We had our shower/tub back-to-back drain completely back up. The first plumber couldn't fix it and after a few phone calls to people who didn't sound like they knew what they were doing, I found Jim. He came right over to assess the issue and was extremely professional, knowledgeable and honest. He came back the next day and very thoroughly worked through the issue, starting at the roof and eventually finding that our sewer lateral replacement guy bypassed a house connection pipe causing the complete back up. It is hard to find a good plumber and as an architect, I respect Jim's do-the-job-right attitude. He'll be my go to person should our cute 1940's house have plumbing issues again! I would highly recommend Jim.

Oh no!!! Had a water heater fail at 6:30 in the morning where the drain valve popped off and dumped 30 gallons of hot water all over my place. Cleaned it up and proceeded to find a plumber that would answer the phone at 7:00 in the morning. Left several messages with about half a dozen plumbers in the area and Jim at SmartRooter was only one to return my call within the hour. He truly is on the ball 24/7, which led me to believe he is truly about customer service. After hanging up, he was here within 50 minutes...talk about caring, I like it!
He and his crew were masked ala COVID, courteous, and protected the work surface...they demonstrated that they were truly are professionals even before turning one wrench. As 99.9% of us have that dread of the unknown house problems and if who you called would get it done right. Smart Rooter is the real deal. In my case it was clear that the unit needed be replaced, since it was way over due, who knew water heaters needed to be replaced every 15-20 years, its not a life time item folks. Jim also diagnosed a problem with the isolation valve in the plumbing which also needed to be swapped out since the valve was 30+ yrs old along with the water heater. He got that replaced while pulling out the old unit. They came back with a replacement water heater and necessary hardware in a couple of hours. Nice to see they had a true plumbing brand unit with them and not some do it yourself big-box store unit, you truly get what you pay for in my experience. They spent the next few hours setting up the water heater with requisite hardware and safety parts. And finally took to the time to double check functioning and explained the settings on it.
In less than a day he got the job done and hot water was running at home again, yay! I wouldn't hesitate to call Jim and SmartRooter again. He took the time to explain what the problem was, came up with a fair quote, got the replacement, installed it properly and cleaned up...no plumber dread or butt crack here. They will take care of you and your waterworks!!!
This is my first yelp review even though I've used it for years!
Jim came over same day on time (even though I was late) and got right to work diagnosing the issue. He explained what he was doing in terms I could understand. He tried 3 times using 3 different methods to unplug our sewer line that had backed up and was starting to leach into our garage (yuck!). When he still couldn't get through he explained that our past company must have failed to reattach one line it when we had our sewer lateral compliance work done. He offered to come back to explain what he did to them or to do the work if they wouldn't. He worked really hard for 2.5 hours and his price seemed really fair. He was careful to take off his shoes each time he went into the house without me even asking. Overall great experience with a local Alameda business owner. Thank you, Jim!

We live in a hundred year old victorian house. Everything is old and needs replacing. I remember my dad mentioned to me in the past it would have to be changed out. Luckily, Jimmy answered my inquiry via text message. After the many attempts of thinking it was a clogged toilet, plunging and plunging it did not budge. The water came back up, and air bubbles. I figured it needed to be snaked or was the sewer line eekkk. I just wanted it fixed asap, all this on a Sunday, Jimmy snaked the line multiple times and it didn't work the pipe in the camera looked bad. It was the main sewer line! He and his crew came back next morning and were able to replace the pipe! While working on that we had the toilet replaced and installed and I gave him another last minute re-pipe of under the kitchen sink. Whew! Shot out to Jimmy and his crew! Definitely would recommend!
Jimmy came out in an hour after I called. He was professional and did a great job for my dad. He had a clog that cause the kitchen water to come out of the bathroom sink. We would definitely use this company again for any plumbing issues.

My laundry room sink was clogged and I couldn't wash clothes anymore. I tried to use a small snake and a plunger but nothing worked. I called smart rooter and plumbing early Monday and left a message to Jim. 5 minutes later I received a text saying he will contact me in the afternoon and at 1:30 pm he confirmed he was on his way. He quickly diagnosed that the kitchen was the issue and was able to fix the problem in less than an hour and tested the drain a long time to make all was ok. We have a 2 metal pipe for our sump pump that extends from our property, under the sidewalk, and out to the curb. We also have Alameda's beautiful liquidambar trees that unfortunately mess up the sidewalks and also manage to extend their roots into metal pipes. So our pipe was clogged and water was coming out of an irrigation control box rather than to the curb and making our sump pump work overtime. We called Jim and he came out within an hour. He scoped the pipe, saw that there were a lot of roots in the pipe, and began rootering (is that even a word?). 30 minutes later, a giant, foot-long clump of roots was pushed out of the pipe and water began flowing to the curb. He's responsive, professional, and very reasonably priced. I would not hesitate to call him on any future plumbing projects or problems.
These guys were great - recommended to me from a neighbor on Nextoor, they did what they said on the tin. I texted Jim and he got back to me within minutes. They happened to be in the neighborhood, so they swung by to check out my problem. (The toilet needed to be leveled, steadied and reseated.)
In an hour they had removed the toilet, repositioned it, replaced the gasket, bolted it down and recaulked. Like new, in and out.
Calling them again for any other plumbing issues.
Our bathroom flooded and didn't know why. All I know is that I took a bath upstairs and perhaps it was related to that. I've used Smart Rooter & Plumbing before for my kitchen sink backup and they were awesome but I never left a review so I'm leaving one now. They couldn't get to me sooner for this time around so I used another plumbing which I'm regretting a bit. Smart Rooter & Plumbing will get to the source and will stay there until they are satisfied.
Jim did a great job of replacing the pop-up and drain pipes underneath my bathroom sink, and he also helped snake the line to clear a stubborn clog. He was very conscientious about keeping the floors of my house clean by wearing plastic shoe covers and by laying down waterproof sheets for his tools. His rates are reasonable, and I'll keep him in mind if I should ever need a plumber again.

It was late on a Saturday night around 8 pm and I had called in an emergency repair due to a clogged sewer line. The sewage was coming up in the downstairs bathtub and we could not use the toilet. Gross! AHS had failed to respond by getting me a 24 hr plumbing service to come out and unblock my line. I started to call around looking for someone to come to the rescue. After I made a few calls I reached Jimmy from Smart Rooter. He and his partner Oliver had knocked off for the day, but with a little pleading explaining my dire situation, Jimmy agreed to come out and even took $100 off his standard rate for a late night weekend emergency repair. Since we did not have a working cleanout outside the house, they had to remove the toilet and use their industrial snake to clear the line of tree root blockage etc. They had my line clear in less than an hour, took great care in wheeling the snake through my house, using little booties on the wheels and mopped up and cleaned all the water and dirt after the job was done. I couldn't have asked for more. They did an outstanding job in all aspects of the job. I would refer them to anyone and use them again in a heartbeat. Jim of Smart Rooter 510-384-2593 came out within an hour of my phone call and inspected my reported leaking tub. In fact he found that the plumbing on the tub was just fine, the source of the leak was simply warn out caulking around the top of the tub. What a relief! A tub seal strip kit latter and some dry time all was clear. & because Jim was already in the area he charged me what equalled pennies for his great service and knowledge. Jim spent most of the time answering my questions about future remodel work I am interested in and gave some fantastic quotes on bathroom remodeling. I had an emergency situation with my exterior drainage underground from the downspouts. Water wasn't flowing out to the street. I called Jim and he right away made time to come by and offer assistance. He was able to snake and rooter any roots and use a camera which was awesome. He took time to find the issue and offer solutions. I even forgot to take a look at another area and Jim was kind enough to swing by the next morning without hesitation. Support locals! Jim and Randy did a great job! They have brand new equipment and their snake cleared our drain and the replaced the pipe we had broke in a jiffy! Had great service from these guys for my shower drain problems. They responded right away to my inquiry and were communicative about arrival time. In addition to fixing the problem I called about, they noticed another issue and spent a lot of time fixing it, but stuck to their original labor estimate on what they charged me (besides parts for the second fix). And they were super nice about my barking dog. Will definitely use them again if I need a plumber.

I had no hot water and tried to light the pilot several times and it would not work. It was getting close to 5:00 and I was scrambling to find someone to come and get my hot water working. Jim from Smart Rooter and Plumbing was the first one to respond. He came by earlier than expected. It took some detective work to figure out the problem. Somehow there was no gas coming in. He took a look at my gas meter and realized the earthquake shut off valve got triggered. Not sure how that happened. He reset the valve and voila. I now have hot water. I highly recommend Jim. He is responsive, professional and knows what he's doing. I first tried calling my original plumber who installed the heater 6 years ago but he is no longer in business. I'm glad I found a new plumber!

Oh, you know. Just called at 12pm and a technician was here by 12:30 fixing our backed up sink. By 1:30 he was done and I got back to my day. A set price for the work and it was cheaper than the other bids....and the timing couldn't have been more convenient!

My co-worker had her bathroom remodeled a while back and was talking about all the work she had done to her bathroom and how happy she was with the work that was done. So when I needed a plumber I recalled her mentioning the work she had done so I called her for the contact info. I am so glad I called Smart Rooter. I talked to Jim and explained to him my plumbing problem, and he was able to come over the very same day. He was very professional, came on time and able to fix my water heater.

These guys were great. They replied quickly and were here the next day to fix the problem. I found out I needed a new toilet and they suggested that I pick out the one I wanted at Home Depot to save on cost. I did just that and they came the next day and installed it. They fixed all my leaks, which worried me because of the drought. The price was very reasonable and they told me what would charge before doing the work, no cost for the estimate. Mom's shower drain was draining slowly. I had used Jim to fix my sewer problem 1 1/2yrs ago. He checked out sewer situation in the house. Simply amazing. Jimmy called back within 25 minutes of my leaving a message. He came by to look at a problem that turned out to be an appliance problem, which was out of his hands, and he charged me nothing for coming by. Fast forward a day later -- we had a big water leak in our front yard (as a result of something we did). I called Jimmy and he and Oliver came immediately and stopped the leak. When it was clear the problem would return, they came back the NEXT DAY and repaired a big water pipe. Charge was completely reasonable. They gave me lots of great advice on our plumbing and things we could fix ourselves rather than pay someone else to do. I can't recommend them enough.
First time home owners, we completely freaked out when on Sunday water started seeping through laminate in the kitchen. Too cool to reply to customers? 3 days later, I'm still waiting to hear back from them about a quote for a clogged sewer line, so I went to the Berkeley Tools Lending Library, checked out a snake, and cleared it myself. Folks (esp. women), don't waste your time and money on plumbers for simple fixes you can do yourself!
Great people. William helped us clear 3 drains and a clogged toilet at our restaurant. Came with a 30 day warranty on the snaked drains and 24hr on the toilet. Seems like a honest family business. Would definitely use them agian.

Sam came out to inspect the water heater when we called him. He came inspected the water heater and recommended us to instal a new one. The same day we bought a new one and he installed it in a couple of hours and finished his job. What a relief. He has good knowledge, he took all precautions and told us everything about the water heater. If i need any plumbing job in future, I would definitely, call Sam from Smart Rooters. GOOD JOB SAM!!

This is as good as it gets and more! My former plumber, Ed, at another local plumbing company never returned my calls (all five of them with messages left!), even though he had suggested in the past that he could install my new hot water tank, so I gave up and started looking for a new plumber. Jim responded quickly thru Yelp, and the next thing I know I'm scheduling an appointment to get my very old water tank replaced. Jim and his worker, Salvador, were prompt, professional yet personable, and reasonably priced. It's been a couple of weeks since the installation, and everything (knock on wood) is running very well. We woke this morning to our bathroom filled with water. I called Jim and he came arrived quickly. He assessed the situation and with the camera saw the blockage. He was able to clear it quickly and it was covered under warranty! Jim is a very honest man and I highly recommend him!
Jim was recommended by a neighbor, and he really got us out of a bind despite super weird, crazy, and old plumbing in Woodstock, Alameda. There is more to be fixed at some point, and I appreciated so much that he told us he would be willing to do those repairs rather than asking us not to contact him again. Thank you Jim!
During this last big storm we had, our tub was leaking (and so I thought), I called a big plumbing company (not listing name) out to take a look. They told me they would have to come back with some equipment to open up our shower and replace some pipes, but we would have to replace the wall behind the tub and reinstall the tub as well after pipe is fix. I didn't feel comfortable with what they said but ended up having to pay them $80 for their diagnosis/estimate time. I decided to get a second opinion and called Jim based on a recommendation. Thank god I did. After a long consultation he saw that our pipes was cracked and had burst, water was coming up from under house!! Much bigger problem, but most importantly he found source of water damage. Fortunately he was able to fix problem before more damage was done to our house. One thing I have to admit about Alameda, we have the best small town honest local business owners. Jim is a local plumber, sooo reliable and honest. I can't thank him enough for all the hours put into our house. He saved my house and saved me from having to remodel the bathroom for no reason.
Jim answered my Sunday call on the first try. He promised a call back and within 30 minutes Sam called me and we spoke about the problem. I texted him a coupe of pictures of the problem and within minutes he provided a quote for the job. He came out Sunday afternoon and completed three plumbing fixes at my house and did a terrific job. Neat, clean and really knew what he was doing. Completed the job in quick order and had me completely fixed on Thanksgiving weekend. Could not have been better service!

Wow! Arrived very quickly for a last minute urgent plumbing need. It was a quick and easy fix caused by a poor attempt of a dishwasher installation. That is a whole other story - except to say stay away from Apogee Installation! The fix was so fast, just something I did not feel I could handle, due to fear of making the situation worse. Quick, easy and no charge!! So nice!!! What great service!!
I don't use the word rescue lightly. Jim not only responded quickly but was able to take care of the issue through the outside access and I didn't have to miss any work. His diagnosis of the issue came with the great advice and a deeper knowledge then the plumbers I had initially contacted who were in able to succeed in fixing the issue.
The situation was nothing short of a nightmare with sewage back flowing into my basement through an open drain- it is hard to find a plumber available- smart rooter is now the top of my to call list if I have an issue in the future
Called at 11:45am, they arrived at 12:20pm. Assessed my issues, gave me a quote, had the exact same model replacement garbage disposal on their truck, replaced the disposal and snaked the drain line and were finished at 1:15pm. Very professional, cleaned up after themselves and did a great job. Even had a credit card reader for debit card payment. Will definitely call them again!
Can I tell you how hard it is to find a reliable plumber on a Sunday afternoon during all of the wonderful professional games--VERY. I was able to immediately get assistance from Smart Rooter & Plumbing! He arrived super quick and got right to work! Our upstairs toilet leaked and damaged the ceiling below. They made an appointment about an hour later and came through. They discussed with us the root causes of our leak and they were ok with working immediately. A portion of the piping had to be replaced, and the damaged ceiling had to be cut out. Started at 3 PM, were done before 6.

6:40 pm and our kitchen sink wouldn't drain. We decided to call a plumber and found this company called and left a message. Even though they close at 7:00 pm they called right back and came right over. They were here within a half hour!! The Job was a lot more than we actually expected, but it all worked out In the end. He was very professional, polite, and respectful. I loved the fact he took a few extra minutes to clean up the area where he was working. That means a lot and it only took a min!! If you have a plumbing issue I hope you'll call this company.

Jim is awesome. He got back to me right away even tho it was close to his closing time and a Friday night. He did a great job and was super meticulous and professional. He even showed me another area where water was leaking and offered to give me his caulking material to apply when area dried up. He will now be my go to plumber.

This is a REAL yelp reviewer. See my actual reviews to confirm. I only say this because as I was searching for a plumber, there are lots of plumbing companies on yelp with five star reviews from yelpers who only have a couple of other reviews.Those are fake reviews and you should be careful of using those businesses.
That said, I was really lucky in find a real, honest, and responsive plumber. I requested an estimate from Smart Rooter yesterday evening around 7pm. Jim called me within 30 minutes and was at my parent's house in Alameda by 8pm unclogging their sewer system. He promptly finished clearing the line and found an old piece of plumbing stuck in the sewer left by my dad trying to fix a clog many years ago. Jim came back the next day and was able to remove the blockage without having to tear up the concrete foundation or remove any existing plumbing. My parents are super happy with his work. My mom was raving about Jim.

Nothing but good things to say about their service. I had a disaster clog in my drain where food waste from my kitchen was exiting my washer drain in the garage and getting all over the garage floor. Urgh...
I already had this drain snaked by another company months ago and can really compare the difference in process and level of service between that company and this one.
Jim from Smart Rooter responded very quickly and explained very clearly his process. He not only snaked the drain, but showed me the by a fiber optic camera the cleanliness of inside of the drain after he was done.
Price was reasonable. Highly recommended.

As someone who has owned a small business in the past and championed small businesses on (and off Yelp), it's sometimes challenging to find someone reliable when the going gets tough.
We faced a pretty sticky situation recently within our unit, needed a shower to be unclogged in addition to reviewing other areas of concern (various sinks, toilets, and maybe another shower).
This is when my girlfriend and I reached out to this company and Jimmy set the time to meet at 10am to check things out. Surprisingly he came 14 minutes in advance and wanted to scope the situation and what he was dealing with. We had a bit of a scheduling because of some projects he had to handle, while we were finalizing the quote. However this didn't deter Jimmy to come back to us same day and get things taken care of.
He remained super flexible and even when he was running late maintained communication, to leet me know realistically when he was able to get back to our unit.
Once he got back to our place he respected our property and even helped cleaned up afterwards. Very chill and professional, got things done faster than expected!
The next time we have a messy situation, we won't hesitate to reach out, thanks again Jimmy!

I had three things that broke all at once; a front hose/faucet, my washing machine faucet which connects to the hot water and my garbage disposal went down the drain (pardon the pun).
They came out immediately, knew EXACTLY what they were doing and diagnosed the problem within seconds. I received a new garbage disposal with a 2 year warrantee, new non leaking faucets and all in just under ONE hour!
The gentlemen who came were professional, polite, looked you in the eye and shook your hand. All attributes to a seemingly lost art of business these days.
Two days later the landscapers hit an underground water pipe. I called right away and they put everything aside to immediately help me with this unfortunate event.
They will be my go-to plumbers for life.

Jim replied to a yelp quote request late Sunday afternoon in under 5 minutes. Came by 30 minutes later and fixed a kitchen sink backup in under an hour. Especially impressive since I was prepared for the worst -- last time it took a big name company 4 hours to get through some tricky plumbing and they complained the whole time. Jim just knocked it out like a pro, fixed everything perfectly and didn't leave a trace.

I echo the earlier reviews. Jim responded to my voicemail in minutes, arrived when he said he would, and fixed our kitchen sink and toilet quickly. What puts him on the list of plumbers I'd call again, though, is his incremental approach to addressing an issue and his ability to explain and show his processes. Case in point: what started out as augering a toilet became a root intrusion matter. He located and removed 6+ feet of tangled roots and, more importantly, identified the root and its entry point into the line. Much bigger problem, but he explained a way to fix it and a likely timeline for when it would be needed (esseential for budgeting purposes!). Jim is honest, skilled, and an excellent business person. Thumbs up!
We've requested their service a couple times. Once to replace a valve and the other for leaks in our bathrooms. Each time they are quick to respond and gets the job done. Will definitely be using again when we need a plumber. Thank you.

Jim responded quickly within an hour, cleared the blockage, and was quick to point out some faults that needed to be addressed. The faults he identified were covered by warranty from a different company so he has a good eye for this. Before he left he confirmed we should have no more problems outside of the other warranty work.
We were able to run our kitchen and garage sinks freely and he did a great job. We will definitely use Smart Rooter & Plumbing again if needed!
I had a clogged pipe that impacted my kitchen sink, dishwasher and clothes washing machine. I called a plumber and after kind of being a jerk he told me to call a rooter company. I did. They scheduled and then told me they were overbooked and pushed the appointment. I called Smart Rooter in a desperate state. Guy came over in 15 minutes and 20 minutes later had totally solved my problem.
That was awesome.
Jim saved us from a backed up main line sewer pipe on short notice. Thanks to his responsiveness and good work, we were able to avoid any flooding. As a bonus, he showed me how to fix our garbage disposal myself.

I left message at 510-384-2593 on a Sunday morning. Jim called back in 6 minutes and was here in 30 minutes. He came by and checked out the problem drain, that sewage was coming out of, and our cleanouts and determined the city cleanout was full. I had the city send a guy out to clear the sewer blockage. I cannot say enough good things about Jim and his company Smart Rooter & Plumbing. Our tenants from our rental property in Alameda called saying that all the toilets in the house are not working. Oh man, all I could hear was '$$$$$' . I called a few different companies to see what the issue could possibly be, and who could address the issue that same day. When I called Smart Rooter and spoke with Jim, he seemed the most knowledgeable, explaining the different possible scenarios and about how much each one would cost. I really appreciated how thorough he was, as I have no idea about such things!! He also was available that day and came over within 1.5 hours! He ended up being able to fix the issue much quicker than I anticipated and the cost was super reasonable. Our tenants were happy, and so was I! I highly recommend Jim and will definitely be using him in the future! When I asked if he ever goes to the South Bay (where we actually live), he told me he goes all over the Bay Area. A good, honest plumber is hard to come by!

Some days ago, my washer head was leaking like nobody's buisness and I needed help pronto! Enter Smart Rooter and Plumbing.
I was recommended by my good friend since she just got a job done from them. They came out fast and gave me a very competitive estimate that I couldn't turn down, especially having looked at other places already.
Our plumber Jim was very throurough in what he was going to do exactly, and once the time came for him to do it, he did it, and with haste. The job was quick, and he cleaned up afterwards where nobody could tell a job was done, i was and am very impressed.
Overall; the rate that was given was outstanding and the job they did was amazing. If the time comes I need a plumber again, I'll be giving them a call without hesitstion.
We have an emergency of my property in San Leandro. I posted the request in Yelp and Jim is the first one to call me in 5 min. He came to my house in an hours and fix the problem. There are some roots in the main line. Jim not only clean up the mess but also use the camera to see if there are more roots inside without charging. Very good service and professional. We will highly recommend Smart Rooter for any Plumbing works.

I called Smart Rooter and plumbing in a panic because there was a break in the line of our faucet which flooded under our kitchen sink. Without hesitation Jim came right over, evaluated the situation and immediately knew exactly what to do. Jim is professional, courteous, efficient and reasonable rate. The job took 3 hours but because he doesn't charge by the hour but by the job I was pleasantly surprised to see the invoice unlike previous experience I've had with a well known plumber in town. He did such a thorough and fabulous job. Thank you Smart Rooter and plumbing. I'm happy we found you and highly recommend you to anyone.
Jim quoted that he could come same-day in about an hour when I called in the morning. He showed up at the time quoted and was able to investigate the issue we had with our kitchen sink, even going into the crawl space to see if there was access.
He was able to fix the issue with efficiency and ingenuity, giving an estimate prior to starting work and then charging under the estimated amount. I wouldn't hesitate to call Jim again for any issues.
We wanted a local (Alameda) team to support local and saw the reviews and was eager to move forward with Smart Rooter & Plumbing. All communication was done through Yelp and things went smoothly until the team member arrived.
I ended up laughing it off, but the experience was unreal. Upon his arriving I offered a welcoming hello and thanks for coming out, coffee, tea, or something else to drink. What I received in response was nothing. No response whatsoever. No greeting, no introduction, no anything. After a few minutes of silence I wondered if there was a language barrier. When he did end up speaking, I realized he was just unprofessional.
I showed him what he asked for but was ignored when I asked any questions. When he was finished I was told that the estimate would come later that day. I wrote off Smart Rooter & Plumbing immediately after I got a text message with just a dollar amount for the estimate, even though their quote was lower than others.

Jim responded within 2 hours of my call; regarding a surge of wastewater from the toilets and showers. After showing up, he immediately quoted a fair price, which turned out to be the final price. Even though the sewage backup was no longer happening, when he got there, he was able to determine that there was some obstruction in the pipes, simply by the sound of the water after the toilet was flushed. I also got a good visual of my sewer pipe and saw that they were in good shape, but he recommended a return visit in about 2 years to clean out the pipes and system. It turned out that hair-like roots of an old Juniper bush were infiltrating the pipe and he cut them out.
