Speedy Water Heaters

Yesterday I called Modern Plumbing Systems about a few items that we needed taken care of for our new house namely replacing a water shut off in the basement, pricing on a few other items and checking some possible pin hole leaks. Brian was phenomenal to speak to over the phone answered my questions; explained what they would do to replace the valve in detail and provided [great] pricing.  They just finished the job and I couldn't be happier and within 48 hours of calling them!  While onsite Brian was also able to estimate out a few other projects that we plan to do down the line. I highly recommend their services!

Brian is the man! I noticed I had a water stain on my basement bathroom cabinet and inspected further thinking I had a pin hole leak. Called Brian he came out and said it was just a loose brass fitting behind the shut off value under the sink. We went around the entire house and he  inspected/tightened all the sinks, toilets, and anywhere else there could be a lose fitting. He went beyond and made repairs to two other items not listed and kept the same price. I will call Brian again for future service and refer to him anytime someone asks for a good Plumber.

This company is fantastic! We are so glad we stumbled upon them. Our aging water heater kept failing and needing to be reset, so we decided to go ahead with a water heater replacement. We got five different quotes, and this company was among the better prices. On top of that, Brian was incredibly responsive and communicated quickly through email and text. His great communication won us over and we decided to go with them for the water heater replacement. They got us scheduled quickly, and when they arrived, Brian and the guy with him (I forget his name!) were so nice and friendly. They worked quickly and thoroughly and did a much better job with the installation than was already there, including adding a safety pan under the water heater and running a pipe from the pan to our garage in case of flooding. They did such a great job that towards the end of the visit, we asked them about fixing our front spigot, which was a leaking mess ever since we bought the house. They quoted a great place and came back the next day to fix it and did a fabulous job. Brian was able to send me invoices through e-mail that I could pay easily online, which made things quite convenient. We will definitely be using them for any future plumbing issues!

Had a leaky faucet causing water damage under my kitchen sink. Brian came out at 8 am the next day and got it fixed (installed the replacement faucet I had purchased) as well as replaced a leaky outdoor spigot. Years ago, Brian also installed my sump pump. He is super knowledgeable, laid back, and friendly. He's up front with costs (of which are very reasonable) and work quality is excellent. I'll definitely be calling him for future plumbing needs.

Early in the morning we discovered that we had no water! Something was obviously wrong with our well. Modern Plumbing arrived quickly and made the needed repairs. Our water was restored with in hours! Outstanding service, outstanding staff! Thank you!

Called Brian for a emergency plumbing issue where my basement got flooded. In less than a hour after the call he was able to come out and fix the problem.

3 years later another pinhole leak in a copper pipe in my basement. Gah!

This week I was let down by a large local dotted blue HVAC company in the area who had me down for an 8am appt. But after waiting around all morning I was told at 11:40am that Oh yeah, we just found out that our plumber didn't show up  & wasn't coming that day
A wasted morning!

So, I called Brian, (I should have called him first!) and he made last min room for me in his schedule, got here a couple hours later, diagnosed & fixed the problem, and also charged me a reasonable price!

Next job he's going to replace my 18 year old Hot Water Heater, I fear an unexpected flood. Thus guy is a laid back Zen style plumbing genius! If he started a cult, I would join it.

I would recommend him to anyone and everyone! But don't just take my word for it, read all the other Yelp eviews - he inspires appreciation and loyalty. So rare these days!

Brian remains to be the #1 plumber.  He is great!  I had him install a water heater before and this time for issues to sell my house.  He is a professional and has a uplifting spirit about himself. He took a toilet completely off because it was sitting incorrectly and was loose.  He removed the toilet, fixed the toilet and reinstalled it. I had a tank loose on one of the other toilets and he tighten it up within a few minutes.  His prices are really reasonable. He is the plumber you should use. Everything people say about him is true.  Use him, you won't be sorry.

Brian is awesome!!!! I found water in my utility closet and thinking it was a plumbing/flooding issue I looked on yelp and found Modern Plumbing.  I shortly figured there wasn't a leak but couldn't find out the origin of all the water.  Brian got back to me immediately and offered to come by to assist with figuring it out.  He found the source, HVAC output line pipe was backed up and filled with water - this was due to the outside pipe being covered up and blocked by landscaping work I had done (patio construction).  So the outside pipe was clogged or blocked.  He explained what needed to be done, verified it wasn't my water heater or HVAC, wet vac'd my utility closet for me - and didn't charge me a dime.  He was responsive, personable and I can't say enough great things about him!  I will refer anyone who listens to me from here on out and definitely keep him in mind should there ever be an actual plumbing issue :) - BRIAN IS THE BEST!!! Every rave review is 100% legit.  If you have a plumbing issue - this is the company to choose.

The work was impeccable.  Brian responded quickly. I had already tried to find a water heater myself, since I have a propane tank, it was difficult.  BGE home tried to charge me an arm and a leg. Brian's prices were reasonable.  He kept me informed of what he was doing. He was polite and respectful.  Paying for the services was easy, and I got an email invoice on the spot. I would totally reccomend.

I was in need of a new plumber to fix some minor issues with my bathroom sinks and shower and after searching on Yelp and reading the great reviews about Brian I decided to give him a call.  Let me tell you,  he did not disappoint.  His pricing was affordable,  service was fantastic and he was able to complete the job the same day he provided an estimate. I am a very satisfied customer and will call him for any future plumbing needs.

Excellent experience, will happily call again for any plumbing projects that come up. Installed kitchen faucet and shower head for me on short notice after I ran into a few diy issues, charged reasonably, came out on short notice, and a pleasant person to meet and chat with, even got some pointers on other projects in the works

Still more kudos for Brian; he helped us diagnose a mysterious bubbling pool that appeared in front of our house.

It wasn't the Fountain of Youth, unfortunately.  It was the Fountain of Leaking Water That Is Not The County's Responsibility.  (I would have settled for the Fountain of Late Twenties, though.)

While Brian couldn't help us on this particular job, he did kindly direct us to a plumber that had the equipment and experience to handle this, along with the best price.

I never thought I would rave about a plumbing company... until now.  

Thanks to the moronic advice of a peon at Loew's, I attempted to wrench off the spigot in my back yard and replace it with a new one.  Oh, yeah, you can just pull those right off, no problem.  Well, guess what?  Problem!  Mercifully, I had the foresight to kill the main, and was able to find the feeder to the outside, but the pipe was still snapped, so what to do...

Well, I couldn't fix it myself, plus we had a very leaky faucet in the basement deep sink, plus two slow-but-steadily leaky toilets we hadn't gotten around to fixing yet.  Bought the replacement guts, but still hadn't conquered them yet.  No time, really.  Okay, so, first priority is the open hole in our outside wall where the spigot once was.   Time to call someone in.

We did a little research and through another review site had found Mondern Plumbing Systems.  Brian (the owner) was mentioned frequently and given rave reviews, so we felt hopeful that we weren't about to get ripped off... or worse!  He couldn't make it out the first time he had scheduled owing to an unforseen conflict, so okay, fine, we'll reschedule, no problem.  I wasn't able to be there that Friday anyway, so the wife and I switched spots and I would cover Monday morning instead.

The original quote was for between $300 and $600 I believe, maybe even as high as $700.  Either way, I remember being surprised at the cost for all the services requested, or at least for the pipe issue in the back yard.  I guess part of that was my own shame at having caused the problem in the first place (thank you again, Loew's).  Anyway, it seemed lower than I guess I thought it should be, but whatever, didn't seem too horrific.  

He replaced the guts in the toilets without charging us, save a minor fee, partly because we provided the parts already.  He fixed the deep sink steady leak/drip without having to replace it.  He made a very small hole in the drywall in order to access the pipe to the backyard and replaced it better than new and in a very quick amount of time.  I think he finished everything in about an hour and a half, which was, to me, lightning fast!

Best part... actual cost... $296 with everything.  Can you believe it?  A plumber who, not only delivers quickly and without any confusing talk, but under estimate?  Oh wow.  Thank you yelpers for your reviews, and thank you everyone who reviewed them elsewhere!  In Brian we trust, and in his company we trust!  He came out to work on the house, as well, and I was so glad I got to meet him.  This guy is passionate about his work, very laid back and up front, does not mess around with fluff or useless words, but really seems to love what he does, and it shows.  

Simple, honest, efficient, fair pricing... I can't ask for anything more.  He has earned my business for as long as I am in the area and am in need of plumbing services.  I highly recommend him to my friends and family already, and anyone else who asks for a good plumber in the Annapolis/Baltimore/DC area!

We had Brian out to replace our hot water heater several months ago.  We recommended him to a local friend and Brian stopped over while he was in the area to address some other plumbing related issues we were having.  We will continue to refer him and have him out for future work.

I can't recommend Brian more highly! He saved us a bunch of money and a lot of hassle that would have been replacing our main sewer pipe. Another company told us that we needed to replace it, but Brian said that we could take the roots out and get several more years out of it before we need to replace it. I am so happy that my husband and I didn't have to fork over a bunch to change the sewer now--we just had a baby and with me still not back at work, finances are tight! Brian and his employee worked diligently to get the roots cleaned out, at a very fair price. I will definitely be using Modern Plumbing Systems from now on for all of our plumbing needs!

Our sump pump broke in the middle of a cold spell in January right before a big rainfall was expected. Brian's services were fast, friendly, and fairly priced. He even spent extra time outside in the 20* weather to try to defrost the frozen sump pump discharge pipe! Whoever built it did not take into account the freezing temperatures we get in winter, since it is about 50 ft of narrow, uninsulated pipe running along the outside of the house and then underground to discharge the water toward the street. Anyway, when that did not work he installed a temporary discharge pipe and showed me how I could hook it up in the winter when the main discharge pipe freezes, and then take it off in the spring/summer/fall when there is more rain so the water can go back down the main pipe and away from the backyard.

Also, there is NO EXTRA WEEKEND CHARGE. While their preferred hours are M-F 9-5, if you have a true plumbing emergency on a weekend or evening, you won't need to worry about paying an extra $300+ dollars like other companies charge.

Therefore Modern Plumbing Systems gets my highest recommendation. You won't be sorry for choosing them.

Replace a part in toilet and broke the toilet seat. No response to my complaint. Also, very expensive. $ 350 for ten minutes for a simple repair

Brian came out the same day that I called about our slow and minor (but sort of complicated) leak.  He diagnosed the issue and came out the next morning to fix it.  Two hours later, done.  Good price, quick service, friendly attitude, clean work.  What more can you ask for?!?

He's also been willing to travel outside of his usual service area to help us out with our rental property in Baltimore City, often on weekends. Brian is the best plumber I've ever dealt with and there have been many. His work is top notch,his prices are more then reasonable and he is a super nice guy. We have used him several times now and couldn't be more satisfied. Trust me if you need a plumber call Modern you won't be sorry.

Last summer we replaced a well pump at our home. The work resulted in the in a significant amount of debris getting into our water system and clogging the pipes and we literally had no water. Brian determined that the problem was that the pipes throughout the house were clogged. The fixtures needed to be taken apart under the sink where each fixture connects to the plumbing. The small holes at the connections needed to be cleared. The hoses that connected to the major appliances also needed to be taken apart and cleaned.

More recently, we had a second problem with septic smell in the house. My husband and I spent months trying to determine where the smell was coming from. I emailed Brian and he suggested a few things for us to try first to see it it would fix the problem - common causes for things he has seen in the past. After those things did not work Brian came in and diagnosed that the problem was that the metal cover on our grinder pump was corroded even though it looked fine from the outside. That fixed it. Brian is amazing and he will be doing all of our future projects.

We had water coming from the upstairs bathtub through a light fixture In the dining room. Brian came out the next day and fixed the tub in less than an hour. Didn't open up the ceiling or bathtub! We couldn't be happier with his service. Thank you!

Can't say enough good things. Professional, responsive, prompt and efficient. I interviewed several plumbing companies to replace my water line. He was the most aggressive to respond. He came out the next day and gave me an estimate. After getting six more it was obvious he was right in line. And I had a good feeling about him.   Even when he ran into unforeseeable complications, he stuck by the agreed to price and finished on time. And a wonderful attitude the whole time in unbearable conditions.
I feel lucky to have found Brian and can finally say Yes, yes I do when anyone asks me if I know a good plumber. And a great coworker in Max!

Brian is awesome.  Our pipes were rattling and we had no idea what was going on.  Brian came in and first thought we might need to replace one of our valves.  That would have been the easy play.  He would have made more money and we would have been happy.  Instead, he said, But let me try adjusting it first; your valve is old but maybe you don't have to fix it today.  He adjusted the valve; our problem went away; and we paid MUCH *less* money.  He is a craftsman with integrity.  Then he said, I still do think you should replace the valve sooner rather than later.  But if you do, I'll deduct what you just paid from the cost of the valve.  Of course, we hope we'll never *have* to use him again, but if and when we need a plumber, Brian's the guy we're going to call.  He knows what he's doing and he realizes the best way to get a customer for life is to serve them both well and fairly.  HIGHLY RECOMMENDED.

Woke up today with a clogged kitchen sink.  Called Brian and he fit me in.  Showed up at my home within 90 minutes.  Unfortunately, the clogged drain had worked itself out, so Brian didn't have to do anything.  Im giving Brian 4 stars instead of 5 stars because he didn't get a chance to actually do work, but his customer service skills are wonderful.  He didn't even charge me for the blank trip.  Thanks Brian, if a plumbing issue comes up, you will be the first person I call.

I had Modern Plumbing Systems come out to my house for a leaky toilet.  They came out and fixed it quickly and at a reasonable price.  The guy Brian was friendly.  It's nice to have a guy that doesn't mind conversation while he is working.  When they left I felt like Brian was a friend and not just my plumber.  So the next time I had a plumbing problem, of course I called Modern Plumbing Systems and Brian came out to my house and replaced a 50+ year old rusted out leaking water pipe.  Thank you Modern Plumbing Systems and thank you Brian.  It feels good to have someone that I feel like I can trust to work on my house.

We have had a chronic problem with our washing machine backing up.  The team from Modern Plumbing Systems diagnosed the problem and solved it.  They did a terrific job, were prompt, efficient and the price was very reasonable!  Thank you thank you!

Having lived in apartments for the last ten years, we didn't exactly have a plumber on speed dial, so I hit up Yelp for a recommendation. MPS had only one review, but it was from the always reliable Nathan C., and more importantly, they are located a stone's throw my house.

Brian came over -- on his day off, no less -- to diagnose the problem. After cutting a hole in the wall and poking around in the basement, he concluded there was leaky pipe behind the wall, and it was unlikely that normal-wear-and-tear was to blame. Our house was less than two years old, and he actually knew the plumber contractor the builder used, so he recommended we contact them and have them fix it... for free under the builder's warranty. How's that for honesty? He could have charged us to fix it himself, but didn't.

Turns out the previous owner missed a stud and drilled a couple of nice holes right into the pipe. The builder's plumber patched it and we're all good... apart from a couple of holes in the wall, which we'll get fixed soon enough.

Brian definitely earned my respect and will certainly be our go-to choice for our future plumbing needs.

I woke up to find a leaking water heater and immediately researched everything I could on water heater costs, and searched yelp. I ended up calling Modern Plumbing after seeing lots of positive reviews, and Brian answered. He said he could be there in an hour to make an assessment, and he was true to his word. It turned out that I had a dangerous situation on my hands with a 20+ old water heater, and Brian immediately started figuring out how he could add me to his same day, busy schedule. It turned out that he was able to come back that same evening with a new heater and had it installed within two hours. Plus, the cost was under what I had researched on the internet. Now that's what I call caring service! I now have a master plumber that I can trust! Phew!

Brian is amazing! He's super reliable, reasonably priced, knows what he is doing! We have used him a couple of times and would gladly recommend him to anyone!

This company and owner is AMAZING!! He was the first to call from Home Advisors (Service Magic) and offered to come out and give me a free estimate and I was so happy with the customer service and pricing that I had him stay to complete the job.  There was no BS and as in other reviews that were given on his company, he looked at my current project going on and gave very helpful advice.  He will definitely be doing ALL of my future projects. If you want quality work at a great price look no further.

Brian is hands down amazing.  He installed a water pressure regulator on the street side of our water main to bring our pressure within county code limits. He worked with me to set up a convenient appointment, showed up right when he said he'd be there, and was very pleasant to talk to.  He was very professional, laid-back, and really seems to enjoy his work. He had to cut a hole in the drywall to access the pipe, handled that set back with grace, and was incredibly conscientious with his cutting and clean up. I trust Modern Plumbing Systems and would recommend them to anyone!

Brian is a very honest businessman.  He very easily could have taken me for a $129 service fee, which I saw many other contractors advertising.  In sum, my water heater had shut-off.  Brian took the time to listen to the problem that I described and then over the phone stepped me through how to locate the proper panel on my water heater; turn-off the electric breaker in my house to guard against any ancillary damage; re-set my water heater; and provide advice on what to look for as a sign of a continuing problem.  This is a man for whom integrity and reputation still matter.  Brian and the team at Modern Plumbing Systems are the only plumbing contractors that I will ever use going forward.  Thank you, Brian.

Modern Plumbing Systems is by far the best business I've had come to my house period!  He was there in literally 10 minutes!  Courteous, helpful and did not overcharge me!  I called after hours and it still was not that expensive!  I would definitely recommend Brian to anyone!

Help! My water heater is leaking! That was all I had to say and Brian was on the way. This was my first time using his services and I was very, very pleased. The cost was reasonable and competitive. Brian was pleasant to deal with and did (as anyone would hope) clean up behind himself. Most importantly, I have hot water again. I wouldn't hesitate to use his services again!

I have a rental property with an old hot water heater that was on it's last leg.  I called many other plumbers and they informed me that they could not quote me over the phone and needed to bill me a trip charge to come out to give me an estimate.  Obviously in a rental unit, fast service is needed and I don't have time to wait for all the estimates.  I called Brian at around 7:00 Thursday night, he gave me a great estimate and advice and said they can replace the hot water heater Friday morning between 8 and 9.  They arrived early, were very proficient, clean and polite and my hot water heater was done before noon.  They also charged more less than the original estimate they gave me on the phone!  I will definitely be using them again and highly recommend their services.

A couple years ago 9ur water heater d8ed, of course on a weekend &/or holiday, not sure, but it wasn't a time when you can normally get a plumber. These guys came out, did a fantastic job, v er ry reasonable price, they even installed a faucet for us just being nice.

So why have I not given them 5 stars?

I have been trying, ever since that heater was put in, to get them to tell me what's involved in several minor repairs, a dishwasher problem (it won't drain), & a bathroom remodel for 2 old fat gimps. I even contacted them via your email after having asked the guy in person about an estimate for that the day he was jere.

Maybe they don't need the work? Maybe they forgot people get a bit fragrant if they can't shower because they don't have hot water & we smelled bad?Maybe they don't like fat people, or they hate gimps, or because of the number of small jobs I added to the list, they're afraid of scope creep? Maybe their attention span only covers one job at a time? Whatever. All I know is they don't respond. I am going to go elsewhere as their lack of response seems to indicate they no longer want our business. S9  if you're a 1st time customer & you like their work, realize they may never give you an estimate, they may never call you back or email ypu. It MIGHT be that, like most plumbing & repair businesses, they just don't service our area (they'll do Baltimore City & the affluent types north of the city, but not go south; or they'll do D.C. & the affluent areas to the south but not come north; they'll do Annapolis & the affluent areas around it but not come past those places where not driving an expensive car or designer clothes marks you as a pariah; maybe they hate the military base so they hate getting caught servicing it...but 98% of the places I've tried tell me we're not in their service area. I'd hoped these folks weren't like that since they helped us in an emergency, but I guess once they figured out we weren't rich, they opted out.

I'll give them 5 stars for service in an emergency but ZERO stars for everything else. I mean, at least tell me what I did wrong

Excellent service!  Had a leaky toilet and Brian was helpful and prompt in response.  Definitely will keep him in mind for future service!

We needed a plumber for a bathroom leak.  I contacted several plumbers via email - Brian (from Modern Plumbing) responded immediately.  He was great about working around my schedule  in making an appointment to come to my house.
Brian  was on-time and knowledgeable.  Prices were reasonable.  Brian took the time to explain what was causing our  plumbing problem and what he was doing to correct the  plumbing problem.  
After Brian fixed the plumbing issue (that we had called him for),  I asked him about an estimate on installing an additonal bathroom in our house. Even though, I told Brian that we would not be ready to put in the additonal bath for a while, he took the time to look the area over (where we wanted the additonal bath placed) and give me an estimate on the work.  Brian also told me that he knew a good electrician (that he could put us in contact with) for the wiring in the additional bath, when we were ready.
Brian was courteous and professional.   I would defintely recommend Modern Plumbing to my  friends and family.

We came downstairs to a flooded basement one morning last week, and suspected that the main out take pipe for the house was clogged (ick!).   Brian charged quite a fair rate for the services he provided.  He was professional, sincere, upfront and honest. He was really pleasant and personable. He called within seconds after I posted on Homeadvisor for the dire need for a plumber and he was not late getting to the appointment (a couple hours later the same day).  I was really worried that since it was an emergency it would cost a ton.  But my wallet was still happy when Brian was finished solving my problem of the day.  He was truly concerned with making it right, took the time to troubleshoot and problem-solve, and spent an hour and a half here.  I have to second that no BS comment I saw from another reviewer. I highly recommend Brian to anyone who needs a skilled plumber. He went the extra mile to complete the job by re-leveling a sagging pipe.  I would absolutely have him back again and I am telling everyone I know about him!  (Ask him for those fridge magnets and give them out.)
