Brian Cranney owner of Cranney Self Storage and Cranney Companies as well as Cranney Home Services.

The company stared as a one truck commercial electrical company in 1982 by Brian Cranney, however, he was savvy enough to realize the disconnect between tradesmen. Electricians waiting on plumbers and plumbers waiting on HVAC technicians left for a lot of problems. So, he brought them all in-house.

Today, we service customers in the electrical, plumbing, heating, cooling and drain cleaning trades for both commercial and residential clients.

When our furnace broke, we called Cranney and they came and put in a new one. And that was all fine. When doing so, we decided to pay the additional monthly fee to be VIP members. On Thursday (2/2/2023) someone came by to check it before the fridgid temps hit. While down there with the guy, I noticed a leak coming from the Exhaust pipe. I was told I had acid water8 leaking from that pipe, and they would order a replacement part, and most likely have it fixed by the next day... But it wasn't major or dire. He checked the rest of thefurnace and said everything else was in fine working condition (and to replace the acid rocks before the beginning of next winter.)
Last night, (2/4/2023) my furnace stopped working. So we of course called. Waited on hold for about 20 minutes before getting disconnected. (No one picked up, just a recording.) Called back and wait about another 30 minutes before someone finally answered. Told her what was going on and she said she'd call back in 5-10 minutes. Over an hour later, we hadn't heard back so we called again.  She still didn't have any info for us and once again said she'd call back in 5-10 minutes. Another hour went by and she finally called back asking if they could come in the morning. It was 8° last night and we didn't have heat and they wanted us to wait until morning! We of course said no (very concerned about our water pipes freezing, plus I live with my 75 y.o mother) and told her my mother NEEDS heat. The woman on the phone had to call us back again (probably about another hour or so later) to tell us that they would NOT be coming to fix our heat last night. That the technicians had been out working on VIPs emergencies and couldn't make it to us. We told her how we are also VIPs and having an emergency too, and we were basically told oh well. We were told we were on the schedule for today. It is now after 11pm and they never called, or showed.

This company was perfectly happy letting one of their VIP members freeze all night. So basically we are paying them to not give a damn about us.

To say I'm upset is an EXTREME understatement. And I will be seriously considering finding a different company to deal with in the future. Letting us freeze and blowing us off today is some complete bull.

Edit to Add: When the woman called to tell us they wouldn't be coming, we were told we were on the schedule for today. It is now after 11pm and they never called or showed. Absolute bull.

I hired Cranny Home Service to winterize a summer home in November, 2022 because our regular plumber was ill. They assured me that they would winterize the house and drain all the pipes including those under the house. I spoke to their plumber on the phone, and he assured me that all the pipes under the house were drained.

When my regular plumber opened up the house in April, the pipes under the house had not been drained, and had rusted and burst. I spoke to the Cranney customer service rep, who said she understood why I was upset, and someone would get back to me. No one did. I followed up with a letter to the owner asking that they pay the overage to replace the burst pipes. Again no one answered me. I do not recommend that anyone use their services.

DO NOT USE CRANNEY! We were duped! Needed to install a few base board heaters to complete our basement reno and hard wire fire alarms. We paid around $6500 for this.  When we asked for itemized bill they refuse to give it to you. We were desparate and since we see their trucks everywhere we proceeded. BIG MISTAKE! Paid half and were forgotten for  almost 4 months. No phone calls, no emails. I had to call at least 20 times before they finally came and did the job. Took another 2 months to get the inspection.  When called city hall they told us that Cranney never scheduled the appointment. When I spoke to Eric he didn't care that they gave us poor customer service. Did nothing to appease the fact that it took 6 months to finish a small job that took less than 6 hours. They don't care about customers!

I called last week about ubstall of Rheem Water Tank in 2015. No warranty papers were given to me! Guy did know what he was doing? Kept calling Cranney on his cellphone!

Someone was going to cwll me back. No call!
I called today and girl I spoke to gave me all incorrect info!
My Rheem Tank has 12 year WarrantyWarranty!
Warranty info updated by Rheem! part I need is being shippdd free of  charge for both part and shipping!

Standard bait and switch operation - they gave a quote for trenchless pipe repair which was on the high side. They were the only ones we could get a hold of that had availability and the sewer pipe was backing up so the issue needed to be taken care of. Low and behold! They show up and start the job and then stage a frantic call claiming they had mis-measured and it was going to cost 50% more. 2 stars because they did actually show up. Not to be trusted.

Pricing from this business is basically give the nearest toddler a calculator and let he or she smack a bunch of buttons and there is your price. Basically our heating and cooling system went in our condo, they quoted nearly 12k for everything, to replace it and so on and so on. Yeah, negative on that, we bought the unit ourselves and had a family friend do it for 1k unit was 5k labor 1k overall saved 6k. It is a who you know type of world now a days for anything really but their prices are insane.

If you want to invest in beautiful tile work for a new bathroom, and then need to rip out that tile to fix the plumbing errors made during installation, you found the right company.  Epic fail.

We discovered Cranney when our prior HVAC vendor couldn't fix our furance after 6 weeks of frustration.  Cranney came in and correctly diagnosed and fixed it right away.  Then we used Cranney to replace our water heater.  We could not be happier with the employees (we've interacted with 6 different plumbers, HVAC and electricians) as well as the customer service folks. They are all outstanding.  Whether we call on the weekend or after hours, we have been treated extremely well.   I read the review from 2/4/23 which I think unfairly slams Cranney on a day that was -33 degrees and likely many households with frozen/burst pipes (we were one of them).  We have found them extremely helpful and customer focused.  Will continue to use them for all our HVAC needs.  Kathryn and Scott

We  had some minor work done in the bathroom  by Cranney Home Services and were satisfied with it, although as others have commented their prices are high. However, we will not be using Cranney again due to the very poor experience we had  with them related to a second job we needed done.

Some months after the bathroom work was done we called Cranney to ask about the price to disconnect a gas dryer and connect  a new one under the monthly service contract we had with them, and were were given the happy news that the cost was covered under the contract. However when the  technician came out he said there was a charge. I called the company to try to resolve the discrepancy and was told  there was a charge and the representative offered to listen to the  recorded phone calls related to this Job. When the representative called back he claimed that Ihe recordings showed that I had never asked about the cost of the work and he offered to email me the recordings. The recordings never arrived and the supervisor hasn't called back despite my requests to speak with him.

I don't have the recordings to verify this since they were not sent, but how could it be that I never asked about the price of the job when I called twice specifically to ask about the price for the job?

We have canceled our service agreement and do not recommend Cranney Home Services.

Total rip-off.  Before they do anything they tell you it's $200 for a diagnostic.  I was actually charged that when the electrician hit the reset button in the bathroom. When they came for the free ac check they broke my attic ladder and didn't say a word, not to mention charging me $1000  for something when the ac was working just fine.

The good part was that they responded quickly. But the $600 charge to snake out (he actually used a very fine compressed air device) two toilets and sinks was ridiculous. He was on-site for about an hour at most.

I previously used Cranney for some minor plumbing work and to install a mini split unit so I thought I would have them tune up a gas hot air furnace. They charged $95 to come to the house, not even have a standard size replacement air filter and try and sell me a new furnace.  They also gave a ridiculously high estimate to what normally would be considered a tuneup. Close to $2500.   Absolutely insane since I pay my oil heating company one tenth of that to tune up my oil fired units.  Gas burns clean and requires little cleaning compared to oil.  They wanted to replace parts that are in fine working order.  I wonder if Cranney replaces the engines on their trucks every couple years as protective maintenance.   Their sole intention was to convince me to spend $8-10k on a new unit.  No one should have to pay $95 for a sales pitch.  Total rip off.

I employed Cranney to install a one way check valve after my feed water regulator to prevent any back flow of boiler water into my potable water system. The boiler water had antifreeze in it and the Cranney employee was well aware of this issue.
Actually the valve was being installed as my cold water had an odd smell and possible contamination might have been the cause...Cranney came up with that solution but I was told the valve was code and needed to be installed as well.
The Cranney employee removed my anti freeze and first disposed of the fluid onto my drive way...killing the grass. I now have a patch of dead grass measuring about 20 ft^2
Then when he discovered the bucket he was transporting the boiler water/antifreeze had a hole in it and soiled my carpet, he decided to attach a hose from my boiler water/antifreeze and pump it into my septic tank.

When I confronted the Cranney employee he assured me the water not boiler water but clean water...something killed the grass in the spot he dumped fluid.

I called Cranney and was told someone would get back to me...four days latter not a word.

I discovered some antifreeze will damage a septic system...that resulted in my getting an emergency pumping of my septic tank...

Stay away from this company...the potential damage to my property could be monumental.

Horrible business practices. Our boiler was not functioning properly, they charged $500 to run diagnostics which took 15 minutes and told me the heater had faulty relay head which needed to be replaced and wanted me to pay ADDITIONAL $500 to have it fixed. I then called local heater guy who replaced it the same day, it was a $100 part and 20 minutes of labor. AVOID Cranney Home services at all cost!

I'm a landlord with an older property that needs regular maintenance.  I don't mind paying premium fees if it means I get expedited, worry free service for my tenants.  I've signed up (on one of their value plans_ with Cranney for 2 years now and the services has steadily declined to the point that I'm shopping for another service.  

You'll pay a pay a premium for their services.  I've had them fix various plumbing problems in the bathroom - their repairs come with a 1 year warranty - and they've done fine quick work for top dollar.  But really top dollar - I asked them to replace my steam radiator vents (old house) and was told $150 per radiator (!!).  And then they said it would probably be cheaper long term to convert the system to hot water.  Holy up-sale.  I ended up calling another plumber who did the entire floor for what they quoted for one radiator.  But ok, maybe they aren't good for the really basic jobs.

My real disatisfaction is their scheduling.  They don't keep their appointments.   And the way I find out is that they just don't show up.  No call, no heads up  (hey, things happen, i get it).  I have to chase them, and make the appointment again and again.  Once I had to make 5 seperate appointments before they showed up.   And I'm writing this because I'm on a 2 missed appointment streak right now for a  furnace service.   What am I getting for a premium price?  Aggrevation and worry on behalf of my tenants.

These guys aren't worth it.

Nick and Joe did an outstanding job! Everyone is friendly, they listen to you and you get your appointments dispatched and completed seamlessly.

I had a lot of electrical work needed to be done, including installing lights on upstairs rooms and they are amazing - dimmer included. They listened to everything, were on time and very friendly.

Cranney has been such a delight. We've used their services on multiple properties -- they are quick to respond, they have great customer service, they are available (sometimes same day!) & they are quite accurate and clear on their prices.

I'd recommend Cranney Services -- they will explain anything and everything you want, and they will make sure your home is taken care of.

I should preface this by stating Cranney technicians are given incentives or commissions to upsell larger jobs. I overlooked the electrician who came into my newborns nursery with muddy boots (no booties) and ruined the new rug, mistakes happen. We carried a service plan for several years, they did routine maintenance on our heating/cooling units. In our last service we were told it's almost time for a unit, but everything is in Working Order (certified no malfunction). We decided to sell the house later that year, passed the home inspection while providing service records to the buyer and went on our way... 6 months later I get a summons to small claims court because the AC went and by happenstance, the same technician was dispatched to the house and told the new owner I told them to replace it.
My husband and I lost a days pay in small claims court with an 18 month old. Everything passed inspection and was in good condition when we sold so we were not at fault, but Cranney does not respect any client discretion. They refused to report on her behalf.
I work in Healthcare and protect patient privacy every day. Nobody at Cranney was looking out for us as the customer or protecting our privacy,yet there was no question of the functionality they signed off on. It doesn't take a rocket scientist to acknowledge a 20 year old unit will need to be replaced.

AC was not blowing cold .. so I contacted these guys.  $95 just to show up.  2 capacitors were replaced, took less than 1 hour ...  expect to pay twice as much as you hoped to pay.   If you are a DIY  .. repair would be $100 ..  ended  $990 .. wow ...

I hired Cranney install a heat pump and AC unit in my attic, over $20k for the job overall.  The installation was completely botched, the condensation tray was tilted and leaked water all through my son's bedroom ceiling.  They had to send in a paint crew to fix the damage.  There was then leaking condensation from the coolant pipe going through my daughter's wall.  Since they fixed all of the damage from that install, against my better judgement I signed up for the membership to have the unit serviced.  When I had a problem, they sent out a guy who totally failed to fix it and still charged me $200.  Then when I get frustrated I call up to cancel the membership and instead of trying to service the customer's needs THEY HUNG UP ON ME.  I was angry but still, absolutely poor, rock bottom customer service, shoddy work and they bilk you for every last dime whether they fix your problem or not.  AVOID

took three visits to finally decide to just replace the drain pipes. invoice shows I paid 4X what the materials actually cost. I understand mark-ups but give me a break. the work was fine in the end but OMG, they are sooooooo expensive. I've used other plumbers and none were even close to what Cranney charges.

I became a contract member because they gave me great service when I had a problem with my furnace. After that is was all down hill.

I scheduled my yearly service appointment. And specifically asked for the earliest appointment in the day. That was between 8 to 9 AM and they would call 30 mins before arrival. I waited until 8:45 called dispatch, questioning why I had not received a phone call. The woman said they just left Danvers and are on the way. That time of day they wouldn't get to my house until after 9 AM.  I explained that I need an appointment closer to 8 AM, because I work.  The dispatcher, searched the schedule and said they could do that the following week. I said great and when they call if I know I am going to be late for work I will call my office.
Well...I left for work at 8:50 AM and did not hear a word from anyone. When I called the office they told me the tech got there at 9:30 AM and didn't call me first!
I cancelled my service contract. I was paying for a service, didn't get service, and was expected to rearrange my  schedule for them.  What part of service do they not understand!

I needed a working sump pump to have new exit piping installed.  Job was simple enough, run 15 feet or less, cut a simple exit whole, attach to exisiting pedestal pump and done.  I needed the job done quickly so I called the previous week.  They cancelled but offered a $25 credit which was nice and I was told Id be the first call at 8:30am.  8:45, I receive a call that they will arrive in 20 to 30 minutes.  Ok, I get it but would have liked them to be on time.  Kid was super nice, took a look and said yup, we need to cut a new hole, no big deal and run some new pvc pipe and a new connector.  He went outside to draw up a quote, came in and handed me a $1400 quote.  I was like, how is that even possible?  He said he would be there a good part of the day.  I needed the work completed so I agreed reluctantly....what a mistake.  He spent the next 20 minutes outside and started the work just around 10:00am.  A far cry from coming at 8:30am.  He finished the job in 2 hours lol.  He did nice work was pleasant but I could not have felt any less a sucker and ripped off.  The quote the job not the actual time it takes and materials.  So for this, shame on me.  However, if you read this, do not use a company that does this.  I essentially paid $700 per hour to complete a simple job for any plumber in America.  That is certainly price gouging but I blame myself for not shopping around.  Do yourself a favor, get multiple quotes and Im nearly certain, you can get a better deal some place else.  

Work was good, pricing was horrible, F for pricing B+ for work...still, not worth the price they charge and I feel mislead.

I cannot recommend them at all.

Two plus years after Cranney Home Services installed kitchen sink I got a $180 charge to my credit card;  after several phone calls i finally got someone who did a reverse credit for this charge;  no apology or explanation other than that should not have happened.  I don't think companies should even keep my credit card info after the bill has been paid!

Cranney came to diagnose a water leak problem I had in my roof from a broken AC  condensate line. They claimed the line was fine and draining properly into the gutter, when in reality, there was no line there. That's because the line was installed improperly and never made it the outside. I found this out from the carpenter who eventually fixed it.

I am not sure why that happened, but I do know that they charged me $95 and didn't properly diagnose the problem. I tried to resolve this with the company, but they would not admit responsibilty. Bad customer service on top of inadequate work.

Called for water heater flooding basement and loud hissing sound from water heater. Since advertised as 24/7 service we hoped for a call back (as assured by answering service); nothing. Found service who responded to us and we did as instructed. Frustrating experience, if you are not a 24/7 responder, please do not advertise yourself as such. So disappointing.

I thought my central ac unit had died, there was water damage on my ceiling and all the smoke alarms went off.  I was able to get a next day appointment and they called me first thing to say they were coming.  An assessment of some kind was made, though I don't think the problem was discovered by the technician.  I was told how much a repair might cost, and that the price of repair would grow depending on how many components they had to look at to get to the problem, possibly amounting to $4000.  And then there would be the cost of the freon, which was a few hundred for each dump.  So of course I decided to get a new one.  In the meantime, I was offered a membership for a monthly fee.  I opted to get the furnace looked at as well for an additional charge, so that I could make an educated decision on what to replace.  I was ultimately given a quote of $15000 for a whole new unit, but offered a $1000 discount if I locked in for the next day.  In the end, I had a second company come by that afternoon, who estimated over the phone that a new unit would cost 7 to 10000, but instead they fixed the problem in no time flat, no runaround, no BS, told me what the problem was after they fixed it, why there was water damage to my ceiling, and added some coolant.  $250 for the whole visit.  Everyone at Cranney was professional and friendly, but man was I almost scammed.  The only thing useful from them was the heating eval so I know I'm good for the winter.

I had Cranney install a new boiler last year. However when were having issues last year after the install they tried to charge me an emergency call to come out for no heat a few weeks after installing it. other than that everything go resolved and has been fine.

This year we setup an annual service and over the phone they said it was $79. When they got here they said it was $79 just to come to my house and then another $309 to actually do the annual service, WTF? Then they sell you a cheaper service plan. It all feels like a bait an switch, I see on the other negative reviews they respond that they can't tell the cost till get get here but the tec didn't even look at anything when he told me the pricing. The who was here on the install and it great explained this same thing and I pointed out that he gave me the $309 price before he even looked at anything so why can't I be told that up front.

I had been planning to use them since they install it but after this annual service I will be looking elsewhere and I recommend you do as well unless you want the bait and switch.

We got on their maintenance program last spring and have had three appointments. We have also been rescheduled at the last minute five times. Today they said they would be here at 9 AM end it is currently 12:30 PM and they are arriving. Their work is good, but they're a very unreliable time wise.
We have better things to do than wait around so we're gonna find another HVAC company.

Totally dissatisfied from start to finish.. Ok so 49.00 to come to the home. That's understandable, but in the home no more than 30 seconds and now I'm told I need to pay an additional 245.00 as a diagnostic fee. Ok so I pay 49.00 just to have them tell me I need to pay another 245.00 for them to actually see what the problem is.. How crazy is that? 30 seconds later, the problem was found to be the breaker.. In addition, I was supposed to be the second appointment when they were coming back but when I called at noon, they said oh it won't be til late afternoon.. Really?? Had to reschedule for the next day. Was told I'd get a call ahead 1/2 hour, but that never happened either.
Technician was condescending and all he was interested in was trying to sell me a membership..
Bottom line, a lot of aggravation and a cost of $315.00 for less than 2 minutes of work.

DO NOT, ABSOLUTELY DO NOT, I REPEAT, DO NOT, WASTE YOUR MONEY WITH THIS COMPANY. In case I didn't make myself clear, I warn you to walk away and save yourself time, money, and anger. I would give negative stars if I could.

I bought my place several years ago and after moving in, decided to do some maintenance updates. The previous owners did not disclose how old the hot water heater was and I didn't have a plumber so I looked around and thought Cranney seemed like a good deal because it covered several services under one roof. Big mistake, as I now know, and can also see from the other reviewers.

The tech claimed that if I didn't replace my hot water heater, it could go any day. I decided to bite the bullet and replace it, had a small shower faucet leak addressed, and a toilet flapper replaced. The total bill that day was well over $4k, which I now know is obscene. Worse though, the shower still leaked, the toilet still ran, and I stopped getting hot water AFTER the NEW tank went in. This is a single person household with a 50-gallon water tank. There is zero reason for me to not get more than six minutes of hot water in a shower. Furthermore, the hot water I DO get isn't hot! If I can place my face directly under the stream when it's at full hot, it's not hot.

I called Cranney, and had techs come out several times. Each time, they acknowledged that the temperature in the showers/faucets was not what it should be, but said that they couldn't turn the thermostat up any more for legal reasons and they didn't know what else to do. After two appointments for which techs failed to even show- one was a no-show altogether with no explanation and the second was blamed on me because I didn't call to confirm that I wanted to proceed with my appointment (MAKING THE APPOINTMENT IS THE CONFIRMATION)- I cancelled my service contract with them.

After some time passed, I decided to try and adjust the thermostat on my own to see if it would help. When I looked at the water heater however, I saw no thermostat. I'm in the middle of renovating so one day when my contractor was here, I asked if he could take a look in case I'd missed something. It wasn't just me, he couldn't find it either. I then googled and YouTubed the model to find out where the thermostat was supposed to be. Sure enough though, I removed the panel and found nothing.

I called Cranney to question where I would find the thermostat, but they wouldn't tell me over the phone. It had been over a year since I'd spoken to them, so I explained the backstory to receptionist. He put me on hold, came back, and said that because I was now outside of the warranty period, they would usually charge me for a service call but that because of the history with this product, the manager had approved a tech to come out. I reiterated my experience with the previous no-show appointments, and the very nice receptionist made notes on the account while assuring me they would be here.

Not knowing what time the tech would be here today because they refuse to give a window, I set my alarm for 7:30am and waited at my house. At 2:30pm, I received a call saying my appointment had been cancelled. They couldn't even show up for a TWO MINUTE APPOINTMENT that would only entail showing me exactly where the thermostat is located and how to adjust it.

I could rant and rage about all the other issues I've had with them. I could go into painful detail about how overpriced they are, such as when they wanted to charge me over $2500 to replace an electrical panel that ultimately cost me $800 by another certified electrician (AND it was upgraded to a 30-circuit panel). But instead, I'll just use my terrible experiences to give you fair warning. It would be one thing if this company was more expensive than others, but that cost was reflected in superior products and service. That is most certainly not the case, however. I'd go so far as to say that not only are the products and services NOT excellent, they're not even adequate. They are well below subpar.

Walk away and do not look back. There are much better companies and individual contractors that are much more deserving of your business.

This business is phenomenal, thanks to the help I've received and the great install they've delivered. I had reached out to Patrick through a family friend (had a similar install performed), as we were seeking options to replace a 30 year old boiler. Prior to then, I reached out to numerous businesses and most business never responded back. Patrick came out the following day, assessed the situation and provided the quote onsite. The team, led by Frank, came out the following week to perform the install. As for the install itself, special kudos to Frank and his team, they came out and completed the job in two days. I can tell they're passionate about what they do and the quality of the work certainly shows throughout. I'll be reaching out to them in the near future for additional HVAC work and the annual maintenance. Thank you again gentlemen!

I wish I had better feedback about my experience with Cranney. The phone rep, Bianca who I always seem to get when I call is pleasant via phone. I feel that Cranney is shady based on my recent experience. I used MassSave program to have a new furnace installed at a family members home who is elderly. I specifically requested that I be the point of contact for everything including scheduling and anything financial/billing  related. The furnace was installed without issue except for what looks to be a drywall mess left all around the furnace. I have asked this to be cleaned up several times since with no avail.

More recently I made an appointment to have the furnace inspected. Bianca informed me that the 'value plan' was expiring - she said I could renew it for my family member to take care of the appointment. Unknowingly to me the technician who performed the furnace installation 'sold this' to my family member against my specific wishes that I manage anything financial. I decided to renew the value plan under the impression that it would cover the furnace appointment. At no time did she mention that there WOULD be an out of pocket cost for the actual cleaning. I was led to believe the plan I just paid for would cover the furnace inspection. I received a call from my family member saying she paid $170 for the cleaning which made me extremely upset. She also said the technician tried to sell her the value plan again and she may have signed up for it but wasn't sure. She also said the 10k furnace that is still very new was 'difficult to turn on' and the technician was there for a long time trying to get it on. I called and spoke with Bianca as I was extremely upset. I received a call from Laurie or Laura a couple days later to talk about things. I called her back and haven't heard from her which was about 2 weeks ago now. She didn't bother leaving her direct extension.

My problems with Cranney.... it feels shady. I didn't know an HVAC company could feel shady but somehow they do. #2 You should clearly explain when someone makes an appointment that there WILL BE a cost of a furnace inspection to cover the cleaning and not make it seem like your value plan covers it all. #3 you should follow the wishes of your customer. If your customer says they will manage everything financially do NOT engage in billing with the wrong person. I have a very good reason for this request and your inability to follow simple directions made things very difficult for me and my family member. It impacted her adversely financially. #4 I feel extremely anxious about the furnace that I had to take a loan out to pay for. Hearing that the technician couldn't get it turn on and that it took longer than even he expected is beyond concerning.

If you are going to be a high cost company that is one thing - but the service that follows should follow the cost. The communication should be top notch -the response time and resolution time should be expeditious. For the cost you are getting one star quality.

I give them one star as they showed up in the agreed time frame....I needed a plumber to do something about a water hammer. Frank immediately determined that my expansion tank was full and needed to be replaced. The cost to replace will be $367. I agreed to have this done as the water hammer shook the pipes. Right next to the expansion tank is a valve that to Frank appeared to be corroded. It was a valve that I don't think has ever been used...But, it did appear, on the surface, to be corroded. I don't think he even opened the valve to see if it workThe cost to repair that would be $585. He said he would have to come back at another time. But, wanted me to pay in full or pay half. I paid half. I got a second opinion and they scraped all the corrosion off to reveal an intact valve. He opened up the valve which worked fine. I called the next day to cancel the appointment with Cranney and told customer service that I wanted my money refunded. She said there might be a stocking fee! And would talk to the manager and manager would call back. After two days, no call back. I called and talked to a different customer service with the same-she would bring it to the managers attention. These were very aggravating calls as I was basically getting nowhere. I did get a call from the manager who nicely agreed to give me my money back. I haven't gotten my money back yet. Oh, and I still have the water hammer problem! So, this was my experience...
Today, to Cranney Companies credit-they refunded my entire bill...

Perhaps, every business they have their ups and downs and it seems it is down time for Cranney. I booked an appointment for an advisor for adding zones to my heating system and I booked almost a month in advance. I called the day before the appointment and they confirmed that they will be there. I called on the day in the morning and the appointment was supposed to be in the morning. They told me my appointment is canceled due to emergency needs! Here is a thought: how about respecting other people's time? they didn't even bother calling me to tell me that they canceled my appointment! Good luck with your business but you are definitely not getting my business.

They are overpriced.  They might try to sell you new heating  equipment you might not need with the ploy of a free inspection.  Their electricians tore up new sheetrock plastered trying to feed a wire to wire a new wine cooler and recessed ceiling lights.  He did not have labels to relabel my circuit box and did not know how to think of getting any.  I remodeled my kitchen they scratched a new perfect cabinet door being careless working on ceiling lights.  When they reinstalled my dishwasher they had to turn the main water on and forgot to bleed out the air pockets I think it caused a broken pipe elsewhere ectt...  I do not recommend them to anybody.

Here is a list of problems I had with my brand new $12000 HVAC system (heating and AC) that Cranney installed (these are just the major ones..i am not listing all the minor things I had to deal with):

1. 2 days before the install, they told me that the furnace I had ordered is not available due to problems at Lennox factory and I would have to go with a different model.

2. 1 week after the install, coolant leaked from the AC unit on the hottest day of the year.

3. A exhaust vent drip pan was left on the insulation of my roof, and when water leaked from this drip pan onto my ceiling, causing damage, they now refuse to accept responsibility for this problem.

Stay away from Cranney, they do not have a knowledgeable crew.

quoted $1,600 to replace a sprinkler valve and a local plumber replaced it for $200 including parts.

This company was recommended by Mass Save as I needed an electrician to sign off that my home had no active knob & tube wiring. After Cranney rescheduled my appointment twice (their request, not mine), the technician showed up on time and was friendly enough. The sign off cost $222 on top of the $50 dispatch fee, more than Mass Save reimburses. I was OK with this, but was not OK with their proposed charge of over $300 to install a simple GFCI outlet in my kitchen, which I declined.

Later the same day I had a plumber come out, also from Cranney, to install a water hammer arrestor for my dishwasher. This appointment had also been rescheduled twice at Cranney's request, but I was lucky enough to have the second dispatch fee waived. I was told this technician would arrive before 9am; he arrived at 3:30pm, with no explanation from the company when I called at 1pm to ask why no one had shown up or updated me yet.

The technician did not bring a water hammer arrestor, the one part I needed, to install. He merely looked under my sink, assessed the situation, and offered to come back another day to install an arrestor for $250 (for what takes less than five minutes of work). After being forced to work from home and waiting around all day for the tech to show up, this is what this company offers?

One last attempt to locate a part nearby yielded success, with the tech leaving and coming back 45 minutes later with the part. After proposing to disconnect the existing dishwasher for $500, which I declined, I paid the $250 with great remorse. Why hadn't I just bought the arrestor at the hardware store and done it myself?

Conclusion: you're better off going elsewhere. Don't listen when Mass Save recommends this place.

I love Cranney because they're a one stop shop. Anything goes wrong in your house - call them.

They have grown bigger in the last 3 years to a point where I feel the customer service they used to have just isn't there anymore. But they still arrive same day and get the job done. The dispatch guy used to be so on point  - give updates - now I feel like you have no clue when they are going to arrive so you're stuck waiting for hours on end in your house.  

The loyalty program Is pretty good for an annual price that may or may not have gone up? It used to be around $100??? They don't charge dispatch fees if you're a member. I've called plumbers before that have said just for them to come out it's $100.

Either way every issue I've ever had has been resolved. From lighting, sink faucets, water heater, main trap clogs (three times) John P has been one of the best technicians to work with.

These guys ruined my hardwood floors and refuse to take responsibility.  About a year ago we paid Cranney to put in a brand new 10,000$ heating and air conditioning system in.  About 6 months later we noticed our hardwood floors were cupping and getting darker.  We call them in and they wetvac out 10 gallons of water from in the floors.  They also put in a condensation pump to redirect the water to a different drain.  We paid for all of this.

A month or so later, I think to myself, Damn, these guys botched that job, I have 10,000$ worth of floor repairs to do and I had to pay for the installations measures to be done correctly?.  I call them back asking for some compensation for my floors, but they simply state that it was my drain that backed up 6 months later.  This system produces maybe a half a quart of water per day.  It would have literally taken 3 months for that amount of water to accumulate.  Basically all Summer; the entire duration of the time the system would have been producing condensation.

Cranney either neglected to notice a blatant pre-existing issue, did not perform any kind of diagnostic test or created a blockage themselves in the drain.  There is no other input into the drain and there wasn't a problem there beforehand as far as I can tell.  I would not recommend using Cranney because if anything goes wrong, they will duck out of the way faster than you can say This cost me a lot of money!

They charged us 420$ to go to Gloucester and change a ceiling light fixture. Quote and final invoice did not itemize parts costs amount of time spent at house or hourly rate. This should have been a 200$ job tops and I've been doing repairs on houses for 30 years. When I called to complain, the staff was polite but firm. Obviously they have been trained in how to handle people that know they  are being ripped off. They did take the dispatch fee of 48$ off the bill, but refused to provide me parts costs, hourly rates and time the electrician spent at the house. I wish I had read the other one star reviews I never would have called these people.

Avoid this company!!! I bought a heat pump from them They never told me they don't work when the temperature is below 30 degrees!!! Of course we had a week of sub freezing temperatures & it died!!! Also the kids installing it were about 17 years old!!! What a disappointment Avoid at all costs!!!

I have not had good experience of late with Cranney. They installed a new AC unit/furnace in March 2021 and AC did not work when needed in June. I paid a lot for the new furnace/ac system and they had to come out 3 times to get the new installed AC working. Also--I had them replace  5 smoke alarms only to be awoken at 3 AM with one going off for no reason after the installation 2 weeks ago.  I had to get a ladder out at 3AM to disconnect the unit. I'm 70. I'll be looking to any other company even though I have warrantees.

Cranney service people did install the necessary part to get our furnace up and running.  However, it seemed they were much more interested in selling me a new furnace.  They gave me an estimate for the part replacement and said it was a big job.  (At the same time they also provided an estimate for a full replacement.)  We decided to just repair so we had time to consider replacement and get estimates. When they came to replace the part it took less than two hours.  Online the part was listed by Amazon at $274.  I ended up paying $1144 for the repair.  I complained that I hadn't realized the estimate was actually a hard bid.  They offered a $125 refund!  I won't be doing business with Cranney again.

They replaced a septic pump in my garage, above which is a studio with a bathroom and shower. The one that finally quit had been in there for 20 trouble free years. The Cranney replacement failed (overflowed) within 2 weeks. The technician blamed things that were being flushed as jamming the float, which is surprising, because there was nothing going in there that hadn't been going in there for 20 years. Defective design. Period. It has repeatedly failed since. I cannot use the bathroom in the studio, and the smell of sewage will probably never leave the building. Rotted doorframe, and stairs, wood. They may be good at some things, but on this they have been disaster.

So I had Cranney come to estimate the cost of replacing a direct gas, vented family room heater. Sean of Cranney came and gave me a few options, explained the btus necessary to heat the room, measured and was honest about the different ways I could proceed. Of 4 people who came from different companies, he was the ONLY ONE who did this thorough job upon ESTIMATE ONLY.
The estimate came in two days and although it was expensive, I felt like this was the only heating contractor (I got a bunch of people to come) who explained the process well. It turns out I did not go with Cranney because a friend of a friend was able to repair my very old furnace but Sean of Cranney was the best I dealt with. He deserved this review regardless of how pricey Cranney's prices are.

All of the previous 1-star reviews are right. I wish I had read the reviews before I booked a plumber for my gas dryer hookup. Cranney refuses to provide you with a quote (or even a ballpark estimate) for their services over the phone. The hookup is basic/routine service, I have now come to learn. Cranney charged $340 for 10 minutes of plumbing work!!! Now, I recognize the value of skilled labor, but this would equate to a rate of $2000 per hour.

I called to provide feedback to Kaleigh (sp?) on how they determine their pricing / how they are are overcharging. Cranney's standard response is to ask you if you saw the quote once their technician is already in your home and before he or she picks up a tool. In my view, this is essentially tying you into a price and service that you may not understand, essentially admitting that they overcharge for the services they provide.

The technician was nice and quick, but this is highway robbery. Afterwards, I googled how much this service should cost $63-$153 (source: homewyse.com/services/co…). Do your homework and shop around because better prices must exist for routine easy services. Also, an honest, customer-oriented company would provide you with a quote over the phone before they are in your home.

Terrible, unethical company. I signed up for their service plan which came with a free boiler inspection. I was told on the day of my inspection that my 5 year old boiler needed to be replaced and that by filling it every couple of weeks with water I had damaged it and they could do all of this for me for $11,000 ($14,000 if I wanted the water heater replaced at the same time - a discount). This was suspicious to me because I was told by my home inspector and the previous owners that my boiler was a self-fill system. The sales person from Cranney sat around in my house for an hour trying to convince me otherwise. I finally got him out of my house and called another company to look at my boiler. My boiler was fine. A few months later while still on the service plan I had to call Cranney out again for an emergency. This wonderful repair man told me at the end of the visit that his company tried to scam me originally. I will never, ever work with Cranney again.

i called cranney home services in danvers for an installation of our $600 dishwasher!
 it took the plumber the better part of the three hours he spent in our home unhooking the old one!
 after three hours in my kitchen he told me that he had called a cranney electrician to complete some electrical work that needed to be done prior to installation !
 so , he told us he had finished his end and requested a check for his time- $457.00!
 when he departed, the dishwasher was sitting in the middle of my kitchen !
 next thing. two electricians show up!
 so i asked the electricians if they were looking for a check as well!
 they told me that they were looking for a check for $522.00!
 almost $1,000 to install a $600. 00 dishwasher!
i called douglass appliance and asked them what was a reasonable price for a dishwasher installation!
 they told me that it should not cost more than $300 !
   i spoke to ricky( manager) at cranney and told him about my dilemma ! he was a gentleman!
 he explained that additional work was required, but agreed to deduct  a total of $275 off of my 1,000 invoice
 this invoice had already reflected the 15% off because we had signed a service contract with them!
  it aggravates me at the total expense!
without a service contract, i was looking at a bill of over $1,100 on do a simple installation !
  i must look extremely stupid to these people!
    if i had not voiced my displeasure at the outrageous fees, we would have been out $275 on top of an already ridiculous charge!
  completely appalled at their charges !

I had Cranney install in Beverly a $10,000 HVAC (heat pump) system 3 years ago. It was the worst decision I've ever made. As a homeowner since 1976, Cranneys technical and customer service was the very worst I've ever experienced. Cranney's final insult came when I moved last month 8/19. Now I'm reviewing the nightmare they created for me the last 3 years.
1) I canceled by e-mail 8/16/19 a reoccurring $99.00 service contract due 9/1/19.  Cranney charged me $99.00 8/20/19. I called Cranney about this charge. They retracted the $99.00 charge and charged me again $99.00. 8/21/19 called Cranney (Bianca) about this additional charge. I received a message from Debbie at Cranney offering a special on the heating tune-up. I had to file an unauthorized Debit (ACH) with my bank to receive my ($99.00) money back !!
2) Cranney installed the wrong thermostat with the new HVAC 9/16. This caused the heat to shut-off. I need to use electric space heaters when this happened. It took three service trips and over two months for Cranney to find this problem. One month my electric bill was over $800.00. I was stressed to the max during this time period. I'm a totally and permanently disabled Army veteran (64-67).
3) There was a storm that caused the roof installed compressor to fall over and fault out needing replacement. Cranney determined that it was a natural disaster and wanted to bill me for the repair. However, there were over 25 other HVAC compressors on the roof and none of them blew over. Cranney's installation was faulty and I had to battle with them to take responsibility for the repair. I was going to go to another authorized dealer and notify the factory of the issue.

When the company has the nerve to show their vans being cleaned in a video you're probably doing business with the wrong people. They took my call said they would return it but never did. They installed my furnace but when it stopped working they said it would be like a week before they could send someone out. They then said my furnace was out of warranty. They have a reputation for being overpriced perhaps the money is being used to wash their vans. I will never do business with them again.

Cranney came to my home. My quote came to $300 to snake a bathroom drain!!!!! $450 to install a second pump, which involved cutting a PVC pipe and installing my own second pump, not a new one supplied by them. And then $150 to remoce and cap two pipes. I refused the work and had to pay 49.95 for the visit which was refunded after calling the office and threatened to call the Better Business Bureau. Stay away from this ripoff company.

It is so comical that cranney would even try to justify 300 dollars to run a snake down the drain.....you can see all the negative reviews here....this company is a scam

I read through some of the 1 star reviews, but thought I should mention my experience:

When I bought my new condo in May 2018, I knew the heating system was extremely old (30+ years).  When I went to do some home upgrades, I found out the carbon monoxide levels were higher than they should be in my heating system.  I went out and received quotes from 4 local companies to replace my boiler and hot water heater.  Not only was Cranney the best price with superior equipment, my Comfort Adviser Patrick took the time to actually explain to me why he was recommending certain systems over others and answer all of my questions (the ridiculous and not so ridiculous ones).  

Cranney installed my new boiler in under two weeks and everyone from the plumbers to the electricians in my home for the installation were extremely nice (I wish I remembered their names to thank them personally).  When the work was completed, I was walked through all of the important aspects of my new system (from safety measures to how to not scald myself in the shower).  A manager is coming by to inspect the work soon, but I have no doubt it was done properly.

I am sorry there are people who had less than stellar experiences, but I would definitely recommend Cranney to others.  Are there cheaper people out there?  Probably.  But that didn't stop me from calling Cranney again this week to help with some slow drains in my tub and sink, as I know they stand behind their work and it will be done well (and by very nice people).

Like many others, I've found these guys to be really scammy. We've had them out several times to work or quote work for our new house. We thought it might be valuable to subscribe to their membership program (they waive their fee to show up) since the house is new to us, but what they don't tell you is the service fee is NOT the same as a diagnostic fee (so they'll come to your house for free but you should expect to pay for them to actually look at anything to actually tell you what the problem is. We've paid as much as $200 for a diagnosis). Their quotes are very high -- we've gotten second opinions and priced them against competitors and they are always significantly higher.  An example - replacing a house trap with another plummer was 2k. Cranney quoted us 3k. Our last interaction with them was by far the worst. We had a fridge leak which was running into our basement. They came out, charged us $400 to run a new water line, and as they were leaving conveniently let us know that our fridge itself was leaking from the back. This was the real cause of the issue. I really feel like they take advantage of people who aren't experts in the field, which frankly feels really terrible as a customer. Run.

I don't know where to begin. Frank T - highly professional. They took on a project that they don't normally do - installing a pool heater. Frank was always on time. He showed up when he said he would. He returned when he said he would. Having a lot of experience with contractors, that in and of itself gives them points. Frank was courteous and professional and studied the manuals of what needed to get done. He didn't cut corners and he wasn't on his personal cell phone like so many contractors are. He focused on the job.  

He worked with the city inspector to ensure that everything was to code. They completed the job on time. More than anything, Cranney and Frank went the extra mile. Frank showed how to work the equipment when he was done. He was very patient and offered advice unrelated to the project. You could tell that he takes great pride in his work. The pipes and fittings were level and assembled how they should be. It was a neat and thorough installation. I would highly recommend Cranney because of my experience with Frank T and wouldn't hesitate to use them for my next plumbing job. Cranney is very fortunate to have such a great plumber representing them.

I wish I could give Cranney a better review because the staff I spoke to from customer service were nice but Cranney absolutely failed to do every part of their job and it has caused nothing but stress and inconvenience for us. We needed a toilet and dishwasher installed, our toilet was not working well so we wanted this done sooner rather than later. First appointment I took the day off of work for and was called around afternoon that the plumber went home sick, fine things happen. The second time we schedule for when my boyfriend is home, the plumber eventually shows up no call. Even though we explained the task and all of he relevant information the plumber arrives and tells us our water needs to be shut off but he can't do that because we are in a condo. Fine we speak with our condo and reschedule, we are told we will be first in the morning because we have to have a time period to tell our neighbors. I fill out all of the paperwork for our condo and call TWICE to get the necessary information sent to them. The day comes and we are told that we are not on the schedule and the plumber called out. Now everything has to be redone with our condo association to reschedule, I call and find out they were never given the information needed. I call Cranney back and they insist they will send it, I even offer to stay on the phone to ensure it is sent, they say don't worry about it we will send it and call you back. After a few hours I call back and the office was closed and the information was never sent. After wasting THREE days off countless phone calls, paperwork etc we have nothing to show for it, and even if they do want to come Monday and don't call out again we can't have them install our things because the paperwork wasn't sent, what a way to waste EVERYONES time.

Edit: I updated my review to three stars due to the wonderful work of their Plumber Justin, their workers are fine and it i not their fault that dispatch had so many issues.

I have upgraded two furnaces, one condenser and one tankless water heater. Great news about Cranney - one stop shop for all electrical, plumbing, heating, cooling, duct etc. All logistics are managed with in them selves, that saved lot of my time and justified to extra money spent.

I am very happy with tank less water heater recommendation from sales team Shaun C and installation by Frank T. Frank is polite, have good work ethics and did not take any short cuts. I give FIVE stars to him.

My two furnaces are installed by two different persons, each took their own short cuts. I am not 100% satisfied with either HVAC installation. On day one after they left  home within hours drain pump started leaking. That have ended me up not having heat for 3 days. Team rushed up last day of installation without proper testing of system.

When I talked to installation manager Rich I, he is polite and agreed to fix issues. Came four times after installation to fix multiple things, finally that got ended up as band-aids on new system.

Over all Cranney is a nice company built on good ethics. I will use their service in future provided if I can choose who is coming in, prefers Frank or Carl. Your service quality will depend on whom they assigned.

My recommendation to company PLEASE take time and train your team to one standard. Whom will deliver great service to clients leads to business expansion.

Ironically, I have been asked by Cranney via email to provide feedback. So, I'll provide the short version of our experience: We've had a malfunctioning heat pump that we are using for AC and heat since 8/1/18. $1800 worth of repairs and countless phonecalls and service visits later, the problem is still undiagnosed (not to mention solved as of 10/15/18). The fact that the system is still not working properly after 2 and 1/2 months is frustrating. The fact that there is no sense of urgency or obvious desire to solve the problem is outraging. The company's 100% satisfaction guarantee states that if you are not fully satisfied, let us know, and we'll make it right or you don't pay! At this point it's not right and we paid $1800.

On 12/10/18, Cranney came to my condo.  I've been 'contracted' with this Co. maybe 2 yrs.? as I pay annual fee. Initially, I assumed when Cust. Service signed me up: I'd receive check/some maintenance on my furnace (yearly) and 2nd check (summertime?) on A.Condition unit which is atop furnace.  
To save my $ cash, I bought new Furnace filter (14 x 24 x 1), to prepare for worker on his arrival--to install this (correct filter size).
Justin frm. Cranney arrived on time. He's very friendly, capable worker, and responds well to any Questions RE: system that I have. Due to (nearby Lawrence, 2 Andovers' MA--explosions/fire in September 2018) he answ. a few my Q.'s on gas meter pressure/ or lines, and difference of out street gas pipes, versus inside..my home gas.
 He completed invoice, which I read/signed: his Observations:blower clean, system runs well, no issues, but Recommended get 'tune-up' -seeing no history of tune-ups performed by Cranney.
Next part: his Findings. heat tune-up price $225. entails: Pull ignition parts & check connections, check gas pressure, check all electrical parts, change filter, check overall operation.  
Last sentence (invoice) I can always obtain a free estimate to replace 14 yr. old Furnace sys.  All of above, fine & good; but I truly thought in sign annual 'contract' in beginning, that the two annualmaintenance check-ups visits...were covering the 'tune-ups', checks on gas pressure, connections. In other words. the recent visit 12/10/18..was nothing..but 'a change of furn. filter' look over sys. ? I doubt I get much of maintenance check-up dur. summer (on A.C. portion of system).  Customer should be able 'distinguish' what they're paying for, contracts: annually--a vague 'check up' or a real work or maintenance on system, updates.  ?? I'll decide soon --If I want stay w/ this Cranney Co. or not.  From G.S.

Frank N was FANTASTIC!!! I would HIGHLY RECOMMEND HIM!!! He came over within a matter of minutes to fix my Kitchen sink that was clogged. He was professional, polite and neat!! He without me having to ask put on shoe covers and kept my home and everything under my sink neat and orderly. I was IMPRESSED!!! Thank you Frank N!!!!

I signed up for a tune-up service for whole-house AC units. The delivered service ($159 for the first unit and $225 for the second) consisted of changing the air filters, squirting off the compressor coils with a hose and inspecting the electrical connections on the condensers. The other services that are normally part of a tune-up, such as vacuuming the air handler fans and checking the refrigerant charge, were not completed. The technician (backed up by his service manager) said that each unit needed about $770 of parts before the refrigerant charge could be checked plus another $770 for vacuuming the each air handler fan. The service manager offered a 10% refund for the incomplete job. Learned who not to call when the units have to be replaced in the next few years.

I am not going to use this company again! We need to change the filter for the oil heater. First visiting was really good and I was told that I need to clean my chimney. After I cleaning the chimney, my heater service has been rescheduled three times and still not done yet! The worst part is that they never successfully inform me about the cancelation: I missed their phone call but can not reach them back; and although I told them many times that I prefer a notification through email, they never never did it. Very bad experience, and the service is expensive too!

Stayed home from work but they were a no-show!  Had some work ongoing at my home and unexpectedly needed an electrician. Called on a Tuesday and was told they could have someone out on Friday, and I would get a call 30 minutes before they arrived. Got a message Thursday evening confirming the service appointment, and called again Friday around 1:30 to get an update on the time frame. Was told that I was on the schedule but they didn't have an exact time and would call 30 minutes before. Stayed home waiting, but they never called/ came. Called again at 4:30, was told that they didn't have me on the schedule!!!! So lost a day of work, will lose more time on the project at my house! Canceled and called another electrician.

Asked for a quote to replace 3 oil water heaters to gas water heating in a condominium.
Went out to show the location for the rep. He said he will send a quote in few weeks.

Called back a month later... still nothing.. now it has been over 3 months. and I have not heard anything..

Will look for another contractor.

I could give them 0 stars but it is not possible. Stay away from this company unless you have money to burn. I called them to come and see a problem with my main drain, it was clogged and the water was backing up. They changed me $49.95 just to send someone at my house and tell me that I had a clogged pipe (which I already knew thats why i called them to find where the problem was).After he told me the pipe is clogged he gave me the price to try and fix the problem that was $700. Long story short you pay someone  to show at your house with an ipad $50 just to give you a ridiculous price to fix the problem. When I spoke over the phone to do the appointment they told me you pay the dispatcher fee and  they will find where the problem  is and they will try to unclog it for that fee. Apparently not, my concern is that they do this to many other people especially seniors and charge them at least 3or 4 more times than other companies.Make yourself a favor and DO NOT CONTACT THEM AT ALL. I learned from my mistake and hopefully people will read my comment and stay away from this company that is basically stealing people's money.

Update:  I called them one more time prior to disputing with my cc and they did make it right by crediting the charges.  They said phones has been down previous day. No excuse because I had actually spoken with people twice who were going to call me back and it had been three business days since my first call.   I am undecided as to if I will give them another chance.

Very dishonest .... I had a negative experience with this company regarding my central air. Cranny came out in the summer of 2014 and had told me I needed a new condenser, well it was not the condenser. I called several HVAC companies and all were honest
it was a wire that had been torn - $150.00 opposed to $2800. 00 ! I had another negative event with this company ...

There's no other way of putting it other than they suck! I signed up for the service plan and they have been billing me $24 per month. This plan is supposed to give me preferred service. However, their service has been horrible. Today was the final straw. I took a vacation day specifically to have Cranney conduct an annual plumbing inspection. I was told the dispatcher would call me in the morning to let me know when the plumber would arrive. After receiving no call by 10AM I called them and I was told I was next in line. Still no one showed. At 5:30PM I called and canceled and canceled my plan as this was at least the fourth time they have done this. I basically took a vacation day to sit around waiting for a call. Don't waste your time with Cranney.

Cranney Home Servces  arrived at my  parents house on  01/27/2017 in Danvers MA  to place a shower nozzle !!!,When I  called Cranney  to set  up the appointment  they told me  $49.95 to look at the job and they will  have a nozzle on the truck  and will  give a price for the job.   He quote was$1,341.00  That  is right  $1,341.00!!! My father almost at  83 had a heart attack ! They  said no the tech  cam back in said alright if you  get  our plan for $22.95  per month  the Cranney  plan  will be $1000.00.  My  parents again said no!!!!.  Tech  came back again from his truck and said ok $800.00.  My  Father said NO!!!!!  They paid $49.95  for nothing .  I  called the office explained I was concerned spoke to the manager she was going to email me the quote never did.  My Mother and Fathers quote just  gave the price  no  break  down of charges !!!!  BEWARE OF THIS COMPANY !!!!!

I had a rep here on Sept 22. I asked for a quote to replace my oil boiler with oil and/or gas. The salesman was quick to tell me his shoe size (14), how much he power lifts...but not a word of how he could help Me. It is close to 2 months later, and the promised quote has not yet arrived. I wondered why? They spend money on TV to attract customers, tell us how great they are..but 6 weeks later and no quote makes me wonder if that is because they saw I had done some research, I knew generally what was available, but hoped to augment my research with their recommendations. Not now. Would never do business with them, and wish it were possible to boot them with my size 11 shoe for taking my time and courtesy and leaving me with a bad taste

We belonged to their loyalty program for the past year but won't be using their services again. Cranney has done plumbing and electrical work for us. For the most part, the work has been fine and the guys who came out to do the work have been good. At first my main issue was with the scheduling: they have an office to do scheduling but somehow they never manage to get it right. We'd be scheduled for a window and they'd show up hours later. I know jobs run late and traffic in the area is awful, but no call from the office, no update, nothing. Why pay the higher price for a company with a scheduling office if it doesn't mean effective, responsive scheduling? Second, their prices are just high; at least $100 bucks more to install a ceiling fan than another electrician's quote. Third, and this was the last straw, prompting me to write this review: they installed a ceiling fan in our infant's room in an unsafe way. The fan ended up being faulty and had to be uninstalled. When it was taken out, we saw that the fixture box was loose. We could literally jiggle it. It also wasn't secured to the ceiling joists. Instead of telling us we needed a different box to hold the weight of the fan or that it wasn't possible to install a fan securely, they'd installed a 30 pound fan into a loose box in our baby's room! So, yeah, you don't even get what you pay for.

This company is irresponsible and offensive. I had an appointment in place. They called to say the technician had trouble with his truck. They refused to allow me to make another appointment for later in the day. They said they would call an hour before arrival. Instead, after waiting half the day, I got a call saying they they wanted to reschedule.  Now, when it's convenient for them, they decide to reschedule. WTF.????

NO 24-hour service unless you're a member - despite what their website says. (It was 10pm the night before Thanksgiving and that's what they told me when they called me back - didn't even have the courtesy to tell me up front that they wouldn't handle my emergency.)  Plus, they're expensive and they like to push the hard sell for expensive upgrades (For example Your boiler is nearing the end of average life span for that model - you should spend $20,000 on a new wall model. even though current one is working fine. And they kept pushing ever after I said no').  If those things aren't a deal-breaker for you, their work is good and they generally come when they say they will.

I called Cranney Home services because I couldn't get my bathroom faucet off to replace the new one. They wouldn't give me any kind of guess on the price over the phone. The guy was a half hour late. Looked up replace customer supplied bathroom faucet and told me it was going to be $250!!!!! I had to give him $49 to get him out of my house. That is insane that the people answering the phone can't have the same book to quote rates before wasting my valuable time. I will be telling EVERYONE I know to stay away from Cranney Home Services because they RIP people off for basic services!!!!!

Karl very thorough and explained everything.  It was a bit more expensive than I expected for a routine Oil tune up but Karl did explain the reasoning behind it (combustion testing and extra cleaning) so I was ok with that.   These guys aren't the cheapest, but they are timely, professional, and thorough.

I spent the morning calling local plumbers to help me with a clogged disposal/drain. No one was willing to find the time to help me until I called Cranney. They sent out Nick N. who was prompt, courteous and helpful. He explained what he was going to do and what I would be charged for. He worked with me to give me a reasonable price and then when needed, called in their drain expert, Anthony M. Anthony was great - he was able to get right to the source of my problem and took care of it quickly. Both Nick and Anthony were professional, efficient, and very neat. When they were done, my drain was running better than before and you'd never have known they were there. I am very grateful and would highly recommend their services!

I just paid $1000 to replace a garbage disposal and a kitchen faucet.  The plumber was here for over 6 hours.  I was told I would be given a 5% discount because they had to reschedule my appointment.  I had to help the plumber with the math to figure out the discount.  I wouldn't recommend Cranney Home Services.

We had a good experience with Cranney  until we signed up to be a member, which means we are charged a mthly fee and are to get quick service. I called for heating system to be serviced few mths. later after signing up. No one available for a wk. After leaving, technician said he'll get back with a quote for minor repair same day. Week later I called, Person answered said she will call back, she did, said $700 with no explanation...our furnace is fairly new. Finally general mgr returned call after I wanted to cancel membership. Now wants to take apart entire unit to justify $700 repair!!!!

I've never been a fan of businesses that charge you just to give a quote or an estimate. That tells me A. They're overpriced, and wanna make something off you, because most people don't call back after they hear the price, or B. They're looking to nickle and dime you. How can a consumer make a reasonable decision if they can't get a free fair quote?  Other companies seem to have no problem with this.  When they wanted to charge me $49 just for an estimate for a Drain Clog job, I said no thanks and went elsewhere. Just bad business

I sent an E-mail about needing a plumber for a pipe with a slow leak near my oil burner. The same day I get a phone call back from Cranney. A very nice lady was very eager to help set up an appointment. On the day I scheduled, a polite and courteous professional plumber  named Justin T. showed up. He was very neat and careful and made sure the work was just as we had asked for. The area where the work was done actually looks better than it was. He checked a few minor things before leaving and made sure the water was running clean through out the house. If another problem should happen, Cranney will be first on my list to call.

Cranney sent Frank to take care of an emergency at my home on a Saturday night.  (Everyone else I called wasn't answering their phone - was a Pats playoff game night!) He was friendly, competent, and did a very professional job.  They are a large company, and so charge accordingly, but the work was top notch.  I also like that the Cranney's donate a lot to non-profit charities on the North Shore.

Air Conditioner repair.   They charged 5 1/2 hours to replace a condenser fan motor (over three hours travel time to pick up motor).  Three months later it failed, they told me there is no warranty and that they don't make things like they used to.

I would never bad mouth anyone's business unless it caused serious harm or hardship, but my only gripe is with the 24 hour service that's advertised on the website.  24 hour service, and call anytime are two different things.   Needed HVAC service at 11 p.m the other night, temperature was dropping 3-4 degrees per hour, didn't look good for my family or the pipes!  (Temp was about 11 degrees outside).    Called the hotline, technician said earliest they can make the call is 7.a.m.  7.5 hours later??? That's almost a full work day.    That's fine, you're a busy company, but again, I wouldn't call that a benefit of offering 24 hour service.     The next company we called was there in 30 minutes, and they will get the call next time.  Just food for thought.

I called Cranney Home Services when I woke up this morning with no heat. And I should also mention that it was 6 degrees outside. REALLY COLD!

I called at 6:30am, they let me know how much it would be just to show up (which seemed reasonable to me) and Steve was there at 7:50. He was extremely nice and polite, explained everything to me, and let me know before he did things what it would cost.  

He had the part I needed, and my heat is now working again! I was at work by 9:30am. Thank you, Steve!!!

Today was the second time we had Frank out to service our aging boiler.  He performed a very thorough cleaning last year and yesterday, the pilot wouldn't stay lit. Cranny immediately sent him out.  He is very professional and knowledgeable. We've used Cranny Home Services for other projects.  They are not the cheapest around and for electrical, I think we may have spent too much.  However, when it comes to plumbing, Frank is the best.  Customer service has always been A+ as they continue to call you with updates of arrival.  Highly Recommend.

Both were on time and very professional they did an excellent job.

Justin installed a washer hookup and removed and installed a utility sink in the basement,.

The house is a 113 years old so I know its not easy doing work to it, but these two professionals were able complete their jobs with no problems

I recently had shoulder surgery and was unable to move a heavy sink and Justin along with the help of his co worker Scott moved this heavy 100+ year old soapstone sink

Their workmanship was excellent and cleaning the site after was fantastic, cleaning after a job is one of my pet peeves I have had previous contractors where after they finished their work and cleaned only to clean up after them myself.

I would definitely use this company again.

My landlord called them to replace our kitchen, bathroom, and shower faucets. They quoted us $740 for the kitchen one (labor and new faucet) and $398 for bathroom  (labor and new faucet). They told us that a new faucet would cost around $500 (giving no options) and we bought new ones from Home Depot for $30... These margins are crazy. They think there is no competition out there in the market? They can keep the $50 retainer fee and try to fool someone else.

Every year I have my gas furnaces and hot water heaters services by Cranney Home Services at my 3 family complex in Peabody.  My 3 furnaces are forced hot air and are 25 years old and still run like new thanks to having them services annually.  My Hot Water Heaters are also running great and are now 10 years old.    As a landlord - having my home serviced has saved me valuable time and expenses and keep my tenants happy.  Cranney Home Services are professionals and do a great job keeping my investment property in great shape.

We recently replaced our gas heating system, a Bryant system which was installed in 1965 and worth every penny.  In getting 3 quotes we began to learn much about today's differences in efficiency, venting, pricing and more.  Ultimately we chose Cranney Home Services largely due to Scott Shaw their sales/technician who was professional, understanding and a great communicator.  His quote was better than competition for a higher efficiency system.  Then we moved to installation and dealt with Juanita who scheduled install and inspections flawlessly.  The day of installation, two techs arrived early at 7:40 am, were impeccably clean, quiet and proficient!  Later same day with flawless coordination the electrician and plumber did their work completing the entire job by 6:30 pm.  Even with one small outdoor pipe change we continue to rave about Cranney Home Services and would highly recommend them to anyone looking for Heating/AC.  Thank you and we can only wish all companies trained their employees as well and required the same type of exceptional client communication!

Wildly overpriced and deceptive business model, they charge you $50 to come out and over bid their work.  They charge by the job and not the hour, which means they wanted to charge me $800 for a small job I had done for $120.  They make dealing with big banks look good.

Once again, if I could give them zero stars, I would. In researching this poor excuse for a company a little further, I found out something interesting. When I originally called Cranney for service in May of 2013, I asked whether or not they were certified to work on these machines, I was told yes. Not true. Come to find out they had not been to training since 2011 and their certification was suspended in April of 2013 for that reason. So one month after having their certification to service Generac generators, they still said they were!  Come to find out from their tech that the oil he used in my generator, even though he said they buy it from Generac, was not the proper oil to use in this weather. I was told, if they had attended recent training, that they would know that Generac hammers into its service providers to use a 5w synthetic instead of a 10w because of the cold in this region!  This Company seems to be operating on a whim. I paid for a professional, and ended up with amateurs!  STAY AWAY!  More to come as I get it.

On 2/9/13 we were trying to shovel after a blizzard. We saw Mike Trimarchi of Cranney Home Services with his snow blower and asked him if he could just plow the end of our driveway and we would pay him. We mistook him for someone who lived in the neighborhood and not someone out removing snow as a business.  At first he declined then he came back and offered to do the work. He wanted $60 for the job we only had $50 and he still accepted it. We went into the house to warm up and get out of their way to do the work. After they finished the other worker came to our door for the money. He was asked if he made the driveway wide enough to get the cars out? Oh yeah we made the size of the driveway the width of the house, so I gave him the money. Later when we went back outside to finish we saw that not only had he not cleared the mound of snow along the edge of the driveway but we could not get the first car, a compact Toyota Corolla through the space.  The snow removed was not wide enough to make it . It wasn't even the width of the driveway. We called Mike got his voicemail and left the message that they had not removed enough snow for the cars to pass through and to please return to correct the problem.  We provided him with our phone number.  He  never called back nor returned to correct the problem.  We were able to get a neighbor to widen the space.  We paid for the servcie and they did a horrible job.  We should have known when they completed it so quickly after telling us it would take awhile that their work was questionable.  I would not recommend them.  If you hire them, make sure you stand over them while they work to make sure they do the job right. On his card their company motto is One Call Does it All. but we know that not to be the case.  They didn't do it all at the one call and never returned to make good.  They took our money knowing they did a horrible job.I'm sure he was laughing because he knew it. Is it funny now?
