If I could give no stars I would! I wasn't born yesterday so trying to take advantage of me cause you have us by the hook isn't going to work for me. Atmos energy changed out a meter and when they did that I then all of a sudden had a major leak problem and they won't turn it back on till I get it fixed. Atmos claims they didn't do it but if I had a major gas problem they would have seen it in the bill and my house would of blown up by now. So I was left with get it fixed or you won't have gas! My home warranty will cover everything but the pressure test that B & L says cost $600. Well that's a load of crap and k ew it. I worked in commercial real estate and have dealt we the this for a building 3 times bigger than my house and it didn't cost us that. I called 4 different customers. Cheapest was $200 and the most expensive was $450 and that's because they didn't want to do the work. Kansas City KS requires u get a permit to do this test. The company that's was the most expensive even said they r ripping u off because they have u by the hook and they can. Well guess what they don't! What they r doing is working with him warranties so they can definitely get paid and stay in business and then they know what they ho. Warranty will cover and not. So they charge the customer whatever they feel like so they can make a profit. They probably get away with it more the. Half the time cause most people don't give a shit and just want things to work. But I don't have money to fling around and I work several jobs so I can pay bills and take care of my 3 kids. I don't appreciate taking advantage of the situation and I hope that other people realize what kind of company this is and see the reviews that not only I have shared but what others have cause there is more bad then good reviews on this company!

DO NOT USE THIS COMPANY! They are overpriced greedy and incompetent!  On Dec. 7th, my mom contacted this company for service. She just got the name out of the yellowpages. She was having floors replaced by Neb. Furniture. While they were doing this they found a broken phlange on one toilet and two flow valves not working. the water to the house was turned off at that time.  B&L gave us a time of 10 -2 for show up. They showed up at 2. Between that 10 to 2 time frame the laundry room floor was to be replaced. After moving appliances  a  leak was found.
B&L was informed of all of these issues upon their arrival. Bill, the owner of the company(The B in B&L, Lisa is his wife) looked at the leak in laundry room first. He indicated I didn't have a problem. Put some plumbers putty on the the Tdrain cap and said should be fine. He then replaced the phlange and  flow valves to the tune of $729.00. for two hours work. He did give my mom a 10% senior discount.  It was now 4:10pm on a friday. My mom didn't know better and paid him even after she asked him if he could do it any cheaper, after all it was only two hours work. He indicated he was a Master Plumber and the work was warrantied.
Saturday morning Neb. Furniture showed up to finish floors, they couldn't finish until leak and toilets were dealt with. When they finished tearing out the laundry room floor they found more standing water. Couldn't finish their work till leak was fixed. Neb. furniture asked my mom who did the work, showed the contractor the invoice and he was sick thta they charged that much for what they did and didn't fix one of the problems.  Our contractor with neb. furniture called Bill of B&L plumbing the talk over the situation. Bill said he didn't see any standing water or any problem there. It was indicated that if you flush a toilet or run water upstairs it drains to the Tdrain and he would of seen there was a leak there. Neb. furniture wanted to know how he got off charging a little old lady in a wheel chair that kind of money for what was done. Neb. furniture who is a contractor indicated that their work is labor related and he could of offered my mom a discount or break. Especially since we now had to call another plumber to come out and fix.
Long story short, Century Plumbing came out, fixed the T drain for $210 including parts. Also showed him the bill B&L plumbing bill gave us for the prior work. He indicated that it is companies like that that give plumbers a bad name.
On monday, I, her dtr, took my mom up to B&L plumbing offices to appeal the bill. Lisa the other owner was there. I told her my mom was on a fixed income, my dad had just died, we were fixing house to put on the market.  Told her about subsequent plumber to fix what bill didn't. Told her that they were the owners the $729 was going directly to them. We had $20 in parts. Asked her if there was anyway she could work this out to help my mom out. I offered $400 for two hours work. She said the best they could do was credit $75 after talking to bill.
There you have it. I will leave it up to you to decide!  THEY ARE GREEDY AND INCOMPETENT, USE AT YOUR OWN RISK.

The technician showed up at my door during COVID-19 on 05/08/2020.  He was not wearing any protective equipment and I had to ask him to put on shoe covering.  I asked him wasn't he supposed to wear a mask and gloves and he said all that has been lifted and he refused.  He continued to touch things in my house, set his belongings on my bathroom counter top, stand close to me with no mask and said nothing I needed would be covered by my warranty.  He said it was all my house settling.  Didn't take any measurements or have any documentation that my house settling caused the problem. he also argued with me that my sink wasn't draining was slow.  He spoke to me as if I was an idiot. Don't hire this company unless you want to be lied to, put your health at risk  and spend more than you should.

Had several issues after purchasing a house and several modifications that I wanted done to spiffy the place up.

I scheduled the two warranty repairs and the replacement faucet install at the same time to maximize the efficiency of the repair/replacement (he would only have to drain the system once).

After realizing I had been billed on 3 separate tickets I understood that I did not receive any benefit of increasing the efficiency as they still billed me for what it would of taken had it been 3 separate calls.

+- 500$ for 2 hours of work with all of the non warranty parts provided.

I do not mind paying 85$ an hour for work completed by a professional, but to be bid 2x that price unbeknownst to my wife and end up paying +- neurosurgeon pay level is pretty sleazy, even for a plumbing company.

Worst plumbers ever. We had our water bill doubled & the water company told us we had a leak somewhere. They came out & walked around for less than 10 minutes then said we did not have any leaks & left!!!! Never checked any water on off areas or toilets or anything. This place is horrible!

Chris with B&L Plumbing came out to unclog a drain and fix the garbage disposal. He got the disposal working and the drain unclogged. He was very knowledgeable and explained what needed to be done. He completed the work in a timely manner and I would use them again.

Don't say you weren't warned!  Look at the other reviews here (including the not recommended section full of red-flag advice.  Use these guys if you want to know what it feels like to have your home, dignity, and wallet violated by indifferent, price-gouging, possibly-criminal charlatans.

My home in Kansas City needed a waterline leak repair.  The problem was not diagnosed correctly, the workers left the problem worse than it was before they arrived.  They did not stand behind their lousy fix, and wouldn't even return to look at the problem they had just failed to repair.  You've been warned.

I would give zero stars if that were an option. Beware of this dishonest business! They responded to an emergency at my home as a service provider for Service Line Warranty. They were supposed to call me back to let me know the next step in fixing my problem. I can't use water in my home and they now are in no hurry to finish the job. I'm now scrambling to do as another company via Service Line. Unprofessional and dishonest! Be warned!!!

AVOID at ALL Costs.

B and L came out to my house to find the root cause of a shower leak and toilet leak. Bill showed up and was pleasant and seemed knowledgeable. He was gloved up and energetic. We started in the master bath where I had both problems.

I had shut off the main water to the house as we had recently gone on  vacation. I turned the water back on, and after investigating the shower we could not duplicate the issue. One of two causes was determined. Calcium buildup or possibly water pressure.

The toilet again was not presently leaking. We could not duplicate the clean water leak. Water pressure was the common denominator and determined to be the problem.

To determine the water pressure we ventured to the main shut off valve. There, Bill pointed out a pressure relief valve and determined it to be inoperative and needing replacement. Probably the diaphragm I believe he said. He did so by going outside to check the water pressure and seeing it was at 90 psi after looking at the relief valve. Cost $600

On the way back in, he also claimed the new hot water heater I had installed last year was not up to code and I needed and expansion tank.  Cost $450

Neither problem was fixed, but $1000 solution was proposed to alleviate possible house water issues. PSI was the root cause and all water fixtures in my house would gradually fail.

A week later and returned again from out of town and ventured to the same pressure relief valve with my neighbor. Using a 9/16 in socket wrench, we adjusted the pressure relief valve full in and out then back to where we started. Low and behold this cleared the calcium buildup and returned the pressure back to normal (less than 65 psi).

BL: Bill is deceptive. He knew what he was doing when he said I had a pressure relief valve problem. He mentioned to me about how turning the water off and back on probably cleared the calcium in the line to the shower. Yet he fails to even attempt to adjust the pressure relief valve.  I watched him during the entire process. His demeanor while pleasant is to mask his lack of integrity. He will up-sell what you don't need.

Great, fast service. Jason quickly diagnosed the problem and took care of what a previous plumber couldn't fix (even though they said they did.) Customer service rep was very friendly and helpful, too. Highly recommended! Not sure about CC, but we paid with a check.

B&L plumbing were sent out by my home warranty company. They came to unclog my kitchen sink yesterday. Although they did unclog my sink, they forgot to turn my cold water back on. I figured this was a simple oversight that could be easily rectified; however, when I called to inform them of the issue a dispatcher, Leanne, asked me did you see him turn it off? Apparently the guy they sent out claimed he didn't turn any water off. Well it worked before he got here and didn't work after. I was then informed that they could send someone out but I would probably have to pay for it because there's no way to prove their guy did it. My husband was able to fix the problem after a quick google search but given their TERRIBLE customer service I would NEVER recommend their service.

I'd give 0 stars if that was an option. Contracted by a water line warranty company to complete repair of my service line.  Was told by the warranty company that these guys were professional; however, they dug up my yard and left piles of dirt in heaps and told me to rake it myself in a few weeks. I called the warranty company back who stated that I should be hearing from B&L in a few weeks for 'yard restoration.' Weeks go by and no call from B&L. So contacted the warranty company who reached out to B&L who then stated the work was complete. After the warranty company told them they had not completed the job they were contracted to do, B&L called and rudely notified me that they would only 'seed' my lawn, they would not re-grade it or manage any further problems with the lawn after spreading some seeds. And that I should look into getting hay/straw to cover the seed. Definitely unprofessional and can't even complete the work they are contracted to do! Stay away from these guys!!!!!!!!!

Jason came after two previous plumbers had not solved my problem.  He worked diligently until he corrected the problem.  I am so appreciative of his hard work and perseverance to get the job done correctly.

I thought my main water service line was leaking and coming into my basement. Freaking out I called my home warranty and they assigned B&L Plumbing to my case. The dispatcher was very nice and said she could get a technician over to take a look that afternoon. He found that it wasn't my main water service line, but that my sump pump motor had gone out. He immediately took care of my issue! The technician was very knowledgeable and polite and I was extremely pleased with his work. I have had multiple plumbers in my home for different problems and none have been able to diagnose and fix the issue. Instead they fixed something  but left me with the actual problem still existing. If I ever have need for a plumber again I will request that my warranty company send me B&L Plumbing, or call them myself.

I had all kinds of issues with these guys from being told I had 450 psi of water pressure, to them breaking my first installed hot water heater to being charged to have that water heater replaced. I did not get to chose this company, it was done so by a home warranty. I paid $850 for codes that I was told needed to be fixed (some where legit some where not) I was charged $200 to install a $40 piece of equipment $70 for a $12 permit and I was quoted $350 for a pressure reducing valve that I had another company replace for $150...I finally have hot water 16 days after my first phone call. I feel ripped off. If you have the choice I would not go with these guys.

B&L: Oh no  its not worth fixing your water heater better to get a replacement turns around telling AHS yeah its still operational just a lil sediment n rocks bangin inside the heater ME: @Then why cant you fix it? B&L: ohh its no point in draining it, just get a replacement

Absolutely horrible service. They have been to my home twice. The first time they charged me for something that did not resolve the issue and told me to by a water filter. So when he returned the second time to resolve the issue he refused to install the filter unless I paid $125 and refused to check my unused dishwasher to see why it is flooding suggesting to buy a new one. He left doing absolutely nothing. I would not recommend to anyone.

We were assigned this company by our sewer line protection warranty company. We requested a date and time window later in the week for them to come out. A very pushy and rude manager called us immediately to state they would be on their way asap to do the work. We explained we did not request them same-day and they implied we didn't know what we were talking about despite screenshot proof of the appointment time booked. We also explained they were to assess and diagnose the issue for the insurance company and not just start to work. They were disrespectful, sighed and scoffed at us over the phone, and gave such an uncomfortable and unprofessional first impression we did not feel comfortable having them doing any kind of work in our home. We called our sewer line insurance and requested to be reassigned to a company that has much much better reviews here. Based on the other reviews here I'm glad our first impression was correct. If assigned to this company by your sewer line warranty, immediately request another. Poor customer service is inexcusable, regardless of whether they are paid directly by the customer or through insurance.

ZERO stars. Total scam artists. Don't say you weren't warned. After being sent by the warranty company to fix a toilet flapper mechanism on an old toilet, the B&L (Bad & Lying) boss starts talking about how the house must have high pressure, and we need to have a pressure regulator installed, at a cost of $2200. He shows me the pressure, at the lowest point of the house, where the pressure comes in the house. I had 3 other REPUTABLE plumbers come over and give evaluations and estimates for a regulator, and they all told me it was NOT necessary, and I would HATE the low pressure results. Meanwhile, while I told the Bad & Lying boss that I would think about it, he threatened to call my warranty company and tell them about my high pressure, and how my warranty policy would be canceled. I'm going in my car, I'm a-gonna do it! kind of pressure. Of course, the warranty company never canceled me, and I eventually had to call again to get their jerry-rigging solution fixed.
EVERY time I call the warranty company for a plumbing issue, they first refer Bad & Lying, and I REFUSE THEM. I have them on my blacklist so they are never referred again. Just a few weeks ago, I got another company who was wonderful (Metro Services KC), and they said they had heard exactly the same scam from another unhappy victim of Bad & Lying. AVOID.

B&L came out to inspect and replace a water heater. Jason was assigned to our home and was extremely knowledgeable and easy to work with! He did a fantastic job, was clean, and efficient. I highly recommend asking for him if you can. The only reason I can't offer a 5 star is because of the office. They were not very easy to work with, and the women in the office didnt seem to know much about or understand simple matters of my home warranty or what services were included in price quotes. Prices were reasonable though, and work was completed in a timely manner. Thanks again Jason!!

I had a similar experience with this company when dealing with a home warranty claim.  The plumber tried to get more money by saying the expansion tank on a water heater was not code and asking for over $450 to replace it.  When questioned about it and trying to get my deductible check back, he assaulted me by hitting me in the face in my driveway.  Owner or representative called back and called me a liar and refused to speak to me after speaking to the police officer.  I had two other plumbers out since and they both said that expansion tank was in code and if they did need to put one in the cost was around $175.00.  Poor staff starts with bad manager.

It's such a terrible feeling when you're in the shower and someone flushes the toilet and your water pressure drops to a pathetic dribble of water stream.  I called my home warranty, and they sent me to B&L.  I see from the review that this is quite common.  Jason came out to my house and installed new main shut off valves in my house, and a new water pressure gauge. I'm not a plumber so forgive me if I'm using the wrong terms here!  The water pressure problem persisted, so Jason contacted the City of Kansas City.  Everyone is scared that it will be a nightmare when you have to involve the City, but Jason took care of it! He communicated with the City directly and made sure that my water pressure problem was resolved.  He really went above and beyond, and I'm super grateful.

I had service from B&L plumbing through an Old Republic warranty on Tuesday. On Friday, my sewer line, shower and sink were all backing up again. When I called, I was informed the technician said tree roots were the problem and as a result it's an uncovered service. That isn't remotely what he told me when he was at my house. The point here is not whether the service is covered. The point is a supposed professional came to my house, temporarily fixed the problem and left without telling me that it was merely a temporary fix, leaving my home vulnerable to the same problem again. I'm not a plumber. That's why I called for professional service. If you have an Old Republic warranty and are unfortunate enough to have B & L sent to your house to solve your problem, my advice would be don't even open the door when they show up. Get a different company; you'll save yourself a very nasty case of deja vu when you find your basement flooded again days later.

And I see below the company responded to another complaint this was a service call through a home warranty. Who cares what the source was? The only thing that matters in my case is that B&L didn't fix the problem AND didn't tell me the problem wasn't fixed. That's no way to do business.

I would avoid this company if I were you.  I called on a Saturday because I drove a screw through the copper portion of my outside faucet.  I called B&L Plumbing, spoke with the on-call representative.  He said it would cost $300-400 to get someone to fix it before Monday because of the $100 after hours/emergency fee.  I went to Home Depot and got a Pex cap and waited.

I called Monday and got a quote of $225-350.  During the conversation with a very friendly plumber I described exactly what happened (I even offered a photo), he said that sounds like a pretty straighforward fix. It will probably come in closer to the lower end of the estimate.  

So I schedule them for the next day.  They showed in the morning, replaced the faucet and dropped a bill for $325.  He didn't bother calling (presumably after assessing it on-site) to tell me that it would cost more.

I called to argue my point and spoke to the same person who was extremely RUDE now that he'd been paid.   When I asked how the costs broke down (labor and parts), he said we only do fixed bid.  He also said that his labor rate was $110 / hour.  That means he screwed me for a $215 faucet.  I can buy one of these at Lowe's for $39.99.

I called the office and they said much of the same thing.
It's like they charged me the $100 emergency fee anyway.

This review is based off a service call through a home warranty.

Very rude customer service. Receptionist did not want to take the call and was rude on every proceeding call. I selected a service date and stated that was the only date I could be home. Received multiple calls to see if I wanted another date and was told that this was the second call - whatever that means.

As far as the service call, I might as well have flushed my money down the toilet. Troubleshooting yielded no new information and told work was outside of warranty and was not even given a quote for work. So basically, I have to call another plumber to have the issue troubleshot and completed.

TOTAL WASTE OF TIME AND MONEY!

ZERO STar. This is the worst PLUMBING company I have ever delt with. I would give them a zero star if it was possible. I am responsible to send maintenance calls to tenants in properties and would request services from B &L PLUMBING through the home warranty company. They would come to fix the problem and as soon as the know the tenant are a people of color they don't fix anything, they would say oh contact the warrant company or this item is not covered or any excuses they could come up with after the collect the $100. If my tenant is not a people of color then magically THE problem is fixed.and have a nice day. This happned to more than 25 tenants. In the past 2 years. I complained to the homewarrannty but got no response the call center is in overseas I complained to the  female MANGAER there at BL  plumbing and she was non responsive nonshalon. And decided to quit using this PLUMBING co and the homewarrany that employ this kind of bigots that still view other based on their language and skin color. They have done the same things to other tenant once the tech hear that don't speak good english or they speak with an accent they are not treated equal to the white tenant. Becuse its assumed they know nothing. its ugly and sad face of the society. But it's TRUE.

Pathetic and uneducated.  Had a tech come out due to a home warranty claim on a hot water heater.  

Driver gets to the house and talks about the neighbor kid that ran out in front of him while chasing a dog (undeniably a rattling situation) and goes on to say he wanted to go to the neighbors house and punch whatever adult answered the door.... Are you kidding me?? How is that the way to handle the situation?

After that nonsense was put behind him he walked into the garage (location of leaking water heater) and within 2 minutes tells me it's not the water heater that's leaking.  I tell him I'm confident that it is, in fact, the water heater that's leaking as I could watch it drip from underneath it.  I instructed him he needed to actually kneel down and look underneath it instead of from the top and sure enough his response was well I'll be damned, it sure is leaking....

After this he told me that he needed to call the home warranty people and suggest a fix.  After 20 minutes of him being in his van on the phone he comes out to tell me that they don't make a unit the size mine is (48 tank) and that it is out of code. Mind you, I bought this house in Nov 2015 and had a full inspection. He told me that a hot water heater needs to be 18 off the ground in the garage and that no unit, even if they  made the same size I currently have would fit and be in code.  

I told him I had a hard time believing that it didn't meet code since the house was just inspected less than a year ago.  His response was home inspectors will do anything, I'll explain when I get back from my van and he walked away.

Sometime while in the garage the home protection company called me and it went straight to voicemail, the tech said he couldn't do anything today and was needing to leave since I wasn't able to get a hold of the home protection company immediately. He left without ever explaining his statement on the home inspectors, without detailing what needs to be fixed, without telling me what my code infractions were, nearly without giving me my receipt for service and simply telling me my only option was to get an electric unit installed for $1,800.

The home protection company called me and just then was I informed about everything the tech said was wrong.  The tech detailed that I didn't have a gas shutoff for the system, I do, and that the hot water heater needs to be 18 off the ground in the garage, the 2015 Fuel Gas Code reads:

G2408.2 (305.3) Elevation of Ignition Source.
Equipment and appliances having an ignition source shall be elevated such that the source of ignition is not less that 18 inches (457mm) above the floor in hazardous locations and public garages, private garages...
Exception: Elevation of the ignition source is not required for appliances that are listed as flammable-vapor-ignition resistant

All hot water heaters produced after July 1, 2005 are flammable-vapor-ignition resistant. So both of those code violations were in fact, not violations and in compliance.  Now, you may be wondering why on earth any of this matters if they don't make a hot water heater the same size as the one that I have? SURPRISE.... They do. As a matter of fact, it's made by the same company that made my current one, Kenmore. Both the Kenmore 57640 and 57940 are 47.75 tall.

So, after all of this, my home protection company says that they cannot replace it because B&L says that it's not possible to replace it and abide by code... so I was up a creek, got a small cash-out from the home protection company and had to find my own means to install the hot water heater.  

How can a certified plumber not know plumbing code and miss things so obvious that someone with no plumbing experience can find the same day (gas shut-off and code? It took literally 1 search to find the hot water heater that was the identical size to the one that I previously had.  Will never do business with B&L plumbing again.

I'll give them a three star mostly because they actually finished the job and did it in one work day. Customer service was ok. I had a complete exterior water line replacement which required them to burrow under my driveway, which I will say is a difficult job. I had the job done through a water line warranty service who hired B&L. Honestly the warranty service was super shady while talking to them and you can tell they try to get out of paying for anything. Both business are working together to get the most money they can and I honestly believe that B&L worked a deal with the insurance company so that the insurance company paid a little less and charged me just enough that I still had to say yes. They charged me $820 because there was a part of the line that was interior that needed to be replaced, which was not covered, but I don't think it should have cost that much. The worst part is neither company would give me any information about what the insurance companies share cost them. Some sort of contractual agreement to keep it secret, which makes it more shady. I still probably came out on top since the insurance was super cheap ($3.99/mo) and $820 is a hell of a deal for a complete replacement but still feel dirty dealing with both companies. Long story short I have two or three other plumbers I would have gone with if I had a choice. Plus B&L destroyed my yard and could have done a better job of replacing the dirt so it would settle more evenly.

Terrible company! Sent by my home warranty for a simple new water heater and wanted to charge me over 1000.00 for unnecessary parts and permits. Put in the water heater ourselves and dropped American Hone Shield! If these are the kind of companies they work with I don't need them.

0 stars for this group.  If you want to pay $500 for a $59 toilet then you have to call them.  Not only that but when we called the manufacturer they said they were builders grade and were discontinued.  I asked for TOTO and they said this was the equivalent.  After they left we found a chip in the toilet tank.  Another one where we moved here and the home warranty used them.  Once they get their foot in the door, watch your wallet

This company has come to our house several times through our home warranties (with multiple houses).  They have terrible customer service.  They never fix the issue.  They take our $100 deductible and leave then lie to the warranty company about what happened.  Awful people. Do NOT use them unless you want your money taken and terrible work...if they even ever work.

Update from my previous review and owner's response.  They promised me a $50 refund from the extreme over charge that still hasn't shown up (doubt it will), but worth the $50 to me to save someone else from this disaster of a company.  Apparently the owner doesn't know the entire truth of problem.  The Tech was NOT at my house for almost 2 hours, it was 1 hour and 7 minutes.  My home warranty told me that they charged them more than what I paid.  So lets recap.  A minimum of $700 to install one a water heater and expansion tank.  Adding up the costs of a few flexible hoses ($25), an expansion tank ($50) and some clamps ($10) with lets round 1.25 hours of labor = $700+.  Don't let the owners review fool you.  He's just trying to do damage control.  I have repeatedly ask for an itemized list of charges that they won't give me.  We never spoke to the Tech about what was included in the $350 estimate.  We were told it was modifications.  As noted in my previous review, this was essentially $5 worth of materials.  The warranty company paid for the labor to install the new water heater and the materials & labor to install the expansion tank.  Warranty company shipped the new water heater.  Bottom line, B&L Plumbing horrendously overcharged me for the modifications.  Called United Heating for an new water & expansion tank install estimate.  United says they charge between $200-$250 for the entire job not just modifications.

In my opinion it is really hard to find a trustworthy and reliable plumbing service. The plumber was able accurately diagnose my problem and fix it within minutes for a reasonable price. Try these guys first if you need a plumber!

Really really bad - - left a trail of raw sewage in my house and on a wall, and 2/3 things they fixed (a hot water heater and a drain pipe) failed city inspection.

after b&l sent out a supervisor to fix it, the hot water heater failed inspection again and the drain is still questionable

I needed a new water line installed for my fridge and they charged me $285 for the service and parts. It's hard to figure out what is reasonable or not with these type of services.

My water still isn't working correctly out the fridge, and is running super slow. He suggested I try to replace my filter, which I did have at the house.

The man didn't wear booties in the home, but could see clearly at my front area that all shoes stop right there.

Overall I appreciate the response time of the company

I had a main drain break outside my house. Because the pipe was broke next to the basement wall it was not covered by my insurance through the water company. They changed me $2200 because they had to replace the pipe from my basement. I had 2 other estimates , one from 2700 to do the whole thing including the outside and 800 to replace the pipe going from the basement to outside. No one would replace it since B&L had started it and the liability would be an issue. The city sent B&L out I was stuck with them. Not only was I way overcharged but they left me with a mess in my yard. Nothing was placed back to where it was nor did they remove the burning tree that they dug up. They did not have it inspected and signed off by the water company. So if you want to pay a fortune for shouty work call B&L

We have a home warranty and they sent out B & L Plumbing.  The technician came out and upgraded the garbage disposal for an extra $200. He explained to my husband that it was the best. Everything was fine until I ran the dishwasher the very next morning. Either a hose was never connected or as they claim blew off bc of my faulty dishwasher. Our wood floors in our kitchen are completely warped now, water was everywhere in our basement and the dishwasher will not close correctly. We called immediately only to be told someone would call us back. When someone finally could make the time to call we were told someone would have to come look at it. Well today has been almost 2 months since then. They came this morning to tell my husband that since we weren't home and their person wasn't there, that there was no way to tell what happened. They claim that I possibly could have left food in the garbage disposal and that was the cause for the hose to blow off. They also told my husband that grease from food left in the disposal could do that too. It was a brand new unit with absolutely no way in 1 day to accumulate grease. They said our floors and basement were not their problem. I am well into my 40's and have owned several houses and have owned a rental house. NEVER have I had a company be so unresponsive and irresponsible before. I have never had anything like this happen with a new garage disposal and we have had several replaced by true professionals with absolutely no problems. The company was extremely hard to get someone to take care of matters. And the diverting of blame to the dishwasher is unacceptable. I would NEVER recommend them to anyone. I am a small business owner myself and I can tell you if I treated or acted in the manner that this company has I would have been out of business a long time ago.

Beware of price gouging.  They tried to charge me $232.50 to replace the fill valve and flapper in a standard toilet.  
Diagnosis         $ 62.50

After a few emails and phone call complaints, I was able to get her to remove the diagnosis charge.  But still, the intent was to charge 232.50 for such a simple fix.

Contacted them via phone first thing Monday morning jan 6.  I called several plumbers looking for one that had same day availability because my tenant just happened to be at home that day.  Others had cheaper service, fees but I chose B&L Plumbing because they claimed they had an opening that day.    I explained that the tank won't fill and asked what something like that might run.  They told me it would be $125 but whatever they do is applied to that amount and that it sounded pretty simple.  I assumed this is  it's a simple fix there won't be extravagant extra costs right?  Also the tenant said she replaced the flapper herself a few months ago so I'm wondering if she just didn't get it seated correctly.  

I arranged for B&L Plumbing to go to fix the toilet.  I gave them my tenants's phone # so they can coordinate with her as well.   They tell her they can't come for 2 more days.  This is my first beef with this company.  I only chose them because they claimed they had someone available.

On Wed a plumber when out to fix.  Plumber called me (landlord) on the phone saying he thinks it needs rebuild fill valve and flapper.  He did quote me on the phone what the estimate charge would be but I was not understanding how this cost he is quoting correlates to the $125 they say applies to whatever they  do while we are there.  I had to approve him to do the work or he would have left and I still had to pay the 125 and not gotten the issue resolved.   I called the office again to ask her to explain the $125 charge again.  She sent me an email explaining it.  

As you were told on the phone we charge a minimum of $125.00 per service call, of which is applied to whatever we do while we are there. Due to the cost of the parts he  decreased the diagnosis fee/labor for you.  

I'm outraged.   I know how much a fill value cost at the hardware store  and I know it's not time consuming to install.  The flapper did not even need to be replaced because it was only a few months old but he didn't' give me a choice.  When I researched on the web, hardware stores sell the fill valve and flapper as a kit all in one for less than $20. Had I known before I chose this plumbing company what the price might be I would have chosen any one of the many plumbers I called who weren't available but had cheaper service charge.  I understand plumbing companies need to make a profit but this is gouging.    
I called to discuss these charges and exchanged many emails.  Finally got to speak with Kerri Clayton office manager.   After getting very little satisfaction from her, she finally offered to remove only the Diagnosis charge because she claimed he looked at another bathroom the tenant mentioned and it was stopped up. This is true that the plumber did look at another toilet while there, but I did not authorize it.   I told the plumber on the phone the day he called me, the tenant has not reported it to me so don't do anything about that toilet.  He didn't mentioned he was already charging me a  diagnosis fee for looking at it and determining that it wouldn't flush.  To this day the tenant has never mentioned any issues with other toilets in the home.  Why would a tenant report one toilet but not the other?  I found out also that my tenant wasn't actually there that day, they they had a friend come open the house for the plumber.  I don't know this for a fact but I wonder if the plumber actually rebuilt the fill and flapper or just took the opportunity to stick his hand in and fix the flapper then say he did the other work.  Neither me or my tenant would know because we don't inspect the insides of the toilet often.

Was given an arrival time of 8am to noon, they didn't arrive until after 1pm, and no contact from them to advise they were running late. This was a relatively simple plumbing 101 job: replacing the tank valve and flapper and confirming all connections were sealed so that water would not continue to run from the back of the tank into the bowl. Was not fixed on the first or the second time they were out...they won't be coming back a third time. No one at the company seemed willing or able to take ownership of my situation and ensure that I was taken care of. They apparently earned their two out of five rating here on yelp... Do yourself a favor and pick someone else...

B&L's website states they provide emergency services and says they are available 24/7.  Not true!  I called them to see if they could come out the same day and they said no, and didn't even ask what kind of emergency I had. They told me they can't come out for at least a week. They were not eager to help at all!  They acted like I my call was an inconvenience to them!
I will not call them again. If they don't want my business I'll go elsewhere.  Meanwhile my floor is getting ruined while I search for a plumber to fix a water leak!

I just used B&L Plumbing for the first time. I actually had alot of issues to be fixed. B&L was excellent!! very informative and professional, come to find out I didn't have to have all items fixed. Its hard to find a Plumbing Company that is  honest....Thank You B&L Plumbing.
I RECOMMEND THIS COMPANY TO ANYONE!

I've used B&L multiple times. When I have a plumbing problem I can not fix I call them. Very happy. Just had our sump pump replaced & floor drain cleaned.
