I met Matt when I asked Yelp to get me quotes for a possible slab leak at a rental house in Moreno Valley. My property manager's plumber Juan, thought it was a slab leak, which he does not deal with, because when the washing machine spins off water, it comes out from the concrete in the water heater closet which is 10 feet away from the washing machine in same laundry room. It is definitely not the water heater leaking, and the flood only happens when washer spins off water.
I don't have any control over who Yelp choses to send the quote request to, I just find out who in the Yelp messages. It went out to about 9 plumbers. Matt responded within minutes and said he could go out to the house that afternoon. Meanwhile couple of other responders said their free inspection would include free camera inspection.
Because Matt was so fast to respond and go out there, he became the only plumber to go to my job. He threw in the camera cost free, cos I told him 2 other plumbers said they would do it free (I think camera is necessary, cos it appears to be a slab leak). The ones who charged, charged $100 - $650!
But oddly Matt's camera went in a different direction towards the kitchen, and not towards the water heater. There, it stopped in the line because the path was stopped up.
Matt called me and said he needed to do a cleanout from the roof to remove the obstruction, and that would cost $250. I was not willing to pay $250 because I said my manager's plumber charges only $85 to do rooter from the roof. So Matt said the lowest he would go, is $125. I agreed to the $40 more because Matt was already out there. Matt was already so accommodating and responsive, I wanted him to not leave the job making -0- money. Also the tenant had this problem for 2 weeks, because earlier, no one knew the leak only floods the floor, when the washing machine empties, so it appears not to leak most of the time, but when it leaks, it flood their bedroom floor too, that is on the other side of the water heater closet wall.
Matt sent me pictures of him on the roof, and the wad of gunk on the rooter that came out of the pipe. He has 30 day guarantee. It's been 20 days, and the manager has not heard further complaints from the tenant. I guess with the clog gone, the water flows away from the water heater and does not come out of the concrete anymore. So as long as that does not happen, I am not going to pay all that money to find out what cracks there under the water heater that is so far away from the clog Matt removed, and fix them, if Matt resolves the washer water not backing up in that different direction and make a flood. The water heater is 10 feet from the washing machine, which is in a very different direction where Matt's camera went to the kitchen and got blocked by the clog.
Matt's invoice, was the most detailed invoice I remember seeing in my life, for ANY job, and I am an old lady with a lot of repair history! It was not just one line like cleanout from the roof vent and then a price. It as a very detailed written narration of everything he did when he was there, and the invoice included not only pictures of him on the roof, and the crud he removed, but it included picture of both the laundry room, and the kitchen.
I can certainly see why Matt gets all 5 stars. His promptness, communication, flexibility on price, and detailed invoice, just speaks 5 stars all over! It makes me wonder how can one man gives same prompt service to all his other callers at the same time!
