Best experience with a plumbing company I've ever had in 30+ years of home ownership. Skye at the office was prompt, pleasant and efficient in returning my calls. Then I was very lucky, I think to get Michael as the technician - he's very experienced and a true craftsman who takes pride in his work.

This job started as a simple matter of replacing the stem on a leaky faucet, but the first plumber I tried managed to break off half the stem within the pipe, quickly gave up trying to remove it, and told me he'd have to break through the wall and remove and replace all the pipes involved - escalating a sub-$200 job to a $1000+ job. He and his company (Abante) took no responsibility for breaking the pipe, even though they'd never warned me of the risk of breakage, and (it turns out), never lubricated the stem before trying to remove it, and may have even used the wrong tool. They originally quoted the job as $200 but informed me this just happens sometimes and you'll just have to pay for the additional work.

In contrast Michael and Lunt Marymor - while being upfront about not knowing if they'd be able to remove the stem or would have to replace the whole assembly -- made more than a good-faith effort. In fact, Michael went above and beyond what I expected and after nearly an  hour of lubricating, pulling with all his strength, jiggling and working at it -- voila! - he managed to extract the stem, replace it, and save me $800 in the process.

I think most plumbers would have given up after 10-15 minutes. I give Michael, and Lunt Marymor, my highest recommendation.

I called to get a radiant heating quote for a new house and I was forwarded to a person's VM to spec out a system.  Someone called me the next day saying he was Jim and asked if I called him.  He didn't say where he was from and was very short with me.  He said if I'm not looking for him then he has other things to do.  He was being very short with me and made me feel like I was taking up his time.  I didn't recall calling a Jim so I said goodbye and he was happy to hang up.  I found out later that he is one of the owners of this company.  Needless to say I will take my business elsewhere.

I've used this service several times and continue to be impressed. I had bad experiences with other plumbers not knowing what they're doing and creating ineffective solutions at my expense, so it's very important to me to be able to trust my plumber. Lunt Marymor has never let me down. They've repaired toilets, unclogged drains, replaced fixtures and fixed leaks, each done well within a reasonable billable period.

I've worked with Jim Lunt a couple of times, and he's the consumate professional. In particular, he's very up on the latest technology and radiant heat systems. His guys have been polite and competent as well.

Plumber was fine (reason for two stars, not one star), but business hides the ball on the prices of parts.  It claims it is not able to provide estimates before the work is approved.  Instead you have to wait for the invoice with a price that is significantly higher than the ball park figure provided in their estimate.

They try to blame their suppliers for both their inability to disclose the dollar amount before the work is done and reason for charging so much afterward, but if you research the price of identical parts online, you see their profit margin is at least 100% (so you'll pay at least twice what they paid for the part).

There is NO valid reason for this lack of transparency.  I recommend you find a more ethical plumber.

Lunt Marymor is a very professional and conscientious plumbing company.  I called them to repair the pea trap on my bathroom sink, and Tad did an excellent job.  However, I mentioned to him that the sink stopper wasn't hooked up and when he starting fixing it, he saw that a small part was missing.  After he left, I bought the small part so he could return to complete the job, but I figured I could do this myself.  Of course, I did run into a small problem, but rather than having Tad come out again,  James asked Tad to call me on FaceTime so he could see what was wrong.  After a brief five minute call, Tad saw the issue and explained what I needed to do.  I followed his advice and got it working.  The fact that he called me back and walked me through this was the height of professionalism and great service.

We've used Lunt Marymor for several jobs throughout the years, including replacing the old water pipes in our house.  They have always done excellent work and have always been very fair.

I've worked with Lunt Marymore for over six years and they are the best! IAs a general contractor I am most concerned that the subcontractor come in when scheduled and finish the work on time, on budget and as specified. LM has never failed me. These guys are consumate pro's and are the ones you'll trust to be in your home and know that you're getting what you're paying for.

Like S. d., they've done good work for me in the past, but it was steep. Better the devil you know, so I went with them when I had a cracked sewer lateral.

$800 later i have some footage of the pipe and an I had to ask them to resend the estimate (only the bill arrived the first time). The proposal involved re-routing half my lines cost 6.5K, which doesn't include permits and I would have to do the crawl space excavation (not insubstantial) myself.

After some research I found a trenchless solution (cured in place pipe) for a small fraction to repair only the 4' section of damaged cast iron pipe (the rest looked healthy).

To sum up: good work if money is no object. Down side, expensive and not much interest in finding the best value solution.

We have used LMC for our plumbing needs for over 10 years. They are wonderful - they show up on time, their staff is very well trained, they are great at giving you options and costs. Their clean-up afterwards is excellent, which for many companies can be a weak point. We highly recommend them!

The first plumber I hired to snake my clogged drain told me it was  a serious problem that couldn't be snaked.  He charged me $200 to give me that diagnosis.  Fortunately I couldn't afford to have him cut through the wall to do this major job at the time and I lived with the problem for several weeks until the drain wouldn't drain at all and it became an emergency.  Boy, did I ever get it right with this company.  Steve found the problem and snaked it successfully all in less than an hour.  No cutting through walls, no major plumbing job.  No major expense.  These guys are the bomb!

Hard to believe this place is Diamond Certified.  Had a problem with the toilet leaking and the toilet maker, Flushmate, called in a work order and had Lunt do the work.  The work was done in Mid March. Here were are in Mid June and the toilet is leaking and a valve Lunt put in is not working.  I called on a Thursday and left a message, no reply. I called today at 8:00AM - left a message - no call back.  So I give it one last try around 2:00pm and actually get a person on the line!  I'm told that is is $155 just for them to come look at it! But the kicker is ... they only warranty their work for 30 days!!!  So even if they find out that what they did in March was wrong - I still have to pay for it.  Must have a whole lot of confidence in their work, do yuh think?  I asked why I never got a return call - the person told me that she was out last week and hadn't checked messages.  Definitely not the people to use in an emergency....if ever....

I am a smal client, but have used Lunt Marymor over the past ten years for a variety of jobs.

A few months ago we had a dispute over a estimate for some work that was resolved to my satisfaction. It involved not getting an estimate and a subsequent bill.
After the problem was resolved, I told the representative I would continue to use the company for my plumbing needs.

This past Friday I had a problem with my water heater and called Lunt Marymor first thing.

I left a voice mail at approx. 8:30 am
After not hearing back, I called again around 10 am and talked to Katy? who said she had a crew in Los Altos but maybe someone could come by in the afternoon.
She promised she would check with them and get back to me.
At around 11:00 I called again and talked to another woman who said Katy? was on the problem and would call me back.
At around 12:30 I called again and left a voicemail pleading for someone to call me back and give me an update.
Since my first call and since then I still have not received any calls from your office.

Two voice mails and two conversations with a human in one morning and no return calls....ever.
A simple we are too busy and can't help you today would have been fine.
I was very happy with their service in the past and all the work they did was a little pricey, but very professional.

I will not use Lunt Marymor in the future and would not recommend them.

I have recommended this Plumbing Company to so many of my friends and they always comment back to me on how GREAT these plumbers are. They give you more then what you pay for. If the problem they went out to fix didn't completely get fixed the first time they will go out and try to fix it again on warranty. Recently my toilet was over flowing and i didn't know how to stop the water from spilling all over the floor. So I called LuntMarymor in a spastic tone of voice asking to send someone out immediately. The lady on the phone was more then a miracle worker, she told me to turn the knob in the back of my toilet all the way to the left to stop the water from running in the toilet. When i did that, the water instantly stopped pouring out and i was able to get my self together, and stop the water from spilling all over my carpet floors. The lady on the phone scheduled for someone to fix my toilet with in 2 hours. The Plumber (or what they call Journey man) came out and was done fixing the toilet in less then an hour. I was more then satisfied with the results of having my toilet repaired.

I would and will recommend this company (LuntMarymor) to all those who have major and/or simple plumbing needs.

They overestimated the time spent on my repair by about 25 minutes and more than doubled the price of the part they used.  At their rate of $230 per hour, they have overcharged me for time by about $96.00.  Doubling the price of that part is unfair in addition to charging $230 per hour for the time spent fetching it.  And, they tried to cover up this billing practice by the wording on their bill which implies that the part price is from the Cal Steam (supply company) statement.  When the plumber took over an hour to come to my place, which is only 15 minutes away, I started taking notes about his use of time.  So, my time estimates are accurate.  Also, I called the parts store to get the price a plumber pays for my part, so I could compare that with the price they put on my bill.  So, my claim that they doubled my price is accurate.  They did a good plumbing repair, but NOT at a fair price.

The situation: our bathroom at the office.  The scenario: the faucet was broken inadvertently by our housekeeper.  After having one of our guys--NOT plumbers clearly--look at it the search began for an elusive part.  Dozens of plumbers & plumbing supply companies later and still no part.  Months pass and we are washing our hands not in the bathroom but in a nearby sink.  It isn't pretty.
One day I pass Lunt Marymor on the way into work.  I call them.  The lovely woman who answers asks me to describe the faucet, then asks me to send a pic from my phone.  She IDs ithe faucet from the pic!!  How cool is that???   Some German faucet company.  Anyhoo, she gives me a quote--and sadly, I know my boss is not going to go for it.  But then she calls ME back to say there is a less expensive yet similar style faucet she knows of, half the price.  Long story short: we are washing our hands in our bathroom like civilized people now and Lunt Marymor is the reason why.

I have called them several times now and I think they do a great job.
Their prices may not be discounted, but they show up, are competent, and call you later to see if you are happy with their work.  they are licensed, bonded, and stand behind their work and that does mean something to me.

I asked them to give me an estimate for installing a new water heater.

They then sent me a BILL for $125 for giving me an ESTIMATE!  There had been no prior discussion of this -- it just showed up in the mail.

Furthermore, when I called to make the appointment, they were misleading.  I told them that I was replacing a water heater and another plumber had said I'd need  a lot of work on that basement space.  The LM person on the phone said that sounded crazy; of course they wouldn't have to do that.

Their guy came and said the same about the work on the space. So the person on the phone should not have said what she did -- which had convinced me that the 1st plumber was wrong and overpriced. Not so.

Needless to say, I did not hire them  and will not call them again.

You call, you make an appointment, they show on time, they charge the going rate for solid craftsmanship.
They historically have worked on big building construction projects, but due to the weak economy now have a service department which brings all that construction experience with them. They are not who you would call for a blocked toilet emergency - that would be roto rooter or rescue rooter (who rip you off when you are most desperate). These guys are for the planned plumbing jobs. You won't be sorry. if they don't get it right the first time and they are at fault, then they do it right with no charge on the return visit.

The last time I used a plumber because their prices were lower than Lunt Marymor I was sorry for it. It really is true you get what you pay for. I started using Lunt Marymor a few years ago and have been a happy client ever since. Araceli who answers the phone is warm, gracious and genuinely interested in taking care of me. Antonio who usually comes to my house is easy to work and always very prompt. They are a company that's been around for a long time with employees who are loyal and skillful. I would highly recommend them to anyone who wants quality service with warm and friendly employees.

After being a customer for 20 years, Lunt Marymor over charged us +$750.  Five phone calls to the accountant, the service manager, and leaving an email for the owner did not get anyone's attention.  I suspect either fraud or gross incompetence of many employees.  Not sure why a company would let it's reputation fall so easily, but we won't be calling them.  Plus, my faucet handles have permanent grooves from an associate's error.

We have been through several commercial projects that involve many contractors and subcontractors working under tight budgets and tight timelines.  I am happy to report that the folks at Lunt Marymor far  surpassed my expectations.  Our project was tricky as it involved installing a full sprinkler system throughout an old Victorian Building in SF.  They were careful to come up with plans that meet the Building Requirements but also preserved the integrity of the building.   Their team lead by Steve was both very skilled and polite as we occupied the building while the work was being done.  

They are skilled craftsmen and above all delivered our project on time!  I am happy to recommend Lunt Marymor for any plumbing needs particurly complex ones.  Great Job !

This company has been my go-to plumber for the past 15 years and they used to be incredible. The past two times I've had them come out, the results were not good.

This past time was ridiculous. First, I had to wait with a clogged kitchen and downstairs sink for two weeks for  my appointment. Then, after taking the day off from work the day of my appointment, the service person called ten minutes before the appointment time to tell me they were not going to come because they were stuck elsewhere. When I complained that I wanted someone to come out that day as long promised, they sent a guy who confided in me (when he could not fix the problem after three hours) that he was a heating specialist and didn't have the right snake to clear the drain. Wow.  All still okay, except that (a) the company would not be able to send a follow up team for another week and (b) when I called a dIfferent company (Albert Nahman, which is awesome!) who fixed the issue in less than 15 minutes, Lunt Marymor still charged me $601.25 for the heating guy's time playing with my plumbing. Now, I've called twice to speak with a manager to discuss this invoice and -- wouldn't you know -- I can't get a call back. A Diamond Certified Company, huh?  Maybe 5 years ago, but not now.

There really is a Lunt (Jim) and a Marymor (Leigh) and they are both very experienced professionals.  I am a contractor and plumber myself and when I need timely expert support these guys and their team deliver.  Front office through field personnel they are responsive and capable.  I highly recommend Lunt Marymor for any service or new construction needs.

Three feet of water heater exhaust ducting replaced, no problems with the work performed.  Billed over $700, far too much.

Upfront that they would charge for transit time getting materials. However it took 2 hours to go 20 min away. And then when the bill arrived materials were marked up multiple times reasonable cost.

Either charge to acquire the materials or markup the materials themselves... both is unreasonable.

It was lucky for us we called LuntMarymor to get earthquake shutoff valves for our gas meters. Antonio arrived, on time, and handled the entire business including shutting off for the installation and restarting all of our gas appliances when he was done. Service was professionaly, courteous and done at a very fair price. We will definitely call LuntMarymor again when we need plumbing service.

The reason this isn't one star is that the work was done well. That said, my interactions with Leigh Marymor left me severely concerned with his competence and integrity. We had a bid for him to replace our water pipes and install a new tankless water heater on the exterior of our garage. This was to be done while I was away on my honeymoon.

Problem #1: setbacks. He didn't seem to know the regulations regarding setback for an exterior mount. He said 4' to the property line, which is what we have. Later my HVAC guy says that this is wrong, and that it's 4' plus the depth of the heater itself. I tell Leigh and he says we should change the plan to an interior mount. He acknowledges no error on his part. It is now 1 week before my honeymoon.

This requires additional venting. Leigh and I had discussed this in-person with my contractor. My contractor was going to do the venting and estimated about $1,200 extra. Two days before my honeymoon, he tells me that Leigh said it requires special ducting with which he has no experience, and he would rather Leigh do it. Leigh agrees to do it, for $3,000. So much for my bid. Leigh accepts no responsibility, and says that my contractor must have been confused, when I personally was present and Leigh mentioned nothing about this.

A month later Leigh's guys come to do the venting. They arrive with no information about our plans, which Leigh knew. They pull out the manual for the water heater. They ask ME whether the ducting should go to the left or right of the water heater, as if I know? I mention to them the big expansion project which will alter the garage. Leigh didn't tell them. I have to get drawings for them. Later they tell me they need me to ask the neighbor for permission to put a ladder on their property, or else they can't proceed and need to build scaffolding.

Just to put a cherry on top, weeks later one of his team mentions to me offhandedly that the water heater cannot be in a dusty environment. Our contractor is doing major work using the garage as the base. We have a 6 month expansion project, using the garage as the base. Dust levels are immense. Leigh knew about all of this, and did an untenable install. Leigh takes no responsibility and I have to pay my contractor to reverse the air intake to go through the garage wall. Afterwards Leigh generously comes out to clean up the job I paid for.

I can believe that lots of people have had good luck. But you're rolling the dice.

First time using Lunt Marymor the other day and they were great....could not be happier.  They answered the phone promptly and someone came over by the afternoon.  Sean (who had worked on our place in the past with another company) asked a lot of questions beforehand to try and pre-diagnose the issue beforehand, which was smart and worked because the part he brought was the part that needed to be replaced, so he saved me the time of having to have him come back had he not pre-diagnosed the issue ahead of time.  He was prompt, thorough, efficient and fixed the issue. They will be my go from now on.  Highly recommend.

Terrible customer service. More concerned with letting you know they're diamond certified than doing a good job.  Over-priced.  Took them a long time for a quote.   Never showed for appt and blamed me.

I would recommend Lunt Marymor to anyone. While the prices are not cheap, what plumber's prices are? The important thing is, they do solid work and stand behind it. We had a small leak in our toilet, a Porcher model that is not well known. Michael, the guy they sent out, not only knew the product, but told me that it was one of the better products out there - even the older model that we had. He knew what to do and fixed the problem quickly.

We hired Lunt Marymor to install a new kitchen sink and faucet and to replace some outdoor faucets that were leaking.  It turned out that the sink I bought didn't fit the hole in the Corian countertop.  Lunt Marymor was fantastic at solving the problem.  They did the work they could finish that day and researched Corian certified people, finding a great person to enlarge the hole in the counter the next day.  Then they rearranged their very tight schedule to come back and set the sink and faucet installed so that we didn't have to go without for the weekend.  Everyone was really professional, friendly and helpful.  I'd recommend them to anyone who needs a plumber and would be happy to use them again.

I chose this company because it is Diamond Certified.  What a disappointment.  I called to have an earthquake valve installed and  multiple lines from my gas meter cleaned up.  When the plumber arrived he took a look and said they hadn't scheduled enough time to do the job so he would write up an estimate and send it to me.  Two weeks later, no estimate.  I called them, and they said they hadn't sent it because they didn't have my e-mail (they had my phone number).  When I got the estimate it was more than double what my other estimate was AND they billed me $145 for the estimate. They are up front about charging for estimates and their travel time though.  Never again.

Amazing group.  This is a high-end, very experienced plumbing company.  We had them come out and fix a major sewage/plumbing problem and while the work was expensive, it was done quickly and effectively and I totally trusted their work.  They provided us lots of information, and kept the job clean.  Hiring an inexpensive plumber is often the most expensive thing you can do - so I would highly recommend this team.

Best Plumbers in town hands down. Having plumbing problems is bad enough, but LuntMarymor made ours so much better. They are responsive and Angie made sure we were taken care of immediately. I have known Jim and Leigh for over two decades professionally and the contractor I work for has used their plumbing company almost exclusively.  I only recently had cause to hire them personally for troubleshooting my hot water heater that had gone bad (State brand).  Mike Maung came out and investigated the problems.  He recommended considering replacing the whole unit which at first I was against as it seemed to me that the unit, only 6 years old, could be repaired at a cost less than that of replacement.  As it turned out, the problems with the State hwh were terminal....bad unit, or a lemon, or both.  I appreciated Mike's attempt at salvaging the unit, but am now very relieved we decided to cut bait on that piece and arranged for the installation of a new AO Smith vertex high efficiency one.  Aaron came out and removed the old one, ran new venting and condensate drain and installed the new unit expertly.  He was very accommodating of some personal activity that was already scheduled at my house and respectful of our needs that day.  Leigh Marymor also helped me by sending only one plumber instead of the normal two for this job, as a cost cutting measure, as well as offering materials and labor rates lower than normal  (friends and family).  I am very appreciative of these kind gestures on his part to help keep this unexpected expense as low as possible, while maintaining his high level of professional quality work.  Nicely done to all of you who helped me.  I would recommend them to anyone!

This star rating is based on price, not on actual performance.  These folks came highly recommended from an architect I trust.  He vouched for the quality of their work.  My problem is their pricing - it was astronomical.  On top of that, there was a solution they didn't think of (or offer) that ended up being fantastic.  But the main thing was price.  I called back my architect friend and he was amazed as well.  I am sure that the best work commands the highest price, and maybe that is what's going on here.  Either way, you are sure to be able to get safe, professional work done at more reasonable prices.  Whatever you do, you should get multiple bids from legit licensed contractors (with insurance, etc.) and compare before just taking one estimate from Lunt Marymor and plunking down the cash.  Unless you're some rich person, in which case, time is money, so then go ahead - I am sure they'll do a fine job.

Lunt Marymor fixed my plugged tub shower drain the other day and they were friendly, professional, fast and the main thing clean.

I had my tub/shower drain snaked a couple years ago by a different plumber, he charged me double and left a big black mess in my tub and the bath floor.

I recommend Lunt Marymor for you small and large plumbing projects.

Called for a quote on a new water heater.  The woman on the line was very evasive.  Didn't want to give me a price.  Kept saying the guy would have to look at it.  Everyone else I called either quoted me a fixed price or cost of the heater plus hourly with a ballpark amount of time it would take.  Finally, after practically begging for any kind of price quote, and all but drawing a diagram of the location from the driveway to the gas line fittings, she quoted me $1,500.00 for a job that I got done for $750.

Don't even bother to call.

Hey, is Ange M. working for them?  Notice she doesn't actually mention EVER having had any work done by them?

We have used Lunt Marymor numerous times for both service and repair work as well as major plumbing jobs.  They are one of the best plumbing outfits, with courteous expert plumbers who can do almost anything.  Two of their specialties are small service jobs and radiant heating.

I used to have great service from them, but it really depends on who comes. I love Antonio.  He is courteous and hardworking.  He immediately put booties on when he entered  my house and cleaned everything up.  HIs job was thorough, and he made sure that he completed and checked everything before he left.  The company also comes at an appointed time, not a range (like others of 3 hours) and often times early.

That said, the last few times when Antonio was not available  two others came, it was a disaster.  They were older and very rude.  And they did not finish their job. They also charged a fortune for not doing much.  I also got an estimate for a bigger job from Lunt, and their quote was about 3 times more than others.

Lunt Marymor helped with an installation of a radiant floor heating in our build out a few years back.  Although competent, we found them to be full of attitude and over priced.  We called recently to schedule routine service on the boiler unit and to discuss some additional products we may want for some additional work we are doing.  The soonest appointment was a month out.  Arranged for our contractor to be here when they showed up.  Called on Friday morning to confirm the Monday appointment and to make sure the person who came out knew the kinds of additional equipment we are interested in.  Left a detailed message on the voice mail when no one picked up, asking for a return call.  No return call.  Monday, about an hour before the appointment, I get a call saying that the service guy can't make it and we will have to reschedule.  Soonest appointment is over a month out.  No apology.  I would have appreciated a little more notice as a courtesy to our contractor, but, OK I said, what time?  Guy on the phone told me he would have to check and call me back.  OK, I said.  That was three weeks ago.   No return call.  And I will not be calling them back.

For basic repairs, service is good, but If you are looking for a quick response, avoid this company.

Although we had used their services several times in the past, when we had a flooded basement we were informed they don't work past 4 PM.

Requests to speak with an owner deadended with managers who failed to address concerns.

I hired Lunt Marymor to help diagnose why my faucets and toilet were constantly running/leaking. They came out at a convenient time and ON TIME, and told me that the sediment in my old pipes was a factor in the leaky faucets and that my old toilet couldn't make a seal.
They installed a super low flow toilet and a replacement faucet.
Check this out: yesterday I got my water bill. A year ago today, 49/gallons a day of water used. As of yesterday, 12/gallons a day! I couldn't believe how much water I had been wasting and I am eternally grateful for the kind, knowledgeable and affordable service I received.
Also, I really appreciate that they didnt try to sell me on other things and that I feel like I have a plumbing company that I can trust.

Jim Lunt himself installed the plumbing in my house when it was built in 1988. The company has maintained it ever since. That said, it has required little attention in the intervening twenty-five years. Recently Antonio spent the day installing a new instant hot water unit and tweaking a few other more complicated things--root intrusion in pipes etc. Quite simply these are good people who do very good work. If, and I don't know, they are a bit more expensive than others, it is well worth it.

Lunt Marymor has been my plumber for years. Prompt, professional, skilled, they are especially good with odd European fixtures. They can find replacement parts for almost anything and don't push for total replacement like some companies. They protect the floors with mats they bring themselves, bring their own safe light source so they can really see what the problem is, and clean up the work area very nicely when they're done. They've been able to handle any plumbing problem I've had.  I don't find their prices higher than other plumbers I've used, although I usually see their trucks in upscale neighborhoods.

As far as their not quoting the price of a water heater over the phone (as one reviewer complained about) you tell me how someone would do that?  There are all sorts of unknowns that require an inspection.  Berkeley especially is filled with water heaters that are hooked up against code and would be a plumber's nightmare to replace.    Look up the price of a water heater on the internet and do some research to get an idea what it would cost before you call.

It is very difficult to get your calls returned. Incessant billing for service calls that results in merely adding more water pressure to the system. Does not recommend.
