Another great service experience with Crandall's Plumbing. They solved a problem with our tankless water heater at minimal expense to us. Crandall's plumbing was able to fix a complicated gas line problem for my new stove. They fit me in the next day. They were on time and very helpful. They were real careful with my wood floors. They went the extra mile to use wood in my garage to raise the stove to the perfect level. They thought nothing about getting out their saw, cutting pieces of wood to raise the stove and cleaned up the mess before they left. Very respectful and gave me a very fair estimate. I would recommend them to my friends and family. Very pleasant experience for a complicated situation. Thanks guys, well done!

Quick response and great service! I found Crandall's Plumbing via a Yelp search. I am a property manager and I called for emergency plumbing service at 7:00 on a Saturday evening and they had a plumber onsite and the issue resolved in less than 45 minutes. My tenants were delighted with the quick and professional service, and I am relieved to have found a good, reliable plumbing company.
Three days later and I have hired them again to resolve a plumbing issue at another property. Again, they arrived promptly and had the problem resolved within 20 minutes of arrival.

They sent out Stephen (don't have his last name), real nice guy, didn't attempt to over sell me on work. Came in found me a special plug for the clean out and cabled my laundry/kitchen line. These guys are incredible. Both in the work they do and their customer service. Thorough, knowledgeable, fair prices and they actually get the job done. I called about 20-25 vendors for help with our heater and got excuse after excuse with insane quotes but no guarantee they could fix the issue. We had 7 vendors come out before coming across Crandall's and so glad we did. Paul, our tech, explained everything he was doing, provided pictures and was also able to fix a sink issue we had who no one was able to help with. I spoke with several people in the office as well: Sally, Brent and Angie, to name a few who all went above and beyond, including the owner Sam. Cannot recommend them enough. They took a frustrating situation no one else was able to help with and now they have a customer for life. Thanks guys!

These guys ripped us off. They overcharged us by stealing our brand new UNUSED steel gas lines for our dryer and selling another set to my wife. I don't appreciate them taking advantage of my family. They showed up filthy and didn't even turn off the gas while working on the gas line! My wife and toddler were in the next room. Do NOT use these guys.

We used Crandall's to replace the water heater few years ago and it was fast and straightforward (with Sam, the owner). Our toilet and kitchen faucet need to be replaced so we contacted them based our last experience. They were great in scheduling a visit for bid. We also received bid from another plumber and Crandall's was little cheaper. We decided to go with them based on our prior experience. We bought the new toilet and kitchen faucet ourselves. The cost to install each item is $250. We figure it gonna take around 2 hours so $125 per hour acceptable. They came out next day to work on our house. They wanted to charge us additional $195 to replace the toilet flange ring as it needs to be replaced. They told us the material $50 and the labor $145. My husband and I went online to check the price. Kit costs less than $10 at Home Depot. They gave us $50 discount after my husband complained about the added costs. We understand there are unforeseen costs involved during these jobs. However, the additional costs in this situation seem excessive. We felt like they were taking advantage of the situation and not very straightforward. Sadly we won't be using Crandall's in the near future.

We moved into our new house last week and last night the kitchen sink our clogged so we called these guys this morning (turns out the previous lady that lived here clogged it with dog hair). They said they would arrive between 4 and 5 pm. They were on time, very professional, very knowledgeable and nice. They were done within 25 minutes. They gave us some great tips on how to avoid clogging the kitchen sink. If we ever have any plumbing issues again, we would definitely call Crandall's Plumbing! Kano Aichele is the best plumber I have ever met. Crandall's Plumbing, Inc. is lucky to have Kano represent the company. This man came to my apartment due to a clogged kitchen sink drain. With patience, persistence, and professionalism, Kano snaked the drain and improved drainflow of the kitchen as well as the shower drain! The clog was some ungodly tar-like material which took hours to clear, but Kano kept a smile on his face and worked diligently to rid me of my clog nightmare.

Kudos to Kano and the entire Crandall's Plumbing Team! I'm recommending you guys to my OC friends and family!

Had a plugged main drain on a Saturday. Called around 11:30 and reached a very pleasant and helpful Cathy.
As luck would have it Kano was just finishing a job not far from me so in less than an hour he had arrived and within an hour of that time he had completed clearing my drain. Kano was very professional and explained exactly what he was doing and answered all my questions with a helpful demeanor.
While this was basically a simple job I was nevertheless impressed with the service and thought the pricing was a good value.

Crandall's plumbing has provided us excellent service in repairing and remediating drainage problems. They even went out of their way to coordinate work with contractors who were removing and replacing our concrete driveway. As a result the driveway was able to proceed on schedule while the plumbing issues were remediated.

They worked quickly and kept us informed of the problems that needed remediation. They shared photo's of the problems as well as the corrections that included correcting offset pipes, and inserting a liner inside our drain to prevent future problems. They were courteous and detailed in their explanations and ensured we were informed throughout the work they completed. We will definitely use them again!

We had a major blockage in the kitchen sink drain. One plumber told us we had a broken drain pipe under the slab. Another said all we needed was a cleanout under the sink. We decided to call Crandall's Plumbing after we saw several excellent reviews on Yelp to give us their opinion. Dan arrived and confirmed that we most likely had a broken pipe. We went with his estimate to replace the broken pipe and install a cleanout. Dan, Oscar and Freddy arrived on the day and time scheduled and immediately got to work. Lo and behold they did discover a broken drain pipe under the slab and replaced it along with a much needed cleanout. They worked very efficiently and kept us informed of their progress. When they completed their work they left the area clean and back to normal.
We will use Crandall Plumbing for any future plumbing problems we may have. Thank you Dan, Oscar and Freddy for a job well done.

Wow Crandall's is the best. Called and spoke with Sam very nice, great service gave me a quote over the phone. A few days later Kano came out for the repairs. We had some plumbing moved over within a wall. Kano was on time, fast and extremely nice. Really knew what he was doing. I can't say enough about the overall service provided by Crandall's. These guys were fantastic! I called a little after 8:00 am and Jeff was out here by 8:30. He diagnosed the problem (broken valve, leaking rings) with our toilet and had it fixed 2 hours later. That involved removing the old toilet, going to get a new toilet, and installing it. We highly recommend Crandall's Plumbing.

So i have a leaky spicket in my front yard that needs to be replaced. I decided to take it off and unfortunately not knowing that it was copper piping i tore it off. I called Crandalls and spoke to Cathy. She was nice, understanding, informative and upfront with the pricing. I paid more than I wanted but I screwed up, its a weekend, close to 430pm and I was in bind so I went ahead with it. She said she had a plummer ready and Kanu came out in 20 mins as stated. A really nice fella and explained to me what was entail with the job. He had it fixed and the water was turned on within an hour. He also communicated with me that if it leaks again within a year he'd come out and fix it for free. I watched him do his thing because I wanted to learn so that I can one day do it. Seemed like an easy job. Anyhow... bravo to Crandalls! I'll recommend them to friends and use them again if needed.

We discovered late yesterday that we had no hot water. First thing this morning we did a yelp review as our normal plumber was out of town. We came across this amazing company and explained to them we had no hot water and our grandchildren spend time with us. Jeff was dispatched to our house and checked on our water heater it was making loud noises and he and my husband determined it was dangerous. Even though it was still under warranty, I wanted it out. I will deal with the warranty issue with Bradford white tomorrow. Today, Jeff not only went and got us a new water heater but he and another gentleman whose name I do not know, but I am equally grateful for, installed it and we now have hot water. We took pictures of the previous water heater and installation and what Jeff and his partner did today, and it pains me to say it but you would think a five-year-old had installed the previous water heater. The professionalism and dedication of Jeff is unmatched. We have properties and we own a business thanks to Jeff, Crandall's Plumbing will be taking care of all of our plumbing needs. Thank you again that in just a few hours of my husband contacting you we have a new water heater and we now have hot water. And may I add, at a far more reasonable price then we paid for the previous water heater and installation in 2014.

* Among all of the values we can possess, it seems that PERSISTENCE is the key ingredient to success.

* History tells us that Thomas Edison had close to 10,000 failures, yet he never thought of himself as a failure. He simply learned from his mistakes and kept going forward until he reached his objective.

* Kano and his assistant also have that valuable quality of PERSISTENCE. Whether they are attacking a drainage problem from the air on top of the roof, or on the ground below the sink, THEY DON'T GIVE UP; they simply keep pressing forward until victorious.

* I wouldn't at all be surprised if they have a military background (ie: ex-Marines).

I had a clogged shower and toilet in one of our bathrooms and called Crandall's after my wife saw one of their van's at a neighbor's house down the street. I called about 8:30 am and they told me they could have someone here between 10-12 and would call me when plumber was en route. They called me back at 9 and said their plumber finished early on the previous job and could come right away if that was alright with me. Sure.

I don't know how to spell the plumber's name who showed up but it sounded like Cano? Anyway I showed him the problem area and described the situation. I had already put Liquid Plumber down the shower drain the night before which slowly got rid of the standing water in the tub but did not fully clear the clog and water still backed up if water was turned on or toilet flushed. He asked me if I have a main line cleanout, which I do not. He told me his only option then would be to go on the roof and snake down thru the vent pipe over the bathroom. He gave me a price which I agreed to ($180) and he went to work.

Within a few minutes the drain was clear. He had me run the water in the shower for several minutes to flush the line out to the main city line in the street just to make sure we would not have a backup somewhere else in the house. Final bill was exactly as quoted. Not sure if the price was great but the response time and work performed made me a happy camper. I wouldn't hesitate to call Crandall's the next time I need a plumber. I would have given 5 stars had the charge been under $150 but for all I know $180 might have been fair.

We had a flood due to a corroded connector of the water pipe to the kitchen faucet. Three hours of running water did a number on our house but Crandalls came out right away and made the repair. They didn't gouge us either.

Dan then inspected our two other bathrooms to make sure the connectors looked ok. One was fine. One was suspect so they will come and fix that one once our repair work here is done.

Advice to everyone. Have your water pipe/faucet connectors checked. A $150 repair would have saved us a $30k homeowners insurance claim with a $2k deductible. This was very preventable. It just wasn't on my radar.

5 Stars is not enough!!! I have been using Crandall's Plumbing since 2012. I can not express how grateful I am for their continued outstanding service. We discovered that our unit was losing 204 gallons of water a day! I immediately called Crandall's and Kayla answered. She put me at ease with her reassuring and professional customer care! She held my hand through the entire process with prompt communication and updates. Jeff came out and determined the source. Jeff knows plumbing and was able to perform a thorough leak detection on our condo. This was no easy task as we are on the second floor. Jeff and his crew were efficient, timely, organized, clean and professional! But I have to say, most importantly, this company is honorable. The downstairs owner attempted to use our leak as a means of getting their old unrelated plumbing fixed. I couldn't believe how he was taking advantage of us. But Crandall's stood by their work and supported us. Everything was documented and their work protected. It was the greatest gift they could give me....support against dishonesty. I find it rare in today's society to find a company that stands up for core values. Crandall's is that company - they are the ones! Use Crandall's for all of your plumbing needs! I called Crandall's Plumbing to repair two slow draining bathroom sinks. I wasn't sure if they come to Laguna Beach; no problem! The best service I have ever had! I had a blockage in my main sewer drain. I had toilet water coming up in my shower and we were unable to use any of our toilets. I got the name and number to Crandall's from a neighbor and called them the next morning. The lady on the phone was very nice and moved me up to one of the first calls of the day, due to the urgency of my problem. She called later to let me know who was coming and to confirm that I received the text message regarding the time of his arrival. Robert showed up and was very pleasant and did not mind my 2 year old throwing a ball at him. He worked his butt off trying to unclog my drain with the least amount of damage, work and cost. Unfortunately, I had a mess of roots in my drain and we had to dig to find the clean out, that the previous home owner had concreted over. Eventually we had modern day plumbing back in our home and I was waiting for an unbelievable bill to be written. Once again I was surprised by this company. They gave us an unimaginable price, way better than I could imagine from anyone else. I did not know about this company before and I did not know anyone in or associated with this company, but you can believe I have told everyone I know about them and I will continue to call on Crandall's Plumbing anytime I have plumbing issues in the future. Had a minor water leak after an earthquake, Crandall's came right out within a couple of hours on what must have been a pretty busy night. Diagnosed the leak quickly, had the right part in his truck, and got it fixed in no time. The guy who did the work (sorry I forgot his name) was extremely friendly, and did a nice job. Perfectly happy with Crandall's and would use them again for sure in the future.

This is our second time calling on Crandall's plumbing since 2012 and we couldn't be more satisfied with the job done on the leak in the house. Two employees showed up and they were both knowledgeable and personable. They took their time and did the job correctly. They explained the situation to us and explained how they would fix the leak. After one try there was a part missing, so they ran out to grab the proper supplies and fixed it in no time. They were professional and efficient. Hopefully we don't have another leak again, but we know who to call if something does go awry. We will also definitely recommend this to friends and family. I was only going to have one installed today but decided to check to see if they would have the time for both and what the price would be. So professional! Crandall's Plumbing is amazing!!!

We had a problem with our main line being clogged but i could not find one plumber to actually come out & help us with our situation. Our clean out access was under the house, on the roof or on the side of our house which was too small. I could not find one plumber to come out & actually go on our roof. Finally found Crandall's on yelp & they came out within 30 mins! Robert was the first guy they sent & even being as sick as he was he helped A LOT, he went on the roof & on the side of our house until we discovered we needed to dig a hole in our front yard & to make another clean out. The next morning at 830 am on a saturday another one of Crandell's crew men showed up & helped snake the rest of our pipes & we finally got working plumbing after 5 days of having none!

I am the office manager at Seashore Pest Control located right down the street from Crandall's & as a pest control company we use alot of plumbers & which is sad to say because none of our own contacts would help me so i will be refering all our business to Crandalls in the future. Thank you sooo much for all your hard work!!

We have used Crandalls multiple times and have been pleased with the service and professionalism of the plumbers. The prices are fair and everything has been explained to me in detail before starting work. Most recently, Rolo and Dan helped diagnose a pipe burst in our wall and facilitate a re-pipe. Run don't walk away from this plumbing company!!!!!! I called them up because of their YELP reviews. Don't make my same mistake!!! See my story below:

I called them out to investigate the sewer line one one of my rental properties. They said they would come out and try to take a camera into the pipes and snake the line. They came and met my tenant at the property. The technician was there for less than five minutes. Per my tenant, he had to assist the technician because he couldn't figure out where the pipe was. Then he said that the pipe was corroded so he couldn't put the camera down or try to snake the line and he left. Then I receive a $400 invoice for snaking the line and putting a camera down the pipe. I responded and said that I would be willing to pay for a service call, but the technician didn't do anything. I refused to pay the $400 invoice and they threatened to take me to collections. If you are looking for a quality plumber in Orange County look at Orange County Plumbing Inc (see my review of them). I called them in after Crandall tried to extort me and now they take care of all my properties. They are reasonable and don't try to screw you. I don't think any plumber should try to charge $400 for 5 minutes worth of work/lack of work. That is a $2000 hourly rate!!!

We just had a great experience with Crandall's and their plumber Paul. Our house is set up with a tankless heater and digital shower valves - an awesome combination when it works, and a dreadful one when malfunctions. Since a few months ago the hot water stopped flowing through the digital shower upstairs and the entire system had to be tested. As we soon learned, very few plumbers in OC have experience with Kohler Digital valves. One option was to have a Kohler DTS specialist from LA drive to OC for a hefty fee. Long story short, after asking around, a local plumbing company suggested to call Crandall's. I spoke to both Cathy and Amber, who were nice and patient on the phone and, after consulting with the owner, dispatched Paul who did a fantastic job. It took him two visits to address the issue - the first to test and identify the source of the problem (it was a combination of a broken digital valve and a flaw in the recirculation line), and the second to replace the valve after the part from the manufacturer has arrived. Paul has experience working with the hi-tech Kohler valves and he spent a half-hour with the Kohler rep on the phone testing the system and even dealt with ordering the correct replacement parts from Kohler (luckily under warranty), which made it a hassle-free experience for us. Paul was very professional and respectful of our home - left the work area clean and removed the shoes when inside. A very pleasant and hard working guy. The price was honest and scheduling convenient; Paul was on time. Conclusion: we have Paul's and Crandall's name in the rolodex, as well as will be recommending Crandall's to all of our friends. A rare find indeed.

We have used Crandall's Plumbing and HVAC 3 times. First time they repaired our water heater, 2nd time they worked on our HVAC, and now they hydro-jetted our drain that goes from our backyard to the street drain. Just in time before a rain storm. Every encounter with Crandall's, including booking the appointment, has been a great experience. Everyone has been knowledgeable, friendly, quick to respond and followed COVID precautions. Every time they have met or exceeded our expectations!

This company is awesome. The prices charged are fair. I called them for a leaky shower faucet. It was leaking hot water. They came out same day, like within 3 hours. They fixed it better than I ever could have. It needed new insides and a special screw. They handled everything perfectly. Shower is back in service and worked great ever since. This company cleaned a drain for me also, about a year ago. Charged 1/2 of what some other company charged 2 years earlier. I love this company. There techs are great and the prices are always fair.

We've used Crandall's Plumbing before to clear out our kitchen sink and they were great. When we had another back-up recently we went with who we knew and called them. This time our experience wasn't quite as tidy. But the company came back very strong and earned a five-star rating. It's clear they care about their customers and made every effort to make amends. Had a sudden backup in my kitchen sink last night, overflowing into the kitchen as well as my drain pipe from the washer overflowing. Needless to say a disgusting mess. Called them and left a message saying I needed someone to come out first thing in the morning (it wasn't an emergency, really, since it was 10:30pm). Woke up at 8, called them again... they said they hadn't received any message. Hmm. OK, well I needed someone right away. Luckily there was a cancellation that left one technician with nothing to do. I had a guy at my front door in 20 minutes. While he was here a different receptionist from this company called to tell me she just got my message from last night and did I need someone to come out. Weird. Your guy is already in my house. Hung up confused. Anyhow... he snaked my pipes, unclogged the clog in less than 30min. Best. Thing. Ever. And very affordable.

I'd give them 5 stars except there seems to be some lack of communication on the office-end of things. Will totally use them again.

This morning Sergio and Fernando came to my home to sort out why the water in my guest shower does not get hot. Sergio was AMAZING!!! He was super friendly, polite, ON TIME, and explained exactly what was needed to fix the problem. He also gave me an estimate of the cost of the necessary replacement parts and then emailed me a formal Estimate. I have my own plumber that I've used for years, but I was soooo impressed with Sergio that I called and booked an appointment for him to do the work. I would also like to commend Kayla (sp?) who was incredibly helpful in getting my appointment scheduled and who gave me detailed instructions as to what I needed to get from my HOA before the work was done. I am now a huge fan of Crandall's Plumbing!

I picked out this firm because of the Yelp reviews.
I wasn't wrong and was an excellent choice. I just had three appliances delivered by home depot with the free installation but they could not deal with the placement of the gas line or water line. I called Crandall's early this morning and was lucky enough to have some one able to move the gas line by noon the same day. Now my new appliances are snug and in place in the kitchen.

Great work, was quick and exactly what they quoted. Not to mention the short notice for gas line work. I would recommend them and use them again as needed.

Crandall's Plumbing is a great company with employees that care! We had a gas leak and the gas company shut off our gas until the gas line was replaced. Crandall's came out that day to give us an estimate & started the work early the next morning. We were only without gas for less than 24 hours because of Crandall's exceptional service. The staff were very attentive to any and all of our problems and concerns. My shower handle was just spinning - no engagement, no water. Called Crandall, like we always do, and received again the very best service I've had from any contractor. They came out within a couple of hours and checked it out. Old shower set-up, but instead of pushing me to buy a new one, offered to travel to 20 miles away to get the part needed - no extra charge.
I've had them replace my water heater, hook up fancy kitchen plumbing gadgets - whatever they've done, they do a great job, clean up before they leave, and are nice, polite folks. They know what they're doing when it comes to plumbing. Next up...gas line redirect to convert my fireplace to gas...and I'm calling Crandall!

Called Crandall's to fix a running bath faucet that wouldn't shut off at a tenant's condo in Newport Beach. Kind of an emergency in the current drought situation. Also, I was not on the premises as I work and live in LA- sort of blindly relying on the honesty of my vendors. The person they sent could not find the main water shut off and almost left without doing anything. With calls by me to the property management (who were at a holiday party like a week before Xmas) and my tenant frantically asking neighbors where the shut off was, the water was turned off- no thanks to the plumber. I was given the free estimate- told that part of the line had to be replaced because of worn threads- $250- for the amount of time and effort that would take, the estimate seemed reasonable. I asked the person at their office to call me when the work was completed. I never received a call and went back to my tenant- who gladly told me the faucet was fixed. I asked her how long it took to fix and she told me 15 MINUTES. That seems to indicate he simply replaced a gasket- which shouldn't have cost me $250. I went back to the person helping me at their office to get a detailed invoice- I get one 2 weeks later with no detail. So, 4 stars for service- 0 for ripping me off- 2 star median. It's unfortunate that you can't rely on any service provider to be completely honest- but karma will prevail and I won't use Crandall's again and I'll spread the good word...

I called Crandalls Plumbing for a shower head/valve/drain installation after being put off by several plumbers who didn't return my call for several days. Mr. Crandall answered the phone right off and was able to schedule my work for the next morning. They showed up right on time and completed the job quickly - perfect, clean work. If you want an immediate response, amazing customer service, professional and precise work then use no other than Crandall plumbing. They are run like a family and treat customers like family.
We have used them a few times for outdoor pool and sprinkler pipes and repair with excellent and quick result. If any post- installation adjustments are needed, they come back quickly and with a smile.
The true test of this company came during an emergency bathroom leak we had this weekend. Once again, Brandon answered the phone cheerfully at 7am on a Sunday and Kona was at our residence within 30 minutes. With his years of experience and astute diagnostic and problem solving skills we were able to determine that our sewer blockage was caused by a recent pool renovation. After his meticulous work and hydroblasting he cleared it! His brother Kevin and everyone else at Crandall plumbing have the same great work ethic.

We used Crandell's twice in the last few months and have had a wonderful experience both times. This most recent time, we had Hector, who came out to replace a washing machine valve (This was a DIY project gone wrong, and we had to shut off the water entirely for a few hours); it was an emergency call and came with an emergency price tag, but the service was swift and exceptional, and they went above and beyond. We've used them in the past for basic plumbing: clogged drain, etc. They're great. They're professional, prompt and reasonable.

We asked for an estimate to do more major plumbing work, and the experience was very different. They are unbelievably expensive, as in they were asking more to fix a few plumbing problems than it would cost to re-plumb the entire house!

I'd keep them in mind for basic plumbing but not call on them for anything beyond that

I want to start by making it known that Crandalls Plumbing is hands down THE BEST and most professional plumbing company that you will find! Don't even bother to look anywhere else! I used them to get roots out of my main drain last month...on time, professional, perfect service...clear drain. This month my hot water heater broker and my home Warrenty company was giving me the run around and sent another company out here that said they couldn't fix it for over a week. I was not willing to wait that long. Dan and his crew and Kathy and Angie at Crandall's saved the day with same day service. Jared at Crandall's was very competent and professional while completing my annual tankless water heater flushing. Action Services in Long Beach had installed it outside using low grade galvanized steel piping made for indoor plumbing and it quickly rusted after a month. Action wanted to charge me more than $100 over Crandall for the annual tankless service. I feel duped but Jared gave me some great suggestions about correcting some of the installation problems. I expect to Crandall's service in the future and I would recommend them for clear and open communication expected between a business and consumer.

Let me start this review by saying, I work in the industry. My company is not based out of Orange County, we are in San Diego, but we do have some clients in the OC. When one of them called us and we weren't able to get out in a timely manner, I called Crandall's Plumbing. My first interaction was with Kayla, she was excellent. Her customer service was spot on, she answered all of my questions and put up with my long winded story. She followed up our conversation with an email so that I could be sure to get her all of the information they needed. They sent Paul out the very next morning and he was quick to get us a diagnosis and was thoroughly professional. From that point on, my interactions were with Brent, who was pleasant,professional, and got me a more than reasonable repair quote. I can honestly say, from one professional to another, I would highly recommend Brent and his team of professionals. They came out within an hour of my call. Although I had been stupid and used Liquid Fire first (Don't do it- it's sulfuric acid and awful!), Crandall's was willing to snake my pipes anyway.

I called them at 8am this morning and spoke to Cathy (very sweet) about my kitchen sink leaking. She sent out Paul, who diagnosed my problem in less than 5 mins. He then installed a new garbage disposal and fixed my leak in a record amount of time. He was extremely efficient and courteous. Stupid old owners of the previous home really didn't give a shit when they left. The water heater was all jacked up. Leaking and pretty much broken.

So obviously, Yelp came to the rescue and I called these guys, Randall's Plumbing. I think it was Kevin who came but he did a great job of getting the old water heater out, and putting in the new one within a couple of hours.

Too bad for me since these water heaters are pretty darn expensive. Stupid old owners.

Our water heater broke During the holidays! We called several local companies and Crandall's came out gave us a quote to repair versus replace. We ended up replacing. Kevin came by and was punctual and professional replaced our water heater, set up tarps on our floors, drained the old one and now we can enjoy a hot shower. Whole instal took about 2 hours!

A gentleman and his son arrived and got to work immediately. I also had them install a new garbage disposal since they were already here, as my old one was not working efficiently. I have had need for service from Crandalls Plumbing several times. They are always courteous, attentive, competent and on time. All of them are just the nicest guys! This last time, Jeff came to fix my washer drain. When he was done, he noticed that I was struggling with my pedometer that I had waterlogged. He helped me with these tiny screws and then amazingly left me the screwdriver he had in case I needed it again! I would totally recommend Crandalls Plumbing!

Outstanding service!
The kitchen sink backed up on the weekend (of course). Hubs took the trap apart, and in the process found the pipe completely clogged with years of gunk, and un-fixable. Crap. So we jumped onto Yelp to find a plumber.

Great recommendation from Yelp page reviews! First, I called Crandall's (and other companies) on a Sunday morning for a non emergency request for service during the upcoming week, hoping to hear back from someone on Monday and to my surprise Crandall's contacted me later that day on a Sunday!? They won my business. Secondly, when Jeff-Plumber, showed up he couldn't have been more responsive to our needs, careful with his equipment, and even cleaned up well. Upon finishing when asked about our pressure concerns, he helped confirmed water pressure was accurate to the house as well as educate us on proper drain maintenance and preventative actions. $99 drain snake for the shower and less than 20 minutes to resolve. I'll be a customer again in the future! Thank you. Its nice to find good, honest, skilled, local people/companies to trade money for services with. HIGHLY RECOMMENDED!

Sam saved the day! I called him after a company named Drain Dudes tried ripping us off. They could not clear 2 sink drains in our bathrooms and said it will cost $490 per drain and going to Hydro Jet and likely will need to cut into drywall and were only 65% sure they could clear the drain. We sent them packing immediately...and filing complaint.
Sam came in and cleared the drain in 10 Minutes!!!

I just had my 2nd excellent experience with Crandall's Plumbing and would highly recommend them for anyone with plumbing needs. My first experience was ~ 3 years ago when I needed a gas line put in for a fire table I purchased. The Service then was excellent just as it was yesterday when Kano with Crandall Plumbing came to my house to address a back up issue I was having. He was able to come within hours of my morning call. He was prompt, friendly and explained what he needed to do every step of the way. He was able to clear the blockage and then was very thorough in his clean up/removal of his equipment. The Service cost was very reasonable as well. They are also helping me to address a secondary issue I'm having with the shower controller in my guest bathroom. I can not say enough good things about Crandall Plumbing and would highly recommend them to others!!

Dale with Crandall's Plumbing just left my condo. Found the leak behind the wall after cutting two squares through the ceiling and back of the upstairs bathroom drywall. I was looking over his shoulder and couldn't tell where the freaking leak was (btw, my father was a plumber for 40 years; trait wasn't passed down) but Dale said it's probably the hot water fitting behind behind the shower drywall. Sure enough, after running some tests, he was correct. Even handled it through the HOA so I didn't have to pay. Dale answered all my questions. He said he was an apprentice at Crandall for 5 years and has been there for 7. Absolutely five stars!

I had never used Crandall's before but I noticed their Yelp reviews were outstanding so I decided to have them give me an estimate for a slab leak a few weeks ago.I decided to choose them since Dan was so thorough and honest in his estimate. I had Dan fix the slab leak and he and his fellow plumber(I forgot his name but he was very good and personable) were very professional and thorough. I was very concerned about this slab leak and didnt want any mold issues so getting this fixed was a high priorty.Crandalls was able to schedule my repair the next day and when it was fixed I was so relieved and felt lucky that it could have been much worse. I was so happy with the work and professionalism that Dan and Crandalls exhibited. A couple weeks later my parents told me that they used the phone book to find a plumber since they were having plumbing issues. This plumbing company came out and told them that entire home needed to have new plumbing and pipe replaced and the cost would be $8K!! I told my parents not to have them do anything and referred them to Crandall's. Today. Bobby came out and checked my parents plumbing and said absolutely nothing was wrong and they didnt need to do anything. My parents are in their late 80's and I was so upset at how this other plumbing company lied and tried to take advantage of my elderly parents. But, I was so happy and impressed with Crandalls honesty and treating my parents so kindly that I called Erica(owner) and personally thanked her for being so honest and professional to my parents.I told her to please than Bobby too. I have a 3bd condo...and had a leaky faucet that was simply annoying. Sam and hiscrew not only came in and fixed what needed to be fixed, but went above and beyond by fixing my broken diverter valve on my tub too!!! BUT - that's not the best part - he and his crew not only wiped their feet EVERY TIME they entered the house, but the only sign they left in my bathroom where they worked was fixed plumbing - they had covered it all while they worked so that everything was EXACTLY where I left it, when they were finished. As a Geers customer for the last 30 years, we decided that we had enough of their super high prices and generally bad customer service. We checked Yelp and saw that Crandall's had great reviews so we decided to give them a shot.

Crandall's recently installed a water heater for us---gave us the best deal around after we had 2 other local places give us quotes and they did a great job! James our tech installed the water heater to code (which is really important if you're ever thinking about selling your home because the inspector will ding you and you'll have to call someone to get it fixed the right way before you can close escrow anyway!).

We thought about going to Home Depot or Lowes and buying a cheap one and putting it in ourselves (seems pretty easy) but glad we paid the extra money to get a much better quality heater (both HD and Lowes sell the cheap GE or Whirlpool models that break and you're kinda SOL). Crandall's got it done right the first time---since we have a gas line going into it and it's always running with all the people in our home, it's probably one of the most dangerous things in our house, so now we have piece of mind that it was done by a professional, friendly company.

We couldn't be happier with our new water heater, thanks Crandall's---we'll be calling you next time we need anything plumbing related!!!

Crandalls did NOT stand us unlike Mike w/ Jack Stephan's.
Sam Crandall showed up at 3:59 for the 4:00 appointment and did a great job unclogging the drains we had problems w/. Afterwards he even scubbed down the tub w/ the mess we made not him. At the end of the job and the bill was paid at a very reasonable price he call us later that night to subtract $50.00 off the bill because of the YELP coupon! Thanks Sam

If ever there was a person born to complain if something is not right tis is I ! I do not look for things to be wrong it is simply a fact that I want people to be of their word. I want companies to care about customers and to get what was requested done, I want someone to show up on time, clean and to actually take pride in their work. I called Crandall's and said Hi I am your neighbor and I need someone to put a new toilet in before my husband attempts this My reply was We try to treat all customers as our neighbors and we will fit you in today if you like Between 12-2 ! The gentleman showed at 12 sharp was neat,clean, caring, cleaned up after himself , disposed of the old toilet, did a great job and sent me pictures of his work! I am thrilled because I will never have to look for a groupon or a plumber again we have one that actually cares about a customer. From the first call to the front door everyone was friendly. Being Affordable just made them deserve ten stars but I was only offered 5.

These guys are great and fast.
I called for a disposal problem and they were out to do the repair in less than a half hour. The technician arrived and gave me a fair quote for the repair. I agreed and in less than one hour the job was done and everything was left clean.

Seriously. The LAST honest company in the US. Seriously THE BEST!

I called first thing this morning and Cathy (super sweet) was able to find a guy to come out right away. Seriously, he arrived 30 minutes after I called. Love the quick service, especially considering ALL my toilets were out of service. Yikes!

Dave was our technician and he was amazing! Seriously, you don't get any better. Friendly, clean, hard working and honest. He had to snake the main line which I suspected. It was $120 for that. The tricky part was we had a serious clog upstairs as well that was backing up 2 bathrooms. He snaked that as well which took a while since it was so bad. Only $90 for that part of the job even though it took way longer than snaking the main. Sweet deal.

I mentioned a low flow problem on my shower head and he looked at that and fixed it at no charge. How cool is that?

All said and done, it took about 3.5 hours and cost $210 which I think is incredibly fair. Dave worked his tail off!!

We were referred to Crandall's by a FB group for people in HB and I am so happy to have found them. I'll totally call again for any needs and will special request Dave since he's so friendly and honest. Reading the reviews though, I'm sure all their guys are great.

I'll be recommending this company to everyone. So happy with their service!!

LOVE LOVE LOVE These guys!! This is the 2nd time we have used them and they will always be our go to plumbers for future issues.
After going through another company (Cole plumbing) because we moved from HB they came out and charged us $49 and did absolutely nothing (didn't even put a snake down the drain) but continued to tell us they needed to charge us to put a camera down our drain. Something just didn't sit right with me about their diagnosis and I decided to call Crandall's plumbing b/c I knew we had a great experience with them the 1st time. Jeff came out the next day and took care of us. There wasn't even a big issue but the 1st thing he did was put a snake down the drain to diagnose the problem. Water heater started leaking while I was at work. Called around and Crandall's had the best price and could install the same day to the relief of my wife. One of the technicians called ahead because he was actually going to be early! According to my father-in-law and wife, the plumber was very friendly and did great work in a short amount of time. I recently had to call Crandall's Plumbing out again. This time it was to fix a clog in my kitchen sink. There were some complications when they attempted to snake out the pipe, mainly because the previous handyman I had used to install a new disposal had incorrectly installed a part. Also, a piece of connecting pipe turned out to be old and paper-thin so the snake went right through it. They handled these unexpected problems with aplomb and did a terrific job fixing everything at a surprisingly reasonable rate, considering the all of the additional problems they encountered.
This makes the third time I have used Crandall's services and I definitely plan use them again should another plumbing type problem arise.

I can't give them 5 or 4 stars since they came late without notice, and there was a price discrepancy over the phone quote and what was actually on the invoice when they were finished. In the end I was still overcharged, but it wasn't by a lot so I didn't make a ruckus. Maybe I should've. The plumbers that came to the house were very pleasant. I would recommend Crandall's Plumbing, but make sure you look over the invoice before paying.

Last Friday evening, we had a sewer/water back-up in our downstairs bathtub. (Real scary!!!) We called the plumber we had used in the past but they could not come out until Monday! I looked on google and found Crandall's Plumbing. We called them and they answered the phone even though it was now 5:30 pm on a Friday night. We got an appointment for Saturday morning at 7:15 am. Stephen came out and did a fantastic job on clearing the clog. Stephen also took a video of the pipes going out to the street which showed roots in our pipe that need to be removed. Everyone I spoke with at Crandall's Plumbing from the dispatch to the plumber were very cordial, helpful and knowledgeable. I have to say since moving to California it is hard at times to find good customer service. I was thrilled with Crandall's Plumbing and would recommend them to anyone. I had one of Crandall's plumbers out recently to help with a gas line that needed to be cut, capped, and replaced in order to remove a tree stump that was up against the foundation of my house and next to the gas meter. The rep did a great job and explained what needed to be done. Was very accommodating and worked with my schedule and the other crew that I had there to remove the stump. I felt the cost was a little pricy after checking around ( not the reps fault) but because of the excellent customer service I received and the same representative had been to my house for another issue before I felt comfortable knowing he could get the job done. Would recommend Crandall's in the future but they can be a little more pricey than other services. Thanks again to Kano for sure and the crew at Crandall's.

It is difficult to find a good honest plumbing company. I'm so glad I found Crandall's Plumbing. I have several properties and deal with plumbing issues often enough to know when someone is taking advantage of me. The Tech, Ryan, came from Crandalls Plumbing exactly on time. Crandalls Plumbing performed a major leakage correction job at our condo in Huntington Beach. The work required removal of carport ceiling drywall for access and the replacement of original poor quality drain plumbing. This was followed up by drywall replacement , painting etc. The guys showed up when they promised, got the job done and all at a very fair (in my opinion) price. I have been through some pretty bad experiences with various plumbers the last 32 years of homeownership. I'm so glad I have a reliable plumber to call when needed from now on.
Crandall's is a family owned business in Huntington Beach, and they treat you with respect. I had just had a horrible experience with another plumber. I left a message on Crandall's machine as it was 9pm on a Friday and needed help right away as everything was backed up. We love Crandall's plumbing. They are honest and reasonable with prices and work very hard to provide the services we need ASAP.
We recently had a slab leak and they got on it ASAP and were very careful with our walls etc. Again, very reasonably priced than companies who want to rob your wallet. We have been using Crandall's for almost 5 years and my family and I cannot recommend them enough.

I used Yelp to find a Plumber I could trust. After reading the great reviews on Crandalls Plumbing I called them up to fix my dishwasher drain that was not working. Kano came and did all he could to get it fixed. Too bad it is a problem with the applicance and not the plumbing. He was personalble and professional. Did what he could and charged me a fair price. This is the second time I've used Crandalls and will always use them. They are fair honest and professional. You could not do any better finding a plumber.

Buyer beware. When you get Crandall's to come out after 5 they will charge 135, even if it is 6, this will not be credited against work done, so shut your water off till the morning. Then had one of their plumbers do the work only for him to come out the next TWO days to tighten a leak from a pipe they accessed later. Had them put in a tankless water heater two months ago, only to have them correct some items too.

I got some work done a few years ago that costed about 1200 dollars. One of their employees was not paying attention while he was working and damaged one of my pipes in my wall. Do to his negligence my drywall, carpet, baseboard and downstairs drywall is damaged. This was clearly the employees fault. So I talked to the co and they sent someone out and he fixed the pipe that was damaged and left. Now Im stuck fixing this mess. They said its not under warranty. Needless to say I will be contacting the property management co they do a lot of work for and let them know they dont stand behind their work.

Paul was able to diagnose why our recirculating pump was not reducing our hot water waiting time at all. In the unusually cold weather we had at that time, 3 minutes is a long time to wait and a lot of water wasted.
Another plumbing company had replaced my recirculating pump to try to fix the problem, the plumber had to bring in a more experienced senior plumber to help him. Even the senior plumber was not able to determine what the problem was and just recommended replacing the pump again with his piping method. That's when I called Crandall's for a second opinion.
Paul tested the installed pump and determine it was working fine. Through a process of elimination he was able to pinpoint a rare condition where the drain outlet from the water heater was blocked on the inside of the drain line in the water heater.
Paul got to work right away. After draining the water heater, disassembling the controls and removing the drain line; he showed me where the blockage was. Paul clean out the drain line, assembled everything back together, turn the water heater and recirculating pump back on.
Voila, hot water in 15 seconds like it's supposed to be! Thank you Paul and the team from Crandall's for helping us solve our most perplexing plumbing problem to date.

Crandall's was the second plumber we called to unclog a kitchen/laundry line connection. Found the first plumber in a Goggle search and selected them as they offered a discount ($49 coupon any clog). Arrived hour late (but did call). Somewhat unprofessional attitude. Couldn't unclog drain with a snake and recommended a Hydro service for an additional $350 (holly crap). We thanked him (paid $50) and called Crandall's based on their high Yelp rating. If there's a perfect plumber, these guys are it!. Arrived early with a professional demeanor. Unclogged drain with a snake in a half-hour and charged $150. No more discount Penny Saver type plumbers for us. A very fair price for excellent service...we highly recommend Crandall's!

Great company! They were able to get me in same day, without an emergency fee, when our kitchen sink backed up before Christmas. They communicated well ahead of schedule that they were running behind and were very accommodating to coordinate a later time the same day that worked for us as well. Our technician, Sergio, was great, very informative, tidy, quick and helpful.

I was a little apprehensive to have someone come out for a quote because I tend to think the price will be high but I will just say yes since they're already there; however this wasn't the case! I read the reviews here and I gave them a call to fix my toilet issue. I wish Yelp had a star system per category. They were right on time so that is 5 stars. They were cordial so 5 stars there. They truly attempted to fix my plumbing issue so 5 stars there. But, they could not figure out the problem. It would have cost me an additional $95 more to further delve into my problem on top of the initial visit. There was also no guarantee the problem would expose itself. I decided not to pursue it and I paid them the money to come out to look. I was back to square one. I ended up solving the problem with some internet prodding. I really did want to like these guys but ultimately my problem was not fixed. I gave them 3 stars because of the other categories they performed well at.

Today I had a real problem with a shower, old plumping and a faulty handle which almost turned into a nightmare. I called and they sent a guy fast. I have used them in the past a few times and they always got the job done.

Today I need to let Crandall know that there guy Aaron is a stand up guy. Not only was he suppppper helpful, but just a down to earth guy who went out of his way to make sure everything was done right and looked good! I didnt have to deal with a werido or someone who looked like they hated there job, but someone who actually took pride in his work (rare!). He even helped me out with a dishwasher I was installing at the same time. I knew I had a bad sink and planned on fixing it myself later but Aaron was just such a nice easy going guy I decided to let him do it for a little more $$. He gave me a great deal and got it done fast. I even asked him to do some work for me on the side and he actually declined stating it's against the law for him to moonlight. That right there is a great employee and standup guy, I hope Crandall recognizes that they have a pretty awesome employee who is trustworthee. All in all, I'm happy with everything he did and will def keep using Crandall and probably request Aaron. I also would like to let them know the girl who answers calls was very pleasant also. I originally called then canceled and then called back and she remembered all my info and gave me no grief about it and actually just laughed. Glad you guys have easy going happy employee's, makes life easier and i gurantee people will remeber you because of that.

We had to have our water lines moved over about a foot for our new sink we're installing. They came out the same day, within two hours and were done in an hour!!! They were quick, efficient and tidied up when they were done. Plus the price was reasonable. Ask for Todd, he's the man!

Crandall's Plumbing is awesome!
Our clean-out was clogged and causing some nasty backup in our toilets - we called Crandall's Plumbing and they sent someone out right away, AND he was on time!

After working on our problem for a long time (I even asked him if he had other appointments he had to get to, and he said yes - but that he would stay until our problem was solved), he called for backup. (Which I think is impressive - I liked that he was smart and humble enough to call when he knew the equipment he had wasn't cutting it.) When his partner arrived, it was still a challenge to clear out our pipes, but sure enough, the equipment he brought was able to resolve our issue.

Despite the fact that it took 2 guys, and more time than either had expected, they still honored the original quote given over the phone, and were both really pleasant to the end. My husband and I were both highly impressed by their service and attitude. I highly recommend Crandall's Plumbing! Btw, Dan and James were the plumbers who came out that day - thanks guys!

He and his staff are professional and courteous and work with our hectic schedule to come out whenever we need them. We have used Crandall's Plumbing for several years. They are always professional, honest and show up at time specified. . Today we had a clog in our main line. Called Cathy (always HELPFUL!) and arranged a time for this morning since we were unable to meet then yesterday. . Got the first appt and our technician Dave F. showed up first thing. (And he smelled good too!) Assessed our situation along with some extra detective work and made a recommendation for repair. . He had a few suggestions/recommendations for future improvements that we will be making sometime soon. Dave F. was polite and professional. We recommend Crandall's to anyone who asks for a plumber recommendation. You CANNOT got wrong with them.

A+, After working with Todd and Noel from Crandall's I will never use another plumbing company again...simply the best. Crandall's went above an beyond the call of duty after my Rheem water heater went out. Todd spoke with Rheem on multiple occasions, came to my house three times and called and followed up daily with the status of my water heater. Honestly, the best service and quality you can get in Orange County. Sam and his guys have built out my salon plumbing, to prompt service at my house and maintenance. Excellent service. My water heater was leaking and When I first called it was after hours. They put me on the phone with the on call plumber to discuss where the leak was coming from to see if the plumber needed to come out then or if it could wait for normal service hours the next day. He helped me turn off the water to the water heater over the phone and saved me the fee I would have paid if he needed to come out after hours. Since the water was off and the leak stopped I made an appointment for the next day during normal business hours. I knew I mostly likely would need a new water heater since the leak was coming directly from the water heater and it is 20+ years old. I called around for estimates on water heaters and installation and when they came the next day their estimate was about $300 less than the other places I had called. Great service and very professional. Everything was done in a timely matter.

My bathroom drain plugged up, I looked under the sink and the trap fell off in my hand, so now no drain pipe. There were a bunch of crazy elbow pipes coming out of my wall, that were still full of crud. Which in turn lead me to discovered that a faucet was leaking, I tried to close the valve (that was blocked by the elbow pipes) only to discover it was frozen and wouldn't budge. Then my washing machine drain started overflowing because it was so slow. I thought great I will need to take out a loan because this is going to be a nightmare. I am on SSI and figured I would be lucky if I could afford to just get one of the drains cleared.
Then I called Crandall's Plumbing. They sent Ryan out right away, he gave me a quote and even suggested what I might try to have my son or neighbor do to save some money. I had Ryan take care of everything and I am so glad I did. He was considerate, hard working, honest and such a nice person, I enjoyed having him in my home. He saved me time, money, and did an excellent job. The plumbing didn't look this clean and function this well since I moved in. Thank you Ryan and Crandall's Plumbing.
I know my house is old and I will need more work done in the future, this company and Ryan in particular are the only ones I want in my home. I would give them a million star rating.

I have had to use Crandall's plumbing twice in the past 2 months. All the joys of home ownership with leaks and clogged pipes etc! The first time they came out we had a clogged garbage disposal and Daniel was great, on time, cleared it out, did a great job and cleaned up any mess. At that time we discuss the low water pressure at my house and he suggested that the water pressure gauge/ valve needed to be replaced. Finally, a month later I got around to calling them back and having them come out. This time Kevin came out and did a great job replacing the water pressure regulator, some pipe as well as one of the spigots. The water pressure in our showers will now take the skin off your back, which is the way I like it. This company has done a great job for us and we're going to use them again when we swapped out one of our old toilets. # homes are a money pit.

I've used these guys 4 or 5 times for different issues. A different guy comes out every time. Their work is good, but I pay a good price for it too. I feel that a job that takes 30 minutes shouldn't cost $300. I can understand $100 per hour or so, but not the prices I pay for these guys. They don't give a discount for my continued use of them...and telling the neighbors to use them too...which they did. I'll look elsewhere.

Came out to fix a leaky faucet in our garage, when they turned tankless water heater back on, managed to break the cold water valve. The next day (Sunday) we woke up to a bigger mess than we had in the first place. When we called them, they tried to charge us time and 1/2 for a job they should've done properly to begin with. We had to call someone else out to fix what they broke (he agreed it was broken by service). I would not mind someone charging me for the part, I get it things break. But when you charge someone for a service that was a result of your negligence, that's bad business.

What can I say. These guys have gone above and beyond more than once. Although they have a two hour window to come out they were able to still accommodate a time that worked so I wouldn't have to leave work. We lost a diamond from a ring and after searching the entire house we decided to have the drains checked in one last ditch effort. Not only did Bobby the plumber offer his suggestions they felt so bad for us they didn't even charge us. I can't say enough good things about Crandall's Plumbing. They earned our lifetime business. Last used Crandall's three or four years ago to replace my hot water heater and was well satisfied so recently when I needed to replace the hot and cold intake valves in my laundry room to prepare for installation of a new washer/dryer I called Crandall's again and got a prompt visit by Ryan for an estimate. He then came back the next day with the proper parts and completed the job without any issues. While I didn't shop around I have the general feeling that the cost was competitive.

If you had asked me in November 2013 is this company was good, I would have said amazing! After a sewage flood due to a block in our main, they came out on a Saturday no problem and flushed our drains (now I know is actually called hydro-jetting). As a result of their great work then, they got the job to do the remodel of our 2 small bathrooms.

But now, as of yesterday 8/9 and today 8/10, they are a maximum of 2 stars. This is a result of mainly their after hours reception/call taker Kathy. She has been really the most rude and condescending person on the face of the planet. Especially for a person who has limited knowledge of plumbing, it was also especially frustrating.

Back in November, the nice tech who did out hydro-jetting, said we would probably have to have it done every year. Come to find out, the previous tenants of our home had to do the same (we rent).

We have pretty aggressive roots going into our pipes, so a little less than a year later, we had another blockage (that was yesterday). At 7:00pm(ish) I called the number for Crandall's and left a voicemail. I called back about 20 minutes later and Kathy answered. She said she didn't get my first message, but it really didn't matter to me.

I told her our issue, what they did back in November, using the terminally flushing since I didn't know it was called hydro-jetting. I told her they cut the roots back to the pipe and we needed the same thing done. Not once did she mention snaking and not once did she mention that roof access on the roof was an issue. What she did say was that it was going to be a premium, $135 for him to come out and about $400-500 for the flushing. So, planning on about $600ish, I called and got approval from our 80 year old land lord.

She said her emergency guy was finishing up a job but would be at my home in about an hour; and she would call me in a few minutes with an approximate ETA on Connor. Over an hour later, I had to call her back twice (she didn't answer on the first time). I asked if the driver was near and she said he hadn't left his previous job yet, and she didn't realize so much time had passed but she was call him right now and text me an ETA.

About 20 minutes later I got and ETA and Connor showed up right on time - with no hydro-jetter. He said his truck is not out-fitted with it and there are only 2 trucks in their company that are. He also said it was about to be closer to $800-$900 dollars if he did it then or Sunday (today). Needless to say, I was SHOCKED. There was no way my landlord would okay that and, even with my limited knowledge, I felt they were price gouging us. I told Connor that I would need to talk to our landlord before I could do this and that I would call Kathy if I got the okay - but that I felt that the price was crazy.

I called around to a few other places that night, but decided to go to sleep at 11pm and deal with it in the morning.

Come this morning, I shoot Kathy a text asking her to call me about hydro-jetting. She responded with the following:

I'm sorry, I was asleep. We are not available to hydro jet over the weekend. Please call around to see if someone else can assist you.

I have a screen shot of the rest of our conversation after this, which I will load so people can see it. It was just CRAZY! And she wouldn't even call me... it was all through text.

As a result, my landlord has told us to NEVER use them again for any plumbing need. We have contracted another plumber to come out today to do the hydro-jetting from our roof access for a fraction of the price and gets amazing reviews on Yelp.

So just be warned... while their workers are good, their customer service and pricing is absolute insanity. They have lost a long standing customer and it is a shame... considering our landlord will have tenants after us.

Whenever we did laundry, our shower would instantly overflow, so we decided that we needed to have someone look at it. Stephen came in and did the estimate and very recently fixed our piping. I applaud him because not only did he have to fit his way through an extremely tight crawlspace, he also ended up having to stay much longer to fix everything. Our pipes are extremely old, so when he was trying to connect the pipes, the old ones kept collapsing on him, making his job that much harder. Stephen had a very good attitude the entire time and didn't try to rush out of there. Best of all, our shower no longer overflows. Thanks so much!

These people are awesome, really. I had an issue with my bathroom and they were on it same day, gave me a one hour window of when they could come out and were EARLY. I was actually late meeting them at my own home! Long story short, they worked efficiently and got my bathroom back in tip top shape in no time. I have used Crandall's for several plumbing jobs over the past year. I find that my experience varies a lot depending on which technician is sent out. Dan and Sergio are both really excellent and deserve five stars. I've had two other technicians come out for different jobs who were not so great--one was especially bad, but, to be fair, the company did try and make things right afterwards. If I need to use them again, I will ask for Dan or Sergio.

Great customer service. Quick response time - came out day after I called about needing two slow draining drains cleared. Sergio was so nice and efficient. He left his workspace cleaner than he found it. And when I wasn't satisfied with the way he put the drain cap back on, he came out the next day and installed a new cap. It looked better than the original one. And the new cap was included in the original quote. But best of all - their prices are super reasonable. Before you decide to hire this company for any job, I cannot emphasize enough that you really need to get estimates from other companies unless you want to pay a lot more than necessary.
You will thank me later. In my short experience with them, I found out their prices are about 3 times that of other companies. Crandall's quoted me shocking 995 dollars, when I got 350 and 300 dollar quotes from other plumbers for the exactly same job.

The job entailed extending a PVC pipe by about 8 inches. The job itself is a simple standard plumber's job. My problem with their quote is the scissor lift rental to reach the location of the pipe. I looked up daily rental rate of a scissor lift, which was about 150 to 250 dollars.
What was more upsetting was that Crandall's gave my neighbors who live close to me the same quote including the lift rental.
I guess Crandall's needed to rent a scissor lift for each unit.
Our management company recommended this company and I could not believe what I experienced.

Also, they kept me in the dark when the technician was supposed to show up. I got two text messages from Crandall's asking me to confirm my appointment time. They said technician is coming between 2 and 4 pm. I was home waiting but I got no knock on the door or one simple text message.
When I call the office to find out what is going on, I was told the technician did not need to come inside. At least then, he should have texted me or a simple knock to let me know he was here.
I did not get any apology from them either.

I called for an appointment since I needed to install a new valve for the shower (just the tubing and soldering since I already bought and positioned the valve) and to move the stop valve for the toilet. Over the phone they told me that the hourly rate was about $90/hour. The plumber showed up the next day on time and he did a good job. Total material provided by the plumber probably no more than $30. Well, the final bill for 2.5 hours job was $440......!!!!! This was the first time that I needed to call a plumber so I didn't know if this was a normal price or not. The plumber did provide the estimate before he started to work, but since I needed the job done asap I signed the quote. Still, I think this was way too expensive!!! Can anybody tell me if this is a normal price or not?!?!?

For the actual job I would give 4 to 5 stars. For the price 1 or 2. So I put 3.

Crandall's plumbing came to my house to fix a leak in the hookup of my walk in tub. He came to the house a total of three times but eventually got the leak stopped. Another less experienced plumber had not been able to resolve the problem. I will use them again for other plumbing issues around my house.

Thank you Crandall's Plumbing. Steve really helped out my parents in their ranch style house in OC. They had a hot water pipe under the slab that leaked. Steve was able to problem solve the issue by re-routing the pipes. Thanks also to Jhairon who helped with the tile and drywall repair. Yesterday, I came home to an inch of raw sewage on my downstairs bathroom floor. Horrified, I quickly surveyed the damage. It had also leaked under the wall and into the garage. Fun times!

No, this isn't gonna be a sexy review. But, I hope that some of you will find it useful if you ever find yourself in a similar disgusting situation.

I was worried by my previous plumbing experiences. I apparently have the words naive and idiot tattooed on my forehead because I get taken advantage of quite frequently...

I yelped it and found Crandall's. Five stars all the way? You're kidding me, right? Yes, there are a few of those one review - no friend reviews that are always suspicious of the friends and family plan, but what's worse... I'd eventually like to shower/flush the toilet.

Called Crandall's and they sent Kano over the next morning. Within twenty minutes of his arrival, the problem was solved. Very reasonable price considering some of the hideous quotes I had researched on the Internet. The problem ended up being a blocked sewer main which would account for the shit volcano that erupted out of the downstairs bathroom when I tried to run the dishwasher and washing machine simultaneously. Sorry. Not sexy.

I'll definitely call Crandall's for future plumbing problems and suggest you bookmark this business before you actually run into an emergency and feel forced to go with one of the big guys.

Reasonably, professional and on time. What more can a gal ask for?

Not much of a review writer, so here's my first stab. Before Crandall's Plumbing, it was a given that our old pipes needed service at least 3 times a year for clean outs. I read reviews about Crandall's Plumbing and thought, why not try them out just based on the Yelp reviews. Sam and another crew member came out, on time, covered their work area, did the job in the time that was stated and cleaned up after the work. They were easy to talk to, answered all my questions and gave me tips on maintenance. Shy by 3 weeks from that last visit from almost a year ago, I had to call once again for service. Paul got here in the time he said and once again, the service was OUTSTANDING! I'm glad their integrity on service and quality of work has not changed. Crandall's Plumbing is THE ONLY plumbing service I will ever call and most definitely refer all my friends and neighbors to for their plumbing needs.

When I called this company, I was worried about my situation. After getting off of the phone with them, I was still worried. Once 'Jared' came to my home and diagnosed the problem, I was at ease and no longer worried. Jared was honest, professional, courteous, and prompt.

First let me say, Crandall's plumbing is very curteous. That being said, I called them to check a leak that was underneath my house. After searching, the plumber stated he could not find a leak and that it must be coming from the sprinkler system. Long story short: there was a leak in the house, not the sprinkler system. I spoke with Mr. Crandall who admitted they missed something their first visit around and was more than willing to give me a discount for the trouble. Unfortunately, when the issue is plumbing and possible water damage and I pay for a leak detection, but detects nothing, all the time spent looking elsewhere caused more water to go underneath the house. Like I said, they were willing to give me a discount for the mistake which I really appreciate, but on that same token, I cannot give a perfect 5 star rating if I did not receive what I paid for.

Great service! We called Crandall's based on a referral from Olson's Plumbing since they don't work on condos. It was a great referral and much appreciated. Crandall's came out last week but couldn't fully diagnose due to a building issue. Raul explained what he saw and the limits due to the building. Then the building HOA called Pete's Plumbing (we do not recommend), which was a disaster. So we called Crandall's again late on Monday since the building issue had been addressed and we knew we had a good experience with Raul. They sent Dan out first thing Tuesday morning. He was very nice, professional, explained the issues and performed our repairs after having to go get a part. Many thanks to Raul, Oscar, Dan, Angie (our liaison at Crandall's office) and Crandall's for being so nice, informative and patient!!

I've used Crandall's countless times and always had top notch service/pricing.

I'm surprised I haven't written a review for them yet. I think it's because they do great work and they never make it seem like they are doing me any favors. I've had recent experiences with other companies that make me appreciate Crandall's even more. They just do jobs well, timely and for a good price. I've never had an experience that wasn't just easy and straight forward ... until today... but still 5 star service!

Communication is great with this company. They don't guess or assume things from one person to the next.

__Today -
Had a quote for adding a storm drain. The guys came and dug for the drain, but it somehow was not in a logical place; they could not find it. They recommended to come back with a camera to find the drain. They charged a nominal price for their time and we will determine next steps. Same day, had a new main valve to the sprinklers. It's shiny, new, and works great.

I recently needed a plumber to change the water valve under the sink.My new dishwasher was on the way and an electrician, who had come to install an outlet, told me that the water valve had a slow drip. I called Crandall's and they came out that very day. I had searched for a plumber a few months earlier for a leak and was so pleased with their service. Sergio was the young man that came both times. Great response and service from Crandall's. We like to support local and the whole team there was great!
Christian came out quickly for a service call when our heater died in November. He and his associate were courteous, professional and thorough.
We ended up replacing our 42 year-old unit which was delivered and installed within a few days. The new system distributes heat more evenly, makes less noise and is saving our gas and electric bills.
Darlyne kept us informed and made communication very easy and was both proactive and responsive.

Had a gas leak at our rental. The Gas Co shut off the gas Sunday night due to a leak; under our raised foundation house. Not sure what to do Monday to get it fixed and reconnected, we called a few of the local HB plumbers (wanted to give business to our city business owners). Crandall's plumber ROLANDO was here by noon. Found three leaks (showing me the video) and took the time to explain this may fix it or there could be more leaks. Knowing how much just three fittings cost, I asked him to get me a quote for an entire re-pipe which is what I decided to do for a guarantee. He planned to start the next day. I let him know the tenants had a new baby and I need them to have hot water, etc. as a landlord. They pulled another guy off a job, started by 2pm and were able to hook up the two lines I needed for a stove and water heater as well as get the gas co back out to open the line that night. Came back Tuesday and finished. Wed got a call still smelled a lot of gas so we shut off main and called back (asked for Rolando again) He checked again and found the fireplace valve in the house leaking, fixed it than dove under the house double checked everywhere again. This was not what I planned on spending $$ on these days but I have piece of mind for my tenants. I highly recommend this company; Rolando was timely, text me updates since he knew I didnt live there and very professional. I have never wrote a Yelp review but I signed up to give paise to my plumber.

Crandall's plumbing is amazing! We bought an older home earlier this year and with it came some surprise repairs. The first set of issues were plumbing-related. I had called my home warranty company and had to have two different plumbers out in the same day. This got old real quick. Then, I found Crandall's on Yelp! Again, they are amazing! I have had them out a couple of times now for unrelated issues. Each plumber that has come from Crandall's has been wonderful. I can get same-day appointments, they don't overcharge me, and they explain all the work. I even had to call them for an after-hours repair and the cost was very reasonable. Called another plumber first but, he was too busy to help me. At least he recommended Crandall's! They answered the phone promptly and was kind enough to schedule us in even though they were booked. When I called back to ask about replacing a toilet they offered me the courtesy of picking it up for me if I purchased it from a local store. Contacted Crandall's late on a Friday afternoon.They explained their weekend fee policy vs. M-F fees. I opted to have someone come out on a Monday. Received an early Monday morning call asking if we could reschedule for another day, as one of their workers was sick. Once they heard we had a refridgerator being delivered later that day, and issue needed to be resolved before delievery, they made sure someone came out before delivery time. The two guys that came out were Oscar and Rolando. They quickly addressed our concerns and gave us an honest evaluation. Highly recommended.

We called Crandall's Plumbing.. any company that works with such efficiency and honesty deserves more than a 5 star in my book. We just finished a bathroom remodel a few days ago because of a big water damage from a busted hot water pipe and imagine our heartbreak when we found a new leak on the cold water supply pipe. We called the same plumbing company that fixed the hot water pipe but there was no answer. Thanks to Yelp, we found Crandall's.. We called, they answered and came out a couple of hours later. Kano was our technician and he was right on point with everything. Seeing that our bathroom was a new construction, he did what he can with minimal damage to the wall and after he was done he advised my husband of little things we can do to prevent bigger problems with the plumbing. The cost was literally less than half of what the other plumbing company charged us the first time for the same exact job.

GIVE THESE GUYS A SHOT AT YOUR BUSINESS

Its rare for a company treat me as fairly as this firm just did. This story started on a sad note, but was very well managed.

I asked for a minor repair, which the original plumber made worse. (Nice guy, just had a bad day). Okay, he really messed up. I was worried that I'd be left holding all the costs of repairs, and it would take forever to get corrected.

Forget it - that's not what happened.

The owner called me personally, and sent his best team out to fix it ASAP. These guys were the Top Guns of the plumbing world. And best yet, they covered the added cost of repair, and buttoned the job up - leaving it better than when they started. What more could I ask for??

I'd 100% recommend this company for all your plumbing needs. Super nice guys...

I'm glad I found Crandall's plumbing. They've done a couple of jobs for me. They let me know when the plumber is going to arrive between certain hours already picked out. The plumbers wear masks, work diligently, and do the job. They give written estimates for future jobs or ones that come up quickly. The only negative, and removing one star because of it, is that that seem pretty expensive, but maybe all plumbers are this expensive. Having said that, I would rather pay more for good work than less for shoddy work. I recommend them, and continue to use them.

Thanks Crandall's, you did did it again! Called on monday, they were all booked for the day, said they could be out first thing in the morning on tuesday, and they were. It wasn't an emergency repair. Had them hook up a recirculating pump on my 90 year old dads water heater.Not sure of the technicians name, Kano? as i wasn't there when the work was done. However, he did a very nice job, as i went by later and checked it out. My dad was very happy to have instant hot water now. Had a leak in the office and these guys couldn't figure out where the leak was coming from. They put holes in the wall, jackhammered the slab, removed our cabinets, only to find the leak wasn't there. We had to figure out where the leak started, pointed it out to them and then they charged me $250 for for my discovery.

The reviewer who described it as major price gouging was spot on. I only wished we had read it before we called them. Our usual plumber was not available so we gave Crandall a call. To be totally fair the guy showed up on time and did the work and the job is fine. But wow did we make a mistake not asking for a quote first. We paid $235 for 40 minutes of work. I am shocked and feel cheated. We will not be calling them again and I really wanted to warn Yelpers. They do not deserve a 4 star rating !!

Spoke to the owner Sam over the phone on a Tuesday. He booked me for Friday that week between 9am-10am. At 9am a courteous specialist named Jacob showed up & quickly diagnosed my pipe hammering problems.

Estimate
Jacob explained to me in detail what was going on & what my options were. He spoke to his boss & they suggested that I actually show my estimate to the HOA before commencing the job as I had wondered if it was something they should be covering. He let me know they would be happy to re-schedule and come back if that was what I wanted.

Very professional, completely transparent about diagnosis and what my options were to get what I wanted done. I couldn't ask for more.

Great workmanship, very courteous technician. Went to file invoice away and noticed a discrepancy between the over the phone quote and bill for a replacement water heater. Originally quoted 900 over the phone, but charged 990. Quote also included a new pan, but technician said the old one fit. Looking closer at the pan and the water heater, the cover doesn't fit correctly. I'll try to call back for an explanation.

If I could give more than 5 stars I would! I am a property manager of 120 units in Huntington Beach. The City of Huntington Beach Public works noticed a back up in our sewer while cleaning their streets. They saw what seemed to be a fiber optic cable that was bored through accidentally from a cable company. While the sewage was backing up I needed emergency service quicker than the other plumbing company could offer me. I was referred to these guys. They were quick! Steve from Crandall's arrived on Saturday. It was difficult to release the clog but he was successful. Very courteous and friendly. Unfortunately with a situation like this, until we are able to get the cable out of the sewer line, the sewage is partially blocked. On Monday evening, the sewage began to back up again. I called Crandall's Plumbing and Ryan and Jay arrived quickly - very quickly. Wow! These guys went above and beyond. The HB City of Public Works came out to be sure the water did not go any farther, and they were amazing as well (that is another incredible story of beyond excellent service). We had a great crew out here. Ryan really put his back into it trying to get through the clog. He measured the line and pulled it back out so that we could get an accurate location of the cable stuck in the sewer. All of this took place after hours and into the night. He offered to mark the place by running the line down and then pulling it back and measuring the line which meant he had to pull that large heavy cable back out and calculate and measure and mark - no easy task. HIs point of reference where he felt the obstruction was happened to be almost exactly where Dig Alert emergency response marked. I was with Ryan every step of the way and he explained to me how everything worked as they were getting this emergency taken care of. The whole experience was outstanding. The trucks they used did not have a camera on these specific ones. I called today and asked the price to get a camera so we could get a better look. They waived the fee for me and are headed out to take care of this. Moving forward, I will be using Crandall's for preventative maintenance and all of our plumbing needs. Their attitude, their quick response, and their genuine customer service skills are superior. They offer rooting plumbing and jetting. Our needs were for the jetting. I highly recommend Crandall's Plumbing.

We had a major root ball in our main drain. I called another plumber but they more interested in upselling me services than the problem.

The technicians who came out were polite. They listed to what i had to say. I was offered several options to fix my problem. The most expensive option was 1/3 the price of the previous plumbers. i was encouraged to watch them work. The technician explained everything that we were seeing from camera. Our clog was one of the worst the technician had ever seen. The technicians worked very hard to get it fixed. He even explained how I can submit to the city a request for repair since the clog was in the street and not on my property.

I have had many plumbers over the years. This company is the first one I will recommend!

Awful, first they told me they could get it done by Friday for $400 to $500 dollars. My daughters birthday party was Saturday . The leak was under my raised foundation. Friday they say its too wet. They assure me my insurance will cover a restoration co too dry up under the house. 3 weeks of the restoration co and finally they can fix the 1/2 inch pipe that was leaking. The bill comes its $800. I paid them the top quote go $500. The report they wrote to the insurance sent us into litigation. The plumber also couldn't figure out all he had to do to drain the pipe was to disconnect it at the meter to drain it. So instead of proper plumbing I now have these connection called shark bites. Building dept says they are legal as his eye brows raised. No confidence in this company and a huge restoration bill which that company split with me cause they also felt I'd been wronged. 1 star cause you have to pick atleast one star to post this message .

I did not have a good experience with this company. I needed inspections done. I was quoted to have my main line around 240$, the inside and crawl space for 120$. Plumber got there and said it was 120$ more for crawlspace. So I just had crawlspace and main checked. I also had a general inspector come and check everything. So the plumber finishes and says I'll get a report sent to me. Three days later, nothing. No video no report. Mind you I'm in escrow and have limited time for inspections. After speaking with a kind of sassy secretary I finally heard back and got only the video. No report. (At this point I'm super frustrated which may explain the secretary's sass.)

So I said, you know the general inspector found a bunch of plumbing issues in the crawl space I don't have any report from the plumber on these. On the invoice it says he will check for leaks and any other problems. Well I have no evidence of problems from the PLUMBER in the crawl space but like 5 from the general inspector. So I send Crandall's my inspections report with pictures and Kayla says she'll show it to a technician Sam and get back to me about what it may cost to repair. She knew my inspections deadline and it was my last day before sending issues to the sellers for negotiation. Well that deadline passed yesterday and I got nothing back. So I essentially paid Crandall's 120$ to tell me there's no leaks. When clearly the invoice said it would see if there was anything that looked wrong. How the general inspector found plumbing issues and crandall's didn't I'll never know. And their failure to even get back to me about the report I sent was unprofessional.

So between not receiving services I paid for, a misquote about price and somewhat bad attitude service when I called (but again I was frustrated so maybe she was responding to that) I would not recommend them to anyone.

Now I'm buying a 100 year old house and have no idea what cost the problems the general inspector found will be. ‍

What a great company!! Kano did a wonderful job on our project. We had to have a water pipe replaced in an awkward place (small area). They arrived on time and did a fantastic job of setting up the area to protect from the dirt getting onto the surrounding carpet. He explained the everything they were going to do and kept us informed of the progress. Everything was completed in the same day and wow what a great job they did. They left the area and surrounding areas so clean you wouldn't have known anything was dug up. We highly recommend Crandall's Plumbing. Great job,fair prices, and great people!! This company is THEE best! I have had MANY plumbing issues over the past year and have used 6 different companies. I wish that I had known about Crandall's Plumbing last year. I came across them as a referral to my last plumber who unavailable.

I have talked with Cathy in the office several times and she is always kind and super helpful - she has been able to get someone out much faster than any other plumber I have dealt with.

We has a mainline back up occur at 9:30p on a Friday - we could not use any sinks or toilets or showers all night. I called Crandall's on Saturday morning about 9:30a after my other plumber finally let me know he was not able to come over. We had a gentleman named Jared arrive by 10:30a and he was fantastic - got the job done in a timely manner and got the house back working!!! Next, we had Dave come to us for a high power cleaning of the pipeline and we couldn't be happier with his service too! This company is awesome. I will be recommending them to everyone I know.

This company save the day (and weekend). I will be setting up a few more things to be fixed with them in the next week or so. CHEERS to Crandall's Plumbing!!!!

We have had Crandall's Plumbing out to our house several times. They respond quickly and give honest estimates. Dan is incredibly nice, professional and always does a great job communicating. Today he repaired a leaky pipe that was dripping through a can light in our kitchen. Any other plumber would have required us to take down a portion of the tongue and groove ceiling at an enormous expense but Dan was able to make it happen with zero damage. This is an addition to a post several months ago as we've had them back to continue a job. I've been using Crandall's Plumbing for about 3 years now. Around 2:30 on a Friday, we noticed our water heater was leaking. Jeff came out within about 1 hour of my call. After attempting to repair the problem, he informed us that it wasn't possible to repair and it would need to be replaced. We discussed our options and, since it was 4:00 on a Friday, we postponed the replacement until Monday morning. Jeff arrived (as promised) Monday morning and the project was complete by 3:00 pm. Jeff was professional, patient and clearly explained the installation process and reviewed the emergency shut-off instructions upon completion.

We recently had to replace our old shower faucets and valve, and were looking for a reliable plumber to do the job. After receiving quotes from a few plumbers, we were hesitant to proceed as they all required us to use a cover plate or cut the drywall behind the shower. However, Crandall's Plumbing provided a better consultation and alternative. Fortunately, we were able to replace the valve without needing the cover plate or any additional work, which was a huge relief!

Not only was this aesthetically the best option, as there is no longer a large cover plate behind the shower fixture, but the team at Crandall's were extremely professional and kept us updated throughout the process. I was looking to re-pipe my existing copper lines from my 1960's house. I had called and received estimates from four local and yelp reviewed plumbing companies. I went with Crandall's because of their outstanding yelp reviews and great customer service. Cathy, their customer service representative was outstanding. We had a separate tub and shower backup. Called Crandall's and they had someone over in a couple hours. He quickly diagnosed the problem and told me it would cost their minimum service charge to remedy. He cleared our drains in about 20 minutes and was gone. No mess and my problem was solved. I also noticed later that he had cleared a hair ball in one of our sinks without me even asking. This is a great plumber. I will call them again in the future.

On more than one occasion I have used this team.
From Paul and Kano all the way to the office staff they have always been a delight to work with.

I waited a long time to write this review because I feel like what happened was my fault. I'm so dumb. I had some simple work done before Christmas and my husband was really upset after by the price I paid, but again it's my fault for agreeing to it and not knowing any better. I paid $250 for the replacement of a kitchen faucet that took about a half hour and $450 for the replacement of two bathroom faucets that took about an hour. The faucets were all pre-purchased by me.

SO, I called after to ask about the high price and blah blah blah the owner would call me Monday 100% guaranteed to talk about it. Never got a call. It was the week before Christmas so I waited and decided to think on it for a bit. It just still bothers me so much. I feel like I got ripped off. Both plumbers that came were nice enough and did a good job, but there is still more to it and the fact that I overpaid sucks.

We have a lot of plumbing issues at our house so I'm going to move on and use someone else but I wanted to put this here so others could price shop. 1 year of guaranteed work isn't worth the $200+ extra dollars to us, but maybe it is to others.

I have used Crandall's for many years for my 7 unit apartment building, and they are always so fast to respond, quick to answer any questions, and how cool is it to have an honest plumber. This week Kano and Steve came out to look at a wall heater and it turned out that the tenant had inadvertently turned the switch so it was a quick fix that didn't really require their knowledgeable Kano, but he was so great, he just said, Well while I'm here on a service call, is there anything else I can help you with? And as it turned out, one of my tenants sinks was stopped up and they cleared it up in no time, and only charged me for the original call.

In other work they've done for me they are always clean and thorough and take the time to explain the problems and let me know my options.

They make my life so much easier. So fantastic to have a team I can count on, even when I am out of town!

I highly recommend Crandall's Plumbing! After 7 months of being discouraged because four other Very Reputable plumbing companies could not figure out why our shower was leaking, I decided to look at Yelp once again hoping I could find a good Plumber. Ryan from Crandall's plumbing came out... with in 5 min, he diagnosed the problem. No other Plumber had even looked behind the wall of the tub... Ryan knew exactly where to look & how to solve the issue. All our months ( since April) with a open ceiling could of been solved in a couple days if we had called Crandall's Plumbing first! Punctual & fairly priced, I had them install a garbage disposal and replace the 30 year old metal pipes that were corroded. Originally, I was going to use the Home Depot Installation Service - but their install prices were higher, and they wanted to charge me for an estimate, no thanks. The whole process took about 2.5 hrs, and the plumber, Paul, was courteous and cleaned up afterwards.

This is the second time we have used Crandall's Plumbing. Both times it was to replace a leaking shower valve cartridge. (The cartridges are guaranteed for life, but no match for the hard Huntington Beach water.)

Both times the technician arrived on schedule and efficiently completed the work. The first time he even told me the part was guaranteed, so I sent it in for a replacement. This time we used the replacement. The failed cartridge is going back to the manufacturer.

Kano was my plumber and he helped address a leak coming through the shower floor (a leaking shower pan.) He demo'd the tile, removed the tar, replaced the drain and coordinated the new tar hot mop. He had a very strong understanding of the process, and all the other key partners required to get the job done (such as knowing the roles of the restoration people, tile people, shower enclosure people). He helped brainstorm, assess other issues in the bathroom upstairs and was generally very knowledgeable about how to combat moisture / leaks. In addition to being very smart, he was very responsive by phone, proactively communicative about his progress, took photos to document his work and on-time with his schedule. The phone scheduler Kayla was also very organized and easy to work with - they sent the invoice and photos via email promptly.

Crandall's should be proud of their team :)

Hired this company to do a bunch of work at two properties.
The last job was to hookup an irrigation system. The tech hooked it up but never checked the sprinkler heads. Which needed service.
When I contacted them they said oh that would be extra and not in the work order.

So glad to find this local company in my neighborhood. Not only they are reasonable in price, they are extremely efficient and professional.

When calling the company for my main line clog, Cathy was the one who arranged the appointment. She was very nice and got the technicians to come by in one hour.

I was so relieved to get a referral for such a well reviewed plumber. Unfortunately I was extremely disappointed from the time I placed my initial call. I got voicemail which wasn't a huge surprise but their message said that I would get a call back within one business day. I did not so I called back. When I verbalized my concern that I didn't get a call back in their stated time frame of expectation, the receptionist Kayla was unapologetic about it. I decided I couldn't let my initial negative experience prevent me from getting the 4.4 Yelp / 4.5 Google star service I was expecting. But the first available appointment was 4 days later. Although I didn't have a burst pipe or a true emergency, when the water provider sends someone out because of the amount of water you're using, and you have no idea where the leak is, 4 days is way too long to wait. Needless to say I found another plumber, 4 Yelp / 4.9 Google, who not only came out within 2 hours of my call, without an emergency charge, they fixed the problem with 5 star service.

I called several plumbing companies for quotes on installing a tankless water heater. Not one of them impressed me. I decided to look on Yelp and saw Crandall's Plumbing. Paul at Crandall's plumbing came out to the house in less than 24 hours of my non-emergancy call. He was very professional and the quote was VERY FAIR! He knows exactly what he is doing and after watching him work I could clearly see he was focused on 1st time quality. I really liked that he was very patient and gave me details on all my options. There was no double talk or bologna going on. He started work immediately by installing 2 toilets, a faucet, replaced the guts of another toilet, and moved my outdoor hose bib in just over 4 hours. When he was moving the hose bib, he used copper piping and soldered everything to perfection. There is no doubt in my mind that Crandall's Plumbing is a business worth recommending to my family and friends. I will use them again!

On Tuesday morning I woke up to a leaking valve under my sink. After shutting of the main I looked up plumbing on Yelp. I emailed one of the Plumbing companies and also called Crandall's. The other company has yet to respond to my request other than saying that they received it. Crandall's called me back within 15 minutes.
That same afternoon Ryan arrived and replaced the valve. He explained what he was going to do, gave an estimate and fixed the issue. After writing up the invoice he double checked his work (which was good). 5 stars for Crandall's plumbing- fast and well done repair!

I'm a DIY'er and can handle almost all plumbing issues but I needed to call a plumber this time as the main sewer line was clogged and I didn't have a snake long enough to reach the clog (that's what I told her). They were prompt, fair priced, professional (Paul helped us out) and removed the clog with one try of the snake. Since this is our first major clog, I wanted to see how the pipes looked so I also had them scope out the drain and sewer line. It's pricey (it is everywhere) and they provided a DVD video that starts at the main sewer at the street and travels back, all the while showing distance . This is great since you can see exactly where in the sewer line you may have problems. Lucky for us everything was clean, so hopefully we'll not have a need for a sequel!!!

We've used Crandall for a simple shower drain snaking job, a toilet replacement and most recently, a kitchen sink and filtered water line repair. Kathy and Amber in the office are always courteous and pleasant. The plumbers that they have sent out are always knowledgeable, efficient and clean. Dan did an excellent job with the toilet replacement. Kano and Joe have been the most recent plumbers we've had out and their customer service is excellent! The previous owners of our house had some shoddy work done in both the electrical and plumbing areas. Kano was able to figure out their plumbing mess, diagnose the problem and do the job correctly (which couldn't have been a small task considering the doozies we've seen with other repairs the previous homeowners did). Ok, the service is complete and my review below was before the service. Now I'm confirming this company is a 5-star. They maintained their professionalism on the job, were reasonable about the repair (they did extra work but kept it the same price quoted). So kudos to you Crandall's Plumbing.

Never pleasant having to stay home and get the sink fixed. BUT looking forward to this company's service. I'm going to start the review before services are performed at a 5. This is because when I called, Brent was very professional, polite and informative. Up front process. Let's see how the visit goes!...Go Crandall's Plumbing!

We got a clog in our bathtub (due to hair). We tried to fix it ourselves with DrainO (one liter did nothing) and those hooked-snake things you can buy at Lowe's (that also didn't work). So I called Crandall's to make an appointment, figuring to schedule an appointment later in the week and, to my surprise, had a serviceman on my doorstep an hour later. He was quick and friendly, sticking a rotating snake machine down the drain and unclogging it in a couple of minutes.

The charge was $90 (that seems pricey for such a routine and simple fix, but I'm not sure if that's routine these days), but to have the problem fixed so quickly was great. Like I said, the serviceman was friendly, but at the end, he started talking about using astrology to understand people in your life better, which (as a former astronomy lab instructor) I wanted no part of.

Overall, though, I would recommend Crandall's. The most important quality in a service like this is honesty and effectiveness and they were both.

The technician was done early from his prior job so the company called and asked if he could come early. Since I had a water leak I was pleased to have the repairs start as soon as possible.

The technician diagnosed a failed hot water heater. He got the parts, performed the replacement, and everything is just great again. It did require some ingenuity on his part to drain the old heater. The drain valve was blocked with sediment and broke when he tried removing it. But he was able to clean out the depries, insert a temporary valve, and drain the tank with minimal extra water in the garage.

I just had a couple of large projects completed by Crandall's.

I needed a slab repipe (copper in slab had slow leak, I've know this for a while). Crandall's repiped my house with Pex. Pex is great stuff. I also had them add a tankless water heater and recirculation system since we were repiping through the walls and ceiling. I love my recirc and tankless!

And I added an EWS whole house softening system ( I asked, they did not upsell).

All of it is working great. No more slab leak, instant hot water, endless hot water (teenagers!) and I can drink the water out of the faucet (too yucky before). Thanks for the great job, Crandall's!!

I used Crandall for a clogged toilet to the point of overflow. They came out quickly and was told the toilet cleared easily. 3 weeks later, the toilet was clogged again to the point of overflow. I called Crandall again and they came out and said the same thing- the toilet cleared easily. When the toilet clogged a 3rd time, the toilet was replaced, not by Crandall. It was discovered that there was a lot of build up and it appeared that no maintenance had been done on the toilet even though Crandall had been called twice before. I didn't watch to see what the plumbers did when they cleared it. I trusted that the job would be done thoroughly. I called Crandall and explained this and they said it wasn't their issue. I feel that they were not thorough. I should not need a plumber to come out 3 times in less than 2 months. If there was a bigger issue, it should have been brought to my attention. I gave a star for quick response and the tech's friendliness. However, for effectively solving the issue long term -no stars.

I've used Crandall's in the past and thought their work was fine, good customer service as they were friendly and answered my questions and that was why I called them first when this issue come about. The issue was, my tenant called and stated that an odor coming from the toilet, she did not know where or what was causing the smell but said it happened when they used the toilet. Crandall's was able to send someone out later that day, which was a plus. Overall the plumber was not able to determine what was causing the odor and had recommendations on possible fixes. The estimate was $1,888 to do the following: flush all the pipes (basically washing the insides of the pipes clean), removing and resetting the toilet, and smoke test. If I had decided to go with that, there was no guarantee that those fixes would get rid of the odor. I called another plumber to get a second quote and they were able to get rid of the odor by pulling the toilet and installing a wax ring and bolts along with removing hair from the shower (plumber said that could also be the cause of the smell) for $230. This option was much cheaper and my tenants are happy with the smell gone.

Not that Crandall's customer service was bad but I was disappointed that they were not able to determine the smell and I was charged $99 to determine what the problem was when they were not able to definitively state what it was.

Crandall's Plumbing was working at the house next door, when my husband asked if Sam could stop by when he had a chance to take a look at a leak we had under the sink. He came by within minutes, diagnosed the problem, gave us a fair estimate and had the job completed within the hour. Professional, neat, just like all the reviews say. He even stood by his quote when he ran into an issue with an additional part that needed to be replaced. Called Crandall's yesterday to get some toilets fixed that were running. They could not have been nicer or made the process any easier. When I called they were able to accommodate my timing. They showed up as planned. The plumber was as nice as could be. He immediately knew what was wrong. He gave me a very fair quote. After accepting the price he had both toilets fixed in no time at all. I will definitely use these guys again and highly recommend them. Other plumbers may smell good, but their service stinks. Crandall's is a great overall experience.

I have known Sam for over 10 years and used his company on multiple occasions. It is a family owned and deserve our support. I can also attest and commend him and his staff on their integrity, professionalism, and customer service. In the middle of a kitchen remodel, we discovered a water leak. I called Crandall's and they quickly arranged Stephen to check out the situation. Stephen showed up on time and started his investigation. He quickly diagnosed the problem! He was thorough, patient and took the time to make sure his diagnosis was correct...and it was! My shower fixture has been a pain for 8 years. It was stiff and barely moved. We were able to live with it, but a week ago, it started leaking steadily, so much that we had to close the bathroom door to get some sleep. I had used another plumber at one time but I could not remember their name, so I googled Huntington Beach plumbers. I saw a lot of good reviews for Crandall's and went to their site. I was impressed by what I saw and filled out a form on the site for an appointment. This was at about 8 pm. The next morning I checked my email and saw that my email had been answered at 10:30 the night before by Erika. She asked me to call in the morning and I did. We set up an appointment for that day between 1 and 2. Although the plumber was running late, they called me several times to update me as to his status and finally when he was on his way here. The plumber that came was Kano. He checked out the shower and it was obvious that the repair was more extensive than I thought. He talked to my husband when I was out. Kano left to get the needed parts and returned in an hour or so. He did the repair and made sure that it was working and that I saw it and tried it out. He then cleaned the area very nicely. The whole experience was efficient, pleasant and professional. Kano was even nice to my dog! I would definitely recommend Crandall's Plumbing.
-Additional note: the next day we had a puddle in our garage which is directly under the shower that just got fixed. We thought Kano had done something wrong and the pipes were leaking. He came back out and checked his shower work from the day before right away. It was fine, so he looked at the garage and discovered our water heater had a leak in the bottom! End of story: a new water heater at a reasonable price, new features such as a release valve and a fixed water on/off valve to the heater (old one was broken) and confidence in Kano and Crandall's.

This company is top-notch!!
I called only a couple hours ago and they have already fixed the problem and left.
The Service Technician (RYAN McCAMMON) showed up right on time...friendly, knowledgeable, and super-professional!!
I will only use this company moving forward, and I will only ask for RYAN as well.
Not only did he fix the issue, but he checked everything carefully twice to make sure everything was perfect!
Can't say enough about the company and definitely can't say enough about RYAN.

The plumber that came out to do the work arrived a half hour late, which was ok with me. He was friendly and cordial.

Before the job started, I called to make sure that one minor detail which was not on the original estimate, was included, and Sam assured me it would be. I brought it up to the plumber, but he didn't get notice of it, so he had call back to double check, which they did, so I was happy with that.

I showed him the job, and he started getting to work. I immediately noticed his workmanship was quite sloppy. First mishap: after shutting off the water, he failed to drain the lines before cutting the supply line, spilling water everywhere. I gave him some towels to clean it up... but really? Even I know you're supposed to flush the lines first.

Second mistake: he fastened a new tee fitting and it was clearly misaligned. After extending the pipe from the tee it was pushing up against one side, causing the pipeline on the other side to bulge out where drywall was going to be hung. Since I was the one doing the drywall work, I noticed this and brought it up to him as soon as I saw it. He tried to make a case that it was not his fault and it was the problematic design of the walls. He had to phone home, and I talked with Sam, and got his approval to fix it without too much fuss. During this time the plumber argued his case a bit more, but I gave him step by step instruction on how to fix it, and he did, and in the end it all worked out.

This would've been a one star, but because Sam was willing to rectify the mishap I upped it to three. It's closely bordering two stars, because the price should have been better, given the sub-par quality of the work.

Really bad customer service. The repairman who estimated repair on Wednesday, Jeff, said his schedule was wide open from 12-5 the next day, Thursday. Jeff asked if I wanted him to come out the next day, or someone else, i said of course I want you, not someone new- I don't want to go through all this explanation again. Crandall's sent someone new on Thursday, and after long holds on the phone said that Jeff was busy on a big job and if I want him he couldn't be out until Monday.
Not using Crandall's. Thanks for wasting my time and thanks for nothing.

Was it an emergency though? Or was it that my little job was expendable and easily pawned off to any random repairman? The guy who came out knew nothing about my job and THOUGHT he was there to give me an estimate. And; who wrote the reply to my review? Sam, who it says wrote it, or, Erica- who signed it? You also spelled my name wrong.
Thanks, but no thanks: you turned a one hour simple job that could have, and should have, been done the same day that you originally came out (for a $450 quote), into a total frustration that leaves me looking for another plumber in order to have my new sink drain installed and hooked up to my new garbage disposer.
If the other repairmen you sent had detailed and accurate notes he would have known what to do. He didn't. He said, okay, let me get you a quote.

I just had to write a review from when we called Crandall's Plumbing at 9:30 one night back on 2011 when all of our drains starting backing up, even our toilets! Black sludge too! The wonderful plumber they sent out after hours stayed for almost 3 hours as we had no clue where the clean outs were in the midst of the dark! I was also 38 weeks pregnant and my husband and I were panicking! The plumber was able to find the hidden clean out and snake our drains, and found that city tree roots were the cause of the blockage! Thanks Crandall's! We were able to get reimbursed by the city too due to the plumber's findings! We will always remember our positive and great experience with their professional staff!!!

I needed the toilet in the powder room removed and replaced. My floor in the powder room is natural stone slate which I worried how it would look if I removed and replaced the toilet as the last time I had problems another plumber told me due to the flooring he would recommend re-building the toilet versus getting a new one. Well, this time I was hoping I could get a new toilet but was prepared for another re-build.
When Crandall's plumber, Ryan, arrived he assessed the situation and gave me an estimate for both a re-build and and new toilet. I shared with him my reservation of my flooring for a remove and replace approach but that I would like a newer toilet. He assured me he removed and replaced many toilets that had slate flooring and that he would be sure it would be better or as good as the current match.
So, I agreed and Ryan picked my new toilet up at the Home Depot for me, removed the old toilet and took it away, then replaced the old with the new. When he finished sealing around the toilet to the floor. He was NOT happy with the white sealant against the slate floor(and neither was I), so he suggested we let it dry but that he would plan to return in a few days remove that sealant and put a gray color grout to match the grout in my slate floor. He took a couple of pics and headed off to Home Depot.
When he returned a few days later, he removed the white colored sealant and replaced it with a gray sealant like grout substance. IT MATCHED perfectly!!! I am so pleased with Ryan's work, tidiness, and professionalism. The pride he showed in making this the best it could be will ensure I use Crandall's again.

This company has it down! The best customer service ever and their response time to your door is amazingly efficient and timely. My guy came to my door, was very polite, looked clean smelled clean and it didn't hurt he was easy on the eyes. He asked direct questions and gave me a number of possible options and pricing. He fixed my issue within the first 15 minutes he was there and pricing was exceptionally fair. The people here are about being fair and treating you like a valuable customer, they are very down to earth and don't try to take advantage of your situation. Good family run business. Brent is awesome and very dependable, Jose was a dear and Kayla is always very helpful. My water heater had unexpectedly sprung a leak in the middle of the night and I called around several local plumbers in the morning. Crandall's returned my call within a half an hour an gave me an estimate over the phone. I was told that they have a fixed pricing for water heater install. Within a couple of hours they had sent one of their guys to do the job. He took out the old water heater and installed the new one in just over an hour. I was impressed with how efficient, courteous, and clean the service was. To top it off, they were even cheaper than the other places that I had called. I appreciated the fact that I didn't have to spend any time trying to listen to them upsell me more expensive equipment or take advantage of the fact that it was an emergency situation. They did an amazing Job, best plumbers I have ever used. Our office contacted them for some late night issues, and they came and did the best job they could and charged a reasonable amount. In the morning it was clear this was more then a simple clog, Crandall's was here for days, but stuck with. We had a mainline sewer collapse. They dug it up and replaced all of it. It was expensive, but it could have cost so much more with the other guys. Glad we choose them and I would recommend them to anyone.

Replaced a commercial 100 gallon water heater in an apartment community's laundry room. Response was quick. Price was reasonable. When removing the old water heater, floor tiles were torn up and thrown away. More care should have been taken. Floor around new heater is crummy looking concrete. Otherwise, the installation looks good.

Called Crandall's Plumbing again, same experience. This company is top notch. Called yesterday, made the appt and this morning got a confirmation call that Kevin one of their Plumbers was on his way. He was very thorough, professional and all around nice. Very thoughtful also wearing a mask. Brent in the office is so great and patient with me that don't know anything about plumbing! Sam the owner has also been so nice he really cares about his customers.

I've used Crandall's for years and always been satisfied with their service - definitely 5 star. This time, not so much. So far they've had to send someone out three times trying to clear the kitchen sink. The first one told me to never use anything but cold water in the garbage disposal and I wouldn't have these problems - even though they've been out every year. The second one told me to never use anything but HOT water, The third one told me to never use the garbage disposal at all and the sink wouldn't back up, even though it was his company that installed the disposal. Its been less than a week since the third try, and I'm waiting to see what happens. And when it does happen I'm calling a different plumber. I asked if Crandall's had been sold to a new owner because of the lack of professionalism on the part of their employees. Don't EVER use the disposal? Well then how can you possibly sell and install the things in people's houses???

I called and they were able to come the same day. Paul arrived on time and was personable. He didn't really listen to what I told him the problem was, but assessed the issue and went out to his truck to come up with an estimate. The estimate was to move my stackable washer/dryer out, clear the drain, and move the washer/dryer back. The total was $229. I asked how much it was to move the unit back and forth, then joked that I could do it myself. Paul said that it was $159 to clear the drain. My mother, frustrated by the stacks of dirty laundry, just agreed to pay whatever. I, however, think $70 to move a washer/dryer away from a wall is ridiculous! I would never have paid such a padded invoice. Though I have nothing against their work, I would never use this company again. My advice to you if you do is to get a very detailed estimate and question every line. Does a mechanic charge you to move your car? Does a grocer charge you to bag your groceries? See ridiculous!

I didn't really believe these guys had all these 5 star reviews but they really are nice and know what they are doing. We had a slab leak, they found it and were cheaper than american leak detectors and they were nice enough to tell us how to fix it so we could keep in our budget. Woke up on a Saturday morning with a clogged kitchen drain. Called and left a message requesting service to remove the clog. Received a call back within 10 minutes and the Jeff the plumber was on site with in 45 minutes. Jeff was professional and efficient. The technician was friendly and helpful offering advice on how to deal with another issue. He waited while we tested the pipe to see if it was working. All this for much less that Rot-rooter. Called Crandall's plumbing after another plumbing company came the prior afternoon and was unable to clear a clog, left a huge poopy mess, and said we would need to dig up the house for a possible broken pipe.

Fortunately, we called Crandall's to get a second opinion. Rolando worked on various lines throughout the house with the hydrojet and camera to find a large grease clog. Luckily, Rolando cleared the clog and was very professional and cleaned up.

I have used other plumbers in the past, and none of them come close to the customer service you will receive from Crandal's.. I called smell good (scam you good) plumber Mike Diamond for a bad shower draining issue.. It cost me about $200 and they could not unstop it. They told my wife we would have to cut up the floor from rhe shower pan to the toilet main for an extremely outrageous price to find the blockage.. or so they said.. I said hell no!! I'm getting a second opinion. I found Crandal's here on Yelp and after reading the reviews called them.. The guy that came out was very cool, and was able to use 2 different techniques and got it unstopped !! The other guy wanted to charge about $1500+ ? too destroy may bathroom in which I thank God I got a second opinion .. Crandal's charged less than a hundred. .. Called Crandall's Plumbing on a Sunday around 1:00, spoke to Kim who was very understanding and knowledgeable of my situation. She said she would contact their on-call technician and get back to me. She called back within minutes and said a tech would be at the house in about 20 minutes. Tech arrived sooner than that, looked at the problem (main line clog) and had it cleared quickly.

Work was professional, with great attention to cleanliness. Problem resolved within one hour of phone call for a reasonable price (this was a SUNDAY). I would have been impressed with this service during normal business hours, but they excelled with it being a Sunday.

This company has great Yelp reviews for a reason. Use them with my highest recommendation.

We used Crandall's to have a tankless water heater installed. Hector arrived exactly as scheduled and installed the water heater in a neat and timely manner. There is no more to add other than the installation was exactly as we expected and we'll definitely us Crandall's again in the future! We did have one added feature to the process in that Hector had to leave just a little early on the last day because his wife had to quickly leave for the hospital to have their first baby!

We had a kitchen leak that they quickly diagnosed as two separate broken hoses. They suggested that we buy a new kitchen sink faucet at Home Depot or Lowes to save money, which we did. We scheduled up a return visit for that afternoon (which they arrived early for) and the repairs were completed. Very happy with the results.

I had a gas leak, Gas co turned it off. Had a plumber named sergio come out in a few hours gave me the estimate. Sergio was here the next morning ready to go, started working, unfortunately he was called off for a another call and left his helper here to dig the trench.. Became a little worried when it got closer to 1:00 p.m. and thought that he couldn't finish the job today as promised.. but he came flying in and said no problem! I'll even stay late but we're gonna finish this today, because I have super Oscar with me haha! not only fixed the leak, they cemented the trench, and replaced the bricks! The only negative thing I have to say is, I don't think he should have been taken away off a job like this and left me wondering .is he coming back..should I call another plumber..a lil stressful, cause it was Friday !! and had plans already for the weekend..thanks to Sergio and Oscars superpowers, things went great!

I came home late Saturday night to a flooded garage. Our 20 yr old water heater had broke. I turned off the water to the house and drained out the water heater. Since I have a family we needed to have this fixed asap.

At 8am on Sunday morning I called Crandall. While I was leaving a message they were calling me back on the other line. They had someone over at 9:30am to diagnose the situation. They recommended a new water heater. Since I don't know anything about plumbing, etc., I gave the go ahead for replacing the water heater.

They obviously have Sunday/emergency rates for this. $1300 for the job was very expensive for us. I have no idea if this is a rip-off or not, but at the time it seemed like our best choice. You can decide what it's worth for your family. The plumber worked for just under 2 hours. Everything is back to normal in the house.

Crandalls used to give me great service for my apartments, even giving free estimates. This time the plumber refused to do any work because it appeared that the dining room ceiling needed to be opened to investigate a leak from an upstairs shower. The apartment was built in 1976, and Crandall's initial refusal was because of apartments that age sometimes had asbestos or lead based paint. However, only a few months earlier I had a major tenant caused water damage in the dowstairs kitchen of the same apartment, which Crandalls repaired after I had asbestos/lead tests done for over $800 which showed no asbestos/lead, which was only 6 feet away from the current problem. That was not good enough for Crandalls. The plumber did no investigation, like trying to duplicate the tenant's shower leak. Crandalls did no work and charged $125. I went to the apartment and determined that the leak was due to the shower door not fitting properly, causing water to spill out during a shower and leaking under the vinyl flooring - no pipe problem.

I have used Crandall's twice now and both times have been wonderful! I love that their office staff calls and follows up and is available at all hours of the day. Kano came out a couple weeks ago when the the stems in our shower needed to be replaced. He was very friendly, quick and did a great job. Yesterday we needed to call again due to a bad install on a washer and dryer from the place we purchased the units from and Ryan came and did another great job. He was ver friendly, helpful, and above all I loved that he was honest and even though the washer installer told us we needed to have some angle stops replaced, Ryan told us they were fine. He could of easily sold us something we didn't need, but instead he was honest and up front. He ended up finding a gas leak (from the bad dryer install), fixing that and that also fixed something else we needed help with that wasn't even plumbing related. I am so happy to of found Crandall's Plumbing! We will keep using them for our future plumbing needs! Thank you!

Eight years later and we are still so happy with Crandall's Plumbing! I've called them maybe once every 1-2 years for minor issues, and I've always taken care of it while my dad was at work. We had some kitchen sink issues like a month ago and Crandall's sent Ryan right out to help us, and my dad was home for the first time. He's kind of untrusting of plumbers/electricians/handymen and is always concerned we may be getting ripped off, as has happened before. I assured him Crandall's was great but he was still skeptical. Ryan showed up in a mask, was super knowledgeable and friendly, and answered all of my dad's many questions. The next day, my dad was so pleased with how well the drain was draining. He came to me with a huge smile and said THAT is our family's plumber. Weeks later he feels the same. Crandall's and Ryan are rad, we appreciate you!!

Today was the second time I've called Crandall's Plumbing for help and I've been 100% satisfied with them. The first call a few months ago was for a fairly minor issue and was resolved easily.

Today, however, I was afraid we were going to have a major problem involving excavating under a cantilevered pool deck due to a water leak. After being able to schedule easily, Kano came out promptly, ascertained that he could access the problem by digging into an adjacent planter to locate the source of the leak, and repaired and rerouted some PVC pipe that had been broken by tree roots.

Crandall's Plumbing is fortunate to have Kano representing their company. He was very personable, professional, knowledgeable and worked efficiently, completing the job in perhaps two hours.

Crandall's prices seem very fair to me. Kano first explained the fee for digging down to diagnose the problem and then explained the fee for repair.

I appreciate their excellent service and recommend them unconditionally!

After being duped by a reputableplumber, our main line backed up... Turned out, we had enormous tree branches throughout approx 7 ft of our brittle, ancient cast iron. Crandall's was recommended to us, so we thought we give them a chance. They sent Jeff out to do our estimate. He not only scoped our plumbing, but recorded it and burned it to a CD! After interviewing a few other plumbers, we felt most comfortable with Crandall's. Jeff fully disclosed all the possible work, costs, and overall process. He and his crew worked incredibly hard to ensure the job was done right, including us in every step of the prices. They stuck to their estimated timeline. They were polite, clean, and hardworking. We have some other plumbing issues we'll need to address in the future and I'll be sure to call Crandall's!

We had sewage backing up into the shower and clear water seeping from under the toilet. They did everything they said they would in a friendly, professional, expedient manner I just wish that quick jobs like this were a little more affordable.

The lady who answered the phone was very friendly and helpful. She accommodated us by having someone on site within about a half hour. Although I didn't ask for special accommodations I appreciated the consideration. The guys (Aaron + 1) were very friendly, listened to our plumbing history, did a quick assessment and gave me a quote for what they felt was a standard clog at the toilet area. I accepted the price, their work was done within 30 minutes and seems to have solved the problem. It was a $125 job which I feel is very high for a quick cleanout. However, I hired them (not Roto-Rooter or Mike Diamond) because we recently had work done around our cleanout and trenches dug in our yard and I wanted the opinion of an experienced plumber. If the problem doesn't reoccur then so be it, I may have over paid for a simple flush but I am happy with the people with whom I interacted, the speed of the service they provided and they charged me what they said they would. This is why I give a 3 star (which Yelp calls A-OK).

My water heater gave out Monday night. We are a house of 4 including two teenagers, and it's a hot summer. I found Crandall's highly rated here on Yelp and gave them a call at about 9pm. I expected to leave a message for them to phone me back the next morning to make an appointment. I was surprised when someone answered the phone at 9pm and they were able to set up an appointment for me for Wednesday afternoon. The installers showed up on time, assessed the situation, gave me a reasonable quote, went back to their shop to pick up the water heater for my family's needs (a slim 50 gallon), came back and installed it. I was concerned about this install with a new company, my husband being a work, an old house, a full garage with limited space to work, and some extraneous hook ups on our water heater. None of this was a problem for the installers. I found them friendly, knowledgeable, and polite. When they were done they took my old water heater with them and the box from the new one, and gave me some tips on how to care for this new heater to ensure it lasts a good long life. I definitely recommend this company. Thanks for such great service.

Plumber Jared from Crandall's Plumbing did an excellent Job. Very knowledgeable and you can tell that he truly cares and is there to help and provide options. He installed a new Garbage disposal and snaked and descaled the sewer line. I first called 2 other plumbing companies and was told that I was going to get charge a trip charge on top of the work i wanted them to perform. Crandall's offered me a free estimate on site, No trip charge. I only paid for the work I decided for them to performed. Very fair reasonable price. I have been using Crandall's since 2017. I started with a very odd issue with our shower. 1 our contractor and plumber we had when we built the house wanted no part of. Paul and Sam came out and figured out the shower pan was not sloped. Therefore water was being trapped and then causing the horrible smell. Not news i wanted to hear but at least they figured it out. Since then I've used them for all sorts of plumbing needs and refer them out when ever I can.

Great Company and Great Service. Ryan McCammon came out to today to fix a blocked line and replace our pipes and disposal in the kitchen. He was very friendly, clean and professional. He gave me a free quote and when I heard the price I said let's do it. Their price was about half of what the Big ( Smell good) Plumbing Company quoted me for the exact same thing. Our kitchen sink clogged up tonight really badly. We tried to fix it ourselves, but definitely failed. We called Crandall's based on the Yelp reviews, and they sent someone out in less than an hour (on a Saturday night, Easter Eve). The guy (Kono) was really nice and efficient! Now we have a sink again! The total was $135, for time and a half for 1 hour's work, which isn't as bad as I would have expected, AND was exactly what we were quoted over the phone. No games, just good service!

Plumbing Issue: The water level inside my toilet bowl got really low suddenly, and when I flushed it, the water level rose so high I thought it was going to overflow, but thankfully the water slowly went back down, although it still wasn't flushing properly.

Experience: I called Crandall's around 7:30 pm (it looks like someone is on call 24/7), and they were able to schedule a non-emergency appointment between 10 am-12 pm the next day. The next day I got a call from my assigned plumber Kevin at 9:45 am to let me know his ETA. Kevin arrived right on time and after looking at the toilet, he let me know he thought it was a clog and would use his auger to try to unclog it, but if the clog was deeper, then he would have to remove the toilet. At that point he let me know the cost would be $120 and if that was okay, then he'd go get his tools. He used his auger and was able to unclog it within a couple of minutes.

Plumber: Kevin Roldan was competent, on time, friendly, and answered all my questions, I highly recommend him.

Tips:
~They will come out free of charge to give you an estimate if you are within a certain area.
~They service condominiums (I called a few plumbers who would not service condos because they aren't insured for that).

Great experience with Crandall's plumbing. We found ourselves without any water and needed a plumber fast. I sent photos out to a few plumbers and got some quotes back so that I had a ballpark figure in mind. Crandall's wanted to perform an onsite inspection and free quote only after they saw the job so I was a little dubious but Dan arrived promptly within two hours, performed the inspection and the quote was way less than other quotes I had received as there were parts that did not need to be replaced. Thank you Dan and Crandall's for doing such a fast job!

About two weeks I had a considerable amount of water forming around the front side of my house. I called a plumber who came out and attempted to find the source of the leak. Using a leak detector listening device, he checked all of the fixtures and pipes in an effort to find the leak. Unable to do so, he said he thought the water was leaking from my sprinkler system and he recommended shutting the water off for several days to see if the water would stop. We did this to no avail, in fact the leak was getting worse. I called Crandall's based on their good review record on Yelp. Dan responded and did some preliminary tests and determined it was most likely a broken pipe under the house slab. We set an appointment for him to perform a leak detection to determine the exact source. Dan returned, performed the leak detection checked every outlet and fawcet in the house, and located the leak in the main water line under the slab. Dan provided me with an estimate to do the work and we set the date. Dan returned with one assistant whose name I did not get and they performed a re-route repair by re-routing the main line into the attic and then down again. I want to say that Dan and his assistant were both extremely professional and knowledgable in their work. The work was accomplished in one day and the problem was solved. Considering the amount of work that was done, I felt their charge for the leak detection and repair was very reasonable. This was the first time I have used Crandall's and my experience was very positive. I plan to make Crandalls my plumbing service of choice for any future work that I have need to have done. Thank you Crandlalls.... a great job and excellent service.

I called them with a clogged drain issue at 9pm at night and it was fixed within a few hours. I expected to pay a premium price being that it was at night but that was not the case, it was very reasonable. More recently they put in a sump pump for us and fixed several problems botched by a prior plumber. Friendly staff and quality work. Highly recommend.

I have never written a Yelp review before, but the service was so excellent it needed to be mentioned. Just bought a new house, flushed a toilet, and a bathtub across the house filled up with fecal water. GROSS. I filled out their online contact form at 11pm and received a response by 11:15pm. I called them back the next morning at 8:00am, they came at 8:30, and were finished fixing the main sewer line clog by 9:15am. Very reasonably priced, efficient, and concerned. Excellent!

Called Crandall again for an underground leak in the pool plumbing. Received a call within an hour that they would be here next morning. Raoul quickly excavated and located the broken piece of PVC pipe where it entered the concrete at the back of the spa. He promised to be back the next morning (and he was) with his partner Manny. Within a short they removed and replaced the old section of pipe and re cemented the area. The fix appears to be good. These folks worked clean and neatly. They kept us informed on progress. Once again it was a pleasure working with Crandall's plumbing.

It has been a couple of years since I used Crandall's but that was because we had no plumbing problems. We needed the valves (hot, cold, and diverter) replaced in one of our bathrooms.

Hector was the plumbing technician that came out. He arrived well within the two-hour appointment window. He reviewed the situation and provided an estimate in about 10 minutes. The job was completed to my complete satisfaction in a little over an hour.

Besides doing the repair, Hector showed us how the new valves were working to make sure we were happy with everything. We were.

FIRST CLASS!!! I had lost hot water due to a leak, so needed someone same day. They had Kano out within 3 hours. Super fair price, didn't gouge me knowing i was without hot water. Very clean work, quality repair and simply a nice guy (as was his partner). It was a bit of a complicated repair due to where it was, but they took the time to do it right.

Their front office folks are really nice and helpful too.

As an FYI - i tried someone else on YELP who didn't bother to call me back... not even to say he might have been too busy. These folks are legit... and now my go to plumber for anything.

They were on time and accommodating to my schedule which is a big thing for me. Didn't remember the gentleman's name that did the job but he was ultra professional and gave me my quote which was very reasonable for the job. He did the job in no time. The last guy from another plumber took 2 hours and he complained the entire time! That's why we switched over, we read the Yelp comments and decided to try them out. This isn't the first time we used them. We were happy with their work and decided to make them our primary plumbers. First, if you need repiping in your home, be aware it requires city inspection for your own protection. I needed three bathrooms repiped, but the back of the house had been remodeled barely ten years ago and had all copper plumbing. Crandall's team said my copper plumbing would go bad after 10 years (that is, like, yesterday) and they would do the whole house for the same price as the three bathrooms. What they really wanted was to take those copper pipes. No inspection. They also took two bottles of a very expensive hair care product. The lead guy was never in the house but always outside, smoking. They bad-mouthed each other to me. While the lead man (Brent) was outside smoking, the guys inside cut through an electrical wire; an electrician had to be called to repair the damage. To this day I have no idea whether it was properly done because again, NO INSPECTION AS REQUIRED BY THE CITY. Then the guy they said would do all the drywall repair implied he wouldn't do it unless I complained to the owner about the lead guy--I didn't, so the drywaller never showed and I had to go elsewhere to have that work done, at considerably more expense.
We have two 36-inch refrigerators in a built-in space. They pulled those out, and didn't put them back with enough distance between them, so suddenly we could no longer open both fridges at the same time without them banging into each other. I called, they came out to refit them but didn't--and both fridges were subsequently damaged when we tried opening them as we had been doing for ten years with no issues.
My advice--make sure your plumber pulls the necessary permits and inspections are done--we didn't realize they were needed--they are to protect YOU. And avoid Crandall's like the plague.

We recently had another issue with the unit which was not covered under the manufacturers warranty. First off, I'm not one to leave reviews or totally believe what I read in them (this is my first)...

Every experience I've had in the past with plumbing companies can be summed up in one word - HORRIBLE! I'm VERY pleased with the service I received today from Crandall's employee Aaron!!

He arrived before the scheduled time and waited for me to get home instead of leaving. He looked at the situation and went straight to the problem, cleared the drain, cleaned the area and was on his way. I loved it!

Cost? $90.00! Last time I couldn't clear a plug I got screwed by trying to go for the cheap guy. This was CHEAPER than the cheap guy. The guy that advertises for $79.00 any drain* has a reason for the asterisk!

Excellent service! My water heater was not working. They came the same day I called. There was a problem with some pieces and they not only ordered the pieces for me, they also shipped to their office and came back as soon as they received it. A tenant of ours contacted us at 8:30pm on a Friday night to tell us their bathroom sink had backed up. I called and left a message at Crandall's Plumbing and heard back from Fred right away. Fred clearly explained the costs of going out there that night v. going out there the next day (Saturday). With his help, we determined that making an appointment for the next morning was the right decision. Fred booked the appointment right then, the technician came out the next day - he was on time, did a great job and took care of the problem.

We were very happy with our experience!

Having plumbing issues is *not* a pleasant experience but I'm glad we called Crandall's Plumbing. After the initial call I dealt mostly via email and must say that staff was very prompt in getting back to me. Kano and Joe came out and were very friendly and helpful, they explained everything to me, and made it seem like it wasn't that big of a deal and no mess was left behind. I'm happy with their service and will definitely call them back if needed.

My out-of-state rental property had a major water heater breakdown over the Christmas holiday weekend. I called several plumbing companies in a panic, and many never even called me back, or wanted to charge a ridiculous amount, or they weren't able to get a W/H in as the warehouse was closed. Crandall's called me back very quickly and they quoted a very reasonable price over the phone, and went out to replace a new water heater on very short notice, as they keep W/Hs in stock for these types of situations. Being out of state I was worried I would get charged an arm and a leg, but considering the timing of things - I only had to pay an overtime premium, and the new water heater was installed same day. I will use Crandall's as my go to from now on.

This is my first yelp review. My wife and I were in Vail when my son called to tell us the carpet in our living room was soaking wet. The only thing that goes through your mind is panic.

I checked the reviews and called a couple companies. Crandall's called back right away and came out the next day. Because it was a slab leak it was a complicated fix and because they were responsive I gave them the business.

The work got done and the leak was fixed. However. I noticed later one if our showers no longer worked.

I called them and they came out that same day, acknowledged the problem and fixed it - no haggling or additional cost.

So do they deserve a five? Not if you really think about it - after all it was not done right the first time. BUT they are a quality company and stood behind their work no questions asked. So that made me want to give them a great review.

This was the worst service I have had from anyone I have contacted through Yelp. I told them this was urgent and they sent someone out who looked at the tiny little issue that my city inspector pointed out and wanted to charge me $375 to put a screw in a vent. And that is AFTER they charged me $135 to come and tell me that they couldn't take care of it until next week. Need I mention when I first called and asked for an approximate cost they told me that there was no charge to come out and look at the issue first.

We are closing on our house and we needed this fixed before that could happen.

HORRID! HORRID! HORRID! We will never use Crandall's again, and I will wonder about Yelp reviews as a place to find good local contractors from now on too.

UPDATE: We took a picture and went to Ferguson's supplies for advice and I am going to be able to do this myself with 15 minutes of effort. I am an over 65 year old woman. I spoke to my brother in Michigan and he verified we got the correct parts. If they didn't live so far they would come and fix it for me. Both of my brothers have been in the HVAC industry for over 25 years. Thank goodness I was not able to be bamboozled.

I just needed this fixed so I could close on my house sale. I told you originally that this was an emergency. And I asked if the person coming out today would be able to fix it.

And I just spoke to my husband who showed the Crandall's guy the inspectors specific issues that needed to be fixed. Huntington Beach City Building and Planning Inspectors can be some of the most meticulous and safety-minded in SoCal according to my contractors. And HE did not recommend the changed the Crandall's guy was trying to milk us for.

They were great! Called about 9 pm on a Sunday since I had a gas problem and my tenants were not getting any heat in January. I forget the woman's name who I talked to on the phone but she was very helpful and said they could come right out and get to work. My tenants said they could make it through the night and not to worry about it until the morning so I changed the appointment for the next morning. They showed up on time and called 30 minutes before they arrived just as I requested. I forget the name of the plumber who came out but he was very informative and called me while at work to give a price and the details of everything they had to do. I asked him if I could call him back in five minutes while I decided if I wanted them to do the work and he was fine with it. I confirmed that I was getting a fair price when I called a buddy in the business and informed him of all the work and he said that is exactly what he would charge so I called the plumber back and authorized the work. The work was done in the estimated time frame and looked great. When the gas company came back out to turn the gas back on they even said that this was great work and one of the best repairs they have ever seen. Great People, Very Professional, and Fair Pricing!!

Keep up the great work and will be using these guys for all my properties.

Called on a Sunday and they immediately came out for an inspection of the water leak connecting my house to the main line. Ended up having a broken main connection to the house which they repaired on a Monday to safe me some money. First time with Crandall and no regrets. Nice work!
