They repaired several items in my home during an October 2014 visit.  Everything wasn't quite right so they came back that same week to tune up the repairs they made.

Now, five months later, some of the parts installed on the October 2014 visit stopped working.  Without a complaint, Mr. Keith Lamb himself (owner of Flat Out Plumbing) personally made a repair visit, brought new high quality parts and installed them himself.

Plumbers are expensive these days.  What could be better than a plumber who backs their work with a one year warranty and doesn't duck you when you call to exercise that warranty!

Mr. Lamb is on my very short list of plumbers I will call in the future.  I haven't had much luck with plumbers in Houston (only have one other plumber on my short list); can't figure that out.  I can list a lot of plumbers who will visit once, do sloppy work, collect their money and then dodge your phone calls forever.

Flat Out Plumbing owner Keith Lamb is dishonest, and when given the opportunity to make things right, he chose not to.

Since I purchased my home in 2013, I have experienced horrible plumbing issues. When I hired Flat out plumbing, it was identified  that there was a belly in my pipes, and the entire pipe from my downstairs bathroom outwards would need to be replaced. This would require tunneling under the house. An agreement was made, and I would pay $2500 down, and monthly installments until the balance was paid off.  I can't tell you how relieved I was, as a single female homeowner, to come across a company that was willing to finally fix my plumbing problems and allow me to make payments, as the repairs would cost $6500. Boy was I in for a rude awakening!!

Keith and his crew tunneled under my home, and worked for several days on what I thought was replacing the existing pipe.  The dirt was back filled, and the crews left.  Two days later, (on Christmas day), the sanitary sewer back filled into my home. Bathwater from my upstairs bathroom flooded my downstairs bathroom causing water to fill my downstairs hallway and garage. When I reached out to Keith and informed him of the backup  Keith responded by saying that I needed to have another $3500 worth of work done in order to fix the sewer problem, and that the pipes were not replaced, he only repaired the bellies that were in the current line due to it effecting the structural integrity of the home.  Keith did not communicate to me that the line was never replaced until after the Christmas day disaster. Had this not happened, I would have never known that the work I was paying for was not completed. The contract was for Keith to run a new line, not to put a bandaid on the existing line.

After this fiasco, I hired another plumbing company to come into the home to validate what work was actually performed. After putting another camera down the line, it was confirmed that the pipe was not replaced as indicated in my contract.

On 02/09/18, I reached out to Keith and gave him the option to make things right by returning my $2500 down payment for the work that he did not do, or I would be forced to pursue legal action.

On 03/28/18, Keith stated that he will not be refunding me the $2500, so I am now forced to pursue legal action.  

No one should have to go through this type of dishonesty from any company!

Great customer service, friendly  people  to work with.  Erica was so helpful  and Keith and his crew came out and repaired the cracked pipe quick, fast and in a hurry! I highly  recommend  this company  they are Bonded and Licensed and Great  Customer  Service  is high on there Priority  List!

Problem wasn't fix and charge me $120. Highway robbery!

Keith(owner) called me and said the technician wasn't suppose to charge me and refunded my money. This the customer service I was looking for. I will give them another chance.

Finally a honest plumber! After being burned several times by other plumbers, I was skeptical when I called Flat Out. The guys came over and pretty much immediately diagnosed the problem. I was given a fair quote and fully plan on having them do the major work I need.

It's good to know that in a world of crooks, there are businesses doing the right thing. I hope I won't need them after this work, but I will recommend them to anyone who asks.

This is for my experience with getting a quote on replacing pipes in a older home:

I called maybe 5 different places, and Keith was the fastest to respond, and the most polite and easy to work with.  Here is what I liked about him and his partner Michael.

Both people came on site, arrived early, were courteous, friendly and very knowledgeable.  They did a very thorough inspection and I liked that they wore slipcovers for their shoes.  It may seem like a small detail, but punctuality and attention to detail is exactly what I would want in a plumber I'm trusting to replace pipes in my house that I'm hoping will last for decades / lifetime.

They spent a lot of time inspecting, and then explaining what was needed.  He then followed up with a quote the same day.  They were very patient when peppered with questions and I also appreciate they are responsive via email, something that really gives businesses and edge these days in the age of smartphones and tablets.

Overall not a single thing I can think of I would improve.  Highly recommended.

My hot water heater quit working and I needed someone to help me.  I originally thought that the pilot light was out, and Keith told me he would come out and check it out for me that evening.  He came out and discovered it was needed to be replaced. So he checked on the warranty for me.  We had purchases the house a little over 6 years ago and so I didn't think it was still valid....unfortunately, the warranty had expired 4 months ago.  He quoted a fair price for parts, labor, and removal and then gave my husband time to discuss the situation while he wrote up the quote.  After about 10 minutes, Keith came back inside and discussed three options for a new water heater.  We were able to choose an option that fit our budget and he scheduled an appointment the next day...after our work hours on a Friday night!  Thank you for working around our schedules!  

I would definitely recommend him and his company to any of my friends and will call him for any future needs!

this company charged me $1,750.00 for a standard water heater.  Now if that's not highway robbery I don't know what is!!

Keith is an outstanding no bs master plumber. If you are looking for a plumber to do a job for you just need to call Flat Out Plumbing.

Unprofessional. Scheduled an appointment with Keith for a plumbing inspection for 5/14 at 5pm but he never showed up. We called him at 5p to let him know we were at the house and to ask him a question about the appointment but no answer. We then sent a text message and called two more times with no response to say he would be late or to inform us that we needed to reschedule. We haven't moved into our new place yet so we had to drive 30 minutes only to sit and wait for him for 2 hours before giving up and leaving. It's now been more than a day and a half since our scheduled appointment with no explanation. Very disappointed, especially since he was recommended to us by the person who did our home inspection. Doubt we will reschedule with him even if he bothers to call back.

Mr. Lamb & his assistant did a fantastic job. I would highly recommend Flat Out Plumbing to my neighbors and froends.

Called Flat Our Plumbing for a 2nd opinion, didn't tell them how much the other bid, but we had two of the nicest guys come out and bid the job.  We gave it to them, I will give an update on the work soon.  They didn't charge me to come out and quote the job!

Best plumbing service  I've ever used . And I've used a lot !! . Super nice ! Professional! Always on time ! Flat out plumbing will be the only plumbing service i will ever use .. they came and fixed my salon / bar in midtown / and my home . He fixed all the mistakes from all the different plumbing services. Would recommend a 100 times over

Excellent service! Sam and Tyler were great! I had two toilets repaired and another toilet installed. They diagnosed the issues quickly and gave me a quote that was half the price of another plumbing service highly rated on Yelp. We will definitely use them again for any of our plumbing needs!

Keith and Dana were courteous,  considerate,  and friendly.   They did a great job and I will use them again.

Horrible customer service. I canceled my appt before they even came out. The receptionist is so rude, and isn't helpful at all. Flat out plumbing won't give you an exact time they will meet. I don't have time sit around and wait two hours for them to get there, especially since this is an investment property an hour away from me. It's a shame, this property needed a complete re-piping.
Update: Keith called to apologize and address the issue.  I will consider using again.

I called @ about 1pm, in need of having my toilet on the 3rd floor unclogged.  They provided me with an appoitment between 6&7pm. That was perfect, kept me from having to take off from work.  

The guy came in did his assessment and immediately gave me a quote.  I definately recommend this company.

We had a broken pipe that needed urgent repair.   We called Keith at Flat Out, and within a few hours, he and his helper were on the job.  It was evident that he was knowledgable and capable.  

He diagnosed our problem and give me a clear detailed explanation about the impact of the damage and my options for dealing with it.   We were dreading the prospect of having to cope with this issue over multiple days.  Without toilets or showers, we would have had to go to a hotel.  No worries there - Keith worked hard until very late that night, completing the job before we went to bed.  I'm also very satisfied with the price for these services, particularly because of the experience, skills and persistence that Keith demonstrated.  

My expectations were exceeded in every way, and I'm looking forward to working with Keith and the folks at Flat Out on other plumbing projects in the future.

I am flat out disgusted.  I called this co. due to the posted reviews, but received a less than an accommodating individual who answered the phone.  She said that I would have to wait until the end of the next business day for an appointment with Keith, the owner who is a licensed plumber.  He never showed up.  I never received a courtesy call to reschedule the appointment.  I also asked for an estimate of the cost for the service since I knew exactly what I needed.  I never received a call regarding this matter either.  I can imagine the company/owner response if there would have been a problem with the quality of any services rendered since I didn't receive decent customer service on the front end of the transaction.  I felt Yelp members should be aware of my experience.

After that experience, I'm going with AAA Plumbing since all of the individuals are licensed plumbers rather than techs that so many plumbing companies employee and the AAA supervisor was very accommodating about estimating the time for my service (AAA charges a flat rate so no surprises or jacking up the prices like some plumbing companies).

Called this business, left a voicemail for a plumbing problem. Never did receive a phone call back.... Ummm ok, NEXT!

New to the area and searched YELP for high rated plumbing service in the area.  Called for service, the crew was timely, accurate, and the price was reasonable and affordable.  HIGHLY recommend!

We just woke up on a Sunday to a leak that was drenching my daughter's room. I found this company through Yelp and gave them a call. They were at my house in just over an hour and patched the pipe quickly. I usually feel like technicians will adjust their fees based on what location of town you live in, but Keith gave me a price I thought was very reasonable. They were friendly and professional - I will be using them again when we need work done!

I had purchased the Yelp special for plumbing services, and Keith came out the same day I called. He showed and explained thoroughly to me what the issue was and what my options were to resolve it. After he finished and I paid, he left and I was more than satisfied w/his service. Then as I was looking @ the invoice, I realized that the Yelp special wasn't calculated correctly, so I contacted him to question him about it, to which he replied right away and drove back to issue me a refund! I would recommend Flat Out for any of your plumbing needs, they go above and beyond!!

I really have to laugh, I just got off the phone to get an estimate to replace 2 toilets in my new construction home. The powder room and master have crappy toilets and I refuse to live with plungers next to my toilets. I have had toilets replaced in a home last year and I like the Kohler Cimmaron. They cost about $260 each their quote is $675 for each toilet that men's they charge$415 to install and remove a toilet. I have another quote of $900 to install both and order and bring the toilets

Kieth and his crew have been my go to plumber for 2 years. They installed my tankless unit and cleared clogs.

I am writing this review today, because Kieth responded quickly over the weekend to my emergency situation as we spotted a tiny leak from our tankless unit. He showed up next day (Sat!) and took a look at it.  It turned out it was just condensation, no leak. Kieth is professional and considerate.  I always call them first and will continue to use them.  I highly recommend.

Had a plumbing emergency on Sunday evening.  Flat Out was at the house within an hour.  We were very pleased with Keith and his professionalism.

The only reason I didn't give five stars is because they just weren't that punctual.  The first night was great, the next two days they had us waiting around for awhile.  Now, having said that once they arrived the work was non stop, and I'm pleased with the quality of work.

The techs were very courteous and respectful of the household.  I will call on Flat Out plumbing if the need arises again.

Had a break in the main line. Came out to fix it. Fair pricing and they also showed me the break. Good communication and work. Keeping their number in my phone. Received a one year warranty I hope to never need.

Our sink backed up at 7:00 at night on a Saturday with a party planned at our house on Sunday. My husband bought a snake at tried to remove the blockage, but he couldn't get it unclogged. We called numerous places, and most couldn't get us in until after 12 on Sunday or wanted to charge us an exorbitant amount to just give an estimate. I left a message at Flat Out in the hopes they would call back.
They called back and offered to come at midnight. With a little one asleep, we opted for the morning. No joke, they said, Well how early would you like us there? No time range, no hemming and hawing. They showed up at 7 on the dot, had the clog fixed by 8:30, and it was a completely reasonable price. Both Keith and Markus were good natured and polite and I would absolutely call them again. Oh, and they provide a 6 month warranty. Amazing! Customer service is not dead!!!!

If you get Keith, great.  I got a new guy and he botched the job, keith refunded the money.

excellent customer service and fast and quality repair. Phone service was great and both the service man and the phone receptionist called when there was confusion about the address. The repair was done quickly and efficiently at a very good price. I will use them again.

Keith just left my house! I couldn't be more pleased. I needed a gas valve changed and emailed a handful of plumbers from yelp. Keith was the ONLY one who replied to my email with a price, which was the question I asked. As I spend quite a bit of time at work, I needed a plumber that was able to work on weekends also. So, my two qualifications were already met when he used email to communicate and was willing to do work for me on a Sunday. He showed up five minutes early and was only here for about forty-five minutes total. He confirmed the price with me again before he started any work. But the real kicker is that he went ahead and installed my gas dryer (the gas valve he was changing was for the dryer) without me even asking him to do so! Super friendly, super professional, and definitely went above and beyond. If I need a plumber again, I will definitely be calling Flat-Out Plumbing!! Thanks for the hard work!

My gas water heater pilot went out, I reviewed the comments for Flat Out Plumbing and choose to call them. Keith got in touch immediately and came out the next day  early and got the pilot light going and made an inspection of the water heater and did not charge me for a service call. He sent me an email with cost for a couple of options when I was ready to replace the water heater. That night I had to re-light the pilot twice. I decided to replace the water heater and called Keith, he was there the next morning and had the new one installed in a little under 2 hours. The tech recommended that I replace the drip pan which was an additional $100 dollars that was not in the original estimate, which to me should have been considered as standard part of replacing the water heater. With that said, I was very pleased with their work, promptness and overall professionalism.
