Justin is a nightmare!! We hired leckie investments to do our first flip. It was a $130000 budget. The first day they were suppose to be there on Wednesday to start demo,they were a no show. I called and they said it would be Friday. Then they took the weekend off. After 3 days of demo the house sat for 2 weeks with nothing being done. When work started I went over and they had tiled a shower wall that was suppose to come down and placed a pantry wall in the wrong place. I called, not upset at all, to let Justin know. He told me they were doing things in the order they were suppose to. I told him they shouldn't have tiled a wall that's coming down though. He said, that was not for me to worry about, if it's wrong that's on them. He said Don't be talking to my contractors. So, I asked, so you don't want me to tell you if something is being done wrong? He started yelling at me saying he was pulling everyone off the job. I calmed him down and he apologized and I hoped we could work past it,things only got worse. Our original budget was $90,000. He told us to ask for more for unexpected expenses and to pay interest on the loan. As soon as we asked for more, our budget jumped to $117,000. He refused to sign a contract. Threw a fit about signing lien releases. Which I later found out why, when he threatened to put a lien on our house if we didn't pay him more for a hood. He refused to uphold his scope of work. We were suppose to get quartz in all 3 bathrooms, which we had discussed and the scope of work was changed to state. We got vanities with counters already attached. When I asked him about it, he said we were over budget, yet never gave me any receipts. He just pulled the max amount. For example his kitchen budget was $20,000, which was for cabinets and the sink ONLY. All demo,framing,plumbing,countertops, appliances and tile were billed separately. He put in white shaker cabinets that were not custom made, just prefab. There is NO WAY they cost anywhere near the $20,000. We also got NO say in what went in. If I asked for a different color or anything that wasn't from their wholesaler, it would cost more. We found that the $117,000 didn't include shower doors for walk in showers laundry cabinets (just 2 above the washer and dryer), and more. We ended up paying over $10,000 out of pocket for everything not included. If I brought it up he told me , I have a list of things that we have done that wasn't included because you made changes. Which is NOT true. We made 1 change and that was to put 2 outlets outside, which the wall was already open to, due to demo. They damaged our new front door when delivering the appliances and damaged the appliances. When I asked about the front door being replaced they said it's not that noticeable! It doesn't matter if it's not noticeable, I paid for a new door. The appliances had football sized dents and I was told I don't think that will keep people from buying your house. It's a million dollar house, so yeah it will. They offered me $500 to keep the dented appliances. I told them no, I wanted new ones, that I paid for. A week later, they still hadn't ordered anything. They had budgeted $3500 for appliances. Which I didn't pay much mind too, knowing that he had budgeted $20,000 for cabinets. So, he then tells me I can keep the dented ones, take the $500 or find my own for under $3500! So, I searched forever, found a suite for under $3500. I contact them and they say not to buy it they were to expensive. The appliances were the only thing holding up us putting it on the market. Justin then tells me that the $3500 included INSTALLATION!! He said he had already paid for the hood and threatened to put a lein on the house. Wouldn't the installation be included in the $20,000? I ended up buying the appliances and installing myself. They charged me $3500 for custom shelving in the pantry, I got 3 shelves. Beware!
