Our apartment complex's plumbing had some issues late at night and the property manager called in another 24/7 place that basically wasted a few hours and made a lot of noise, then left without telling anyone anything.
The next day, Kyle S from Affordable Drain Service came out (at the specified time) and was able to tell my neighbors and me exactly what was wrong, and what the other place did wrong. He fixed it quickly and helped with the cleanup and was very nice to my dog too. Can't recommend them highly enough.

Troy arrived on time wearing a mask (unlike the previous company I had to constantly remind to cover his nose), he was extremely courteous, prices were very reasonable. Issue I had was a constant water pipe rumble, rattle. At night the noise would present itself in almost perfect timing of 35 second intervals and for some reason it got EXTREMELY loud at night, like a Harley was in the next room revving up. A previous company couldn't identify the problem of the rattling and tested my pressure from a spigot outside which read 100 psi. The tech told me I needed a new regulator since it shouldn't read over 80'ish. When Troy arrived he asked for a water hook up as well and when I took him to the same spigot he immediately said no, no, I need one coming off the house, that's a irrigation spigot, those won't give you accurate reading (I immediately realized I may have bought a new regulator from the other company for no reason).

Troy then went to work on finding the solution to my problem. He checked all the sink connections and even replaced the cartridge the previous company installed in my shower to rule out a last issue scenario, that wasn't the issue and I felt hope suddenly drain (pun not intended).

So I then showed him the pipe which was causing the most noise, it was located in my small pool pump room which also has a toilet. He flushed the toilet to get the pipes going and immediately noticed something odd-the toilet just didn't sound right. He lifted the toilet lid and noticed the water line was a bit off. When toilet would try and reset itself -the water level would go down and the toilet would refill itself..and the pipe would rattle...this repeated itself..EVERY 35 SECONDS! I said OMG I think he f'ing nailed it.. Long story short-he replaced the floater and flapper and all the other crap (pun not intended) inside as well as the hose at the bottom. As far as it being louder at night, Troy explained that during the day most homes are using water (ie flushing toilets, washing clothes, cooking, etc .,) and the water pressure locally 'decreases'...at night most people are winding down and relaxing or in bed and the water pressure returns to normal or 'rises' resulting in more pressure/energy in the pipes to create a louder rattle. That solved both mysteries (increase in sound and the time intervals). I like problem solving lol..Anyway it's day two and I haven't heard a peep out of the pipes since.

If they ever gave out Nobel prizes for plumbing Troy definitely deserves one!

The price in all this was extremely reasonable, whereas the other company wanted me to exchange my water heater circulation pump at a cost of over $700 (Troys solution didn't even involve the circ pump and his fee was a fraction of that).

Needless to say I'm happy, and Troy comes HIGHLY reccomended!

After he arrived, he resolved the issue and was out the door within about a half hour, and he also gave us advice on how to avoid the problem in the future. After getting quotes from three other companies for a tankless hot water heater, I so wanted to give these folks five stars. Their staff and quote were knowledgeable and very competitive. Their installation work was also excellent. However, in spite of assuring me that they would pull the permit for the work (and that they'd done so before) and take care of the subsequent city inspection, they backed out after the contract was signed. According to them, the requirements for my neighborhood included an entire site plan for the complex rather than my just my townhome - making it cost-prohibitive. They refunded the permit fee, but not the inspection visit fee in spite of multiple phone calls. However, they did make a follow-up visit to verify the functioning of my unit and their pricing included a two-year labor warranty and a flush of the unit after the first year.

BONUS TIPS: 1) Tankless water heaters heat water instantly, but do NOT provide instant hot water (pipe length between heater and faucet is still the same). 2) They are very fuel efficient, but not cheaper to operate given their 2-3x installation cost and expected useful life. 3) They are more sensitive to hard water than storage water heaters. If you don't install an inline filter/softener (at more cost), they will die early and cost you even more than regular water heater. 4) You CAN retrofit a Noritz EZ model tankless into an older condo/home that has a 3-4 exhaust and a 3/4 gas line. 5) These are sold as kits by Home Depot, Lowes, etc. so make your installer price match since they mark that number up by 20%.

I found the service provided by Associated Backflow Professionals/ABP Backflow to be very impressive.  It's easy to communicate with Jeffrey, the owner, via the ABP Backflow website.  Jennifer, the ABP staff member who carried out the test, was friendly and efficient.  The process ABP Backflow has set up wherein the unit owner sends in a pdf copy of the City of San Diego test form before the test date means it's possible for the test to take place without the owner being physically present (as long as any protective cage around the backflow prevention device is unlocked).  It also eliminates the risk that if the unit owner is present when the test occurs that there is a potential problem of no available form for the backflow tester due to the owner having misplaced it.  Kudos to ABP Backflow for the valuable services the staff is providing owners who need to get their backflow prevention devices tested!
