars.

This is about the worse run company I've ever seen.  Plumbing work was done in my SF rental condo by In and Out, and they scratched the hardwood floors. They said they would send their handyman to fix the scratches.  I confirmed the appointment that morning. I drove to SF from the South Bay. After waiting half hour for the handyman I called the office and Maria wouldn't give me the cell number of the handyman. She finally told me he was in Pacifica which is at least 45 minutes from my condo. I had to cancel the appointment. I asked for the phone number of the president of the company and she wouldn't give me that either. Floors still not repaired and tenant not happy. Totally unprofessional and frustrating...

I requested a shower pan replacement.  It turned out to become  a complete nightmare.  The membrane installation was a massive failure, with too little membrane to cover up the wall past the curb. The persons that came out to install the pan were not aware of how to build a shower pan... had to be reminded to place paper under the rubber membrane.  A piece too small was installed.  Then the tiler drilled holes and placed screws through the harderback and he membrane just two inches off the floor and did not install paper between the harderback and the wood studs..  A professional plumber came by from another company and was just appalled to see what was being done.  The In & Out crew refused to admit that the installation was faulty and against all plumbing principles.. I do not understand why they would not admit that it was clearly incorrect. The company must have a licensed professional that knows how to do a proper shower pan installation, so why not send him instead of three different people unfamiliar with the skills set needed.
I am still hoping a licensed plumber or the owner/boss from In & Out will contact me to talk to me and explain what he .plans to do to make it right, and how this can happen in the first place.

Don't call these people if you have an emergency!!!  It was a Sunday night and I came home to a leaking pipe with water rolling across my garage floor.  I am an older woman and did not know how to shut off the water.  Girl on phone told me someone would call within 5 minutes.  Standing there watching water flowing down my wall was hard but I waited.  Finally, a friend happened to call and led me through how to turn the water off.  

A woman called the next day to apologize and said their system was down and, hence, no call back.  I was still angry but thanked her for calling.  However, I did say that I would let others know my experience.  She then lost her professionalism and became snippy and said she saw no reason for her call now.  That really did it for me and I hung up.  Had she stayed apologetic, she may have turned me around in my thinking but her attitude spoke volumes for the type of company I was dealing with.

We recently had a plumbing nightmare,  a hot water pipe leak under a concrete slab.  Yes, it's as bad as it sounds, trust me.  As soon as we contacted in & out plumbing they came out the next day.  They located the leak,  jack hammered out the slab,  yes a jack hammer, and fixed the leak in a matter of a few hours.  Not only is this team effecient, but very clean.   Imagine a jack hammer in your kitchen, what a mess it could have been if they didn't have the experience. Fortunately they do.

Although i do not wish this to happen to anyone, if it does, in & out plumbing is the only way to go.  I highly recommend Anthony and his crew for any plumbing needs.  Flexible  scheduling,  straightforward, professional and understanding to the customers needs.  What more could you ask for?   In & Out, that's how they do it.

Our neighbors hired them and they repeatedly destroyed our garden and paving, even after we repeatedly discussed with them. They drove machinery through it and piled rocks and lumber on the plants. Our plants are now dead and there are trip-hazard sized holes left in our paving. Total disregard for property.

In & Out plumbing is everything you could ask for in a great service. I thought I just had a backed up sink but it ended up being a much larger issue. In & Out gave me a very competitive price (I called and checked with other companies) and was quick and efficient!
I highly recommend Manny. He was courteous, professional and definitely knows what he is doing. The best part is they were very conscientious about keeping my house clean and not making a mess!

I found them on Home Advisor. They were prompt and came out for an estimate. I was travelling and the plumber described a very difficult situation and quoted me $800 but agreed to reduce it to $750. They came back the next day and completed the job in under 2 hours. It was well done and I have no complaints about the workmanship.
HOWEVER, when I added up the hourly rate, the parts and my own experience with plumbing it should have been half the price: $500. The next day they called me for immediate payment and when I asked for an invoice, warranty and break down of the service they inflated the work time, told me there was a plumbing assistant at the job (not true) and still demanded immediate payment. I was on my way to work and could not give them my credit card payment. Later that morning I received 4 payment demand calls and the owner emailed me with a threatening email to send this ti his attorney!

This company is not nice, they price gouge, they harass for payment, are unreasonable and then threaten you with legal charges. I will never use them again and will never recommend them to anyone else.

These guys are great.They answered their phone, showed up half an hour early, rooted my blocked waste line quickly, and charged me exactly what they estimated. I've done plumbing work before, so I know that it's inherently difficult for a plumber to achieve ANY of these things. This was a small, easy service call, and they did it perfectly.

They were very prompt and the only plumber that responded to my parents' plumbing emergency in the evening (around 9pm, shower valve broke). The emergency charge was high ($375 for less than 2 hours work) but not unreasonable.

HOWEVER, for the repair the following day (shower valve replacement) they overcharged ($1,800) and even included an item on the bill that they did not perform. They also installed the hot and cold indicator plate in the wrong direction. I called them to complain and they refunded for the item not performed and fixed the plate that was in the wrong direction.

I hate to think that they took advantage of my elderly parents but two errors in such a small job is alarming. Overcharging happens quite often to my parents (and I image many elderly people) so I can easily recognize a suspiciously high bill. If you are an elderly person, please shop around and get multiple quotes so you don't get taken advantage of.

We used to love these guys. Sadly our go to guy, Manny, left.

This morning we had an emergency. We called them, and they scheduled a time to come. They were within the allotted time, which was great. But we were assigned someone different.

The new guy came in, took a look at the job, sized me up (apparently for a sucker) and quoted me $300... for a clogged kitchen sink. We haggled a bit and since I didn't have much time (it's a saturday), we settled on $250. I had a feeling I was getting ripped off, but given the urgency, I decided to live with it.

Price aside, the plumber came into the house with his boots on (no covers) and to add insult to injury, he had forgotten a few tools. He apologized but wanted to leave for 45mins to go get the tools. We just didn't have the time to spare.

To top it all off, I called Miracle Plumbing (5 stars on yelp) and they showed up almost right away, on time, and did the job for $115. All this without haggling. And their guy, Lonnie, was very polite, courteous, and walked into the house with boot covers without prompting.

Thanks to the massive rainfall this week, our garage was absolutely flooded and our water heater was submerged by four feet of water and totally ruined.  In and Out plumbing got out here in about an hour and pumped out all of the water quickly and then gave us some options with our water heater.  Instead of trying to sell us a new one right away, he offered to let it dry out and see if would still work in a few days.  With a couple kids we couldn't risk not having hot water, so I asked when they could just install a new one and he said they could be there by 8am the next morning.  Ali, the plumber was right on time and in about an hour we had a new water heater.  The plumber was efficient and professional.  Also, they are local company which is good.  It's also good because now we have a new plumber service.

Called these guys up they came on time, asked about fixing a water heater and to get a price, said i needed to replace entire thing - so 300 for the waterheater , 300 or so for labor.  I was like cool.  How long will it take- his reply about 2-3 hours...cool.  He left and i forgot to ask about the element that i just bought at LOWES and how much it would cost to just replace that.   I called got a hold of him and asked so how much to replace the element?  Oh the element, well you can't buy it at home depot or lowes...i was like ok (i was holding the correct one in my hand)  he said i still have to take apart the whole waterheater to get to it  it's still going to be $300  i was like hmm ok???   Anyway i hung up the phone took a quick look into the computer and fixed my waterheater for 9 bucks in 1/2hr by replacing the element.  Went from 600 to 9 dollars in about snap  woo hoo.   So my friends i'm going to pass my savings on to you. HERE IS DETAILED LIST ON HOW TO CHANGE YOUR ELEMENT IN YOUR WATER HEATER (chances are this is the problem if your heater is not too old)

1.Go to a lowe's and look for the right size element for your waterheater mine was 1500 watts or something - usually it will match the size of the tank ...mine was 20 gallon

quick description  -
Element :One of these is mounted near the bottom of the heater. The other sits at the approximate midpoint of the heater. NOT ALL WATER HEATERS HAVE 2 -MINE JUST HAD ONE.  Replacement is needed when your water heater fails to heat the water as quickly as it has in the past. This is a good repair for a homeowner as it requires little time and no special tools.  NICE

1.  Shut the electricity to the water heater off. If you cannot determine which circuit breaker controls that circuit, shut the power off at the main breaker.
2.  Shut off the cold water supply to the water heater . you might have to search around outside like i did to find the main water shutoff.
3.  Drain the water heater.  ***easier said than done...make sure you release the pressure valve located near the top of the tank. this way the water can drain from the waterheater
4.  Remove the access cover screws and remove the cover.
5. Determine the type of element your water heater uses. A screw-in element has a large hex. A flange mount has four bolts per element on a square retaining plate.
6.  Check the data plate for the watt rating of the elements. You must purchase replacement elements with the same rating.
7.  Use the test light and make certain there is no power to the elements.
8.  Loosen the screws holding the wires to the element and remove them.
9.  Remove the element from the water heater.
10.  Clean the flange area or threads of the water heater.
11.  Wrap the threads of your new screw-in element with teflon tape and install the element. With flange mount elements, install a new gasket and replace any damaged screws. Tighten the screws securely to install the element.
12.  Connect the heater wires to the elements.
13.  Turn the cold water supply back on and check carefully for leaks.
14.  Replace the access cover.
15.  Restore the power to the water heater.   !! make sure you don't plug in hot water heater before it is filled with water otherwise you'll short out the new one u just put in.

They are in and out fast, that much is true. But nearly everything they've done for us has been sub par. When we needed a new boiler for our heating system they sent a fly-by-night contractor (from Poland) who took our $10,000, installed a new boiler and pump incorrectly and then disappeared without ever getting them to work. In and Out then sent one of their own guys (from Guatemala), who installed yet another new boiler pump (he said the first one had been installed incorrectly and was broken) and got the system to sort of limp along with constant, insanely loud banging noises. Another contractor (from Russia) eventually looked at it and insisted everything about it had been done wrong, then tried to get us to hire him under the table. In desperation, we finally called Gotelli Plumbing: a family-owned, old San Francisco company specialized in boiler systems, who took one look at it and told us the new pump had also been installed completely wrong by In and Out and was again broken. They installed the new pump in less than an hour and the system now works like a dream. $12,000, one new boiler and 3 new pumps later we finally have a heating system that works.

I hate writing bad reviews but this was truly unacceptable. If you're not qualified to do the work than say so and refer the client to someone who is. That's just professional.

The everyday plumbing work we've had done by them has also been sub par and consistently had problems. Very disappointing.

I blew a ton of money on a new washer and dryer to find out the hot water hookup had a stripped on/off valve.  Sure I could have done it myself but thankfully I didn't, as I will detail later.  A few other places gave cheaper phone estimates, but at $150 Antonio from Atef's crew came over in 30 min after calling!
      He discovered my water shutoff to the house was not functioning, so he had to use a special key to shut it off at the street (I would have never known about this).  He told me immediately that he noticed a few of my water pipes were old galvanized pipes that are prone to cracking, bursting and leaking.
     Finishing the new faucet install in 30 min, turned the water back on, water was shooting out of one of those old pipes.  Oh caca! I was panicking, Antonio was calm and cool, shut off the water and explained that he needed to replace the busted pipe with copper.  Work was now replacing 4 ft of the old galvanized cold and hot water pipes from the hot water heater to the washing machine, addition of faucets for laundry hookup.... estimate was $650!!! After the job he took pity on my sorry behind and gave me a big discount.
    Yes, you can find a cheaper plumber.  But the quality of work that is to legal code is first class.   He explained that he could do a bandaid $200 repair, but then I would be in need of a plumber soon somewhere down the line.  With the new setup, he said the new copper pipes would outlast me, which I believe!
    Free estimates, senior discounts, 10% discount on 2nd job or mention current online Yelp 10% coupon when calling.  Licensed and insured.  I will use their company again without hesitation and recommend to friends, family, and neighbors.
     I felt like an ass because I didn't have any cash tip to give him, but I'll be sure to request Antonio on my next job soon.

This was a long drawn affair but in the end, the problems were resolved.  We had two things fixed in our bathroom, for one problem we needed to order parts.  Receptionist helped me find out the proper parts and where to order them from.  Once they arrived I was able to schedule the repair.  Sergio was delayed but again, the office called to let me know so that was great.  He fixed everything correctly and was very professional.  Thanks you guys for a job well done!

I would not recommend In & Out Plumbing unless you have half a day to sit around and wait for them to show up.

My landlord scheduled them to come out to fix a clogged kitchen sink and a leak near the washing machine. We were told they'd arrive between 1pm and 2pm. At 2:45 my landlord called to see what was going on (she had been sitting in her car waiting for nearly two hours) and they said the guy would be here within a few minutes. Another 15 minutes went by and she ended up leaving.

The guy who arrived was very nice, but definitely not the brightest. When I said the landlord left because she waited for two hours he was confused and said he just got the call to come to the house about 20 minutes prior. He fixed the leak near the washer but didn't plug the washer back in and there was no way I could move the machine out of the closet it is in. I had to wait until my husband came back from out of town ... that was a major inconvenience but not that big a deal.

That evening we realized the kitchen sink was not completely fixed, so I called In & Out to come back. The only appointment they had was for 10am, which is the time I put my baby down for a nap, so I never schedule anything at that time. However, I wanted the sink to get fixed ASAP so I scheduled the plumber for 10am anyway and then prepared to deal with a tired and cranky baby.

The day of the appointment the guy was an hour late. I called to find out what was going on and they said he had us scheduled for 2pm (a time he previously told me he was booked, which is why 10am was my only option for the entire day). Well, I wasn't available at 2pm so I had to reschedule for the next business day.

The day of this appointment he was 30 minutes late so I called to find out what was going on because I had somewhere else to be and needed to know if I'd be late. The lady said he was close and would be there soon. I said it would have been nice to get a call with an updated ETA if the guy was going to run that far behind. She took offense to that and snapped at me about rescheduling two previous appointments. Hey, I'm sorry I couldn't be home to meet the plumber ...I was at the emergency room with my 9month old when I called you!

I didn't appreciate being snapped at because THEIR employee was over 30 minutes late for the THIRD time and they didn't have the courtesy to call. I don't have hours to sit around and wait for the guy to show up without a phone call to let me know what time he'll be there.  

I cancelled the appointment completely because I did not want to do business with them any more ... and the kitchen sink they fixed is still broken.

There was a drain backing up in our shower and I called In & Out based on their 5 star review on yelp. Sure enough - here's another 5 star rating. They were on time, friendly, did the job of snaking the drain and left my house neat and tidy. Can get better than that!

I've been searching for a contractor to fix my shower for the past 8 months, and had several contractors take a look at the shower and provide estimates.  I give In and Out Plumbing 5 stars, because they offered me the most reasonable quote, were quick to follow up with me, and had great communication throughout the process.  They were also efficient and did a beautiful and high quality job with replacing my shower in a timely manner.  They were flexible with my needs in the payment as well.  I recommend In and Out to anyone.  I worked with Armando's crew, and Anthony (Atef Abbas) looked at the shower and provided the original estimate.  Everyone was really nice and professional.They deserve a higher rating on Yelp in my humble opinion, don't hesitate to check them out!

While we have had good luck with these guys before, I am dissappointed about their trip out yesterday.  Our $1000 dishwasher was on the fritz, a fellow came out, looked at it and told me to buy a new one.  
I called another service company, the guy came out and charged me $140 to fix it.  Bottom line, don't always trust that they know what they are doing.

Atef and his guys are incredible!  I just ordered a new washer and dryer from Best Buy, and of course it didn't fit.  We were told we needed a new pan or something like that, or we'd have to re-order all new equipment.

Made the call to Atef, they got the new pan, installed it and we had a new washer and dryer within days!  These guys are simply incredible, they were professional, straightforward, and completely worked around our schedule, which is hectic!

If I need ANYTHING relating to plumbing I'm giving them a call, its great to have a plumber to trust!

One word about this company... AWESOME. Not only did they stick to their time schedule, they were professional and courteous.  So many past times from other companies I was given the run around, talked down to and felt I was being taken advantage of BUT not with In and Out Plumbing! I always felt like I understood what they were explaining about my particular issue and it was so refreshing!!  This company is a  keeper and I will highly recommend...

I'd rather do it myself...but this job was too big for me.

I had some major corrosion in my drain pipes while doing a kitchen remodel project, and had to lay new pipes.  In & Out Plumbing was prompt to show up for the quote, and turned out that they are priced very reasonably.  They also quoted the job to take 1 day, while 2 other plumbers quoted 3-4 days.  

Anthony is great to deal with, got the job started on Friday with a big crew and got most of the job done by the end of the day.  They dug the trenches and jack hammered the concrete to run the necessary pipes.  They had to come back on Saturday to finish the job because they found other damage in another pipe that was outside the scope of work.  For a bit more money, they took care of that damaged pipe as well.  

However, due to weather, they couldn't do the concrete on Saturday (it was raining).  And one of their trucks broke down so his crews had to share a truck going to multiple sites.  But, they arranged to pay my contractor to do it for them after the weather clears up so it was transparent to me.  That way, they took care of me and bought themselves time to juggle crews while a truck is down.

My contractor took care of the concrete on Sunday.

I was impressed with how quickly they took care of my problem, and ease of communication with Anthony, despite of the problems he was facing on his side.  I highly recommend Anthony and In & Out Plumbing.

My sewer main backed up because someone stole the drain cover and jammed a bunch of stuff down into the pipe. The first plumber I called said I would probably have to dig out the pipe and replace it and that I was looking at $5K to 7K.

Fortunately, I called  In and Out and they showed up within an hour, used a hydraulic pressure system to clean out the sewer and everything was solved. The first plumber had said he could have tried a pressure clean, but that it would have cost more than twice what In and Out charged.

In short, they were reasonably priced, professional, and friendly. Highly recommend.

Also, there are 10 other great reviews of these guys that are filtered. None of them looks fake. What's up Yelp?

It was all about timing and the first plumbing job I've ever had to have done in my home.  There was a slow constant drip coming from the faucet in my tub.  What we thought would be a simple little job, turned out to be something quite major that was luckily caught at the right time.  

I couldn't have asked for a more professional and courteous crew of plumbers.  The owner showed up first to assess the problem, two of his employees followed shortly behind.  After a thorough explanation of  what was to happen, I couldn't bare to stay and watch (they had to cut a large hole in the wall to access the plumbing behind the tub faucet), so I left the crew alone in my home.   When I returned, I was amazingly surprised that the job was completed and cleaned up!  The drywall was replaced, and the hole was completely patched up. Atef Abbas and his crew at IN & OUT PLUMBING was simply - THE BEST!  For  professional, reliable, and courteous service, IN & OUT PLUMBING is a must, and a company that I would recommend hands down!!

Terrible experience.  Constantly hours late for appointments, messed up parts ordering, no communication with me or each other.  Original quote of 1-2 week job of ripping out old bathtub and installing a handicap shower for elderly mother-in-law, turned into a month and 1/2 of torture and frustration and $2500 over budget because of their incompetence.  Most of the time, when they bothered to show up, they left one person to do scut work of demolition, etc.  and then wait HOURS for the actual plumbing tech to show up and do half the job because they didn't have the right parts.  Would never use this company again, and was SO happy to see the back of them.

In & Out replaced the faucet in my RV. The service tech did an excellent and professional job! That the repair was in a recreational vehicle did not seem to daunt the young man who completed the installation.

Our garbage disposal wasn't working. Called them an a plumber showed up within an hour. Guy came in, looked at it, flipped a switch to turn it on and fix it, then decided to waive the minimum charge. Awesome service!

Had a sewer back up w/raw sewage running down the driveway.  It was a bigger job than I could handle, ended up being roots 75 ft down the pipe.  The owner, Abbas was there for the fix.  Friendly and has been doing this a long time.  I will call them again.

We were very disappointed with In and Out Plumbing.   We called to get the main sewer line from our house to the street snaked out as it clogs with tree roots once every other year.  The distance is 18 feet.  We asked for a quote over the phone and were told if it was a basic clean out it would be about $175 and we could use the $50 coupon on their website in addition.  When their 2 plumbers came out they said they did not know what they were here to do - they were just told to come over - we told them about the clogged line and asked for the official quote.  They went to their truck for over 10 minutes and talked to the home office then presented us with a $395 quote --- when we said no, they said they could take 10% off.  When we told them we were given a $175 quote over the telephone, they said they would call the home office back as their cell service wasn't good and they may have misunderstood.  We told them to not bother.  We did call the main office ourselves to register a complaint and were told that the quote we got over the phone was for clearing a sink or toilet and not the main sewer line ----  I have another service here now who just finished the job for $150.

My 83 year old had In and Out plumbing out to fix a broken water pipe.  She was quoted $575.00 with a 10% discount.  While this was being fixed a contractor hit another pipe in the back.  This fix took less time than the first. The worker was great, fixed the front pipe and then the rear.  When he was done I asked how much.  I was then told $2,800 but I could take a 10% discount.  When I asked how much that was per hour the worker said $2,800 is what my boss said.  After him calling his boss back I was told the price is just by the job, unfortunately they did't say this upfront.  I finally spoke to Anthony, the owner.  After asking how much an hour, he refused to tell me.  He stated he decides the price on how hard or complicated or some other way.  He told me he had to pay workers comp and advertising.  Finally he told me he was charging $245.00 per hour for 8 hours. and $300.00 in material  I still can't figure out how that adds up to $2,800.00.  We finally agreed on $1,750.00 to get this resolved.  I am just relieved that an 83 year old lady didn't have to deal with them.

I had to replace a fiberglass shower that was leaking and as a result had caused major dry-rot damage and ruined part of a tiled floor.  I consulted various plumbers, many of who said they couldn't (or wouldn't) do the job. In & Out came out on a Saturday to provide an estimate, which was very helpful to me since I work in the city all week. They did not charge me for the estimate (3 other plumbing companies did) and were the only service that actually crawled under my house to check the extent of the dry-rot.  They offered a variety of options to remedy the situation, and thus far have done a very professional job of replacing my shower (in the end I opted to update the whole bathroom), so they are replacing the entire floor, painting the walls, updating the plumbing etc., they have shown up every day, worked most days until 6:00 p.m., and cleaned up everything nightly before they leave.  I had a situation one night, which turned out to have nothing to do with the work they were doing, but they still sent a plumber out and Manny showed up, fixed the problem and refused to be compensated telling me it was just part of their service.  I have been very impressed with In & Out Plumbing and would definitely recommend them to others.
